Morgan Properties leasing office and whole company is absolutely horrible!

My fiancé and I have been living in our apartment for 3 years now. When we first moved in, we loved it. It was a good neighborhood (So it seemed), close to everything, washer (S) and dryer (S) in each building. As the years have gone by the customer service and loyalty has gone down increasingly. Let me first say that we have two washer and dryer units in our basement, which is shared with the building next to us. That means that two washer and dryer units per twenty four family units. Is that even legal? Those machines are always broken, and they will be broken for days and weeks, which no explanation or hurry to get them fixed either. I found two homeless people having sex in my laundry room one morning, what if I would have had my child with me. I went to the leasing office with that complaint and all I received was "I apologize, with our doors not having locks on them, we do occasionally have homeless people in the laundry rooms in the winter months." - - you didn't inform me of that when I moved in or else I would have definitely reconsidered. We have new neighbors upstairs, who scream so loud all the time, that it wakes my fiancé and I up out of our sleeps. We've called the police, but the leasing office won't do anything about them. There is constantly trash out side, beer bottles everywhere, this morning almost stepped in broken glass on my way into my house. For the past two years we have been receiving notices about our lease ending and if we would like to renew it and it would have the months and their rates on it. My fiancé and I were planning to move at the end of this lease because of everything going so horrible, I receive my dec. Rent bill and its over $1000 dollars! I call the leasing office, and essentially I was told it was my fault for not remembering how long our lease was, therefore trapped us in this years lease! I am paying over $1000 dollars for broken washer and dryers, homeless people, broken glass and trash everywhere, and nothing but rudeness and attitude when I try to even talk to our leasing office. Like its not their fault, like its not their job to fix these issues, or at lease be concerned about them. I could be living in the city if I wanted to live in these conditions for a hell of a lot cheaper! This is by far the worst place I have ever lived, I will never recommend it, and I will give it nothing but bad reviews wherever I can.

Morgan Properties roach infestation, rude leasing agent, bullies, scam artist slumlords (king park plaza, hyattsville md)

Kings Park Plaza in Hyattsville MD is hell on earth. If your life ruined by a major company bullying you and taking advantage of you and your family all while you pay your money to be harassed and live with hundreds of roaches.
I have had roaches ruining my life in this apt at Kings Park Plaza, 2600 Queens Chapel Rd Hyattsville Maryland 20782 for over a year now. I have complained that roaches are in my food, in my refrigerator, my child's room, bathroom, living room on the ceiling, everywhere. An exterminator has been treating my apartment since September 9, 2015 until yesterday November 15, 2016. Morgan properties advertised a secured building but the front door is always broken and unlock and the only other shared entrance/exit door has been sealed closed for almost a month now. So if there was to be a fire lots of people would die because its only one exit for a building of 100 units. It is a death trap and fire hazard. When I called the fire marshal about the door the building received a fine and then they asked me and my family to move out if we are not happy here. On October 11, 2016 my family along with my four year old daughter was verbally and physically attacked and assaulted by a janitor that Morgan Property employs at King Park Plaza. I called the police and charges are being brought up on him. We also have two restraining orders against him. The regional manager told both me and my mate that we had to have restraining orders on their employee first before the company could take any action against him. Instead, on Friday November 10, 2016 she came to my door with a Prince George's police officer stating that she was "serving" us with an eviction notice due to the altercation. This is completely insane because all we did that night was arrive home, got out the care with our baby and that's when we were assaulted and I'm the one that called the police. She gave me a month from the day she knocked on my door for my family to vacate. Meanwhile, the perpetrator still lives comfortably in the building. He even has a previous history of assault. My fiancé sustained physical injuries, my daughter is afraid someone is going to get us if we are outside and I now suffer from anxiety, paranoia and depression. My rent was increased from $1695 to $1901, that's a $206 increase to live with roaches, mold, garbage in common areas, to be bullied by a major company, to have the leasing agent tell outsiders your confidential information, defamation of character because I complain about living deplorable conditions. It truly is a nightmare situation. I have continuously asked the leasing office as well as cooperate to supply me with documents showing when the exterminator serviced my apartment over the past year and three months but the refused to provide me with documentation. The regional manager said that we couldn't get the documents because she can't figure out why we want them. Every time we come to them with a complaint or concern their first and only response is break you lease. This is a slumlord business that intimidates and bullies their residents. I have an email contesting my $206 rent increase, pictures of all violations and even the fraudulent documents that their regional manager plagiarized from their lawyer telling me to vacate. The documents are not from a judge. I can't wash clothes because outsides come in because the working door is no longer secured and they sleep in the laundry room. When I bought this to the regional manager's attention (multiple times) she told me that my safety and the safety of my family is not their concern, that the cameras are there to protect the building not residents. Then they hire criminals to work in the building where innocent people sleep. I believe they are trying to keep me out of court, they want me to go away quietly without exposing them and their predatory practices. Help.

Below is a plee for help when they raised my rent just after one year from $1695 to $1901 with no upgrades or even respect for human life. The leasing agent lied and said she sent my email to corporate but no one ever responded and my rent was raised.

I am a resident in Kings Park Plaza and have been for one year now. For the past year I have had my lease agreement and did my due diligence by paying my rent on time every time. Although I enjoy the spacious apartment and resident week, Morgan property company has failed to uphold our leasing agreement. The past almost year that I have resided in apartment 503 my mother and daughter almost died because y'all put me in an apartment in which was not safe for occupancy because the railing on my five story balcony was completely detached. Some of the other issues that I've had since residing here that should not be an issue especially when I pay as much money as I do are the following: my water has been shut off without notice 90% of the time and from my tracking my water has been shut off about 40 days if you combine them. I have mold growing continuously in my master bath in which all y'all do is pay someone to put white paint over it. This has been done five or six times in my bathroom in my daughter's room a huge whole was cut in her wall due to water leaking and it revealed black mold growing behind the walls. Now how is that upholding safety standards and worth $200 more in rent. I have roaches and mice in which I was lied to about having. But once I signed my lease Morgan properties reveals that King Park Plaza is infested with roaches and mice. Also at one point my water was running brown as if I was in Flint Michigan which is extremely disgusting and I have footage of that recorded. Another issue that is really unsettling is the customer service meaning I have had at lease 20 strange individuals in my home that the Kings Park Plaza hired but don't want know what company these people come from, they never wear uniforms or name tags and most of the time they speak no English so I can't communicate with somebody that I'm opening my door for. How am I supposed to identify who I’m opening my door for when Morgan properties hire people that address in plainclothes with no personal or work identification. That is extremely dangerous and Morgan properties is putting my family and I in harms way by operating this way. Is my right as a paying customer to know who is entering my house at all times. Also some of the amenities that I should be receiving every day that I pay to live in this building I can't enjoy although it's part of my package deal. The elevators never work ( even as of today, they have been broken all weekend) and the safety inspection has been expired for over a year, if I am able to wash my clothes if a homeless drug dealer isn't sleeping in there, the washer and dryer's are often broken or steals my money. The elevators and stairwells reeks of urine from the people that are allowed to live here for free in the laundry rooms while people like myself that pay to live here and to use things like the elevator and that's part of my lease agreement in which I take my money for every day and what I should be able to use at any given moment that I'm a resident here. My dishwasher has been broken the entire time I've been here and I was told its nothing yall can do when part of what I get for my money is a dishwasher and I was put in the apartment with a broken dishwasher then up the rent $200 and I can't even get stuff fixed for the amount of money that I'm paying right now on time every month. And to top off my experience here at Kings Park Plaza as a resident that has always paid her bills on time, my third month as a resident my door was vandalize at 5 o'clock in the morning by another resident that was high on PCP. This was caught on camera and Kings Park Plaza allowed him to continue to reside just down the hall from me which led to me being threatened by this individual again months later.
All of this is to say that I pay $1695 but really $1889 because the utilities y'all regulate too, now and Morgan properties has failed me and my dollar. I am not getting what I pay for and the treatment of this place is not worth the money that I pay on time every time in-spite of all of the above, now. So I would just like to petition that my rent not be raised $200 when I don't even properly receive what's in my lease agreement paying what I pay. It has not been a good experience but u tried to make the best of it. I have been a great resident and upheld my end of the agreement and I even participated in all of the resident week activities (which was awesome) but I'm just asking for a little consideration. This seems very unfair and unethical to make someone pay more for something that they are paying for and still not receiving. To pay $2100 total for the roaches and mice invested apartment with mold growing on the walls brown stuff leaking on the walls, a tub that is peeling with a slab of concrete that my toddler has to bath on, a broken dishwasher, a broken balcony, pissy hallways, drug dealers sleeping in the laundry room, broken dangerous elevators and just all around unsafe environment is not right. Where is the concern and respect for the residents here for Kings Park Plaza. Finally, it just seems a little unfair and predatory to take people's money then treat them like they don't matter; to take someone’s money and not provide them with what was promised. If I may ask for a little consideration with this rent increase that's expensive for what I'm getting here at Kings Park Plaza.

Morgan Properties elmwood village apartments

I have had the most horrific experience with this company.I really hope that Mr.

Morgan himself reads this post so he knows how his residents are treated. My husband and I moved into Elmwood Village on May 1st, 2016. The first month or 2 was OK. The neighborhood seemed a little rough, but I am not one to complain, so I made the best of it.

A couple of months into our lease, 2 young teenage girls move into the apartment above us and that was the beginning of our nightmare. Late night parties, pot smoking, constant banging and moving furniture around on the hardwood floors above our bedroom late at night while we are trying to sleep...We tried to reason with them, but when that failed, we went to the management office. Things would improve for a week or so, then the noise would start again. We then found out that the apartment above us is a "transitional housing" aka halfway house.

No wonder there was always young girls moving in and out. Every time a new one would move in, we would go through the same *** of noise disturbances. Multiple complaints to the management office until they finally just started ignoring us. This is the just the beginning though.

At the end of September, one of these girls above us started her washing machine and left for the night around 11pm. My husband and I awoke to a waterfall in our living room, bathroom, hallway, kitchen...The supply line to the neighbor's washer came unattached and completely flooded our apartment. We called the "emergency maintenance" number, left a message, but no call back. We were desperate, so we called 911.

The policy officer called in the fire department to turn off the electricity to the apartment since we were all standing in a pond of water in our apartment. Finally the emergency maintenance man shows up and was able to get the water turned off above us. We were forced to gather a few belongings and go to the hotel in the middle of the night. We were not upset about that because stuff happens.

We get that, but what happened afterwards is inexcusable. The morning after, my husband went to meet the construction crew that was promised to be there first thing in the morning, and no one showed up. We called and texted the property manager, Alex, as well as the maintenance supervisor, Tom for 5 days before any construction was done on the apartment. No water extraction was EVER done, so the water just sat and soaked into the walls, ceilings, and floors for 5 days in the heat.

Needless to say mold started growing. The contractors started tearing down ceiling and walls on the 6th day after flood occurred. They let it "dry" on its own with no fans for a couple of days, then re-dry walled over it. During this time, the linen closet nor the washer/dryer closet was touched even though this is where most of the water came through.

We insisted that they move out the washer/dryer and of course there was a mold outbreak. My husband came back the next day when the workers were there "cleaning" the mold off the walls with a can of cleaner clearly marked "not recommended for cleaning mold". My husband insisted that this was not acceptable...so they ripped out the ceiling and walls in these areas and re-dry walled the same day without letting it dry inside the walls. So, I'm not sure why we were surprised when we saw mold growing again in the closet 3 weeks later on top of the new dry wall.

We texted Tom, the maintenance supervisor and let him know that mold was growing again because they didn't let the wood dry before they re-dry walled over it, but he just came and wiped down the ceiling and left. He will now not return our calls/texts. We were out of the apartment for over 2 weeks during this ordeal. We had renters insurance, thank God, but it wasn't enough to cover all the extra expenses of hotel/food.

We've been trying to settle this with their "in house" counsel for a month now and she too has stopped returning out calls/texts. She stated that the apartment was not uninhabitable (i've attached pictures to this post, you tell me that this place was habitable) This is the worse customer service I've ever encountered in my life. They treat residents who pay good money to live there like dirt. They are money hungry, unethical, no regard for human life, slumlords!

I'm still in shock and can't believe this is happening to us. And to top it off, we have a new group of halfway house residents partying it up in the apartment above us again. I feel like I'm in ***. I'm depressed, so stressed that I had to go to the doctor to get anti-anxiety medicine, I can't eat, sleep, I'm sick to my stomach.

How can property managers get away with this kind of treatment to their residents. Especially residents who pay $1800+ a month for a dump of an apartment. Unbelievable.

Morgan Properties customer service, maintenance, property mgr

I have only 1 question. If we have to live by the agreement and fulfill it. Then why do you feel that you don't have to? You can't fulfill your obligation then why can't we cancel our agreement/lease without penalty? If you are paying for a service that you state your going to give and you do not perform these agreements, why do we have to stay here and you keep getting payment for nothing? I have never experienced such awful customer service, rental office and property manager at Cedar Creek. Did you know that the leasing office keeps your blank money orders and we are not allowed to fill it out? Did you know that the maintenance loads their personal truck with supplies from the shop and the containers you have here? and they leave the property with them? I bet when you investigate this because someone is taking your stuff, but you won't fulfill your agreement to us. The rental office is closed throughout the day, you never know when you can go inside. You go at 1pm it closed, you go at 3pm it is closed, you call throughout the day and no one answers. How about fulfill you agreement to us? All I am asking is for basic customer service, great maintenance work and a property manager that cares.

Hi, I have been living in my apartment almost two years, why I say almost, because my first lease renewal I only sign for 10 months, why because the renew amount for 12 months was 74.00 more a month, the 10 month renewal amount was 44 more a month... So I went with the 44 monthly. So now its renewal time, and the 12 monthly amount is 75.00 and the 10 monthly amount is 55.00... So I decide to not renew.. Well I have only been late twice, the first time I paid the late fee of 113.00, yes if your rent is late you pay over a 100 dollar late fee, on top of that, I was late once pass the 11th of the month, not only do you pay the over 100 late fee, but you pay an addition 400.00 fee which they say is a count fee before count... I rather have the count fee, so I have to pay a total of 1600.00+ for being late which is over 500.00 of my rental amount. I found out from my neigbor under me she never paid a late fee at all.in my almost two years everyone in my section has moved, i'm the last to move out, there has been so many moving trucks since I been there I didn't understand why. I see why, I must say nice structure of the apartment is nice, nice area... But the apartment itself is not worth the amount, my paint chips, the sliding doors, always come off, I been sting my a bee, because I had a bee hide, and bird nest on top of my balcony. Morgan Properties bed bugs

There has been a case of bedbugs diagnosed by orkin and management in our building. Only one neighbor was notified about the bedbugs. An because management decided to wait over a week for someone to come the one tenant paid out of pocket for their apt. To be sprayed. All other tenants have not been notified by management at all. However neighbors talk and we all know about the bedbugs. Every neighbor who lives in this building should have been notified, checked, and sprayed. It is stated in the morgan properties bedbug addendum, "if infestation of resident's apartment (Or a neighbor's apartment) is reported, a pest management professional will be called in for evaluation and treatment if necessary. " well we are all neighbors in this building and have not been notified, checked or sprayed. We the tenants are people who pay way too much money to live where we the tenants are neglected and uninformed of such things. You can not spray one apartment and expect the bedbug issue to resolve, the entire building needs sprayed down to ensure their are no bedbugs. This building should be shut down, all tenants not infected should be moved (If they want out) to a new place at morgan properties cost, before these bugs are moved into their homes. Im pretty sure that morgan properties would not want to live in any of our homes under these conditions, so why should we have to suffer for their neglect?

Morgan Properties wost rental experience ever

I'm not one to write reviews but hopefully this will help others before they waste their money. Morgan properties is by far the worst rental company on the east coast. I will never rent from them again nor would I ever recommend the company to anybody.in fact, not only would I not recommend morgan properties, I would actively attempt to dissuade anybody who considers any of their properties when searching for a rental.

We've rented in pa for about 4 years now and will be moving when our lease is up next month. Morgan properties is nothing more than a greedy big business and they run their complexes like such. They're crooks. The rent is way too high for the outdated kitchen and moldy bathtub.

Most recently, they've added "reserved parking" placards to the parking spot closest to the unit sidewalks. I wouldn't have a problem with this, if they were actually reserved. Instead of putting them up when somebody decides to pay the $25/month fee for the spot, the signs were placed before anything was reserved. So now, for the past two weeks this empty parking spot has been unused and plowed, yet there's not very much parking elsewhere. Morgan properties does not care about their clients. They would rather have an empty spot that nobody pays for or uses than leave it open.in my situation this is especially disconcerting considering that i'm 5 months pregnant and I have to walk over patches of ice at night and potentially hurt myself or my unborn child because morgan properties is just that greedy. I spoke with on-site management about my concerns and they simply dismissed me and told me that if i'm really concerned then I should buy a parking spot.

On the topic of parking lots being plowed... Lol yeah right. It never happens. That's probably why there are a shortage of spots in the winter; instead of clearing the spots, they push the snow around (If they even do anything at all) so that basically everybody is plowed into their spots and any open spaces are full of snow. It seems to get plowed every other snowfall, because i've been walking/driving over ice for the past week since mp is too cheap to adequately salt their roads. Or, maybe they just use it all on the steps, because when they do put down salt (Rather, empty a bag of it on the stairs) it usually ends up being tracked into our house. So I either slip on the ice or slip on the piles of little round road salt beads.

When the landscapers use leaf blowers, they blow it into the door and dirt usually comes through the wide gap in our front door. The wide gap that has been there for three years, because the property manager doesn't think it's an issue despite watching a beetle crawl through it.

The whole building was constructed so poorly that i've often gotten stuck in my house during the winter because the door frames were so poorly placed and the door just gets stuck in the frame and won't budge.

Two days after our neighbors moved in, their kitchen flooded because of dry rot in the floorboards below the bathroom. One would think that mp would have somebody inspect the townhouse floor to ceiling between tenants but evidently the safety of their renters isn't much of a concern to them.

The caulking around our tub seems to have been done by an amateur as it has separated from the shower wall. Despite the visible mold, our property manager still does not see it as a problem. I'm sure they'll try to charge it to our security deposit when we leave though...

One of the screens in our windows was ripped so I called about them replacing it. They took down the ripped one but never replaced the screen. This was three years ago.

The building materials they used during construction were cheap and it shows in the cabinets and drawers that have separated from the hinges and in the floor tiles that aren't cut correctly. I can keep going but hopefully if you've read this far, you've changed your mind.

Tl;dr: never rent from morgan properties. They don't care about their customers, they care about meeting their bottom line. Athletes and journalists at the sochi olympics probably have better accommodations and they don't even have to pay for it.

Morgan Properties unihabitable apartment due to second hand smoke

After living in this apartment for over 3 years they replaced outer fire exit door which sealed off building...My building had always been a non smoking building as I requested such when I moved into apartment in September 2009 due to health issues... They moved a chain smoking tenant into the apartment below mine and my apartment now smells like an ashtray to the point that I've had to sleep in my car in freezing weather as I could not breathe ... After numerous complaints they have resealed the fire escape stairway door and that only made smoke pour into my apartment from under the kitchen sink area...This was reasealed along with a crack in the ceiling of my bedroom and now whenever the person wakes up or come home within 10 minutes my apartment smells like an ashtray to the point that I can't bring my critically ill wife home from the Hospital as the smell literally would kill her... I went out and purchased a Friedrich C-90B Electronic Air Cleaner and filters used for $200.00 Cash out of pocket when one of my Customer Contacts I visited on Saturday told me I smelled like an ashtray and was I smoking ? This is no way to live as I feel my rights to non harassment have been violated as all I hear are excuses from the local office...Second Hand Smoke has been proven to be more dangerous than smoking and the fact that the electronic air cleaner clogged and had to be cleaned after just 10 hours shows how toxic the conditions are in my apartment as under normal conditions Friedrich states unit should only have to be cleaned once or twice a month and the unit was covered with a yellow-orange sticky film of nicotine...

So typical of them - 'thank you for your ..." They always try to cover theira ss. They are so crooked I don't know how they stay in business, except that when one of their 'companies' is no longer performing, they just send in the next one. So, Westminster was there, then Morgan, now Kettler. But, how long til they are running and the next one is coming in.

Oakwood Village is one of the many rental properties owned and managed by the same silent partners under 100 different names. The Kushner family is still in up to their elbows. So is AIG - the taxpayer bailed AIG. The wholef ucking conglomerate is nothing more than a giant scam. They buy properties under one company name, default on the loan, then buy it at a fraction of the value under another name. I cannot believe the business mogels and tax man don't connect the dots. AIG folks, your tax dollars helped them so their 'investment' companies could stick it to the little guy renting from them.

The following describes my current situation of my father’s apartment living conditions. I am first and foremost exhausted and frustrated dealing with the staff’s lack of efficacy and apathy.

Mid June of this year, my father took residency at Cranbury apartments. Within the first month of his residency, we noticed a significant leak in the laundry room area. Building Management was notified and corrected the problem, which was a leak by the air conditioning unit. Holes in the wall were made to get to the source of the problem, but they were not plugged until a week or two later. This was the beginning of our nightmare. After this incident, we noticed several roaches in the kitchen, living room, and bedroom areas. We immediately notified Building Management to convey our disgust and request for the removal of the roaches. Their solution was to have their exterminator company come onsite and treat the problem. One week later, more roaches were observed. I again called Building Management to voice my concern. They re-exterminated specific areas of the apartment. This has recurred several times since my initial complaint.

We continued to observe yet more roaches. At this point, my father began to feel uncomfortable and uneasy. I vehemently reached out to Building Management, once again, demanding that they fumigate the apartment. In the interim, we were informed that the apartment directly above my father had a dead rat infested with maggots coming through the bathroom vent. To add to our dismay, we too heard (and continue to hear) scratching sounds within the walls of my father’s apartment.

Bottom line, I have made numerous complaints to the main office, with little cooperation or results. It is October and roaches are still present. With each complaint (which I feel is just), I am met with pushback along with no sense of urgency. It is my opinion, that the entire Building is uninhabitable and should be condemned! I have been forthright and patient; however, it is my father whom I am trying to safeguard against harmful threats to his well being. My children are hesitant to spend any amount of time with their grandfather for they are afraid of bringing roaches home. You need to address this health hazard immediately!

It was brought to my attention (from speaking with neighbors) that the building has been roach infested for quite some time. Obviously, this was never conveyed to us prior to my father taking residency. As of the morning of October 18, I contacted John and Mitchel Morgan regarding this problem. I have yet to hear from either of them.

Should this situation remain as status quo or become progressively worse, I have no recourse but to seek help from the media and social media.

Morgan Properties un safe living conditions

Since last year 210 Cranbury is infested with cockroaches, I informed Dan Swope on numbers occasions about this problem. The problem was so bad that I tried myself to get rid of them myself since Dan, did not follow up, his first response in is own word that no one else is complaining about this. I even hired and outside pest control to combat the cockroaches and I have in writing a copy of the invoices and payment to the outside pest control. I felt like I was left with no choice I have a small child living in my home and he has allergies and roaches carry diseases. When I would go to the office I was told by Dan that the exterminator only come in on the first Tuesday of the month. There were numbers times that the exterminator did not come to my apt.

Recently that the exterminators are coming more frequently for the last 3 months to the apt in my section but its a little to late because the roaches are in the wall. Besides the roaches that are in the apartments. Now there are scratching and squeaking in the walls and ceilings in the apartment. I and this has being going on for weeks. I went to the office this past Saturday to report the new issue and also the past issues and I was told that the last complaint listed was an year ago. I did tell hear that I have spoke to Dan several times and that I can't figure out why these issues with this apartment was never noted.

These living conditions are unacceptable, I feel that know one should have to live like this. I have reached out by calling and this has been going on for over a year and the issue is not being handle. On top of that there is another issue as well. I am at my wits end to the point of contacting the Department of Health and posting on social media. Maybe then I will get results.

Morgan Properties cranbury crossing apartmants

I moved in here December 2011 and have had roaches ever since. Western exterminators have come multiple times, but to no avail. The exterminator and maintenance have told me which unit is the culprit, however, no action has been taken to evict this family. The unit has never been "bombed" for roaches in the year I've lived here...the exterminators have only ineffectively sprayed every two weeks, or set out ugly roach traps for my guests to see in my kitchen. Almost 1 year later and still roaches?! Unacceptable and embarrassing to your company!

I also believe that I have mold growing in my carpet because I have unexplainable black spots resurfacing EVERYWHERE. When I talked to "management" in the office about replacing the carpet myself, I was told that I was not allowed to do this and that it costs him $50 to replace carpet in an apartment. At my request, "management" and maintenance inspected my carpet for 45 minutes. In my opinion, maintenance felt the carpet should be replaced, but "management" did not. I was told by "management" that my carpet could be cleaned but not replaced. (My carpet was not replaced before I moved in, and when I asked the "management" if he had records as to when this unit had new carpets installed, I was told that these records do not exist!?). When I told "management" that I contacted a company who tests for mold and was told that cleaning the carpet would be ineffective (as the mold would grow right back) I was told that I could have it tested for mold at my expense. When I asked if my carpet would be replaced if I could prove it was mold, I was told that this would not be guaranteed!
At the current moment, my apartment has a foul odor permeating throughout. I believe that the smell is from dead rodents between my ceiling and the roof. I used to hear them running and screeching up there and complained about it last month. I was told by Western exterminators that an "opening" where these rodents may be entering from was located and was sealed off. And now all of a sudden I have this smell? I have been in contact with the office for over a week about this. Although the receptionist and one particular maintenance man have been as polite as they can, I am still living in this unhealthy condition! My chimney has been swept and my air ducts will be cleaned at an unknown time today, however I was already informed that the air ducts are a sealed off system and that nothing could get in there...so I'm not holding my breath that cleaning the ducts will help.

I refuse to sleep here at night due to these unhealthy conditions. I will contact the East Brunswick Board of Health and the local newspapers about my concerns if this is not resolved immediately!

As the writer of this post, I'd like to clarifly that at the end of my 2nd paragraph, it was "management" who told me that a mold test would be MY expense and that a positive test for mold would not guarantee that my carpets would be replaced.

I'd also like to update that when I returmed to my apartment this morning and went into my bathroom, there were maggots all over the floor. I'd say 20-30 or so of them were crawling all over the floor. I called the office to find out that "management" was out of the office and only the head of maintenance was at work due to call outs. He met me at my apartment and swept up the maggots while the air ducts were cleaned by an outside contractor. No carcasses were discovered in the air vents however it was confirmed by maintenance that 2 men from maintenance will come to look under the insulation between the ceiling and the roof (as the maggots that came out of an airduct in the bathroom came from the ceiling). After an initial inspection by maintenance through the crawl space to ceiling, some "droppings" were observed. No carcass in plain view.

So what next? Am I safe to stay here? My family and friends on Facebook want me out of here ASAP!

I live in lansdale PA and there has been work underneath my apartment. The work caused massive damage and cracking to my walls and windows. My front door wouldn't open. My roommate was locked inside. I have been told it would be fixed numerous times. Still nothing has been done. Please contact me whenever you can.

Morgan Properties unfair treatment of handicapped/disabled people

I have lived at Duncan Hill Apartments in Westfield, NJ for over 15 years, and have paid over $250, 000.00 in rent. I have recently been diagnosed with an illness that does not allow me to climb the stairs to my second-floor apartment. When I advised Management of my health issues, and that it was imperative that I move, (I also lost my job due to my illness) they have decided to fine me $3, 088.00 just to leave. My apartment has always been kept clean, I have always paid my rent on time. The apartment has not been painted or renovated in over 20 years, as I moved in on the same day the previous tenants moved out. I have called Management and left 2 messages, neither of which has been returned. This corporation is cold blooded and apparently does not care about its tenants- only their money. I have nothing left after the onset of my illness, and no one will even talk to me. $250, 000.00 is a lot of money to have paid (I am a single mom of 2) over the years, and the disrespect I am being shown is a perfect example of the treatment any future tenants will receive if they move here. I hope this posting will result in at the very least, a return call.

I spoke to the are Vice-President today, who admitted that he has discretion to make decisions regarding situations like mine, and he refused. He did not care (though he pretended to) about the catastrophic life events in my recent history, or the fact that I just gave him my last dollar to make the February rent. Morgan Properties is a corporation that does not care about people. Each person's story is different. I am not trying to move out because I want to, I have to move out because I can no longer climb the stairs. I lost my job due to my disability, and I have nothing left. Mr. DeVos just talked around and around in boilerplate legalese, but I am a legal secretary and know when I am being BS'd. He doesn't care and will not accept a compromise. I offered my security deposit and that was not enough. Corporate greed at its worst. I will have to borrow money from family members that are already helping me to pay this outrageous fine. Something should be done to protect people from this type of rip-off. DO NOT MOVE INTO DUNCAN HILL APARTMENTS OR ANY COMPLEXES OWNED BY MORGAN PROPERTIES!

Morgan Properties thieves and poor customer service

We've experienced flooding from our ceiling, toilets due to sewage issues, ceiling and etc. Had to be displaced and said they would honor an addendum when renewal came around but didn't keep their word because by the time renewal came around management changes so everyone we were dealing with no longer worked for the company and absolutely nothing was documented on our file. They have piss poor customer service and no consideration for their tenants. Poor maintenance of the apartments and it was obvious that there was thorough background checks of their employees ie: the maintenance men because some the ones that were on call/emergency used to come to my apartment reeking of alcohol and was extremely rude and unpleasant. . They are liars and crooks. They've tacked on late fees and quickly filed court papers putting people in jeopardy to lose their homes with no consideration of these hard economic times. They're practically slandering our name by making it seem that in the 3yrs we've lived there we never paid our rent on time and that's not true. They've lied and said we didn't give proper notice to vacate the apartment and trumped up charges for another months rent when we were out before the 1st of the month. They've also tried to charge us almost $3000 for the breaking of our lease when they told us that we wouldn't be charged and the rent would be prorated based on the amount of days we remained in the unit . They've made up all kinds of fraudulent damages to the apartment and appliances to keep our security deposit. We just received another threatening letter from them stating that we still owe $777 no explanation as to what this charge is for or anything. They claim they're allowed to charge us anything when you don't complete the term of your lease. What kind of BS is that? I would not recommend this property to anyone. I have already spread the word for no one to ever rent any thing from any complex under the management of Morgan Properties.

Morgan Properties scam artists

After moving into Mt. Arlington Gardens my husband received a job opportunity as a government contractor out of state. We contacted the office to find out how to break our lease. We were told our leases stated we had to pay 2 months rent as a penalty to move out. Our rental amount totaled 2250.00. We were then forced to sign a piece of paper saying we'd pay a $325.00 rerenting fee. They would not accept our 30 days notice without us signing that piece of paper. We were told by management that while we had only paid a $99.00 security deposit for us, we had paid a $300.00 deposit for our pets and they would keep the security deposits and we would not have to pay the rerenting fee. Jodi came in and did our move out inspection in which she told us the only thing we'd have to do was paint one wall back to white. Immediately following her walk through I received a letter stating because I canceled my renter's insurance I was going to be evicted if I did not show proof I reinstated my policy. I called my insurance company and was reassured that my policy had NEVER been canceled, by myself nor the actual insurance company. Then I was told I owed rent and needed to pay not only the $2250.00, but $160.00 in pet fees and $98.00 in water bills. I contacted my attorney general's office and was directed to speak to an attorney, which was provided for me, who went over my lease. The attorney stated that I was right and needed to only pay the $2250.00, but because they made me sign that piece of paper with the rerenting fee, I'd be responsible for that as well, but to allow them to keep my deposits to cover it. My husband left ahead of time and the rest of my family helped paint the wall and make sure everything was in order. Mind you, the day we handed the keys over we had only occupied the apartment for 3 months so there was not much to do. I scrubbed every corner of that apartment, including the carpets. I have pictures showing there were no damages of course. I handed in the $2250, told them to keep my deposit, and if they had any further questions or comments to put them in writing to my forwarding address and if they felt they were owed anything I wanted an itemized bill (I put this all in writing). That was in MAY. Come JULY, I receive a letter from the Morgan Properties collection department saying since the validity of my OVERDUE account has not been disputed I needed to make an immediate payment and if I didn't I'd be spent to a collection agency. I wrote a letter to the woman who sent it and informed her of the illegal move out charges, my request for an itemized bill and so on, never received a response. Then I got a call from a collection agency in August. I send the same letter back to the original signer of the letter and no response again. The collection agency stopped calling as I've informed them of what's been going on. Now I email the woman on November 11th and still no response. Had I received the bill I requested I could have disputed it then or even paid whatever it was just to be done with that company. Now I have a tarnish on my credit history all because they REFUSE to respond. The office staff at Mt. Arlington are incompetent and rude. I worked for a management company for over 8 years. I have never in my life seen such unprofessional behavior from an onsite staff or parent company! Morgan Properties should be ASHAMED of themselves!

Ms. Garner is also the same person that sent out our notice. I just got off the phone with the collection agency and it turns out they can send me all documents pertaining to this matter. Thankfully! At least someone has the courtesy to let me know what I am being billed for. I can't wait to see this now. I would love for them to try and say there were damages.

WOW! Amazing... we are going through a similiar issue with Morgan Properties... they are crooks and thieves! And they need to be reported to the BBB!

As I just posted on their Facebook wall:

As a former resident of one your properties in Baltimore, Maryland... I am still regretting ever living in a building owned by your company. Having moved out in May 2011, and clearing/closing our account with a $0 balance (actually, we were given a refund since we had extra money in our account)... we are now being harassed by your collection agency about a check that allegedly didn't get cashed in AUGUST 2010... over 1.5 years ago.

It amazes me that despite all of the other problems we've had with your agency (oh, if you search my name you will see many formal complaints in your system), we still can't get away from you FOLKS!

Tell me how an "audit" of our accounts showed up a check that YOUR ledgers show as cashed has suddenly gained NSF status? Tell me how such a large corporation could let a "mistake" (so you say) such as this go unnoticed for a year and a half... and then after we have moved out, closed accounts, in some cases moved out of the country... you send us a completely illegitimate letter about this "unpaid" balance?

Also, we should mention that all of the ledgers, bills, and account records show that this check was deposited and we did not owe you anything upon moving out... clearly you either are trying to scam us, or have really poor bookkeeping skills. Not to mention, your representative (E. Garner) said that YOUR OWN LEDGERS are not sufficient proof that this bill was paid? Saying that your own documentation isn't sufficient enough shows the lack of competence that just glows from your company representatives...

Or... even worse... let's talk about how this audit was allegedly completed on October 27, 2011. The letter we received was dated November 13, 2011 and demanded that we settle this debt within 10 days... hm, but wait... the LETTER WASN'T POSTMARKED UNTIL NOVEMBER 23! How absolutely absurd of you. Not to mention, this was the first letter received about this incident, however, E. Garner stated that your company has sent out 2 other letters prior to this? Really? Considering how long it took for your company to postmark this letter, I highly doubt you've sent others since this "issue" was found in October.

Your company is a fraud, and we have never been more miserable living in a place that Morgan Properties owns. I find it ridiculous that you state on this Facebook page that you are committed to excellence, when our experience has shown the complete opposite of this.

To anyone who is considering renting from a place owned by Morgan Properties, I highly encourage you to reconsider. We had problems with the apartment, and have, on several occasions, dealt with incompetent, rude, and downright disrespectful people from this company.

Morgan Properties elmwood village apartments places false charges!

I have been living in the Elmwood VIllage Aparments for 30 years and I just recently moved out. I recently received my Move Out Statement and received only $378 of my $1017 deposit. I was charged $300 for removal of furniture and $40 for 5 missing blinds, which I had never received. I removed my all furniture from the apartment as well as cleaned everything the day I moved out, which is why I don't understand how I was charged for "Removal of furniture." Also, I have lived in the apartments since 1980 and have never received blinds for my apartment. The blinds I had in my apartment were blinds that I had personally purchased myself. Furthermore, I was also charged an additional $300 for holes/hooks in the living room, which is ridiculous. I called the management office several times regarding things that needed to be fixed in my apartment, however, nothing was ever done regarding this matter. After 30 years, the only thing that they had fixed was my bathroom. Service is very poor and I rarely received a response when I called the office. The day I received my Move Out Statement, my daughter and I went to the Elmwood Village Apartment main office to speak with the manager. My daughter asked to see the manager and we were told to wait. The manager, himself, was standing right beside us knowing that we needed to be helped, however, he refused to acknowledge us. My daughter then asked him if he was the manager and he replied "yes." She told him that she needed to discuss an issue regarding out deposit. He told us to see Theresa, since she was the one who wrote the statement. My daughter questioned the Elmwood Village Apartments Manager about why we were charged $40 for missing blinds that we never received and he rudely replied, "Well, I don't know that. What proof do you have that you didn't get blinds." My daughter told him that we have been living there for 30 years, yet he refused to listen to what we had to say and shrugged his shoulders. He then took us to the secretary and told her, "Well, these people think they should be getting more money then they got." I told secretary that we never receive blinds, we removed all our furniture, etc. The manager then interrupted, once again saying, " What proof you got." Then my daughter said that is not fair, what proof do I need, I'm telling you I never receivd blinds. The manager then threw my statement on the desk and told my daughter and I to go to court. He then told secretary, "don't talk to these people" and then walked out of the room. We tried reasoning with secretary and she was also very rude in saying, "Well you heard the man, get out." My daughter and I have never been this rudely spoken to and disrespected. It was very humiliating to walk out of the office. There was no one that was willing to listen to us or even reason with us. The Elmwood Park Village Apartments manager was extremely rude and disrespectful to my daughter and I. He billed me with unnecessary charges and i would like to talk to you regarding this issue. I would never expect a Morgan Properties employee to be so rude and unprofessional. As a Morgan Properties employee he represents their company, and his rude attitute and behavior is giving that company a bad reputation. I spoke with an employee from the Morgan Properties Home Office and she informed me that no employee from Morgan Properties should ever speak in that manner.

You did the right thing by going to the company that owns or manages the apartments. Most landlords are happy to have long-term tenants and don't subtract petty charges (like the blinds) from your move-out refund. They also understand that after 30 yrs, minor repairs like picture holes in the wall are expected, & not expensive to fix. Precisely what "furniture" was supposedly removed should have been put in writing. If this problem has not yet been resolved, you need to put your case in writing and send it to Morgan Properties. However, there is nothing you can do about the rude manager except to let Morgan know how he behaved.

Morgan Properties thieves, liars, slumlords

I moved in & the toilet wouldn't flush and by the time somebody got there it was 2 weeks... they wouldn't pro rate my rent to the day I could use the toilet. THEN my ceiling leaked from the roof damage and they are still working on that. They are trying to charge me 25.00 more for my rent then it is AND they ar trying to charge me 35.00 for a bounced check THAT NEVER bounced. They said my stove and bathroom would be fixed when I moved in and it wasn't... They are slumlords MORGAN PROPERTIES is horrible! Worste experience of my life... cannot wait for my year lease to be up !

Horribly managed. Shoddy repairs caused pipe to burst and flood whole apartment. "Emergency" maintenance took an hour to shut off flood. Morgan Properties apartment not up to par

Aparment was to be ready for move on452010. I Keith Robertson did not move in until 4152010. First night in, apartment on second floor had contractors fixing a broken pipe. I heaed water running and it was all over the kitchen and all in the cealing, light fixer, counter tops, bathroom ceiling. Also, there is still some painting on the walls that was not done. Every time i take a shower, the water fills up to the top. The appliances the refigerator is in fair condition. The maintenance and contractors did a half ### job as it is. I have been asking for anew toilet seat and have not been replaced. I want these things fixwed. If not corrected i will seek legal help unless these things are taken care of.

Dear Mr. Robertson,
I am sorry to hear that you not satisfied with your apartment thusfar. After we had spoken in regards to your ceiling previously, it was my understanding that the contractors had stopped in and taken care of your ceiling. As I had not heard from you since that conversation, I had assumed that the work had been done to your satisfaction. As I am now aware that you are not satisfied with what they had done, I will be stopping in to look at the ceiling again today with the Maintenance Supervisor and we will take whatever corrective action is necessary. I will also have a Maintenance Technician address your shower and toilet seat replacement today as well. Thank You for the opportunity to address this issue.
