I Don't rent From invitation homes I am a homeowner that lives next door to one. We have a dead oak tree That is coming into our property line.A huge branch fell off of it yesterday that was infested with ants and almost hit my son. I have lived here 3 years and have been talking to them about tree. It's a safety risk to my family and the family that they are renting to. They even lied to the new renters saying that they trim the tree every year which they have never done. Before the new tenants moved in the old tenants broke a pipe on the outside.That flooded my whole entire back yard and I also need to put in all new landscaping and a new patio deck due to their negligence.I tried to call their Tampa office to get it taken care of and no one took care of it.I had a call the city to get the water turned off so my backyard could stop flooding. I have called corporate and no one has taken care of it. I would like a response to this Or I am going to take it legal action.

PLEASE READ! Trust me this company doesn’t deserve any stars at all. Do not rent from Invitation Homes. I know they have a majority of the rental properties in Las Vegas and other areas and that most of the places are pretty nice, but it’s so not worth it. I read all the reviews prior to renting and figured that most of the complaints were probably from people who are just bad tenants. I have never had any issues renting places in the past and figured this would be the same. The employees here pester you with communication at the beginning trying to get you to rent. I got emailed twice within a couple days just for expressing interest in a place on Zillow. However, now I can’t get people to respond back period. I texted my leasing agent, Krystal, about a month ago and never heard back, not once. If you make the mistake of renting through this company, be aware that any worker coming into your home will report you for anything, whether legit or an outright lie. My sister and her dog came to help me move in. The maintenance worker who came the first week, Christopher Morgan, reported me having two dogs even though the lease indicated I only had one. I was unaware a dog couldn’t even visit. So now you all know too! They bury that in the lengthy lease you sign along with your life. Well last week that same maintenance worker came in the house for one minute (literally) and reported again that I had two dogs even though my sister and her dog left several days prior. He outright lied, and the company believes their employees over their customers even though they have no proof. Another way they show you they don’t care about you, just your money. Now they are trying to charge me and telling me I violated the lease twice. I have tried calling Kaitlin Wood and Ashley Stever to dispute this accusation and no one picks up my calls or calls back. Any company willing to lie to get more money from you is not a company you want to rent from. I have cameras in my house running 24/7 to document what happens here because this company is so untrustworthy. Thank god I only signed a year lease, but this will be a very long year. I regret signing any lease with this company. I even reported Invitation Homes to the BBB and that still hasn’t helped my situation. Seriously, anything is better than living in constant fear of what you’ll get in trouble for next. Please don’t rent here!

Criminal and Predatory
I paid my water and services with my local city utility company, and Invitation Homes is deducting from my security deposit $1,700+ for water and sewer services that they didn't provide and I already paid. They acknowledged this, and then sent a check still missing over $600 with no explanation. They are dragging their heels on every step and I am very certain I will only get my security deposit refund via small claims court at this point.
Recommendation: Rent with ANY other landlord unless you are willing to never see your security deposit again

Broke water line
So been waiting 2 weeks for my bathroom to get fix and Friday Aug 11 they finally take to fix the toilet and ended up cracking the water line. Since 2:00pm I been without water and going in day 3 with no water on the property due to their poor quality and no respond. Have to waiting an appointment ? Tents paid pay so much on rent and at the end get treated with very poor customer and living with no water in a house smh. Had to [censored] the main water line to the house 48 hour later still no water.

Our experience renting with Invitation Homes in St. Augustine, Florida was incredibly disappointing. Upon moving in, we immediately noticed an unpleasant smell and soon discovered that the previous tenants had multiple pets. The home was covered in fur balls and the HVAC air ducts were emitting a disgusting odor that made it difficult to breathe. We tried contacting our rental agents via various methods multiple times, but never received a response.

They were by far the worst management company we have ever encountered. We were hesitant to speak out before in fear of retaliation but feel it's important to inform potential renters about our experience.
First and foremost, the refrigerator ice maker is a continuous problem. After calling for repairs six times, we googled the issue and found out that the filter needs replacement every 30 days. We also discovered that removing the filter helped unfreeze the ice maker and allowed it to start working again. We were never told about this and had to figure it out ourselves. The dishwasher drain was another issue, as it would not drain properly and was not installed correctly. Despite calling for repairs six times, the issue was never resolved. The same issue was present with the oven, and they never replaced the screens, which were all damaged.
The air-conditioning unit was also a constant issue, breaking down every three months. If it broke, they would blame us and request receipts for air-filters. The fireplace never worked properly, and we eventually stopped trying to get it fixed. The pool guy they use is also useless, and the calcium build-up was terrible, yet nothing was ever done about it. Lastly, the smart home system never worked correctly, and we were tired of asking to fix it.
To make matters worse, we moved out with two months left on our lease, and they did not even list the home for rent. We used all of their vendors to ensure the home was rent-ready before we left. We had to move out of state for work, and we didn't have any other options. The experience with Invitation Homes can be summed up in one word - horrendous. If given a choice, I would rate them lower than one star. The problems started just a day after moving into the rental property on August 5, 2020, when a pipe in the bathroom blew off. I immediately contacted their Emergency Service, who said that a technician would arrive in 2 to 4 hours. Imagine my frustration when I had to wait for that long for someone to come and stop the flood! The situation got worse when 75% of the house flooring and both bedrooms and bathrooms were completely ruined due to the flooding. The house had a foul smell, making it impossible to live in.
Even two months after the incident, Invitation Homes did nothing substantial other than removing the wet carpets, vacuuming dirty water, and installing dehumidifiers in the home. Despite sending three letters, multiple emails, and phone calls, I never received a response. Frustrated with the lack of action, I finally hired a lawyer who started sending legal letters to Invitation Homes. Finally, after a week, they agreed to fix the house. However, even then, vendors would call and message me at odd hours, like 12 AM, to schedule appointments for repair.
Sleeping on the floor in the dining room for two months with my wife, who was nursing a 13-month-old baby, was a nightmare. Words can't describe the mental and physical toll the experience had on us.
Currently, being in a legal tussle with Invitation Homes to leave the house and break the lease, has been a frustrating time. I highly recommend staying away from this company; there are far better rental companies out there.

I had rented a home through Invitation Homes for a length of three years. However, the experience went extremely sour when I tried to transfer to another home and just couldn't seem to receive any fair treatment from the company. As a result, I decided to turn in the keys and officially part ways with the company. I must warn others against trusting the company with your hard-earned money.
One of their policies is a 30-day move-out inspection, which seems to be designed to make it impossible to maximize your deposit. Although we had taken the necessary steps of paying for professional cleaning services for the carpets, they still charged us over $275 for carpet cleaning. We had even used their recommended pest control service provider, Terminix, just one month prior to moving out, and yet they charged us over $200 for pest control.
To make matters worse, we were charged for two months of utilities that we didn't even use and were prevented from putting in our own name. We also got charged for power washing the exterior of a house which was not even ours. Despite having done extra cleaning ourselves, they still charged us for professional cleaning. To my utter shock and disgust, we were even charged almost $18 for staying a day extra while the house's electricity was shut down 2 days before we had actually turned in the keys to the house. This company will surely steal from you the way that they stole from us.
As an outraged and former customer, I have videos of the condition in which we left the house and I wish to find a lawyer who can help me with getting justice for such an unfair and downright ridiculous treatment. If you're reading this, please STAY AWAY from Invitation Homes. Trust me, there are other companies out there that will treat you with a bit more fairness and dignity as a customer. If you're left with no other choice but to rent a house through this company, be ultra-careful and take our advice - that they will hold on to over 60% of your deposit. Don't let them get away with such injustice.

She realized that there had been an error in calculation and mailed us a revised bill, which showed that instead of owing the company, they actually owed us $569.58. This was excellent news, and all of us breathed a sigh of relief, believing the matter was now resolved.
However, to our dismay, we recently received a new collection notice, stating that we owed Invitation Homes the previously mentioned sum of $801.57. Given that we had concrete proof that we did not owe the company any money, we were at a loss about the situation. I was forced to approach the collection agency and plead with them to investigate the matter further. All of this has been a major headache and left us feeling disappointed and disillusioned with Invitation Homes.
The lack of communication and the complete disregard of our efforts to rectify the situation have been despicable. Choosing a home management company is an important decision, and it is clear that Invitation Homes is not the best option out there. It is imperative that we exercise caution and explore all options before choosing a company to entrust our home and living experience.
