When Outdoor Adventures purchased our campground we were "promised" updates to the grounds, an outdoor swimming pool, a splash pad and even a lazy river. No such luck didnt really expect those things. What we did expect though was our "locked in" maintance fees for the life of the membership. However when we got our emailed bill this month they increased about $40 When we called the hot line they said to check our contract. It was obvious that this lady had a script in front of her so when ever anyone called to ask, she was ready. Such lies and they expect us to lie down and just pay it.

That we too were victims of their camping scam. We fell for it hook, line and sinker!
We got called that we won a sweepstakes chance at winning a 20, 000 pick up truck. Come to campground, get key, try your luck!
But first. You need to take a tour of our beautiful campground and listen to a 10 minute talk on the campground!
10 mins and 5 hours later, after constantly standing our ground that we can't afford this terrific deal at this time.
After offering this great deal at 12, 000 and we said no he said he would be right back. He needed to check on something, comes back said hey, I just found out we are trying to sell someone's share because they couldn't use it anymore, (which we will do for you too if you take this offer). We can take over his timeshare and payments but would put his bal on their timeshare credit card with 0% int for 6 months then after one year you can have our company change it into a loan at 6%, (but you'd be better off going to your bank for most likely 4%) loan. Push comes to shove offers it at 7, 995.00.. $492.00 a year maintenance fees which you will be locked into!
Should have read the fine print! Which they don't totally tell you the truth they go over it verbally for you breaking it down for you so you don't have to go into it! Well, we used it once because it was Oct when we went and signed up! Following summer our camper had water damage beyond compare. So no camping last summer. Then that fall. Husband got laid off from AM General H2 plant, same month our roof collapsed, insurance turned down claim so new roof needed after it wasn't even 2 1/2 yrs old and couldn't match the shingles didn't carry them anymore. Following month furnace broke down couldn't be repaired. So roof loan, furnace loan, already had car loan. One credit card which is outdoor adventure. Called in springs told them what happened to us and can't use campground because we no longer own a camper and with everything that's happened can't afford even a used on at this time. I then said we bought someone's timeshare they couldn't use anymore and that salesman told us your company could do the same for us if we found out that we coyldnt use it or afford it anymore. She told me that our contract states we can never ever sell our camp timeshare! Never! I told her we bought someones from the salesman and what he guaranteed us. She said well he should never have told you this
No one can sell their timeshare if they don't spend the entire amt which is 13, 000 and even then it's not guaranteed that they will let you sell it.
So we were lied, swindled, fast talked and yes stupid because we let ourselves be talked into what we thought was a great deal, only, because he wore us down after almost 5 hours in that small room with no cell service to check on anything about the company. So shame on us. We want to join a class action law suit if anyone has started one

I havent heard anything about a law suit started ive been waiting over 2 years to see if anyone started a class action suit. I cannot afford a lawyer to do this and my guess is that no one else has been able to come up with funds either. Let me know olease if you too hear if anyone trying. Aug 5th they reached out to me again saying that I must have some important questions to clear up about our membership so ive tried calling them numerous times to no avail. I had the same thing happen to me. Talk about dishonest business and high pressure sales but you, “signed the contract” so now you have to pay dues to us forever. I’d like to join a lawsuit as well!

We bought into this a few years ago, and at the time we were told it had resort amenities such as wifi for one, and ever since they are always working on getting it. We pay an annual fee for upkeep and updates, and it sure seems that this money is being wasted. The reservation line never answers the phone, and we can never get a site even 2 weeks in advance. I would love to find out how many people are getting comped a site that they are trying to scam into this deal.

Well, let's see, they say I have to add more so I will tell you that I don't know how you sleep at night actually taking food from a child's mouth but I guarantee you're going to be working long hard hours paying back all the people that you fraudulently took money from. poor experience
It's sad to say this will be our last trip with Outdoor Adventures Rifle River Resort, things have changed so much that it is just no fun bringing my family there for vacation anymore. We started going there about four yrs. ago.
We rent the two bedroom house next to the office/check-in. The up keep of the house has been poor, when we checked-in this yr. the house was filthy, the carpet in poor condition, the bathroom was dirty, two of the smoke detectors the batteries were removed and a third was beeping. I reported the smoke detectors right away, a repair man came in and put batteries in all three of them and then told me he wasn't sure it they were in right, he couldn't see very well out of his glasses. True to his word he put them in backwards I had to fix them. The couch and loveseat are broke which I reported two yrs. ago. The kitchen and bathroom floors were not mopped. They have always supplied the toilet paper and garbage bags, for the week, this yr. we were given two rolls of toilet paper and three garbage bags, when we asked for more we were told NO!
It is just ridiculous the way we are treated. My family has been belittled at times with the most stupidest things, and I'm not sure why, we are an older couple w/five grown children and four little g-children. My three yr old g-son was told to put away his toy sword from Jake and the Neverland Pirates by Outdoor Adventure Staff it was too dangerous to be playing with by Staff. Beverly at the pool got into a shouting match with my daughter to the point I had to intervene and stop Beverly from insulting my daughter any further with her very nasty words. While we were at the house we rented at Outdoor Adventures my five yr. old was yelled at by Staff to stop blowing bubbles in the yard, he was told the bubbles could hit the screens and make a mess of them. We are not loud people, were in bed early, we like to sit around the bonfire, we like to run, play, and have fun, we have never broke or destroyed anything the entire time we stayed there, we are very clean people.
We will be selling our membership at this point, I have no intentions of going back!

I too purchased a new trailer and received my 21 nights free stay if I agree to hear the pitch. Saw the Davidson location and it was nice. The gent who showed us around was nice. Facilities looked good and fun. Back to the office was the hand off to the high but not unbearable pressure salesman. I asked to see the terms of the contract and he said "its just normal basic common sense stuff" But I asked again and he avoided it. I told him I cant "Invest" $8000 into somthing without trying it out and he turned cold in an instant. I asked if he had any references I could call. He said "no, we dont do that" He Insisted the best package had to be signed now or never. I again asked to see the contracts terms and conditions and he stood up and gave me a flyer and I asked if the terms/conditions were in that. He said "yup, thats all you will need, goodbye"
They dont want you or anybody to see whats in the contract until after you sign it. I wonder how many bone heads sign without reading it. I'm sure alot.
P.S. I have almost 100 gig of pictures and videos of years and years of camping with my family. All done without a $8000 + $400 per year membership. Dont be fooled by some loser making comments that because of Outdoor Adventures Inc he cherished his family more than you did yours.

My husband and I too purchased a membership I believe it was in February/March 2019 with real pressuring salespeople promising a great raffle that could win us a brand new truck. We were reluctant for sure but thought it sounded very promising as they told us that the key we were mailed could unlock the truck and that many do not show up so our chances were even better. They told us that someone wins a brand new truck every year.
We were told that we could purchase the membership for 3 years and thought it would be good since they promised a clean environment and camping whenever we wanted.
Well that changed when we realized how iffy it was to make a reservation on line. We were told we could rent for 14 days straight and one week off and then another 14 days so my husband and I thought we could have two great weekends in a row to camp. Not knowing we were not allowed to leave the camp for more than 24 hours which came up the first time we went camping.
We were put on the waiting list and got a call the day of May 25th that we could camp so we went ahead and found a site. Which we drove around for an hour before finding one. No direction from anyone there. There were maybe 3 campsites left. No one could tell us what campgrounds were even open.
We found one but it was a disaster. There were piles of very wet leaves all over. I am highly allergic to mold. I asked a friend of mine if she could bring over a rake so I could get these wet leaves out of our camp. After we raked the campsite (after being told that we pay a cleaning fee once a year), I found a pair of flip flops and shorts that belonged to a child that was probably under those leaves for quite a while as no maintenance was done on any of the sites we seen. We cleaned it up and stayed for the first night. At 10-10:30 a bunch of golf carts paraded by honking and playing very loud music. We have a small dog that is not used to camping so we are working on socializing her and getting her used to it, however, the campground was very loud and not relaxing at all.
The next morning there was a rain storm so the mold was making me feel quite ill so we decided to leave for a bit. Within a half an hour we were called and told that we must get back to our campsite or move our trailer? We were never told during the membership details about this rule of leaving campsite unoccupied for 24 hours would result in fees, etc. When my husband explained that I had not felt well, they commented with the only reason they would allow us to leave the campsite unoccupied for more than 24 hours would be if there was a death in the family? Really? This is a camping trip? It is supposed to be fun.
We attempted another camping trip on July 12th-14th. We arrived before 5pm to find there were very few campsites available. We finally found one that the Outdoor Adventure truck was moving a trailer from. We asked if it was available and he said yes. We talked to our neighbor campers and they said there were atleast 5 or 6 campers on prime campsites that sat empty all week. They were short staffed and Outdoor Adventure was supposed to get them moved to the storage lot for over 5 days. No wonder we can’t get a prime spot. Also, why can those campsites remain unoccupied but as paying customers we can’t? We paid just as much as the other members and I think we have a right to reserve a site for 14 days (whether we are there 24 hours a day or not) It should not matter.
My husband and I would like our money back as we do not feel that it is worth being a member. We were giving coast to coast and that doesn’t even have any discounts as we were promised either. I don’t see us nearly getting our money’s worth with all the rules that were not told when we signed up for the membership.
One more thing that I would like to mention also is we were told the indoor pool would be available by summer 2019. When we were there both on Memorial day and July – it didn’t appear to have been worked on at all.

We were contacted by Outdoor Adventures Inc. through a drawing we had entered. We went to the companies Davison Michigan site and were met with a salesperson. He told us about what they were offering, allowed us to tour their facility and waited for our reply to their sales pitch. We were not allowed access to all of the material on their program until after we signed up. We were interested in their coast to coast promotion as we have no motor home and wanted to make use of the cabins situated in many areas of the country. The salesman and the office staff were very friendly and no more strong armed then most sales persons. We made it very clear that we have pets and no motor home. We paid in full, meaning the cost of membership in Outdoor Adventures, Coast to Coast, and the full year of membership fees. We were promised a follow up call the next day by our salesperson to see if we had any questions. That evening with all materials in tow I started to look for destinations all over the country with cabins that we might travel to. Much to my surprise, the vast majority of the facilities with cabins would not accept our pet. We could not use the membership that we had just charged $6300.00 on our credit card for. When the salesman called the next day I told him what I had found. He looked through the Coast to Coast brochure and had to agree with my findings. I was assured that I would be receiving full credit for the membership purchased in good faith that we could not use. I contacted my attorney the next day and with advice from him and a poor chance of receiving a refund proceeded to follow, to the letter, the cancellation policy of the membership agreement. I am relieved to say the company was very pleasant and I received a complete credit to my account today. There is only a three day window for this reimbursement to be accepted. I consider myself very lucky that I read the membership agreement thoroughly. Unfortunately I did not have a chance to look at the Coast to Coast literature until after I completed the initial transaction. I can not complain about the staff of Outdoor Adventures Inc. I have learned a valuable lesson on purchasing before being able to investigate all materials provided.

Lawsuit and accounting
I am in the middle of a lawsuit with this company. Case # 12 - 7073 gc in the 74the district court bay city, mi.
I have seen courts lie for the plaintiff but theis is unreal. I had a previous case and settled with theoutdoor adventures counsel and a thomas soerger. But now thomas soerger wants to apply thee payments his way and not according to thee agreement. I had paid some more payments and when i asked thomas soerger to adjust theis he had a new case filed.
I will be filing and answer and counter - complaint since he filed bothe law suits at thee beginning of summer and denied us access for two full summers.
Be careful how you deal with these people as they are very untrustworthey. They have created some type of accounting documents which is very confusing.

Seems that even with a lawsuit going on The Outdoor Adventurers are continuing to run their business as usual. For I to can be added to the suckers list. But seems that they changed their tactics and are using credit cards that people used to place orders with them. I have since reported them to my card holder and other state and government sites.
During our presentation (4 of us present) we were not told there was a $500 a year maintenance fee. We were only told cost of the total. We signed a 10 year agreement which would total out to at least an additional $5000. I say at least due to maintenance fees can and usually do go up as the years pass.
How do we go about fileing a class action law suit. Count us in. They said they were mailing me a key to win a truck. I didn't receive a key so I called before my appointment and was told they have my key there it was to late to mail it. We got there and were told several things that we thought were good. High pressure sales. When we were leaving I asked about my truck key for the contest. The salesman reached behind the counter and said this is the key we give everyone. I new then that the things they told us were not true. My wife was rear ended in a serious car accident. I got the Dr. paper work they wanted and wrote a note explaining she has to have specific conditions to be able to be comfortable. To be fair we stayed in one of the cabins but we can't use their facilities any longer because of her condition. They called and said they will end our membership but instead of any compensation they will let us out but we have to pay two years fees. Nice hardship agreement don't you think. They push you through and don't really give you time to read the content of the contract. They tell you what it says and hurry you with other questions while you are trying to read the contract. I want to be included in a law suit with some other people who feel lied to and taken advantage of.

Got scammed too. Got a ph call telling me I was 1 of 5 guaranteed winners for the vehicle. So they got us in the door. We are not wealthy people and normally do our camping our own way. However, of course we werent winners, total BS. I have contacted them and they tell me there is no way we can get out of the contract. We had a lousy cr rating too so they tried my overseas cr card which allowed them to finance us. So we are paying premium dollars for nothing that we wanted in the first place. Talk about gift of the gab. We will never use them and want nothing more than to get the heck out of this lousy contract.
We dont even ask for anything back for it all. We still owe almost the full amount and have been paying interest only for about 2 years.

HI Kaye, we ended up calling Outdoor Adventures after having purchased the lifetime contract and having this membership for 5 years. We started at a low maintenece fee then all over the sudden it climbed to $580 per year. When I inquired why the fees were getting so high they said it was a cost of living fee adjustments for the employees that work for each location. We never had an issue getting on the campsites. We found we just didn't utlized the membership the way when thought we would. Now just before we were getting ready to make our next yearly maintence fee due in June, we called and asked what we had to do to cancel our membership. The employee took down our name and said they have a board meeting once a month and that they discuss matters such as cancellations and would get back to me. Approximately 30 days letter, I received an email that I can cancel my contract with a buy out option of $1, 067.00 and that it was due within 30 days of the email. Now we paid for our Outdoor Adventure right up front and owed nothing. I don't know if it was because of that is why they are allowing us to cancel but it can be done.

I also went to BBB and they came back telling me that the company responded...their response was summed up that we were liars and we aren't getting anything from them...waste of time.

The kind of business that this company runs is despicable. we were invited to a site and were offer a tour of the facility. we were told that it was a great opportunity for the family to spend time together. After we bought the membership we discovered that the other outdoor adventure locations are disgusting, outdated buildings, campsites are very small. the pools are extremely dirty. when we tried to get out they said we were not allowed to sell our ":deed" and that like it or not we had to continue to pay out yearly fee or else it was going to be sent to a collection agency. They made no attempt to give us the opportunity to get out of the Membership they are obligating us to remain meters even thought we are not interested in been part of them. they also state that it will be this way for lifetime since that is the membership we originally purchased. We want to warn others looking in to this resorts to stay away from them and to not let the sales guy tell you that if at anytime you want to leave you can because it is a not true they will harass you until you can not take the 3-4x /day calls and just pay. It is no difference than a posy scheme . This is one of the most dishonest companies i have ever dealt with and i don't recommend it to anyone that is looking in to any kind of vacation rental/ Camping
For what we are all paying you would think they could at least keep the place up. We can never get a reservation, unless it's at Saginaw Bay. Is there some kind of note on my account that when I call, they tell me that's the only place I can go? The attached picture of the golf course tells the story of how this place is neglected. This is just one of many, many complaints about how disappointing this is. And the new policy about cancelling? How can they charge me to NOT do something I already paid THEM to do? Is that even legal? Funny, over the fourteen years we've been members they have changed the rules a thousand times, making the original contract almost null and void, yet we are expected to follow our side of the original contract. Not cool.

My husband and I became members and paid all fees as required. My husband became ill in 2007 and was unable to work for some time. I worked two jobs so we could live. He passed away in May 2011. OAI did not care that I had lost my husband, the primary member, and was struggling to make ends meet. What money he left me was used to payoff our debts, these bottom feeders were paid the balance on the contract as well. I informed them that we had been paying and had not even been there in years! I also informed them that I was moving to Arkansas and would never be back to OAI again. They are now harassing me for membership dues for something I WILL NEVER USE! I am tapped out, unemployed, and a 1, 000 miles away and they want more money! I told them to send me a bill and leave me alone (I was not that nice about it either) Think very, very, VERY hard before signing a contract with this place and visit all of the locations first - the one in the Flint area is the nicer facility. The others are not much better than a State campground. I will figure out a way to pay them just so they will stop calling and asking for my husband, even tho they know he has passed they keep asking for him, they want a certified copy of his death certificate. I refuse to send them a certified copy of his death certificate, that would cost me more money as well, since I don't have any extra copies! JUST BEWARE!

I worked for outdoor adventures for 9 summers at the West branch outdoor adventures. I loved meeting the members but I would agree think very long and hard before singing anything. They are not to great to work for either I loved my job but not the ethics that seem to be at a lot of parks. it may have changed some but i know alot of things that went on with managers and employee, s. I think lots of members think it is a scam, but i dont, for see them going out of business, but they should be reported for the things that used to go on, don, t know if it still does. sounds as if they or the owner found a way to scam people out of money, while he enjoys the good life. employees are not paid that great either. anyhow they need an awakening especially the way some employee, s were treated, let alone scamming members, very sad and like I said the owner is probably living the good life.
