Lot rent increases every year. In Iowa, it is already $900/month. Management is a joke. When I needed to sell my home after 2 years, I hired the Manager of the park to sell it. She said it would sell fast as she said people were walking in every single day. Needless to say, after SEVERAL adjustments and price reductions of close 40% it FINALLY sold after 12 months.
I am single father who just finished a divorce and got full custody of my children and was moving to a new city. I asked on several different occasions for some compassion on the lot rent. I realize it is a business, but it was their Manager who was failing to sell the home and was doing a [censored] job. Show some decency. Getting out of the contract is a waste of time because you still owe them a commission no matter what. I MEAN 12 MONTHS! Luckily, she was fired and I was able to get a true agent, and she was able to sell it in about 2 months. YES Communities collected over $10,000 in lot rent when the home vacant the whole time. I had to take out personal loans and had to skip Christmas gifts last year.
Do yourself a favor and stay away from this poor excuse of a company and community. Disgraceful.
Recommendation: STAY AWAY AT ALL COSTS
That is a brutal financial drain, and you have every right to be furious. Twelve months of lot rent while their own manager failed to sell is a clear failure on their part.
Here is the practical path forward. Gather all your documents: the listing agreement with the fired manager, the price reduction history, and the dates of your requests for compassion. Send a certified letter to YES! Communities corporate requesting a partial refund of the lot rent for the months their own manager was inactive, citing their failure to perform. Also, check your contract for any clause about commission if the manager is fired. If they refuse, file a complaint with the Iowa Attorney General's consumer protection division, as mobile home park tenancy is heavily regulated.
You made it through a brutal year, and you got out. That took real strength. Now take a deep breath and rebuild.
