VRBO review: Booked a year in advance, cancelled me with 24 hours to go

I planned a trip to Europe with my sons and daughter in law (my wife passed a year before) with the focus being Oktoberfest. I booked a property on VRBO on 10/27/24. Location of property is Rotwandstrabe 24 Munchen BY 81539. Owner first name is Pinard. I started reaching out to the owner about a week before leaving as I had not heard from him. Two days later I reached out to VRBO who tried contacting the owner with no avail. VRBO stated I needed to give 24 hours before any cancellation. Suspecting something afoot I scrambled for find some last minute accomodation...in Munich...during Oktoberfest. Difficult at best. I finally found something at more cost but held it. 12 hours before our departure to Munich Pinard cancelled my reservation due to "Guest_Minumum_Age". Youngest member of our party is 30.

Stay away from this location and for that matter VRBO. I booked two locations with ABNB during same trip and hosts were wonderful and booking flawless
