My Escrow was short about $240, I was given 2 option to pay the shortage and pay an additional $30 per month or not to pay the shortage and pay $80 more per month. I want to pay the entire shortage and keep my payment the same. I was told by 3 levels of customer service including the Director name Keith that it was too much trouble to do a manual entry and it was too bad if I didn't like it. I asked to speak to his manager and he REFUSED to give me the persons name. The first chance I get to refinance this loan I will dump this company fast. I just signed a contract to buy a home. I filled out an online form and received a call within 2-seconds. It was a woman from quickens loans and then she passed me to a guy. The next thing I know they are running my credit report without my consent, I just wanted a simple quote from them; and I never consented!

I only spoke to a Senior Power Banker about what services were available. At know time did I state I wanted to pursue financing with their company. Today, I received a letter stating why they were unable to finance a home loan for me. This seems to be a shady way of communicating with potential clients, who state they are not interested in the service being offered.

Waiting to become a first time home buyer after finding my "So called Dream property". I received an email from Quicken Loan, not my first by the way. I applied for my loan, and having had to file bankruptcy years prior my score was still low. I was told by an employee Devon that he would only make soft hits. My experian score was at that time high to get the loan, however, they wanted to get it a bit higher. I agreed to the "SOFT HITS" I have ID protection you can't believe. I checked my score to stay on top of things. In less than one week my score had dropped 96 full points. Typically a HARD HIT will only drop the score 2 0r 3 points. Let us select the 3 point drop. That would mean in that time there were were approximately 32 hard hits made on me for no reason. I understand lenders make zero money without approving a loan. It should also be obvious what that many hits would do to a score, that is in attempts to raise. Money be damned, now they can't grant my loan because my score it way too low. That is akin to slamming your finger in a car door to find out if it hurts by doing so. Where can I file a class action on these people, or where do I go to add my name to one that very likely already exists. Not a happy camper here. Do what you will try on me, leave my money out of ity!
poor service
I am a homeseller. I have a very interested family in seeing my home. They claim that Quicken Loans is not getting back to them to supply a pre qualification letter. My broker takes about 2 hours to generate a pre approval letter if he has everything in front of him. The couple is Carissa Fay Parker and Dale Parker of Antioch TN. Whats the truth ? Are you offering poor service or are you not getting the info you need to produce the pre qualify.

We were given a pre-approval letter by quicken loans in february 2017 to buy a house specifically the one we were renting at the time. Our lease was up in may and the owner gave us a chance to buy the house. My husband gave the broker nick babut everything he requested, and continued to do so every week. The property manager was also in contact with the broker and was ready to get a contract signed, but the property manager and us were told not until the first week in april. We tried to contact the broker nick babut the first week in april by phone calls, email, and text with no respond. Then 2 weeks before our lease was up his supervisor called us and stated we did not qualify for any loan. We spent $2, 000.00 dollars trying to finalize a contract and we were out of a place to live. We had pack up our house and put everything in storage and had to also spend $2, 000.00 for a hotel until we could find another place to live. When we tried to talk with quicken loans on this we were told by ms. Szukhent to bad and it was quicken loans who caused this to happen, and even though their broker should have told us within 30 days we didn't qualify their company did nothing wrong and any money we are out is just the way it is. I have filed complaints with the consumer financial protection bureau and the consumer financial bureau of enforcement who emailed me that quicken loans violated the ecoa/regulation b, but because this falls under the cfpb they couldn't do anything. The email from the consumer financial bureau of enforcement read as follows:

I understand you were provided a pre-approval letter (subject to satisfying underwriting requirements, etc.) from quicken loans on february 24, 2017. I also understand you were not provided a denial letter until april 28, 2017.
I understand this delay caused several problems with your purchase. Based on my review, it appears the denial disclosure should be provided within 30 days. This requirement falls under the equal credit opportunity act (ecoa) / regulation b. This federal requirement does not fall under the purview of the office of financial regulation. Therefore, I will refer your complaint to the consumer financial protection bureau (cfpb). https://www.consumerfinance.gov/

Thank you for your e-mail. As previously stated, quicken loans is not in violation of the ecoa/regulation b. Per the ecoa notification 12 cfr 1002.9:
"a creditor must notify an application of action taken on the applicant's request for credit, whether favorable or adverse within 30 days after receiving a completed application. Notice of adverse action taken on an existing account must also be made within 30 days."
We did not receive a completed application from your husband.in addition, the loan was denied on april 28, 2017 and a statement of ineligibility, which explains the reason for denial, was provided the same day.
We will respond accordingly to any further action you wish to take.

refinance a home mortgage
Was not offered any real help and was insulted with "what? Have you got 50k hid away somewhere" when I told the loan agent I would probably pay off the loan early. The agent let me know that we really were too old to apply for the loan I requested. I have good credit and only owe about 36% of value of my home. I was offered a reverse morgage but I do not consider this a option. My complaint is the lack of respect and consideration of my ability to repay such a small loan request.
mortgage late filing fee charges
On 4-20-18 I mailed my $1, 250.48 May Mortgage Payment Due on 5-1-18. Quicken Loans cashed my check for $1, 250.48 on 5-1-18. I received my June Mortgage statement/payment stub on 5-22-18. On the statement I was charged a Late Payment Fee. On 5-22-18 I called Quicken Loans to find out why I was being charged the Late Payment Fee. I was told because my May Payment amount was for $1, 250.49 and my check was made out for $1, 250.48 - a PENNY SHORT! I was told by one of the managers Ms. T Baskins that because I was a PENNY SHORT my payment was considered late. Ms. T Baskins said I had to take care of the PENNY I was short before they would apply my payment to my account or I would be turned over to the credit bureau for making my payment late. I had to give her my bank routing/account numbers so she could take a PENNY out of my account to take care of the PENNY I was short on my check. I told her I would not pay the Late Payment Fee all because of a PENNY. Ms. T Baskins told me that I had a one time waiver for my Late Payment Fee. She told me if I didn't give her the okay to use the one time waiver for my Late Payment Fee it would stay on my bill until I paid it or until the waiver was used. I gave her the okay to use the waiver just to be done with it. I should have never had to use the waiver fee and should have never been charged a Late Payment Fee for a PENNY! I should have my waiver put back on my account. If you look at my account I have NEVER made a payment late.
quicken loans continuous calls
I recently signed up for HGTV Home Giveaway and Quicken Loan has been continuously been contacting me. (6 times since yesterday afternoon). One customer rep asked if I owned my home and I said I don't know anything about the company so I'm not answering besides I am not interested. She hung up. Others leave messages on my voicemail. I just Spoke to another rep and told her I wasn't interested twice and she just ignored me and continued to give me another angle to her sale

I asked her to take me off the list and she hung up on me.
harassing calls on refinance
I made the mistake to look into refinance or pull equity out of my house. After determining it was not worth it i told quicken loans ok. However they sold my number to other agents and I have been calls for 6 months. Some are robo calls. I had to block the numbers. I could not get them to stop calling. Even the ones that did answer. I told them to stop calling. They did not. Do not use the website for quicken loans.

I was contacted by David Wan and then by Zachary Lederer in regards to refinancing my home, the last conversation was on Friday after 5:30 pm with Zachary which he gave me incorect information. I called Monday Morning at 8 am to cancel the process and asked for a refund which of course got the total runaround till 1:20 pm when after the sixth call I demanded to get one of them on the phone. Talked to David Wan at 1:20 pm which assured me he canceled the application and I would get a total refund of my $500 becuase nothing was done due to it being after hours on Friday and it being a holiday weekend. He also indicated that he could not give me a confirmation number but I would get an e-mail within three to four hours.
Of course I did not get any e-mails confirming anything, I have sent them an e-mail asking for the confirmation again.
Please look into this, I can tell you I will never refer anyone to even atempt to do business with this company from what I am going through and i didnt even get a loan from them...Please e-mail me at [protected]@circlek.com or call me at [protected].
Called on aug. 1, 2018 and spoke with amanda fratt. I provided all information needed to receive a quote for a mortgage loan. after "reviewing" the information for me and my husband, she stated emphatically "I hate to tell you this, but you will never get a home loan"... I advised her we already had a pre-qualification letter from our credit union, but it was for a conventional and we wanted to see what the fees on an fha looked like. our credit union does not offer this mortgage type. she stated "well, I know this will be heartbreaking, but it will never go through"... can you imagine that? how incredibly stupid, insensitive and unprofessional... but, uhhhh, today, I received a "mortgage package" from ms. fratt requesting signature to continue with the approved loan amount... wait... what?! nooooo, not ms. never... well, I am hoping management reads this... not only were we approved for our conventional, through our credit union, but the appraisal and survey are completed and we close on 08/30/2018! so quite frankly ms. fratt can go phuck her self!

Recently we were looking to refinance for lower payment so I called our current mortgager who happens to be quicken loans
Well after being spoken to by one of the team who was trying to force me to make a decision right then I called back the next day n told them that I would not deal with that salesman
So I was given someone else and I was upfront with them about talking to other lenders
When I got a better deal elsewhere the current salesman was saying well if I get u a better deal then u will take it right well that seemed like they wanted their way and by then I had heard n read the complaints
Then today I got a call from quicken n this woman wouldn't back off
She asked me what payment amount was n who the lender was which I told her it was none of her business
She said she wanted to make it work with us because we were already with them n told me since I hadn't signed with whom we have been talking to she didn't know why I didn't want to take their deal Which was a two dollar difference but whomever we choose I will be glad to be rid of quicken

I started the process of refinancing my home in January then decided to not go through with it. During the process a $500.00 deposit was made on my credit card for the home inspection which did not happen. I had to call to find the deposit was refunded almost a month later. The most irritating discovery was finding out I was charged a nominal fee for depositing money which was not used. The young lady I spoke to was pleasant when she told me this was disclosed in documents. My complaint is I was not told by the agent who took my money this was the case. In fact, he stated I would get a full refund. The small fee is not what concerns me. The fact it was not made abundantly clear by the agent does cause dissention on my behalf.

On January 27, 2018, I received an Interest Rate Disclosure that had an estimated monthly payment of $2464 which included $169 per month for tax and insurance. Then on February 8, 2018, one week before closing, I received a Closing Disclosure that estimated my monthly payment at $2914.58 which included $619.33 for tax and insurance. This was a $450 increase over the original estimate. I contacted my loan officer, Jamar Jackson, and he stated that taxes for the house I was purchasing were higher than expected.
Unfortunately, your service of my mortgage was inadequate because I was not notified of the 18% increase in my monthly payment until it was too late for me to look for another loan. I am disappointed because I relied on your company to have the expertise to provide a reasonable estimate of my monthly payment. I believe that real estate taxes by county are public record and that Jamar Jackson should have used that information to estimate my monthly payment.
To resolve the problem, I would appreciate a credit for the miscalculation that was done by Jamar. I understand that the monthly payment amount was an estimate but expected there to be a minimal (1-5%) variance. If had received an accurate estimate upfront, I would have shopped around for a loan that better fit my budget. The $450 monthly increase provides no room in my budget to save for the inevitable expenses of owning a home. Therefore, I feel that it is only fair that you provide me with some assistance during my first year of ownership. I feel that a credit in the amount of $4800 (which is close to the closing costs for this loan) would be a fair compensation. Enclosed are copies of my records.
I look forward to your reply and a resolution to my problem and will wait until April 1, 2018 before seeking help from a consumer protection agency or Better Business Bureau. Please contact me at the above address or by phone at [protected].

What they'll do quickly is drive down your fica score by putting three hard inquiries onto it, for no reason. All I wanted to do was check into the possibility of getting a refi under the federal harp program. My credit score is below 700 for the first time I can remember.
Plus, they tell me that my mortgage does not qualify under harp. Thanks, quicken loans!
Avoid these [censor] and go with a local lender you can sit down and talk to.

they took my money even though I told them not to proceed
I was contacted by a loan agent. After talking and giving them info I was approved. I gave a credit card under the understanding that the 500 deposit would not be pulled til the next day. The next morning I left messages with my contact and online that I did not want to proceed. The money was pulled anyway. I asked for it back and explained that it all was going to fast and I needed time to process the offer. I was then called several times by my contacts boss who was very pushy. I want my money back. Nothing was done. It was stolen from me. You should be ashamed for stealing from hard working people like me. You were nice until I said no. Then you became pushy and wouldn't listen. Give me my money back. Now.
home loan closing
I don't understand why you would wait till 12/22 on a friday before a holiday to ask for a bank statement when you could have asked for this weeks ago.. This is a small request that your using as an excuse to why we can't close before the beginning of a new year. We've had nothing but time to get the little things out of the way and handled while we were waiting for her stuff to clear and now we have to wait because you didn't stay on top of my loan info and asked for basic paperwork... Now I can't close till the new year.. That's pretty lame on yours and quickens part. So your saying everything is cleared but we can't close now... Your company is very generic and has been nothing but a headache I will be sure to file complaints and make social media comments on your behalf as well as your company for being lazy and the fact you've made a 700 change in closing costs and monthly payments are bs. I'm considering pulling back from your whole account. I have every right and y'all have dropped the ball several times. You say you can't close till my info has been cleared but we still have 3 days till the end of the week and you can't close for me.

I called them to do a refinance on my home. We started going through the process. Paid the $500 for the appraisal. Let me start off by saying that the communication between the departments is nil. Todd was very good but they all need to communicate much better. We started with the number guy and then we were also told we would be also dealing with a women for processing. Neither knows what the other is doing.
So the appraiser calls us to setup the appraisal. The appraiser starts off by talking about that our property might be contaminated by junk cars, oil, ect. and he was going to have to do a thorough inspection. We just had the property appraised a year ago. So very unprofessional and disturbing. This guy was a weirdo and we immediately felt he was trying to get us ready for the fact that he was going to devalue our property. The thing that really bothered us is the fact that this guy kept going on about EPA and contamination ect. We run a recycling yard so that really bothered us as we felt this man was up to no good. This was a definite conflict of interest. So I contacted Quicken to tell them that we wanted another appraiser. Todd from Quicken said he would put in a request for a change of appraisers. This turned into a nightmare as no one at Quicken knew what to do and said that they had never dealt with this situation before. We were then turned over to his supervisor Peter, at this point we felt they did not care about our dilemma, which we found very sad as it is not fair that if a client feels uncomfortable about something there are no other alternatives. We were then told that the we were denied a change of appraisers. To top off how uncomfortable we felt about this the guy he proceeds to call me twice about our other home we own which has nothing to do with this refinance The appraiser proceeds to leave me messages stating he needs to appraise my other property and needs all my financial information as well regarding it! At this point we are completely weird-ed out and our hackles are through the roof. Now tell me this doesn't certainly seem like this guy has some sort of unprofessional interest in us. I proceeded to call Quicken and ask why this man is calling me about my other property. They proceed to tell me they have no idea! They didn't seem to care about our distress with this man. Then a day or so later Peter talks to my husband and tells my husband that the appraiser did need to look at our other property but he didn't know why. Nobody seems to know anything. We are still disturbed by this appraisers behavior. I really wonder if they even bothered to request a different appraiser. They lost a pretty significant loan.
unwanted phone calls
I told Dan Holcomb that we had secured a loan with another company. This was done via email... so there was zero chance of misunderstanding. My husband received a text last night (at 8pm) reminding him/confirming the phone call he would receive the next morning. But my husband didn't receive the call... I did on my cell phone. And it wasn't even Dan Holcomb that called. It was some guy named "Kendale" that said Dan Holcomb was out of the office and had asked him to call me. I told him that Dan Holcomb knew better then to call me so he put him up to it. I've received two additional phone calls since then but I have not answered them. I am at work.
I am attaching the email with Dan Holcomb and his supervisor. It clearly shows that I asked him not to call me.
auto call / customer service
I recently was looking in lending tree to refinance my home. After I filled out all information my options arrived. Quicken Loans was one of them. The phone calls started. I have recieved a phone call every day since, every hour on the hour. 15 calls a day!
When i finally answered and told the lady I no longer needed the service please stop calling. She tells me maybe I should change my number. This company really needs to look at how they handle their phone calls and train their employees better. I will never do buisness with them and will advise as many people as possible to stay a way. What an unbelievable thing to tell a potential client.
unauthorized hard inquiry
I noticed a hard inquiry on my credit report that was done by credco/quicken dated 10/09/17. Although I have been poking around looking at mortgage calculators and different options for loans, I have given no one permission to do a hard inquiry on my credit, as I am not ready to apply for a mortgage. I haven't even spoken to a human being with a loan company, and I have not filled out any applications for a mortgage, especially if my social security number was requested. I have been working very hard to get my credit score up and now it has dropped. I would like this inquiry removed from my report, as it was unauthorized.
