lack of info/no info
They bought my mortgage from Flagstar Bank on 12/14/2012, I have called them weekly since receiving that letter, no info until today in the mail 1/14/2013. The letter dated 1/8/13, postmarked 1/10/2013 and it is a collection letter stating I am late in paying my morgtage. I haven't received any info until today, no loan number and no where to send the payment. and the letterhead that was used for the letter has a number that has been disconnected. Kind of impossible to make a payment to a loan that has no number. and was hung up on when I finally reached someone after a 25 minute hold. second time on hold for 20 minutes and get an apology and said they would like my bank account number, I said, I have 60 days, would like to have the welcome packet first.
Well see what happens next.
The Nebraska Attorney Generals office has opened and filed my complaint with them. They called me today (atty gen office) so they are trying to help me thank god! I would suggest all do the same in filing a complaint!
Well if enough people file complaints and have documentation they will begin a class action against them as well as reevaluate letting them hold onto FHA and HUD type mortgages. Does not seem like a very professional company by the way they represent themselves! I am super disappointed :( hoping for some better luck soon!
I spoke with our local HUD office as well as the Attorney Generals office and have scanned and sent all of this paperwork. Something doesn't seem right that you can't get a direct answer on where to send a payment and what the loan number is for the past 29 days, yet on the 29th day receive a collection notice and be asked for a checking account number. I will not give up my personal banking info that easily, not even under the pressure they gave me in making me feel like I was past due or something.
I called my initial banker I dealt with to get my home loan to have him look into this, he has been in the business several years and has never heard of selene finance, and with all hea is reading and hearing from me and has seen the letter, he is digging deeper. I am ready to call FHA or even the news. I am freaked out that I can't seem to get a payment book, a place to mail a payment but have had 2 people from their so called customer service department ask for my banking information so they can take it over the phone, seems shady and pushy of them to demand my checking info via the phone when I receive a collection letter before the damn loan is even past due.
I am scared to death as I work my ### off to provide my son a good home and this is the ### I deal with on top of working full time. I am in a serious state of panic!
On the back of the letter from Flagstar, in the middle it is our rights~ basically when a mortgage has been purchased like this the lender (us) have 60 days grace time to get it all figured out and they can't charge a late fee not count it against credit score! Loan was sold to Selene Finance from Litton Loan, finally after 7 months of negotiating for a lower interest rate, I was told by a representative for the company that they did not have to honor the presidents refinancing program, I had better not put the loan into bankruptcy and I better take the modification loan of 4 payments with no set new loan. I lost my house to foreclosure/bankruptcy that Selene Finance bid and was awarded for $4o, ooo less than my original loan. All of the Selene Finance customers who were subjected to their deception should be compensated, just as the big banks are now ordered to. Litton Loan should also be subjected to charges of deception, fraud and theft. Year 2011.

Our post, may not address each complaint directly, but we are trying to spread the word on this horrifying company & hopefully, someone will pay close enough attention & karma will come knocking at Selene Finance's doors.
SELENE FINANCE should be thoroughly investigated on every level possible & every one of the loans it holds, it's banking practices & beyond, audited to the fullest at the highest level possible!
To mortgager's that have become victims of SELENE FINANCE (or your loan was sold to them - if sold to them, you are now a victim of their horrifying practices) ---- hopefully you will find the below information helpful, if not all, maybe some helpful. Selene Finance is, and if not yet, will be the worst company you will deal with!
Make a long story short - they thrive on you NOT paying your mortgage! Yes, the make money off of fee's. They have a set of fee's that they have made up themselves. You don't pay, you'll see what's called "Corporate Advance Fee's" & these fee's can be anything they wish them to be. They also buy up troubling mortgage loans pennies to the dollar! You would be floored to learn what they actually paid to obtained your loan - it's sickening (this information provided with proof via documentation from an inside source of the company) They make the most money on the fee's they apply to your loan. IF you pay your mortgage & they are not able to continue to add their fee's (and they come up with some doosy's, that's for certain) they will then sell off your loan because if they can't apply fee's to your mortgage, they are losing money! Their fee's, they should be against the law & furthermore, investigated at the highest level!
But ----- First, to try & avoid the woe with Selene Finance's piss poor customer service, their fee's, their harrassment if they don't see your payment in by the 1st (you do have a legal 15 day grace period but they ignore that) they will call you, they will call your family members, they will even call your work... they are the epitome of harassment when it comes to the word! Selene Finance loves to add up the fee's on your mortgage too & make sure you document each & every time you may imposed each fee! Simply put though, if at all costs, try your best to just move up your due date (a mental/physical note, really) on your mortgage payment to allow for room for emergencies & such. If you're not late, they will get rid of you & be glad they do!
Secondly, as for those that have contacted the BBB, Selene is not BBB accredited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. Do better than the BBB (Selene Finance LP isn't a BBB accredited company anyway) - Contact your local Attorney's General Office, the Federal Trade Commission, your local government officials, Selene Finance's local government officials (Houston Texas - Selene Finance's main office) & contact the Attorney Generals office where Selene Finance is located (Houston Texas).
Thirdly, it never hurts to speak with an attorney if it ever gets to that point. Educate yourselves as thoroughly as possible. Selene Finance, is a strange run company & they will take advantage of those that lack appropriate knowledge with regards to their mortgages. By all the statements & complaints all over the place, this company should not be able to remain. Their customer service is awful & they will hound you horribly if you do not pay your mortgage on time. They will apply fee's to your mortgage, as mentioned before... lots of them, at their own discretion! Keep very close track of those fee's too!
Bottom line, don't give them a reason to make life miserable on you. By bumping up your mortgage due date, mentally & physically, you will save yourselves a lot of heart ache. Plus, once they see you appear to pay on time & regularly, you are of no good to them & they'll sell your loan because they are not interested responsibly payers.
And GAWD for bid... stay away from them Forbearance program! Do NOT fall for their tricks! Sell your home before you let them talk you into their Forbearance crap! Just research, you'll learn very quickly how many people have been taken for a ride with Selene's forbearance programs.
If you do not pay your mortgage with Selene, they will send out a privately hired vendor (inspector/spy) to inspect your property. Know your rights! These thugs will try to tell you they need to access the interior of your home along with walk around & inspect the property. You do NOT have to let them in your home, nor allow them on your property. In fact, you can, by law, ask them to leave your property & never return on the premisses. Talk to your local county police department as laws may vary slightly state to state. But... even though, after asked to leave, they will sit on the roadway, take photos of your property & even go as far as to sitting down the road to see if there is activity at the residence (they will also attempt to sneak around on your property which is illegal). Basically - Selene Finance actually hopes you vacate your property because they can then take ownership of it, change the locks & claim it was abandoned. What ever you do, do not give them this opportunity. Rent your place out if you can not afford it! Do not just leave it unoccupied!
Lastly.. pay your mortgage. If you just are not able to afford it, time to consider selling is truly in your best interest. Hardships are awful & some just can't find a way out of them. There are options, but the willingness to exercise those options will make or break your future as a home owner.
BEST OF LUCK to all that are with Selene Finance. We are no longer with them, THANK GAWD! We refinanced with another company & we're sorry we didn't do so a long time ago! If you are able, refinance & get away from Selene Finance.
This company, SELENE FINANCE, deserves the highest level of an investigation into every single one of the mortgages they hold & have sold to other companies! They are committing fraud & it's just a matter of time! Hang in there in there folks :) There is light at the end of the Selene Finance torrential tunnel!

I am a single woman..I am disabled, i am like all the others hanging on..My home mort. Loan was with litton loan fin..Unto my knowledge selene purchased my loan in late jan 2011...Feb 14, 2011 i rec.A cert.Letter stating i had to pay right at 13.000.00 in order to keep my home..I was in such shock..I called selene fin on feb 15, 2011 spoke with a rob. I told him about this cert. Letter he in return told me i had not made any house payments since sept 2010..I told him i am not in any way in default for i am up to date on my house payments, that litton loan sent me my statements as they do every mo for jan, feb 2011..They said no u have not paid oct, nov, dec, jan, feb, upcoming march..Well i beg to differ with u i told him i have sent this ck for this mo it cleared my bank on such such date.
Now today i get a letter with my feb house payment ck back telling me that this is not the agree amt, cert funds. When talking to rob he wanted me to locate all my loan modification to show i did in fact get a lower inst.Rate, send all copies of cancelled cks, proof of my disability, on and on..I ask where is justice today..
I am guilty till i can prove other wise..Guess what u purchased loans, i question the closing of these loans for the title co. Would have to have all bal, loans info., signed sworn notary documents, selene fin did, dose, not have this info nor are they going to clear this up with litton loan..I really think our govt. Should ck these co. Out...If u ask me i think they look for loans that homes owners have paid yet have equity, try kick us out

Selene sent a man out to my house on a sunday afternoon about 2wks ago..Thank the lord my ex was here because i had been sick he answered the door and the man would not ident.Himself just said i need the name of who is living here...My ex said his name in a way that would come off don't even mess with me..The man said thanks that all i needed and got in his truck and left..Selene admitted to me yes they did send them...

Reading the first post, I really feel for her. Selene is part of a Brain Dead piece of you know what. Our experience with this company is just like our First Lady. We have been in our home for 10 years and we have proof that we made all of our payments from day one. For the last 9.5 years we've been sending our payment thru money transfer money gram, and as you all know they have their payment 5min after you give them the money. Well Selene said we never got our payment from mar 2016 - June 2016 well we get this letter from this lawyer trying to force us to take Chapter 13, due to my job that would do me in. We told the lawyer to go get F@&$ed and we were not going to do it. I know this dude works for Selene. When Selene did this stuff before Selene changed our account number without notifing so we sent it to the account we had. We told Selene and their lawyer we don't give a care they toke our money and they have it. The pieces of crap were starting foreclosure proceeding and they only sent us notification 2 days before the sale. Va requires 14-16 days by law non-judicial. We had to pay a lawyer 300 to straighten this crap out he told us about the incorrect account number. Selene is nothing but CROOKS they pray on people who are weak. Get this one Selene takes your money on money gram then they chapter 13 you the court says you have to payback the money owed then once all of the agreed money is paid back then the original money magically shows up now don't that sound like they are criminals they should be in prison playing hide the salami with Bernie Madoff. Gods honest truth it is surprising someone hasn't gone ape crap on their butts with an ak. I wouldn't loose any sleep. The government isn't going to help and if we do get ahi judgement against them our lawyer says they don't have to pay. And you can't force them. I just made a complaint on the BBB website about them & made the sam Bernie Madoff reference. I can’t even begin to explain the crap they’ve done to me. I want to go Incredible Hulk on them! It’s like they train their reps to lie! When I finally got the money all together to pay them our phone calls suddenly started breaking up and their payment system went down. They absolutely prey on people who have a lot of equity in their home but are falling behind on their mortgage. They don’t want your last payment they don’t care about you,
They want your house. I wouldn’t doubt that they get bonuses for for closing on houses. Anyway, I’m all in for a class action lawsuit. I just don’t have the money to make it happen. I wish there was a lawyer out there willing to take this case on because these people are truly crooks.

I have been dealing select portfolio for a year trying to get a modification done after they sold our loan "so they say " Selene bought our loan after we send them 2500 Select said they would honer then same deal we had ... But they didn't . It took them about another year finally got my modification done ...after
We had to hire a attorneys and spend over 2700 on fees we got so tired sending all the documents over and over that they would requested not once several times we would fax or over nit them and and they keep ed losing them it it would cost us so much money we were always talking to different people and ask us the same question over and over again and they never document anything on tha computer that we talked about .. Well we finally for to a agreement they ask for 5000 down and 1500 for 4 months it wuss so hard for us after spending almost 10.000 on this house and our payments are still very high and they added all kinds of fees on our loan so now instead of owing on a 35 year old home 127.000 we owe 170.000 on this house they really rip us off but we just didn't want to lose our home;.. Selene has got to be one of the most horrible mortgage companies out there. I have experienced what most of you have posted. To All: I did file a complaint with the BBB - It may not be much, and I know that I am a small fish in a big pond, but I will not just stand by and do nothing. I suggest maybe some of you that have had negative business dealings with them do the same.

When a mortgage lender refuses to give you simple explanations of your balance or validation something they are doing unethical. I am a person nerver stop until I get satisfied with the issue. I haven't been with them long enough because I was in bankruptcy with them and they received my mortgage payments but the federal agency government home assistance wanted to help me and Selene seems not to give correct answers or information they needed. They have falsfy a document of mortgage payment from original lender who have closed out my issue with them. I was under a balloon disclosure that was fraudulent through a modification loan by the original lender and they was prosecuted from that through CFPB in 2012. I am a warrior for Jesus Christ and I do have a consumer protection attorney on this.
I hope they read this... if they send some guy up to my property or porch, , They will find a 9MM between their eyes.. This is posted property with no trespassing signs.
My family had been fighting to keep two residences, renting one out and living in another out of state. thanks to a series of bad tenants we were financially struggling, but keeping the mortgage paid UNTIL...
We received notice that our mortgage servicer had been changed to selene finance - on the very same day the payment was due. We immediately called selene finance, the new mortgage servicer, and explained since the check had gone out in the mail to the old mortgage servicer we had to wait for its return before we could pay them. They agreed verbally on the phone and claimed it would not be a problem since they cant charge late fees until 60 days after taking over the mortgage. This statement was true legally (they cant charge late fees as per the law) but not true of their procedures- They immediately started charging us fees almost daily, late fees, contact fees, property inspection fees, etc, etc, etc.
They started their relation with us with at LIE (about their procedures) and proceeded to do everything in their power to prevent ease of communication (only one person, who was never available, was allowed to talk to us about our account, and that person changed without notice at least twice). And they proceeded to immediately ding our credit reports, begin harassing collection methods, etc.
When it was finally too much for us we tried to sell the condo, they delayed in every possible way dealing with the real estate agents and refused two offers on the property.
We finally had enough of the headache and tried to offer them a deed-in-lieu settlement. They refused saying that we had to jump through their financial paperwork hoops- legally untrue. So here we sit, every day loosing the good credit we spent years building up, waiting for them to finally foreclose on what used to be our property.
Why did they lie to us? Why are they not taking the property? I have discovered that they get paid for every non-performing (non-paid) mortgage in their portfolio with mortgage insurance, and fees that they sell to credit collection agencies. Then when the mortgage insurance and credit collection agencies income runs out, they sell the mortgage to a new company to foreclose on or not - for pennies on the dollar of actual principal due on the mortgage- Thats why they wont short sell, or negotiate a deed in lieu or in any way be reasonable with any home owner.
Their behavior is (mostly) legal but bordering on the illegal and definitely immoral. They are liars and con artists every single person working their- or at least they knowingly work for a company whose main income is lies and con-artistry. And oh, how artfully they scrape just barely over the line into illegal acts that get them the biggest returns...Far bigger than the fines they might be hit with.

I just filed with the BBB regarding Selene. Our loan was sold from Flagstar to Selene, and now we get harassing phone calls if our payment is not received by the first of the month, even though it is not delinquent until after the 15th of the month. They have been calling my wife at her work too. Take the time to file with the BBB if you can. The BBB can't technically "do" anything to them, but it may be enough to hurt their business by informing Selene's potential victims. We had no choice, our loan was sold to them without any say in the matter. Rise up, and good luck!

After finishing my trial payments with citimortgage and continuing making the payments for 4 extra months citimortgage sold my loan to selene finance and they told me that selene finance does not give modifications and/or participate in any government programs with lower interest rate and that I will be kept at the same rate I currently have. They seem to be more interested on selling my home and not helping me to save it.
They are so rude and heartless. I can't understand why the government aloud this people to do business in usa with investors that don't support our current government efforts in helping people.

My experience with Selene was totally similar. I went through the remodification process, did everything as asked and they didnt actually follow through with my loan remod. They are making me start the process all over again... after a year of the loan payments now I have to start again.
Dont know if anyone has any suggestions for a better way out but, they truly have the upper hand one me.

Wells Fargo sold our loan to Selene after a year of modification payments. Since the payments were partial they were considered non payments. Selene told us they were entering us back into Hamp and after the 4 months again we were told we would have to reenter the program yet again. We were told if we didn't we would be foreclosed on. They eventually modified our loan but not under HAMP. Modified loan was Selene modification to same rate we had with 30k late charges and fees added on. After we did this they sold our loan again. If you have an attorney I would like to talk to him. The attorneys I have spoken to in the real estate business are unable to take our case because they are clients of Wells Fargo. [protected]
They are owned by some of wall streets mobsters. These men started this bulk selling back when you and all were standing at a pta meeting trusting a bank.It was not enough that the country was ok they needed to get even richer. Now today with people been thrown out of their homes after paying for 10 12 years. These fellows have found a new way to get rich again. They buy loans where people were before in a pre mod. Saying its destressed and then asking you for 6% of a corrupt balance. They want your home offering you a little cash for the keys. Yes with all the talk of banks and mortgages out they come Selene and Ocwen to grab again.Selenes head guy Luis Raniere said he felt bad about his part in what all went wrong and he is back to make it right. Well were do you think himself and his investors got the money to start this buy distressed homes fr, om what they did before. They say they lower the principal and modify. NO they bought me in nov 2011 and have already started to bully me with I need to call their lawyer and I have to pay the arrears that are incorrect.Next is the call we give you cash for keys. I am a single mum with two boys they can go to hell. Do not send them a penny it will go into a black hole. Get legal advice their stories are terrible about getting into peoples home. Citi mortgage would not work with us at all they sold our loan to selene finance and now selene finance wont spend any money to keep us in our home but will spend $15.000 00 to $20.000.00 to kick us out so weres the the help to keep poeple in there homes please help us thanks scott newton

To mortgager's that have become victims of SELENE FINANCE (or your loan was sold to them - if sold to them, you are now a victim of their horrifying practices) ---- hopefully you will find the below information helpful, if not all, maybe some helpful. Selene Finance is, and if not yet, will be the worst company you will deal with!
Make a long story short - they thrive on you NOT paying your mortgage! Yes, the make money off of fee's. They have a set of fee's that they have made up themselves. You don't pay, you'll see what's called "Corporate Advance Fee's" & these fee's can be anything they wish them to be. They also buy up troubling mortgage loans pennies to the dollar! You would be floored to learn what they actually paid to obtained your loan - it's sickening (this information provided with proof via documentation from an inside source of the company) They make the most money on the fee's they apply to your loan. IF you pay your mortgage & they are not able to continue to add their fee's (and they come up with some doosy's, that's for certain) they will then sell off your loan because if they can't apply fee's to your mortgage, they are losing money! Their fee's, they should be against the law & furthermore, investigated at the highest level!
But ----- First, to try & avoid the woe with Selene Finance's piss poor customer service, their fee's, their harrassment if they don't see your payment in by the 1st (you do have a legal 15 day grace period but they ignore that) they will call you, they will call your family members, they will even call your work... they are the epitome of harassment when it comes to the word! Selene Finance loves to add up the fee's on your mortgage too & make sure you document each & every time you may imposed each fee! Simply put though, if at all costs, try your best to just move up your due date (a mental/physical note, really) on your mortgage payment to allow for room for emergencies & such. If you're not late, they will get rid of you & be glad they do!
Secondly, as for those that have contacted the BBB, Selene is not BBB accredited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. Do better than the BBB (Selene Finance LP isn't a BBB accredited company anyway) - Contact your local Attorney's General Office, the Federal Trade Commission, your local government officials, Selene Finance's local government officials (Houston Texas - Selene Finance's main office) & contact the Attorney Generals office where Selene Finance is located (Houston Texas).
Thirdly, it never hurts to speak with an attorney if it ever gets to that point. Educate yourselves as thoroughly as possible. Selene Finance, is a strange run company & they will take advantage of those that lack appropriate knowledge with regards to their mortgages. By all the statements & complaints all over the place, this company should not be able to remain. Their customer service is awful & they will hound you horribly if you do not pay your mortgage on time. They will apply fee's to your mortgage, as mentioned before... lots of them, at their own discretion! Keep very close track of those fee's too!
Bottom line, don't give them a reason to make life miserable on you. By bumping up your mortgage due date, mentally & physically, you will save yourselves a lot of heart ache. Plus, once they see you appear to pay on time & regularly, you are of no good to them & they'll sell your loan because they are not interested responsibly payers.
And GAWD for bid... stay away from them Forbearance program! Do NOT fall for their tricks! Sell your home before you let them talk you into their Forbearance crap! Just research, you'll learn very quickly how many people have been taken for a ride with Selene's forbearance programs.
If you do not pay your mortgage with Selene, they will send out a privately hired vendor (inspector/spy) to inspect your property. Know your rights! These thugs will try to tell you they need to access the interior of your home along with walk around & inspect the property. You do NOT have to let them in your home, nor allow them on your property. In fact, you can, by law, ask them to leave your property & never return on the premisses. Talk to your local county police department as laws may vary slightly state to state. But... even though, after asked to leave, they will sit on the roadway, take photos of your property & even go as far as to sitting down the road to see if there is activity at the residence (they will also attempt to sneak around on your property which is illegal). Basically - Selene Finance actually hopes you vacate your property because they can then take ownership of it, change the locks & claim it was abandoned. What ever you do, do not give them this opportunity. Rent your place out if you can not afford it! Do not just leave it unoccupied!
Lastly.. pay your mortgage. If you just are not able to afford it, time to consider selling is truly in your best interest. Hardships are awful & some just can't find a way out of them. There are options, but the willingness to exercise those options will make or break your future as a home owner.
BEST OF LUCK to all that are with Selene Finance. We are no longer with them, THANK GAWD! We refinanced with another company & we're sorry we didn't do so a long time ago! If you are able, refinance & get away from Selene Finance.
This company, SELENE FINANCE, deserves the highest level of an investigation into every single one of the mortgages they hold & have sold to other companies! Selene Finance is a huge profiteer Servicer, they picked up bad mortgage loans pennies to the dollar. Mortgage Lenders securitized our loans before we even had signed on the bottom line, they moved the loan fron a UCC 3 type of loan to a UCC 7 Type of loan to meet SEC ( security exchange commission RULES 2.01 to become a MBS in wallstreet. The Mortgage companies profited on your loan without you being aware or withjout your knowledge... SO HARDSHIP AND BLAMING OURSELVES IS NOT THE ISSUE, THE ISSUE IS FRAUD AND WE NEED TO GO ON THE OFFENSIVE AND SUE THEM WITH THE HELP OF OUR ATTORNEY GENERALS AND THE LAWYERS "WHO GET IT"MOST LAWYERS DONT GET IT.
Selene has helped many others, and the ones that are complaining are the ones who wants them to make a miracle happen over night when you have not paid your morgatge in over a year. YOU CAN NOT LIVE FOR FREE AND THEN EXPECT SOMEONE TO HAVE PITTY ON YOUR SITUATION. We are all adults and you are held responsible for all decisions you make in life, this is including when you signed your name on that dotted line and agreed that you would be able to financially support your monlty payment. AND IF YOU ARE PAYING LATE HELLO IT IS YOU NOT THEM! and maybe you should Shortsale since you cant stick and abid by the terms of the agreements on the contracts that you signed and NO ONE forced you to sign! Dont use "Due to the economy" because it is no longer a Recession this is what it is going to be like from here on out that is why you plan and save for times like this. I just got off the phone with Kevin Wardlow and he is definately not understanding. They have had my loan under a foreberance plan for 2 years. I have made all 24 payments, some late, but ALL paid. I have been told repeatedly that I could refinance and it would take 30 days, but that never happened due to missed documents that I faxed many times, me of course paying my payment a few days late caused them to stop the refinance, and whatever else they could find to stop the refinance it seemed. Mortgage companies at least give you a 10 day grace period! Going into this forebereance hasn't help our credit, because we went into it behind on payments, and now with foreclosure looming, mortgage payments 30, 60 and 90 days late for the last 2 years showing up on our credit report, even though we have paid, it is almost impossible to get help on a refinance from a decent mortgage company that can lower our interest rate and get out credit moving in the right direction . Now I was told tonight that they will short sell, which he kept pushing, by the way, and last but not least foreclosure. We have wasted money with this company and time we could have spent building our credit with a decent mortgage company. It is truly sad how companies are treating people in these hard times and even more our own fellow u.s citizens scream "pay your bills" . To all you folks that are going through what I am, I understand. We are obviously people who are kind enough to let this nation's government and its counter-parts take complete advantage of us. If there is anyone out there that can help, please contact me.

DO NOT TRUST THEM AT ALL. get an attorney because they will ultimately deny things that will be important to get out from under their thumb. lies lies and more lies is how they operate. having an attorney in your corner is of the utmost importance because that will help remove some of the pressure on yourself. they can try to lie to an attorney but they know they can lie to you. never before have i seen so much negative about a company i started researching because i am planning on taking them into court for elder/financial abuses to myself. I am determined to make them feel some of the pain they have heaped upon myself and so many others. just signed up for class action lawsuit and i have just begun to fight these people. good luck on your case but their goal is one thing and that is to steal your home. i owed less than $42,000 on my loan and they bought it for less than 20% of that price i can assume. my home is valued at $375,000 so you can see why they want to steal my home. not everyone is quite that lucky but they have run the bill up to $200,000 essentially. scumbags from top to bottom of this company.

I don't really know yet. Citimortgage certainly doesn't have any of my respect. I started the process with them April 2009. I don't usually say mean things but the right hand has no clue what the left hand is doing and neither know what's happening at all. I stopped talking to them in April this year. Still no further ahead. They about drove me out of my mind. I spoke with OVER 50 different people. (I have almost all of their first names) They all told me different things to do, not to do... Pay late and you will get first attention...etc I finally got someone who was told to make things happen and right away they were working on it and BOOM they sold my mortgage. So as far a Selence Finance goes as I said at the start - don't know yet. Guess what? Citimortgage sent me an overnight letter yesterday. They want me to hurry and fill out more paperwork and sent it to them because I have a "definate" deadline of 7/10. Hmmmm they sold the mortgage and they don't even know it! -- Linda--
unfounded charges to my mortgage
My mortgage was sold to another company named selene finance lp & they are adding charges without explanation of what these charges are. They list them under collection costs. Can they do this? I have paid the mortgage every month & on time, so why are they charging us for something they are supposed to do?

Selene took over our mortgage on September 1st...I was terrified and thought WFM was selling me to a clearing house for foreclosure. I had been working with WFM to get caught up. Selene and the staff there are absolutely awesome! Within a week we had a plan in hand to get caught up and modified RIGHT! WFM had failed at this for over 18 months...The Obama plan was B.S. and Selene swooped in a fixed it, correctly and professionally. When you call them, they freakin answer the phone and speak to you with compassion and understanding...if you want to stay in your house and have the means to work with them, they WILL work with you and make that happen. Anyone who is complaining is looking for a deal and wants something for nothing. I got myself into my situation and they helped me FIX it and honor my debt. I will be forever greatfull to Joe and the whole company who worked with us like EVERY OTHER COMPANY SHOULD. Great job Selene! Companies like you will help put this country back on track and not allow those who simply wanted to abuse a crappy system to get a free ride...
I agree. My mortgage was also bought by Selene Finance & they are violating our rights: Truth of lending, Anti-predatory violations, State law violations, fraud and negligent misrepresentation, breach of contract, etc! I am currently attempting and /or seeking legal advice to perform a Forensic Loan document audit. Selene is a company of predators and scam artists! We qualify for a court supervised modification and I am trying to come up with the monies to persue this company from a legal stanpoint. Selene Finance is full of deception and falisifing promises. Offering suggestions of what to do which only leads to causing deeper problems in making your situation worse and in an attempt to make it easier for them to foreclose on your property. In the beginning they make you feel all warm and fuzzy inside (Yes that would be you Kevin...) making small talk, calling you all the time, and assure you that their goal is to place you in a more affordable mortagage when apparently their attempt is to do an appraisal to find out how much equity exists in your home. Once they find out the actual equity in your home they bully and try to force those that don't understand their rights out of their home. Now their story changes...saying, sorry, we can't help you, your home is worth too much! Or you don't qualify, after you have already committed time and effort to them and they have promised to have everything wrapped up within 30 days! Ultimately attempting to destroy your credit so that you cannot go elswhere for another loan! Then you are stuck with this BS scam whose sole purpose was to steal your home in the first place and NOT help you, just to find out how much they can make on your home when they sell it in a short sale or Sheriff's foreclosure. We all need to band together and take LEGAL ACTION against this corrupt group of scam artists that pray on trusting families. By the way...those of you that post the positive comments...we know that you WORK FOR SELENE! What goes around comes around...You know what they say about Karma...

Hello Selene sold our mortgage to Shellpoint end of May 2023. They got my payment of June 2023. They are supposed to send the payment to shellpoint and never send it. If they dont send it, then it come 30 day late payment.

I have been paying mortgage payments, however the company says that I have not been making the payments
I set up bill pay with my bank. It mailed on the 7th. Arrived on the 14th at 12:50am. They negotiated the check on the 27th. I was hit with a $75 late fee. Not sure why, my check arrived prior to the end of the grace period (15th).
Good Morning, My home is facing foreclosure.
I went thru all the steps to try and make this not happen.
Back last fall I reached out to Selene Finance and went through a loan modification.
The payments were at an amount I could now afford. I was making my payments up until April
When I received a notice in the mail saying my payments were going back up to the original amount
Because my escrow account was in the negative and this was to get it caught up.
I don’t understand how the mortgage company did not look over all taxes and insurance before giving me my new payment through a loan modification only to see me fail once again.
I am desperate to keep my house.
I tried reaching out to Step forward Michigan and was denied because I did not have a life changing event happen to me (hardship).
They are in the business of acquiring homes as investments.
Oh my goodness! They (Selene) acquired my debt and have offered me a mod, that if I accept, the first payment must be paid in 1 week. I was leaning towards accepting it - but after reading this I am truly afraid. I am in NJ - my head is spinning! Yikes thanks for all taking the time to write and vent.
Selene works with impunity in New Jersey. They are also in bed with the NJErma program. NJErma representatives tell them how much will disqualify you and your owed amount magically becomes an amount which disqualifies you. Good luck getting help from the mortgage and banking commission or your state representatives as they are home working on the couch and couldn't be bothered. I have been jumping through hoops with this company for over 2 years and they use every trick in the book to take your home. Good luck to you.
After reading all the complains against them. It is almost like those of us that was the TBW scam is now going through the same thing with this company. If anybody has had been in contact with a lawyer please let me know. I think they may be including another scam. To long to explain and to many other details.

It is absolutely disgraceful not to mention abhorrent and egregious how Selene has treated all of you as customers. With that said, you do have rights and by simply understanding them and knowing how to exercise them, you can hold Selene Finance accountable for their actions. I would first suggest that you visit the CFPB's website at ConsumerFinance.gov to learn more about your consumer rights and you will also want to visit the FTC’s website at ftc.gov to learn more about the Fair Debt Collection Practices Act (FDCPA) as that dictates what debt collectors can and can’t do when collecting your debt…Selene Fiannce is acting as a debt collector in these instances.
We have battled Selene Finance and won with a forbearance agreement issues as well as other debt restructuring issues so just keep fighting until you get the solution that you are seeking. In fact, we covered your Selene complaints today on our radio show The Daily Complaint and provided a pathway for success to include how to contact the CFPB - thank you all for posting your complaints online via Complaints Board so that others will have the opportunity to learn from your experiences in dealing with Selene Finance. There are firm rules in place with regard to mortgage servicing and debt collection but you must know your rights in order to exercise your rights.
In addition to submitting complaints to the CFPB and FTC, I would always suggest preparing a QWR or Request for information for Selene Finance that you can submit via fax or email – you can learn how through the CFPB by typing in QWR in their search bar. Selene is required to acknowledge the QWR or Request for information per RESPA in 5 business days and answer it in 30 business days or you do have recourse, so listen to us address the Selene issues on The Daily Complaint today and contact us if you need further information on how to not only attack your problem but to get the solutions that you are seeking. You can absolutely hold Selene Finance accountable for their actions while obtaining the mortgage solutions that you are seeking without a legal battle but there is always small claims court if you must battle legally (a minimal outlay of cash versus an attorney and doesn’t require an attorney).

I have never been late on my mortgage and was with Flagstar for a year and a half. Selene bought my mortgage and now I'm having to pay an extra $230 per month because my escrow is negative... it has never been negative and now all of the sudden it is so they say. I have sat on the phone for over 30 multiple times to talk to someone to no avail. I have 2 jobs and dont have time to sit on the phone all day!
I am in the same boat as everyone else except when looking at my credit score it went from a 781 to a 690 because I now have a "closed account" with Flagship but what makes it even worse is when I noticed Selene Finance is charging me $10, 000 more.. I cant even express how upset I am. The worse part is when I call the say they need 60 days to look into the problem and it is now 5 months later and still nothing.

Secondly, as for those that have contacted the BBB, Selene is not BBB accredited so you are wasting your time & nothing is being done really to get the proper attention on this company that needs to be. Do better than the BBB (Selene Finance LP isn't a BBB accredited company anyway) - Contact your local Attorney's General Office, the Federal Trade Commission, your local government officials, Selene Finance's local government officials (Houston Texas - Selene Finance's main office) & contact the Attorney Generals office where Selene Finance is located (Houston Texas).
Thirdly, it never hurts to speak with an attorney if it ever gets to that point. Educate yourselves as thoroughly as possible. Selene Finance, is a strange run company & they will take advantage of those that lack appropriate knowledge with regards to their mortgages. By all the statements & complaints all over the place, this company should not be able to remain. Their customer service is awful & they will hound you horribly if you do not pay your mortgage on time. They will apply fee's to your mortgage, as mentioned before... lots of them, at their own discretion! Keep very close track of those fee's too!
Bottom line, don't give them a reason to make life miserable on you. By bumping up your mortgage due date, mentally & physically, you will save yourselves a lot of heart ache. Plus, once they see you appear to pay on time & regularly, you are of no good to them & they'll sell your loan because they are not interested responsibly payers.
And GAWD for bid... stay away from them Forbearance program! Do NOT fall for their tricks! Sell your home before you let them talk you into their Forbearance crap! Just research, you'll learn very quickly how many people have been taken for a ride with Selene's forbearance programs.
If you do not pay your mortgage with Selene, they will send out a privately hired vendor (inspector/spy) to inspect your property. Know your rights! These thugs will try to tell you they need to access the interior of your home along with walk around & inspect the property. You do NOT have to let them in your home, nor allow them on your property. In fact, you can, by law, ask them to leave your property & never return on the premisses. Talk to your local county police department as laws may vary slightly state to state. But... even though, after asked to leave, they will sit on the roadway, take photos of your property & even go as far as to sitting down the road to see if there is activity at the residence (they will also attempt to sneak around on your property which is illegal). Basically - Selene Finance actually hopes you vacate your property because they can then take ownership of it, change the locks & claim it was abandoned. What ever you do, do not give them this opportunity. Rent your place out if you can not afford it! Do not just leave it unoccupied!
Lastly.. pay your mortgage. If you just are not able to afford it, time to consider selling is truly in your best interest. Hardships are awful & some just can't find a way out of them. There are options, but the willingness to exercise those options will make or break your future as a home owner.
BEST OF LUCK to all that are with Selene Finance. We are no longer with them, THANK GAWD! We refinanced with another company & we're sorry we didn't do so a long time ago! If you are able, refinance & get away from Selene Finance.
This company, SELENE FINANCE, deserves the highest level of an investigation into every single one of the mortgages they hold & have sold to other companies! They are committing fraud & it's just a matter of time! Hang in there in there folks :) There is light at the end of the Selene Finance torrential tunnel!
FYI- MAKE SURE YOU CALL YOUR COUNTY, TOWN, VILLAGE TAX AGENCIES. THEY WERE SUPPOSE TO PAY MY TAXES IN JAN 2013 IT IS NOW 4/23/13 AND STILL HAVE NOT PAID THEM! I AM NOW DELINQUENT ON MY GENRAL TAX AND WHEN I CALLED MY TOWN THEY TOLD ME THEY HAD NO RECORD THAT I EVEN HAD A MORTGAGE BECAUSE FLAGSTAR SENT THEM A PAID IN FULL./SATISFACTION LETTER. SELENE NEVER LET THEM KNOW THEY ARE NOW THE NEW MORTGAGEE HOLDER! I AM SO FURIOUS I AM IN THE MTG BUSINESS AND THIS IS JUST CRAZY, I AM FIGHTING WITH SELENE AND ITS ALMOST IMPOSSILE TO GET PPL ON THE PHONE AND WHEN YOU DO IT'S EXTREMLY LONG HOLD TIMES! I WILL CALL EVERY HOUR ON THE HOUR TO GET THIS RESOLVED I WILL STALK THEIR LIVES UNTIL THIS IS RIGHT! SO IF I WERE YOU I WOULD DOUBLE CK TO MAKE SURE YOUR TAXES ARE PAID CORRECTLY, ON TIME AND THAT THE NEW MTG IS REGISTERED WITH YOUR TOWN ECT!

Furthermore, Put ALL your payments you would be/have attempted to pay to Selene Finance in a safe place & make sure you can report that you have tried to make attempts to make a payment but Selene is denying your payments. I'm not certain, but do intend to find out today some how, if they are even legally able to deny someone's payment towards their loan.
To everyone... RECORD your phone call conversations when speaking over the phone with Selene Finance at all times! Tell them you are recording the conversation. When you make a payment, request the persons name taking the payment, the date & the exact time they processed the payment. Keep very accurate records!
And lastly... as hard as times may be, PAY your mortgage no matter what if at all possible. Remain on time with them & they'll then leave you alone.
Be sure to keep a very close eye on your loan (we are currently requesting every single loan document with them & having them reviewed by our attorney & another lending firm to be sure Selene Finance isn't trying to botch our mortgage in any way shape or form. They have been accused of fraud many times already & we don't want to be one of their victims)
Communicate with them "In Writing" and send it "Certified" so they have to sign for it. Request a return receipt via electronic means.
Sadly, with this company, Selene Finance, we need to watch our backs, watch our money, watch every move they make! They are a very shading, non-trust worthy company & if you don't protect yourselves, you have only yourselves to blame. Of course we shouldn't have to take such measures & should be able to hold trust with our lenders... this company unfortunately doesn't get an "A" by any means. Fact of the matter... they hold an "F" with the BBB (Better Business Bureau)

My delinquent loan was sold to Selene Finance in December 2012. Since that time, I have called them on a weekly basis, and have only gotten into contact with a live person one time. I told him I was applying w/MSHDA for teh Step forward program b/c my husband is on unemployment. I was approved for the program until MSHDA found out that the loan was no longer w/Flagstar, but instead with Selene Finance. Selene declined to particpate in the prorgam where government funds are used to pay the arrearage, so I was denied. They sent someone to my house on a Sunday and left a note on my door. I called the number left on the note notice, but have gotten no response. I got a letter in the mail yesterday stating that I need to pay arrears of $39K or my home will go up for foreclosure in May 2013. I'm at a loss and don't know what step to take next.
i was in the process of getting a loan modification in january to help with januarys mortgage and flagstar told me to wait because my loan was sold. ive tried to get help from selene since february. its now april 1st and they wont even let me make a payment. they are threatening foreclosure and actually sent a courier here with a note to call selene. its like a sick joke. I cant even sleep at night. any suggestions?
I hit send to quick on my last post. They answered the phone after 45 mins. I got an answer to my question, he seemed nice. He said "that's what we are here for...to ask, call back anytime." I said well, I have been on hold for 45 mins... AND HE HUNG UP ON ME! Wow, seriously? I was even nice about it. I wasn't even yelling. I was about to ask if he had a high call volume due to all of the Flagstar buys and I heard buzz buzz buzz! On another note, I did get some other information. Selene Finance is a mortgage "servicer" They also perform collections for credit cards etc. I hope I get get away from them soon!
Same deal...my loan from Flagstar was sold to Selene Finance for payment by 3/2/13. However, loan will not be ready online until 3/7. I did call Flagstar and they were able to give me my Selene loan #. I logged onto the website and see a NSF charge of $7.50. My "welcome package" gives the correct payment. I'd prefer to pay online but I'm not paying that fee. First time I called I lost connection after 10 mins. Called again and I'm still on hold after 44 mins and counting while I'm reading this blog. UGH...
