I paid $3316 a month in advanced, confirmed by the property and booking.com, on arrival at the property no reservation and certainly no large condo unit with large balcony/terrace as shown on booking.com.
The property denied the listing and claimed booking.com hadn't paid them!
Booking.com refused to provide a refund claiming it entirely the property decision!..yet booking.com i paid you not the property! corrupt.
I was offered a small dirty unit by the property trying to get out the the situation see pics, small unit broken window air con and certainly no large balcony!...as advertised see last picture

Recommendation: Booking.com dont check or carry out due diligence on their listings, so properties are very differnet to whats is described, once you paid your done!! no recourse, customer service just confirm they screwed you over!
I paid CAD$3316.83 to Booking.com for a large one bedroom upper floor unit with large balcony/terrace at the Century Sphire located in Makati City, Philippines.
Booked from October 22,2025 until November 26, 2025
The reservation was confirmed by the property and Booking.com weeks before the arrival date.
Upon arrival at the property there was no reservation, the receptionist and the property team were also very perplexed as they didn't a have one bedroom unit with large balcony. The fact I had business meetings to attend and a lot of luggage, the receptionist provided me 4707 a small unit very dusty many broken things like windows plugs and aircon until the issue could be resolved. I reached out the property contact on booking.com who did not reply. On October 25, 2025 i spoke to Booking.com agent who advised she will investigate and escalate the matter. I received a response from the property saying there is no one bedroom unit with balcony and that if I don't like the 4707 unit I can leave!..this is all documented on the Booking.com messaging system. After speaking with the building manager, he said they had ongoing complaints about Booking.com and their agents. I spent a day or so to book, pay and reserve alternative accommodation in other buildings/hotels. The disruption to the my entire trip was huge, with me eventually paying additional monies. When i used the Booking.com website to calculate the accommodation for this much smaller room, it came to $1142 for the same period.
On Booking.com they continue to advertise the one bedroom unit with large balcony at the much higher rate.
Booking.com has failed to carry out due diligence and inspection of the properties listed on their website the foundation upon which people proceed to make the booking, based on the entire premise that Booking.com is professional, reliable and trustworthy organisation operating to the highest professional standards.
I contacted Booking.com on December 16,2025 where I was told by the agent it was out of their hands, and the property would have to recommend the refund. The property through messenger on Booking.com had already confirmed they had not been paid by Booking.com and thus i would have to chase Booking.com for a refund.
I'm reaching out to the European Commission to address how Booking.com located in the Netherlands can operate fraudulently advertising properties to which they have done no investigation and according the property have not paid them. I'm out of pocket for the $3316.83 plus all the additional accommodation and other transportation expense caused by this situation.
