They bought my mortgage from Flagstar Bank on 12/14/2012, I have called them weekly since receiving that letter, no info until today in the mail 1/14/2013. The letter dated 1/8/13, postmarked 1/10/2013 and it is a collection letter stating I am late in paying my morgtage. I haven't received any info until today, no loan number and no where to send the payment. and the letterhead that was used for the letter has a number that has been disconnected. Kind of impossible to make a payment to a loan that has no number. and was hung up on when I finally reached someone after a 25 minute hold. second time on hold for 20 minutes and get an apology and said they would like my bank account number, I said, I have 60 days, would like to have the welcome packet first.

Well see what happens next.

On the back of the letter from Flagstar, in the middle it is our rights~ basically when a mortgage has been purchased like this the lender (us) have 60 days grace time to get it all figured out and they can't charge a late fee not count it against credit score! Alls I can say is Selene finance is a joke! Rude reps on the phone and harder than hell to get. Live person on the phone and like you I've never n

I called my initial banker I dealt with to get my home loan to have him look into this, he has been in the business several years and has never heard of selene finance, and with all hea is reading and hearing from me and has seen the letter, he is digging deeper. I am ready to call FHA or even the news. I am freaked out that I can't seem to get a payment book, a place to mail a payment but have had 2 people from their so called customer service department ask for my banking information so they can take it over the phone, seems shady and pushy of them to demand my checking info via the phone when I receive a collection letter before the damn loan is even past due.

I am scared to death as I work my ### off to provide my son a good home and this is the ### I deal with on top of working full time. I am in a serious state of panic!

I spoke with our local HUD office as well as the Attorney Generals office and have scanned and sent all of this paperwork. Something doesn't seem right that you can't get a direct answer on where to send a payment and what the loan number is for the past 29 days, yet on the 29th day receive a collection notice and be asked for a checking account number. I will not give up my personal banking info that easily, not even under the pressure they gave me in making me feel like I was past due or something.

Well if enough people file complaints and have documentation they will begin a class action against them as well as reevaluate letting them hold onto FHA and HUD type mortgages. Does not seem like a very professional company by the way they represent themselves! I am super disappointed :( hoping for some better luck soon!

The Nebraska Attorney Generals office has opened and filed my complaint with them. They called me today (atty gen office) so they are trying to help me thank god! I would suggest all do the same in filing a complaint!

I have never been late on my mortgage and was with Flagstar for a year and a half. Selene bought my mortgage and now I'm having to pay an extra $230 per month because my escrow is negative... it has never been negative and now all of the sudden it is so they say. I have sat on the phone for over 30 multiple times to talk to someone to no avail. I have 2 jobs and dont have time to sit on the phone all day!

I am in the same boat as everyone else except when looking at my credit score it went from a 781 to a 690 because I now have a "closed account" with Flagship but what makes it even worse is when I noticed Selene Finance is charging me $10, 000 more.. I cant even express how upset I am. The worse part is when I call the say they need 60 days to look into the problem and it is now 5 months later and still nothing.

Our post, may not address each complaint directly, but we are trying to spread the word on this horrifying company & hopefully, someone will pay close enough attention & karma will come knocking at Selene Finance's doors.

SELENE FINANCE should be thoroughly investigated on every level possible & every one of the loans it holds, it's banking practices & beyond, audited to the fullest at the highest level possible!

To mortgager's that have become victims of SELENE FINANCE (or your loan was sold to them - if sold to them, you are now a victim of their horrifying practices) ---- hopefully you will find the below information helpful, if not all, maybe some helpful. Selene Finance is, and if not yet, will be the worst company you will deal with!

Make a long story short - they thrive on you NOT paying your mortgage! Yes, the make money off of fee's. They have a set of fee's that they have made up themselves. You don't pay, you'll see what's called "Corporate Advance Fee's" & these fee's can be anything they wish them to be. They also buy up troubling mortgage loans pennies to the dollar! You would be floored to learn what they actually paid to obtained your loan - it's sickening (this information provided with proof via documentation from an inside source of the company) They make the most money on the fee's they apply to your loan. IF you pay your mortgage & they are not able to continue to add their fee's (and they come up with some doosy's, that's for certain) they will then sell off your loan because if they can't apply fee's to your mortgage, they are losing money! Their fee's, they should be against the law & furthermore, investigated at the highest level!

But ----- First, to try & avoid the woe with Selene Finance's piss poor customer service, their fee's, their harrassment if they don't see your payment in by the 1st (you do have a legal 15 day grace period but they ignore that) they will call you, they will call your family members, they will even call your work... they are the epitome of harassment when it comes to the word! Selene Finance loves to add up the fee's on your mortgage too & make sure you document each & every time you may imposed each fee! Simply put though, if at all costs, try your best to just move up your due date (a mental/physical note, really) on your mortgage payment to allow for room for emergencies & such. If you're not late, they will get rid of you & be glad they do!

Secondly, as for those that have contacted the BBB, Selene is not BBB accredited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. Do better than the BBB (Selene Finance LP isn't a BBB accredited company anyway) - Contact your local Attorney's General Office, the Federal Trade Commission, your local government officials, Selene Finance's local government officials (Houston Texas - Selene Finance's main office) & contact the Attorney Generals office where Selene Finance is located (Houston Texas).

Thirdly, it never hurts to speak with an attorney if it ever gets to that point. Educate yourselves as thoroughly as possible. Selene Finance, is a strange run company & they will take advantage of those that lack appropriate knowledge with regards to their mortgages. By all the statements & complaints all over the place, this company should not be able to remain. Their customer service is awful & they will hound you horribly if you do not pay your mortgage on time. They will apply fee's to your mortgage, as mentioned before... lots of them, at their own discretion! Keep very close track of those fee's too!

Bottom line, don't give them a reason to make life miserable on you. By bumping up your mortgage due date, mentally & physically, you will save yourselves a lot of heart ache. Plus, once they see you appear to pay on time & regularly, you are of no good to them & they'll sell your loan because they are not interested responsibly payers.

And GAWD for bid... stay away from them Forbearance program! Do NOT fall for their tricks! Sell your home before you let them talk you into their Forbearance crap! Just research, you'll learn very quickly how many people have been taken for a ride with Selene's forbearance programs.

If you do not pay your mortgage with Selene, they will send out a privately hired vendor (inspector/spy) to inspect your property. Know your rights! These thugs will try to tell you they need to access the interior of your home along with walk around & inspect the property. You do NOT have to let them in your home, nor allow them on your property. In fact, you can, by law, ask them to leave your property & never return on the premisses. Talk to your local county police department as laws may vary slightly state to state. But... even though, after asked to leave, they will sit on the roadway, take photos of your property & even go as far as to sitting down the road to see if there is activity at the residence (they will also attempt to sneak around on your property which is illegal). Basically - Selene Finance actually hopes you vacate your property because they can then take ownership of it, change the locks & claim it was abandoned. What ever you do, do not give them this opportunity. Rent your place out if you can not afford it! Do not just leave it unoccupied!

Lastly.. pay your mortgage. If you just are not able to afford it, time to consider selling is truly in your best interest. Hardships are awful & some just can't find a way out of them. There are options, but the willingness to exercise those options will make or break your future as a home owner.

BEST OF LUCK to all that are with Selene Finance. We are no longer with them, THANK GAWD! We refinanced with another company & we're sorry we didn't do so a long time ago! If you are able, refinance & get away from Selene Finance.

This company, SELENE FINANCE, deserves the highest level of an investigation into every single one of the mortgages they hold & have sold to other companies! They are committing fraud & it's just a matter of time! Hang in there in there folks :) There is light at the end of the Selene Finance torrential tunnel!

FYI- MAKE SURE YOU CALL YOUR COUNTY, TOWN, VILLAGE TAX AGENCIES. THEY WERE SUPPOSE TO PAY MY TAXES IN JAN 2013 IT IS NOW 4/23/13 AND STILL HAVE NOT PAID THEM! I AM NOW DELINQUENT ON MY GENRAL TAX AND WHEN I CALLED MY TOWN THEY TOLD ME THEY HAD NO RECORD THAT I EVEN HAD A MORTGAGE BECAUSE FLAGSTAR SENT THEM A PAID IN FULL./SATISFACTION LETTER. SELENE NEVER LET THEM KNOW THEY ARE NOW THE NEW MORTGAGEE HOLDER! I AM SO FURIOUS I AM IN THE MTG BUSINESS AND THIS IS JUST CRAZY, I AM FIGHTING WITH SELENE AND ITS ALMOST IMPOSSILE TO GET PPL ON THE PHONE AND WHEN YOU DO IT'S EXTREMLY LONG HOLD TIMES! I WILL CALL EVERY HOUR ON THE HOUR TO GET THIS RESOLVED I WILL STALK THEIR LIVES UNTIL THIS IS RIGHT! Furthermore, Put ALL your payments you would be/have attempted to pay to Selene Finance in a safe place & make sure you can report that you have tried to make attempts to make a payment but Selene is denying your payments. I'm not certain, but do intend to find out today some how, if they are even legally able to deny someone's payment towards their loan.

To everyone... RECORD your phone call conversations when speaking over the phone with Selene Finance at all times! Tell them you are recording the conversation. When you make a payment, request the persons name taking the payment, the date & the exact time they processed the payment. Keep very accurate records!
And lastly... as hard as times may be, PAY your mortgage no matter what if at all possible. Remain on time with them & they'll then leave you alone.
Be sure to keep a very close eye on your loan (we are currently requesting every single loan document with them & having them reviewed by our attorney & another lending firm to be sure Selene Finance isn't trying to botch our mortgage in any way shape or form. They have been accused of fraud many times already & we don't want to be one of their victims)
Communicate with them "In Writing" and send it "Certified" so they have to sign for it. Request a return receipt via electronic means.

Sadly, with this company, Selene Finance, we need to watch our backs, watch our money, watch every move they make! They are a very shading, non-trust worthy company & if you don't protect yourselves, you have only yourselves to blame. Of course we shouldn't have to take such measures & should be able to hold trust with our lenders... this company unfortunately doesn't get an "A" by any means. Fact of the matter... they hold an "F" with the BBB (Better Business Bureau)

My delinquent loan was sold to Selene Finance in December 2012. Since that time, I have called them on a weekly basis, and have only gotten into contact with a live person one time. I told him I was applying w/MSHDA for teh Step forward program b/c my husband is on unemployment. I was approved for the program until MSHDA found out that the loan was no longer w/Flagstar, but instead with Selene Finance. Selene declined to particpate in the prorgam where government funds are used to pay the arrearage, so I was denied. They sent someone to my house on a Sunday and left a note on my door. I called the number left on the note notice, but have gotten no response. I got a letter in the mail yesterday stating that I need to pay arrears of $39K or my home will go up for foreclosure in May 2013. I'm at a loss and don't know what step to take next.

i was in the process of getting a loan modification in january to help with januarys mortgage and flagstar told me to wait because my loan was sold. ive tried to get help from selene since february. its now april 1st and they wont even let me make a payment. they are threatening foreclosure and actually sent a courier here with a note to call selene. its like a sick joke. I cant even sleep at night. any suggestions?

I hit send to quick on my last post. They answered the phone after 45 mins. I got an answer to my question, he seemed nice. He said "that's what we are here for...to ask, call back anytime." I said well, I have been on hold for 45 mins... AND HE HUNG UP ON ME! Wow, seriously? I was even nice about it. I wasn't even yelling. I was about to ask if he had a high call volume due to all of the Flagstar buys and I heard buzz buzz buzz! On another note, I did get some other information. Selene Finance is a mortgage "servicer" They also perform collections for credit cards etc. I hope I get get away from them soon!

Same deal...my loan from Flagstar was sold to Selene Finance for payment by 3/2/13. However, loan will not be ready online until 3/7. I did call Flagstar and they were able to give me my Selene loan #. I logged onto the website and see a NSF charge of $7.50. My "welcome package" gives the correct payment. I'd prefer to pay online but I'm not paying that fee. First time I called I lost connection after 10 mins. Called again and I'm still on hold after 44 mins and counting while I'm reading this blog. UGH...

I've had nothing but problems since my loan was sold from Flagstar to Selene in December. I first called Flagstar to make sure that my draft that I paid them (was never late, etc) would be stopped, so I could pay Selene on 1/1/13. I was assured this would happen. My account was drafted by Flagstar anyway. Was told to stop payment w/ my bank, they would reimburse me the stop payment charge & I could pay Selene. Called Selene let them know the situation, but they didn't have everything completed w/ my loan anyway, so I couldn't make a payment if I tried. Flagstar ended up sending the payment to Selene. Selene took my payment manually from me on 01/09/13 & then Selene sent me a letter on 01/23 saying my check was returned to Flagstar, Selene was charging me a $20 NSF & my auto draft couldn't be set up b/c of this. I called a rep that same day explained everything I'd explained before. I was told that they could see I made my January payment with them, so I was not behind on payments. I was told that if I made the full Feb. payment I could have my auto draft set up to draft starting 3/1 & 3/15 in 2 payments. They confirmed it would start on 3/1. I called on 3/1 to make sure my payments would draft & was told that it wasn't approved, that I would have to make my full payment on the 1st, followed by my April payment by 3/23 and that I could start my draft on 4/1 & 4/15. I then went online to make my full 3/1 payment & it told me that it would cancel the draft SET UP FOR 3/1 & 315 already. Are you kidding me? I waited on hold another 20 minutes & got a rep that confirmed again that my payment was going to draft on 3/1 & 3/15. I have no clue if it really will or not, but I am getting names, times, dates every single time I speak with someone & I will be trying to refinance as soon as I can. No on know what is going on.

Like all of you, I was with Flagstar bank. No problems. Never had a late mortgage payment in my life and I have paid mortgages for 30+ years. Flagstar sends me a letter saying my loan is sold to Selene. They tell me make my payment to Selene at this address using my Flagstar account number. I make the payment January 1st. By January 15th I am getting collections letters. I try to call for three days. I finally get through. My bank shows the money being delivered to Selene on 1/4/13. Selene can't find it. They tell me they will investigate. For another month I get collections calls and letters. Finally Feb payment is due so I send it registered mail with signature required, along with a letter asking what's going on with my investigation and my lost January check. No response. More collections letters and calls. Now threatening late fees and foreclosure. Now March payment due. They never answer the phone. Their payments go to PA but customer service is in TX, the two sides don't talk to each other. I finally stopped payment on Jan check and called in for electronic transfer of that payment. I am out 60 in fees through my bank. This place is the worst mortgage company I have ever worked with. I am trying to refinance to get away from them. Will do another on the phone electronic transfer for March. Don't trust sending them a check.

I also had my loan sold from Flagstar to Selene. I set up a new user as instructed and I have to say I am impressed. They must have come a long way in the last 2 weeks, the information they have available online is much more detailed than what Flagstar had available (more than 1 year of transaction history, loan amortization schedule, etc.). I was pleasantly surprised that my history with Flagstar on my loan is available. There is an online payment feature, I have not set that up yet - you can currently only set up payments 15 days into the future. After reading all the comments this morning, I was anxious but everything looks ok to me. We'll see if that's the case with the execution of my first payment in 3 weeks.

Hey all:
Looks like my previous comment didn't post, so I'm typing this out again. Apologies if this is a double post.

Updating on my Selene experience from yesterday. I was one of the many mortgage loans unfortunately transferred from Flagstar to Selene.

I was able to create an online account this morning. I prefer to do most of my banking/paying of bills online. For those having trouble creating an account:
1. On the left-hand side of the Selene homepage, click on "Access Your Account."
2. When you get to the new page, click on "Register User ID/Password, " which is located under the USER ID/PASSWORD fields.
3. Follow the directions in entering loan number, security passwords, etc.
You should be able to access your account and see all of your loan info.

So registering for an account was a success. BUT actually PAYING online was not--as of today, there's no pay online feature.

So I called Selene and noticed that the automated system has changed to reflect Flagstar transfers. I was disconnected twice, but finally when I called a third time, I was able to pay over the phone. The customer service rep said that the pay online feature should be available by the end of the week. I considered waiting until then to pay, but honestly, I really just wanted to get everything overwith so I don't have to worry about Selene until the March 1 mortgage payment.

I hope some of this helps you guys. It seems they're attempting to smooth over the kinks of this very rough and sudden transfer, but they've got a ways to go.

OK, I'm, back to update my experience from yesterday.
To recap: My loan was also sold to Flagstar, I had been told that I'd be able to pay my mortgage online starting today.
I went online and was able to register for an online account with Selene. (I much prefer online account management rather than through phone or mail.) For those having trouble doing so:
1. On the left-hand side of the webpage, click on "Access Your Account"
2. When you're on the account page, click on "Register User ID/Password, " which is located under the USER ID/PASSWORD fields.
3. Follow the instructions on entering your loan number, security passwords, etc.

Anyhow, so setting up an account was a success--but actually PAYING online was not. All of my loan info can be accessed through the account, but the ability to pay is not yet available.

I called Selene again, and noticed they changed their automated system from yesterday to reflect the new Flagstar transfers. The phone system is wonky, and when, it says "press 0 for an operator" I pressed 0 and was still disconnected so I had to call back. Twice.

I finally got through, and spoke to a rather apathetic woman, but she was able to accept my payment over the phone. She said that online payment will be available by the end of the week, but I really just wanted to get this overwith so I don't have to worry about Selene again until next month.

Anyhow, I hope this helps you guys. It seems they are starting to smooth out all the kinks of this transfer, but it'll probably be awhile for things to settle.

Same here. Mortgage was with Flagstar and was always paid early. I got a notification from Flagstar but didn't receive a notification from Selene until 2/4/13 regarding my loan being transferred on 2/2/13. I was very happy with Flagstar and cannot believe that they would make such a bad decision. My letter advised that I could send payments by mail to Selene Finance LP, Attention: Cashiering Department, P.O. Box 71243, Philadelphia, PA [protected] and gave a phone number of [protected] for Loan Resolution. Customer service number of [protected]. I have went to their website and could not find where you could make an online payment. I have even called Flagstar and asked them why they sold our mortgages to such a business and they could only say that it was a common business practice. All I can say is that Flagstar must have made a boat load of money to sell good paying customer's accounts in this economy!

I'm also in the batch of loans that Flagstar sold to Selene. I received a letter from Selene dated Jan 30, to send my payment in the mail to them by Feb 1--so at least it's a tiny improvement from the people here who've received their letters after their loan due date, even though it's still totally ridiculous.

There is also a loan number on the document I was sent, but the loan number is not recognized on the website (I can't register for an account so I can pay online) and when I type it into the phone, same story, so it's totally useless. I also can't tell if this is my "welcome packet" -- this one-page document in which there is a phrase that essentially names Selene as a debt collector rather than a mortgage company. Alarming, to say the least, considering I've been dutiful in paying Flagstar monthly for my mortgage. I feel like I'm being punished with this new company.

So I ended up calling the customer service line and pressing 0 a bunch of times to reach someone, and after a long hold, I was told this: My loan has not been completely transferred, but will be transferred by TOMORROW, which means I can start making payments online after registering an account. I will not be charged any fees, because I'm still in the 15-day grace period window.

I also asked a little bit about their company: 15 years in the loan servicing business, located in Houston. I had never heard of Selene before, and I agree with the other posters who say they operate like a debt collecting company rather than a mortgage lending partner. It makes me uneasy that I will be working with this company that, for lack of a better term, doesn't have the proper bedside manners when dealing with mortgages. They seem very, very unorganized.

Anyhow, I will come back and update you guys if I am able to make a payment online, and if I have any other further problems with this Flagstar-to-Selene transition. I hope your transitions get better.

Geez this is horrible same situation here. Payment first cleared when it went to Flagstar and I got a late notice that as of January 1 my mortgage had been sold to Selene. Flagstar finally returns my payment and I resend to Selene. It cleared on 1/22/13 but Selene has yet to post it. Now the are calling me everyday with threats to call them back in 24 hours or else but when you call them they say there is no problem and confirm there is a 60 day grace.

My Jan payment cleared my account - Now my Feb one is due in a couple days - That's the one I need to make. Contacted my former mortgage broker who said whatever one does keep making your payments just keep ALL verification & if not fixed by March his bank will contact them!

Same problem as everyone else - Never late payment cleared my account at B of A on 1-11-13 and they still can't get it recorded. Today they said if I make my next payment by phone or online it will record the same day but will be applied to January payment until they get caught up posting the payments that were made in January. Those payments had wrong loan numbers and they are trying to match them with right accounts. Hogwash - Makes me very nervous to make another payment to them! What can we do?

We are in the same situation as everyone else; what started as a simple first time home buyer's loan, using VA benefits has come to this. What I don't understand is why can't they tell us anything more about the status of our payment? I agree with everyone else, I have not been late, in fact I am very frustrated now as I've received a call from their telemarketing side, asking me to sign up for electronic payment. Seriously? I've also been asked if I am interested in re-financing my home? Again, really? You cannot tell me if my payment from December 2012 has been received, but you want me to do this? Not happening. Also, I was told that I don't have a loan #, so if that wasn't on my payment in December, that could cause an even longer delay; so I stated that when I made the payment based upon the Flagstar information, this wasn't covered as a necessary requirement. Bottom line is that we are in uncharted waters, and so we should proceed with extreme caution; in my opinion. To get through to Selene Finance, you now need your loan # before you can get through, so they must be tired of hearing from us already.

Just got my letter today from Flagstar. Not to thrilled after reading this blog. I'm going to document these comments and hope to hell I don't have any problems. Why in the world are they after good mortgages if they can't service them? What I'm reading is that they are trying to get people to default or pay extra fees. I will be sending this blog to the Florida Attorney General's office if for nothing else than to have a record.

Same exact thing has happened to us. This is ridiculous. Selene just said they bought out a bunch of.loans from flagstar. Its hard to get someone on the phone and they give no real answers through email. I have yet to get a welcome letter but they ha e made sure to send me a couple bills...even left something on my door...on a SUNDAY saying call them it was urgent...on a Sunday? I dont know Im not liking them at all!

Same here folks. I received my notice today (1/19/13) from Flagstar and am frankly terrified. If you look at their portfolio breakdown this company is NOT in the market of servicing healthy mortgages, but instead taking assets. Please keep posting your experiences because I think we're in for a ride.

selene seems more interested in taking my condo than they are in helping me to preserve home ownership as their so called website implies! I am pretty disgusted with them. Anu suggestions as to how they can be put out of business?

I received a second letter today from Selene (3 pages ft & bk) entitles Service Transfer Information. I guess this is the "welcome package" they told us all about. I tried to upload all pages but, it was too large so, I will do so separately. Keep in mind, my loan was due on 1/1/13. This letter is dated 1/11/13, postmarked 1/14/2013 and received today, 1/16/2013. Please note how the letter is written in future tense and makes reference to Flagstar being my "present servicer" and they, Selene will be my "future servicer." Note the legal verbiage they are required to include.
C.H.D - not only do they not have a "live Chat, " they don't even have an intuitive website for us to log-in and manage our account and payment information, as you will see, the actually have a hard copy form to complete and return with you're checking acct info. Right! I feel like I have stepped back into 1980 before the internet was the common, preferred method. I am beginning to wonder if Selene has computers. I bet they are still using typewriters, carbon pager and general leadger pads to keep up with us all.

Same boat as everyone else. I am not "late" yet the only amount they accept online includes the late fee they assessed of $98! I paid it only for fear they might somehow screw my credit up figuring I might be able to negotiate with a live person, that is a joke. The letter is a collection letter, not a payment notice, or welcome as everyone has stated. Very aggravating, this loan has been bought by other banks before but Flagstar for whatever reason sold it to Selene. Yippee! Right...You go on eternal hold if you try and call them and there is no "live chat" online. This company should be investigated along with Flagstar, I have not heard of either one until now.

This page is the best primary venue to communicate and update each other about pertinent Selenee info for as long as it remains available. However, In case this thread/page is removed and we all lose touch and need to share thought, concerns, etc., with the group then please email me at bradley-selene@outlook.com and I will keep all parties updated.
Note:
1. If needed, I will email the group as a BCC (Blind Carbon Copy) only so that your personal email will not be made public.
2. I will act as proxy email host and not send emails unrelated to the Selenee Mortgage topic.

Be sure and write my email down now b/c we never know if or when Selene may do something to shut it down.

Thank you, I will do the same here in Birmingham and perhaps if we can all commit to working on this together we can gain some understanding and resolution. I I think it behooves all of us to, document document document so that if this ever comes back on us, we can show that we were all caught off guard. You know, I understand that mortgage companies sell accts every day but, why Selene. They appear and handle themselves like a collection agency. I wonder if they are just now (trying) transitioning into more of a mainstream mortgage company and for whatever reason, just do not have the infrastructure or the customer service faculties that customers expect of their of lender.

My wife and I are going through the exact same thing right now with Selene. We have had our mortgage for over 5 years with Flagstar Bank and have paid early and extra on every payment. Got notified by Flagstar that our note was purchased by Selene and that we will be recieving a welcom package. Our next payment was due 1/1/13, we called Selene Finance on 1/4/13 and asked about where to make a payment, the welcome kit, and so on...we were told that we are in a "grace" period and that the payment due date will be on the welcome letter. Now today 1/19/13, we get a late payment notice indicating that we are 18 days delinquent in payment and will be assesed late fees. I have been reading all kinds of horrible stories on this company.

Same thing here. I have talked to them twice now. Finally received a validation of debt notice on 1/14/2013. Just called today and they said sorry you got that letter first but the welcome packet is still coming in the mail. We have always paid our payments on time and never late. Selene Finance is telling me that the loan is fine and is not in default at all so there is nothing to worry about. However, when I called today the lady asked me 1) if our mailing address is the same as the property address? and 2) do you occupy the address at this time? I am still very concerned about what is going on and thinking they are hiding something!

I thought I was the only one losing my mind over this. Does anyone know why Flagstar sold our loan to Selene Finance? I received the same letter as if my mortgage loan was in collections so it completely threw me off. You have the ability to pay your mortgage online through Selene's web portal but that's all that I am aware of. I had no idea about this transition until I received the "debt collection" letter. Apparently, that was our welcome letter to their lending services.

Guys the same exact thing is happening to me, just like I am reading your letter about being late even that we have set the payment
from our bank auto pay, I tried calling them but not able to talk to anyone besides the machine, this does not give me a good feeling at all?

The same has happened to me and I am so upset about this. I have been in my home for a year and never once late. I can't for the life of me figure out why Flagstar Bank sold my mortgage to Selene. Also, as in your case, my mortgage was due on 1/1/13 and I get my first letter today, 1/14/13, dated 1/8/13 stating that, "Your current payment amount is $XXX.00 which is due for 1/1/13." These guys are unbelievable. I think the issue that concerns me the most is that Selene's letter reads like a firm debt collection notice rather than a mortgage agency partner that I am supposed to be spending the next 29 years with as I pay off my loan.
What is the 60 days that you made reference to in your posting? Can you please tell me what you/we have 60 days to do?
