Vista Management or Vista CAM and their managers are extremely rude, incompetent, dishonest, unkind, unfair, unprofessional, disrespectful, deceitful, condescending, have absolutely no knowledge of the applicable Florida Statutes or the Association's governing documents, and have no respect for anyone's rights.

In contradiction with the improper and untrue review left by a prior reviewer, Vista Management is definitely not who you want to hire for anything.

Vista CAM, as they like to be called, and their managers do not even know that Section 718.111(12)(g), Florida Statutes, clearly requires and mandates that all Condominium Owners Associations in state of Florida with more than 150 units must have a "WEBSITE" which must always be available and accessible to all unit owners and must regularly be updated with important information and documents including a copy of all of the Association's meeting notices and agendas, contracts, bids, annual reports, financial statements, income/expense reports, governing documents, rules, regulations, official records, etc., or how to properly comply with the LAW. Very sad, disappointing and unprofessional.

They don't even know the proper procedure to properly draft and send the required meeting notices and agendas to association members, how to draft the required meeting minutes, or how to properly maintain the required official records.

Vista CAM is currently managing our condominium, Villas At Lakeside Condominium Association in Oviedo, and the majority of the residents are just simply unhappy and disappointed with their services. They really need to get their acts together for their own good. Please disregard the untrue Five Star Reviews.

Dear Vista CAM: please kindly respond to people's opinion about your poor-quality services, compel your managers to properly respect and comply with all applicable laws, and advise the BOARD to bring our Association in compliance with the law ASAP.

The Association needs to and must understand that it may ONLY act through its directors, and the ONLY way to determine the will of the majority of the directors is through a vote. In other words, no manager, director, officer, attorney, agent, or representative of the Association can unilaterally make any decision or take any action without the BOARD's knowledge, vote, consent and approval. And, all decisions must be made at a properly noticed Board meeting open to all members, and no vote by email is permitted by law.

This place only helps out the HOA. When peeps call with a question or issue, nobody picks up the phone and you gotta leave a message. I've left a bunch of messages and never got a call back. Plus, they only follow the rules they like and ignore the rest. Not cool.

Tried to call Vista to fix a "Returned Payment", but the Collections "supervisor" Penny was super rude. She needs to learn how to talk to people on the phone. Not a fan of Vista because of her.

Talked to the owner and it was all a big misunderstanding.

I used to be the Prez and also a serving member of the Granada Villas Board of Directors for a number of years in our hood, and we went through a bunch of Management Companies which were whack and not right for our needs. After a long search to find a medium sized firm to assist our community, we hired Voista-Cam. They now provide managment services for our small community of 239 individual houses in the Doctor Phillips area of Orlando. We found them to be an excellent, honest and trustworthy company with mad expertise in the managment of our very demanding Association. Without doubt, the quality of service makes them the best company we have hired in the past twenty years. They specialize in managing medium to small associations and have been extremely flexible to meet and exceed our needs. The CEO and the specific property manager she assigned to our specific account is an experienced manager who has excelled in servicing or Association and individual owners and is a chill individual who gets things done in an organized manner and understands our community needs. I highly recommend this Company for any Association that wants a responsive company that provides excellent service. F. ***, owner.

Vista Community Association Management is so bad! They never call back. They take forever to email back. And when you have a problem with your condo, they don't fix it. I have a condo on the second floor at Sandy *** Condominiums in Altamonte Springs, Florida. There are three floors. My unit has had a leak for over a year and it's still not fixed. The leak is coming from the unit above mine and it's getting water on my new balcony. I went to the Vista Management office to complain and they treated me like I was annoying. They didn't care about my problem. They forgot that we are the owners and they work for us! This company is terrible!

Sandy *** is getting worse and Vista Management is the reason. They don't listen to our complaints and they don't fix anything. There was a fire in a unit on the second floor and it still smells like smoke. Nothing has changed.

Vista Management needs to go! I wouldn't even give them a "1" rating. They deserve a 0!

I found out in Feb that I had a balance from years ago, which I knew wasn't true cuz they woulda put a lien on my house. They sent me a form to contest it on Feb 16 and I filled it out and sent it back right away. It's been 2 months and now they sent me a legal threat by mistake and didn't answer my contest. They don't even have the Board of Directors' contact info for my townhome. They keep bugging me all the time now. I've had my house for 17 years and never had trouble with the old HOA.

This company manages my community's home owners association, Wekiva Park Townhomes. I got a note in April about a violation for bad storage. I emailed for more info 'cause the photo was unclear. No response. I got 2 more violations this month, using the same old photo from April. I can tell it's old 'cause of the plant growth. I emailed the company 3 times, no response. I emailed a fourth time last week asking for a call to help me understand the violation and why they're using old evidence. I got an email back today telling me to refer to a message from October 13th. No clarity provided. I think this company is using false evidence to give resident violations. They won't talk to residents when they ask how to fix these violations. I'm scared they're doing this on purpose or trying to punish residents with fake violations. I want their business practices looked into to protect me and other residents from this. Thanks.
