Bank of America Predatory action with my mortgage loan modification request.

I am enclosing the following attachments

1- My ongoing communications with BOA from the inception of my home loan modification application starting july 18,2023

2- My Home appraisal conducted by BOA on July 31, 2023 Showing my home appraised at M

3- My most recent mortgage statement for 10.1.2023 payment, showing my loan to be under M and a monthly payment of .

4- The denial letter of my loan modification on September 29, 2023 and offering only one predatory option to handle my request, which conducting a short sale!

5- Based on BOA appraisal of M and my mortgage loan total of M, my Equity in the property stands at M (minus a second home equity loan with Figure bank in the amount of K that leaves a net equity of M.

BOA predatory decision not to offer a modification and a cash out or a payment forbearance for the next 12 months as I requested in all my correspondences with them for the past 45 days is not justifiable and bad business practices taking into account my credit score and past experience with them for over 10 years with NO late payment ever.

I requesting that BOA offer a modification to lower my monthly payment and provide a cash out or a continuation of forbearance for the next 12 months to allow me to recover from my COVID related hardship and or sell the property and pay off the mortgages.

All that is outlines in my cover letters communications that is enclosed with this form.
