Lakeview doesn't care about hardships OR veterans
Thank you for letting me know that Mr. Cooper nor it's investors support disabled veterans that have reached out to you countless times for assistance. You are the main reason disabled veterans like myself end up homeless. I appreciate you and your investors taking the time, once again, to show your lack of support for the military veterans. How hard would it have been to just add my amount I owe on the back end and extend my mortgage by a few months? Instead, after missing 2 payments, due to the Mr. Cooper software messing up, Mr. Cooper and it's investors would like to put a disabled veteran under more stress by making sure that it is more difficult for said veteran to ever get help. I have missed 2 payments in the past BOTH due to billing software problems on the Mr. Cooper end. Thank you, once again for showing EXACTLY why veterans end up homeless.
I have tried NUMEROUS times to get BOTH Mr Cooper AND Lakeview Mortgage to work with me by applying for a hardship, which would be just to add my late/missed payments (2) on the back end of my mortgage, extending it by 2 months.
Not only do they NOT care but they refuse to let me record our call even though they get to record it on their end.
You can't even reach your assigned loan specialist.
Recommendation: Stay away at all cost!

I had a forensic audit done against my mortgage in April of 2024... it was identified that the note for mortgage was sold the Fannie REMIC trust. I informed informed Lakeview of the fraud and requested that the provide me with proof that they were able to collect on my mortgage. Lakeview was not able to provide me with proof. Although Lakeview had been collecting my payments for years they never recorded an assignment of mortgage until 10/22/2024 and then proceeded to foreclose on my property. I live in a non-judicial state, so regardless of the things I did my efforts were ignored. My house was foreclosed on February 3, 2025.
Claimed loss: Lost my private property

Customer service number
We have previously called into to update our banking information and was advised takes 24hours to update in system that after that we could login to our account online to update. However, We attempted to log in as advised and now our account says account restricted to call into customer care...Well here we are 5 days of trying to get ahold of someone via all numbers listed...Nothing...We call and it says either hold line or call back during business hours...We are CST and its 551pm which means EST would be 651pm...They are open until 9pm EST during week and weekends until 3EST. So, for 5 days this is what we have been getting, and we have a payment due 1st! Called other numbers listed however told they can't help but would put in an escalated request to contact us but couldn't promise when they would call. They did verify to us that Loan care is open at this time but couldn't tell us when they would call back. This is unacceptable when you have someone who pays a lot of money to this company yet do as advise and still nothing. can't even get ahold of anyone like online says about account being restricted to call customer call...Other numbers we have called are rude and demanded my husband to shut his mouth and not over speak when he was simply just telling the guy what was going on as he asked what could help with...RUDE

Unethical mortgage loan services
I am writing this letter of complaint because I recently received a letter/statement from my loan servicer, Lakeview Loan Servicing, LLC, dated 01/16/2024. This letter/statement indicates that my mortgage is in default and I am in jeopardy of losing my home to foreclosure. I have contacted the “subservicer” (LoanCare) of my mortgage to assist me with a modification process. The modification process has initiated, and I was informed that the I would be contacted when the review process is complete. As a result of the COVID-19 pandemic, I currently suffer medically and financially.
Lakeview Loan Servicing, LLC has failed to properly and accurately document my account and they have threatened my livelihood with the procedures of foreclosure. Lakeview Loan Servicing, LLC has falsely implicated that the monthly payments for the months of October of 2023 and November of 2023 have not been paid. This is clearly inaccurate and false. The NYS HAF (Homeowners Assistance Fund) submitted $2,377.54 to the loan servicer on or about October 2, 2023 on my behalf, and there was a personal payment taken from my personal checking’s account on December 12, 2023, in the amount of $586.62, which has not been applied to the mortgage account to date.
There was also payment assistance made by the NYS HAF Program on 01/12/2024, in the amount of $1,482.08. Lakeview Loan Servicing, LLC’s unfair, deceptive, and abusive practices (UDAAP) has unethically contributed significantly to my financial hardship. According to the recent statement I received from the loan servicer, I am inaccurately and falsely being charged a total of $6,823.78 to bring the loan current.

Loan payment through website
I attempted to make a payment for my December 2023 payment for over 2 weeks in November 2023. The website was down and was not available until November 30 2023. I attempted to make my loan payment and the site said an issue occurred and to try again later. I did this 4 times and got the same response each time. I waited till Dec 1 and noticed that the payment went through. Then On Dec 4 I noticed that my January payment processed as well. This overdrew my account and I now have fees associated with this complete mistake on Lakeviews part. I have tried to reach them by phone and have been on hold for over 2 hours at two different times. I feel they are inept and do not care about the customer at ALL! I am so fed up with this crap! I have never been late with a home payment nor have I ever had overdraft issues. Now because of these people I have it. There should not be this long of a wait and should have a MUCH BETTER way of resolving issues such as this. 2 days in and still have not talked to a human being. Completely unacceptable!
Desired outcome: Need to be reimbursed for my overdraft fees and have my last payment returned. I need to speak to a human being who is able to assist and not pass me off multiple times to some one else.
Payments
I am writing to express my extreme dissatisfaction with the recent customer service experience I encountered while attempting to make my monthly payment. Over the past hour, I have been repeatedly directed to the automated system without the ability to speak to a live representative. This prolonged wait time and lack of personalized assistance have caused considerable frustration and hinder my ability to fulfill my payment obligations.
Furthermore, I am dismayed to discover that my previous payment history has been inexplicably deleted from the website. This disruption in my payment records raises concerns about the reliability and security of your system and the potential for future discrepancies.
The combination of these issues, including the unresponsive website, the absence of live customer support, and the loss of my payment history, paints a stark picture of a poorly managed company. I am deeply disappointed by the lack of consideration for customer convenience and the overall disregard for providing a seamless and efficient payment experience.
Unable to make mortgage payment for over a week
I have been trying unsuccessfully for over a week to make my December mortgage payment. It is not possible to pay online or by phone. Lakeview sent no notifications that there were security issues taking the website down, I found this on my own via Google search. They did send an email 2 days ago stating it was up, it is not! I encounter a white screen with no information and no way to log in. Calling just tells you that no one is available to help and hangs up. I have called multiple times and chosen several different options, getting the same results. I ALWAYS pay early and will not accept a reporting of a late payment or fees when the company is clearly at fault here! They need to reach out to their customers with concise information about what is going on, when we will actually be able to access services to make payments and confirmation they will NOT be charging fees or reporting payments as late to credit reporting! It is ridiculous that this has gone on as long as it has and that they are not keeping customers informed!
Desired outcome: I want concise communication from Lakeview when this will be resolved and in writing that no penalties or late fees will be charged as well as that no payments will be reported as late as this is not the consumers fault!
Fraudulent company owes me escrow refund
Back in May I learned that Loancare owes me and my husband our escrow refund of $4991.64. The situation took a troubling turn when I was notified that the refund check had been sent and subsequently endorsed by someone other than me. Loancare sent me a picture with someone else's name in the endorsement section.
I have never received this check. The fact that this check has been mishandled or misappropriated raises serious concerns about the security of the financial transactions and services provided by Loancare. After one of my many phone calls to their institution, I was informed that you had someone else's phone number attached to my account. This number belongs to a stranger and the area code is in NY.
I have made numerous attempts via call and email and have not received any proper assistance in resolving the matter. It is now clear to me that they never sent out the check as they give me conflicting stories each time I call in. This lack of accountability is both disappointing and unacceptable. It has now been 6 months and they continue to give me the run around and have not paid me the money we are owed. This company is fraudulent and a regulatory authority needs to look into their business as soon as possible to protect consumers.
If I could give them negative stars, I would. Do not do any business with them.

Terrible customer service
The representatives are by far the most rude I have dealt with. Sent in POA last month for my husband was told they had it even spoke to someone about the mortgage. Called again this month,they don't have it. Had to send it to 5 different emails and fax it and they keep saying they don't have it but..got a letter In the mail saying they do have it. Ask to speak to a supervisor and the representative basically said no I couldn't bc "they couldn't help me". Called again last night once I got the letter in the mailing confirming they had the POA, the representative says "well you have to just give me time to look for it". I get everyone has a bad day but for all of your representatives to be so [censored]ty to your customers,is unacceptable. And they tell you wrong information everytime you call as well. But the rudeness alone is enough to make me hate that our mortgage company has switched to Lakeview
Desired outcome: Train your employees better and teach them how to be friendly like most 2 year Olds already know how to do!
Website does not allow to complete mortgage payments and when I call during business hours I get hung up on
I was setup with Autopay on the Loancare website. After my third payment it randomly stop taking scheduled payments. When I attempt to update it I’m not allowed. I have called and spoken with customer representatives and they make note of the issue and it has not been corrected. I have been in the meantime making one-time payments and now most resently it has blocked me from using that option saying I’m 75 days behind which is incorrect. Now I’m forced to call the customer care line to make payments. When I am able to reach someone they are very rude and begin interrogating me on why my payment is late and when I explain to them the issues with website then they see the issue and tell me they have made a note about it on my account but cannot give me a reference or case number so I can follow up. Now as of today 7/15 I have been trying to contact my loancare to pay my mortgage. When I have been called I’m at work and they leave a call back number and when I call the number it tells me they have heavy call volume then at the end tells me to call during business hours which is when I do call. I have screenshots to prove that my account is blocking me from making payments online. I continue to get threatening notices from My loancare and lakeview about foreclosure but I cannot get in contact with anyone to pay my mortgage. I feel this is a set up because I’m being blocked for making payments and feel I need to contact my lawyer because I don’t want to lose my home that I have been in for 11 years. My mortgage has been taken over by loancare and ever since it’s been a headache and chase just to make a regular payment.
Desired outcome: I need my online access fixed on my account so I can make normal payments like anyone else. I also need so one to be available during business hours to answer the phone.
Poor customer service/“leadership”
We were trying to make a payment after being supplied incorrect information numerous times. Gail suggested we struggle until the end of the month. I suggest she be removed from her “Leadership” role and/or altogether. She can struggle like she is suggesting for my family. Pathetic and disgusting customer service from someone who clearly doesn’t know the first thing about how to speak with account holders.
Desired outcome: Contact me immediately and Relieve Gail of the position in which she does not qualify to fill. Disgrace to customer service professionals.

Home mortgage
Since last year, I have had nothing but issues with Lakeview Loan Servicing. Last year, I set up automatic payments on their website with all the information I used in a previous loan with them but they never took the loan payments out. I called several times and they kept blaming me and my bank for not having the right information, but it was the same information that I used on previous loans with Lakeview. They charged me late fees because I had to wait at least a week each time I resubmitted the info to see if it was coming out of my bank account. Eventually, I just set up automatic payments on my bank's end which have worked without any issues.
This year, apparently there was a shortage in my escrow account so they just added it to my Dec 2022 payment. Since my payments are automatic, the additional amount was not included. Due to the holidays, my Jan 2023 payment was paid on Dec 30th. Lakeview took the additional payment amount for December out of the Jan 2023 payment and applied the rest to principal and then told me I was behind on my Jan payment. I called them and their collections and/or customer service people told me that they would move the amount that was applied to principal to my Jan payment and then spreadout the rest of the additional escrow amount over two years. Then they called me and their robo caller multiple times just to tell me to call them back. I did and they told me that my Jan payment was over 30 days overdue. In the end, I still had to pay an extra $600 for my Jan payment and I am still paying an extra $200 a month now to make up the escrow deficit from last year.
Desired outcome: People stop using Lakeview Loan Services until they figure out how to actually help their customers instead of looking for ways to get more money out of them.
Loancare
I completed and submitted every form requested. I received numerous confirmations that all requested documentation was properly submitted and approved. But they continually repeat “mistakes” on their end and won’t release my money (over 6 months and 30 phone calls). If they keep enough people’s money long enough they can make a good profit - they need to be investigated for embezzlement, theft and/or fraud. When you call you will get transferred a dozen or so times to people who can’t make a decision and if you ask to speak to someone who can make a decision it’s another 72 hour wait for a return call that’ll never happen. Still waiting on at least 4 manager return calls over the past 6 months. One service person told me there is nothing I can do so just learn to deal with it and stop waking her time!

Have been calling all afternoon. I am looking to speak to someone about an insurance check that I received for the house repair. where the check is under the mortgage company. Why, do this to a customers that still pay their mortgage on Time! but you make there life a living Hell! That is why the world is the way it is because of companies and people like you! Who do not care for others. Still need to know where and whom do I send this check too, simple question and no answers. Website not clear, putting up phone numbers that you CALL and NO ONE answers. The recording keeps switching you from place to place where no one picks up the call. Your company is a joke, I had attorneys write and email letters, phone calls and NO ONE returns there calls. But, you are quick to come after hard working people who are trying to do the right thing by calling your company just to get some information. Your company is the worst of the worst! Now, I know why Loan care is facing these lawsuits. Get it together Loan care and take care of your Customers!

This company is the worst. they are the textbook definition of predatory Leander. one would think that they are required by law to offer options when financial hardships happen. yet this company will not they have misleading information resulting in people never getting from the starting point. my payment went up 700 a month Iam out of work and have been asking for help I have no money and can't seem to get help from your team. Double charging mortgage payment
I have lakeview morgage right now. And they charge me twice butting my bank in the hole over 800.00 I called the rude customer service and thwy told me they could not refund me for 15 days... I called my bank paid 30 bucks and stopped that payment... Im currently looking for a new place that wont rob you then tell you they cant give it back for over 2 weeks... 0 stars worst place ever

It does no good to call them. Send them a formal letter requesting information on your escrow account. The paper trail is much better. I send my payments certified evert month and I also send any requests certified. They just lie to you on the phone.
Making payments
I cannot make a payment on line anymore. No matter what information I put in! Plus I don't get paid in time to make a payment when due so I get charged a late fee every month. I've tried explaining this to customer service but nothing they can do.
I've never missed a payment. Although they're late, I have NEVER missed a payment! Yet you people have to charge me late fees every month. Really tired of it. I wouldn't recommend this company to anyone.

No deed or satisfaction of lien received after mortgage payoff
I had an account with Lakeview Loan Servicing for 5 years. I paid them faithfully. I paid off my mortgage in August, 2020. My loan number was
0015535289. I have NOT received my deed or satisfaction of lien from them. I have E-mailed them at least 5 times, and phoned with NO results. Would someone PLEASE help me?
