Lennar Poor Quality of the House

Potential homebuyers,

I bought a brand new house in Santa Clarita Valley for more than a half million dollars and lived there for a little less than two years now. So far, here are some problems with this house that could not be covered its warranty:

• Visible and noticeable cracks on the stucco. Yes, I am seeing more cracks all over outside of the building on stuccos. When I complained after a few month of my purchase, Lennar customer care rep said that Lennar won't repair until it is opened widely up to certain inches, which does not make senses at all. I could see cracks all over especially around the doors and windows even inside the unit, and the cracks are appearing noticeably more and more. Lots of my neighbors have same complaints. We might probably take class legal actions toward Lennar on this…
• A major water pipe outside of the building that is connected to a major water pipe inside the building is broken, so it was leaking. When I reported to Lennar care, a care rep came to my house and said that its warranty is expired, so he could not do anything. My biggest concern is that outside water pipe is PVC pipe, not a copper made pipe. This means Lennar used cheap materials to build more-then-a half million dollar house even though Lennar knew that California is exposed to earthquakes. I am wondering what kind of materials they used for inside the units. Lennar finally decided to reimburse the repair cost, but I am not certain what Lennar will do if this type of problems happens again for other neighbors who are not proactively and assertively complained about it.
• The sprinklers at the backyard have been leaking from the day one after my purchase. I complained this and Lennar was able to stop the leakage on each inquiry. However, it has not been fixed permanently, so it continued to leak. Lennar said there was nothing they stop to prevent this problem primarily due to my backyard structure. I also noticed that the sprinkler system keeps running on and on even it watered all zones entirely. Lennar said that it was caused by programming issue on the time, which one of professional gardeners inspected and found no problems with programming.

Lennar built some pathways/ walkways here and there in the community, but if you carefully look at the concrete/ cement on the ground, you will find lots of cracks, which really implies the quality of Lennar homes. Please challenge the sales representatives on these complaints to see how Lennar will handle as if you were having the same issues as a new homeowner before you purchase the house. I am not upset or angry about Lennar, but I am really disappointed about the poor quality of the houses Lennar built in Santa Clarita Valley area.

I was the third buyer for a home that was built by Lennar. I discovered a large leak that went undetected for nine years within the walls -- I attempted to work with them and they kept stalling and stalling and finally I took them to small claims court. Unknown to me that there is a TEN YEAR limitation -- in that you must file a legal action in within the ten year time -- it has nothing to do with when the defect was discovered. So I ended up on the losing end because I tried to be nice. Shame on you Lennar for being deceptive-- saying your people were looking into it etc etc. You knew very well what the time limit was and you just let it run itself out. SHAME ON YOU!

As of 2013, Lennar Homes (www.lennar.com) is secretly repairing failing roofing and/or landscaping mistakes which create flooding/pooling of water which they left behind in the aftermath of completing new development at POTOMAC MARK PLACE and ROANOKE SPRINGS DRIVE in Ruskin Florida 33570.

The only way to have them repair the roofing tiles and/or correct landscaping to properly flow/channel rain water AWAY from one's home is to have a LAWYER send them a letter requesting it.

Homeowner's in this neighborhood were required to sign a NON-DISCLOSURE AGREEMENT with Lennar Homes, in return to having the rework completed at no charge, despite the fact that Lennar Homes screwed up in the first place.

What's truly sad is that the window of opportunity (warranty) on the majority of these homes is nearing expiration. Homeowners have a right to know and have the shoddy work by Lennar Homes repaired asap.

Potable water systems going into residential structures are recommended (if not required) to NOT use copper piping as that would violate the "Lead and Copper Rule." The use of PVC doesn't imply cheap products, it is the only one that they can use on new construction.

Lennar Shoddy workmanship

We've lived in a Lennar townhouse for 5 years now and have seen all types issues with the homes in the neighborhood. We were some of the first to buy and had visions of nice homes with nice neighborhood amenities: First, imagine a row of 10 attached homes where the siding is mismatched and falling off. The entire building built only 3 years ago behind us has 2 different shades of siding throughout it, not per design for sure! During heavier winds, badly attached shutters fall of and blow away. Worse still is that the neighborhood went condo in the middle of the builds but it's the owners' task to have these shutters fixed...but the property manager doesn't know where or how to get matching ones! I've been in the homes as they were being built and found warped studs, bowed drywall. All 10 houses in our building had valves installed backwards in the HVAC vent stack so condensation ran back into the heat pump and shut it down. Our end unit house developed a foundation crack 6 months after we moved in, another in our building, a few months later. A neighbor's roof is falling apart after 5 years, a 30-year roof. The shingles are coming up in what looks like a 3 ft diameter bubble.
Once the builder finished the neighborhood, customer care was done. Promises of neighborhood amenities during the push to sell fell by the wayside and took fighting tooth and nail to finally get. Unfortunately we did buy early in the builds and timed it right before the bubble burst, we are stuck for awhile but I hate to see others end up the same situation.

In November of 2005, we were negotiating to purchase a new home from Lennar's Parkers Place Subdivision in Taylors, SC. Everything was done we thought except the signature . My wife called me at work and said I need to sign the paperwork for the house which was priced at 183500. I told her OK and left work. When I got there the agent said we just got a price increase and since you haven't signed yet the new price is 193500. I should have walked away at that point but my wife really wanted the house so we agreed and put down a deposit and signed the agreement.

We moved in 2 days before Christmas 2005. We found a few issues which they told us they would cover under the warranty. The rep that helped us with the move in told my wife after she asked about the care of the hardwoods which turned out to be laminates that she need to just "Damp mop them" which she has done for the last few years. Recently we noticed the hardwoods were warping and peeling, we called Lennar about it the told us that it was water damage and 1.) not their responsibility and 2.) We were no longer in warranty. in the past 4 years we have had to have all the vinyl floors replaced, the downstairs carpet replaced, they refuse to fix the up stairs carpet, washing machine replaced, I have replaced most of the light switches in my home because they fail for no apparent reason. Lennar told me to replace them that was my responsibility. My heat pump while it barely met the standard when they built the house is insufficient to effectively heat or cool the house, the house which the salesman told us would be so energy efficient fails miserably, average Electric bill is about $300 and another $200+ for Gas. The house is drafty and poorly constructed. According to Duke Energy my house uses 3 times as much energy as the average home with same square footage (just myself, my teen daughter and my wife). We had all the double pane (thermal) windows replaced, both doors have been replaced. We have issues with cracks in the walls, cracks in my slab and my driveway from “settling". Recently we noticed mildew growing on a wall next to the water heater and called Lennar after 4 weeks and an email to the home office, the construction manager comes by and tells me that the emergency shutoff valve is leaking and since I'm out o warranty its my responsibility. I was outraged. A leaking brass valve which was installed by Lennar or one of their contractors which I have no control over is leaking and it’s my problem. If the home was 20 yrs old but this was a new home 4 yrs ago.

I could never recommend Lennar to anyone after my experience. My next step is to consult my Attorney to see how to proceed.

I understand what you are going through. I purchased a home from Lennar almost 6 years ago and we still have a boarded up front door. We are stuck with $100k in construction defects. To make my story even worse is the fact that I worked for Lennar. Contact me with your story and I will post it on my website that I am currently putting together. Be careful with "their help". We spent 5 years in litigation and all that happened was more expert costs, and lawyer costs, to the point that we received nothing for our construction defects.
I want to hear your stories. We all need to hear your stories in hope to make it right.

Lennar Build with poor quality

Please do not buy from Ryland Homes. They are of poor quality and do not stand behind their product. For the amount of money I paid, I deserve better. The house floods everytime it rains. Paint is of low grade. Carpet is cheap. Drywall cracks. AC and pool pump have had to be replaced and repaired. Electrical breakers have gone bad already. Sprinkler system does not work. Floor is uneven causing replaced tile to crack again and again. I have not lived in my home 3yrs. yet but have had a host of problems not expected from a new home. I have regretted buying this home and wish to warn others not to make the same mistake I did.

I bought a Ryland home in Ruskin Florida. My 3 slider windows are all fogged. I was advised the gas is broken in the it. Lennar bought Ryland out here, but they don't know who did our slider doors. After 8 yrs you'd assume its under warranty through the manufacturer. But who is the manuf6. This is so upsetting, living on the lake a d can't enjoy the view through our large 3 sliders.

CalAtlantic Homes at Canyon Falls summed up: Liars, Thieves. Don't do business with them, you will regret itCalAtltantic's sales conduct violated the Texas Deceptive Trade Practices Act ("DTPA") a consumer protection statute enacted to protect consumers from false, misleading and deceptive acts and practices. CalAtlantic violated the DTPA by failing to disclose information concerning goods or services which was known at the time and such failure to disclose such information was intended to induce us into the sales transaction into which we would not have entered had the information been disclosed. Throughout the process, we were not communicated timely by our sales person, Cindy Miranda, had to make calls to the corporate office on multiple occasions in an attempt to get a response. We were told by their salesperson, Rachel, that there was no lot premium. We deposited $10, 000 of refundable earnest money with CalAtlantic. After the refundable period for our deposit ended, Cindy Miranda told us that if we still wanted to build the preferred model that we would have to pay a $15, 000 lot premium. Additionally we needed to sign the contract without a chance to review it beforehand. Under duress of losing $10, 000 we signed the sales contract. CalAtlantic did not sign-off on the correct list of options and upgrades. Once we had completed the design center process and chosen our upgrades and options, CalAtlantic signed off on the list without the low-voltage wiring upgrades. We had to correct the list for them. At the meeting that showed them they signed the incorrect list, they asked for a check from us for $56, 000. We were not told by them that we would have to pay for our options prior to closing. We would not have signed the contract had we known. Additionally, the salesperson lied to us by telling us that they had already ordered the options; however, the regional manager, Kathy Kerr, told us if we didn't want some options then they just not be ordered. Sib Woehr, sales assoc., Trish Russell, loan officer, stated CalAtlantic does not refund earnest money to consumers.
CalAtlantic has not responded either to me or my attorney. They will not accept phone calls from me or my attorney. They do not respond to the demand letters and requests to speak with them by me or my attorney. The sales agent, Cindy Miranda, discriminated against my wife, who is Hispanic; Cindy Miranda would turn around and not acknowledge my wife when she would see her. CalAtlantic Homes representatives (Cindy Miranda, Kathy Kerr, Sib Woehler) lied to us on various occasions as to the price of items, the right to our deposit and how much money we would need. CalAtlantic was unresponsive and did not respond timely to our requests which allowed the escrow period to terminate so they could keep our earnest money deposit. We feel like they violated the Texas Deceptive Trade Practices Act and induced us into the contract by waiting until after the escrow period ended to respond to our communications, they withheld information, they did not communicate with us timely and they constantly misinformed us as to prices, availability, and contractual terms. We were not give a copy of our contract until after the escrow period had terminated. We were made to enter into the purchase contract under duress and threats that we would not get the lot and home model unless we signed the contract quickly without time for review. So basically, we were lied to, misinformed, not informed, discriminated (racial/ethnic) against, induced under duress, and ignored by CalAtlantic Homes. I have attached the demand letter sent to CalAtlantic by our attorney, which was never responded to by CalAtlantic. Additionally, CalAtlantic did not attempt to correct any of the violations against us, their policy is to ignore and hope that the unemployed family that they took $10, 000 from will just go away. Additionally, Theresa Russell, Loan Officer NMLS 252780 from CalAtlalantic mortgages, and Sib Woehler both told me that CalAtlantic never returns escrow deposits, unless it is a VA loan, that it is a way for the Company to make extra money.

Before I purchased my home in 2014, I read very bad reviews (100s) about Ryland and I still did not believe them and bought my home..
I should have taken the reviews seriously, because there homes are very bad quality and forget about the warranty. They will find 1000 reason not to fix problems.
Do not do my mistake and run with your Money now...buy a used house build by someone else, better for you.

We purchases a 2nd hand Ryland Home in Jacksonville, FL. This home was built in 2006 and we just moved in June 2014. You would think there wouldn't be any problems as it is less than 8 years old but shortly after moving in I noticed the front rooms carpeting seemed slightly damp to touch. We paid for an inspection of the property prior to purchasing the home and all came back good. After noticing the dampness in the front rooms, I told my neighbor and was informed that the previous owners had problems and some of the windows were replaced! This was not disclosed when we purchased the home ever! I called the builder and was told to contact the Warranty dept. After explaining my concerns, the woman in the "warranty" dept. said it wasn't covered and it basically wasn't their problem. They wouldn't even send someone out to inspect what I was concerned about. It feels like it's slab that may have cracks in it and the moisture is coming from the ground as it isn't felt around the perimeter of the rooms; just the middle floor. I wish there were builders that really cared about their reputation and built solid, quality homes!

Hi. I purchase from Ryland Homes and i live in Illinois. They build with poor quality and I'm talking about construction. My kitchen needs to be build again because they made huge mistake and when they find out that last cabinet is too far from wall they did extension of cabinet in about 8'' and now i have a huge gap between my fridge and wall. Plus i have a floor squeking everywhere and this is not part of house settling because: first of all they used garbage instead of play wood plus i saw ceiling in the basement that they missed 80% of screw with destination plus they even save on glue which is unbelievable. So my question is how floor not suppose to squeak if play woods are not connected to studs properly? Whoever is writing good reviews about them is a spam or is working for them! I had many other issues but has been fixed but this is what i have left is terrible because i have furniture everywhere and they must remove floor everywhere: tiles or carpet and connect playwoods properly! I told them about squeking even before closing and they said don't worry that this is a part of settlement but not in my case because they propably send my grandmother instead of real carpenter to build this home! Communication with them is terrible and after they got paid on closing they dont give a s...t about you! Painters did terrible job also because i have in some area some of colour paint on ceiling and many wholes on walls, trims. Now i know why they wanna pay 2 grand to everyone who will write good review because no one will do without money! Communication with them is bad and they avoid my emails! DONT BUY FROM THEM! STAY AWAY!

Your Ryland home in Arlington sounds like the one we built in Cedar Park (Austin) TX. The house was literally thrown together
with very little quality control. Two windows on the blue print were missing. When they put them in, one of them was the wrong size and not centered as it was supposed to be. Several windows had broken seals and were bowed. There were all kinds of cracks in the foundation and one brick wall was installed without air space between the thermo ply sheathing and the bricks. The brick workers were smearing the mortar in with their fingers. Many mistakes were made on laying the brick. The house looked like someone smashed it and did a bad repair job. The roof was buckling and flashing was improperly installed. In addition, they installed the wrong cabinets, and tile in the kitchen. The exterior and interior paint was also wrong. They also ignored manufacturer instructions and installed the hardwood flooring without livable conditions. They covered the floor with paper without cleaning the construction debris. We decided that the house was so poorly constructed that we told them we were not buying it We haven't gotten our deposit back. I don't know if we will. The fact is Ryland does not care . They will turn around and sell the house for more than what was in the original contract.

Lennar Garbage

We purchased a home last year, (built in 2005)...and have a laundry list of builder defects, which Lennar says they are not responsible for. To top it all of, the Lennar Reps were hateful that we were bothering them about these defects. A leaking roof above my daughters bed is no laughing matter to me when we are buying a NEW home. Shady people working for Lennar and wherever Mr. Lennar is, they probably don't care as long as cash is flowing. IM now stuck unlsee we want to sell for half what we owe or walk away...but you can still save yourself a lot of anguish. If you don't care about quality, then buy from Lennar.

Lennar Water Leak - Faulty Installation

www.youtube.com/watch?v=egM4yC56UlY

Water leaks through the shower tiles and flooded the dining room ceiling. Since the house is 15 month old and passed the warranty period they are not taking responsibility of it. I also had water leaks in the basement which was identified before the warranty period, but still not fixed by Lennar. Don't expect Lennar to stand behind their product. I will never buy a home from them again.

Lennar No quality

We bought our first newly built home from US Homes/Lennar in 2001, now after 9 years we were ready to up grade and put our home on the market. But after the inspection by the buyers we found out our main sewer line was a poor install, the buyers backed out and we need to spend 12000 to 16000 dollars on fixing the problem. When we contacted Lennar they said it would have fallen under the 2 year warranty and we only had 6 years from time of possession to take legal action. I could go on about many other problems with this cooky cutter house that we have corrected over the years but don't have time to write a book! Word to the wise, when you build a new home pay attention to every detail and scope/camera your main line before warranty is up!

Lennar Lennar Homes

We had a carpet defect issue and also a seam repair issue where the carpet was cut into and patched by Wayne Wiles (Lennar’s Contractor). We immediately issued a complaint. Several weeks later our Lennar Rep arrived with Brian Decker (WW). Brian did not seem to interested in the repair job gone wrong, but did confirm that the carpet was defective and that Mohawk would replace the living rm and all adjoining rms due to mismatching dye lots. We informed him at the time that we were not happy with the carpet and asked if the Mohawk credit could be applied to a better carpet in the bedrms and tile throughout the living rm. He agreed. He scheduled the tile install for 3/13 & 3/14. He said carpet would be done on 3/17. The tile guys arrived around 8:15a on Saturday stating they were going to try to get it all done in one day. I did not think much of this until I read the Mortar bag that advised tile should not be grouted until 16-24 hours after being laid. When I brought up my concern the installer pointed at the Sun and said it would be fine. Annoyed, I called around to tile companies. All confirmed this is not standard installation practice. I contacted Brian & he came out to our home the following Monday & knocked on the center of some of the tiles to prove that they were set. He advised us that as long as the tiles did not sound hollow, they were bonded to the floor and there was not a problem. He then advised WW guarantees their installs for 1 year and if we had any problems they would be taken care of and that he would draft a warranty letter (which I have if requested). When Brian left we decided to check our older tile that came standard with home. 60+ tiles are hollow in the main foyer, hallway, kitchen, bathrms, and master closet. I immediately contacted our Lennar rep and pointed the hollow tiles out. She said she would address them with Bill Whiffen and WW to correct the problem. She contacted us to discuss other issues brought up through the walkthrough but never the tile. I finally called her on 3/26 and was informed that she had spoken with Brian, and Brian had advised her that it was not covered under the warranty. I find it fascinating that WW dictates to Lennar what Lennar’s warranty does and does not covers. The Lennar Warranty Book given to us at closing does not state hollow tile is excluded from warranty coverage. I stopped by a sales office on 3/26 and picked up the newer version which mentioned nothing on exclusions of tile warranty. Every tile expert that I have spoken with all state that hollow tile, while not showing cracking now, will be prone to cracking, shifting, and lifting later down the road. They all state that Hollow tile is caused by improper bonding to the floor by either poor installation or bad thinnest. I sent a summary of the flooring problems and other outstanding warranty claims to Bill and requested that our issues be resolved. I also cc’d the CEO, Stuart Miller. Both letters were sent certified mail. Bill responded on Monday (See attached E-Mails). Stating he would schedule a visit. We met with him on 3/31. He advised he would look into all other issues but the tile was not something that was covered. He advised that if it lifts or buckles after are warranty ends he would come out and fix it, but would not cover cracking. I requested his statement in writing, which he also provided via E-Mail. All we want is the tile that came with the home purchase redone correctly the way it should have been done in the first place. We will see what the Attorney General and BBB have to say about help.

My partner and I are strongly considering purchasing a home in Ashburn VA Martin Chase community. But after dealing with the sales person (AJ McCollough. We are thinking twice! Although its a nice community AJ was extremely rude and indignant once we asked about the warranty of Lennar's Home. After reading many complaints about Lennar, as home buyers we want to feel comfortable with our purchase. No one should purchase a half million dollar home without asking questions! She was very abrupt, negative and aggressive. At least I can honestly say she is consistent in her behavior, I witnessed her treating other buyers the same. Although the homes are in a great location, it DOES NOT give her the right to treat buyers with such hostility. Such arrogant behavior when someone is just trying to feel confidant in their purchase is absurd!

Lennar Poorly built homes

When Lennar says they have the "everything home" they mean that everything is wrong. They did not caulk the windows or outlets leading to leaks when it rains. My "energy star" home if filled with drafts. The drywall was not taped in the corners or ceiling leading to hairline cracks everywhere. The cheapest materials were used including the upgrades that I over paid for. Unskilled labor was used so the walls are crooked. I can hear every step someone takes upstairs because of poor instalation. The list goes on. I would tell anyone not to buy a Lennar home. I made a comment on my facebook so all can see.

I have a Lennar "Everything's Included" house. This energy star house does not have adequate air - conditioning, the HVAC vents are all in the wrong place, the stucco is now falling off the house, the stairs are not secure, the molding does not meet, the water takes forever to get hot at any sink, there is no insulation in the walls, the front entry has a large piece of stucco missing that was evident at our walk-through, the shower has no light, the mirrored doors are crooked, the bedroom door does not meet the floor and water comes in when it rains, the upstairs office has no, none, notta, zippo
air-conditioning. Try to work in that office in the summer...in the desert. Then there's the loan that we were induced to use because of incentives, which we did not receive. We did not receive the landscaping we requested and changes were made to our floor plan.

Lennar 4 year old home

Lennar Customer Care Does Not Care

Buyer Beware! When it comes to buying a home from Lennar be very careful. If you are unlucky enough to have warranty issues good luck getting things resolved. The company does not care after they take your money. They need to find blame when you have a problem. Someone else to foot the bill. If they can't find fault with anyone but themselves they will not fix the problem. Bad company when it comes to warranty!

Lennar Scam artists

I bought Lennar's home and it was closed November 23, 2005. We had a number of warranty issues with this property, due to poor construction well below Lennar standards. The warranty department was unresponsive, or slow at best, and bordered on hostility at times. They demanded that we sign off the unrepaired open items when the normal warranty period expired. These issues culminated in a refusal of the first Tenant to renew their lease and strained relations with the next Tenant to the point we had to release them from their contract. I am suffering significant loss due to these problems.

Warranty issues included an inoperable dishwasher that took forever to get repaired, ill-fitting doors that were hung so poorly that one could insert a finger in the crack and see sunlight from inside a closed door, and other issues discussed below.

The present issue at this time is the air conditioning system. Problems with the A/C surfaced in the pre-closing walk-through on November 11, 2005 when it was noted that the A/C does not cool. The home is a rental property and was occupied in December 2005 and the A/C worked until August, 2006. It failed on August 15 2006 and we reported the issue on the Customer Care/Warranty process on the Lennar web site. We got no response until Lennar acknowledged the request on August 22, a week later.

We emailed Lennar once again on August 28, 2006 (still under warantty) that the A/C did not work. Lennar's system says a representative from Christian Plumbing and Air Conditioning went to the home on August 29, but the Tenant says no such repairperson ever showed up, and because we had rekeyed the house there is no way Christiansen could have accessed the house without the Tenant there to let them in. On October 10, we reported that the repairs reported in August had not yet been done and the work was accomplished until a week later on October 17. The technical details of the A/C problems can be sent, unfortunately can't be attached here.

The same problems resumed and our request for repairs of January 2, 2007 was not answered until January 9, 2007 when the Lennar warranty rep said it was out of warranty without regard to the variable parts/labor warranty periods on the A/C. On March 3, 2007 the new Tenant complained bitterly about the A/C. Christiansen Plumbing and Air Conditioning responded six days later that the defrost board was out, with parts under warranty but labor was not, and finally did the work on or about March 16, 2007.

This did not remedy the problem so we had to send our own A/C technician, A K Air, Inc., who found a Freon leak and re-welded the copper pipes to the outside unit. He also found the defrost board out of order again, as well as a number of other issues. The unit needed a new compressor, possibly because it had been running on low Freon and lack a Freon filter dryer, which permitted trash and debris to circulate freely in the system. It may also need replacement of the 4-way valve. The Freon filter dryer was missing. Since the zoning controller was not working, he changed the system from a dual zone to a single zone, and realigned the zoning controller for a single zone.

It was the opinion of our A/C technician that the crew that originally installed the A/C were poorly trained. The welding of the copper Freon pipes to the exterior unit was rough and leaked. The unit had no Freon filter dryer, which exposed the system and compressor to damage from bits of trash and debris in the roughly welded system – the poor workmanship of the installation suggests it is likely the copper pipes had a lot of trash and debris in them. The defrost board was defective and the zoning control board was not properly installed. It is not clear that the 4-way valve is installed or working correctly, and it can’t be tested properly until there is a proper compressor to provide the needed pressure. In either event, the 4-way valve may have been factory installed or it may have been shipped with the York unit to be installed in the field – their factory rep says York works both ways.

Overall, the warranty service system was inept at best and was possibly conniving. Constant delays of a week or more to respond to simple repair requests appear more like efforts to drag feet until the warranty expires than an effort to cure construction problems.

We are asking for a full reimbursement of the $4, 369.99 it cost us to replace the system, plus the approximate $425 to replace the 4-way valve if it is found damaged after the system is replaced and pressure is available to test the 4-way valve.

After, we bought a brand new house. Should we expect to spend close to $5000 for repairing cost only in the beginning of its second year? PLEASE HELP! Please let us know what we can do! and we will do it!

Unfortunately I own 3 Lennar homes in Orlando area and I have hated every second of dealing with anyone associated with Lennar. Only reason I have bought Lennar is because of the very good communities they developed in Orlando.
But buying process is horrible and the MOST stressful you can ever imagine, all sorts of delays, no help, sales agents who actually should be in jail based on all the lies they tell, zero construction oversight thus leading to all kinds of shoddy quality.
On my brand new home from 2014, I have had 2 replace both downstairs and upstairs AC units twice already and had looong list of things that were done wrong that lennar promised to get fixed within first year and never did. Keep calling keep chasing and you get no response.

I only bought Lennar because of the location and overall community, but I would advise people to look for other options and keep buying a Lennar home your very LAST choice.

I have been having problems with the A/C unit in my Lennar house since I bought it about 5 years ago. The house is approximately 2200 sqft two story with one A/C unit with a dual zone system. The house doesn't get cooler than 78 during the Texas summers. I have had several A/C companies look at the unit and the duct work. They all agree the dual zone system was a cheap way of qualifying a smaller A/C unit for this size of a house. I have two options but a bigger unit on or put an addition small unit. Either way I'm looking at around $4, 000-$6, 000 to fix a problem that should have never passed inspection before the builder sold the house.

I TOTALLY agree. I purchased my Lennar home in 2005 and just recently found out I, too, have a freon leak in the a/c pipe. I called John Moore out to assess the problem and they told me the unit was poorly installed. He also said the house has a dual zone (which he described as the cheapest and quickest method). Who really knows how long my family and I have been exposed to the freon leak. It was recommended that the entire unit be replaced ($8, 000). Right now, I can not afford to do that so I left with having to get a window unit to make it through Texas summer heat. I might be able to get any help with my situation but I am determined to make as much noise as I can about the poor quality and service of Lennar.

I am so thankful that people like you post these problems with this company. You may have saved me a huge headache and money I have been saving for years to buy a nice home in the southwest. I have read far to many complaints about Lennar, and I have yet to read any positive reports about them. I am sorry that you have lost so much money for a faulty a.c. unit, and problems with the company. I hope you will get your money back. You probably know this, but the Better Biusiness Burea is great at helping with problems like this. I know Lennar lost a sale due to the number of complaints they have, and I doubt I am the only person who decided to go with another builder.
Thank you for your post.

Lennar Awful company

The home is very poorly built. I have made a complaint to the BBB, here and Houston. My sinks in the master bedroom and the upstairs bath room are cracking. The lock on my front is not work well. It is cold in the master bath room and closet. When a certain spot is stepped on, it sounds like the person is going to come down. I am at a lost as to what to do.

My daugther and I purchased this home, to have a safe place for her three girls to live. The home is a disappointment to us. We are in a position that we can not afford to move.

HOPING FOR JUSTICE, let me just say "Ditto."
I believe in Karma too and that karma truck is backing up at their door as we speak.
This company's founding principles is based on caring for their customers. Lennar does not care about my problem which is faulty design of the HVAC system. I've been asking Lennar to help us since 2006 and have not received a response. Our litigation has now produced a court date for January, 2011.
There is another site called Pissed Consumer@Lennar. There are so many negative posts on that site. I posted 23 pictures of our Las Vegas home. I have issues with our stucco application, unsafe stair rails, shoddy constructin throughout and inadequate HVAC. I wish you good luck and good karma. You are not alone hoping for justice.

Lennar Keeping Escrow Monies

Be very aware of Lennar Homes! First, they pre-approved me for a loan and told me that it would be easy to be approved for the final loan even though I had not the greatest credit. So we chose a house and put $1, 000 down on it. Then, they decided NOT to approve me through the credit company. What has ensued is a nightmare. I have a signed cancellation agreement on 3-5-09 for the full $1, 000 to come back to me. I was told it would take 6 to 8 weeks to receive it. Not only is it past 8 weeks, but now they are informing me of this (this is their exact e-mail to me, unedited):

Mary
I am so sorry I did not call you, I have not forgotten about you and just got confirmation that they are going to refund your earnest deposit but they are withholding 250 of the deposit for administrative and credit report. They use to refund the whole earnest but cancellations and denials have cost the company so much money they are now exercising their rite to the 250 that is stated in the contract.
I was told you need to sign one more form and it will be processed. Please call me and let me know when we can meet or I can
Brooke

Not only have they ignored me repeatedly with e-mails and phone calls, but it is NOT stated in the contract that they get $250 for administrative costs. I've attempted to contact Brooke again by phone and e-mail saying that I expect the fully $1000 back. I've also asked what type of form I need to sign now that it's gone past 8 weeks and why they didn't have me sign this form in the first place? Lennar Homes is a rip-off. I gave them my deposit based on the fact that they pre-approved me for a loan. Now they've had all of this time to earn interest on my money and I fear they are pre-approving people that they know they will not approve in the final outcome just to get your down payment. Then they get to earn interest off of YOUR money and also, they hope that you'll just happen to "forget" about this money if it takes too long to get it back. In addition to saying they're going to take $250 of your money if they don't approve you. What a scheme!

We are also trying to get our earnest money returned -- we had a contract on a home and the appraisal came in 13K shy of asking, they lowered the price but it still wasn't going to be manageable with the amount of money we would have to show up with. We canceled, they aren't happy. We've asked for our money back since 1. the house was off the market for maybe 10 days, 2. there was absolutely no work done on the part of Lennar (using our own financing) and 3. They can relist the spec home and get the price they want.

We're hopeful.

I was going to purchase a home in 2006 and they forced us to give a 20K earnest deposit before going into the purchase agreement advising that it was just to hold the home. Now they advise that I signed a contract advising that the refund is non refundable even though their preferred lender that they forced me to go through cancelled the product I was approved for. Now, they have withheld my money for 6 years and I will be seeking my earnest deposit plus damages because of their criminal tactics and intimidating, lying ways. I was SWINDLED and I trusted those crooks. I do not understand how a civil class action lawsuit has not been filed against these thieves. You can email me at kb20asu@yahoo.com if you would like to file a lawsuit. I am in AZ but I will support to the fullest. I am lucky to have the emails from the UAMC and others. Lennar in Minnesota just as bad: I purchased a townhome in Prairie Lake Lodges, Lakeville MN. To discover multiple problems. The driveway has settled so much, we have a bird bath at the end of the driveway due to the deep hole of settling. Lennar feels this is normal. My daughter plays hockey so would think it would be our dream to have our own ice rink in the garage because the slop of the driveway has settle so much, in the wrong direction, where the water flows into the garage instead of away from the garage so in the spring as soon as I open the garage door, water rushes in to the garage, freezes and hey...we have our own ice rink...bring your skates if you live in this development! The insulation in the attick is substandard causing ice dams and water intrusion. Our Association has spent thousands shoveling roofs so homeowners will not be impacted by this defect. The subfloors are worse than 80 year old house with squeaks and literally sub floor boards that have shifted and are peaking and dipping in. You can see and feel this through the pad and carpet layer. The front door was installed properly and continued to pop open, a lovely safety feature! The cement is cracking and heaving. The utility meter outside is literally heaved and sitting sideways. Lennar's answer, the Association can fix that. The lack of quality in sound proofing, in my neighbors unit along side me, I can hear the people walking up the stairs. The flooring is so uneven, when I remodeled the kitchen, the crew had a difficult time. Our Association currently has a construction defect lawsuit that has been ongoing for two years. We are a 200 unit development. A great majority of the units have all the same problems from roofs failing, poor insulation, concrete problems, driveways sinking, siding that falls off and Lennar's offer to settle would not cover the cost of repairing the driveways. There is game is simple. Build poor quality houses with the knowledge that they will be sued. They are self insured. Why this matters is because many other quality builders are not self insured. So if a construction defect lawsuit arises, the insurance company is involved which exercises reason and logic over settling. Lennar further has in house staff of employees/attorneys that are on salary, which means they get paid regardless of actively defending a suit or not. This all translates to Lennars culture that if you buy a home, have construction related issues, they will bury you with legal paperwork, court time and fees, because their attorney's get their salary regardless where you are paying yours by the hour or on a contingency basis. This means they bully their way through defects knowing most homeowners do not have beyond thousands of dollars to spend on attorney fees even through they are right. The moral of the story is, there are plenty of good quality, reputable builders that stand behind their work. While you may pay a few more bucks up front, you will pay thousands more later if your choose to purchase a Lennar home. It is as simple as the old car commercial of the fly by night car salesman. It looks all pretty and shinny on the showroom floors, but do not kick the tires because it will fall apart. This is a Lennar home.

I agree with you, I am going through the same problem. Husband and I was approved for a Nautica home in Florida by Lennar UMAC. However, 15 days later Arturo Pena and Carlos De Guzman called and said my husband score went down and want us to release the contract. Mind you the credit information that was given for the pre approval was the same given every time they pulled the credit score. They are willing to refund the money that was given for closing, but I wonder why. However, I googled the home today and its on the market and we have not released the contract. Isn't that against the law to have two contracts on a home if one should want to buy the home. Lennar lies and give false hopes!

Lennar poor construction, poor service

Purchased a home through Lennar in a new home community in early 2008. Though could be related to timing of construction, we were informed that our settlement would be 3 weeks later than originally scheduled date with a two day warning - resulting in coercing current landlord to let us reside in apartment a month longer. At walk through of new home a list of concerns were provided, though only half of issues were resolved by move-in date. Since there is a one year warranty on the home, we had a 60 day walk-through prior to our one year walk-through to help correct any concerns. We were never contacted for 60 day walk-through, nor were our neighbors. When we presented this concern, the new home reps accused us of not following policy and submitted a consumer survey & list, though we were never directed to. Most of us continue to wait, over 7 months later, for initial construction concerns from settlement to be resolved. Directions on how to access mail, arrange utilities for a home with new construction, info on homeowners association, and a list of contracted builders for home were unclear or not addressed by Lennar staff. Be weary of working with this company!

Lennar Terrible company

My wife and I began searching in Lakeland, Florida for a new home when a job change forced us to move. On the surface it seemed as though Lennar Homes, the Hampton Hills subdivision, had everything we were seeking. In reality our deal with Lennar was a nightmare and I could not be happier that we did not end up buying a home from them. Consider...

1. Lennar builds generic homes. Want to change a color? Sorry, but you cannot. Want tile instead of carpet? Not an option. The simple fact is that when you buy a Lennar home, even if you sign on the dotted line well before construction begins, you are buying a stock home. They try to make it seem as though this is the way to go but it is extremely self-limiting when you spend about $200k and cannot even do minor modifications to the home's design.

2. Lennar uses deceptive advertising. My wife and I were led to believe that the Nehemiah funding was a Lennar deal. It was a federal deal. We were led to believe that our home would start about one month after we signed on to buy it. At the 4 month mark, when construction still had not begun, it was starting to lose its allure.

3. The "Everything Is Included" is another deceptive advertising practice. The packages are very generic and they do not use the top-of-the-line products. Everything is "contractor grade" unless you buy one of the largest and most expensive of their homes. But even if you spend over $300k for the home you still cannot even pick your colors, options, or layout.

4. Lennar caters to the first home buying crowd. Savvy buyers will pick up on this and will not buy from them. This, for whatever reason, seems to lead to a lot of rentals in the area. Perhaps because the new home buyers end up in over their heads and have to rent to stay afloat?

Last but not least, most of the Lennar homes have really small kitchen cabinets. The model we were looking at had 14 and all of them were small. It had a medium-sized pantry which would have been filled with pots and pans that would not fit into the kitchen.

The bottom line is really simple. Your home is your biggest investment. If you are going to buy a new home then why settle, especially as much as you are going to end up spending? The answer to your home dreams is NOT Lennar. There are simply too many other builders out there that are superior in quality, customization, and overall buying experience.

Lennar's business plan is also flawed by the way. We signed the contract on May 4. By September the home was still not built. Because they build in their neighborhoods in stages you may have to wait awhile. What kind of business plan allows paying customers essentially walk away from their purchase? The answer is a really bad one...

I love my Lennar home. I work with real estate and no other builder in the area has come close to matching quality and upgrades that Lennar in the price range we bought in ($203, 000). We bought an inventory home, But it has a nice color through out, plus tile in all wet areas (up and down stairs). also has rounded corners, many arches, sprinkler system front and back, fully installed alarm, garage door openers, celling fans in most room, built in microwave, zone hvac system, 2 water heaters, fridge, landscape package (flowers and plants along front of house, 2 trees in front. Fully sodded front and back. Oversized garage. most lights have 2 switches (living room has 3 so you can turn it on off from which ever way you come). Built in desk. Solid wood cabinets door. Blinds on all windows (thats $900 upgrade alone over most builders). Texture paint.
Everything i listed is standard in every home in the community. Now i happen to get a front load washer and dryer as an incentive as well. Their is no other builder builds a 2700 sqft home in san antonio with all that included. And for those in other states, yes i said 2700 sqft for $203k. San antonio is a great place to buy a home lol

Lennar Terrible quality service

Lennar's no-questions-asked, no-SSN labor installed HVAC vents five feet off the floor, put a security keypad directly on top of a light switch, couldn't get the counter/cabinet assembly plumb, and botched nearly every corner's molding (at ceilings) or quarter-round (on floors). We got lucky and managed to get them to fix most of those.

Of course, that was BEFORE they got our money. Three windows were installed off of square and cracked from the strain; they refused to fix them, saying it could have been something hitting them, despite the fact that all three cracks began in corners and extended inward. A crack opened up in the counter - after the warranty expired, of course - at which time we found that rather than re-doing the cabinet/countertop, they had just wedged some shims between it and the wall.

Ten months after we moved in, the rainy season here in south Texas began and we learned that a huge patch of our back yard turns into a mosquito breeding pool because of improper drainage. After we called them repeatedly, they came out, dug, put in a few square yards of sod, and told my wife she had to sign off on the work order before they could finish. She did, and we never saw them again. They now refuse to do anything, saying that they've completed the repair.

A few months after we bought the house, we found a leak in the garage. This started out well - they sent somebody out who fixed the leak and cut out and replaced the damaged wall. Unfortunately, "fixing" the leak involved smearing caulk or something on it and hoping it held. We found water damage in exactly the same spot last month, and I went up to the roof and found out that the ridiculous repair job had failed; the caulking had cracked and the leak had opened up again. They're refusing to fix it because it is now out of warranty - apparently, if they pretend to fix it once, they never want to hear about it again.

The guy who deals with this stuff is condescending and rude, and takes three days to even acknowledge communication. I'm done trying to deal with him. If I can't find somebody at the company who will actually take responsibility for their work, we'll see what the BBB and Texas Residential Construction Commission have to say.

Lennar Shoddy Construction

I closed on my new Lennar Townhome on 2/23/08. Agreed that a walk through was done prior to closing on the home and I did site a few things that need repaired. One thing was my main wall in my living room was severely bowed. There were a few holes in the sheetrock and a large nail sticking out of the handrail on the stairs. I have now been in my Lennar townhome for 1-1/2 years and my ceramic tile in my entry way has a crack running through the tiles, All of the rounded corners to the walls are splitting and I mean all of the rounded corners in the house, all of the fixtures in the bathrooms have fallen out of the walls because the screws did not hold and tore the sheetrock, The shower curtain rod in the upstairs bathroom will not stay up it falls and I put it up every single day, (not major but a hassle), a few months after I moved into the home, a leak developed in my front bedroom. I sent a work order for the roof to be repaired and the ceiling to be fixed. Now, hurricane Ike comes to Texas and guess what? Low and behold, the ceiling in the front bedroom caves in. Oh and it is right where the leak was the very first time. That is where it started.

Do you think this homebuilder is going to take responsibility for their shoddy homebuilding workmanship? Take a look on the internet. Their are thousands of complaints against this particular homebuilder even as far as California, Florida, and Texas.
Who is going to make this company correct these problems? I assure you that Lennar is not being held liable for these homes. If they were, Lennar would not be building these homes consistently with shoddy workmanship. I would say that someone needs to stand up for the consumer. I personally would like to file legal action against this home builder.

Lennar sucks. I was a lucky person in Florida who got a townhome that was built with Chinese drywall. To avoid a lawsuit Lennar gutted the home to rebuild it, but I have been back in it for a week and have noticed tons of shoddy work. Several of the coaxial cables that run from the box to the room jacks were nailed through, they didn't replace my compressor like they were supposed to replace it, the carpet and appliances that they replaced were with cheaper versions, and I have already seen where they forgot to caulk seams. Furthermore, when I came in to inspect the place when it was gutted I noticed the slab was cracked all over the place, which explained why we were having such terrible issues with ants in our building. I asked if they were going to caulk those cracks to stop the ants and their response was, " we don't do that." So, I had to take my own time and money and come in after hours and fill all the concrete cracks. The attitude of the management when you bring up issues is screw off. I will never ever buy another lennar home and I tell everyone to stay away from them if they know what is good for them.

Just filed complaint with the BBB against Lennar. Leak in gable vent in brand new home. Lennar claims not responsible for rain entering the home! We need repairs to our wood floor due to bad installation and bad past repair attemps. Our originial flooring is no loger available. Lennar told us we must accept a different finish on the part of the floor that needs the repair. Lennar claims it is pefectly ok and industry standard to have the two different floor finishes in our new home. Lennar forgot to place the flashing between the stucco and stone in front of our home. If we want a repair we would have to settle for stucco that would not match. How can this company can get away with this? It seems so unfair to the consumer who in good faith purchased the home. If you read their brochure it seems that they do everything for the homeowner. This is not true in our situation and we know others are out there. We hope the BBB wil help us. More people need to speak up about this horrible company. We do love our community and the new friends we made here. That is what keep us somewhat sane
Please if you have problems fight for what is right never give up!

Lennar is horrid! We have been our townhome since 2005 & had problems since day1.

The half "pony" wall that leads up the stairs and to the loft MOVED back & forth, like a door. We told them to fix it, they tried insulting our intelligence, saying that those walls were "supposed" to move back and forth. They were designed and engineered to do that, we weren't architects, we wouldn't understand. My husband has worked in construction and let them know it. We threatened to walk away, they begrudginly fixed it, after the foreman got into a yelling match with my husband, but guess what? 4 years later, it has started to move and has a crack in it. Our air ducts are a joke. Some rooms freeze while others get no a.c. in them at all. They all have open vents- just some have no actual duct work?
We have a leak and the pipes are under the driveway. Lennar says they don't have to give us any info on how those pipes were laid- indeed they don't even have a schematic for the lay out of certain water pipes. They just put them "wherever". They are different at each house.
Our neighbors have all had numerous problems. I know of several of my neighbors who are moving/have moved because of it, vowing never to buy Lennar again. We paid extra for upgraded carpet that we were told we got, but indeed we did not. We asked for a paper trail, some sort of proof that we got the carpet we paid for- that never materialized.
The cabinets in the kitchen are not only cheap but were thrown together. It appears as if these people are in such a hurry/lazy they can't do anything right.
There are several problems with the concrete slab that we discovered after ripping up our cheap carpet to put down wood floors. Concrete slab so uneven, we would place a small ball in one spot just to watch it roll to another. Ditto with our counter tops/bar. Poor construction, cracks in the ceilings and walls less than a year after we moved in. We have now been in this house 4 years and have constantly been fixing things. But today really was the icing on the cake. Again, due to poor work, we had to take the silicone facade off of our master bathtub, exposing the wood work underneath- to try and figure out why our bathtub had a dip in one side, why the caulking was coming up and why it seems as though the whole thing was just ready to rip off the wall. My husband located the problem, but we got an extra little surprise. I will try to attach photos for all to see. We found mounds of leftover trash AND a 4 year old, 20 oz coke bottle full of urine under the bathtub! Thanks Lennar! As tomorrow is Labor Day, I will have to wait until Tuesday to contact the BBB, and possibly a lawyer. I am already contacting all 5 of the major news stations here in Houston. I remember on one of our many visits to our homesite, that the toilet in the mater was, for whatever reason, one of the last things installed. The tub was there first. And I think we all know about the coke bottle trick, when a guy is desperate for a pee. But to "forget" it in the walls? Or wsa this just an angry foreman's revenge? Makes you go "hhmm". My dead grandmother could have built a better house. If you are looking to buy a home please go somewhere else!

I am in California and recently viewed a unfinished new construction. As there is no carpet covering the floor and staircase, I found the material used to build the staircase is of bad quality, I am not sure whether it meets the building code. The top board of the steps of the staircase is a sort of composite engineering wood made from saw dust, not plywood. I saw at least at two steps, right at the edge of the top board, a small piece of the board is broken. It seems to me that this damage was caused by somebody stepping through the staircase, and standing near the edge of the step. If these defects are not fixed, after the staircase is covered by carpet, the new home buyer will not notice it. However, when they walk through the steps, they may be injured when they fall down due to the broken edges.

Completely agree. Live in a retirement community and have been fighting Lennar for 2 years over heating issues. Cannot get my family room above 65 degrees even though heat is set at 70. They claim that their heating system meets the minimum heating variance tests and that each room in my home can be between 5-6 degrees different. This is a major problem for me since temperatures this winter have been in the 20s and 30s. Other problems also but they are to numerous to post.

DO NOT BUY LENNAR. PLEASE ADVISE ALL YOUR FRIENDS TO ADVISE THEIR FRIENDS AND THEN THEIR FRIENDS. GET THE WORD OUT. DO NOT BUY LENNAR.

I have a Lennar Home and this builder should be shut down. One of our problems is a cracked slab and the house tilting which was proven by Lennars engineer and a woman name DARIS with Lennar told us it was our fault because we need to clean out the gutters more often. Painting was never completed, electrical problems, alarm problems, roof problems, ceilings saging down, we had to buy items that Lennar was suppose to furnish and the list goes on and on. I have also learned that they treat employees like crap. FIGHT CRIME, OBOLISH LENNAR HOMES. DO NOT BUY ONE THESE HOMES BUILT BY THESE PEOPLE. LENNAR SUCKS!

Good Luck getting Lennar to take care of any of your problems over 3 years ago a man was electricuted while he was installing a new dryer in a Lennar home that was improperly wired and not grounded, the entire house was energised. He left 2 young children and a disabled wife as a matter of fact it happened on his daughter's first birthday Sept. 20th 2004, and it continues today so how fast do you think they will be concerned about your problems when they are dragging their heels taking care of this matter, I urge you to have an independent inspector check out your electrical problems if you have any, it is amazing that they are still in buisness. They have paid off a man who had 1 of the most powerful anti Lennar web pages going, after a 4 year battle with them, and a woman in 1 of their sub divisions who used signs on her car advertising this man's electricution and the now down web site since they had paid him off but amazing that they don't care about the children and wife of a man who lost his life due to their and their sub contractors shoddy and just down right unlegal practice's . They were all reported to the Department of Professional Liscence and the county inspector's lost their position but no action was taken against their subs, not surprising. So I can say I agree with your complaint I just wish you Good Luck in your persuit in getting Lennar or their subs to stand up and take any action or responcibility for any of your problems and do the right thing, as they will not even stand up and do the right thing for the death of a common man just doing his job, trying to provide for his family.

Lennar Prejudice

Rented townhouse from an owner of a newly built townhome subdivision built by Lennar Homes. Received called from landlord several days ago about Lennar Homes refusing to do any more business with him until landlord got rid of several owners/renters (as landlord owns several properities in subdivision) for various reasons, even though owners/renters have 12 months leases already in play. After speaking with other owners that are being evicted they are all minorities. One other renter whose being evicted states that she is being asked to leave because Lennar homes does not want the owner to rent to section 8 renters. Reason given for wanting me evicted is because Lennar states there have been 6 complaints from other owners in subdivison about too many people living here and complaints about the music coming from home is violating the noise ordinance. However, there are no townhomes attached to my home except the office to the subdivision. And that there are only me and my 3 children living in my home. I do, however, have a few visitors in my home currently due to a death in the family. I am not on section 8, so I feel that something had to conjured up to find a way to evict me. A lawyer has been contacted. I feel this is a direct attempt to out renters who are minorities.

Lennar Poor construction and warranty policy

We purchased a home that is just over 4 years old built by Patriot/Lennar Home Builders. Three wks. ago 4 shingles blew off the roof which caused a leak. We tried to get coverage from the warranty company Lennar provides with their homes but were told it was not a structural issue and we would have to handle it ourselves. We hired a very reputable roofer who after making the repair explained that it would happen again because the roof was poorly constructed from the beginning using plywood that was bulged and that caused the shingles to lift and then blow off. I then called the builder to tell them that the roof was incorrectly installed from the beginning it was an issue of poor quality control that needs to be repaired so we do not experience any further problems. They refuse to except responsibility and make it right, they will not return my emails and calls. Several other neighbors have also had problems getting this builder to stand behind their product when problems arose.

Negative comments about Lennar are accurate. Every time I have phoned Lennar to ask them to fix something under the warranty, it wasn't covered. The latest are foundation issues - water coming in from rain, especially after recent Irma. Warranty will want to say it's hurricane related, and insurance will want to say it's defective construction related, me as a female homeowner, I have no clue - only that I moved here from a house that had major construction defects and so much wanted that builder warranty that they say you have, but you truly don't. Will never purchase another Lennar product, and I will have to be the one to try to fix something that I know nothing about - come on, if they can't even have a decent foundation to protect from water, whether it be rain or the sprinklers, what good is the rest of the house ?

Do not buy a Lennar Town House! My three year new town house has a toxic mold infestation in the walls (Torula spores and Stachybotrys spores). These spores under the right conditions have been documented to cause problems associated with the circulatory, alimentary, skin and nervous systems. In the flooring material (Chaetomium spores with hyphal elements seen) reported as an allergenic, some species may be associated with disease in humans. In the furnace filter and supply ducts (Drechslera/Bipolaris group spores, Cladosporium spores) the first group of spores is toxigenic, and an allergen. Under certain conditions this fungi has been documented to produce the mycotoxin, sterigmatocystin. Studies have indicated that this toxin may cause damage to the liver and kidneys in laboratory animals. This toxic mold infestation was caused by water intrusion, due to improperly installed gutters, inadequately sized down spouts, improperly installed exterior wood composite trim boards and the pre-mature derogation of the exterior trim boards, missing flashing, and improperly installed exterior window sills. These facts are supported by two professional inspection reports. I WILL NEVER BUY ANOTHER PROPERTY FROM LENNAR CORPORATION.

We moved into a Lennar home in Hanover MD (Ridge Commons) as 2nd owners in 2003... Property was 2 yrs old at the time of our moving in. We've had some issues with flooding in our basement within the 2nd year. We went thru the proper channels, i.e. Anne Arundel County representative, Lennar Builders respresentative community meetings. Not one and nothing helped... They give you a lot of jargon to sidestep any responbility of correcting their shoddy way of building on land that doesn't have proper drainage which leads to issues later on ----this also includes substandard workmanship so basically we we advised that we should upgrade the sump pump...Really... So did that resolve the issue. Far from it... Common sense even the minutest grain of common sense would kick in to advise that withouth proper drainage laying a concrete foundation is bound to have residual effects and eventually...will balloon into a full blown issue... Clearly a case of pure greed to make money and prosper at expense and exasperation and defrauding of hardworking people who basically make them well off.
What gives them the right to treat people with such contempt.

Just a thought... I wonder how many of the owners of Lennar actually own and reside in Lennar homes.
Truly there's no appreciation for the consumer Lennar pride themselves on servicing.

I purchased a Lennar home 3 years ago in south NJ and have been dealing with shotty workmanship.
They hire the cheapest unskilled labor available. The service dept. is unprofessional in every way.
Repairs drag out and are scheduled out of order. (Painter will show up before repair is done)
I have spent numerous hours evaluating and doing my own repairs. Usually the service dept shows up when ever they feel like it. On top of that the repairs are fudged. They will travel 2 hrs. to do hardly any work then leave. I have had to take off numerous day's off from work and have friends and family come house sit. This is my fourth house and never gottened screwed like this! My last house was in FL and went through 3 hurricanes and had NO issues. (Engle homes)

Many issues are never caught until one cold day you realize your windows are out of square or you attic heating system causes major drafts on the second floor when unit is NOT running due to lack of insulation or poorly insulated fireplace box that feels like a/c blowing out the bottom.

If you purchase a new car would you like to sit at the dealer every other week while they tear it apart trying to figure out issues? A home is a major investment! Architects and engineers are involved with homes just like cars. The average hard working person is paying for this. They don't need to know every detail on how it is built. I believe that's why you get a warranty from a major builder like Lennar. Note; Many recent home buyers have already a lot of stress due to lost equity in their home's from the down turn in the market.

Most problems will never be discovered until you move in. That's why you depend on your builder to honor its 30 day or 60 day then 1 year list. (By then you should be down to a few minor settlement cracks in dryway and moulding shrinkage. Then it goes onto the 10 year structual warranty (2-10)

What makes me really pissed off is that a few years back I worked as a service manager for a home builder and did over 750 walk thru's and had relied on keeping my service in check so the owner of the company did not drag me into his office because a homeowner though I was blowing them off. To this day I still sleep well knowing that I gave 100% to make sure that these homeowners got what they paid for!

This is America! What happened to taking pride in your work?
I guess it's all about the quick buck!

When you by a new home you certainly don't expect to have a major leak a few weeks after moving in. I don't care what kind of rain you have. A home is shelter from the elements. If rain is getting in something is wrong. A good company would take care of the problem.

I agree that Lennar homes are not of the highest quality but most are OK. To the person writing about checking the insurance policy, you are correct but do not blame the homeowner for poor workmanship. It is easy to explain to a person using nice language why they are not covered by a policy and what they should consider doing. One thing for sure, defective workmanship is not covered by a warranty since it can legally be required to be fixed AT ANY TIME after it is discovered and it truly is defective. I know of plenty of homes with issues, not just Lennar. It pays to inspect your home monthly and look for issues before they get out of control.

Here's the deal... I am an insurance adjuster for a very well known company. We get claims filed on a consistent basis for structural defects, don't even bother filing a claim, it's not covered under any, and I mean any, insurance companies policy. Wind driven rain causing leaks can occur with any roof. I doubt your shower was built improperly, it was likely a caulking error on their subcontractor's part. You, as a consumer, are ultimately responsible for overseeing the building of your home, if you are building a new home. Just the same as an insurance policy. It's not your agent's fault if you don't have the back up of sewer and drain endorsement on your policy, which provides coverage in the event your sump pump can't keep up and your basement floods. IF YOU DON"T HAVE IT, YOU DON"T HAVE COVERAGE. NOTE TO SELF, CHECK YOUR POLICY AND SEE- DON'T ASSUME.

People today have a tendency to blame someone else for issues in their homes. If you are building, get to know the subs who are working in your home. ASK QUESTIONS! Find out why they put wiring where they do, find out why vents are placed where they are.
Heat vents in basements should be placed at the FLOOR level- heat rises. Ask plumbers what other major builders they have worked for, as well as electricians and drywallers.

We, as a society, tend to place blame on everyone else but ourselves. We worked twice with another builder in the Pinecliff/Silverwood community in Cottage Grove, MN. They would not work with us on pricing or building. Lennar was the other builder in this community and their section was sold out long before the other. Everyone I have spoken with loves their home. The other builder has reports of over pricing, wet basements and the inability to get information about when they can expect their home to be done or get resolution towards pricing issues. One family had a wet basement and they had to go to arbitration to get the issue resolved. After a year, they finally conceded and made the repairs.

We are excited about our new home and you can bet Lennar is around far longer than other spec/community builders!

We found a model Lennar was building in their second edition of this community- we made an offer and they came back with a home and price that far exceeded our expectations. The home we purchased is under construction and my background in building allowed me to see they spared no expense on the framing of this home. We will have the first completed home of this particular model in the country and I suspect the home will be as fabulous as the service we got from the sales agent, Catherine.

We look forward to a great new home experience, and will be there to check things out daily to make sure what's done meets code. I have to say, their homes give all the goodies without the charges for them. This gets back to the American ideal- giving 100% because it's the right thing to do!

Lennar doesn't care about anything once they have your money. We have had numerous problems ranging from the way the air conditioning system and ductwork was installed (house had had 3 a/c systems in less than 10 yrs due to wrong sized & kinked ductwork), to rotting upstairs floors from water leaking (shower built improperly) and roof problems. You are right on about their response when you call, "It's not structural"...they told us the same thing. The problem is, they allowed poor quality workmanship under their watch when the home was under construction - and now, we are the ones to pay for it. Lesson learned Lennar - we will never purchase anything with your name on it again.
