YES! Communities unethical behavior from community manager

We purchased our home in Prairie Greens in Frederick, Co in May of 2016, and that's when the nightmare started. We bought a new home and thought it was the home of our dreams. It has been anything but, our factory paint job was screwed up so the construction manager/community manager had her painters come in and paint, for 3 weeks we were told it would be ready for us to move in on May 9th. So naturally being excited we came over on the 6th to see the progress on our beautiful new home. There was no one here and the painters had made a few swipes on the wall and no cut in was done or anything. We figured okay they'll surely finish it over the weekend, so on the 7th we came by again, once again no painters but the paint pan had been moved from the dining room to the front bedroom, they had used the bathroom and that was about it. To help we removed the faceplates from around all outlets and switches as they were attempting to roll the paint around them. On Sunday May 8th we once again came by to check on the progress knowing we were closing on the next day the 9th. Nothing had been done, so we rolled up our sleeves and finished the living room, master bedroom and master closet. There is paint everywhere but the walls. We have paint on the new cabinetry, the fixtures, the counter tops, the carpeting and 141 tiles of flooring. When we showed up on Monday the 9th, there was 1 little guy on a ladder trying to finish the job. He asked who I was and I told him this is my house and we're moving in. He told me that he was told we weren't moving until the following day. Wrong... His bosses wife came to check on him and see what was taking so long and I told her there was a lot not done. I asked her how to get all the splatter off of the floors and cabinets, she told me to wipe it off. Guess what.. you can't just wipe off dried on paint. In trying to remove paint from the cabinets the finish also comes off, I brought my concerns to Yesinia Quiroga and she said the reason for the delay was they had an emergency on another house, the other house was a higher priority even though the person who bought that house did not close for at least 6 weeks after us. For the following couple months whenever I would go to the office Yesinia would tell me that I had to let the painters in to finish the job, I told her the paint job was something I could handle. I felt like I was being attacked every time I went to the office. Our refrigerator had to be replaced when they took the "old" one out they left 4 scratches through the dining room, she told me, too bad. One day I was cleaning the floors and noticed my floor tiles do not match, I had spent so much time looking up and the crummy paint job, that I had failed to notice the floor tiles. When I brought this new problem to Yesinia Quiroga's attention, she asked me "Now What", when I told her about the floors she told me once again " Too Bad". We have tried to work with her on the discrepancies yet to no avail. For some reason she decided to move our air conditioning unit from where it was supposed to be to the side of the house in doing so the electrician tapped into a fully loaded circuit and ran the feed for the air conditioner in the main feed conduit. Which is not acceptable, when I asked Yesinia Quiroga about this she said the reason they moved it was cause it was cheaper to put it there instead of where the manufacturer of the house had put it. When I asked the electrician about the feeder being where it is, I was told they would move it but it would cost me. The garage is an after manufacture add on, the electrician taps into the closet outlet for power in the garage, without looking at the schematic or wiring diagrams he tapped into our Laundry Room, which is also one of our Kitchen Arc Fault Circuits. I asked why there wasn't a separate circuit for the garage, because no one can have just one outlet in the garage that is used for the sprinkler system. That leaves 1 plug in for any and all devices that may be plugged in. Yesinia Quiroga stated she didn't know why that happened, but it would explain all the problems people are having with their garages. To do anything on the exterior you have to submit a form and explain what you want to do, ie: shed, fence etc.. We have done this twice and each time it has taken her in excess of 2 weeks to approve anything for us. I have spoken to other residents and they have said they bring a form to her and she approves them right away. We turned our 90 day punch list in at the beginning of August it is now December and none of our concerns have been addressed. The community manager has a pet name for me, " The B###h on Laural Green", I have heard this from quite a few people and I do not appreciate this.

YES! Communities the are very negligent manager's,

Since I live in this community nov 2006 around the mobile every time it is time for rain around of my mobile is a summing pool and in front of my parking lot it's the same, now in west or east side of all place they have a pound and it isthe water so dirty they never come in to clean and just to say we can put something for mosquitoes bal bal bal. But the water still dirty. The point is they say you are rsponsable for fix the yard around the mobile, and very sure the ground is't yours this the razon ipay rent, and always it's no this, not that, and only want every ting for benefit of manager bonus, but not for the people pay the rent the lot. Its time awareness and make some thing for the benefit of people pay the rent.

DO NOT MOVE HERE! The manger is a horrible person. She will harass you about anything and everything. She told me I needed to mow my yard when the yard is dead and only a few blades of grass had sprouted up and made a huge deal about literally one patch that was taller than the rest of the grass. You can't get anything fixed because all her maintenance people either quit because they can't handle her or they get fired because she didn't like them on a certain day. I have mold growing around my back door because she told me that sun never hits that side of the house so it doesn't dry out so it's okay that I have mold in my house. My toilet is falling through the floor, I can't open my windows because none of my screens fit the windows so bugs get in the house, she has made racial comments to my family and my neighbors. She constantly says that everyone on my block is trash and we all live like trash. She constantly makes comments that she is trying everything she can to get all of us out so she can start over with that whole area. The list goes on and on. I have never in my life met someone so hateful. DON'T WASTE YOUR TIME OR MONEY ON THIS PLACE! YOU WILL REGRET IT!

YES! Communities water bill

I live here at Misty Winds in Corpus Christi, Texas. I live alone and I work 8-10 hours a day 5 days a week. And for the last couple of months my water bill has been from 1000 to 2000 gallons a month to [protected] gallons a month. I don't understand why my water bill has been so high. When I go to the office for help the front desk clerk will laugh at me and tell me that I just need to pay the bill and that's it! I regret, ever moving over here. Every month they shut off the water the whole day, without notice and without any knowledge of when it will be back on. And another thing I normally pay a dollar extra and they never give me credit but are quick request my money! The front desk clerk is rude, and not compassionate at all. They really need staff that cares for their residents. Not one that likes to belittle and gets thrills of seeing other people suffer.

Well it’s been 3 years living here at Misty Einds and I am still having the same problem s with my sewer & water bill. And no assistance or call back from anyone . I have reached out to the regional manager and he never returns any calls. Instead of naming their company Yes! Communities they need to change it to NO! Communties! No assistance! No customer service! No help or No resolving any issues! Just Yes! We will take your money and we don’t take if the bill is correct or not! Just pay us! I don’t recommend this place at all! Say No to Yes! Communities!

Let's see if my complaint gets the same attention. I have been out of my home since the middle of July/beginning of August 2016 but still paying all bills including lot rent monthly and like Yolanda, I sometimes rounded up by a dollar or more until October or November when I was able to do auto debit. I have spoken with two of the office staff a minimum of 5 times since then either in person or on the phone and advised them of my situation. I am the primary caregiver for my terminal Mother and have been since I started staying with her. I advised office worker #1 of this in August as we had a long conversation because she said that she was also taking care of her mother and sister in addition to working full time. I was impressed. I made the old mistake of ASSUMING she had notated my account to reflect my situation or at lest that I wasn't staying there but you know the adage about assuming... I also spoke with her and the manager on various other occasions and told them (again) that I hadn't stayed there since July just to refresh their memory and again, no notation to my account. It wasn't until a phone call in either November or December when I called to ask them to turn off my water so the pipes didn't burst that there was a notation that I wasn't living there. Mind you, I had come in in October to set up auto debit. Had a convo with OW#1 about situation again, no notes. Called in Nov to ask about removing trash charge because, you guessed it, not there to use it, they removed the trash cans and removed the charges from bill, changed my mailing address so the statement would be sent where I'm staying. NO NOTES!
I call today about my water bill being 4.5 to 5000 gall per mo while I'm not there. They frequently average this but I wanted her to do an actual reading. She said, Their meters are very old and some don't work at all so they are charging so much forr person that is living in the house. THERE. IS. NOBODY. LIVING. IN. MY. HOUSE! ! And there hasnt been for six months. Her response: That isn't noted on your account until December! !
Then you need to do something about your employee who doesn't know how to note a @&%!%g account! OK. Not what I said exactly but exactly what I thought!
BTW I am not in Texas. I am in Oklahoma City. But the YES! tradition continues.
Oh yeah, and the water here is off all the time too but we do get text aND the eXtra i paid was cresisted to my account. Woo hoo!

YES! Communities management

Rolling Hills property
The management team is terrible and thier corporate office trys to blame the Tennant for everything.

Pros: the location is nice, walking distance to food and dollar stores. The place "looks" nice. Pool(but haven't experianced it ) and playground is nice for kids. Also pet friendly on their lease.

Cons: most owners are why other places don't want pets. They leave their pets loose, and they roam the community pooping on everyone's lawn. Makes it difficult to walk my dogs who are on actuall leashes, because they have some large breeds roaming around as well. The dogs are fiesty. My house looks nice and I assumed since it was a newer model there wouldn't be too many issues. WRONG! There is always something wrong with it, door won't close, doorknobs falling on, electrical issues, etc. Management just acts dumb to the problems and takes forever to fix the issues, I practicly have to harass them to get things fixed.

* they do this shared water thing according to how many people live in your house but I'm noticing some houses have like 10 people and I doubt they are all on the lease, my water bill wasn't too bad this month but now I have to watch it like a hawk.*

At first they were so helpful and great but once you sign that contract too bad for you . So far I'm dying to move out, but I'm new to the state and have nowhere to go.
If you are DESPERATE to move or find a places with lower rent and can deal with incompetent management then I would recommend them. Other than that beware of Yes ! Communities
*creekside their other community I would stay away, the guy that runs it seems sketchy which is why we came here in the first place*

At Glendale west you have a sorry mananger. Let the tenant get away for 23 lot . We to you the her 3 times she don't write her up. We are time her ###. She toll my sister she use her kids social number to get in here. She toll my sister she went to distant attorney .

We signed our lease on Monday Sept. 14. We still have not moved any of our things into the home. On Friday Sept. 18th I informed them we had found a bug infestation of some sort and that they kind of looked like bed bugs. On top of the bugs the whole house is filthy. YES! Communities rule changes

This company has taken over OK. OK. properties. WE have never signed a contract with this company. We have lived here 18 years keep our yard nice. We have small grandchildren who need swings and toys they can play on. But this company has ordered all of our swing sets to be taken down.They provide a jungle gym area for older kids nothing for small children. The burned down trailers are not out of here. The fenced yards are not down but, we can't put one up. The people across from me with 5 pit bull dogs that let them out to run in the morning and night, when making a complaint was told to mind my own business . This is not a family park. It's here to collect money off families, not to make a family community. So, please don't move to any of the properties on the northwest side of ok. We and 2 other families are looking as we speak to relocate our trailers. Well you reimburse me for my swingset?

Things are no different in Moore at Burntwood. Before YES took over, it was bearable but now, I'm definitely looking for some land to move my home to. It seems the property manager likes to make up rules as she goes along. She said I could put up a fence but it could only be placed from my deck back to the storage building. I asked her about the back side of the house (which sits on the corner), she went back there to look, asked what I had in mind and then told me I couldn't put one there because I was on the corner. If that were truly the case, why didn't she just tell me that from the get-go? I could go on for days, but this is just the latest in my saga with YES Communities!

YES! Communities firing employees, after promises that it would not happen.

Recently a new regional manager took over for the South Central OKC West division after vehemently stating that it would not happen. She has fired several people, and these people have not done anything to deserve it. All were hired by another woman, and because of that, they were fired.

I would have agree that this is an effective way to clean house, but every one of these people were doing their jobs, and well I might add. They had to come up with fictitious reasons to fire people, to keep them from collecting unemployment. this was stated by her to one of the other employees, and overheard by a contractor on property.

They even went as far as to hold a company training, while an employee went place to place planting evidence, and removing files. All of this was caught on a camera placed in the office by the manager, because of previous events where information came up missing.

I have proof of all the improprieties, including a voice recording of the meeting where employees were told they would not be fired. I would like to go public with this info, I just dont know how.

I wrote to them with the following letter, and never received a response.

To whom it may concern:

How is it that your company, who claims that they do everything they can to keep their employees happy, Are firing hard working people in your South Central OKC West division. Many of them have been sabotaged, and treated unfairly by your latest regional manager. She PROMISED there would be no jobs lost in a community meeting, however just recently it has come to light that your company was advertising for those jobs for the last 3 weeks. This is not indicative of a company that poses as a family oriented company. These people have families, and if you intended on going in another direction with your management style, severance packages should have been issued. Your company, and people like Trina making decisions that affect the lives of more than just the people she fires, detract from what your company's mission statement is suppose to stand for. A wrongful termination Class action lawsuit will be filed on Monday, and I assure you there is more than enough proof that these allegations are legit. Recordings of the promise not to fire have already been filed, as well as numerous office video recordings of the sabotage that took place. We will also be able to verify that Trina was on the phone conspiring to sabotage the managers being fired. If this is how you conduct business in a "right to work" state, I fear for the people working in your other states. I am also encourage anyone else who has been affected by this company to come forth, and join the lawsuit.

I am writing this as a courtesy to your company, as well as an open invitation to speak freely about this unwarranted violation of civil rights. You cannot use your power and money as a tool to destroy peoples lives, and the people who are affected by this will not be silenced. When you hired these people, you agreed to do the right thing for them. However, your recent behavior speaks volumes about your true intentions. Money is not as important as your word is, and it will be my mission to make sure ALL OF AMERICA Knows what you have done in pursuit of money.

I purchased a mobile home in Creston Rldge Community, San Antonio, Tx on Judson Rd, I have had nothing but nightmares since day one. When it was purchased there conveniently were men working inside installing fridge, oven, etc, I was told at the onset of the sale they would install skirting which has yet to be done (it's been 5 months) and everytime I inquire about when it's going to be done, there is always an excuse. At the beginning it was all the rain which is understandable but that has been 8 weeks ago and no rain since. There were leaks from the roof which one was a skylight which wasn't even secured but flapping in the wind. I had to pay for someone to fix it. There have been numerous problems with fixtures leaking or not working properly. I have called numerous times since the beginning to speak with someone at the office. The sales woman has been the only one I've been able to contact and that's after I have had to call dozens of times before ever getting an answer or bothering to call me back. I was informed the place was under a SIXTY DAY WARRANTY. How ridiculous is that? I had called well before those sixty days were up but yet no one cares what your problem is. Now, due to a leak which hasn't been determined where it is coming from is a closet full of black mold in the kitchen, . I have had health problems and my boyfriend has cancer, my daughter who is currently living there also has health issues. Yesterday I was able to get over to their office to discuss all these problems with the sales lady as the so-called manager was not available to talk although she was in the office. I told the sales lady I wanted someone over there to check the leak which is obvious (water on the floor under the fridge which is next to the cabinet with mold). She sent their maintenance guy to check, He said is from coming from the roof which would mean my problem but how do you get water on the floor from the roof when there has not been a drop of rain in 8 weeks. He looked at it and said he would be back this morning as he had to "sleep on it". He never showed up. I have since called them 3 more times leaving messages but yet no one can return the call. I have been had. I don't know who the company is that ultimately owns YES Communities but no doubt they would turn their back on me as well. How was I able to check the place out when they managed to have a crew working there. I couldn't! I am fed up with the way I have been treated and the fact that no one gives a damn. Two more calls today to the manager but still she will not return the call. I want some answers and they better be pretty quick because I have been shoved and pushed away from your staff long enough. There are serious issues here, the main one being BLACK MOLD, THAT is NOT something to mess around with. What kind of staff do you have there anyway? They are totally useless and really do not care about one person living in that area. I have other options other than writing you which I would rather not have to pursue but if these keeps on, I will have no choice. I was also told the skirting may not be able to be done for ANOTHER 2 months. How much do you want to bet it won't be done then either. Your company needs to do some heavy investigating on the part of who you hire. This is not a game. I paid $50, 000.00 for that DUMP. Do you have the decency to contact me cause your staff sure doesn't. If you want further proof, I will have my daughter to send pictures of the BLACK MOLD.

I was handed a business card yesterday for Alexis Brooks who is the manager. I called that number and left several messages. I have just received a call back from the number which was imprinted on her "business card" That number does not even belong to Alexis Brooks. I want to know what on earth is going on here anyway. The sales lady, Dina, who has an office on the property is the person who gave me and a friend who was with me her card. (The one supposedly being Alexis Brooks' number.

YES! how about NO! they claim they want to help or they say "Yes" when other say no. Well they are a scam . my wife and i gave them all the info they need and wanted but when we did not or could not rent or buy what they wanted us to the story changed. we need to rent a 4 bedroom not a 3 bedroom do to we have 6 kids. we made over the 3 times the rent and now my wife unemployment is not counted as income. they took $80 from us and NEVER called ANY of our landlords past or present. stay away from them "F" rating

YES! Communities harassment

I have lived in the community for over twenty years and a year and a half since Yes comunites has taken over our mobile home park.It has been a nightmare to say the very least. they have gone thru several managers, the new manager Niki Crane is very good. She cleans up all of The " Jane Redmond " Errors. Jane is hoprrible she is rude, mean condesting to all she talks to . She can get away with it because she is drum roll please THE WIFE OF THE REGIONAL MANGER ED REDMOND! How in the world can you be employed by a company and have your husband as your boss.Hence her rein of terror. She has no compasion for any of the elders in this park. I know 95 % of this park and she has been rude to everyone. She has uses the fact that her husband is the regional manager and that she has his ear. When Yes took over they promisesd so much and we got so little and in turn we have yet another lot rent increase .
We where promised privacy fences around eye sore such as sewers and electric outages boxes. We where promised the pool to be repaired and to be monitored for Resident Only use in stead of the whole neibhorhood, for children under the age of 16 to be monitored by and adult. No one likes Jane she has no bedside manner at all, constanly takes up for the wrong( such as drug dealers I have been complaining for months about several houses and she has done nothing.) I called the sherrifs office.They are letting in the ### of the earth but state they New Residents have to got thru a backround check.But that cant happen because the lead handyman in charge always know what is going to happen and warns all the drug dealers here way because he "ALWAYS HIGH" so he has a personal interest. What happened to the Family friendly park? What happen to the "Community "? they have been dismissed by nepatisim. husband and wife should not work together in the same office for the same company, .

Worst place I ever moved into! The are double charging for water and sewer! They send maintenance men to your home with unsubstantiated complaints! You call the main office or go to the main office with complaints or request the manager says " what do you want me to do about it?" do your job woman that's what we want you to do! Threaten to fine you for signs you have posted up at your home! North carolina law state as long as you are paying a month payment to retain your home on that property it is yours to do with what you want you can post signs such as no trespassing, keep out, beware of dog no solicitation! They can not fine you! They raise your rent for what they aren't doing anything to improve the community! They let people play ridiculously loud music after midnight and do nothing about it! This place is a total joke!

Over two months ago, we were moved into a home with major water leak issues. It took us 6 weeks to finally get the leak fixed. In the process, some our personal property was damaged. The office has not only failed to reimburse us for our damaged property but has, after 9 weeks, failed to clean or repair the water damage to the home. We now have mold growing...

YES! Communities incredily lousy landlords

I live in Creston Ridge owned by Yes! Communities. I have had numerous issues with the office here especially since the new park manager arrived. I originally bought the place in 2006 and signed the mortgage paperwork which gave me a reasonable monthly payment and low lot rent payment. I thought signing the paperwork meant that I was technically a homeowner, but now I wonder. I lost my job two years ago when circumstances changed and I could no longer travel out-of-state to work. Found it very difficult to pay all my bills, but until recently in some way or another I found a way to pay the mortgage and lot rent. I have been taken to court for non-payment of lot rent which has gone up in the last 6 years nearly a hundred dollars more than when I moved in. They've taken me to court twice. The first time I showed up they didn't and the case was dismissed. They filed again but I never received the notice and therefor a judgement was made because I was left in the dark. My only notice was when I received the judgement paperwork which showed up after my chance of appeal was up. They have a habit of posting notices on doors if lot rent is overdue asking to pay or vacate the property. I never signed any kind of rental agreement, just one line in all my paperwork about the lot payment. And furthermore, I have not received any kind of foreclosure or notices regarding my mortgage. I started a new job and let the office know that I'll be able to start making reparations on what I owe, they would not even consider it and now I'm trying to find some kind of help to buy me some time.
Last May, I asked one of the office personnel to send a maintenance worker over to my property because my front door was sticking. I did not ask for them to fix just come over and look at it. They never showed up and that evening I had to break down my door to get in. When I talked to them the next day, I was informed that since I was a "homeowner" maintenance was not allowed to come to my residence and "fix" any issue I had, but they could install anything I bought.
I bought a dog and after they placed a home next to mine, I began getting notices that I could not have my dog on a lead (which is attached to my porch) because it violated policy and they were asking for a pet deposit at the same time. This is something I see as a double standard because I have seen other dog owners with their pet set up just like mine or the dogs are running loose in the neighborhood. My dog does what he is supposed to do: he barks loudly and repeatedly if any strange person or vehicle comes near our home. He recognizes who is supposed to be near us and who's not. Because he does not recognize the office folk, he barks at them and won't let them come near. They don't like that. On top of that, over the years my neighbors and myself have had our homes or vehicles broken into. Not a real safe place to live, hence the dog.
And now on top of everything I've had to deal with; my child can no longer act as a child should. They have decided that children can only play in their own yards quietly. They can no longer chase each other down the street or things of that nature. When I was a child and I think when we were all children, we ran through our neighborhoods screaming and having a good ol' time not to mention played baseball, basketball, football or kickball in the street. When did it become a crime to be a child and act like one.
Yes! Communities is a joke. They are unwilling to work with you and only want your money and to uphold a false impression of a safe and good community. If I had the resources, I would sue them on a national level.

First of all, if you can't speak calmly about problems, don't post. take your medications, take 12 deep breaths and cool off. As for the first poster, I don't know what he was trying to say other than he could not pay his bills and somehow this was someone else's fault. If your kid was running up and down the street screaming his head off then I bet all your neighbors hate your guts. I know I would. I don't know how you grew up, nor do I care, but screaming kids irritate the crap out of all the other neighbors. I would be calling the front office every 15 minutes until they put a stop to that and I mean every single time it happened. As for the dog...that's flat out abuse and I don't care what you call it. I would not put up with hearing your dog bark either and I do not much care why. Not everyone is a house wife reclining on the sofa watching soap operas all day. Some people actually run viable businesses out of their home (I run 3) and I want, expect and pay for peace and quiet, not your barking dog and your screaming kids. Honestly if that's the life style you want with al the fricking noise, why don't you haul your mobile home out in the country where you don't bother other people? If you think any of your complaints are valid, try living in a subdivision with an HOA. They would, could and will foreclose on your property for all these violations. It is not that they are picking on you and only you and always you, it is that you are a royal pain in the ### of everyone else in the park and everyone else is complaining about YOU. get a clue already.

On September 30, 2013 we moved from Phoenix, Arizona to Las Cruces, New Mexico into Encantada Park on N. Solano, 1222 Avenida Encantada, lot 64. We were rushed through the signing of papers not noticing that the papers said “RENTAL HOME LEASE AGREEMENT”. The mobile home was paid for in cash by a family member from a private family and was NOT a rental home lease. The park had absolutely nothing to do with the sale and purchase of the mobile home. We paid the first and last month’s park rent from the proceeds of our house sale in Arizona.

We were at 1222 Avenida Encantada from September 30, 2013 until December 26, 2014 and paid each month’s rent before the beginning of the month, including for December 2014.

We told the park office women at the beginning of November of our intentions to sell the mobile home and move back to Phoenix. Also, that we were going to need our last month’s park rent back at that time. So, for them to say “that we did not give them the usual one month’s notice” is unfounded.

We left Las Cruces for Phoenix, Arizona on December 26, 2014. The mobile home at 1222 Avenida Encantada was sold before the end of December. The new owner paid January’s park rent on lot 64. Now it is the end of January and the park office women continuously REFUSE to return our last month’s rent. They say that “when and if they return it”, it will be given to a family member. THE PARK RENTAL SPACE AGREEMENT WAS BETWEEN THE PARK AND US. They say they cannot give back the money until the new owner’s paperwork is completed, but the new owner has already had some furniture delivered there. So, how can the paperwork not be completed?

What can the YES COMMUNITIES offices do to ensure we get our $458.00 returned promptly? We desperately need the money to get established here in Phoenix, Arizona. Please get back to us very, very soon. This experience with the incompetence/dishonesty of the park office has left us very upset. Thank you very much.

We don't live in a YES! Community, but we're looking at the possibility. Our decision will be, in part, based on the complaints brought against YES! This particular complaint and comments show a lack of any basis warranting a complaint. If you agree to move to a community that has rules and regulations, then you can't complain about them if you don't want to follow them. If you lived in a sub-division you would be probably be subject to a HOA; they don't play either when it comes to the rules and regulations. So, if you see someone else breaking the rules, or there's something on the property that needs to be fixed, you should take it to the office manager and let him/her handle the issue. If they don't fix the problem, and you are still concerned then you should talk to the corporate office. These complaints are over a year old, have any of them been resolved civilly? Did you finally get in touch with their corporate office? I would venture to say that the answer is no, and that some or all of you have "moved on" to the next community, where there are rules and regulations; and you are probably writing complaints about them as well. If you follow the rules, pay on time (or work with the manager to pay late when you have a situation warranting late payment), and act like civilized people when dealing with them, you would have nothing to complain about! I would dismiss any complaint that attacks with offensive language, and isn't even grammatically correct!

You do know that your can have all of the complaints removed . Oh, that`s right you would have to address the issues .it`s easier to post your corporate BS and try to make yourself look good . You`re following the laws, and I`m sure you are . Like one person passes the background check but, you really don`t care who`s living in the home. You pass out a form that we`re are to fill out names of all the people living in the home, cars and insurance information . One month later there`s a bunch more people in the home and five cars parked around the home . And I got news for you if you think that everyone in your communities are all law abiding legal citizens, you are mistaken . You are ether stupid as hell or just liars . ( I think just liars ) . I sent an email to YESICanHelp@yescommunities.com and it was return . LOL !
In a few more years you`ll just change the names of all your communities . Correct me if I am wrong but you are the same people that uses the names ARC first it was affordable residential communities / than it was American residential communities . and now it`s YES! . What the hell does that stand for ? You pretend there`s new owners and big changes on the horizons, when all you do is slap up new sings and a coat of paint . You really don`t want to make better living for all walks of life . For people like you it`s all about the money . If you really cared about the residents you would contact the complaint board and work with them and the people who post the complaint to have them removed . Hmm. We live in a yes community and we recently recieved another letter stating our rents going up again for maintenance fees. Maint. Hasnt done anything for us. This park is a joke and a well painted typical skanky trailer park. Im embarrased to say I live here and pitty those paying 40g for the new trailors. Theyre in for a sad awakening. I know we decided i needed to get a job so we can triple pay our loan and pay it off sooner. We plan to give our trailor away just to get away from this community. Sickening just sickening.

I too live in yes communities actually the 2nd one owned by them they let me pay 1500 morte hndred transferred my loan and because i was going to sue over fema trailers they got me a new home quickly. They area joke I am being singled out in the park i am in now. jerry our park mamanger is at my door about my blinds not being white. that is some crap yes it states it all in lease agreement but they act like everything is not going to come back on u to get you to move in once your there they try anything to kick you out unless you want to kiss their butts. they have also came to me about my children even saying stuff to my children i got really mad this last time and went wroie down on a complaint letter ab out every violation i see, they can't single people out, This place is a joke i wanted all the people on the ripo off report and this one I wished wqe cold all come together. I have never been late on rent so I just know how these people works I feel like if they want to come to people over lease violations then they have to go to all violators. this park i am in they say they can sublet however every other park u casn' not they guy that is subletting i don't think is going through the proper proceduresto get these tenets in I know they don't cause i used to be with a illegal immigrant and they let him and i talked to several friends who is also illegal they are a rip off

I too live in a YES community. The rules are the same about fixing things, because yes, you do own the home, but the rent you're paying is for the land it sits on. Therefore, they will not fix anything broken in your home. As for the dog issue, we are not allowed to leave our dog unattended and/or unleashed outside. It has to live inside your home. I've lived here since before YES bought the place and that has always been a rule. Which I think is a good one, cause I think it's sad to see a dog chained outside with no one to give it any attention day in and day out. You can have your dog outside on a lead in your yard, but you have to be outside with it, for example you have to be sitting on your porch. If your dog is an inside dog, I don't know what the deposit is for, we have a dog and have never been asked to pay one.

As for the kid issue, we are allowed to let our kids play outside in their own yard or at a friend's house/yard. My teenage son walks around the neighborhood and my younger daughter plays in our yard or in her friend's yard. They have both ridden bikes in the street and my daughter likes to draw on the road with sidewalk chalk. There usually aren't any problems. When/if they're are, most parents have the decency to go to the offending child's parents and work it out instead of going overboard and complaining to the office, but there are those parents out there and you may have one in your neighborhood, hence the harsh rules about kids. You know how they say one bad apple can ruin the bunch.

I can't help you with the mortgage thing, as we paid our home off before YES came along. As far as rent, we have had to pay it late a few times and the lady who manages the place here has always been courteous and helped us out. She knows that money late is better than no money at all I guess. I hope you get your issues fixed soon and I wish you luck.

YES! Communities terrible management

I was called a few weeks back to do a survey for the management company and I told them I did not want to do the survey but they persisted explaining that this ead going to the head of the company I told them it was a beautiful community to live in but did not care for the management and gave my list of complaints they asked if I would like a call back buy a community supervisor I said no I don't need any problems low and behold I get a call back from the manager I complained abourreaming me for what I said needless to say I feel betrayed I thought finally someone in upper management was actually trying to figure out why a lot of us were unhappy now we are all just targets thanks yes communities yes I am going to move my home out of here just picked out a spot in a different community and will be gone by May.

First of all, no eviction was filed and I was one of 6 families whom were given notice to vacate. There are many trailers in much worse repair then mine ever was. My trailer is already sold and believe the new owners moving it out. I have contacted Georgia several times to meet with her about us already being gone and she will not response with a time to get with her. Nothing was ever in writing has to why she was giving the notice to vacate it was just a generic order. She verbally gave another family notice last week. Your company is losing business because of her. I know you do not believe me nor will you believe other past tenants. There are many things she does verbally to tenants. Because of this people are.moving out. Another trailer on Mandy Ave was sold and moved out due to the way she was ordering some to vacate. Another family on Mandy is in the process of selling, and a renter on Mandy had already gone month to month do they get out the moment they find a place. I have called and emailed Georgia, she is choosing not to response. I actually hope she does take me to eviction. Court. I can prove I vacated upon request. I can prove she will not respond to my emails, and I can prove she is doing so just to keep the rental deposits. If she claims she has not ordered families to move or if it is not in the official records, she is misleading the books or the min office. She is very cunning. S

You have not received any complaints about her in 3 months because every one who was complaining about her was served.a notice to vacate order! She has either.in writing or verbally terminated leases on at least 6 good families since May. My family is one of them. My family is one of them. I was given a notice to vacate, moved, and sold my trailer. I have tried to contact her to turn in pool and mailbox keys and discuss my deposits. I resorted to emails because she will not talk on the phone. I choose not to pay my July lot rent until we did a walk through. She will not meet with me. I have the.july lot rent, I want to set with her, and I have not heard from her. She is billing me for August even though she gave me notice to move by July 31, I was in my new place beginning of July. All of the families she is doing this to are good hard working families. Romours are spreading that she hates families with children

Residents have called corporate, repeatedly. All of the complaints get funneled back to independence station for Georgia to deal with. Check independence stations' lot rentals. A dozen trailers have been pulled in the last three years and only 2 moved in, that speaks volumes.

I am a single parent and a full time graduate student. My 4 children and I moved into this community because 1) it is close to my folks, 2) they pitched a great rent to own program and 3) my children are close to the school I wanted them to attend. However, 5 months later it is the biggest regret I have. I should have known in July there were going to be serious problems. We had to stay 2 weeks in a hotel because there was always one reason or another that our unit wasn't ready. I asked them to reimburse the hotel costs because we were told (and our paperwork indicated) a July 5th move in date. They looked at me like I was crazy. That was just the beginning. Below is an itemized list of everything that is wrong in my house:

1) the back door is jammed shut--won't even budge with 2 burly guys both throwing their weight against it.
2) the toilet in the master bathroom constantly runs.
3) the small strips on the walls are constantly falling off (1 has broke already)
4) the bedroom doors on either end of the house do not stay open unless propped.
5) the glass to my storm door shattered--has yet to be replaced.
6) water bills are outrageous--I have never had a normal water bill

Most of these problems I reported the day after we moved in. I was told they would have someone out 'within a few days' to make the repairs. That was in the middle of July. It is now the week before Christmas and absolutely nothing has been done. I'm pretty sure my back door not opening is a code compliance issue and I have filed the necessary complaint. I was told to 'just sweep up the glass to the storm door and they would replace it when they had a chance.' What they didn't say was that it was going to take a full 2 weeks before anyone came out to remove the insert that held the now shattered glass--I ended up taking my broomstick and knocking as much glass out of the door as I possibly could, but kids were still getting cut. My first water bill here was $380. The next one was $957. Because I don't own my house, I cannot get a plumber to even come look at what is going on. When I complained to the manager he told me I must have a leak somewhere and he would send one of the maintenance guys to look. 5 months later...still nothing. Except that my water has been turned off because I cannot afford a $1000 water bill! The door to my bedroom does not stay open unless it's propped. My dog (a daschund) got stuck in my room one day when I was gone and he tried to dig his way out, ripping the carpet near the door to pieces. I was told that because my dog did it, I am responsible. I argued that had they come and fixed the hinges on the door (neither of the two doors that don't stay open are hung correctly--it is obvious) instead of telling me 'just to prop it open, ' my dog would not have gotten stuck in the room, and he would not have felt compelled to try to dig his way out.

This has been one heartache after another (except that I have terrific neighbors). Please, please do not move here. You'll never get any repairs made, and if you're renting to own you are doubly screwed as you cannot go outside to get the work done without voiding your manufacturer's warranty. Whenever I've seen the maintenance men, they've always told me they'd be back to take care of the repairs...they times they've come I've either been on my way out to school/work or to get my kids from school. I've complained to the corporate office and I've gotten the same treatment. This clearly is a corporate-wide problem.

I have lived in a yes community since 2005 and I can without a doubt say that their lot prices continue to go up with no incentive or reason. I am now paying more in my lot fee than one of my house payments. I'm buying my home and it is financed through a mortgage company so I guess that could be a good thing since it's not through the office. I am paying more for my mobile home than I would for a non-mobile home. I had a large 5 bedroom 3 bath house before I move here and that house payment with taxes was only 765.00. My house payment now is 340.00 every 2 weeks plus my lot. My house will be paid for in 5 years though. I'm to the point that I'm ready to just walk away. I hate the corporate office. They are greedy and money hungry. I adore one of the ladies here in our office and she's one of the main reasons I'm still here, but I know she's just following the rules of what corporate lays out for her so I can't fault her.
I wish they would stop hiking up the lot though.
They do take care of our yards if that's what you call it, but I was working in my yard trying to get it to grow when they continued to mow it to low to the ground for Texas and to often so it killed my yard completely. I can't afford to redo it and I was better off doing it myself. They don't know what they are doing, clearly!
I know there are questionable (drug dealers) in the community and also pediofiles living here! This was supposed to be kid friendly and a safer community! What happened?
I'm so frustrated at this point.

All that bringing your concerns or issues to the home office will do is, ? Well not much. When you call you never talk to a person, leave your complaint as a message and they foreword it to the park you live in. I`ve been in Village park in Greensboro NC for some time now and although the new manager is much better than the last one. They just can not figure out how to enforce the rules they made. I could go into detail but no matter what it will not make a difference. Now someone from YES will come on and make it sound like they care, and maybe they do but it will never and I mean never change. They just do not have what it take to put a stop to the WETBACKS running this park.

Now reply to that! There is and always will be illegal people in your parks. Your rules say if you don`t have papers to be in this country than you can not be in your parks. Well in a round about way that what they say.

Get your complaints in to the Better Business Burea. Yes Communities is the most unprofessional business I have ever dealt with. They are illegally charging extra water onto tenants bills to make up for money lost on vacant lots. The maintenance men enter homes and steal property. The managers never answer phone calls. They have never returned a security deposit properly. Thelist goes on and on. Please everyone with a complaint get them into the Better Business Burea. Lets get this business to lose their rating and hopefully be put out of business.

I reside in Oakwood forest mobile home park in Greensboro NC, I truly hate it here but am like so many others have no place rather cant find any place to move our mobile home! This the worst place you possibly could ever move into! They are trying to weed out what good neighbors that are in here they would rather have loud thumping after midnight music playing fools! They o nothing for our community beside double charge our water and sewer! Send maintenance personnel to your homes with frivolous complaint! The collections manager goes to peoples door and tell them what they can and can not do ummm I believe that would be the managers jobs but she seems to not EVER leave the office! I have not nor has any of about 103 people ever seen her in the community! Something seriously needs to be done!

I am a single mother of two small children, one of whom is disabled. I am also a full time student. I live on federal student loans. There was an issue that caused my student loan money to be held back. I filed an appeal to Santa Fe Community College in October and it was granted. I had to wait 2 to 3 weeks for the money to be returned to me.

I called Hidden Oaks and talked to Marcia about the issue. We made an arrangement that the rent would be paid by the 16th of November. A week later, Jim, the office manager reneged on that agreement by serving me a 3-day pay or quit notice on November 9, 2012, a Friday night. Monday was a holiday, Veteran’s Day. He gave me until Tuesday, November 13, to pay the rent in full or move out. I am entitled to 3 business days. He denied me that by serving me the order on a Friday night, beyond a time when I could do anything about it, and by including Monday, a legal holiday, in the 3 business days.

This is not the first time management has not followed through on their promises. I was promised a $99 move in. After I had everything arranged, gave my landlord notice, shut off utilities, etc., I sat down to sign the lease and was told I didn’t qualify for the $99 move in and had to pay an excess of $1500. This set me back significantly. They waited until the last minute to renege on our arrangement. The U-Haul was already loaded and I didn’t see any other option at that point in time.

Also, part of Hidden Oaks promise is a “Gold Key” service. They promise to fix anything within 24 hours. They lie. My windows would not open. The ones that did, I couldn’t close. It took 5 phone calls to Hidden Oaks and 3 months to remedy this. My oven light has not worked since I moved in. Jim says, “It’s not an emergency.” There are dead roaches inside my oven display. Trimming on the master bathroom walls are loose. I reported this upon the move-in inspection. It still is not corrected.

Also, my doorknobs have issues with not working. My daughter was locked inside her closet because the handle broke from the inside. I had to take the door apart in order to get her out. Today, my son was locked in the bathroom because again, the handle broke.

Outside, there are safety issues. Someone is going to get hurt, and it better not be one of my children. PVC pipe, about 5 inches in diameter remains uncovered. Children play in this area. They run, do cartwheels, and numerous other things that children do. I found 3 of these in my front yard. I told Jim and even put a patio table umbrella in one of the pipes in order to point it out for correction. It is so deep that my umbrella dropped in about half way. There is also what appears to be a water meter box in my backyard that has been uncovered since moving in. Pictures are available.

I am so frustrated with management and their dishonesty, that I informed Jim on Monday, November 12th, that I would be moving out. I told him that I made arrangements with Marcia to pay the rent. She was unable to accept a partial payment per Hidden Oaks rules. I do not believe management to be honest. I feel that I have been lied to, cheated and harassed. I have never been late on my rent in my life. In fact, I have been paying in advance until the $1500 move into Hidden Oaks set me back. They said they would work with me and then reneged on their promise.

Hidden Oaks is not a place I want to live. I want to be with a landlord who is willing to work with their residents. They need to be honest and trustworthy, just as they expect their tenants to be. Hidden Oaks claims to “love their residents” but I have found that to be another false claim. I expressed my intention of moving out to Jim, in person, on Veterans Day. Yet, he stopped me in the road on Tuesday, November 20th, as I was exiting Hidden Oaks Community. I again told him I was moving out. I even gave him a date. On November 23, 2012, I received a letter in the mail demanding my eviction. This is unnecessary due to the fact that 3 times, I told Jim I was moving out. I expected to be out before Thanksgiving, but it has been delayed. I will still be gone before December 1st. I failed a major exam in my Anatomy and Physiology class because of this unnecessary legal action, the drama, and the stress it caused me after I thought it was handled.

I live in a newly taken over by Yes Communities! My bf has lived in this trailer park 14 years now 1 time in those 14 years has he had a quarter of the problems that we have had in the past 3 months since Yes took over! We as so many others can not afford to move our mobile home! You have young children out way after curfew loud music all hours of the night you have dogs being chained out UNATTENDED you have dogs running FREE also if you call or go to the office to complain they laugh at you in your face laugh at you! It's your word against theirs! Our lot rent is going up 30 dollars cause they are going to mow our lawns for us instead of us doing it ourselves which is not at all what we want we take very good care of our lawns plug and seed our lawn twice a year have over 500 dollars in plants flowers and shrubs! they have not yet said anything about property tax (NOT YET) there has been many and I mean MANY of long time residents that have moved out in the last month because of the YES COMMUNITIES (NEW owners!) I personally would not recommend this place to my worst enemy or a snake for that matter!

I live in Farragut Park in Knoxville TN. This place is also owned by Yes Communities. What a joke the Yes Corp. is! This park used to be a beautiful peaceful place...not anymore! I will say most of the residents are wonderful people, but we have lost some long time residents due to lot rent increases and now on top of that a property tax! Not to mention NO services to speak of. We used to have a full time maintenance man, but that went the way of everything else here. We, as a community, do our best to persuade people who are looking to live here, to look elsewhere. And we do it by telling them the truth about the increases EVERY year, the lack of services once you sign the papers and the general attitude of the manager(useless) and the Yes Corp. You all in your community should do the same>

I'm not sure which community the poster lives at, but I live in Creston Ridge. I have had numerous issues with the office here especially since the new park manager arrived. I originally bought the place in 2006 and signed the mortgage paperwork which gave me a reasonable monthly payment and low lot rent payment. I thought signing the paperwork meant that I was technically a homeowner, but now I wonder. I lost my job two years ago when circumstances changed and I could no longer travel out-of-state to work. Found it very difficult to pay all my bills, but until recently in some way or another I found a way to pay the mortgage and lot rent. I have been taken to court for non-payment of lot rent which has gone up in the last 6 years nearly a hundred dollars more than when I moved in. They've taken me to court twice. The first time I showed up they didn't and the case was dismissed. They filed again but I never received the notice and therefor a judgement was made because I was left in the dark. My only notice was when I received the judgement paperwork which showed up after my chance of appeal was up. They have a habit of posting notices on doors if lot rent is overdue asking to pay or vacate the property. I never signed any kind of rental agreement, just one line in all my paperwork about the lot payment. And furthermore, I have not received any kind of foreclosure or notices regarding my mortgage. I started a new job and let the office know that I'll be able to start making reparations on what I owe, they would not even consider it and now I'm trying to find some kind of help to buy me some time.
Last May, I asked one of the office personnel to send a maintenance worker over to my property because my front door was sticking. I did not ask for them to fix just come over and look at it. They never showed up and that evening I had to break down my door to get in. When I talked to them the next day, I was informed that since I was a "homeowner" maintenance was not allowed to come to my residence and "fix" any issue I had, but they could install anything I bought.
I bought a dog and after they placed a home next to mine, I began getting notices that I could not have my dog on a lead (which is attached to my porch) because it violated policy and they were asking for a pet deposit at the same time. This is something I see as a double standard because I have seen other dog owners with their pet set up just like mine or the dogs are running loose in the neighborhood. My dog does what he is supposed to do: he barks loudly and repeatedly if any strange person or vehicle comes near our home. He recognizes who is supposed to be near us and who's not. Because he does not recognize the office folk, he barks at them and won't let them come near. They don't like that. On top of that, over the years my neighbors and myself have had our homes or vehicles broken into. Not a real safe place to live, hence the dog.
And now on top of everything I've had to deal with; my child can no longer act as a child should. They have decided that children can only play in their own yards quietly. They can no longer chase each other down the street or things of that nature. When I was a child and I think when we were all children, we ran through our neighborhoods screaming and having a good ol' time not to mention played baseball, basketball, football or kickball in the street. When did it become a crime to be a child and act like one.
Yes! Communities is a joke. They are unwilling to work with you and only want your money and to uphold a false impression of a safe and good community. If I had the resources, I would sue them on a national level.

Farragut Park In Knoxville TN is the same! No services to speak of and on top of that a lot rent increase in Nov. 2011 and NOW a property tax notice. We don't own the property so why do we have to pay this tax. The lot rent increase was supposed to include the tax increase, but now it's being added to our lot rent charges as a "personel property tax"! There is not one person in the Yes corporate office willing to address this with the residents and the manager of this park is as usefull as a rock!We will be moving as soon as my son graduates high school. In the meantime, when we see anyone looking at the mobile homes here, we tell them everything we can, so they can make an informed decision about moving here!

YES! Communities maintenance

I have lived in this mobile home community for a few years now. at first, before Yes came into the picture, it wasn't bad. now, however, the complaint list is never ending.
1. they never mow the grass-it gets waist high before they attempt and then they do a hit and miss job
2. if you pay your rent on the 5th (which is their deadline), you get charged late fees. if you are foolish enough to drop your payment thru PP's door, it could be days before they post it and then you are still charged.
3. they evict at the drop of a hat -
4. the manager is a stupid child;
5. they rent and sell to illegal's, ponderosa pines is full of them - illegals - mexicans! they need to go back to mexico and take yes with them

I have two dogs, both about 45 pounds. One is an American Bull dog, the other is a Stafford-shire Terrier mix. Are they acceptable? They were both rescued from death row, and are like children that never leave our side, nor are they ever off leash. My wife and I live in East Brainerd and are looking to downsize. We are both 70, but I still work full time. Thanks for your time. Ed

Do not move here. The manager is a tyrant. You can't fix your car in your own driveway. Your kids can't ride bikes/skateboards in the streets or even have toys in the yard.
