DAMAC Hills Silver Springs: SS/SD43/703 (MO438) — Failure to comply with the terms & conditions of the spa
These are among the salients factors that DAMAC failed to comply with:
01. Completion date, sustained two years of delay;
02. Based on your salesman I bought a single row villa but end up with a double
03. The material & finishing are by far the worst in the market see pictures, the
snagging consisted of more than 12 pages!
04. In terms of fines in March 2014, I delayed the 55% installment by 10 days I
was fine more than 10, 000 Dhs yet the delivery of the villa was delayed by
more than 2 years I got a compensation of 8000 Dhs as " Labor"
05. The moment the villa was delivered in the silver springs, Damac started the
construction of more than 30 additional villas in the cluster, such action is
definitely not legal, knowing that the government has warned the
developers of such illegal activities: knowing that according to the SPA
DAMAC has a name & reputation to be protected!
06. In terms of maintenance, since day one we are facing problems all around
resulting in a very high cost.
07. In June 2018, I received a warning either to honor to community charges or
there would be no access to my property especially for the maintenance
team: first, there is no community as such, 2nd the action is defined as a
blackmailing by your collection agency.
All in all, DAMAC failed to honor its obligations vis a vis the SPA and most importantly the Law of the Land. Please revert back soonest with your explanation for such a major failure:
Since Damac is in a dire breach of the contract, therefore, either I get another villa in line with the SPA or my money back,
