YES! Communities Deposit/Rent taken after moved out.

To whom it may concern I am writing this because we have reached our stressful points. We was with Dynamic Yes Community on Desoto area for 4 years plus at address 1111 Johns Drive(Site#1111), without missing not one payment nor late ones and all Mrs. Brenda the community manager can say was “either buy or leave” and not that we didn’t want to buy just that Dynamic didn’t have double wides so we came across “The Crossing Yes Community” on Wilmer and we are here now. I also don’t understand and don’t think it’s right that $1,400(rent) was taking out of our account after we had already moved and one of the ladies from the Dynamic office called my husband(Mr. Meraz) to tell him Dynamic is keeping part of that money that was taking out plus all the deposit we put in when we first moved, also been charged for vinyl issues that aren’t on us and I can prove that cause we had put in a work order with pictures and it never got fixed. We are desperately confused just that this don’t sound right nor seats right with us and I would like to just speak to corporate and let them give us an explanation on why Dynamic took money out of our account after moved out and keeping some without our consent plus the deposit.

YES! Communities Air conditioning

: My name is Marlene Rolon. I live in 69 Imperial Dr S Mulberry Fl. I moved here on March 30, 2022. I am waiting for a response from the Yes Communities company since Spring Hill Estates did not want to solve the problem with the air conditioning. I have evidence that shown that the same air conditioning company sent multiple offers to Spring Hill Estates to put new air in the house and they did nothing. They sold me the house with the air leaking gas without telling us anything when we went to buy it. Now they want my husband and I to bear the cost of new air when the air was not damaged for us, it was damaged when they had the house rented before we bought it.

YES! Communities Refund of Security Deposit

My lease ended 2/28/22. I moved out prior to that date and handed in the keys. I received a notice dated 3/1/22 giving me the breakdown of my refunded security deposit. I waited for at least a month before reaching out to the office at the community that I had lived at in Ohio. They informed me that it would take 6-8 weeks for my check to arrive as it was coming from the Corporate office in Denver. No problem. I waited that amount of time and then some. I called again sometime at the end of June/beginning of July and was informed they would be reaching out to corporate as I should have received it by now. Come today, I still had not received a call back nor my refund. I called the office again and was informed they were reaching out and will call back. BUT from the way it was said to me it seems as if they never reached out the first time I was told they did. I called the number for Corporate myself that I found online and left a message. I figured I would try this avenue as well and maybe then I will get a response.

Desired outcome: For someone to reach out to me to inform me of what has been the hold up and for me to have my refunded security deposit in hand asap.

I moved out of Science City MHC, a YESS owned park, October 31,2022. It’s now November 30 and have had no response to my security deposit refund. I live in Michigan where the land lord has 30 days to refund your deposit or issur a letter indicating why and where the money was used. After the 30 day period, they are in default and you security deposit doubles the original amount. Ice cc’d my attorney with the email I sent asking about my refund. I’m not expecting a response from Science City or YES. However, I can make a small claims complaint and file to recover my money. The will lose and I will get 2X my deposit and the will pay all court costs.

YES! Communities Being kicked out our home!

We have lived in Burntwood for over 5 years Ike and have had the same pets since we moved in! Our manager was victor at the time of move in! After 3 years of renting we purchased our home in 2020! Fast forward to 2022 a crazy escort man that lives behind us files a fake complaint and now we ar being told we have to get rid of our dogs! This man is playing the system he threatening my life and told me I will get you [censored]s out of here you watch and here we are a few days later and the new manger just says I either get rid of my dogs or move! This is unfair I own my home and have signed multiple leases with this complex whole have the same

Dogs I have had since I moved in in 2017! I have had my dogs since 2017 I just resigned a lease in January and now I’m july I’m in violation and need to move this is unfair and honestly discrimination. I was grand fathered in with my dogs I shouldn’t be removed from the park there was no breed rules when I moved in in 2017 I took my dogs to the office and let them meet the manager like I was suppose to! This is sad my family is going to be homeless and we own our Ike

But yes won’t let us move our home even though no one told us that when we bought our home!

Desired outcome: To keep my dogs and my home we have been here since 2017 with the same dogs this man is lying he wants us gone because he hates having black gay people life by him!

YES! Communities Extension of lease for only 1 month

I have been a resident of Parkwood Estates, a YES community since 2019. This is my second time living there, as we first rented there in 2017 for about 8 months until we bought a home. The manager at that time was very nice, let us out of the lease and we still got our security deposit back. This time around, it has been a nightmare. We have had over 43 service requests for our home since living there, most of them have been the same request as they do not know how to fix anything right the first time. BUT my main issue right now is I have asked for a 1 month extension on our lease that is up July 31st. We received the non renewal notice back in April(2022). We started looking for another place to live but with the way the economy is right now and rentals doubling basically in price, we have not found anything. What have found are mostly 2 bedroom homes but we are a family of 5 and that will not work, we need at least a 3 bedroom. We in the last few days have finally found something. But it will not be ready until August 10th. I asked for a 1 month extension and I was denied. My family and I will have no where to go, we will be living out of a car if we do not get an extension. YES communities claims to be about family and this is their statement; YES DIFFERENCE

HELPING PEOPLE LIVE RICH, MEANINGFUL LIVES. ONE PERSON, ONE FAMILY, ONE HOME AND ONE COMMUNITY AT A TIME. But they won't even give my family a 1 month extension. The manager has been cold hearted and giving me a that is your problem attitude when I emailed her our issue. I do not know why a 1 month extension is an issue? I have been a renter for 3 years, no issues and rent is paid on time. That does not matter I guess. They have no compassion for how the way of living/expenses has changed. Sad, very sad.

YES! Communities Purchasing a manufactured home

My whole experience as a first time buyer has been nothing short of HORRIBLE EXPERIENCE. Initially, my loan was approved in April 2022. The first home that I applied for in the Kenwood Community (Fayetteville Ga) Manager Clarence sold to another family without notifying me of how there process work which is, If you are still pending to be approved someone whose approval comes before you.. Gets first pick! After that took place, I went about 5 blocks down the road and looked at another Yes Community called (Four Seasons) manager Katie. I spoke in detail about what happened with Clarence and the first home. She showed me another home that I fell in love with on a much nicer lot. We had my loan agreement changed to her community also the terms only to find out that she too hide information from me. A day after speaking with her about my loan agreement I sent over a email because I haven’t heard back. Then, is when she made me aware that a buyer made a offer on the home that she had me paid a additional $90 application fee on. It was her suggestion for me to move in as a rental until my loan to purchase be corrected and modified to her property. I’m getting DISCRIMINATING vibes as of now. I was very transparent throughout the entire process only to be let down and almost left to be homeless. I DO NOT recommend Yes Communities whatsoever!

The unjust or prejudicial treatment of different categories of people or things, especially on the grounds of race, age, or sex.

Recognition and understanding of the difference between one thing and another.

Even though yes takes part in ccp, and accepts it for the most part at all locations. If they dont like you, they wont accept your ccp and make you homeless.

We bought a home from them. Been there 25 years. No complaints until a kid broke in our shed and the park manager justin refused to kick them out. Now I am without.

Desired outcome: Refund. Total Lot Rent paid, And the price of our Home we purchased from Yes. 15000.00 for our home, and 92,500.00 for lot rent.

YES! Communities Lack of maintenance help

June 13,2022

I have lived in the "yes community in Toledo.Ohio for two years. But in the last 6 months e have experienced a turn over of help for approximately 6 different maintenance employees.

so when you have aa request for service no one responds.

I have spoken to the office personnel several times with no satisfactory repllies.

The rent is increased yearly but the service decreases yearly.

We need a decent return for our investment.

Desired outcome: Landscaping of lawn after a new home was placed next to my property ,and other appliance needs in the home.

YES! Communities Camino creek

I’ve been living in the Camino Creek community since September 2017. This February I started having horrible plumbing issues. I paid numerous plumbers to come to my home to make repairs. On 2 separate occasions plumbing companies ran cameras to see where the clog was located. It was noted by All City Plumbing that my plumbing issues are with the sewer line underneath the mobile home. According to the licensed plumber, the sewer line has a sag (or dip) which prevents the sewage from flowing from the home to the main sewer line in the street. This is causing major backup in my home. I brought this to the attention to the community office on March 24, 2022 and gave them a copy of the repair bid. I've been unable to stay in my home due to the back up issues I’m experiencing. I’ve attempted to communicate with the office on several occasions and received the cold shoulder. On several occasions the office was closed or the office manager was not available to talk. I decided to stop payment for my lot rent in May to get the attention of the front office. My tactic worked and I was able to finally speak with the office manager. I’ve been informed that the front office sent a plumbing company to my home to run the camera and get a repair bid. This occurred 2 weeks ago and I continue to be told that my case is under review. A new month has come and I was served with an eviction notice for lot rent. I had to pay $1293 for 2 months of lot rent and STILL DON’T HAVE MY ISSUE RESOLVED. I was further informed that the lot rent and my plumbing issue don’t have anything to do with one another and that I must continue to pay lot rent even though the issue hasn’t been resolved. I am still not staying in my home, I have to stay at a hotel, and the stress of not being in my home and using all my money to pay for another place to sleep is overwhelming. CAN ANYBODY PLEASE HELP MY SITUATION? I feel that I shouldn’t have to pay to get the plumbing repaired since the plumbing is in the ground that I am renting. It’s not a clog that can be pushed out, it’s a sag in the pipe which is not caused by irresponsible home owners. Any communication other than my case is under review will be greatly appreciated!

We are having the same issue regarding plumbing in this same complex and by law you are allowed to pay to fix the issue and deduct from rental payment but first need to send a certified letter demand they fix the issue with proof of service of letter through us mail and the problem going unfixed after 30 days its within your right per Texas property code to deduct the cost from rent. If they attempt to evict you take it to court and sue them for 3x the amount you paid plus other costs incurred. Just know justice of the peace civil court

Does cap at 6k i believe. Good luck

YES! Communities No window ac rule is unacceptable/dangerous to health of Robin Glen residents

This corporation has recently taken over Robin Glen mobile home park. They have a rule banning window air conditioners. The folks in this park are not rich. Most of us live week-to-week. We can't afford to purchase other forms of ac or put in central air. Some of us live in older homes that get extremely hot in the summer months. This rule is dangerous and will cause health issues to many. My window ac is new and is only in during hot months. I don't rent my home from Yes! and I pay the electric bill (meaning it is not included in my lot rent). They've also banned fire pits. I noticed that the address on their corporate envelope is from Ferndale, MI. They're banning these things for aesthetic reasons. Dear Yes!, This is NOT Ferndale. We sit around fire pits, wear flannel, and hang out with our dogs here. This is a mellow, clean, and (until you took over) happy community. Stop trying to ruin it and stop creating health risks for we residents.

Desired outcome: For the corporation to allow window ac units during the hot months.

YES! Communities On call maintenance

Since December of 2020 we have experienced ongoing plumbing and leaking issues, Ive put several emergency requests in regarding my plumbing and the repairs have been unethical and negligent to the point now where flooding is happening in the bathroom showers/tubs and now water is leaking under the trailer from a “duck tape” repair from previous “fixes”. they tried to tape up the hole and there is a huge water bubble that was left under the trailer not correctly repaired which I believe is filling each time we utilize the washer and shower/tub. No response as of 9:00 pm on 5/ 27 / 2022 request was put in right when found at 12:45pm.

Desired outcome: I want this fixed in correct way so we are no longer experiencing plumbing and water leaks as we are also responsible for paying our own water!

YES! Communities Fencing / no one in the office / Ask to clean my up my yard

Me and my husband have lived here for two years we moved here knowing that it was a dog friendly pet friendly park. Now they have made us take fence is down in our dogs have no place to go. They want us to have our dogs on a leash at all times that is impossible our animals need to run and have a place to play. We pay a lot of money to live here and for you not to allow us to have a nice fenced area around our home is ridiculous. Also we get an email stating it’s time to clean up your yard well I don’t have a yard I don’t know what my boundaries are why should I clean up my my so-called yard. The areas between the homes just run into each other I’m sure nobody wants to clean up my weeds as I don’t wanna clean up anybody else’s weeds. And third of all no one‘s hardly in the office I have been by last week and Monday Tuesday of this week and no one‘s there I’m sorry but I work 8 to 5 Monday through Friday and I’ve gotten off early to try to reach somebody in the office I have also left a couple messages no return call. We need answers and we need them now all of this that you’re trying to do is just ridiculous. You go around and put piles of rock and spread them out to make it look better NO The Weez come right through me so it looks ridiculous I want a fence around my yard so I know my boundaries.

YES! Communities dead dangerous shrubs in my yard ...

I have tripped and stumbled ... scratched and cut my legs several times on 6 dead shrubs that I was promised were going to be removed when I moved into my home a year ago and over a year later I am still waiting, I have talked to the new Manager and have been told "it is not important". I drove through Avon on the Lakes in Rochester Hills so many times and felt so fortunate to have found a home here but feel so disillusioned and disappointed, I love living here and realize that there are many residents .. Promises should not be made .. that cannot be kept ... I want my yard to look nice, and unfortunately I cannot, there are weeds growing along theses dead shrubs, my grass cannot be cut, and I cannot plant new grass or shrubs.

So this is my story ... will I get any reply ... maybe or maybe not ...

After my family and I lost our home in a fire in May 2021 We moved to Summerville in August 2021. The leasing off said they still needed to do some repairs to the trailer. But we were allowed to move in. After my husband started working for yes community, things went to hell. We are paying $1265 for a trailer that has water damages. In the kitchen, bathroom the kitchen had mold in wall it was removed and never completed finished they told us we couldn't use our ice maker in their fridge because that was the issue. Just disconnected the water line to the fridge. Management said it would be replaced Never happened. As well as they never even addressed my children bathroom. When the site manager came to do the check, I addressed it again. She said she will handle it. The next thing was about the grass, which is a $75 fee. When they send someone to cut it. I'm just devastated that this is how this billion dollar cooperation works, they don't care about the well being of the tenants or employees, just the money.

YES! Communities Dysfunctional Yes Property Management at Meadow Glen

Attn. MR. ______, CEO, Yes Community Properties,

MR. ______, my name is ____ ____. I live in the Meadow Glen site, lot #___. I would like to apologize in advance for contacting you with my issues here at Meadow Glen. I know for a fact that your job requires an extraordinary amount of time due to these financially challenging times and the current pandemic situation.

1. The sign posted for office hours is 9:00am to 6:00pm. However, these hours are misleading at best. Absolutely no current Meadow Glen resident knows when anybody will actually be in the office to obtain information, to inquire about any problems and to dispute numerous problems in trying to understand all of the misguided and unfair practices and policies. Having only one office member is not an avenue for competent customer service. I having years in the corporate environment and owning a business, makes me uniquely qualified to comment on business practices. I know overhead expenses are a constant challenge for all businesses today.

2. In January of 2022, your company raised the lot rent by $38.00 dollars a month. I can't understand why this action was taken. The entire world has been through the COVID 19 pandemic for the last 2 years with many people losing their jobs and/or having the number of hours to work reduced drastically. I and my family have been hit with financial difficultly as well. In the middle of 2021, inflation started to rise and here in the middle of 2022, we have hit record high inflation not seen since the late 1970's. As you know, fuel, food. housing, rent and medical bills have hit everyone to the point that lower and mid-level consumers are without dispute, making living standards drop at alarming rates without any relief until the end of 2023. This situation is making mental health issues tragically dangerous as well.

I implore you and your company to please issue rent credits for the entire year of 2022, to the rates established in 2021. If you can't issue rent credits, please return to 2021 rent rates for the rest of this year and please consider not raising rent rates for 2023. People are losing hope and need relief.

3. I had 4 dogs at one time and I had a problem with one of my dogs with a visiting family member in the month of Nov. 2021 which led me to get rid of that dog. Then in Jan. 2022, I get a bill that includes an addition fee of $50.00 a month because I had not signed a lease. So, I contacted the office and left a message because there was no one in the office. I waited for 3 to 4 hours for a return call to no avail. So, I called back and someone finally answered. This person told me that because I had not signed a lease and that I was being charged the addition $50.00 a month and I paid the bill. Now please note that this person never stated to me that I had a problem with one any of my dogs during this conversation and I had not received any notice, formal or informal period. So, I called back a couple of weeks later to sign a lease and no one was there to discuss this matter with and I did not receive a call back. So, I called back and finally reached someone and she stated that I could not sign a lease because there had been a complaint about one of my dogs. I informed this person that I had gotten rid of the dog because I discovered the problem on my own and not because I was notified of any problem.

Then came the outrageous statement that since my other dogs had barked at someone that I was still not eligible to sign a lease. To this day, I have not received any formal or informal complaint about any of my dogs. This is exactly one of the reasons that this office can't function with any rules because this person operates and makes statements and executes judgements without any rules, standards or consequences for intolerable actions and statements. Employees of other companies do not operate without any consequences due to the lack of sound business practices.

I get along fine with all of my neighbors and they get along fine with me. There are not any complaints that have been filed against me, or should I say that I have been informed about.

4. There has been a sign posted that Mondays are mow days. There are numerous lawns that have not been mowed since last year and yet they continued not to be mowed. I did get a threatening notice to remove a few pieces of wood from my front porch or I would be fined. There are many other situations that some people get harassed about while others do not get harassed for indisputable violations to numerous so-called policies.

Many other residents would file complaints but are afraid to say anything at all in fear of vindictive reactions that all of us know would be taken by this person.

5. I have a billing problem. My April bill indicates my total due for the month is $699.86 with a previous balance of $0.00. and that amount is not in dispute and that is what I paid with a money order.

My bill for May was $740.13 that includes a $50.00 previous balance. For what, I have no idea. Of course, I tried calling the office and not to my surprise, no one answered. I went to the office and a note was on the door that the office would be closed until Monday, May 9th. This is highly unusual. It has been my experience that an unforeseen circumstance has arisen. My hope is that nothing serious has taken place for this office person. That left me no choice but to purchase a money order for $690.13 on May 5th. I did this for the simple reason that I will not be charged for a previous balance that did not exist and also for the reason not to be charged for late rent.

6. I do not understand the ridicules policy of no gates on our porches. I personally have had to chase away many stray dogs that roam the facility with a broom or rake handle. I would also include the chasing off the coyotes that roam the facility. I also have chased away a few possums and skunks. It should go without saying the threat of rabies is real with stray dogs, coyotes, possums and skunks. For the safety of my family, I must insist that I will be installing a gate for my family's safety and there will be no lock installed to prevent access by anyone with Meadow Glen. I would like to think that you cannot and will not object to valid safety concerns in this matter. Any and all companies that I know of, safety is the number one concern for their employees and customers.

In closing, MR. ______ I simply want to live in piece, not bothering anyone and no one bothering me. I want to be treated fairly and with respect. There is no doubt in my mind that you want the same things for yourself and family. Thank you, Sir, for your time and response in these important matters.

YES! Communities Anti-dog policies

This community was advertised as pet friendly, but everything they do is harmful to dogs. First, they won't let people have fences around their yards, so those who can't walk their dogs every four hours end up letting their dogs roam around the community, which makes it harder on everyone who does walk their dogs because you never know when a random dog will just come at your dogs out of nowhere. The park is so full of thorns that get stuck in your dogs paws that you can't walk them in the grass, and there are no sidewalks in the community so you have to walk in the middle of the street. If that weren't bad enough, they just painted the roads black so they get extremely hot now because it's the desert. The dogs will burn their paws if they walk on it during the day. It's like they are actively targeting dog owners. There is no good reason for the fence policy. Many of the places already had fences when they made that rule so they were grandfathered in, but now they are making those folks take their fences down too. My neighbor has a fence so I built some planter boxes that extend to their fence to give my dogs a little yard. Now that the neighbor has to take his fence down, all that money I spent on the planter boxes will be wasted because the side will be open to the next yard over. They also have a dog, so my dogs and theirs will both lose their yard. It's ridiculous. I am disabled and my dog is a service dog. He shouldn't have to suffer, and I shouldn't have to walk him a bunch of times a day when I am not feeling well enough to do so. They should not be allowed to advertise as pet friendly when they are actively making it hard for dog owners to live here. Painting the road black right before summer is borderline cruel when there is no other place but the road to walk dogs. It's awful.

Desired outcome: Give us sidewalks or let us have fences so we can keep our dogs healthy and safe. Also, remove the sticker weeds from the park so dogs can walk in the grass without getting dozens of thorns in their paws.

Oh, and also, the pool doesn't open till the end of May despite the fact that it's been in the 90's lately. The pool was a big selling point, but I have to wait another month to use it despite how hot it is outside? This is El Paso. Why on earth would the pool be closed when it's so hot out?

We turned in our 2022 lease agreement to Millstone Pond Laura & Amy manager and receptionist in March.

Their excuse is we may be evicted Yes lawyers are looking into this situation. This was 1 month ago.

also, we want to sell our home we paid $30 for an outside inspection on March 14, 2022, which was done 3 days later but still haven't received the results of the inspection.

Desired outcome: accept our lease for 2022 and give us the results of our home outside inspection so we can sell our mobile home at 58329 Sawmill Lane, Lenox, MI 48048

YES! Communities Coachville Mobile Home Park we must remove Gardens because of ordinance

They are saying that Pittsfield Township has an ordinance against gardens, and we must have grass in our lots... no Gardens. However, I called Pittsfield, and they said, they have no such ordinance, and in fact "Gardens" are encouraged!

On 'Yes!' own facebook website, they have people praising gardens. Yet our newsletter we have been getting continued harassment about removing gardens in our lots.

Desired outcome: Please lay off the long time gardens in our lots.

I'm a photo section from Pittsfield that the community manager used as justification... Obviously, it says nothing about gardens. She said #6 was her reasoning for telling everyone that they needed to remove the gardens. She also said, that if I don't like the rules I should just move out.
