I faithfully have my mortgage and escrow drafted each month to Wells Fargo. My home owners insurance recently billed my bank and Wells Fargo did not pay the bill but allowed it to lapse. Wells Fargo then bought insurance and charged me $130 (one month) from my escrow account. My home owners insurance furnished proof that they sent the bill ahead of time, but still Wells Fargo will not return the funds they took from my escrow account. What I can I do. I have exhausted the channels with Wells Fargo. The strange thing is that I have large savings accounts with them.

I have had wells fargo business and personal checking accounts for three weeks, I have had serious financial loss due to the fact that on two occasions, a week apart, I presented a check drawn om my wf business account, I presented id and swiped my debit card, before the teller could count out my cash, I presented her with a personal checking deposit slip, so I cashed a check and deposited cash, each time I received the appropriate receipts, last friday though, I further asked (Just to be sure) what is my balance after the cash deposit, the receipt was given and I left. On saturday my online wells fargo account showed a debit from both my business and personal checking again. Never trust a receipt from wells fargo bank, it is meaningless. Today I closed all my accounts, it took hours to finally get my money returned. Stacy taub is the branch manager at the 50 s. W. 84 avenue plantation, fl. 33324, once she corrected the problem the first week my account was opened, I though it would be smooth sailing, not at all, now the plantation police, the florida states attorney, the bbb, and the federal trade commission are all involved, I am sure many other unsuspecting depositors probably already know, customer service is a joke at wells fargo bank, in person, or on the phone, not one person I spoke with and I must say it was dozens and dozens, all robots, programed to read off a screen, no decision making ability or common sense, actually sheer incompetence! Wells fargo bank owes me $90.00 for all the check and stamp orders. Wells fargo bank makes your small business completely stop while you spend hours trying to fix an incompetent staffs mistakes. Wells Fargo has refused to release merchant's for one week even after the merchant's have called and faxed them release forms! I have been given the run around for a week and no release of my funds. Conflicting stories from every WF representative, these people don't even have a clue with their fancy computers no one documented any of my calls except for the complaint department whom in the end stated that they could not file a complaint for the funds while they where in a pending status...### and utterly useless personnel! I had been with Wachovia until thee take over by WF, now I'm closing my accounts and will recommend everyone I know to do the same. Go Credit Unions! CG of Miami, FL

I am at a loss for words to describe the dishonest practices of Wells Fargo Home Mortgage.
I like many American's has fallen on hard times.
I fell behind on loan over past year but never more than 3 payments.
I contacted Wells Fargo making homes affordable department and was working with Dave Hunt in a loan modification department to help me stay in my home.
On June 1st 2012 my electronic payment was sent and received by Wells Fargo for 1608.00
They placed money without informing me in suspend account because they started active foreclosure May 31 2012. Their billing cycle said that put me at over 90 days past due. I did not find out until after another payment was July 1st that house was in active foreclosure when I received letter from an attorney. I went mad trying to figure out why I was being foreclosed on and why I was now more than 120 past due when I knew I was only 3 payments behind. On July 15th and many phone calls they sent back Junes payment but kept Julys in suspend account and demanded 8500 in past amount due and attorney fees. I made many calls to find out why I was not being helped for loan modification and why if they did not accept my payments they did not contact me sooner or return payments in timely manner. On July 27th they had a photographer at my house taking pictures and when I called was told if I did not pay 8500 by cashers check to attorney by Aug 1st they would put sell date on my house. I had no options and borrowed money from family member to save my house until I could be approved from home loan modification. On Aug 31 attorney received my payment and on Aug 8th 2012 I received full packet from Wells Fargo approving and outlining a home modification plan that I immediately called and accepted. They dropped interest rates from 5.7 % to 4.5% and reduced payment from 1608 to just about 1200 a month for remainder of loan. It did not say anything about payment I made for 8500 on July 31st. On Aug 14th after several calls I was informed they rescinded modification because I paid it out of foreclosure. They were smug and said to my branch manager at local Wells Fargo branch that I did not read small print. They promised they would look into solution and get back to me. That was on Aug 14th 2012.
What should I do?

missing money
I had $300 turn up missing from my Checkings. When I called W. Fargo they said that someone had charged my Check Card . They told me I would have to file a theft report, which I did, and they said the $300 would be returned. About 30 days later W Fargo took the 300 back and told me they thought I was lying! I filed an appeal and they gave me back the 300, again, a second time! About 2 months later I received a letter which said that they had decided in my favor and I would be able to keep the money. 15 days later 400 disappeared out of my account ! I am going to get another bank next month. I swear that this is a true story. I am 60 yrs old on a military disability retirement . I saw the above letters about Fargo and I wanted you all who read this to know my story.
Because Veterans who are Americans and are 60 years old are credible, duh.

insurance check
I got a check from my insurance company for damages to my house from a recent hail storm. The check requires endorsement by me and Wells Fargo (my mortgage company). When I called Wells Fargo, they told me I had to turn the check over to them and THEY would disperse payment to my contractor(s). Thinking the money was mine to deposit, I paid my licensed contractor when he completed the work and now that I can't deposit the check, I am broke! I called the contractor and he has already deposited the check. He said Wells Fargo is notoriously bad about dispersing payment and if he knew they were my mortgage company, he would not have worked for me. I want the check released to me IMMEDIATELY so I can put it in my account and be able to use that contractor to complete the work.
Wellsfargo and its officer and bankers are nothing different than WallStreet guys, except lower in the ladder. Wellsfargo main interest is business, racking fees no matter how, and as to loaning money, even with the bailout they got, it isn't happening.
I called an officer Steven Anderson in the downtown area. Boy did I get the fifth degree when I called in to ask that a check that was being presented today be paid, even if it was short of dollars. Wellsfargo gets a direct deposit every two weeks in bank, that they wouldn't be out of the money. Also avoid the extra fees I would incur if check was returned. Well, not only did I waste my time, but he managed to get out of me everything he wanted to know -- what I own, if I drive, if I work, if that, if this... He was as tough as nails. He went on to offer a $3, 000 loan. $3, 000? What a ripoff in the name of doing business! STAY AWAY FROM WELLSFARGO. It's not a reasonable and reputable bank. Reminds me to every bank that has folded!

My uncle, upon presenting himself to the bank with his attorney present, was not allowed access to his account. He was refused because they are praying that my uncle die soon and then they will keep his money! We are not talking the average senior citizen's account here, we are talking millions of dollars! He is not allowed to access his money because he is 86 years old! They think obviously he has lost his mind! How many supreme court justices are at least 85 or older?; how many judges in the appellate court? How many judges in the supreme and municipal court systems? They are fundamentally saying, "if you are 86, you must be demented and don't have a single sane marble rolling around in your head. " an employee of wells fargo is charging my uncle has dementia so that he cannot fire her and invalid the trust that she had him sign, while tapping her foot, and saying, "i have to leave town, you are making me late and I need you to sign these now!" without an attorney present. She has harassed him and sent the police and social services to his home; is challenging his new trust with the community foundation, a long-standing los angeles tried-and-true institution, in favor of a trust controlled by a wells fargo employee and will make her very, very, very rich for the rest of her life! No wonder, wells fargo is fighting! But, when in america, when you walk into your own branch, you cannot withdraw a singe penny to pay your bills, you can't write a check on the accounts because they have been frozen by a wells fargo employee on a wells fargo account! Since when can an employee of your own bank branch terrorize you, threaten you will thrown out of your home and put in the nut bin, and terrifying a life-long los angeles resident, a korean war veteran with 2 purple hearts, and an 86 year old man with a severe heart condition. You hate your customers - you take advantage of your customers - and you should really, really check out your freaking employees before they bring their existing clients that they have been robbing and abusing for years to your table. When reviewing my statement online it said that I had an available credit of approximately $250. My computer needed to be repaired, I slid my card for $160. I thought I had enough credit to spend the $160. This would have left me with $90 of available credit.
However, on 08/02/12 Wells Fargo randomly charged me the interest of $158. This made me go over my credit limit of $10, 000. I went over by $3.75. Wells Fargo should let consumers know when the interest is going to be charged. If I would have known when they were going to charge me the interest this situation could have been prevented.
Just because of that I had to pay my monthlycredit card bill of $255 right away. I paid on 08/03/12.
Even after the overlimit was paid, Wells Fargo had the nerves to report it to the credit beuros on 08/06/12. I had even asked a rep if it was going to affect my credit score and be reported and the rep said "NO". They lied to me about this.
I do not understand why if I paid on 08/03/12 did Wells Fargo report the overlimit on my credit card.
I called and asked Wells Fargo to clear the overlimit and they said it will take 30 days to update in the system. 30 days is too long. Especially that I paid right away even before the date they reported it.

In the end my computer repair ended up costing me 160+ 158 from interest and $255 from the amount I pay monthly for the credit card bill. The grand total for my computer repair was $573. I even had to take money out of my saving. Had I known I would have paid the $160 with my debit card.

And flipped him off back, so the guy got right in my fiances face like he was going to fight him and started cursing at him again, until someone came over and told them they were calling the cops and my fiance had to leave. So needless to say, my fiance had to go to work after because this was at 9am, and I went home to get the ceo's number to call and complain about this man, and they tell us that we will get a call back either that day or monday, well no one ever called us back, and the man at wells fargo kept his job, and didn't get in trouble at allllll because he lied about his part to the story, and no one could see what was going on in that offfice while this was happening until my fiance stepped out of his office. Wells Fargo is quite possibly the worst company I've ever had to deal with. While trying to get my student loans put on deferment or forbearance I was given the run around so many time it literally made me sick. Each time I called with the SAME question I got different answers or a little more information than the last time I called. I truly believe the company is having its customer service employees tell its customers half of what they need to know. Usually if you call a company and have a complaint or are having a hard time with something they will work with you. No, not Wells Fargo. I was literally crying on the phone because I was so frustrated with being lied to given the run around and all the customer service rep would do was offer to help me pay my bill over the phone. My payments are so high I am literally choosing between paying this loan and buying food. For fear of becoming delinquent on my student loan, it wins and food doesn't. Wells Fargo makes me sick and if I could re-do anything in my life I would NEVER have chosen Wells Fargo to be my lender for my college tuition.

I agree, they advertise that they can consolidate student loans and it is such a hassle when you call you don't even want to deal with it.
I made my husband call and we have great credit and they didn't even act interested in helping him. The only way they wanted to to do it is if they take the payment directly from your checking account monthly and even that information was not very clear.

These idiots would not part with MY money. I had some CDs left over when the bank was Wachovia. Well, they said they had to put the funds in a new account and then charge me up the wahoo with fees. They took me for a complete rube. I hollared very loudly in their branch and got my money back after hours of being pressured to do create this account or that account. Been doing business with lots of banks over 25 years. Worst experience ever at Wells Fargo. I will never set foot in their business again. I've read dozens of horror stories about this bank. I've never been so angry and frustrated at a bank in life.

I am really concerned with Wells Fargo Home Mortgage. I feel like I am being cheated by Wells Fargo. Below are some of the issues :
1. They gave me the mortgage at a very higher interest rates than any other banks.
2. While giving the loan, they promised me that they will re-finance any time without any charges.
3. They have not given me online access to my Mortgage loan website, so I am not sure what is the balance in my account and how much payment is done.
4. I called Wells Fargo customer support so many times to setup my account, but no one helped me at all and I still dont have access.
5. I recently made a payoff on my account and even after paying off a huge portion of my mortgage loan, they are still charging me higher premium instead of reducing it.
6. They are just taking out money from my account by means of auto-pay without getting back to me with the exact premium.,
7. Their customer support is very bad and even after calling so many times, I still cannot access my mortgage account online.
8. I visited the branch this morning and even after visiting they could not help me.
9. I called for the Re-financing around 2 months ago and someone in customer support told me that he will call me back in one hour, but he never called me even in 2 months now.
10. This is very frustrating for the first time home buyer and I am feeling like being cheated by Wells Fargo and willing to file a complaint against them.

3 step refi fraud
Wells Fargo claims to have a 3 step refi process - fat chance. First time they denied my eligibility b/c I hadn't been at my current job for 6 months (they didn't count time I worked for myself even though I made more money). I applied again after I'd been working at my current job for six months - now they say my credit score isn't high enough. They said it is less than 720 - odd thing is that I have never had any credit problems and when I started this process a couple months ago my credit score was 768 - as reported to them by Experian. They sent that to me in April. Now they say they did a "soft" credit check in May and my score from Experian was less than 720 but they wouldn't give me what they were looking at. Then he said they can do a refi with more than $3000K in closing costs rolled into the loan. What a scam!

I received a rude voice message from Senior Rep Angela today July 24, 2012. I called Wells Fargo customer service to see if my car payments was up to date because she left an impound notice message. After talking to the customer service rep, I was informed that my payments are not only up to date but my payments are three months in advance. There is currently no payments due until October 21, 2012. Then, I told the representive that someone left me a message name Angela from Wells Fargo Delear Service and I was concerned. The representative then gave me a [protected] to call. I then called that number and I was transfer to angela. She answer the phone really rude asking me what I wanted. I said actually I am returning your call. She later said to me she wanted to get information from me regarding a report she received. I said to her I am more than willing to provide information to someone who can treat me with respect and has customer service skills. She responded, " Who are you? Do you have a degree in Psychology? She then place me on hold. Actually, I do have a college degree in psychology little did she know. I am a loyal customer for 3 years now and I am really surprise by the kind of service I received.

There is a company that said I owe them money. They had my Debit card number. I do not owe them any money. I went to Wells Fargo bank and talked to one of the bankers. I was told that if I got a new debit card that the company wouldn't be able to take any money from my account. I was issued a new debit card. But the company withdrew the money from my account even though I didn't have all the money they wanted in my account. Wells Fargo approved the withdrawal. Now I will be charged for insufficient funds.I went to talk to Wells Fargo bank manager. He told me there was nothing he could do. I asked"how could WF approve the withdrawal if I didn't have the funds in my account"?. He said that is their policy. Yeah, right. Because they get the fees from insufficient fund accounts, so they cause accounts to become insufficient. I am closing my account, that's for sure.

Wells Fargo has grown so large, their right hand does not know what their left hand is doing!
To summarize, they financed a vehicle twice and charged me for 3 additional insurance policies. Then financed another vehicle that was supposed to be on ONE loan that I signed a contract and agreed to. Then went against the contract and split it into two full car payments a month AFTER agreeing to keep it as ONE LOAN. They used their insurance to cover the loss, but are still charging us for it!
I financed a vehicle with Wells Fargo a few years ago. They required an additional $500 for a GAP insurance company. 2 years later, we refinanced with them. They made us pay additional insurance charges to cover in case of total loss including insurance to cover the deductible this time.
A few months ago, the vehicle was rear ended and became a total loss. The 2 GAP insurance policies refused to pay stating their records from Wells Fargo showed it was paid off. We had to finance another car, and Wells Fargo said they would merge the small remainder of old loan with new loan until they fixed the GAP insurance mistake.
Instead, they never merged them and never sent the correct information for the GAP claim, which now has expired. Then they sent a letter saying to call to work a different plan for the amount left over. I call and they are demanding full payment plus past due. I told them about the letter, they redirect me to another department that only takes voice mail. They never call back and are now charging it off as a loss instead of trying to settle this. But they also told me their insurance covered the loss, but they are still charging me for it.
We agreed to not do two separate car payments, but now they won't talk to us about it. They either want full past due payment, or charge it as a loss despite sending us a letter asking to change payment arrangements! How can they break their contract? How can they force us to buy 3 insurance policies that all failed, then use their own insurance to pay it off, and STILL charge us for the loss?

pmi removal
We refinanced our house in September 2010 to get a lower interest rate and shorten our loan term. At that time, our LTV was slightly higher than 80% resulting in PMI. Our original loan documents included a Private Mortgage Insurance Disclosure Fixed Rate Mortgage document that stated PMI would be cancelled (upon our request) when our LTV reached 80% on July 1, 2012. The document goes on to state that PMI would be automatically terminated on March 1, 2013, when our LTV reaches 78%. We contacted our current lender, Wells Fargo Home Mortgage, to request cancellation of PMI. We were told that the PMI could not be cancelled until our LTV reaches 75% despite the terms set forth in our legally binding contract. Keep in mind that our payment history is 100% on time with automatic payments through Wells Fargo and our loan is not high risk. Also, Wells Fargo even included these same guidelines, citing the Homeowner's Protection Act of 1998, when it sent out our projected escrow balance and payments for the year! Yet they refuse to cancel our PMI until we reach 75% LTV!
I don't know how to locate others experiencing the same problem. I would certainly join a class action against WF but finding a law firm willing to fight them would be an issue. Their nearly limitless resources makes it extremely difficult to take a stand against them. That's what's so frustrating. In my case they ignored the terms of a legally binding contract, making up their own terms instead. They had zero concern that any legal entity would force them to abide by the terms of the contract. It seems that they believe themselves to be above the law.
I am having a similar problem with them. I wonder if there is a way, other than posting on this board, of locating others in a similar situation to see if we have a case for a class action.

I requested a 401K loan for emergency home repairs its summer in Texas and my air conditioner died they told me it would be 5-7 days before I would get they check I asked could they do a wire transfer they said against their policy BUT they offered a UPS option if I had a credit card so what choice did I have I know how much a next day afternoon delivery they hit my credit card for $31.85 for this which seems a little high I know I have sent Fedex next day afternoon much cheaper and as big as Wells Fargo is they should get discount rates. My complaint is they are a bank why could they not wire transfer the money in the first place and the UPS fee seems high and all this just to get MY HONEY its not THEIR MONEY I am the customer and this is an emergency they have no compassion at all they are cold and heartless they SURE TAKE YOUR MONEY but are unflexable and uncaring when you try to get to it in an emergency. I will be moving my balance to an IRA to get it away from Wells Fargo. I see why they have so many class action lawsuites against them whole company seems to be unethical not the first time I have had issue they denied me the making housing affordable program said I did not meet the requirements but when I called the governement was told I sure did qualify they flat lied to me told me they could not help till I was behind on my payments and my reason was not acceptable to asking for assistance both lies am checking into joining a class action suite against them now seems they have done this to lots of people did not want them in the first place my loan was sold to them if I could refi and get away I would. DO NOT DO BUSINESS OR USE CAUTION DOING BUSINESS WITH WELLS FARGO THEY ARE COLD HEARTLESS PEOPLE AND IN MY BOOK UNETHICAL.

I received a letter dated June 9, 2012 from Wells Fargo Dealer Services advising me that my loan was paid in full and the car Title would be mailed to my address. As of July 3, 2012 I have not received my car Title. I telephoned customer service on June 27th at [protected] which is just their call center in Texas and spoke to David and to Terry the Supervisor. David told me the Title had been mailed on June 9, 2012 but that was not true. I insisted on speaking with a Supervisor and Terry told me that the Title had not yet been mailed from North Carolina. I don't know who to believe. I mailed 3 letters to 3 different Wells Fargo addresses. I also e-mailed the company. I have heard nothing from Wells Fargo. I am a widow and since my husband passed away I have paid off the mortgage on my home and and paid off the loan to Wells Fargo on my Lincoln Town Car. I have been working for a state organization as a Customer Service Rep. for 15 years and I am a responsible woman and I expect a business and their employees to do the same. I am having a similar issue with Wells Fargo. My problem is that my original insurance company discontinued the product I had. The first notification I received was from Wells Fargo telling me that my insurance had lapsed, after the fact. I immediately called Wells Fargo to find out why it had lapsed because my funds are escrowed with my payment. After researching, they found out that my insurance company didn't offer the product any more. I found a new company right away. I got billed $149 for the lapse by Wells Fargo. They are telling me that my old insurance company should have notified me, but I never got any notification from Wells Fargo or my insurance company until after the fact. I do not understand why I am being penalized when I did what I was supposed to do. It seems to me that either the insurance company or Wells Fargo dropped the ball by not notifying me ahead of time. Wells Fargo says its the insurance companies fault and of course I told them to bill them the $149 then. Anyway, good luck with trying to get your money back. I filed complaints last week with the Better Business Bureau and the banking commission in my state. My next step will be to write a letter to my congressman seeking assistance in the matter. All I know is I paid Wells Fargo like I was supposed to. I entrusted them to make sure it got where it was supposed to go which apparently was a mistake.
