The worst customer experience in UAE
I’m a new owner in Damac Hills and the first couple of interactions with Damac and Loams were extremely disappointing and frustrating. Here is just summary: 1. Ownership details update is taking too long without any reason, It all depends on availability of some people, when they are not available the process is just stoped, I did frequent physical follow ups in the happiness center without any results!
2. Work permit and NOC fit out issuance to do just minor maintenance inside my apartment was also one of the worst. Non-sense requests and delays in the process, taking money for doing nothing,…
The amount of efforts, time and money I have spent to ask for just two simple requests are significant and reflect the unprofessional manner of handling requests and not caring about the customers.
By the way, both requests still have not been finalized as of writing this review.

Non return of refund
I paid 2 x 25000 AED as a deposit for Damac Lagoons. I applied for a refund in April due to personal reasons which they approved. They have only refunded one of these and this was after a multitude of emails and calls.
I am still owed 25000 AED and I have sent over 100 emails and messages chasing for this with months of stress.
NOBODY replies emails of which I have sent to a multitude of people.
They took our money within seconds for a deposit of 25000 AED and then chased me for another 25000 AED to ‘secure’ the unit. But they still owe me 25000. I email and message daily! I am disgusted with Damac and when we are in a position to invest I will not invest with Damac. I have nothing positive to say about Damac

Smooth maintenance resolution with damac
I just had to share how awesome DAMAC was at resolving a maintenance issue in my apartment. They were super quick to respond and efficient in getting everything fixed up. The team was not only professional but also really friendly. They kept me updated throughout and made sure everything was fixed just right. It's such a relief to know they truly care about their customers. If you need quick, caring help, they're the ones you can count on.

The worst experience - Damac Celestial
Moved into an apartment that was not cleaned, with a lot of nasty dirty stuff. The fridge not working leading to the food items I bought such as meat, fish and veggies all getting spoiled. The moment the agent Akash took the money and cheques he became something different, not attending to calls, not visiting the apartment to do the repairs required etc. Have not been given parking access to the basement for more than 1 week now. They keep promising to do something to no avail. I wonder if DAMAC is bothered about its reputation. Imagine staying in a house without a fridge for 1 week with kids. This is so disgusting. I tried registering a complaint with the DUBAI Land website they closed my case in no time not explaining whether they contacted Damac or not. It is recking being new in Dubai.
Recommendation: Base on my experience I can never recomment DAMAC

The worst ever
Please do not buy with them, not everyone has it easy for them to earn and save. Very distressed with their unprofessional behaviour and lack of communication. If you do not want to mentally fall ill then please do not engage with them. They keep asking you to contact different people with no response from anyone. Trust me we do not know what to do in order to get the money back anymore.

I booked a unit in 2022 in Damac Celeista and made a payment of ( 36000 AED) for the reservation to purchase it but due to some personal and financial reasons I Am unable to complete the full payment and am requesting a refund of the payment I made.
Currently in Srilanka we are facing a very bad economic crisis and a financially unstable situation. me and my family are facing many struggles to meet our day to day needs. Please accept my deep apology and understand my concern and arrange for me to get a refund of the payment I made kindly.
I came twice to Dubai and even met the sales team person Mr.John Anthony but there was no proper response from that end. Actually with the ticket cost and everything it's not easy for me to travel back and forth to Dubai and Srilanka due to my financial status.

The worst company ever
Never ever go with Damac. Their sales rep are professional liars and you will be cheated and left alone to suffer. We purchased studio paying the full amount upfront. After the payment the hospitality said it is already under rent and we have no choice but to agree to their rent which was less than half of what the sales promised. Furthr they had rented out the apartment without our knowledge oe permission. Please stay away from Damac.

Unit ARTA/25/2516 became my property on April 03, 2021. Now is managed in accordance with UMA by the manager named "PO Box 2195, Dubai, UAE". Under its management, after 3 years 8% Guaranteed Return of Investment, my unit generated on the fourth year of business an Annual Return of Investment of 0.62% (Selling price: AED 629,000; net annual return: AED 4,105).
Is this true?! Less than 1%! Is this possible in a business in Dubai in the year 2024?
Take a look at my Revenue Statement of Account as of December 2024. You'll see "Balance payable": AED 4,105. You can also see "Charged to Developer": AED27,135. You can see also "less:15% developer fee" in amount of AED 10,691.

I did not get any answer/email to my compliant until May 08.2025. I'm still hoping that Financial Department is having an enough professional person able to solve my problem. There are five months from the date you issued a wrong Statement of account for my unit. This big delay in answering/solving my problem is a sure way to ruin my trust in DAMAC Properties.
Empty promises
It has now been 4 months since I raised an issue with you (on 3/7/2024) that Damac wants to reduce a previously granted discount, claiming that the days I allegedly paid late have been miscalculated. Whoever or whatever is stalling this process, I find it utterly scandalous how Damac treats its customers and completely unprofessional, as both I, as a customer, and the payment staff have been dealing with this for over 12 weeks, multiple times a week. That is the frequency with which I am asked to pay my ‘arrears.’ I am not doing that because the discount has been unjustly revoked.
Empty promises, forms that were supposed to be sent—nothing has come through. I will have no choice but to sell the apartment, file a complaint with Damac, and proactively warn other possible investors in the Netherlands against purchasing properties from Damac via social media and my network because this is unacceptable. All focus seems to be on closing deals as quickly as possible. However, proper handling and resolution of complaints are nowhere to be found.

Complaint Regarding LOAMS Building Management at Zada Tower
I am writing to express my deep dissatisfaction with the management practices of LOAMS at Zada Tower. As a resident, I have encountered numerous issues that have significantly detracted from the quality of life in the building.
1. Prohibitive Practices: LOAMS' implementation of a QR code system for building entry was a cumbersome and unnecessary measure that only served to inconvenience residents. It took numerous complaints before this policy was rightfully rescinded. Such practices do not prioritize residents' comfort and instead create unnecessary hurdles.
2. Inadequate Garbage Disposal: The operation of the garbage chute until 9 pm is insufficient, leading to the accumulation of garbage in the garbage room overnight. This negligence results in an unsanitary and unpleasant environment for residents, and immediate action must be taken to address this issue effectively.
3. False Alarm System: The recurring issue of false alarms is both disruptive and concerning for residents' safety. Instances where the alarm system continued to sound for hours without resolution, and the recent incident on March 19th, where the entire building was awakened at 6 am due to the management's failure to deactivate the alarm promptly, are unacceptable breaches of security and peace of mind.
4. Safety Concerns: LOAMS' lax enforcement of allowing unauthorized individuals to distribute advertising flyers poses a potential safety risk to residents. Permitting random individuals access to the building compromises security protocols and exposes residents to unwanted solicitation and potential security threats.
In light of these ongoing issues, I cannot in good faith recommend Zada Tower as a viable option for prospective tenants or buyers. The combination of poor management by LOAMS exacerbates the negative feedback surrounding the building, further diminishing its appeal and desirability.

Refusal to provide Refund of EOI from DAMAC
I placed a EOI (Expression of Interest) of 50K AED on a property with DAMAC on 6th Jan, 2024. The property that I wanted was never available but the deposit was taken and I was told it would be refunded in 12-14 working days from 22 Jan, 2024. 35 days later I am still waiting on the approval of the refund, which if granted, would then take at least another 12-15 working days to process after that. I have contacted the department multiple times and they have given me the same answer every time. It is being passed to managed for approval today. No one ever calls me, or responds, I cannot escalate as they refer you to an app which I have also completed but again it goes no where. Dubai Government need to look into this issue as I have been a resident here for 30 years and never come across such blatent malpractices.

Damac lagoons
We bought a 4 bed townhouse in damac lagoons for 3.2m which we were told was the original offplan price. Since we bought it we have been inundated with calls and WhatsApp’s from prypco - the resellers for damac - who have been calling me on another registered number - each one trying to sell us the property for 1m less. When we question it they basically tell us that damac sold us the initial purchase way over sales price. Really unprofessional and causing lots of undue stress. Considering walking away at a loss as cannot cope with the ongoing calls and stress. Can’t get hold of original agent.
Also can’t register for resale as the deed was put in the wrong name and damac saying they can’t do anything about it.

Hello!
I have a major complaint about the work of your employees in the Damac Suburbia building. For several months now, they have been unable to eliminate the smell of garbage that fills the 4th floor of A block. If previously this occurred in the evenings, now the terrible smell remains on the floor during the day as well. And since my apartment is located opposite the garbage room, this smell seeps into my apartment. It's disgusting.
I have repeatedly addressed this issue to the security post, to FM, and through the WhatsApp service. The most your employees are capable of in solving this problem is to come and spray aerosol. But this does not eliminate the constant smell. "Yes, we will handle it," the guards say, and the issue remains unresolved to this day. Why is everything normal on the other floors, but on this floor, no one can solve the problem of the terrible smell?
Please resolve it, or I will have to contact the relevant authorities.

Four days have passed, and it has only gotten worse. The building staff have started to frequently mask the smell of garbage with a cheap aerosol that has a chemical odor. Now, the smell of garbage and this aerosol is being drawn into our house. Instead of solving the issue, you are only making it worse. Meanwhile, the issue itself remains completely unresolved.

I ask you if there is a person at a high level in DAMAC whose task is to take care that payments to investors are made on time. If he/she exists, his/her lack of responsibility is amazing. The UMA ARTA/25/2516 contract initialed by "Manager: PO Box 2195, Dubai, UAE" ( ?) has specified the terms and conditions for making rent payments to the owner who invested money in order to produce money. SEE PARAGRAPH 8.2 of the UMA! You have continuously violated the terms and conditions of 8.2. There should be in the UMA a paragraph with sanctions for late rent payments, as it is in every Rental Agreement.
I have an unfortunate experience with my unit ARTA/25/2516 in the DAMAC Hills Radisson Hotel. I expected the manager, the signatory of the UMA ARTA25/2516 contract, to put the rental money into my account, ON HIS OWN INITIATIVE, under the conditions and at the timescales assumed by initialing the contract. Not by a long shot! Each time, at each payment term, I had myself to request the payments to be made. Every time I saw the money in my account with unacceptably long delays and with many complications. The usual answer to my money requests, often repeated, was "Rest assured that our team is working tirelessly on your request and shall revert you shortly"
Here is my most recent history of this kind: On October 16, 2023, I received a letter (attached) from you that says, "as confirmed with finance team, the next payout will be due on December 31, 2023". On January 2, 2024, I opened Support Ticket 348323 requesting the bank transfer of money for the fifth Guaranteed 8% ROI. On January 11, I was answered "we informed you that the updated income will be done by January 20, 2024". Because I didn't see the money even on January 23, I opened a new Support Ticket 355787, to which I received an answer on January 26 with the usual text, which I have reproduced above. Until today, January 29th, I did not see the money in my account, the money due on December 31, 2023.
Please tell me if I am wrong when I ask the question: WHY DO I HAVE TO PRAY YOU EVERY TIME FOR MY MONEY? SHOULD YOU NOT COMPLY WITH THE CONDITIONS ASSUMED BY SIGNING THE CONTRACT UMA ARTA25/2516 AND MAKE THE PAYMENTS ON TIME, WITHOUT WAITING FOR MY REQUEST?
I am sorry to confess that you deeply shook my trust that I initially had in a CORRECT/normal contractual collaboration with DAMAC. This is very sad for an investor.

Water heater leakage - 1 month pending case
I'm a tenant staying in Golf Promenade 5B, 312. I had raised a complaint reference # 347737 - water heater leakage issue dated 31st Dec.
Technician had come to my apt on 1st Jan and identified that water heater was rusted and hence its leaking. I was asked to send an email to the Leasing team which I did on 1st. On 4th Jan 2 teams had come again and inspected the issue and confirmed that water heater needs to be replaced and quotation will be sent to Leasing team for approval. Thereafter I have been continously following up with Ms. Noor I also went an met her personally and hoped that she would support in expediting the approval. Unfortunately I would only get to hear that its pending with management for approval. I requested her to share with me the concern PICs number to understand if there is an issue and if I could connect directly with someone who can support me on this issue but only have been waiting till date.
This was my last option to reach out to you to help me with this issue as I'm not getting any positive response from anyone.

Damac pet farm
I refer to the complaint I made on 30th Dec 2023 regarding the welfare of the animals within the pet farm at Damac Hills. I have received no update regarding my concerns and this matter has not been resolved. I’m aware this has been an ongoing concern for many residents of Damac over the years. Animals with no stimulus kept in captivity, will suffer from chronic stress even if their basic physical needs are met.
Helping animals exercise their minds is as important as giving them space to run, jump and climb. Cognitive enrichment that allows animals to problem-solve, learn and try new activities will massively improve their standard of life. These items are extremely inexpensive. There is also space to double the size of the female goat enclosure. Again inexpensive especially to a company such as Damac with a net worth of billions of pounds.
Desired outcome: The female goat enclosure made bigger. Investment in stimulus toys bought for the animals.

I purchased 2 studio apartment built by demac and I was very happy to see the quality of construction. These 2 properties I bought in secondary market.
Than I bought one apartment in their building Damac masion prive in business bay and than my journey of Harship started.
When I was booking the unit the people from damac were very sweet and prompt but after receiving their 100% payment they have turned their back. I have made 100% payment in start of Nov and still struggling to get the keys of my apartment. My relationship manager has stopped interacting with me who used to be very prompt at the time of taking business and I have no idea when I am going to get the keys. I did investment from my borrowed money and every month I m paying interest but they people are so insensitive that they don't care for the financial Harship to the customers.
The real estate agent made his commission. The relationship Manger met his target and the only suffer is me whose almost 1.2 million AED are at stake.
I really request the higher authorities in damac to look into this matter and see how pain is being given to their investors. I have never cursed anyone in my life but they have cause so much pain to me that is beyond the descriptions. May God forgive them.
My only request is the keys and ownership of my apartment should be given to me ASAP sothat I can give it on rent to offset my interest on borrowed money. In last I pray to God that No one should get the pain which I got from Damac.

Data Privacy
I bought a few properties from Damac, and I receive at least 3 calls and messages from random sales and companies selling me properties or asking me to rent and sell my properties. They all received my details from Damac, including my full name, mobile number and my properties details.
There is no privacy and data protection with Damac.
I have emailed and complained multiple times and they never responded.

I stay in Carson towers and I have a dedicated parking spaces for my apartments that I purchased.
Every other night, I have to call security and police to report the cars taking my parkings illegally.
I pay a total of 100,000 AED for annual services for me to spend the night calling Dubai Police to ask cars to vacate my parking spaces.
No solution, and my time is wasted.
And the money I pay for services is wasted.
Terrible management.

Project delay
Damac Hills Park residences unit (583F) is purchased on May2021 with contractual completion date July 2023.
July 2023 was shifted from Jan2023 just before signing contract and sales person assured that the project will be completed max by April 2023.
It is later shifted to Dec2023 without any explanation, discovered the updated completion date by chance.
As we are in Jan2024, asked for updates on handover and noticed that the handover is shifted ones again to Nov 2024.
Damac is true FRUSTRATION, stay clear from this company.
Claimed loss: 20K aed for every month of he project is delayed.

Sorry, what kind of update? This is just pretending as damac always do. Pretending to be a responsible, legitimate company to random readers of the complaint.
What actually happen is DAMAC keeps changing the handover date. Zero respect to customers, no business ethics.
23 months of delay from initial ECD !
Possible fraud* on contract to avoid paying late completion penalty which will likely cause a court case.
*The contract I signed requires late HO penalties after 12 months delay and damac said it is after 24 months!

Pets farm damac hills
Please do the right thing. I am aware this has been complained about many times with no solution. I visited the Pets Farm again today. Although the area is cleaned and relatively well maintained the area reserved for the female goats, is small, cramped and not a sufficient space for these animals. It is cruel and inhumane to have the animals in such a small space confined space. There is sufficient space on the side of their enclosure to double the size of their enclosure. This would cost very little and enhance these animals lives massively. I’ve never seen more depressed and sad animals in my life. None of animals have any stimulation toys in any of their enclosures either. These are all small inexpensive changes that could really enhance all their lives. Like I said. Who ever reads this. Please do the right thing!

I checked and this wasn’t resolved
I have received no update regarding my concerns and this matter has not been resolved. I’m aware this has been an ongoing concern for many residents of Damac. Animals with no stimulus kept in captivity, will suffer from chronic stress even if their basic physical needs are met.
Helping animals exercise their minds is as important as giving them space to run, jump and climb. Cognitive enrichment that allows animals to problem-solve, learn and try new activities will massively improve their standard of life. These items are extremely inexpensive. There is also space to double the size of the female goat enclosure. Again inexpensive especially to a company such as Damac with a net worth of billions of pounds.
Constant ignoring attitude from lake view property manager

I called Lake view project property Manager twich today Friday 29th December, 2023 at 8:36 AM and and on Wednesday, December 27, 2023 at 4:23 PM but you did not answer my call, moreover I sent him a text later after 10 minutes asking you to call me back regarding that "Asking about what is the reason that no one from Damac team ever came to clean the outside window glass " Apartment located in lake view LV/LF/03, but unfortunately I did not receive any response to either my text message nor calling me back. We regret to inform you that Ignoring people's calls and messages is very unprofessional behaviour from your staff and it's constantly keep happening regularly towards any clients seeking or having any observations regarding the service provided by management . I was left with no choice but to escalate the matter to higher management for further action. Regards

Bad attitude from call center agent Mr. Vekram Deparcha towards Damac's clients
I have made online service charges payment to one of my property , The amount was deducted from my account but unfortunately the payment didn't allocateed to my unite service charges account , Therefore I called Damac call center 9:46 AM 19th December, 2023 seeking for help on but unfortunately the agent who answered my call was having very provocative personality and he was externally uncooperative and provocative his name is Mr. Vekram Deparcha he hasn't shown any interest to help me or even to cooperates with me but instead he asked me login to Damac website and send any proof of payment which I have during my payment, Then when I asked him why can't you take the matter from your end and escalated to concerned department he said I can't. I asked him to transfer my call to another colleague he refused, I asked him to speak to call center Manager he said not available. I'm really gone through very bad customer service experience with this call center agent, Therefore I decided to escalate the matter in order to take the necessary action at your end .
