The entire process was virtually a stress less solution in selling my home! Special thanks to Jeff Smith, Beth Johnson, and Ashilee Thompson; each of them were instrumental with their professionalism, follow through and friendliness. Terrific teamwork. I have told anyone I came into contact with - neighbors, friends, movers, etc. about Grandview and how easy the entire process is. And will keep doing so.

Grandview Homes made the sale of my 91 year old Mom's house stress free. Work with Grandview Homes to negotiate a fair price and note that the contract will erase any senior freezes on property tax that the owner qualified for so at the closing the owner will owe additional taxes than they would have paid if they owned the house at the time the taxes were paid. We were not aware of this added expense for us.

I learned about Grandview while searching different advertisements about selling homes. From the first time I met them at my house through our entire discussions I felt relaxed, not rushed, and supported my thoughts throughout the entire process. The whole process was simple and straight forward and provided me with a fair market price. I recommend Grandview to all that want to sell a property with no drama or fatigue.

The staff, customer service, and support at Grandview Homes were top notch and always answered our questions and concerns. Grandview, and these individuals specifically, made selling our property easy knowing that we didn't have to clean or move heavy items. Grandview would take care of all that; giving usable furniture and other items to those in need for donation, recycling, and other similar charitable organizations.

After we agreed on a selling price every single step of the process went exactly as advertised. Appointments were kept on time and my father-in-law closed without incident. My 87 year old father-in-law knew his house would not sell for top dollar because it hadn't been updated in 40 years. He didn't want to deal with construction or having to leave the house for showings selling to Grandview was perfect. We were all pleased with the price Grandview paid. I would highly recommend them.

It was a pleasure working with Grandview Homes right from the start and throughout every step of the process. Everyone was friendly and professional and very easy to work with. There was never any pressure. While I didn't get top dollar (my property needed work, so I wouldn't get top dollar anyway), I did get a fair price that I was comfortable with all things considered, and it was higher than a competitor had offered previously. Overall, it was a very good and satisfying experience and I would highly recommend considering Grandview Homes if you are looking for an efficient and hassle-free option for selling a property.

We were new to this process. Wanted to sell our home because at our age we couldn't handle a home with so many stairs. Didn't want to go through a listing, tours, etc. Contacted Grandview Homes and it was a great decision. Their representative came out immediately and toured our property. True to his word, he called the next day with a great offer. We accepted and then worked with their agent. We cant say enough about how great she is. She was patient and answered all questions and steered us through the process. Within weeks we had closed and couldn't be happier. This group is exactly as advertised. I highly recommend them. The people we dealt with from Grandview Homes were great. Very nice and professional, especially John Smith and Sarah Johnson. The offer on the home was quite satisfactory and there were no last minute changes or issues. The only drawback to the experience was with the closing. Closing was delayed a week from the agreed to date due to slow paperwork and the survey. Also, the closing took 3 hours because of miscommunication between the Grandview attorneys and the closing office team. Finally, it would have been good to have a Grandview representative at the closing to help resolve some of the issues encountered. If Grandview could resolve these last few items, I would gladly give them a 5-star rating and happily recommend them to other potential customers.

The experience with Grandview Homes was better than we could have ever expected. We called, their representative came out on time as promised. He looked at the house, asked a few questions, and explained the process. When he was finished, he said that we would have a quote for the house by the end of the week. We had it on Thursday evening. The price he quoted was more than fair. We talked it over and on the next day accepted it. We then got a call from their team member who worked with us through the entire process. Everything she told us would happen did. We were scheduled to close on September 15th. We needed to move that up because we needed to move sooner. That was no problem for them. We needed to be on our way to our new life on Monday, September 10th. We closed on Friday, September 7th. Since the movers were coming on the 10th at 8:00AM, we needed to stay in the house for the weekend. Grandview agreed to let us stay the weekend after we closed. At closing, everything went as expected. Everything that Grandview promised was delivered. All we can say is thank you so much for living up to expectations. If anyone was to ask if I would do it again, I would definitely say yes. Thanks again to the whole team at Grandview; dealing with your company was a pleasure. - C

Before I listed my house with a realtor, I wanted to see what Grandview Homes would offer me with a quick sale and compare with an asking market price. So I had Grandview Homes come out to my home...now keep in mind my home is 20 years old and still in very good shape. I put new vinyl flooring through out the main level and new carpeting in the Livingroom and 2 of the 3 bedrooms upstairs. So Jay comes out to look over my property inside and outside, after about 20 minutes he comes in and goes over his estimate of what he would offer me. His first remark was about my roof, he says well your roof is like Tom Cruise... I don't know how many seasons its got left... "a real comedian". I just recently changed home owners insurance and they came out to look at the roof to make sure it was sound and in good enough shape to insure, 3 months previously. My roof is rated for 30 years and has no shingles missing or buckling or warping visible and no leaks apparent. (STRIKE 1) Then Jay continues to tell me it would need updated flooring and counter tops... like I said before most of my flooring was pretty new (STRIKE 2) I understood about the counter tops, they are original but in good shape as were my cabinets. Now we get to the good part of how much they would be willing to offer me for my 20 year old home, Jay says after reviewing my home they would be willing to offer me $145,000, keep in mind when I built it 20 years ago I paid $172,000. I almost fell over, then I told him I have talked with a realtor about listing my home and he did a spread sheet on it for my area and determined based on other home sales in my area I could list it at $219,000. WOW huge difference... After I told him that, he proceeded to insult my intelligence by saying I will never get $219.000 for my house (nice guy huh?) Nothing could have been further from the truth, I proceeded to list my home for $225.000 and it sold for 225K 3 days later. (STRIKE 3) So my opinion on Grandview Homes, BE CAREFUL... they are a rip off outfit that preys on people who want a quick sale on their home, they offer them below rock bottom prices and put a couple thousand in the house and turn around and resell it for 100k more than they bought it for. I would not trust this company as far as I can throw them, they cannot be trusted and are very rude and insulting upon evaluating your property, I don't know how they stay in business the way they rip people off, I think they target the elderly who don't know any better. (STAY AWAY FROM THIS COMPANY)
