I put a deposit on a modular home from Peaceful Living Home Sales on 2/17 for delivery on 6/1. Due to covid, they told me it would be delayed until 8/1. On 6/3, Ken told me they secured all materials and would start building on 9/14, taking 5 days to build. The house was being built in Pennsylvania. On 9/28, they required full payment 7 days before delivery or no delivery. They also said we should have saved 15% for final inspection. We had no negotiating power. Delivery was set for 10/4, with 10/11 set on foundation. On 10/11, the house was set, and it was a beautiful week in the 70s. However, we had some issues, such as a broken trailer hitch and chain. We had 6 jackposts as instructed, but they weren't good enough, so we had to return them to town and get 6 6x6s. We also didn't have enough snow and ice, so we had to go to town for that. Ken's rep, Rick, took his brother, wife, and kid inside before we had even been in our new house. Ken said his guys would be here for about a week, but Rick said they would be back in a couple of weeks. The gray rug and pad were in the garbage pile. On 10/13, I had a 20-minute conversation with Ken while I was at work about the 10/11 problems. Ken was not present at setup. On 10/21, Ken called me to tell me everything the house was missing. It was built on 9/14, and they knew what they were missing before it arrived on site. First, Ken's people wouldn't come until we had power, but today he tells me they won't come until we have heat. On 10/17, I told Ken we had power, and on 10/29, heat. Chris arrived on 11/4 (Ken's inside crew is 1 man). He was very good and worked for 6 days and finished most of the inside work. On 1/11/22, PA showed up unannounced and did some more but not all. They said they have not heard from Ken. Ken refers to our contract, which states ranches may take 5 to 6 weeks to complete. From the date the house was set, that would be 11/15 - 11/22. The contract also states heat is needed from 11/1 until 3/31, but the house was set when it was 70 degrees for the whole week. There isn't enough space to write all my complaints. Nothing has been done in a timely fashion. Rafter straps were installed on 12/30, but as of 1/17/22, they still weren't done.
