Moved from one apartment to another on 9/1/2023. New apartment was filthy with dead and live roaches. Tons of dust and spider webs. In every corner there was matted dust balls with more dust on top of it. I spent over 24 hours cleaning new apartment just so I could move my things in. The bathtub has caulk on top of mold and the shower runs as well as the the faucet. The carpet was so dirty I had to vacuum multiple times. The carpet is still dirty. There are no working lights in the oven or on the porch. Plus I was charged a cleaning fee of $600 when I moved. I should have received that money for cleaning the apartment I moved into. I even had to empty the prior resident's trash before I could use it! Of course no one has any answers at the front office, they just know how to apply fees.

Carmel landing apartments
We have lived at our address in Carmel Landing apartments, a BH property, and have nothing but issues. The maintenance team is not allowed to fix anything without permission from office. We have had multiple issues in which repairs to MONTHS to resolve. We have made numerous complaints to their corporate office in Iowa and even with a new property manager on sight things are still [censored]e. The roads littered with potholes,mailboxes falling apart,exterior of some units falling and unkept, they say the offer grills to use yet they are DISGUSTING and rusted and never cleaned, and the list goes on. And now due to our complaints against the management and constant issues they are trying to evict us when offered June 2023-September 2023 rent. The property manager Juanda, who is just rude and callous, and even smiled at me when refusing my payment. I was diagnosed with Parkinson's a few years ago and had to fight to keep this place while fighting for disability. My family of Five are on the ropes due to a retaliatory eviction.

I moved in on 5/19/23. Here are the list of property related problems.
1. Both security gates front and back have not worked since 5/19/23. This is a high crime area and all it takes is for 1 vehicle to be stolen before lawsuits will be filed for damages
2. The only swimming pool has been closed for over a month. This is one of the reasons why I moved in here...the pool is close by. Now it is closed with the hottest part of the summer right around the corner.
3. There is a high pitched sound coming from the pool maintenance shack.
Carmela Cardenas, leasing specialist could not give me any time frames as to when the security gates will be working or when the pool will be open again.
Carmela Cardenas has very poor customer service skills.
Desired outcome: Fix all the of above mentioned items quickly. They have been out far too long.
Rental increase
2nd year leasing with this company. First year the rent went up +$200 now the second year rent is going up and additional $348 amongst other charges this company is adding. It’s not fair to the tenants for the rent to constantly increase. No upgrades have been made to the unit and if upgrades are made to the outside of the unit they place that cost on the tents. Like the new smart home. We have to pay a monthly fee for it.

$35 for a common area fee
$4 for a pest fee.. they have never been in the unit to spray for pest.
This charges are outrageous, unethical, and not fair.
I’m complaining about Promenade At Edgewood and Dunedin Florida.
I lived at this property of yours for almost 4 years my rent never been late because it’s automatically taken out. However, during this time, I never had to give me notes because there was none and then when there was a maintenance person he ripped me off still a few items and of course the office didn’t do a damn thing. Therefore I did my own maintenance then I decided to move out. Everything is hunky-dory now they’re charging me $127 and change for water. I’ve never in my life use that kind of water this is wrong and it’s illegal. I’ve been in the legal field and what they’re doing i.e. you is illegal. The people at Promenade in the office do not care about anything. They have dogs barking 24 seven they have children running up and down stairs screaming they have cars broken into cars, cars keyed and other really great stuff right so it’s obvious they’re renting the section 8 or something with a dollar but either way it’s trash. Now I am pissed off big-time about $127 water bill because I moved out. I’ve never in my life if I pay that much for water ever and so I think it’s time I get an attorney and they see money to you, but to me I’m sick and tired of people screwing with me. It was bad enough I had to do my own damn maintenance, I had to put up with all the [censored] the criminals the cops there’s all the time drug dealers there I could go on for days trust me, but I want you to know that this is not over the people at the office Samantha and Alicia and useless maintenance. The guy is changing his wife tired when is supposed to be working useless The trash bins a pigsty. There’s chalk all over the parking lot because the kids are playing whatever this is trash. So you figure it out I am pissed off like I said I live there for almost 4 years. I moved in February 20 20 this may seem minor to you for $127 water bill for one month but I’ve never in my life spent that kind of money for water. We don’t do that so you fix this or so help me you’ll hear from my attorney.

This message is being sent out hoping it reaches the right person. The Preserve at Lakeland Hills Apartments in Florida is need of MAJOR help. Many employees have quit their job because of the property manager . So many complaints have been sent to her reginal manager and she has done NOTHING about it, because they are good friends. The reginal manager turns a blind eye to the way this women treats and badgers her employees with verbal and mental abuse. This is why this message has to be sent this way “unknown”. B H needs to send someone ASAP to investigate, not unless their going to wait for a lawsuit. No one should have to tolerate mental and verbal abuse/ bullying in the work place. The management of the apartments
My family moved into grenada apartments in tyker Texas about 5 months before BH management took over and until the ownership change we had ZERO problems. After they took over we have had nothing but problems. (Billing issues) we are getting charged for charges that are ridiculous like Vallet trash service ($25) a month when they are late picking up the trash EVERY DAY if they even pick it up, (maintenance of common area, which used to be a pool, but is now a putting green in the shape of the pool, which Noone uses) instead of turning the big open grassy area into a place for kids to play, they put in a dog park that smells like dog crap. We have 3 laundry rooms, but since BH management took over they have been out of service for the most part. Right now they are remodeling the laundry rooms, but instead of doing one room at a time so the residents still have somewhere to wash clothes they shut all of them down except 1 but only 1 washer is working and with a few hundred residents, it's almost impossible to find it empty. Getting charged pest control every month but we just had our first pest control visit in 4 months. We are getting charged a package delivery fee every month for no reason, all packages we get in the mail either come straight to our door or go to the mailbox, so not really sure why we are getting charged. Our rent is going up almost 200 dollars also. They are remodeling the empty apartments, but not the apartments that have tenants but we still have to pay more rent because they are remodeling. This is the worst apartment management service I have ever seen in my life. Every week it's another issue and it's almost impossible to get an answer from people in the office except one person.
Desired outcome: I'd like them to stop charging stupid add on charges that Noone asked for. I can take my own trash out and I don't use the common area because I have no pets and I don't golf.
Living in 8181 Med Center apartments is a mess since the other management left! Just like everyone is complaining about it’s the same here the people in the office are unprofessional they don’t answer the phones and they’re sitting right in the office when you go to the office. Mail is being lost and left outside on the ground and stolen. They closed the locker room and the packages can’t be delivered in there anymore, we’re being charged for mail service to deliver out mail and I don’t even use it. There’s 2 pools but only one is available and it’s dirty. They should spray the entire building for roaches instead of only when you request for it becomes the roaches are just running from apartment to apartment. They use to pressure wash the steps and areas in front of the doors but not anymore and the trash be leaking by the door and it’s nasty. They need to really change a lot of things if they want to charge for everything and management don’t seem concerned about anything or situation. Last month there were car broken into and the office didn’t send an email until 2-3 days later. The security is a joke they be in their phones under trees 🤦🏽♀️ the trash is overflowing out of the dumpster or valet have left trash on the ground in the walkway that they forgot or whatever. This place needs help ASAP!
Admin fee de refund nearly 90 days past due
On December 17th 2022 I toured an apartment at the Parq on 5th in Tempe, AZ. The rental agent who showed me the apartment identified herself in a previous email as Scout. After the tour she told me about a rent special which included the first month being free. She also advised that of the $254 I paid by debit card, the $54 application fee was non refundable but that the administrative fee of $200 was refundable. I asked by what method the refund would occur if denied and I was told by check. I was denied in my application and they advised because of too much debt. I have never received a refund check for the $200.
When I applied I was and am still employed at ADP with a salary of $63k. In 2021 and part of 2022 I had been off of work due to back problems that resulted in my having surgery in Aug of '22. During that time I had to stay at a shelter and listed it as my address on the application. When I toured the apartment I was using a walker as I was still experiencing problems walking. Following my application I paid off the small past due balance I owed and on 2/1/2023 I rented from a nicer complex 2 blocks away. I have contacted the Parq on 5th by email and not received a reply. I have contacted the home office in Des Moines and not received a reply. I sent a text to the complex 3/5/22 and gave them my new address and the person who received it said they would look into it. Today towards 4pm I still had not received word yet and sent another text inquiry advising them this is approaching 90 days past due. I have reason to believe that I was discriminated against for being handicapped and residing in a homeless shelter, not over the small amount of money I was past due. I now know for a fact that I was defrauded out of the $200 admin fee. I have over 30 years of financial services experience focused primarily in credit and collections. If I need to resort to collection efforts to have the Parq on 5th / BH Management pay me. I will do so. I will send invoices, make calls, send text messages and post late notices of collection on their office door. I will make a complaint to the BBB, I will make a complaint to the housing authorities, I will notify not only the attorney general of Arizona but also the attorney general of Iowa. I will not cease in my collection efforts until such time as my refund is received. It is best that this matter is addressed before it reaches 90 days because after that I will add fees and interest to the bill and demand certified funds. I will not cease until payment is made and the matter resolved.
Desired outcome: Payment in full, certified funds preferred before 3/17/2023.
Unauthorized credit card charges unauthorized payment incorrect water
On May 19th, Thursday, May 19th, 2022, between 7:00/17 a.m. and 8:30 a.m. I was unlawfully arrested at my apartment home, at Marcus Point Grand Apartments pensacola, Florida 325 05 I was taken to a jail while I was incarcerated for $120 days. Prior to actually being booked into jail and that unlawful arrest, please be advised the charges was later dropped within them 120 days of incarceration my charges was successfully vacated and dropped I was set free. But with reference to the complaint against Marcus Point Grand apartment homes, pensacola, Florida 325 or 5 property manager Lynn Lori, and Jordan Elizabeth illegally evicted me after receiving two sworn affidavits May 19th through July 4th 2022 they illegally evicted me because they did not forward to me any notices or more specifically, problem properly notice me they refused to cooperate and comply with the law, more specifically, the landlord tenant law here in the state of Florida landlord, Jordan Elizabeth and Annalisa Griggs are the Marcus Point Grand apartment home managers they build me over $10,000 for move out fees when my apartment was in excellent condition it was like walking into a multi-billionaire's home besides that I spent my money out of pocket fixing what they did not fix that was already construction work damage on the day of movie in which I did report that in the Resident portal managed they never fixed it but I got bill for it in the end and they refused to give me back my deposit of over $2,000 that is owed to me and they falsely reported damages and move our fees that didn't exist in order to obvious skate the need of the requirement to reimburse me. Move out charges
Received ridiculous move out charges, including carpet replacement for a carpet that was not in bad condition at all. Charges were received well over a month after move out, and any attempt to dispute has been ignored and no responses have been made. Months later, debt has been sent to collections, and not a single dispute of charges has been replied to. The entire process has been completely shady, and I have been written out of any form of communication aside from sending debt collection bills.

Unethical entry
I have emailed and left several voicemails concerning a lease violation I received. I have yet to get any response, now there has been a notice to vacate published and no one in the office will discuss with me. When Calling the attorney assigned, again multiple emails and calls made with no return communication. BH wants corrections made with no time given to correct the issues but can't be bothered to return a call. The office staff are deceptive and bold faced liars. They use leasing agents that live on the property to obtain personal information about residents and then use it against them.
Desired outcome: I plan to terminate my lease without penalty.
Refund of over - due rent overpayment for july 2022 and security deposit
Subject:. Over-due 'Restitution,/Refund For Rent Overpayment July 2022 (7/23/23:- 7/31/22 @.$175.00 Plus Security Deposit $600.00 - Total $775.00
I'm a former tenant of BH One Properties' located at 45 Jefferson St Apt 4, Augusta, ME 04330. I was required to vacate my apartment in May 2022 without just cause and no reason given along with a. first floor neighbor who expressed his reason for 'termination of our tenantcies was that "the landlord just wanted to get rid of us so that he could increase rent on future new tenants"'. I was current on all rent monthly rent payments.
At that time I was served with a written notice of eviction by BH One Properties' LLC Lawyer, Attorney Ward including demand that I immediately vacate my apartment within 39 days along with his. mandate that 'I would no be allowed to return to my rental unit for any reason.
Exception only existed for my being allowed to remain in my apartment until judicial court hearing as long as I paid the monthly rent (June - July 2022) approved by the landlord. Note:. Of concern to me was a statement made in court documents by Attorney War that ,'I refused his personal mandate and chose to stay in my apartment "Illegally"'.
Agreement made by attorneys at time of hearing was limited to only 'the exact final date that I would be required to fully vacate my apartment or July 31, 2022'. As a result, I finally was able to secure a new apartment and fully vacate my rental unit on July 23, 2022. Note:. After prepaid prorated rent payment for July 2022 at $⁷00.00, this resulted in a rent overpayment (7/23/22 to 7/31/22) now seriously over due to me at $175.00.
Also, BH One Properties LlC and/or the landlord for it's owned property located at 45 Jefferson St Apt 3, Augusta, Maine 04340 have a liability for 'restitution/refund' for Security Deposit at $600.00 for a total of $775.00 now overdue. Note:. As a result of BH One LLC's Attorney Ward's mandate. I was forbidden to return to my apartment after it was fully vacated on July 23, 2023 which included the return to perform any final cleaning of the unit; thus, there could be no withholding of any amount from the security deposit for any final cleaning of the apartment by the landlord.
Despite numerous email requests for immediate over-due refund of the $775.00 made to the apartment landlord/property manager, my requests remain unanswered.
As a result, I'm seeking your assistance in resolving this issue or at a minimum, the emailing to me of the following information in order that I may formally address this matter for resolution to BH One Properties' - owner or co-,owner of property located at '45 ,Jefferson St Apt 3, Augusta, Maine 04339' information should include:. Landlord terminated tenantcy for studio apartment (no reason given) in May 2022 believed to access higher rent on new tenants. Except for extension of rental for June, July 2922 approved by landlord. I was forced to fully vacate my rental unit on 7/23/22 - BH One Properties' LLL Attorney Ward mandated that I not return to unit for any reason believed to include no return to compete final cleaning of apartment. BH One Properties' (owner) and/or landlord is now refusing to refund prorated rent payment for July 2022 (7/23/22' -7/31/22) at $175.00 plus Security Deposit at $600.00 or total of $775.00. Note:. As a result of owner's attorney refusal to allow the return to the apartment after moveout on 7/23/22, ño withholding of amount from security deposit for any final cleaning of apartment would be allowed.
After repeated attempts to secure restitution (refund) for overpaid rent and security deposit over three months, BH One Properties' LLC (owner) and/or landlord is continuing refusal of monetary amounts now seriously overdue.
Managerial harassment
I have filed a complaint two days ago and have been calling and emailing this company. I am a tenant and a Disabled Veteran who keeps getting harassed by a manager named Crystal Bautista at Heritage Apartments I asked for information on her supervisor and also phone numbers but she doesn't not give the information. She doesn't help, she barred me from my account and I can't place any work orders and I'm not able to make any rent payments because she states I have to pay her in cashier's check because I was late and that is the reason why I am barred from my online account. There is no stipulations in the contract that say that they can barr you access from your own account in order to pay for anything. Look at how this is a health hazard I have breathing issues due to service connected exposure and they don't care
Desired outcome: I don't want to be contacted by her I would rather deal with someone else in the office who can help me but she is insisting that I have to deal with her.
Billing procedure
I live in the Heritage Apartments and I have been barred from my online account because I have been late paying my rent. I can't have access to anything and Management here says they can not except any payments what so ever because they don't expect partial payments. I'm a Disabled Veteran and I have been paying my rent on line for almost 2 yrs now and all of a sudden I get denied access to my account and have to pay in cashier's check and I cannot get access to my account until my rent is paid in full. I can't even submit any work orders. Never in my life have I been treated like this, I have served my country and now I'm having a lot of anxiety and my PTSD is taking effect. I am I supposed to check my balance if I can't even get into my online account. I'm just supposed to take managements word for it. I'm sorry but I don't work like that. I don't think it's legal to barr someone from their own online account because they are late.
Desired outcome: Get access to my account and be able to make my payments so that I can continue to live in peace!!!
Billing and mold
Moved into the new apartment, it was not inspected by you or your staff. The AC ducts and vents are filled with mold. The AC Unit had sledge and Dog hair. The Bathroom tub has large scratches and nicks. The garbage disposal wires were hanging out of the garbage disposal. You told us that you guys were doing repairs and getting the apartment ready, and that why we could not move into the apartment until September 19th. We agreed to move out of the old apartment because it being water damage and the floors that got ripped up by ATI, when they took out the padding from the floor. I asked you about the floors as a replacement instead of them putting padding back in. You said they could not do it while being occupy. And you thought 7973A would be better. The Damages that were done in 7970A is from the contractor the broke the water pipe. And the time before that was also done by your contractor from water leak from the upstairs bathroom. When we discuss the transfer to the other apartment. Due to the nature of the cause, which was not our fault, we agreed to transfer without any transfer fees or other fees. When me moved out of 7970A, I had vacuumed the carpets and Molly retouch up the walls with white paint.
Inclusion we should only have a balance for November rent and utilities. And since there is mold still in the ac ducts and the vents have not been change out with new vents as you promised, we should not be responsible for November rent Until those two items get resolved because you are putting are health at risk.
Desired outcome: Lake side Villas Management and staff need to be fired as well as the Maintenace staff.
Maintenance resolution issues - legacy at Foxvalley Aurora IL
I want to bring it to your notice that Myself & family is undergoing with mental pressure due to the maintenance issues faced from Oct 4th.
Here is the summary of the tickets created:
Oct - 4th : Created ticket for fixing the hot water issue — > Maintenance Team trying to fix something but it didn't work (it worked only for couple of days till wednesday evening).
Oct - 6th : Again created emergency ticket for hot water issue — > Maintenance Team try fix something but it did work just for couple of hours.
Oct - 7th: Again created emergency ticket for hot water issue — > Maintenance Team try fix the issue with replacing valve but that didn't work and created new issue that GAS was leaking.
Oct - 7th : Evening : Again maintenance team came and trying to put some SOAP to stop the leak but it didn't work.
Oct - 7th : Night : Whole night we monitored and found that again the GAS was leaking.
Created emergency ticket for the GAS leakage as well on Oct 8th Morning.
Oct - 8th: Ticket was created for GAS Leak. The heater was stopped in the morning after NICOR team confirmed that GAS was leaking. There is another maintenance people came and trying something.
Oct - 8th - NO SOLUTION YET.
Impact Due to the above issue not resolved for so long:
- MYSELF & My family was undergoing with mental pressure of struggling a lot at home without hot water from past 4 days and keeping KIDS safe during outside temperature is cold.
- We were unable to prepare food due to maintenance team working next to kitchen.
-All our plans for whole WEEK & WEEKEND CANCELLED.
Desired outcome: Oct 8th resolution not done yet.
Service requests
I have lived in Pine Prairie Apartments since 2015 and never had a bit of trouble until BH Management took over.
All of a sudden my townhouse started getting roaches. They had an exterminator out twice and two days later my beloved 5 yr old dog died of some kind of poisoning.
Next, our garage door quit working. It took over a week for someone to come out. The garage door worked for 3 days and now it's broken again.
Thirdly, we put in a request to have the battery on our smoke detector in our bedroom changed out. Our bedroom has extremely high ceilings so we are unable to change it ourselves. It is beeping so loud we can't sleep. It's been almost two weeks now and still don't have it fixed.
Desired outcome: I would like our apartments to have some kind of decent maintenance workers.
1 Million ants attack us everyday at Old Farm

I have mentioned / work order to the Old Farm Reserve staff about the ant problem. I even showed them the ant bites on my body. She seen them and told me I will get them to pest control. 3 weeks later still nothing!
I have more ant bites from the thousands of ants in every room in my town house. The ants are also infested in my vehicle by the thousands. They have eaten the food in my kitchen costing me hundreds of dollars. They have damaged my vehicle infested with thousands of ants from Old Farm Reserve property.
I HAVE TO SEEK MEDICAL ATTENTION AND HOPE BH MANAGEMENT WILL COMPENSATE ME FOR MEDICAL BILLS and Missing work due to this very BAD insect infested ant problem.Videos and pictures attached as proof.
