M / I Homes Cement floors on the porch and in the garage

My cement floors/slabs are cracking the length of my slab in several directions and getting worse.
I have followed the process for review and repair and have been told that this is most likely cosmetic and not structural in nature.
This is a brand new home and the cracks are getting worse daily.
I have asked for a reasonable resolution. I am surveying all of my neighbors and this seems to be a very common complaint.
The cement will start chipping and breaking away soon.
No reasonable person would pay for a brand new home and accept a porch floor with these major cracks.
I am informing every new home owner to come see my porch before they sign off on accepting their home as completed
Please help resolve this issue.

M / I Homes new home at 20711 mount highland park road, spring texas 77379

This is a new home in the Laurel Park complex. It came with a Builder's warantee. After living in the home for three months, I submitted a list of items to M/I Homes for repair. I waited this long to submit the list to make sure we included as much as possible the first time

While slow and hesitant, they did respond and repair most items. However, they rejected two items, a window that cracked after we moved in and a bathtub where we found damage the first time we closely inspected it.

When we had the window fixed ourselves, we were told by the window repair service that the window broke because it had a crack in it. They explained that the wavey crack that was present occured because it was generated from a crack. I wouls like to be reimbursed for this expense ($500).

The tub that is dmaged is in our third bathroom that is for guests, which we have not had yet. When we went to clean it up after we moved in we found damage to the tub. This damage is so severe that it needs to be replaced not just repaired.

I have discussed these issues with the local M/I inspector. He said he can not do anything as we have no proof of cause. He suggested that I talk to management, but he did not have a contact number.

I would appreciate contact from someone at M/I that will work with me to resolve this issue.

M/I has been a disappointment. It's not that the house is unliveable but quality is far below what I expected for the price and sales pitch.

For example, the hvac return is in the master bedroom and above the front door. Why would you put it in a bedroom? The noise is insufferable all night as it kicks on regularly and it could have easily been installed to face into the large open concept living/dining/kitchen area as it is on that same wall.

The quality of the finishes is apartment-grade, at best. The shower curtain rod in the bathroom was cheap plastic and needed to be replaced almost immediately. The quality of the toilet seats is a joke - again, quickly replaced. Nothing earth shattering, but little expenses that add up and shouldn't be necessary after spending $350k.

The cabinetry is terrible. No door or drawer pulls, not even a routed edge to provide a spot to grip.

I realize that every builder is pulling from the same pool of laborers, but M/I's oversight of their subcontractors was non existent. Essentially, we came by daily or at least every other day to snap pictures and call the office with concerns. For example, when we expressed concern about the consumption of alcohol at lunchtime by workers on the job site and obviously drunk as they returned to work, we were given a shoulder shrug and told it was to be expected. Really?

Time will tell if our purchase was a good one, but I certainly wouldn't recommend them.

M / I Homes poor house quality

We were supposed to buy a new built by M/I Home, signed the contract in April and it didn't start till July. Summer is the rainy season in FL, we happened to go check the house progress one weekend, found that all lumbers they used at the house are not only just wet, but also have green/white mold grow on the top of the surface . It was very disgusting, and we were very frustrated that no one has ever informed us about this issue till we found out ourselves, nor has anyone contacted us about the treating plan after we raised our concerns. No matter how many calls we've made, the builders are just careless. In the end we were so frustrated and had to terminate the contract. And as soon as the contract was terminated, they raised the price on the house, I just feel bad for whoever is buying this house later, the best way to avoid M/I HOME forever.

M / I Homes defective repairs

Bought new home in 2004. At contract water was noted standing in crawl space. MI Homes after a year pass by and several attempts to resolve this issue, installed french drains. I was assured mold would not be an issue by Greg Turner an MI Homes rep.. Now after spotting some mold I had it checked by 3 companies and all said it is mold and that the drains were not installed correctly. Water was standing in the lines and soaking slowly into the center of the crawl space. Causing soft soil and a dangerous foundation. It will cost $13, 000 to correct MI homes sloppy work and the refused to help. Claiming not a structure warrant claim.

M / I Homes new build home by mi homes

For those who would ask us, we’d say stay away from MI Homes, as builders of your new home. If you do, do not close until every single room and item is to your expectation, with no defects. They have taken the joy and excitement that comes with the purchase of a new home and left us feeling complete regret in our purchase. In the six months since closing on our MI home on 12/29/2016, we have had so many quality issues that we can’t keep track any more. Possibly the wash room was the only room that did not need any repairs. They have used so much of our time and energy prior to closing trying get the construction manager to address concerns and beyond, even failing on written promises the day of closing, on the very next day. Weeks prior to closing we tried tirelessly to address quality concerns with the constructions manager, Steve, and the sales rep. Brooke, on site in Slater Run, located in Noblesville, Indiana. Come closing day a few items showed a halfhearted careless attempt at being repaired, leaving some items in worse condition than the original poor condition, this including the carpeting throughout our home. They use sub-contractors for every process and our experience was they were all sub-par and showed no pride in their work and no forethought in any process. MI Homes has no quality control process in place that checks the work of their subcontractors. We slept on an arrow bed for at least 10 days after closing due to the “upgraded” carpeting having been installed so poorly with horrible seams and issues in the two larger bedrooms that we could not bring our bedroom furniture into the home until we could get them out to replace the carpet, this after they tried to repair the new carpet and made it worse. Had they followed through with their written promises on closing day to be here two days later to at least get the master bedroom done we would have had a bedroom to set our bed up in. Had we known Steve, the onsite manager knew full well it would not happen, we’d would have opted to stay with family or something and not close on this house as our lease on the apartment we were renting waiting for our home was up. Floors in master bedroom had to be shored up as they shook terrible. Same issues were on the opposite side of the wall that separated living room and master bedroom. MI Homes says “this is to be expected” with floors. Carpets have had to be repaired or replaced in most rooms 3 times. Tile work has had to be done. Paint work has had to be done. Drywall repairs had to be done. Wood floor repairs have had to done. Work on the water softener we paid them to include that sprayed water up onto sub floor on first use had to be done. Multiple cabinet doors had to be replaced. Glass on shower had to redone because the wall under it is not level and the glass had to be cut to look level. Garbage was blown throughout the back yard. This is how our “new home” was delivered to us. Then there are a multitude of other issues from the start of the sale to the closing with what we feel was misrepresentation. The first 3 months of repairs, our 3-hour meeting with MI Homes VP over Indiana and the VP of construction. Time off work, no shows from MI Homes sub-contractors. Even the gardeners have had to come back to fix two trees due to their halfhearted job and not using supports on the trees until the roots took hold. The half-hearted work of their subcontractors causes repeated returns for repairs to their work and a waste of our time and time off work to allow access. While one is to expect that there will be things to be addressed after moving in, we really had no idea to what extent we’d be dealing with quality issues. While MI has taken measures to try to correct some of this, they have wasted so much of our time and energy, and there are more repairs to come.

Six months since our closing, today is 7/8/2017, we are still experiencing problems with this MI Home. Let us start with the most recent issues found in our home. In the past month, we have found two different cracks, in different areas in our foundation walls, noticed at different times, and both allowing water to leak into our unfinished basement. These are being addressed and a structural engineer is scheduled for an inspection. Quite a comforting feeling on our investment. We are told by MI Homes cracks are to be “expected” in concrete. While we understand this, we do not think a home this new should be having cracks in its foundation that allow water to seep into our home. (Inspection done 7/12/2017 by a structural engineer shows structure is ok, but additional cracks we did not see. Possibly the water leaking through was absorbed by the insulation and this is why we did not notice these like the other two cracks until MI Homes removed the insulation for this inspection. These foundation wall cracks can be filled and a pressure installed epoxy that is said to be stronger than the concrete. However, noted as well was an incorrectly cut seam in slab of foundation caused a crack to continue along the entire slab. Had the seam in the basement slab been done to the correct depth, the crack would have stopped and not continued on). Now needing more repairs.
In past month, we have again had to have our “upgraded” wood flooring that we paid over $10, 000.00 for through MI Homes looked at as we marked about 130 areas with blue tape where the flooring continues to crack. Cracks large and small, cracks continuing from or through repairs Kermans Flooring, sub-contractors for MI Homes, have done. Whole boards showing poor quality, this after they already did a full inspection a few months ago and replaced a number of cracked boards that could not be back filled. Back fill was done on the ends of the boards leaving large black wedge-shaped areas that are not a part of the floors natural look. Cracking began just two days after moving in and now has gotten so bad it needs replacing. At one visit to our home to address the cracking a few months ago we were told by the Kermans employee that if the floor continued to crack they would be questioning the humidity levels in the home. With this statement, we paid to have a whole house humidifier installed. Obviously, this was not the issue, and a waste of our money, as we are again addressing the 130 areas of concern in the wood flooring now as we wait and wait for MI Homes and Kermans to get inspections scheduled. It’s been 1 ½ months and still waiting for the inspector to call and schedule. A couple weeks ago we went out onto our deck purchased through MI Homes to paint it after waiting 6 months from installation of it to find very poor workmanship, uneven wood, major gaps, pieces not lining up. We have not even addressed this with MI yet. Mind you all of the above was just 5 ½ months after closing. It does not end there, we have been noting the condition of our drive way and sidewalks as they deteriorate. Professional inspections state they are scaling seriously and look as if they are in the condition they might be in if they were 15-20 years old after driving on them for all those years with salty tires. Their condition is due to the top of concrete being wet and poor workmanship or the concrete being poured in poor weather conditions and rain falling on the wet concrete. These now need to be replaced. We are tired and have reached the end of our rope. We are consulting with an attorney. We regret this purchase. We regret dealing with MI Homes. Not one area of our home was delivered with quality and pride.

M / I Homes damaged or defective siding on mi homes

I am the second owner on my home. The siding that was put up when the house was built is not attached to the house. It also seems like it has warped. I have tried to get in touch with the person at MI homes, and they totally ignore me. I am attaching photos of the siding. I would like it replaced, and don't know whom I should contact in order to do so. Any assistance would be most appreciated.

M / I Homes Home construction and using cheap materials in the process

I am in a home for two years built By MI less than two years. The Airtron unit and venting circulation is uneven, dust comes from vents every day, the fan running the air and heating is loud. My manufactured wood floors already creak when walked on, the drywall separates from crownmolding, my foundation has cracks in it, my lot was poorly leveled and run-off is eroding soil beside my driveway. Doors already creak when I shut them. Noticed covering of pebbles on roof already coming down my guttering and my gutter leaks also. Toilets are cheap. Lanscaping used cheap plants and bushes. My sidwalk is beginning to slant on one side causing mulch to be washed away. Ceiling paint falls down in small white fleks every day. Heard enough? Did all the right things when building having inspections at every step. Nothing but lip-service and minimal attempts to really correct problems. Excuses for everything. Home I built by Estridge 20 years ago was much better in the materials and workmanship and an there was an attitude of creating a quality home. Stear clear of MI. Management is greedy because so many in my neighborhood feel the same waY. I spent about $280, 000 not including crown molding, fence, deck. Up to over $300, 000 investment to build the home and will have to pay a large amount on closing costs if I sell it so soon. I am stuck for a time. Will go back to an older home in the future where better materials were used in its construction and where there was a philosophy of creating a good home for the money. Only left to move from two story to a one story. Again, steer clear of this greedy builder. MI is certainly a bad builder.

M / I Homes Inferior Building Materials

We hired MI Homes to build our house, and had them out a good many times during the first year. Lately the wood molding around our front window has deteriorated. Upon further investigation it was clear that they used either plywood or particle board for the material. There is no way that this was built up to code. I tried contacting the company and they ignored my emails. I finally called the warranty division and was asked to send pictures. After a few days I was told that it was my fault. They did not even make the minimal effort to come and look the problem. As you can see from the pictures, there is no way that this material should have been used for exterior construction.

MI Homes is a joke poor workmanship, got AC problems after 3 years paid $4000 to fix because if missing parts, wrong tonage, leak caused flood broken pipe, then cracks in the walls causing water damage customer service is a joke pending lawsuit is filed with MI HOMES stay away my advice

M / I Homes Ongoing plumbing problems

I purchase an M/I home four years ago and have had ongoing plumbing problems that they have refused to resolve. It turns out that the sewer pipe in my basement was not installed with the proper slope. With my first pipe back up experience, I had the contexts of the sewer line backing up in my shower, bathtub, and toilet. Because M/I considered that to not be an "emergency" situation, they refused to reimburse me for the weekend repairs. Six months after having my line pumped out and a new toilet installed, my sewer line again backed up into my master bedroom. I contact M/I on a Wednesday and after giving them a week to respond, I told my plumber to go ahead and fix the problem. He had to rip out all of the sewer line from the back of the house to the front and reinstall properly sloped piping. All of these problems have cost me over $3, 500 to repair. If you decide to buy a home from this company, make sure that you have at sufficient funds to correct repairs that looks, at first glance, should be covered by warranty. Their customer care department should be renamed the "We don't care department."

M / I Homes Flooding our Yard

We built a home in Woodberry which is located in Fairfield Township. Our builder was Drees and they did a wonderful job on our house. Shortly after we moved in MI Homes took over the subdivision. MI Homes have built all of their homes higher than the existing Drees homes and have graded the yards to drain down into the yards of the existing Drees homes. I have a raging river running through my yard because I now have 2 yards to the right of my house that is draining into my yard and 3 yards to left of me draining into my yard. Here's the kicker, the 3 to the left of me are graded to drain up hill. I was told by MI Homes that they are following the nature flow of the land, since when is it natural to have water flow up hill? Next the proceed to tell me that it's Drees Homes fault for the water problem we are now experiencing since MI Homes built on these lots. Now, does that make sense? It wasn't Drees Homes that changed the grade of the yard, it was MI Homes.
Next, we have had our yard damaged by the MI Homes Contractors. They have driven into our yard 4 times now and I'm not talking about driving up on the curb, I'm talking about driving over the curb and over the sidewalk and right up into the front yard. I called the MI Homes Office and they proceede to tell me that they are not responsible for the damage because they have NO EMPLOYEES, they sub contract the people that build the homes and this releases them from any responsibility of damage they may cause. So is this true for any bad workmanship on their homes? All I can say is BUYER BEWARE!
On 4/14/2011 I was cutting my grass. There was a guy on a bobcat smoothing out some of the yards of the houses they have completed. The house next door to ours is almost finished and when I started cutting the grass next to that MI Home the guy on the bobcat hurried over to that yard and started running the bobcat up and down the property line. He didn't go slow when he did it, it was like he had the thing floored and was flying as fast as he could up and down the line. The whole time he did this he would come up next to me to where he was about 4 inches away from me. I proceeded to go in the backyard where it was fenced in and hoped that he would finish what ever it was he was doing so I could finish cutting the side yard next to the house he was at. Every time I would walk close to the fence line that was next to the yard of the MI Home he would race the bobcat up to the fence and drop the bucket real hard at the fence line and then start dragging it backward. As I went back out front there was the bobcat guy standing there talking with the MI Homes Site Supervisor and they were looking over my way and laughing really loud.
I don't have an MI Home and after this experience I would NEVER consider or buy a MI HOME. If any of my friends ever think about an MI Home I will do my best to talk them out of it. These people are NASTY and MEAN. I even had the site supervisor scream at me that they OWN the whole neighborhood and they could do anything they wanted. He then said that normal law doesn't apply in our neighborhood because it is still being developed. What is wrong with these people? After talking with some of the other home owners in the subdivision I found out that most of the Drees Home Owners are being treated this way.

We have had five foundation checks and the problem keeps getting worse we have been complaining since 2020 with no results we are considering getting a lawyer because l keep getting the same answer every time l call, we bought this house in December 2019.

My house is literally splitting in half and MI will not allow us to use warranty and fix our foundation. This has been ongoing since January and we've been met with resistance since then. We just want repairs made in our home.

M / I Homes False Advertising

I am building a house with MI Homes in Evan's Farm Cary, North Carolina. They sent me a introductory letter describing all included features in the home site. While signing the contract they refused to honor the included features they advertised, mentioning it was an error in the advertisement and I have to pay for those options. I had a detailed discussion with their sales agent and VP, but both refused to include those advertised options as included features. they accepted their error but refused to honor it. Those included options are Exterior Metal Grill and Concrete patio. I wish they should honor their advertisement, even it was an mistake as they mentioned.

Mis-advertisement, company's do it all the time, but I don't believe in anyway that you only "built a home" with this company because of a free patio and outside grill? As you stated, these were "options" - You don't have to pay for them if YOU don't want them. So why should this company pay for them when YOU want them?
