UAE- Dubai- Reva Residence Tower - Apartment 1219 - DEWA registration refund

Since 3rd November 2022, I paid for DEWA registration amount 2130 AED and requested a refund from DMAC, up to date I did not receive my refund

The customer service and call center all time promise to solve my request

Around 75 days now trying with DAMAC but failed to receive my refund

Poor service, and employees not professional

Take a lot of time and days for any response from DAMAC

DAMAC Properties Damac lagoons brokerage refund from UNION SQUARE HOUSE REAL ESTATE

I bough a unit in damac lagoons marbella (front row) in october 2022. My broker Mr. ANUJ DAWAR from Union Square House real estate promised me a 2 percent refund ( from his total brokerage of 5 percent) but is denying to pay it now. His senior management guy some Mr. Amit is in connivance with him. Even if it doesnt directly concern Damac i believe they need to atleast blacklist such scouths from their dealer network. It reflects badly to be associated to such decietful people. I made 2.05 million investment but im left with a bad taste only because of this small fraud. Hope Damac takes such customer feedback seriously and takes action against such brokers.

Desired outcome: Blacklisting of UNION SQUARE HOUSE real estate.

The issue has been resolved by UNION SQUARE HOUSE brokers. They have made right on their promise. The whole thing was a communication gap between us.

DAMAC Properties Complain against maintenance department ( (zin/sd203xk2248b)

I am facing an issue with the water heater which is under warranty from the vendor. I have requested multiple times on the call center but no one has provided proper support. Only one person visited and instead of fixing it, he is providing the third-party contact to get it fixed. I again called the call center and requested to provide me direct vendor who install and sold this equipment to claim a warranty and get it fixed directly from the vendor instead of a third party, or at least provide me the documents (warranty and serial numbers) related to the installed equipment so that I can directly call the vendor and get it fixed.

One person provided the number which is incorrect. I don't understand why the maintenance team is providing a third-party number instead of a direct vendor. Either they have a personal interest in vendor companies like snow white.

I would request to take immediate action on this issue. Either to fix the problem by the Damac Maintenance team or provide the documents related to installed equipment and proper vendor details. No action was taken even following up by email and phone.

Extremely disappointed and would request to think one more time about buying property in the Damac hills community.

DAMAC Properties Damac's broker lied to me on a 2% discount

I am the owner of a unit in Lagoons, DLP/SD967/BL967 .

At the time of purchasing the property, the agents from Damac, Mr Vineet Gambhir and Wasym Ahmed, assured to me (in writing) that I will get 2% discount from the net price, that they will refund when I pay the second installment. I have paid 3 installments so far, and still haven't received anything. They are ghosting me. I raised this with Damac unsuccessfully, so you are my last chance before I raise an official complaint with Rera and the police.

This is really disappointing, I have other investments to make but will go with a different developers if promises are not kept.

DAMAC Properties Kids play light not getting switch off

I would like to bring this complaint to the attention of the relevant authorities: The lights in the children's play area at Pacifica clusterDamac Hills 2 are being left on all night, causing noise and light pollution that is disrupting my sleep. Despite making several complaints since December 2021, the issue has not yet been resolved. I hope that this complaint will be taken seriously and that a solution will be found to this problem

Desired outcome: Plz do switch off lights at least by 10:30 pm

DAMAC Properties Payments

Damac had hidden a payment in their very own application “damac living” for a year and come up with a late payment penalty for the interval they hide the payment despite I have received multiple statement of accounts from damac with zero balance on it.

It appears that it was done intentionally to make some easy money as they are refusing to correct this mistake after official request. Extremely cheap attitude, true frustration as the brand was seen reputable.

ps:

Payment was small in total amount and from very beginning in which I got some payback from agent, some part was transferred to me, some had been paid to damac collection by the sales agent and so on. Complicated and too early to have a balance check. Followed their damac living application balance blindly and ended up with being asked for late payment penalty.

Desired outcome: Cancel the unfair late payment fee as the due amount is already paid.

DAMAC Properties reimbursement of booking fees

I bought a Damac off plan villa in march 2022. After having paid 20kaed for booking it Damac informed me that the unit has been already sold to another client and that my deposit will be refunded to me. I have filled the refund files and followed up the case with many reminders/calls/emails sent to damac but as of today we are in december 2022 and event after all these many calls/mails from my side still no reimbursement done...

DAMAC Properties Noise level and lack of maintenance repair

I have made a complaint previous to this in regards to noise level and disturbance from the adjacent villa. Constant banging and yelling, screaming and slamming doors at all hours of the day. Children riding around in scooters while under age without a license, whilst trampling over the landscaping with no regard to property.

I have tried to contact DAMAC to get assistance on the matter but I'm greeted with an automated response, or a generic 'please call the security number.'

If you advertise this community as "luxury" living, the standards are not even close to being met.

Another issue is having a ticket open for weeks in order to get a shattered window fixed. No help there.

Extremely disappointed with this community, and truly disheartened. I had high hopes when I moved in, but sadly I cannot ever recommend anyone to move here under these circumstances.

Desired outcome: get the noise level under control at the very least during normal hours. Not before 5am and not after 10pm.

DAMAC Properties Worst after sale ever ??!!

I would like to file an official complaint on the worst aftersales developer in all of dubai

I have been in a dialogue with your team for over 2 months , although full payment

Has been cometef including the fees for land department 104%

I have tried with every method possible through developer channels to do snag list for the ready property and have been unsuccessful

I really need your intervention to solve this problem and get my property snagged 1st so it can be handed over

Desired outcome: Snag appointment to be confirmed, jobs completed and handover before new year

DAMAC Properties No response and no reply from the company after promising 2% discount.

Hi , My name is Sobah Rasheed and my customer number is VIRA/3/315:1059630.

At the time of purchasing the property, the representative from Damac, Mr. Abdul Aziz Jabban assured to me that i will get 2% discount from the net price. However, it was not realized on my statement of balance on damac living app. When i asked him about the 2% discount, he said i will recieve it as a rebate when i pay second installment. I have already paid 1st installment payment partially before the deadline and i am planning to pay the second installment before 17th december 2022. However, the agent or the customer support is not responding to any of my mail or call.

This is really disappointing, they won't get repeated customers if they provide this type of customer service. I have already contacted their facebook messenger and no response from them.

DAMAC Properties Service charge waiver and Handover

I Purchased a ready property through Mortgage (Damac Hills 2). At the time of Sales, I got 4 years service charges waiver but at the time of Handover, The waiver has not been approved yet. The whole delay was added by DAMAC teams only.

I'm tired of following up with Damac Support teams and Still waiting for the final Handover after 2 months and nobody is reaching out to me to share an update.

DAMAC Properties Underground leakage caused very high DEWA bill

My family is currently residing in Centaury cluster, Damac Hills 2. Last July, we discovered an underground pipe leakage in the garage area that costed us almost AED 20,000 of DEWA bill. Since the villa is still under warranty, Damac has fixed the issue and committed to refund us this bill. It's been more than 4 months since the incident and we still have not been refunded. We have been following up with LOAMS care and the only update we get is that it is in process. We had to take out debts to cover for this significant amount on our budget and we have been struggling to keep up. Please look into our case.

DAMAC Properties Extension Modification Permit

I am in the final stage of the handover of a villa. I visited D2 and have seen a couple of modified villas showcased by Damac. After seeing that villa we decided to buy a villa there and almost we are reaching the end of the process. But unfortunately, I am hearing from the modification contractors as Damac stopped giving permissions for extensions for a few months. This is a depressing situation for us and we are completely stuck with Damac's decision. Pls, give us a timeline when these extension permissions can be resumed.

DAMAC Properties Bad customer service and apartment is registered on some other person name

My customer number is VIRA/3/315:1059630. I have paid the security deposit along with the registration charges and additional half of the first installment on October 7th 2022. However, till today oqood certificate has not been issued. The SPA agreement between me and damac has been executed long ago.

As per the Dubai land department website, the apartment is registered under another person's name which I have no knowledge. I paid more than 116k Aed deposit for this and now it seems the amount has been wasted and no way to get it back. This is very bad for foreign investors as this would create a negative impact on investment in Dubai. I've sent many emails to them and every time they ask to contact someone else and they do not have the courtesy to reply to my email and answer the concern. When I contact the person who deals with my case, he is asking me not to send any message directly to him regarding this matter via WhatsApp and to email or visit Dubai and meet the relevant department regarding this issue.

Very disappointed with customer service, but when it comes to make the payment, the collection team will call, and if there in issue, they would not respond.

DAMAC Properties PTR/38/3806: Discount offered before purchase and never kept the promise

Hi,

I brought my property PTR/38/3806 after approached by an agent named Adeel Shahzad along with Rajesh Karada (Damac's Sr. Relationship Manager) has promised a discount of 3% before paying the booking fee, and 3-5% when full payment is made.

email communication with Rajesh are attached.

Current status: Initial 3% discount applied but not 2nd discount of 3-to-5%

Many things was promised over the phone for which I don't have a record. All I have is attached email communications, as I initiated to keep something in writing. So, unfortunately I can only ask for what's in emails.

Summary of email communications:

03-Aug-21: Rajesh confirms applying initial 3% discount.

05-Aug-21: Rajesh replied to my query on full payment and extended discount applicable, he says "where you can ask some extra discount from management for your early payment."

When I ask him how much we can get, he replied "Max 3% to 5% on balance amount depends upon management approval", implying minimum 3 to maximum 5% as promised over the phone.

The wording Max 3% to 5%, is according to what was promised over phone, so I didn't raise any objection. If he mention 0% - 5%, I would have ask him to correct it. So its anywhere between 3 to 5%.

I have been following for this over numerous calls, messages, emails to Rajesh, LOAMS care, AtYourService, and every contact I could reach. LOAMS opens ticket and closes it without even bother to call me to check.

I managed to speak to Rajesh in June and he said will check and and get back to me, since then he doesn't respond to my messages nor calls.

I might have invested my hard earned income somewhere else if not tricked by these two individuals (Surprisingly one of them Damac's own employee). I am wondering how a reputed company like Damac can officially cheat an investor?

Desired outcome: As promised, help me to get 5% or at least 3% discount.

DAMAC Properties Miserable customer service

Been following up since last 3 months on updating my details in the CRM as the new owner. All requirements have been satisfied but DAMAC customer service doesn’t have the courtesy to respond to emails. I have written 25 emails so far. But yes, you will hear from them in under 30 mins if you are making a payment towards a sale or service. Clearly shows priority is inflow of cash and not outflow of service for which the customers actually invest in DAMAC.

Experience so far has been absolutely a nightmare. I just need my account set up so that I can go get the system updated and access the app for services.

Desired outcome: Need my account set up in Damac CRM and credentials for the app.

DAMAC Properties Maintenance

My property is 60 century’s Damac hills 2

I filed a complaint Sunday last week regarding plumbing and electrical issue waited all day no one came out

Monday I called back they promised someone will come and fix it the send one guy he checked he verified the problem and said he will said someone later

Again no one back back two days later the said a guy to fix up paint job nothing related to the issue

Again I called back wanting to speak to a manager and still no response I don’t know what else to do the plumbing smell is really bad to anoint it’s causing water bugs

And I have a 1 week old baby in that room it’s really poor service coming from Damac

I’m sorry to stay your standards has dropped

Desired outcome: I just need the plumbing fixed

DAMAC Properties Service Charges Waiver Offer And Handover Delay

DAMAC Properties Deposit refund

We paid deposit on a Damac future development, but we changed our mind regards to purchasing into that property. This was in May 27th of this year. Our customer number is 388843.

We tried to get our money back from Damac over the phone , in writing and in person also, but we still didn't get a dime back from that deposit. All we get is promises and request of further information. We do have the receipt of the bank transfer and the deposit payment receipt. What do we have to do to get our money back?

Desired outcome: Please refund the deposit in full as it was promised.

DAMAC Properties complain regarding Viewing of REVA residency unit 1309

Dear Damac Team,

We are very unhappy with the behavior of security team of Reva residency business bay,

i bought unit 1309 there and i want to view that units to some my friends. we already have viewing NOC but the security guard they behave very rude with my friends they did not allow for viewing and i am very disappointed for this behavior, i am in UK and i will come soon and get hand over of my unit but i did not understand why they do this with my friends. even unit is open and they told that unit is close.

please take action and allow my friends for viewing.
