I currently have a mortgage on my home with Wells Fargo. I asked about refinancing to a lower rate and they said they would. After paying them for an appraisal and their fees, they have done nothing but find lame excuses to delay and deny refinancing a loan I already have with them. They've lost paperwork, ordered appraisals and canceled them and the loan processor has no idea of who or why appraisals were cancelled. They are either entirely incompetent or deliberately not refinancing loans. BTW, my loan balance is roughly 25% of the appraised value of the home and my wife and I have excelect credit scores.

I commented a few months ago saying that based on feedback I've found online I was going to avoid the 3 step refi. Well, I had a change of heart and figured I had nothing to lose (if I got jerked around by WF I was just going to refi elsewhere) so I went ahead and began the process in June. I was told that my loan would close at the end of July pending completion of forms and faxing some paperwork (paystubs and W2s). I did everything I was supposed to do and to my surprise everything went relatively smoothly. The only hiccup was in calling to get some questions answered about the mortgage kit (booklet of mortgage ppwk) and dealing with a couple of rude reps who treated me like my questions were stupid. Rude people in customer service seem to be a growing breed though and are certainly not exclusive to Wells Fargo.

My loan is set to close at the end of this month as scheduled - everything is approved and in place. As for those who are wondering if its truly a no cost refi, they clearly outline the various charges as well as an equal credit neutralizing them in the paperwork they send. There really is no cost to the customer. Everything was done from home except for notarization on the actual mortgage paperwork - they even included a prepaid envelope for sending the mortgage kit back so there was absolutely no cost to me.

I don't know whether or not my experience is typical since the people who have good experiences generally don't take the time to report as often as those who have bad but I just thought I'd come back to toss mine into the mix. To those who are having a bad experience, I hope things get ironed out and are made right for you soon.

My relationship with Wells Fargo Bank goes back to the 80ies and I had to severe the relationship because of inane practices. I wanted to use deposit money to open a 401k I believe at that time and they froze both my checking and savings...HUH? So I went elsewhere. In the 90ies I bought my home and then refinanced it with Wells Fargo buying the servicing rights and the first thing they did was put a Hurricane Policy over the top of the one I already had in place. They would not replace theirs so I had to cancel mine and take the cancel refund. Insurance cancellations go into your credit history. I'm suspicious of Wells Fargo so I refinanced to get away from them and a better deal. I'm a former mortgage loan officer so I was going to practice what I use to preach to my clients...I stated in escrow and to the title company and my loan officer that I didn't wan't Wells Fargo to be the servicer and I was told I didn't have a choice (I knew about that but wanted to see if I could be different this time)...no chance and then Wells Fargo bought that loan up also. So the financial market tanks the economy...be absolutely certain that the lenders, insurance and investment industry has sunk your financial ship with their inane decision to finance real estate using a tool that works with used cars. I know cause I used to use it and it worked on used cars with less than stable consumers but not on large dollar real estate purchases.
So now the economy disaster envolves my wife and I and I have applied for a HAMP in Feb of this year. These guys are deceitful and fraudulent from my experiences in the financial industry. The complaints here are real and really happening and I went into the process wide away fully aware that I would be reaching out to outside help to get support and leverage to an approval. It is only the approval that I've needed not the crap that has to be waded thru on the way. I just finished sending out packages for complaint to my 2 senators, 1 house rep, local house reps and the file I have that I'm certain will be necessary for litigation. I also sent responses to Wells Fargo Mortgage, Loss Mitigation and our loan officer that their last request for supplement to the Hardship explaination doesn't even pertain to the explaination which has been received, acknowledged and on file for months. The new document has not ever been mentioned from the start as necessary and is "not applicable". I've contacted a west coast law firm which is creating yet another large class action suit against Wells Fargo Mortgage and will contact such here locally also. This is criminal deciet and fraud. Wells Fargo Mortgage states on every phone conversation that the process is their attempt to collect a debt. Actually they are creating the condition and justification for foreclosure and bankruptsy if allowed. We are not back at this time, or late at this time, our credit value is in excess of 830 and that all doesn't matter or support getting help. It is not about you...this is about them. Not laying down and still looking for extra work.

Actually, I had a wonderful 1-2-3 Step refin with Wells Fargo October 2010. EVERYTHING went 100% smooth. I had a stack of paperwork to read through...but years ago I was a realtor in PA so knew the 'drill'. We've been with WFHM for 15 years now. I would highly recommend them to anyone. So very sorry to hear of all these complaints. They had a rep as a good company back in the 1990's & early 2000's when I was an realtor. Sounds like they need a Complaint Department that really help with problems...not sure what kind of people are there now! Greater Memphis Area, TN

Followup to my comments of 18 days ago: I went ahead and filed a complaint with the Comptroller of the Currency. They sent me a letter stating that they have asked Wells Fargo to address my concerns and that I should be getting a letter directly from Wells Fargo explaining what happened. I have not received anything from Wells Fargo. I am requesting that they refund the $609 that I paid for an appraisal and HOA certification.

To recap my situation, I met with Mr. Michael Salmon on July 20, 2010 for the purpose of completing several Relationship Change Applications following the passing of my wife earlier that month. Mr. Salmon strongly recommended that I refinance the mortgage for my property and referred me to Mr. Michael Dullea. I believe that Mr. Salmon and other employees at Wells Fargo receive some sort bonus pay for referrals to the mortgage department.

On July 27, 2010 Wells Fargo billed $509 to my MasterCard for an appraisal. Mr. Dullea said that I needed to pay this to get the process started. Mr. Dullea filled out the loan application on his computer and I signed it.

A few weeks after they took my money I returned to the Bonita Pointe Branch to check the status of my "refinance" and they acted as if they didn't know who I was. I should point out that I had been doing business there for almost 20 years and Wells Fargo holds the mortgage for my property. For months I was subjected to all sorts of nonsense and received emails from different Wells Fargo loan officers requesting information. I was required in some cases to provide the same documents two or three times. It was truly absurd and after months of this, I received a one page, unsigned form with a box "checked" indicating that my loan was not approved.

I would have to be crazy to stay with this bank. I will close my Wells Fargo checking and savings accounts and go to North Island Financial Credit Union.

I am also a victim of the Wells Fargo refinancing fiasco. My wife and I have excellent credit and they gave us the run around twice. We tried to get them to give us a lower rate and the mortgage consultant was very much uncooperative and un responsive. WF is not a friendly organization that truly cares about their customers. I would clearly recommend that everyone should drop doing any type of business with WF. I have advised all of my friends and family not to do any transactions with WF and close any and all accounts. I finally found a great organization that took the time and operated in a very professional manner. They were Roundpoint Mortgage Company. They have been terrific and I close with them this Tuesday. It took one month to do the paper work and close. What a wonderful experience.

Moxhi, , , , you BETTER be scared... WELLS FARGO STOLE OUR HOME!

I had to make a payment late during the brunt of the recession due to the fact that my employer cut 3 weeks of pay. Told Wells Fargo IN ADVANCE, , , , , all they could say was "you'll be in default" which is EXACTLY WHAT THEY DID! Then when we tried to get money from our 401k to make current., , , they refused to provide us the necessary documentation. We have TRIED AND TRIED to work with them... then SUPPOSEDLY they were working on a mod for the 3rd or 4th time... we hadn't heard from them so we called... "Oh, , YOUR house, , , , ? It was sold last week"...

NOBODY cares... NOBODY will do anything... the courts don't care... We hired a law firm in Florida, , , KEL, , , , they have their money now so they don't care... So they got 8 years of payments, , , about the original value of the house, , pretty close... billions from the government and NOW they'll sell the house AGAIN! This isn't double dippin''' They're TRIPLE DIPPIN', , ,

RUN, , , , and just be sure to SEND WELLS FARGO MORE TAX DOLLARS!

Wow. Wells Fargo has been calling me for several months now offering me this "Rush 3 step refi" with "zero costs" and a promise to lower my interest rate by 1.5%. Sounded to good to be true so I decided to do some Google research... glad I did. Looks like I'll be dodging this bullet and looking into refinancing with a local bank or credit union like I had originally planned.

I was strongly encouraged by Wells Fargo to refinance my home mortgage following the death of my wife. I should not have trusted anyone in this time of weakness. My mortgage is with Wells Fargo. I paid Wells Fargo $509.00 for an appraisal that they told me was needed for the process to start. I paid an additional $100.00 for a HOA Certificate. Wells Fargo received a commission for these fees and in fact was not really interested in lowering my interest rate. My credit rating was 750 and I have no car loans or other debts besides my mortgage. They said they locked me in to a 3.75% interest rate or so they said.

After 3 weeks I returned to Wells Fargo to check the status of the refinance and the loan officer had forgotten who I was. This Wells Fargo is located on Otay Lakes Road in Chula Vista, California. It’s called the Bonita Pointe Branch. After 4 months of total nonsense, I received a phone call from a Wells Fargo loan officer informing me that I needed to cancel my application otherwise it could jeopardize my credit. He went on to say that Wells Fargo would not be able to give me a future loan if I didn’t cancel my application. I did not cancel my application so Wells Fargo decided to send me the “Notification of Excessive Obligations” letter as a way to cancel my loan. They reported this to the credit bureaus and damaged my credit rating. Beware of Wells Fargo.

Last week I filed a formal complaint with the Comptroller of the Currency, 1321 McKinney Street, Suite 3450, Houston TX [protected].

Wells Fargo offered me a FHA streamlined refi on my mortgage. Originally I financed an urban abandoned property under a reconstruction loan at 7%. I was hoping to save money over the life of the loan, so I thought the streamlined refinance would lower the interest rate and accomplish that goal. After crunching the numbers using an amortization schedule, it would COST me $5000 more over the life of the loan. I advised them that I can do math and could tell that the new agreement was to their benefit, not mine.

I've been working with Wells Fargo for 8 months trying to modify our loan due to my husband being laid off for 7 months. They came back with an offer to modify at 5.75% for 40 years! We are currently at 5.75% down to 28 years... Why would we modify to something worse? To save $200 a month? Working with Wells Fargo was a horrible experience by itself and the outcome is worse. I just don't know where to turn.

Same problems and complaints as all of you before me...Have had a WF mortgage for years, never late on a payment, excellent credit scores, etc. WF contacted me about their no-cost 123 refinancing. We began the 'simple' process. They stalled and stalled, kept adding another hoop-jumping request from me. Then finally denied me! I am writing to my congressmen and President about this shameful American business disgrace being done to the good citizens and backbone of this country. I would love a class action suit against WF, wouldn't know where to start, however.
I am very suspicious WF had lost their paperwork on my indebtedness and this was a ploy to regain that info...they had no intentions of ever refinancing me! (They would be out $144, 000 that I would have saved on this loan.)

A cash deposit should be available immediately at same bank branches. If they hold cash for a day before allowing you to withdrawl some of it at another branch, find another bank. It usually takes a day for cash deposits at any bank branches to be available for withdrawl at ATMs,

Well good luck with tht, because that is EVERY bank's policy to stack the highest payments to the lowest that have not been cleared and hold deposits until they verify it is a good check. Policies may vary how long they hold it..but the principle is still the same. If you don't like their policies, my suggestion is to find a credit union.

really listen to this one I currently have 2 mortgage with wachovia last July i refinanced my primary ressidents with wellsfargo i closed on the papers that had the same numbers and address as my primary okay now i went to pay my mortgage payment on my rent property and they told me that it was payed off now whats wrong with this picture did figure it out yet ! well they payed the wrong house off now im stuck with this new mortgage that has no house tp o go with it so in the mean time my credit is being reuined because im still paying my original mortgage because it was never payed off.Also i had to give my Julys mortgage payment from the orignal loan to the title company for the taxes and homeowners insurrance for the new loan so im one payment behind on my orignal loan.It cant get any better than that.

Several ways to ensure your documents arrive, send them certified.
Secondly a modification can be done and them telling you your husband needs to lower his child support payment means that they are not doing a modification loan or going through the process.
The typical process is 1) hardship letter, 2) disclosure of your financial information to support your hardship, 3) the current market value of your home and what you owe, 4) your current interest rate, 5) were you a part of the preditory lending practice, 6) your current ability to pay the new note (deed).
Information pertaining to modification loans, banks have been doing them for about 10% of the population that has been effected and over 50% of those helped still defaulted on their modified loans. You have to have good credit to get qualified to be considered.

Wells Fargo 3 step home refinance program is a scam. They have no intention of refinancing a loan unless they can make more money. After stringing me along for two months, requestiong more documents and extending the closing they informed me that I was denied because "borrower could not show own funds making the mortagage payments." How ridiculous! I wish someone else make my mortgage payments, but no one has offered to do that! After I told them how riculous that was they changed the reason for my being denied to the fact that my husband's name is on the checking account, but not on the mortgage. That is an obvious lie because it that truely were the reason they would have denied me at the onset. I have been livid for days! I f eel somewhat better after checking the complaints and seeing that I was not singled out for unfair treatment. They tried the bait and switch tactic, but I told them not to call me with another offer. I can't undo the past, but I will not do new transacstions with a company who has so little regard for its coustomers. To offer a two hundred ollar reduction in payment and then deny it for a reason with no basis is no less than cruel!

I just finished a Chapter 13 bankruptcy. At the end of the bankruptcy the Court Ordered that all mortgages be considered up to date. Wells Fargo has totally ignored that court order and swallowed another $1700 before they considered my loan up to speed. To add insult to injury they tacked on an additional $800 for taxes and insurance. I called in Nov. 2010 about this and showed them the court order. Each representative gave me a different answer and eventually they opened an internal investigation to see where that money went, but here in March things still have not been settled. If I do not here from Wells Fargo in the next two weeks, with a favorable response I will have my attorney filing a contempt motion with the US Bankruptcy Court. The down side is that will cost me another $1000. Stay away from Wells Fargo Mortgage at all costs.

I wish you all a lot of luck. I must tell you all that WELLSFARGO IS THE WORST FINANCIAL INSTITUTION I’VE EVER HAD TO DEEAL WITH! Wells is not customer service oriented, wells fargo is rigid in their decisions, wells fargo does not care about its customers; attitude is “we can do without you”. I used to have a mortgage through wells fargo but as soon as I could, I got out of that. If there is ever a situation whereby I would have better anything if I go with wells fargo vs any other institution, I would choose any other institution, NEVER wells fargo.

After reading these complaints wow i wish wouldve have alot sooner Wellsfargo is rip offs We decided to go with them to refinance cause they had low interest rate and sounded so promising we went thru a waiting game they said theyd have everything done Well we paid out 500.00 to get home appraised wich the appraisel was way to low. Everytime you turned around they needed some more paper work etc.. Done everything was asked to do, I have a good credit score they went as far as getting my pay off from my other mortgage company even called and had my homeowners insurance put over to them and they had added the ins in with my mortgage In fact my insurance is due in few days but wasnt worried about it cause wellsfargo told them since they took over my mortgage and added in theyd be paying the 800.00 to them Everytime i turned around wondering why things were not getting closer to closing like they promised something new would come up They told me they found out there was a lean on my title i said there is no way there could be 2 weeks i sat worried sick for them to say o we apologize it was another person with same name as you Now come on people ! So finally here it was they said everything went thru and good to go ! They sent me my loan papers and said they would be at my house at 6:00 pm on March 3 2011 to do the closing I was so excited especially after all the [censor] went thru I had all the plans for everything i wanted to do remodeling my house etc...I said ok see you then .. Well guess what they called 2 days before and said the underwriter wont go thru with it! Because they see you were late on ur January mrtgage payment to the mortgage company you were with...Yes I was 10 days late that was because my closing was to be done by then and they said not to make that payment because i would not get my money back and they had already gotten my payoff quote So i listened to them but then as soon as i found out it wasnt ready to close i made my payment In 12 years I was never ever late o my mortgage till That month, , I mean thisis total [censor] I am now out all that money and also now i have to come up with the money to pay my homeowners ins etc... Is this a rip off or what Wellsfargo is terrible !

Same complaint as everyone else.Started refinancing in November. Have had 3 closing dates so far. every time it is a different hold up. I have never had to submit any extra infromation its is all on there end. I think there are giving great deals to suck you in then stalling to get more money out of you!

I posted a complaint about a month ago. My refinance, that I applied for in October 2010 is still up in the air and tomorrow is March 1. I was able to transfer my file to a different representative. He seems to be a bit more responsive, but I think there is a definite intent to stall customers long enough that they give up. Besides, if they already have your home loan and don''t refinance at a lower rate...they have nothing to lose...in fact it fattens them up. They make more money or get your house..a win/win for them!

After reading these complaints in the past I contacted my
Senators and House Representative first and then went with the
application afterward. I was testing the waters and am getting
the same results. Next move is to get on the class action and
contact my Senators again. Contacting FreddieMac doesn't
amount to anything. Wells Fargo is scamming. They're still taking houses.

projecting the most despicable rudeness I have ever encountered in 50 years of personal banking, since opening an account at a small S&L at age 10. I will return to this site to

Same thing...we began a refi in July 2010 and are still waiting on a closing date. We have excellent credit and are current WF mortgage customers. The excuse we are being given when we can ever get someone to return an email is that the company is backlogged. The loan consultant will not return phone calls or email and neither will the manager. When I finally get the loan consultant to answer his phone today, I was told he can't give out any manager's work numbers other than his immediate supervisor - the same one who never returns our phone calls. Needless to say, we are working on an application with another company and should never have wasted this much time with a company who does not care about customer service.

lol you are saying its not a scam? Maybe you are working for the company. I own a business and everyone that has ordered the product are saying the same as others are here... One customer said they have called several times, with no satisfaction and has even had rude remarks from the person who finally picked up the phone after 25 minutes of hold time...oh this is a great customer service right?

Gee, I thought I was alone with Wells Fargo. I have been a customer of theirs for almost 11 years and applied to refinance back in October of last year. As of today, February 4, I have still not closed on the loan. I have been approved and are just waiting on the final papers to sign. That was supposed to have been done the week of New Years Day; I got out of my sick bed with the flu and went to the brokerage office, located in an industrial park hidden in the trees, venturing out in snow, ice and mud only to be told that the papers were not ready. They are giving me every single excuse in the book, and no one from Wells Fargo is communicating with me regarding the delay. Today I called their corporate offices and told the Executive Assistant that I would not hesitate to contact another mortgage company and to go on local television with my complaint to prove to consumers like myself that Wells Fargo is a ripoff, if my refinance was not settled within a week. There is absolutely no excused for this. I can see things taking a month or so but FOUR MONTHS? This is unacceptable.

I didn't disagree with Stealth regarding the points, I said it sucks this person couldn't use them. And yes, I will bash corporations every chance I get and expose them for the garbage they are. I don't speak about things I haven't researched or experienced and I certainly don't call people cowardly names especially after a death of a loved one.

None of this is good news...I am in the middle or maybe the end of an attempt to refinance my home and consolidate some debt with Wells Fargo. They already have my loan...a no brainer, I thought. I began this process at the end of Oct. 2010 and it's now the end of January and I have no real idea of what's happening. I received a 'congratulations your loan has been approved' letter that contained conditions that were impossible to meet. The representative I am working with does not return calls or emails. She doesn't answer questions and she stood me up for a meeting she had confirmed the day prior. It seems, given the pattern present in all these complaints, that the victims of Wells Fargo's shenanigans should flood the White House with letters explaining what is really going on with these programs that were supposedly intended to keep Americans in their homes.
I don't know how to start a class action, but that's a good idea...count me in if anyone does pursue that avenue.

God you people are so rude...attacking from behind a computer screen to everyone who posts a complaint. It's kinda sad that this is what you live for to give you a purpose and make you feel good.

I am very sorry for your loss as I know what it is like to lose a father. It's too bad you paid the debt and didn't get to use the points. When my grandma died, nobody paid her debt, but there wasn't any property or anything in her name either. Wells Fargo sucks and you should warn everyone you know to never use them. I have nothing good to say about them and hope they someday go bankrupt and close down.

To gkenigmatic - if the Whopper had issues that resulted in a judgement over $200M then yea...I'd expect the CEO to have someone monitor correspondence.
To Maggie - Read slowly - the money was there, they chose to not post it.
