DAMAC Properties Chasing an noc for six months

I am the co-owner of unit 409, in MUL2, Emirates Gardens. I have been chasing an NOC from Damac for a property transfer since FEBRUARY 2, 2023! First they stopped their [protected]@damacproperties.com email address for issue resolution and forced everyone to use their chat which has got numerous bugs. And after months of chats, they ask the same questions all over again. Finally they forwarded it to a person who apparently is in charge of the NOC, and she unfortunately does not possess a reasonable knowledge of the process. After nearly a month I have started copying her Manager and even she does not seem to care. What level of customer service is this?

If anyone wants proof, I am happy to share the long chain of emails and screen shots.

Desired outcome: To issue the NOC, that's all!

DAMAC Properties Property management by LOAMS

GOLF VEDUTA facade cleaning has not happened for 7 months. Lights in the lobby are fused for 1 year. Air conditioning in common area and lifts not working. What are you doing with Service Charges collected from owners. I request Dubai Lands Department/RERA/Mollak to audit your books.

Your tagline LOAMS - Managing Luxury. You are not deserving of such lofty statements.

Desired outcome: 1. Clean facade within 15 days2. REPLACE old air conditioning equipment for common area using sinking fund3. Replace lights and refurbish lobby area in 30 days

Why must I give you pictured of my mulkiya, fill in all the personal details other than the license plate at parking number.

You're asking for too many personal details which I don't appreciate. I would like to keep my private data private. I'm pretty sure you're breaking the privacy act asking for all this information.

I'm 100% parking outside the building and not filling in all this private information.

Desired outcome: Please change all data fields to optional except the license plate and garage number, all other information is private in relation to you

DAMAC Properties Collections at happiness centre

I am the owner of 1047474 Unit - DLN1/SD60/M160 and waited 4 hours yesterday 23 July and 2 hours today 24 July to resolve a payment of AED 51,800 that was made on 2 July from my ENBD account to Damac’s ENBD account - which never got acknowledged or registered inspite of several email enquiries on Damac Living.

So many hours were spent in Damac’s so called Happiness Centre, with no clear explanation or update provided by the agent. Finally, after making some noise the issue has been now addressed as the funds were received into the previous owners unit details (as per the SOA available with us) and the same has to be transferred into our unit details for transaction purposes. This required so much time to get to the point of fund transfer request placed today. We seriously doubt the level of service and efficiency that we have received in this first transaction as well as interaction with Damac as a developer? It is worth pointing out that we have dealt with EMAAR as property owners for 14 years and never - ever faced such long waits and customer dissatisfaction!

Desired outcome: Clear Customer communication and updates is a must, it is not enough to make customers sit and wait in the Happiness Centre. There should be someone assigned within Happiness Centre to address dissatisfied customers

DAMAC Properties aykon city unit 4804

I am a French investor and I purchased property AYKON CITY Unit 4804 from the developer DAMAC on 18.02.2022. The contract contains a clause stating a free VAT promotion, under condition that the installments are paid on time and fulfilling the payment schedule.

I have paid all the installments on time, except for one installment where, due to delay in the payment transfer, the payment arrived with one day delay (18.08.2022 instead of 17.08.2022). But here, in reality, the payment was on time, because the contract specifies that the payment should arrive within 6 months of the sale date. As the sale date is 18.02.2022, the due date should be 18.02.2022 plus 6 months, so 18.08.2022, not 17.08.2022. This is one of the deficiencies of the DAMAC IT system. For example, DAMAC system calculates that 18.02.2022 plus 9 months equals 15.11.2022, very strange…

Because of this “pretended” delay of one day, which is due to a major defect in the due date calculation by DAMAC system, DAMAC decided to cancel the VAT promotion.

In some ways, the worst part is that DAMAC has, as of today, 7 months delay regarding the delivery of AYKON building, and probably even 12 months or more delay at the end. Obviously, they will have no penalty for their 12 months delay.

I am chasing DAMAC since more than six months to correct the anomaly on VAT promotion, but they did not do anything as of today.

I am very angry at DAMAC:

• VAT promotion canceled due to incorrectly calculated “one day delay”

• Delay in the delivery of our apartment of at least 7 months, probably 12 months or even more

• DAMAC IT system is archaic: it doesn’t allocate automatically your payments to your unit when all references are provided (we are in 2023… this functionality is available in all modern IT systems since more than 20 years) + it doesn’t calculate correctly the due date + the statements of accounts contain many errors (in my case, SoA says zero days delay, but still VAT is not cancelled).

• DAMAC collection teams are a gang of harassers. They start harassing you one month before the due date, by using all means (telephone calls, sms, whatsapp, emails, post mails) and they continue to harass you even after you have paid. In addition, their intellectual level is not very high, so the discussions are often ending as a dialogue of the deaf.

• Our commercial interlocutor, M. Imad Maalouf, is aware of the issue since more than 6 months. Each time, he told us “I will take care tomorrow”, but he did nothing. I kept the history of all our whatsapp exchanges.

In summary, I strongly discourage buying apartments from DAMAC.

Desired outcome: 1. Please correct the SoA and cancel the VAT2. Please ask collection team to stop harassing me

Hello DAMAC Team,

Now it is 19 days since I posted my first complaint and 11 days since my last reminder.

Still nothing came from DAMAC: no call, no email, no feedback... Also, I created a request on the DAMAC app, but here also nothing.

DAMAC is not reliable. They harrase you for selling or for money collection, but for follow up or issue on their side, they are not here anymore.

8 days since I posted my complaint.

You said that you escalated this to your team and that they will connect with me at the earliest.

But no one did contact me so far and even I did not receive any email that my problem is being treated.

It seems like you are giving always the same answer "we are taking care" but in reality, DAMAC team is not doing anything to solve the problem.

DAMAC Properties Maintenance work which did damage to our villa

Damac contacted us and requested a time to undertake mandatory maintenance work to our villa. They explained that the work was required to check the roof for rain leaks. We explained we didn’t require any work but they insisted that this had to be done. Once the work was finished we had a leaking air condition vent in our en-suite. We contacted them explained this had happened. They sent various contractors over to look at the leak, all of whom denied it was an issue Damac should fix and that we had to call a third party contractor. I repeatedly explained this damage was clearly done by the maintenance team who went on the roof as we had no issues before this took place but they have refused to rectify the issue stating that it is nothing to do with them.

Desired outcome: The leak to be fixed free of charge by Damac as they clearly caused the damage.

DAMAC Properties facilities

I live in JVC, Emirates Garden 2, Mulberry 1 on the ground floor. I can constantly hear the sound of pumping equipment from the swimming pool. I understand, that it is required for water purification in the swimming pool, but why it needs to be done at night when you want to sleep and you have to hear these sounds. I complaint to security in the building, the situation was resolved for a short time, then resumed again. I dont use swimming pool facilities but need to suffer from the sounds at night

DAMAC Properties Personal data is not protected in your company

I purchased a unit in santorini lagoon, and I don’t want to sell nor I have given my permission to give my phone number to anyone. BUT DAMAC passed my name, my surname and my telephone number to one million estate agents! Very annoying to receive five calls a days from agents checking to sell my unit! And another one hundred what’s up text messages to sell my unit! I did not give an advertisement to sell , why half dubai needs to knows where I might live in future? Why?

Desired outcome: Protect your customers data! Find a way to stop this annoyance!

DAMAC Properties What a disaster!

here is what I have been experiencing:

1- Pressure selling

2- Incomplete information

3- Incorrect information

4- lack of clarity in the process

5- a never-ending, in 2 or 3 days time

I have reached the point, where Im seriously thinking of canceling the acquisition in addition to any future ones I was planning on making.

The above is definitely a disappointment!

DAMAC Properties Change of ownership

I had a very bad experience with damac capital bay ticket number 271192.May 25 th I had given all documents as they said to change the ownership of my new apartment .now it’s July 10 th still not changed it .due to that though I had spend money on buying an apartment I can’t access any facility .I am not allotted my car parking ..I can’t get my app bcs only through their app I can do any requests ..100s of messages .more than 15 emails ..daily calls to customer care..no response just to change the name of the owner as per the new title deed ..45 days not resolved yet ..always they says we r working on it ..very frustrating …am a doctor and doing all these in between my hectic schedules ..last deadline given was ten days back ..no use or response

DAMAC Properties Delay in issuing NOC for sales of apartment.

I had requested for a NOC (ticket number 265815) on 12th June .

But I have still not heard anything yet from the LOAMS team.

Firstly it’s tough to reach their team and even though I reach them , they tell me it’s pending with mortgage team and they will get it done .

But till now , I haven’t received my lNOC letter . Ideally it shd not take more than 2/3 working days.

Pls look into tihis and help to get me the NOC issues asap.

DAMAC Properties Pest control and safety

Please refer attached, Maddison residence Colombus building is infested with Stray cats (4 Cats) who sit at the Doors (due to the A/C) and attack people who open the Door or walk on the pedestrian crossing. Stray cat attacks are now on a Daily biases and is a safety hazard due the negligence of Pest control in the building.

I have attached recordings of building entrances and incidents, in case any medical incidents for liability reasons.

I understand if these cats were on the street, but this is INSIDE DAMAC PROPERTY, and I genuinely did not expect cleanliness and safety is ignored by Damac Management.

DAMAC Properties Very Poor customer service with CRM and leasing team

I have signed a contract with the Damac leasing team to rent out my apartment since I have paid 75% of the total amount apartment. Damac leasing team is not at all helping me to rent out my apartment. if it's very difficult to find a tenant in the current market demand ill get my tenant to introduce you guys. can you please let me know the procedure? very pathetic customer service Damac I ever received any builder from UAE till now.

Dear Damac Property Management,

I hope this email finds you well. I am writing to bring to your attention a persistent issue that has been causing significant inconvenience and discomfort for the past 25 days. Despite numerous complaints lodged previously, the problem has yet to be resolved, and I am now left with no choice but to escalate the matter further.

The concern at hand pertains to the water accumulation and subsequent foul smell on my balcony. This issue has persisted for an unreasonably long duration, making it increasingly difficult for me to reside comfortably in my own home. I have consistently reported the matter to the property management, seeking a prompt resolution, but regrettably, the problem remains unresolved.

I understand that maintenance issues can arise from time to time, but the prolonged duration of this problem is untenable. As a resident, I have the right to enjoy a clean and healthy living environment, and the current state of affairs does not align with this expectation.

I kindly request that you take immediate action to address this matter seriously and provide a satisfactory solution. The steps required may include investigating the root cause of the water accumulation, fixing any leaks or drainage issues, and implementing measures to prevent similar incidents in the future.

Additionally, I would appreciate regular updates on the progress of the resolution and an estimated timeframe for the completion of the necessary repairs. This information will help alleviate my concerns and provide some reassurance that the issue is being treated with the urgency it deserves.

DAMAC Properties Refusing to refund payment no agreement signed

Dear I was recently intending to purchase a property in Damac Lagoon. However , I changed my mind due to the fact that I could not access my funds which were on deposit for two months. At the agents request I paid 45,000 AED via my credit card late in the evening to try and keep unit 188 /Morocco. However, Damac responded that I need to pay 5% of the reservation fee. At this stage I complained to the agent asking her why she told me that even if I pay a small amount with the balance the next day Damac will reserve the unit. This obviously was not true as Damac emailed me saying that they will not keep the unit until I pay the 5% deposit. I was buying the property jointly with another person but the money was paid by me. At this stage the agent told me that we will both receive an email from Damac with a reservation confirmation for the unit. The other party received an email and told me that I have already signed. I told him and the agent that I have not received an email and this is not my signature. I then asked the agent who signed on my behalf and why. She told me that this is not a signature but the person from Damac had created it herself to try and keep the unit. At no point did I sign an agreement with Damac. In the morning I emailed Damac directly and told them I no longer wish to proceed with the reservation and I will not be paying the 5% fee. I asked for confirmation that the 45,000 Aed will be refunded immediately. To date I have not received this confirmation. Instead I have been asked to complete a form and then request a refund via an app as this apparently is Damac’s policy. I complete the form but it looks like I am being messed about and been provided with misleading information. I have asked for the finance departments contact details. These have not been provided.

Damac are thieves , report this to Land department and Rera offices as well as open a case at police to advise that you did not sign any documents and Damac is behaving fraudulently..

DAMAC Properties Damac hills 2 property

It all started by depositing a downpayment for a apartment in Damac Hills 1. This apartment suddenly was no longer available, and under pressure of Damac, I was forced in buying property in Damac Hills 2, otherwise I would lose my downpayment. Early Jan. 2022, we signed the contract, and were finally allowed to move in in late March 2022. Since then everything has become a nightmare. Non responsive employees, lots off issues with AC and waterpump (ongoing). The plaster of the outside walls is falling off, and as warranty (one of the misleading factors imo, because we signed in January, moved in late March) is a contract based warranty, so in real life it was only 9 months.) is no longer valid. When something is repaired, you can count on the fact that something else will be broken, meaning you keep pooring money into their maintenance company whitespot. I had a conversation with a representative in Executive heights in March 23, yet am still waiting for a reply from him. In the meantime I keep paying for inadequate maintenance services. To be honest, this company does not care for property owners which is a shame.

Desired outcome: To solve my issues in a adequate manner, so my quality of life will be improved, as this is a terrible experience. I am done with being nice but if you become outspoken, there is no "service" left whatsoever.

DAMAC Properties EOI Refund. Waiting for more than 2 months-Be Careful

This is a really a Trap. I was contacted by sales and he was introducing the Lagoons project and actually they have no availability. I was interested into the architecture of the homes and he misrepresented me the location. I sent to the Damac account via wire Transfer 50000, then next 2 days, he confirmed about the unavailability and I didn't actually like the location, it is too far from Dubai Center. I requested my refund since March 26 till today I didn't receive anything. The sales guy is not responsive and keeps saying next week they should issue the refund. There is no to contact, my phone is blocked in somehow and my email is not going through.

DAMAC Properties Maintenance repairs unit within warranty

Despite a unit I own in damac hills still being within the warranty period, there are outstanding repair works that need to be fixed. After many many emails, phonecalls and visits to the fm department, I am getting nowhere. Damac are now using the excuse that these works are out of scope. These works, some of which were unsuccesfully repaired 3 months ago, are: plasterboard damage after leak to flat roof, tiles lifting, missing grouting and missing silicone to balcony glass, which is unbeliveably dangerous. My endeavours are exhausted. I own 7 properties with damac. I find the company and the management company unprofessional and uncommunicative.

Desired outcome: I'D LIKE DAMAC TO HONOUR THEIR CONTRACT AND COMPLETE THESE REPAIR WORKS.

DAMAC Properties Merano Tower_MNR/7/7/708 - Fraud

This is the 3rd time when I’m raising this complaint about a fraud. The previous 2 times were on 2nd of March 2023 and 12th of March 2023 and they were marked as being solved. In both instances I received the same standard answer from Team Damac without being followed without any action or tentative of contact. This is the only answer I received at this fraud case“Hi Massoom, We sincerely regret the inconvenience this has caused and have escalated your concern. Rest assured, our team will get in touch with you to address the same on priority. Regards, Team DAMAC.”

In my opinion this is a very clear case of fraud about I’m complaining since September 2022 without receiving any answer.

According to Cambridge dictionary definition, fraud means the crime of getting money by tricking or deceiving people and this is exactly was happened in my case:

The selling agent Faisal Karim sold me a property with a real value of 850.000 AED with 1.123.000 AED in July2021 on a 2-year payment plan (the difference is 273.000AED = 32.12% more than the flat real value). My intention was to purchase this flat on spot or on maximum 6 months payment plan, but your sale representative answer at my question regarding the price difference determined me to take the 2-years payment plan. Basically he told me there is no difference if I’m paying on 6-month payment plan or 24-months payment plan, the price is exactly the same.

I do not consider normal to pay 32% more than the real value of the property and I want to discuss and sort out this issue with a dedicated person who has the power, and it is able to take a decision. Reduce the price to the correct value of the flat or keep the property and refund the money I already paid.
