Invitation Homes A personal perspective on invitation homes

As someone who values transparency and quality service, my experience with Invitation Homes has been disappointing. The promises made did not align with the reality of the service provided. From unresolved maintenance issues to unexpected fees, the overall experience fell short of expectations. The lack of responsiveness and the constant stream of additional charges have left me feeling undervalued as a tenant. It's crucial for potential renters to be aware of these challenges before committing to a lease with Invitation Homes.

Invitation Homes Don’t rent here!

PLEASE READ! Trust me this company doesn’t deserve any stars at all. Do not rent from Invitation Homes. I know they have a majority of the rental properties in Las Vegas and other areas and that most of the places are pretty nice, but it’s so not worth it. I read all the reviews prior to renting and figured that most of the complaints were probably from people who are just bad tenants. I have never had any issues renting places in the past and figured this would be the same. The employees here pester you with communication at the beginning trying to get you to rent. I got emailed twice within a couple days just for expressing interest in a place on Zillow. However, now I can’t get people to respond back period. I texted my leasing agent, Krystal, about a month ago and never heard back, not once. If you make the mistake of renting through this company, be aware that any worker coming into your home will report you for anything, whether legit or an outright lie. My sister and her dog came to help me move in. The maintenance worker who came the first week, Christopher Morgan, reported me having two dogs even though the lease indicated I only had one. I was unaware a dog couldn’t even visit. So now you all know too! They bury that in the lengthy lease you sign along with your life. Well last week that same maintenance worker came in the house for one minute (literally) and reported again that I had two dogs even though my sister and her dog left several days prior. He outright lied, and the company believes their employees over their customers even though they have no proof. Another way they show you they don’t care about you, just your money. Now they are trying to charge me and telling me I violated the lease twice. I have tried calling Kaitlin Wood and Ashley Stever to dispute this accusation and no one picks up my calls or calls back. Any company willing to lie to get more money from you is not a company you want to rent from. I have cameras in my house running 24/7 to document what happens here because this company is so untrustworthy. Thank god I only signed a year lease, but this will be a very long year. I regret signing any lease with this company. I even reported Invitation Homes to the BBB and that still hasn’t helped my situation. Seriously, anything is better than living in constant fear of what you’ll get in trouble for next. Please don’t rent here!

Recommendation: Don’t rent here!!

Invitation Homes Criminal and Predatory

I paid my water and services with my local city utility company, and Invitation Homes is deducting from my security deposit $1,700+ for water and sewer services that they didn't provide and I already paid. They acknowledged this, and then sent a check still missing over $600 with no explanation. They are dragging their heels on every step and I am very certain I will only get my security deposit refund via small claims court at this point.

Recommendation: Rent with ANY other landlord unless you are willing to never see your security deposit again

Invitation Homes Disappointing Rental Experience with Invitation Homes: Lack of Pro Care Visits and Poor Customer Service

I have to say, renting from Invitation Homes has been a complete disappointment. Despite being a four-year renter and living in this house for three years, there hasn't been a single pro care visit. It seems that they only care about collecting rent and not fulfilling their promises. Recently, my basement flooded, and it was because Invitation Homes didn't do their job correctly. The sump pump was not working, and if they reviewed the property as they claimed, they would have noticed that the battery in the sump pump was low weeks ago. They even promised yearly updates on the property, which have never happened.

When I called them, a guy called Brandon promised to take care of the situation, but he didn't do much except send a plumber to fix the sump pump. Meanwhile, the water was still standing in the basement, and I had already lost several things worth over $1500. The property management company expects you to maintain the house, but they have zero responsibility when it comes to doing their part correctly. To make things worse, I had to pay people to help save my belongings, and the entire event took around five hours of my day dealing with a disaster that could have been avoided if Invitation Homes had done their pro care visits.

My experience with Invitation Homes has just been terrible, from the lack of pro care visits to the terrible customer service. The worst part is that they charge almost $2300 for rent, and this is the kind of service that you can expect. In addition, the siding was destroyed during Memorial Day hail, and it also took more than 30 days to fix, and it still isn't done correctly. I'm very disappointed, and I'm already planning on contacting an attorney to help me hold them accountable for their actions, or lack thereof. It's unbelievable that a company with this reputation is still in business.

Invitation Homes Avoid Invitation Homes: Poor Maintenance, Unresponsive During Pandemic, Predatory Practices

My experience with Invitation Homes has not been a positive one, to say the least. I have been renting with them for six years, and during that time, I have noticed that they do not prioritize maintenance on their properties. For example, the backyard fence on my rental is falling apart due to rain and mold, and despite bringing it to their attention, nothing has been done about it.

To make matters worse, during the COVID-19 pandemic, I tested positive for the virus and had to take time off work. I applied for a hardship extension on my rent payments, but Invitation Homes was unresponsive. When I inquired about the status of my application, they failed to provide any answers and then charged me exorbitant late fees on my rent, even though I was struggling financially.

In addition to these issues, Invitation Homes raises their rent prices every year, which makes the cost of renting from them even more unreasonable. Their customer service is also some of the worst I have ever experienced.

I highly recommend that others stay away from this company. If you are looking for more information about their predatory practices, I suggest reaching out to Vivien Tang at NACA. They are actively working to fight against unethical landlords like Invitation Homes. Also, check out their reports on the Better Business Bureau website to get a fuller picture of their business practices. Overall, the headache of renting from Invitation Homes is simply not worth it, especially considering the laundry list of issues that can arise when trying to end your lease with them, which can result in damaging your credit long-term.

Invitation Homes Cautionary Review of Invitation Homes: Disorganization and Unethical Practices

Invitation Homes is an organization that has received some negative attention recently, with many customers claiming the company is disorganized and unethical. It's important that anyone considering renting from Invitation Homes reads their reviews and is informed about the company's reputation. Unfortunately, it seems that many customers experience issues with the company, ranging from problems with maintenance to billing disputes that damage their credit scores.

One customer writes, "This organization is so crooked and unprofessional." They go on to detail their experience living in an Invitation Homes property as a "f'n nightmare from beginning to end." The customer claims that scheduling maintenance was difficult, and they even learned to live with certain problems due to the hassle involved in getting things fixed.

However, the real issue came after the customer had moved out of the property when they received a notice from collections that had ruined their credit score. Despite never being late on rent, Invitation Homes claimed the customer owed them money. The customer had provided their contact information, but no one reached out to them before ruining their credit score.

It was only after seeing a significant drop in their score that the customer was able to sort out the issue, which they claim was the result of someone in Invitation Homes' office being bad at math. The company refused to drop the claim and the customer had to spend weeks sorting out the problem with credit bureaus and their collection company.

The customer warns future renters to document everything and take plenty of pictures with time stamps to protect themselves from potential billing disputes. They also suggest checking Yelp and the Better Business Bureau, where Invitation Homes has low ratings and many complaints.

Overall, it's important to approach renting from Invitation Homes with caution given the many reports of disorganization and unethical practices. While their properties may seem tempting, it may not be worth the hassle and potential damage to your credit score.

Invitation Homes My disastrous experience with Invitation Homes and possible ADA violations - a warning to all renters

When I first signed up for Invitation Homes, I was pleased to hear that water, trash, and sewer were all included in the rent of $1595. However, I was soon dismayed to receive bills for those utilities, which I had assumed were covered. To make matters worse, it took over three weeks for someone to provide me with trash barrels, and when I moved in, the yard was filled with trash. I also discovered that the sprinkler was not working properly, and after buying three heads (at my own expense), it turned out that the entire line needed repairs, for which I was not reimbursed.

Other problems soon emerged as well. There was no screen on the front window, and when I opened it on the first night, my cats escaped, and I sustained several cuts and bruises trying to retrieve them. I was also shocked to learn that the house was in "as is" condition, as this had not been communicated to me beforehand.

As if these issues were not enough, the company charged me for the utilities they claimed were included in the rent, but never let me know that they were doing so. I was then served with a failure to pay notice via sheriff, and charged an additional $95. Furthermore, there were all sorts of maintenance issues with the property, including a leak in an outside wall that took five days to be addressed.

Perhaps most frustrating of all, my AC recently broke down, and despite reporting the issue at 6:30am on May 15th, it took until the 19th for anyone to be able to install a new unit - and even then, the contractors were unable to do so due to late responses from management and suppliers being closed. As a disabled person, this was extremely challenging, especially as Invitation Homes only offered me $100 per night at a hotel - an amount which did not cover the cost of finding a hotel that would accept my cats.

Throughout all of these issues, I have felt that Invitation Homes was not communicating with me effectively, and had violated the Landlord Tenant Act and ADA. They misled me by not disclosing the true length (47 pages) of the lease, and I believe that there was clear disability discrimination and other violations at play.

I am now seeking to get out of my lease, and to receive all of the monies I have paid back (including utilities), as well as compensation for the seizures I have suffered and the time off work my husband has needed to take. I have saved hundreds of texts, emails, photos, and videos to document my experiences, and I hope that by speaking out, I will be able to help others avoid the same difficulties that I have faced.

Invitation Homes Invitation Homes: No Flexibility for Early Move-Out, Disappointing and Frustrating

As a first responder who works in the hospital, I understand the importance of going the extra mile to help others. Unfortunately, it seems that not everyone feels the same way. In today's rental market, many homes are being rented sight unseen. In this situation, Invitation Homes is not willing to entertain the idea of accommodating their tenants by allowing them to move out early and find new renters to take their place, which would allow the current tenant to avoid paying both rent and a mortgage.

I am currently facing a situation where our lease with Invitation Homes will be up in February, but we have the option to vacate the property as early as December 31. We offered to pay rent until the company found a new tenant, but our property manager John explained that since our lease has an early termination fee equivalent to 2 months rent, they cannot provide that option since they must "honor the lease agreement".

It's frustrating to know that we would have to pay the full rent amount for 1.5 months even if Invitation Homes finds a suitable replacement tenant sooner. We even offered to provide complete access to the property to show it to potential renters and fulfill our rental obligation until the company found a new tenant. However, the property manager said that this is not an option at all.

It's disappointing that Invitation Homes is not considering the human aspect of the lease agreement and only focuses on enforcing their contract without any flexibility to help a family in need. In this market, it would make perfect sense for both the tenant and the landlord to agree on a solution that works for both parties. The tenant would pay rent until a suitable replacement is found, and the landlord would avoid losing out on rental income.

As a first responder who is switching jobs and purchasing a new home, I am already under a lot of stress and financial strain. I don't understand why there isn't some understanding from Invitation Homes about our situation and a willingness to work together to find a solution that benefits everyone.

Overall, based on my experience with Invitation Homes, I would not recommend this company to anyone who expects anything beyond the bare minimum. Their lack of flexibility and unwillingness to consider the human aspect of the lease agreement is disappointing and frustrating.

Invitation Homes Invitation homes - a corporate landlord that doesn't care about tenants

When it comes to renting a home, finding a landlord who cares about their tenants is of utmost importance. Unfortunately, that is not the case with Invitation Homes. As a large corporation, their primary focus seems to be on profits rather than their tenants - a fact that became abundantly clear to us during our time renting with them.

One instance that particularly stands out was when we had an issue with our autopay. Despite paying our rent on the first of every month like clockwork, when we switched banks and tried to update our payment information in advance for the following month, we were met with an error message. Trying not to miss a beat, we reset the autopay to come out of our old account which held more than enough funds to cover our rent. However, when rent did not go out and we were subsequently charged a late fee, we were informed that it takes a month to establish autopay. This was news to us and the assistant portfolio manager from Atlanta, Ryan Marsh, refused to budge on waiving the fee in a roundabout, dismissive manner.

Feeling undervalued, we decided to look back at our overall experience with Invitation Homes which has been disappointing in many ways. For starters, although they claim to take great pride in the "curb appeal" of their homes, there was a large dent in our garage door that was not disclosed upon renting. We had to engage in multiple conversations and arguments with the maintenance supervisor to have it fixed.

To top it off, when we were first looking for a rental home, the rental coordinator went as far as to state that due to the COVID-19 pandemic, prices had gone up for new tenants to cover renters who were struggling to pay. While this may have been standard practice across the board during COVID-19, it seemed disingenuous to state this outright to potential tenants.

Overall, we are extremely dissatisfied with the way Invitation Homes conducts business. They do not value their tenants - even those who pay on time - and fail to fulfill basic responsibilities such as ensuring the advertised condition of the home is accurate. If you're considering renting with Invitation Homes, we strongly advise against it. It's essential to find a landlord who values their tenants, and unfortunately, Invitation Homes falls far short of that standard. Save yourself time and frustration by opting for a smaller company that prioritizes its tenants.

Invitation Homes Disappointing Experience with Invitation Homes: Unresolved Issues, Unprofessional Service, and Neglected AC

My experience with Invitation Homes has unfortunately been quite disappointing. In my previous review, I mentioned some of the issues we had with the home we moved into, which included termite problems, dishwasher and cabinet issues, and a malfunctioning tub. Since then, we have had even more problems with the property - specifically with our AC and insulation.

As they suggest, we attempted to use their online maintenance portal to schedule a repair, but it took days to get a technician out to our home and the issue was never properly resolved in the same day. It often feels like they are simply putting a band-aid on the problem rather than actually fixing it.

To make matters worse, the employees at the local office have been highly unprofessional and unresponsive to our requests. It often takes multiple emails and follow-ups to get even a half-hearted response. It can be a frustrating process just to get a straightforward answer.

One issue that I am particularly concerned about is our AC, as we live in Florida and the temperature can soar in the summer. We have it set to 75 degrees, but it often climbs to 85 degrees in our home - making it extremely uncomfortable, especially for me as I am currently pregnant. Despite having an electric bill that is through the roof, Invitation Homes has not been quick to address the issue. In fact, when we called the maintenance department, we were informed that the property manager had decided to NOT pursue anything further. It is unacceptable to be denied support in a property we are renting and paying for.

The fact that they continue to tack on random fees and our rent is never the same each month only adds to the frustration. To live in a property that is unhealthy and unsafe is unacceptable, particularly during my pregnancy. It's a shame that Invitation Homes is treating their renters this way, and I plan on taking my concerns to the Better Business Bureau. I hope that they will be held accountable for their poor behavior, and I will continue to share my experiences with them until they take responsibility for their poor management of our home.

Invitation Homes Nightmare plumbing and septic system experience with Invitation Homes: $7000 estimate and health concerns

My experience with Invitation Homes and their plumbing and septic system has been nothing short of a nightmare. It all started on May 25th when I first put in a request for odor in my bathroom. The maintenance guy suggested I put sticks in the shower, which I did for two and a half months, with no success. On August 9th, I put in another order because the odor was still present and the sticks weren't working. The next day, a plumber from Allstate came and identified that the p trap needed to be repaired, and there was a leak in the pipe. However, after multiple plumbers came and cleaned out the traps, the smell still persisted. The maintenance manager came out and said he couldn't identify the problem and that IH needed to have a plumber come out and detect the level of sewage gases.

IH finally made a request to have a plumber come out on a Saturday, but it didn't fix the problem. I reached out to the Regional Manager, Nick, but he didn't return my call. Another plumber came out, but again, the issue wasn't fixed. As someone with autoimmune and lung diseases, I'm worried about the harmful gases getting in and potentially causing me harm.

I don't understand why it's taking so long to fix this issue, and I'm concerned about what will happen if it isn't resolved soon. I don't want to be evicted, or worse, suffer from health issues due to the negligence of IH. The first request I put in was due to flooding in the downstairs area every time we used the upstairs bathrooms. The plumber identified that it was due to old pipes, and it's clear that the previous tenant must have complained about this issue as well.

I just want this issue resolved so that we can move on without any further harm or damage. I hope that IH will take responsibility for this problem and approve the $7000 estimate given by the plumber and issue an apology for the inconvenience caused. In the meantime, I am left with uncertainty and worry.

Invitation Homes Invitation Homes Review: Family's Disappointing Experience with Inaccurate Property Description and Poor Customer Support

As a family of six, we trusted Invitation Homes to find us a suitable living situation in Goodyear, Arizona. We went through their property management team as we were unable to travel to view potential homes in person. We applied for a 4-bedroom, 3-bathroom home and were approved via email and congratulations from our leasing agent, Valerie Ronquillo.

However, just one hour prior to our anticipated 12-hour drive to our new home, Valerie called to deliver some devastating news. The home we had signed to lease, and had paid $2,911.50 in move-in costs for, was a 2-bedroom, 2-bathroom home with a den, not the 4-bedroom, 3-bathroom home we had planned for. With a family of six, this was obviously unacceptable. We were offered a refund, but as we were already on the road with our life packed into a U-Haul and truck, this was not an option for us.

We ended up having to settle for a 4-bedroom home in Surprise, Arizona, despite our preference for Goodyear. When we arrived at the home, it was dirty and not at all move-in ready. Toilets were dirty, and our culture of not wearing footwear indoors meant our feet became dirty within minutes of entering the home. We asked for the home to be cleaned, and while cleaners were sent, the floors were still dirty.

Throughout the experience, we felt unsupported and dismissed by Invitation Homes. Even when we requested to terminate our lease early, we were denied the fee waiver. We reached out to the CEO and President, Dallas B. Tanner, and were never contacted. Leasing manager Chelsea Sain was unhelpful and even declined to waive the fee for canceling our lease early.

Overall, we caution others against renting from Invitation Homes. The lack of support, care, and competency displayed by the leasing agents and maintenance team made for a frustrating and disappointing experience.

Invitation Homes Invitation Homes: A Compelling Alternative to Homeownership? A Review by a Visually Impaired Renter

The American Dream is a concept that has captured the imagination of generations, promising a life of success, stability, and comfort. However, for many Americans, particularly those who are blind or visually impaired, achieving this dream can be a difficult and daunting task, especially in the wake of 2008's subprime mortgage crisis which dealt a financial blow to everyone. Even more than a decade later, the impact of this crisis is still being felt by many Americans, and the prospect of homeownership can seem like a distant dream.

However, one company is changing the game when it comes to renting and homeownership. Invitation Homes is a single-family rental housing company that is the largest of its kind, with 82,000 properties in 17 Sun Belt cities. Founded by entrepreneur Dallas Tanner in Arizona, Invitation Homes offers a unique and refreshing take on renting and homeownership that has the potential to transform the way we think about living spaces.

For many, buying a home is seen as the ultimate goal, but as this reviewer points out, it's not always the best idea. The costs associated with homeownership can quickly become overwhelming, from taxes to maintenance and repairs, to renovations, and more. And that's not even taking into account the high costs of buying a home in the first place, including closing costs, mortgage insurance, and down payments. For those who want to explore other options, Invitation Homes offers a compelling alternative.

This reviewer, who is blind, shares his experience with Invitation Homes and how the company has made him feel valued, respected, and empowered. From the electronic application process that is fully accessible to his assistive technology, to the exceptional customer service he received from representatives like Lixandra Silva, Angie Bonner, and Javier Martinez, Invitation Homes has gone above and beyond to make him feel at home. Unlike traditional rental options that can feel impersonal and cold, Invitation Homes feels like a community, a network of families who all have their own unique stories and challenges. And when there were issues with his home, Invitation Homes was quick to respond and fix them, proving that they are committed to maintaining a high standard of quality and care.

Overall, this reviewer's experience with Invitation Homes has been nothing short of exceptional. He praises the company's attention to detail, their commitment to accessibility, and their unparalleled customer service. If more companies followed Invitation Homes' lead, perhaps achieving the American Dream wouldn't be such a distant dream after all.

Invitation Homes Invitation Homes: A Warning to Potential Renters - Negligence, Strict Policies, and Falling-Apart Homes

Invitation Homes (invitationhomes.com) is a property management company that has been getting mixed reviews from its tenants. One of the most pressing issues that have left tenants dissatisfied is their sewage and water system that simply won't cooperate. Several tenants have reported this issue, but have only received half-hearted efforts from Invitation Homes to fix it. What makes matters worse is that it has been four months since the first report, and the issue still hasn't been resolved. As a result, these tenants have been experiencing mass leaks in their basements, unpleasant smells, and possible water contamination, making them feel ill and unable to use their kitchen.

One surprised tenant was dismayed to discover that all work orders related to this matter have been deleted from Invitation Homes' system, hiding their sheer negligence to adequately address the problem. Another tenant shared that their lease renewal was canceled without due process despite having several days more than the deadline to renew. An email was sent on June 17 to request a resolution, as their contact was out of town for a few weeks and was unreachable. However, the lease extension was canceled on June 19, only two days later. It seems that Invitation Homes' contractual policy is very strict, and tenants are not given the leeway to negotiate or extend their leases.

Aside from these specific issues, other tenants have complained that the homes they rented were falling apart. They had to replace the air conditioning system and water heater, which took considerable time to fix as well. All these instances suggest that Invitation Homes is not the property management company to trust. The negative reviews from tenants should serve as a warning to potential renters thinking of renting from them.

In conclusion, it is time for Invitation Homes to address the issues of its tenants seriously. As a property management company, they should put the welfare of their tenants first and strive to provide them with housing that is reliable and well-functioning. They should not ignore their problems and act with integrity, accountability, and responsibility. Unless they do these things, they cannot hope to gain the trust and respect of their tenants. If you do not want to risk living in a home with various issues, it is recommended that you do not rent from Invitation Homes.

Invitation Homes Beware of Invitation Homes in St. Augustine - Unsanitary living conditions, unresponsive rental agents, and bogus fees

Our experience renting with Invitation Homes in St. Augustine, Florida was incredibly disappointing. Upon moving in, we immediately noticed an unpleasant smell and soon discovered that the previous tenants had multiple pets. The home was covered in fur balls and the HVAC air ducts were emitting a disgusting odor that made it difficult to breathe. We tried contacting our rental agents via various methods multiple times, but never received a response.

After six weeks, we finally heard back from Invitation Homes via email claiming that due to Covid-19 and CDC regulations, they could not make any repairs or address the issues in a timely manner. They did not give us a clear answer as to when the problems would be resolved. The house was uninhabitable and even posed health risks due to its unsanitary conditions, so we made the difficult decision to vacate the property.

Now, Invitation Homes is trying to charge us nearly $6000 in bogus fees. We have hired an attorney to help us resolve these issues. Our experience with Invitation Homes has left us feeling deceived and betrayed. We would strongly caution anyone against renting from this company. It is clear that they are not honest or trustworthy, and their staff and management are severely lacking in integrity and accountability.

Invitation Homes Nightmare Experience with Invitation Homes: Leaking Roof and Poor Customer Service

My experience with Invitation Homes has been a rollercoaster ride. At first, everything was great. Our leasing agent was fabulous, and any issues we had in the house were taken care of immediately. However, things began to take a turn for the worse in November when we discovered the roof was leaking into our dryer vent pipe. This was not a small issue, and we were understandably concerned, especially since we have a family living in the house.

We contacted Invitation Homes, and they sent someone out to our home six times to try to fix the problem. The last visit was last Thursday, but Thursday night it rained, and on Friday morning, there was another puddle of water under my washer and dryer. It seemed like no matter what Invitation Homes did, the problem was not getting fixed.

At this point, we were incredibly frustrated. We decided to withhold our rent for the month, hoping that this would force Invitation Homes to take the issue seriously. However, this only resulted in emails from Invitation Homes threatening us with legal action if we didn't pay our rent.

Unfortunately, we were at a loss as to what to do. We had a leaking roof, and Invitation Homes seemed more focused on getting the best deal possible than on actually fixing the issue. To make matters worse, our brand new dryer, which we had purchased when we moved in less than six months ago, was now junk. We were told to file a claim with our insurance company, but they wouldn't address the issue until the roof was completely fixed.

This meant that we had been lugging our laundry to the laundromat for two months, despite having a brand new washer and dryer installed in our home. We were worried that the leak had caused mold to grow in our house, which could pose a serious health risk to our family.

Overall, our experience with Invitation Homes has been a nightmare. While our leasing agent was great, the company's lack of urgency and care when it came to fixing the roof, and the resulting damage to our property, was unacceptable. We hope that they will take our concerns seriously and address the issue as soon as possible.

Invitation Homes Invitation Homes Review: Hidden Surcharges, Problematic Deposit Refunds, and Property Quality Concerns

Invitation Homes is a rental property management website that has received mixed reviews from its users. Recently, there have been complaint reports from tenants who had experiences with the site and it's surcharges. According to some tenants, Invitation Homes charges extra fees such as garbage, sewer and water bills that are not explicitly stated on their website, leaving tenants to pay around $250 - $300 more than their rent. This can be quite a financial burden for tenants who simply rely on their budget and wish to avoid any added costs.

Not only are the charges questionable, but the deposit refund policy also seems to be problematic. One tenant, for instance, reported that they left the rental property in better condition than before they moved in, and even put up new blinds. The property was reportedly rented right away after their document submission. However, they received a deposit refund that was "short-changed" by at least $1000. Although they tried to communicate this issue with the office several times over the phone and a registered letter, they haven't received any response from Invitation Homes as of yet.

In addition to the confusion with surcharges and deposit refunds, some tenants also complained about the quality of their rental property, stating that the bathrooms were old and dilapidated upon moving in. They felt that Invitation Homes' list of charges for bathroom remodeling was unjustifiable. It's fair to say that tenants expect to rent a habitable and functional property, especially if they have to pay extra fees.

In conclusion, Invitation Homes' lack of transparency on surcharges, deposit refunds, and property quality is causing frustration for many tenants. Their handling of customer service needs improvement, and communication is essential for a positive tenant-landlord relationship. Ultimately, being clear about terms and conditions, and ensuring that tenants feel heard and valued is essential for maintaining a strong reputation in the rental property management industry.

Invitation Homes Warning: Our Terrible Experience with Invitation Homes at 9987 Burton Lake Ct as Renters

Renters, please be warned about the property at 9987 Burton Lake Ct - we recently moved out and wanted to share our experience with Invitation Homes. They were by far the worst management company we have ever encountered. We were hesitant to speak out before in fear of retaliation but feel it's important to inform potential renters about our experience.

First and foremost, the refrigerator ice maker is a continuous problem. After calling for repairs six times, we googled the issue and found out that the filter needs replacement every 30 days. We also discovered that removing the filter helped unfreeze the ice maker and allowed it to start working again. We were never told about this and had to figure it out ourselves. The dishwasher drain was another issue, as it would not drain properly and was not installed correctly. Despite calling for repairs six times, the issue was never resolved. The same issue was present with the oven, and they never replaced the screens, which were all damaged.

The air-conditioning unit was also a constant issue, breaking down every three months. If it broke, they would blame us and request receipts for air-filters. The fireplace never worked properly, and we eventually stopped trying to get it fixed. The pool guy they use is also useless, and the calcium build-up was terrible, yet nothing was ever done about it. Lastly, the smart home system never worked correctly, and we were tired of asking to fix it.

To make matters worse, we moved out with two months left on our lease, and they did not even list the home for rent. We used all of their vendors to ensure the home was rent-ready before we left. We had to move out of state for work, and we didn't have any other options. It's frustrating to encounter such problems, but we hope that potential renters will be aware of what they could be in for with Invitation Homes.

Invitation Homes Invitation Homes: A Total Disappointment - My Experience with Their Services

If you are searching for a reliable and responsive rental company, I would strongly advise against Invitation Homes. As a former tenant, my experience with this company left much to be desired. It seemed that their main objective was to generate the most profit with minimal effort and little concern for the well-being of their tenants.

One of the biggest issues we faced was with the upkeep of our home. Despite reporting multiple issues with our air conditioning system, we received very little help in resolving the issue. We struggled to maintain an indoor temperature of 78-79 degrees when the temperature outside was 93-95 degrees. When we brought this to the attention of the maintenance crew, they simply brushed us off and claimed that it was a normal issue. We also struggled with our heater during winters, resulting in high electricity bills of over $400.

When it was time for us to move out, we found ourselves facing a multitude of unexpected charges. Our rental property was not clean upon moving in, and even after reporting the issue we were told to clean it ourselves. Upon moving out, we ensured that it was left in better condition than when we arrived, only to find that Invitation Homes had charged us for lawn mowing and leaf blowing services despite completing it ourselves. We were also charged a "late notice fee" for notifying them of our move-out date which seemed completely unreasonable.

Overall, my experience with Invitation Homes was a total disappointment, and I would not recommend this company to anyone seeking a responsible and fair rental experience. It appeared that their priority was to charge as many fees as possible, rather than providing quality service.

Invitation Homes Invitation Homes Review: Exorbitant Rent Increases & Poor Customer Service

In my experience, Invitation Homes (invitationhomes.com) is a rental company that I would not recommend to anyone. Their website is difficult to navigate and I found myself struggling to understand their rent charges. When I requested a detailed bill of what the charges were for, they were unable to provide me with one, instead only giving me a "ledger" of charges that seemed to include a host of small fees that were not explained.

Not only that, but the rent increases felt exorbitant for the living space I was in. It felt clear that they were not interested in rewarding good tenants who keep their properties clean and looked after. Similarly, the level of customer service provided by Invitation Homes was severely lacking. Their responsiveness to any inquiries was excruciatingly slow and it began to feel like they were more interested in taking our money than they were in building a relationship with us as tenants.

One aspect that really frustrated me was the lack of upkeep they take with their properties, as they failed to update any appliances in the three years we lived there. Given the high rent increases we experienced, it felt entirely unfair that we would be expected to foot the bill for any repairs and improvement work, as though we did not already pay enough.

To add insult to injury, they also charge a "smart home fee", which was honestly not worth the added expense. While they did handle the water/sewer bills, Invitation Homes charged an additional $15-$20 for "taking care of it for you". In addition, they appeared to charge an HVAC filter fee, yet we never received a filter ourselves.

Overall, my experience with Invitation Homes was extremely unsatisfactory. Their business practices appeared driven solely by their desire to make as much money as possible, without consideration for their tenants' wellbeing or satisfaction. Based on my personal experience, I would strongly urge others to stay away from this rental company - even giving them one star feels too generous.

Invitation Homes Horrendous Experience with Invitation Homes: Stay Away from this Rental Company

The experience with Invitation Homes can be summed up in one word - horrendous. If given a choice, I would rate them lower than one star. The problems started just a day after moving into the rental property on August 5, 2020, when a pipe in the bathroom blew off. I immediately contacted their Emergency Service, who said that a technician would arrive in 2 to 4 hours. Imagine my frustration when I had to wait for that long for someone to come and stop the flood! The situation got worse when 75% of the house flooring and both bedrooms and bathrooms were completely ruined due to the flooding. The house had a foul smell, making it impossible to live in.

Even two months after the incident, Invitation Homes did nothing substantial other than removing the wet carpets, vacuuming dirty water, and installing dehumidifiers in the home. Despite sending three letters, multiple emails, and phone calls, I never received a response. Frustrated with the lack of action, I finally hired a lawyer who started sending legal letters to Invitation Homes. Finally, after a week, they agreed to fix the house. However, even then, vendors would call and message me at odd hours, like 12 AM, to schedule appointments for repair.

Sleeping on the floor in the dining room for two months with my wife, who was nursing a 13-month-old baby, was a nightmare. Words can't describe the mental and physical toll the experience had on us.

Currently, being in a legal tussle with Invitation Homes to leave the house and break the lease, has been a frustrating time. I highly recommend staying away from this company; there are far better rental companies out there.

Invitation Homes Beware of Invitation Homes: Unfair treatment, unjust charges, and outright theft of deposit

I had rented a home through Invitation Homes for a length of three years. However, the experience went extremely sour when I tried to transfer to another home and just couldn't seem to receive any fair treatment from the company. As a result, I decided to turn in the keys and officially part ways with the company. I must warn others against trusting the company with your hard-earned money.

One of their policies is a 30-day move-out inspection, which seems to be designed to make it impossible to maximize your deposit. Although we had taken the necessary steps of paying for professional cleaning services for the carpets, they still charged us over $275 for carpet cleaning. We had even used their recommended pest control service provider, Terminix, just one month prior to moving out, and yet they charged us over $200 for pest control.

To make matters worse, we were charged for two months of utilities that we didn't even use and were prevented from putting in our own name. We also got charged for power washing the exterior of a house which was not even ours. Despite having done extra cleaning ourselves, they still charged us for professional cleaning. To my utter shock and disgust, we were even charged almost $18 for staying a day extra while the house's electricity was shut down 2 days before we had actually turned in the keys to the house. This company will surely steal from you the way that they stole from us.

As an outraged and former customer, I have videos of the condition in which we left the house and I wish to find a lawyer who can help me with getting justice for such an unfair and downright ridiculous treatment. If you're reading this, please STAY AWAY from Invitation Homes. Trust me, there are other companies out there that will treat you with a bit more fairness and dignity as a customer. If you're left with no other choice but to rent a house through this company, be ultra-careful and take our advice - that they will hold on to over 60% of your deposit. Don't let them get away with such injustice.

Invitation Homes Invitation Homes Review: Frustrating Experience with Lack of Communication and Unjustified Charges

Choosing the perfect house management company can be quite a task, and one that requires utmost scrutiny. My experience with Invitation Homes was nothing short of frustrating, and I would strongly recommend others to look for options elsewhere.

My tenancy with Invitation Homes ended in July, and despite several attempts to contact my leasing agent, no inspection was scheduled. To my surprise, I received a letter soon after, demanding an additional payment of $801.57 – an amount that practically drained my security deposit. I was appalled by this, as my roommates and I had taken great pains to maintain the home, and had even re-painted the walls to ensure they looked just as perfect as when we moved in.

We decided to take the issue up with the company, and a representative from Invitation Homes finally got in touch with us. She realized that there had been an error in calculation and mailed us a revised bill, which showed that instead of owing the company, they actually owed us $569.58. This was excellent news, and all of us breathed a sigh of relief, believing the matter was now resolved.

However, to our dismay, we recently received a new collection notice, stating that we owed Invitation Homes the previously mentioned sum of $801.57. Given that we had concrete proof that we did not owe the company any money, we were at a loss about the situation. I was forced to approach the collection agency and plead with them to investigate the matter further. All of this has been a major headache and left us feeling disappointed and disillusioned with Invitation Homes.

The lack of communication and the complete disregard of our efforts to rectify the situation have been despicable. Choosing a home management company is an important decision, and it is clear that Invitation Homes is not the best option out there. It is imperative that we exercise caution and explore all options before choosing a company to entrust our home and living experience.
