My living room ceiling collapsed on 08/19/17 due to a plumbing issue. I submitted a ticket 1-2 weeks prior to this event stating that my main bathroom toilet would not stop leaking. Once the ceiling collapsed the maintenance tech on call arrived, they cut the ceiling down to release the water that had built up in the ceiling. Someone came out to restore my carpet but since 08/19/17 no one from the management team has come to evaluate the issue. My floor is still damp, my ceiling is currently open and I have no instructions on what to do or how to proceed

ruining my opportunity to rent
I have contacted Morgan as well as the courts in the county of the apt I used to live in. All bills were paid but Morgan not only has 4 entries on my credit that were dismissed and no eviction but one additional one is not me. I furnished info to the credit bureaus but Morgan refuses to respond to my complaints and request for information to fix this problem. They are the worse and don't care that they screw up other folks lives. Morgan had horrible service when I lived on their property but I took care of my responsibilities but they have completely screwed me and won't bother to reach out to fix it. How hard is it to do your job. I guess really hard for these jokers. Do not rent from any of their properties. They don't give a damn about their customers or the lives they ruin.

Early Monday morning around 8:30am outside my home in Woodacres, I witnessed two maintenance men in their work truck approaching and blocking in a black man parked. I stayed in my car parked because it seemed awkward that how they pulled up on him. The man seemed to be on his phone at the time. The maintenance men were confronting him about something but all I saw the man doing was talking on his phone. It seemed like the man was very upset afterwards so I approached him to make sure he was ok. He stated he was being questioned on why he was there and that he was waiting for his father to come out with a check. He also stated something to the extent that one of the maintenance men is sleeping with his wife from the leasing office and thought it was ok to approach this man on it. Now I know the man's father, a very nice man. If a guest who seemed to be minding his business can't come to see his father who is a resident without being questioned, then what kind of property is this. On top of it all, I am a minority as well and it didn't portray a good image from where I was at. Very unprofessional. Staff shouldn't be having relationships with each other in the first place for these reasons. I don't know his name but that man deserves an apology.

my name is cristal c. ive been renting an apartment from Morgan properties (the pointe stafford apartments homes) for the pass 8 months, in these pass 8 months we've been making our rent payments before the due date, and the system that Morgan properties is using is cussing us to miss the due date therefore we've been receiving complaints from the office as if we have not made our rent payments on time. i am highly unsatisfied with their services.

On June 7th 2017 I went to my apartments leasing office located at Faiways apartments. I went there to complain about two things1. The enormous electricity charges from Atlantic City Electric with these units and 2. The fact that when my neighbors run their dryer, it makes my apartment upstairs extremely hot because it is running on the same line. On that day I spoke to the manager and the assistant manager about the issues that I've been having with this apartment unit I explain to them I don't understand why and how I am currently receiving electric bills over $350.00 a month when I am gone for 12 hours out of the day.I currently don't run my Airconditioner due to the cost.Sine I have moved in on April 1st 2017 I turned on the Ac unit 2x and it takes over 10 hours to reach the 69 degree mark on the thermostat .This is ridiculous and a rip off. I currently live by myself. The assistant manager Theresa explained to me that the cost of electricity there was pretty much normal due to the fact that the whole unit runs off of electricity and not gas.I was really surprised becAuse this is more than a person that has a 4 bedroom room with 4 people. I explained to them that this is more than my car note.I am not used to this especially as a previous resident coming from Morgan properties (Nieuw Amsterdam apartments)where they use Pseg which was much more reasonable. I explained to them that I can't not afford to live here with those kind of rates.The managers then began to explain to me that I could move to the complex where they're located at which is fairways Apartments and there's PSEG over there. I would have to pay another security deposit to do so.I explained to them that I've already paid a security deposit of $1080 and I don't understand why It could not be transferred over since it's they control and run both complexes by the same manager. The manager stated to me that could not be done, but she did agree to waive the actual transfer fee that would be involved.I did not like the fact that I would have to pay another deposit but I agreed because I can't afford to stay in the apartment with these electric rates and the issue with the heat from my neighbors dryer is making my apartment extremely hot.I asked how much I would have to pay. They stated to me"well we will have to add some things up and we will send you out the information by mail". I waited over 2 weeks and never received the information. I called and spoke with Michelle during this time frame and she stated that oh I am waiting for my manger to sign off and then I will send the new lease out to you with the cost. I waited and waited. Finally frustrated I sent and email to Michelle and I explained to her that I will just stay at the current unit and work this out with Atlantic City Electric and deal with the dryer situation. I am currently in the process of finding a new apartment complex to deal with because it seems as though no one is trying to accommodate me as the tent. If I have to pay another security deposit to move I should as well just start fresh with a new complex and break my current lease.I spoke with the maintenance man the other day in reference to the contractor coming out to fix the issue with the dryers running on the same line and the maintenance man stated to me that he doesn't have an answer yet.The contractors have been dragging their feet but yet and still I am the one that's currently suffering. I am pretty fed up with Morgan properties as of now and I would be looking to move on.If I can't be accomated without spending any extra money I would like to get out of my current lease.I just want out and they can keep the security deposit.I am looking for answers and a resolution.
P.S look at the pictures of what I breath in everyday at this complex. This has not been resolved, the vent lines have dust and mold. These should have been cleaned out over 10 years ago. I am ready to leave.ASAP!

Hello my name is Fredricka and I lived in Parke Laurel 2014 and I am dealing with a mistake on Morgan Properties side with them putting wrong information on my rental history jeopardizing me trying to rent or buy a house. I have been dealing with this for several years and have contacted Corporate and spoke with a gentlemen but no one is able to help me or correct the situation and it's there error. I'm getting the run around and no response back when I leave several messages and emails to the point I am going to have to seek an attorney.

Do not rent from these people> the staff person that helped me when I came was professional and very courteous. Since then my experiences have been horrible. I was charged for a month to month lease which I never agreed to. The office staff has lied about it month after month and agreed to fix the problem since january 2017. I agreed to be on a 12 month lease never did I sign anything for a month to month. I do not understand why I can not get the staff to fix this problem. It was no error on my part I did everything I was suppose to do to rectify the situation including signing a paper they sent out in november asking if I wanted to renew my lease. I was told to sign the bottom of the document and return it to the office and it would serve as a agreement and notification that I wanted to stay. Now the paper some how is missing from my file and the staff is acting like they don't know anything about it. Recently I purchased my own refrigerator and notfied the office staff to have the maintenance remove the old broken up one that belonged to them afterwards I wrote a letter to indicate this and had them put it in my file. The office staff somehow never put it in my file I had to rewrite it again. I still have a copy of the first one I gave them. They also misplaced my application to get pool passes. Then refused to give them to me when I asked for them because of the issue with the rent situation. I was presented with this problem since january and the staff also claim that I have to pay it because my lease wasnt signed by december even if I gave them the document they asked me for to let them know I was staying. They are liars and very unprofessional I will never refer anyone here and I will be moving whenever my lease is up. They are very unprofessional and need to be replaced with someone else. The lady lenora was very professional and honest and knew how to do her job. Do not move here you will be sorry...

My name is Raymond Pham, I am currently a Montpelier village. I lived at building number 11680-Unit 4A.
I'm really exhausted about the A/C system when we don't have it when the weather is hot.
This is my second year and experienced a lot of lack of effort on A/C maintian serive .The first year was really good but for the record from this year .It is really bad.
All the excuses from the maintain dept/Humberto said :" the temp has to be in a certain temperature for it to work properly ".
Is it unreliable system or unreliable tech ?
I paid my bill on time and all I ask is really simple: live comfortably. And not to suppose to fight to receive a reasonable service .
Please help me to solve this problem or I have to start to find a new place to relocate .

water in the basement going on 2 weeks
there has been a significant amount of water in the basement for more than two weeks now. the head maintanence manager is very much aware of the matter and has done absolutely nothing to rectify the matter. he claimed the subpump broke, that was a week ago. mean while this water is causing damage bacteria growth as well as mold. i pay rent why should i live in a harmful situation. i am putting a call into the city of long branch to report this matter as well.

willowbrook apartments
I was supposed to move into Willowbrook Apartments on May 18. I waited for an upgraded apartment became available but when I went to see the apartment on May 18 after the upgrade I was pissed and very disappointed. The only thing was upgraded was the kitchen, they didn't paint, there were holes in the walls, the cabinet in the bathroom was falling apart. I refused to pay $1300 a month and live under those conditions. I was told by LA'Sohn that I would get my deposit back of $500 now they are ignoring my calls and emails. This is very frustrating.

I lived at your Noth Hampton Apartments from Febuary to August of 2014. I reported to the lease office of wet carpet in the second bedroom. It went unresponded for a month. When maintainence finally responded. Black mold was discovered behind the wall and mushrooms growing from the side of the kitchen cabinets. Which led me to personally go the the leasing office and report my concern. I had just signed to renew my lease but then had to break it. This incident being one of those factors. Not only had I been living in a unit with black mold. During repairs, I was not given temporary housing to stay in. My builiding number was 221 apartment 14. Khristopher Holt. Now you guy's are trying to collect lease break fees and are reporting negative information to my credit file. In all fairness, I should be released from any indebtness. Given the property maintainence's lack of response and the potential health concerns I still have.

few things haven't been fixed in my apartment
I moved in 8 months ago at skylark pointe apartments and it's been nothing but a hassle to get everything fixed when I talked to the office about it I get brushed off and I shouldn't for what I pay a month . I'm to the point now that I would get a lawyer involved cause I had a light fixture fall on me cause of a water leak that has been there 3 times cause maitnace doesn't know what they are doing and property manager is so hard to get a hold of to try and get a credit it's ### not to mention when me and my girlfriend go in the office we feel discriminated against cause we are always last to be help even if we are in their before someone else . At this point I would like some kind of credit and something done about this .

I live at The Willows in Glen Burnie, MD. I have to tell you that things are not comfortable or homely living here. I have lived almost 2 years and it has gotten 110% worse. If you check my account you can see multiple reports, complaints, police reports, ect. This property has not come through on any of the promises that were made (something as small as assigned parking) and ultimately led to my renting from here and not elsewhere.
#1. Safety is a huge concern. They sell drugs from the laundry rooms, from their cars, vandalize cars, loitering in the parking lot while smoking their drugs (when trying to pass by to get to your car your told "this is grown folks business keep walking), fighting in the parking lot yelling out 'Imma shut this place down, Imma shoot all you up in this piece, everyone get back inside" Police are out here so often it’s the norm for residents. Contractors that work the property assaulting young girls (yes, a police report is available for this) and nothing is done about it. My children can't nor won’t leave the apartment without one of us with them. (my kids are 13 & 16 not like they are little babies) children running amuck jumping from car hood to car hood damaging cars (again nothing is done).
#2. Maintenance Ticket after ticket after ticket is requested, put in the portal for "review" to the point you just give up and fix it yourself (when you can). My air conditioning remains unfixed after 5 requests to have it repaired. They come out change/check the filter and leave. The temp in the apartment home remains above 80 and I am on the 4th floor. The only reason the temp has come down to 80 is due to the weather outside being in the lower 70's yesterday and today. My sliding glass door to date still(since I moved in) has a gap of air that comes through it, The window in the bedroom has a broken seal that you cannot even look through the window as you will only see fog, the ceiling in the bedroom still to date (since I moved in) has water stains from previous rain damage, living room ceiling leaks every time it rains the roof leaks (this was repaired 1 time and the same places still leak every time). The leak has caused damage to the carpet as it was explained to me by the "painting crew" that repaired my ceiling the one time that spoke to the roofer that "fixed the roof" that the buildup, slime, debris, that were up on the roof leaked through black and sluggish and that caused the damage to the carpet.
#3. Management is ignorant, & ultimately plain out uncaring about her responsibility to the community. Things were not as bad when Tina was the manager but now this Lala person is there and she is a nightmare walking. When called about being assaulted in the laundry room she said there was nothing she can do to file a police report. I had a police report. She over talks you all the time and you are so frustrated by the time that you want to throw something by the time you get off the phone. Nothing is accomplished when you speak to her. All of the residents that I communicate with refuse to talk to her and will wait for Tina or another leasing agent to be there to voice concerns or complaints as we know this will be addressed if told to another and it is not like becoming a dentist just to provide feedback, concerns, or complaints.
Mind you this is a G rated version of my complaint and should you contact me back I will go into things further. I am not staying the remainder of my lease due to the issues listed above. I notified the office in writing of my intent to vacate on 04/12/2017 my last day there will be June 11, 2017.
Please contact me back for a resolution as I might not be staying here but others are and are in the same situation as I am.

harassment by manager matt at oxford manor apt
Good day to you. I am writing to dispute a charge made on my account for pet fee of $250 plus $25 this month. My boyfriend recently brought his dog to my unit because of a work related injury I had that he had to take me to Holy Spirit Hospital (I can show documents & my employer Lifecare Hospital can prove it) early in the morning & we didnt know how long it will take so he brought his dog as well as the kennel. But since he was in a rush to go home he left the kennel at my apt. Then when inspection came the kennel was there but the dog was obviously not there since he only brought it that time. The propertty manager Matt insisted that I will be fined since I have a dog. I told him I do not have a dog, my bf owns the dog & has the dog in his apt not mine. He repeatedly told me & even yelled at me, not wanting to hear my explanation, that I have a dog even though he could not see a dog at all. So I was pissed thinking that since he is going to charge me anyway I told my bf to bring tthe dog for a day & the dog stayed at my apt but I received a letter on my mailbox (which I kept a copy & took a picture of) saying that as long as I remove the dog and I have until April 27 to do so, then I wont be charged w/ the pet fee. So my bf took the dog back to his apt in the morning of 27 around 8:30am & I went to sleep after because I just came home from work (I worked from 7pm to 7:45am). However at approx. 9am-10am (I couldn't really tell the exact time since I was so tired & sleeping), somebody kept ringing the doorbell & knocking pounding the door repeatedly. I had a very tiresome graveyard shift that I couldn't find energy to entertain anybody so I just ignored the loud knocking hoping that whoever is knocking will understand that I don't want to be disturbed since I do know my right not to be disturbed & there was no prior notice for Matt or anybody else for that matter to come. I then got a voicemail from Oxford Manor Mngt. So I called back, Matt the manager answered, he was very unprofessional yelling at me repeatedly calling me a liar. He told me it was him who was knocking on the door repeatedly & so I told him that is harrassment & that I would have called the police but I was just so exhausted to wake up. To calm him down & for him to stop judging me & calling me a liar, i asked him since I already was approved to move to a 3 bedroom apt on July 10, am I going to be charged again for the $250 pet fee. He said no but i will be charged $25/mo. So I spoke w/ my bf after I spoke with him then my bf said he will no longer be bringing the dog even if I want him to & that I shouldnt be charged w/ any fines because the letter clearly stated I have until April 27 to remove the dog from the property. So I called Matt rightaway & asked him to come check my apt or send somebody over since April 27 is the last day for me to get a chance to remove anything that suggests that there is a dog in the apt. But he didnt come nor did he send anybody to check. I have been harassed & I do not feel safe anymore to be here in Oxford Manor so I would like to get a refund of my reservation fee for Apt. 80 which I have been approved (3 bedroom apt). Also, I will no longer be renewing my lease which ends on June 29, 2017. I am also requesting not to be charged with the $250 because the dog doesnt live here and has never step on the property since my boyfriend took the dog back on April 27 @ 9am and has not cause any damages to the property. I have been paying my rent through autopay on time and so I do not think I deserve the very disrespectful treatment & for mngt to demand to come in anytime they want w/o prior notice. My sister, who was the one who referred me here is also very disappointed and will not be renewing her lease as well. I am hoping you will resolve this issue otherwise, I will be seeking legal advise for this matter. Also, I do not ever want Matt to talk to me, regarding any matter because I do not want to be harrassed again. Kindly let someone speak to me regarding this issue. This is Lovert Asanji and Mbong Njweipi. Today April 1st is our move out date from our apartment in Maryland to move in to our new apartment in 1533 elk way Bear Dover DE. it is with frustration that we write to you. On this set date we were refused keys to the apartment. we didn't receive any welcome notice either through an e-mail or mail through the post office stating any conditions to be met before moving in. we called the office two days ago before the move in date to confirm and make rent payment still we were not informed of any conditions to be met. While on my way from Maryland to Delaware with our belongings parked in a U-haul truck, I was called by Mbong to informed me about the shocking news that we can't be handed the keys to the apartment without getting electricity. This is so embarrassing. This is weekend and the electricity companies our closed. we are wandering around in confusion without any sense of direction looking for where to keep our stuff after paying to move in on April 1st.Yet, we can't get access to the apartment. if we knew we will be frustrated in this manner then Fox run would have been the last place for us to ever table our leasing application. I hope the rent will be pro rated to the date the keys will be handed over to us because our hearts bleeds for this kind of inconveniences and how we were being treated. let me also mention here that your representative on this set date is the worse one can ever wish to have met because her manner of communication and approach is very rude for a customer service representative. we wish we never get to cross her path.

My fifth email and last I have tried calling and email this company about my money being put on my card there has been no response tomorrow morning I will be going to BBB and hiring a attorney to get my money back I have contacted the news people which they say it a shame that this company allowed to stay open the way they treat people . Hello I am very disappointed with the way of acting of the manager of this complex of apartments avery park because I parked near the entrance I put my emergency lights to unload a few things it was only two minutes because my baby of 20 months was sleeping.And then the manager arrived and started to scream and put his car in front of mine and she said screaming at me to move my car and from there my baby woke up scared crying because of the manager I'm very upset the way she acted and is not the first time I see her act so many other people she speaks to them in a very bad way I wanted an apartment there but with the type of manager you have I do not want to live in that place anymore I hope you take letters In the matter she can not continue shouting to the residents or to the visitors very bad aspect of the manager.

I've been living in my unit for 2 years now and there has always been an issue. With building staff and manager from people not knowing too to conduct business the proper way and not knowing there title. When you rent In a so called luxury apartment everything should be up to date as far as remodeled kitchens bathroom etc... this building is far from it. Customer service is horrible and the way the building is kept is even worse. They are very quick too give you late fees and conduct filing fee if your late on rent and quick too take you too Court. But when it comes down too getting answers from cooperate office there is a huge run around. No call backs no answers nothing at all... management and staff suck completely attitudes and rude. Hate this place can't wait for my lease to be done. The smell of marijuana from the moment you wake up to when you go to sleep in the halls and in elevator. It's just disgusting

I live in cedar gardens with a secured main entrance door. well our door in 10 Valdivia court has been broken (not secured & anyone can walk in without key) since October 2016. I've made several reports to leasing even the leasing manager & keep being told that its being worked on. its been at least 4 months now. EVERY DAY we have solicitors normally 3 times per per day knocking at your door selling newspaper, offering solar power services or third party services. since October when the door has been broken I have a man whom consistently knocks on my door every day looking for the previous people who lived here. I told this person several times I lived here for 2years I don't know or ever been associated with that person. this man is persistent I even had to get a police report filed for harassment. I called leasing and NOTHING has been done. this is becoming a safety issue people knock on your door all times of the night and mind you I am paying over 1000$ in rent for a secured entrance that isn't SECURED.
