Morgan Properties Had to get rid of our dog and then it was murdered

We were told that our dog was not allowed because of bread but there are several other tenants with the exact same dog bread who live in our complex. We were forced to give our dog away and she was murdered by the person we gave her to this has been such a devastating ordeal our baby was really attached to her and we felt safer with her around. These places are a cash grab only interested in your money and nothing else they don't care about the tenants just the money they pay monthly and BE careful not to fall short on your rent because your [censored] is grass. The units have over 100 layers of paint on them the walls and baseboards are lumpy and unprofessionally done they literally do enough to their units just to get a new tenant in the home. I now suffer really bad anxiety since this all happened and it sucks because I really think they are discriminating against us and also I feel the leasing assistant is very unprofessional and seems to have a personal vendetta against us. So much else had happened since but I am afraid to mention it as she may make the remainder of our stay here difficult...

Morgan Properties Marijuana usage in a non-smoking building

I moved one of two, non-smoking buildings at Parke Laurel Apartments in Maryland on August 26th, 2022. Since September 7th, 2022, I have emailed complaints to a trusted, leasing consultant about the stench throughout my entire apartment. I was told that since this building was renovated due to a fire that smoking of any kind is not allowed; there were addendums and regulations relating to this that were plainly explained prior to move in.

The leasing consultant would send my emails to the property manager to alert her that this was an issue. A message was sent out the following day on September 8th, 2023 with an excerpt of the addendum including expectations, fines, and so on. On another occasion, the Assistant Property Manager was sent to my apartment to check for the odor, but I had already opened the patio door to air the place out. Additionally, it took a while for her to show up, so the smell was gone by then. These acts seemed promising, but they did not solve the issue.

I have several dates I can prove via email where I kept explaining that the person refuses to stop (e.g. 2022: September 24th, October 12th, October 17th, November 12th, 2023: January 12th, March 21st.) There were times that I did not email the property manager anymore because she doesn’t answer me. I had no reassurance that anything was being done except through the leasing consultant.

Today, March 24th, nearly 7 months since my move-in date, nothing had been solved. Inconsiderate tenants are still allowed to do what they want. Sure, I could move, but this property would try to hold me responsible for the rest of the cost of the lease. I shouldn’t have to pay for the rest of my lease if I want to leave due to an issue that can’t be resolved.

Desired outcome: I would appreciate a response from management, an apology for poor communication, and if the issue cannot be resolved, I should be allowed to break my lease without penalty. I can forward each complaint if I am not believed.

Morgan Properties excessive rate on rental renewal,property manager not forthcoming with the truth

At the time of my lease renewal end of February, beginning of March. management did not tell the truth when it was trying to renew my lease.They have said rude things and threatened to throw my things out. I didn’t feel comfortable signing the lease until everything was resolved, instead i had 24 hours to sign my lease which went from 768 to 1200. However the original lease I was sent was lower than the 1208 rate the lease I had to sign in 24 hours.

Desired outcome: would like to speak to someone on the phone or in person because a resolution needs to be discussed before i file a formal complaint with the BBB.

Morgan Properties Maintenance for my door

My front door was supposed to have been fixed. Now the door won't close and stay shut. I actually have to push the door and hold it while locking the door to stay shut. This is too much.

This place is a joke. They don't want to do anything until you make them force them to do their job.

Ironically they were able to fix the door on Monday after months of being told they were waiting on a part.

Desired outcome: I want to be bought bout out of my lease I don't want to have any extra charges for the termination of the lease

moving here was a huge mistake! :( very sad that places like this due residents this way.. Who wants to be paid to be mistreated.. Id be safer living in my car. Wish i could end my lease. I can't due to them wanting 2 months in advance .. who has $2400 laying around. I sure don't

My door is still not fixed properly. I have put in another work order.. This is a massive safety issue. I do not feel safe here. I repeat I do not feel safe here! I have emailed the office they no do respond. I wont all communication to be via email to protect both parties involved. This property is not safe they do not care about the safety of their tenants.

They did the floor wrong and charged me for it! The lady Kristen is very disrespectful! You hear the hood come out! She was reported and she’s upset that they have to get it done! Neighborhood would be great if they knew how how to run it! I’ve been putting in requests to fix it for years and now I want to live its a problem! The lady talks over you and want to place blame and get rowdy! Don’t trust them with your money or anything else!

Morgan Properties Security door

Hello,

I am a resident at the Lakeshore drive apartment homes in reading Ohio. We moved in October of 2022. There have been many issues. I will include pictures of all of them.

From security doors, my unit door ( it always looks open even when it's closed) roaches, leaky/running toilets, old tubs, poor craftsmanship for the countertops, the heat is always on ( it's over the normal temperature of warm) it is hot in the front part of the unit and cold in the bedrooms, this is too much for anyone to have to deal with.

I was told my management to chock the cracks myself, leave the patio door/windows open.

Desired outcome: Mutual termination of the lease with my deposit back no extra fees charged or put on my credit of these issues don't get fixed. I want this in writing.

Morgan Properties Laundry facilities

Don't move here if a laundry facility is important to you! It's enough to make me hate living here sometimes. I am a senior citizen without a vehicle. I am unable to have a washer and dryer in my apartment, so I need the laundry room. Too bad it hasn't been fully functional in over 3 years! This is ridiculous. Someone broke or stole the machine we used to load money onto our laundry cards in 2020 and they have yet to replace it. They order preloaded cards and we have to go to the office and get them. BUT they NEVER have cards available to purchase, and they close the office early and at random times of the day, so good luck getting home from work in time to catch the office open IF they have cards. They haven't had any for at least 6 weeks this time. Residents' laundry is piling up in the meantime. THE SADDEST PART IS, WE ARE ALL WAITING TO USE THE ONE AND ONLY DRYER THAT WORKS! This is pitiful and pathetic. Only 2 washing machines work anyway. There are supposed to be 4 washers and 4 dryers. They do not care about us. They keep saying that a "tech" came and all the machines are working. They need to find a tech that will quit lying, cuz we got 1 dryer and 2 washers. Why do they treat us like this? I need clean clothes for work, clean towels and clean bedding. I am old, I have arthritis, and I can't even wring my hand-washed clothes without hurting my hands even more. This is depressing. Morgan Properties bought this place a couple of years ago. They have put on a new roof, exterior paint and lighting fixtures, parking lot repairs, and built a mini dog park. They even put new treadmills and elliptical machines in the workout room, BUT YOU HAVE TO WALK THROUGH THE SORRY LAUNDRY ROOM TO GET TO THERE. They even had the nerve to repaint and redecorate the sham of a laundry facility. All these improvements just add more insult to the neglect of us residents needing to do our laundry. I'm sick of it! We get emails from the office telling us they are aware of the laundry card situation, so basically, "Quit calling us and asking all the time." Wow. I shouldn't have to call someone to help me take 10 loads (2months) of laundry to a laundromat when I'm supposed to have one here, where I pay my rent on time, without fail. I'm too old for this! I should also mention the young people I've seen in there smoking weed. Since we can't do our laundry anyways, I guess this works out perfectly for them. This is beyond disrespectfully insulting. Thanks a lot.

Desired outcome: We need all new washers, dryers, and a practical convenient way to pay for use.

Morgan Properties Need to be investigated

Baltimore county assist me on back in aug 2022 for rent and water that’s included. But they paid 9821.90 and I still have a balance of 870 which they said are unpaid bills but when u do the maybe it was deducted. I feel I’m being scammed out of my hard working money. Hello, I am a single resident, one bedroom apartment. I have lived here for almost 6 years and happy. I work everyday outside the apartment, even during covid shutdown. For most of these years, there has been no great fluctuation in the shared utilities, except for the past months, increasing approximately $10 each month, this month its increased $20. I pay $1,410 in rent and this month's utilities is $169.31, $20 more than last month. Total $1,579.31 this month. Please renegotiate with your third party utility company. Or give us single people a break. Too, these persons who work remotely, home all day, also add to this problem. I would like to continue to live here, but I know my individual use of these utilities would be far less. My lease comes up this June. Is there anything you can do? Shari Neff [protected].

Morgan Properties Maintenance/ other iusses

This is shaun robinson saint andrews commons apartments. Apartment 2101. For over an year possibly two. I have asked for my stove, bathroom fan. To be looked at and or fixed. Neither has been done. Maintenance has been requested. But the work order has been removed from the maintenance request. Why? also i have ask numerous times to have this done by one of your maintenance personnel. No answer. Moving forward. Water leaks have been known by maintenance, nothing has of yet has been done. I have countless videos of it leaking i can send them if you like. The smell of mold is present. Haven't heard anything. Why? moving on the laundry units in my apartment are paid for. No issues both working fine. Why would remove working units only to replace with subpar units. Why? at the end of my lease i will not renew. Or if a better living condition comes along. No need for a disabled veteran to live in conditions like this. Thank you shaun robinson

Morgan Properties Abatement failure to complete repairs in unit

Dear Regional Manager,
This letter is being written to request repairs to my apartment. My bathtub has a hole and mildew, my refrigerator door does not close completely, there is peeling paint in the kitchen, and water damage in the master bedroom. I've been calling North Hampton Management for these repairs since May 11, 2022, the day I moved in, and nothing has been done (copy of lease is enclosed below). North Hampton Management team sent out an email stating that the damage was repaired on 10/13/22, which is incorrect because the bathtub in the unit was not repaired (copy of the email enclosed down below).

So, I contacted the assistant property manager Heather Biesel, stating that I had received an email saying that the damages had been repaired. However, the damages were not repaired. Ms. Biesel told me she was sending someone to fix the repairs the next day, but no one showed up. I came to the office to talk to Ms. Biesel to inform her that no one showed up. So, Ms. Biesel came to the unit to inspect herself and stated once again someone will be coming out to fix the problem and no one showed up. All I want is for the damages to be repaired so I can take a bath instead of washing up in the bathroom sink for the past nine months. I feel like this is being done to me because I am on Section 8 and ever since I moved in this unit in May of 2022 I have been treated like trash and repeatedly lied too over and over again. At this point, my only option is to contact the Housing Inspection office November 2022 and file a complaint against North Hampton Apartments in Largo, Maryland for the damages in my unit that have not been fix since May of 2022.

On December 20, 2022, I discussed this issue with Turine Tate, the property manager in the apartment office. I informed her of the unit's failure and showed her a letter from the Housing Inspector. Ms. Tate gave me her email address so that I could send her a list of things that needed to be repaired (copy of email enclosed below). On December 22, 2022, I emailed Ms. Tate to confirm when the damages would be repaired. Ms. Tate never emailed or called me about repairing the damages (copy of email enclosed below). The damages are still present when the housing inspector returns to inspect the unit thirty days after the initial visit. Three months were given by the housing inspector for them to repair the damage, but nothing was done. The unit is currently under abatement as of February 1, 2023. I have been visiting the office every day of February 2023 to inquire about the timing of their arrival to repair the damage to my unit.

Every time I went to the office, they would tell me that someone was coming, and I would sit in the house all day waiting patiently, but no one ever showed up. On February 16, 2023, Ms. Turine Tate told me that someone would be coming to fix the problems in my unit, but no one showed up again. At 5:15 p.m. I call the apartment office to find out what happen and why nobody showed up to fix the repairs. Nobody will be coming out today again, according to David, and T.J. will come to my unit tomorrow, February 17, 2023, to fix the repairs. This is something I've heard before. I wasted another day waiting, and for the third time this week, no one showed up. Now I'm beginning to suspect that this is a personal attack. North Hampton Management team believes they can do whatever they want when they want and treat their tenants however, they want. This here is unacceptable, unprofessional, and unsanitary.

I would not have moved into this unit if I had known that North Hampton Apartments Management team did not care about their property or their tenants. When it comes to their tenants, the North Hampton Management team provides poor customer service and places their tenants in dangerous situations with no regard for their safety leaving their tenants in poor conditions. The courts expect landlords to complete all safety-related repairs within 30 days or less. In my case, safety-related repairs were neglected for nine months and still being neglected. Furthermore, landlords must provide tenants with a safe and livable rental home, and the landlord is responsible for keeping the rental unit livable.

Desired outcome: I need repairs to be fixed ASAP. I am a new tenant and I have been waiting patiently for 9 months and still waiting for repairs to be done. This is unprofessional. My email address is [protected]@gmail.com.

Morgan Properties Rent payment

I moved into apartment October 4th 2022 and it’s been lots of issues since from apartment flaws to a stove that was leaking gas and building carbon dioxide into my apartment making it hard for me and my family to breathe. I gave notice of this to maintenance and they replace stove a week later. Once they put in a new stove they didn’t steady the racks inside the stove, without warning maintenance informed me it’s okay to use stove. My mom came over to cook dinner used the over and as she was taking hot dish out the rack inside stove fell and burned my moms arm to where she has red and pink scabbing up and down her forearm. She’s been to see a doctor since. After this stove issue my washing machine started to leak all over kitchen floor. This went on for a few days before finally maintenance came to replace. It’s been issues after issue with no help leadership at the top. They just hired a new office manager who sent a letter threatening to put me out within 10 days. This is a major issue because we haven’t had her address the many problems I’ve brought to her attention while I continue to make rent payments.

Desired outcome: I want time to be able to make my rent current. With all these issues and a garnishment from my check has caused great stress.

Morgan Properties Rent portal management maintenance

Hello, I'm complaining about diamond ridge property manager, whom I've been trying to reach for days. I went to court onjan 17 judgement in favor of the tenant, me and I was given papers saying that. Then I got a letter from the rental office saying the judgement was for the landlord, then in this dangerous neighborhood a 15 year old was shot and killed on the lot and ran to my house for safety and died. I have 2 kids there who are now scared to death why can't I transfer, the property manager has been in a meeting for 4 days. No emails returned no phone calls returned and I just can't get in touch with nobody called the regional manager and no return call so I sent a certified letter to the office to say I'm moving and now I have an eviction notice on my door why because nobody wants to explain to me why I can't transfer I would like to know if the portal works because maintenance never gets my request I've been requesting a maintenance man for 2 months for the dryer. I'm starting to think the portal doesn't work, property manager Christine Cortes does not answer any calls. And the portal is not explainable I want to move I'm being harassed by different people because of the incident why won't they help me

Morgan Properties Missing doors, window screen and fire alarm

On June 15th there was a water line break that flooded my whole apartment and two others in my building here at Village 11 Apartments, Rochester NY. I had to leave and get an hotel room as they came in to pump all the water out. A few days later management told me that they had an apartment for me and my son until they gut and refurbish our apartment. Then they told me that the apartment that they had for us was already rented out and wanted us to stay at another apartment complex at which Morgan Properties owns. My wife was furious saying that we should have precedent first. As my wife called and complained we were able to get the apartment. As time went by and we were able to move back in the apartment wasn’t even finished. They never even did a walk thru. Cabinets were still missing, counter tops not finished. Management didn’t even know. I dealt with it because I just wanted to get back in and settled. As time went on things were finally getting done. Since being back as of today things are still not done. My linen and coat closet doors are still not in. A screen in my sons room is missing from when they were pumping out the water and back at the end of November they notified me that they were going to do there yearly safety check and they never did. I called the office and they said they did. Well in my sons room his fire alarm is missing when they repainted it got taken down and missing. They still haven’t replaced it. Not once did they offer some compensation from my rent from all the hardships we went through. Thank you for your time. Chad

Morgan Properties Sanitation cleanliness upkeep maintenance

- feces EVERWHERE and everywhere

Dog areas. -dog park. -side of building. -

non designated areas. -inside entry -

elevator. - etc

-not allowed doormats? Because it makes it look untidy? Carpets and walls stained stairs, etc- the doormats add class and prettiness! To “not allow’ a personal thing is crazy? Why!

- elevator and doors to come in- always nasty. Floors. Walls. Buttons. Walls. With pandemic and all health issues- should be free of the spit, hand marks, dog.// whatever

- bad weather! roads- parking NEVER taken care of until late morning? always were before taken care of all through the night. So everyone is safe going to work in the morning- not slipping when walking and sliding down the road.

Please these are serious but easily done and kept up. It seems to get bad- then get good and then bad again and even worse

Morgan Properties Morgan Properties are a disgrace

Mold and roaches abundant, elevators always down, they do not respond to complaints ever, managers quitting all the time, public areas cleaned every 3 months and premises filthy, pool inspected and closed by health department at least twice per year…. many people here on vouchers and turn over every 3-4 months because they can not pay. Place has 60 percent dig population. And so much more. I have moved out thankfully and now can sleep in peace.

Desired outcome: Close their business by posting all the hundreds of complaints from all over eastern usa.

Morgan Properties Ductwork cleaning

The Docks in Fox Chapel, Pittsburgh, Pennsylvania claims to be luxury apartments. The rent has gone up each year. When my furnace kicks on, I can smell and taste the dust in the air. The dust is so bad that there’s residue around the vents. The dust is so bad in the ductwork that it makes me sneeze when the furnace kicks on. I have to walk away from the vents and cover my nose when the furnace kicks on. But this so-called luxury apartment complex will not clean my ductwork. Despite yearly rent increases, I’ve been told I have to pay, out of my own pocket, to get the ductwork cleaned. Pay more rent AND pay to maintain the equipment so I can have clean air. Such luxury, pay more rent to get less maintenance. Nothing luxurious about this scam!

The tenant at 1210 Palmer Road Fort Washington Maryland at the Harbor Place Apartment. Our Mailbox has been broken for several months. Calls have been placed email have been sent to no avail. The concern is it not our individual mailbox it the whole row, where the Mail Man use his key to unlock the whole row to insert our mail. When tenants report this concern they put a fake lock in the whole. When you touch it, the lock falls down in a tenant mailbox. Instead of contacting the Post office to fix and replace the lock. Anyone can walk in the building loitering which is a constant pull down the mailbox and be privy to sensitive and confidential information. For some reason this is not concerning to the Management team because this is ongoing situation it constantly an issues.

Morgan Properties The security of bldg 2801 diamond ridge road

I’ve sent a few emails regarding the security of this building (2801 diamond ridge road) and I haven’t heard anything. There are people in this building at night that don’t belong, they are loud on the stairs, they scream and fight and even have heard them twist on the doors, I pay too much to not feel safe in my own home, I’ve called the courtesy officer numerous times and it still continues, next I’ll be calling Baltimore police because this is ridiculous. We need a lock on our building doors for our security. This is getting out of hand and I don’t feel safe here anymore. Can someone please fix the security of this building and get us a lock on our door.

Desired outcome: To fix the lock on our building for security to keep unwanted people out.

Morgan Properties Renting a apartment

Hello. My name is Lakeshia Hinton, and I have been going through the worst rental experience, I’ve had in my life. I applied in December, with a move in date of 12/25/2022. The process was facetious, inappropriate, and not taken serious. So I was told that a 3rd party does a credit rating, to see if the consumer is approved. I was denied for income, yet I made more than enough. So I contacted the office, after numerous tries, and finally spoke with someone. I was told the reactivated with my complete income attached, and I would hear something back soon. I also was told that I could possibly pay double security deposit, since I was being denied for charge offs. I logged into the portal every other day, to get an update, which changed weekly. My 2nd quote said move in date of 1/20/2023, then it changed to 1/31/2022. I called the office and I was told there was a discrepancy on their end, and shatatay would give me a call…which never happened. Then lo and behold, I’m denied again. Never received a call from Village Square Apartments. Received that information from logging into the portal. So now I’m in a space where I will be homeless, because I thought this was a definite. Put all my eggs in one basket, waiting for move in day. How humane is this! The housing market is brutal. I will be bringing a claim because this violates several FHOE laws. Again the apartments complex was Village Square Apartments in Anne Arundel County. I have the voice recordings and all correspondence.
