Lordon Management Landscaping

I live in Moorpark, CA in the Varsity Park Patio Homes.

On May 26 I submitted a request regarding two hazardous items: one being an overhanging tree branch over the sidewalk where you have to duck to avoid being struck by these branches to continue walking on the sidewalk. Secondly, an enormous bush jutting out onto the sidewalk making passing difficult should be cut down.

The person I emailed was Bailey Smitley. I saw landscapers on the premises one morning weed whacking the hillside, but my issues were not resolved and so I contacted the aforementioned who told me she submitted the request - period.

This was June 6. On June 11 I again contacted her about the problem and have NOT received a reply. I dutifully pay my monthly dues and expect results!

Lordon Management Incomplete reconstruction from a condo fire

On 03/20/21 the adjoining condo caught fire and burned into my place. Lordon Property Management Rep. shirked her responsibility when my private insurance agent asked for a reconstruction completion date and she said talk to the contractor. On 07/01/22 I gave 30 day notice to move from temp housing to my condo. The first occupant to move back with no electricity for 3 days, no air condition for 15 days, it took 24 days and several emails, texts and phone message, 1 certified mail demand letter for the common hot water heater to be ignited in which Lordon refused to re-activate the hot water at my condo not the HOA which I clarified that to Lordon and still nothing. 2 months later Lordon still has not fixed HVAC door inside my condo so the Gas Company can ignite my heater in which Lordon has seen the Gas company danger advisory to fix the HVAC door in my unit. Toxic gas leak due to shody work done by Trimark construction. Trimark stated they would replace the door and hinges but then put foam on HVAC door which will not close at all. 2 months of living here My hall linen closet doors and shelves have not been built, HVAC door properly fixed, holes in ceiling kids room, soot on outside window of kids room, My kid has an medical condition which Lordon Rep know about since I was on the board. I was charged a late fee when I was residing in temp housing I did not know the HOA fees went up but now they are late and I pay my HOA fees on time but they have not fixed my place and I've returned 2 months now. All residents had to pay out of pocket $3,500 for electrical panel replacement since panels due to recall on faulty electrical panels looks like its going to fall back into the wall due to poor quality work. I ask for a completion date with no response as to when these items will be fixed. I just get the run around and its going into the cold season. Due to a rat infestation I discovered the insulation has not been put back in the attic. Unit 1 left food in kitchen for 19 months. Unit 1 owner didn't have tenant move stuff out but Lordon and Trimark had been actively repairing that unit for 19 months and knew about the rats.

Desired outcome: Fix HVAC door light my heater, build hall linen closet w/shelves, fix living room fan, holes in ceiling, holes in kids closet, holes along door trim, crack in hall ceiling, Soot outside window, replace co-ax cable plate.

Lordon Management Customer Service

The staff at the Covina office are extremely rude. There was a miscommunication on scheduling for a project that needed to be done with my unit.

Faith and her assistant lashed out at me making me feel like I was incompetent.

I thought I was able to count on Lordon Management for assistance since the owners PAY for assistance.

I ended up approaching the contractor and rescheduling with him directly.

No thanks to the management team in Covina.

Lordon Management Leaking Roof/Gutter

There is a leak above my front door outside. It looks like it my be either the roof or gutter. I emailed Lordon and they sent someone to fix it, but they did a half job. Later Lordon had our entire roof repaired, but there is still a leak in front of my door. I've been emailing them about the leak in front of our door, but they keep telling me that we just got a new roof, but there is clearly a leak in front of my door. This is frustrating and I want it fixed promptly.

Lordon Management Water Damage to my unit

There was a water damage back up in my unit at Wood Lake Village Condominiums, on September 10 it was discovered by my neighbors, right away I called Lordon Management to have someone look at the situation. One Stop Remodeling company came to the house and started working on the issue. As the damage started to accumulate One stop realized that my kitchen cabinets and flooring were all damage and needed to remove all bottom cabinets and flooring. The association was able to fix the water damage but this was no fault of the owner, therefore the HOA are refusing to replace the cabinets and the flooring. this water backup was no fault of the owner, I had a meeting on October 26 and the board of directors were not wanting to replace any loss property.

Desired outcome: Replace cabinets and flooring

Write a letter and list your damaged items and the value of each item on a separate line. Take pictures of the damage. Describe the issue and damage and the date of damage and date your letter. Ask for what you want for a resolution to the problem whether to fix damages after estimates. Or to pay for damages cost-wise to your property or both.
Send it to your Pres of the Board of Directors and cc all their names on the letter, send to Lordon management attn (to your property manager) and VP, Donalea Bauer. Ask both for a reply by date ________. Email or send to them by USPS and ask for the ability to track receipt of your letter. If they haven't taken care of it by now, you will need facts such as this to get anywhere with them. Keep on it if you don't hear back or get it resolved, good luck.

Lordon Management Changing mailbox key

To report the mail box key is not working checked with the mailman. It should change as soon possible that cause cannot open the mailbox. We cannot open the mailbox by the key.

Lordon Management customer service

Rebecca's attitude sucks her way of speaking to customers is atroshish she should not be dealing with customers or direct communications with customers. I am so disappointed how she handled my call...also when I asked the operators name she said it operator and would not tell me...I'm so upset I cant even write more about this I will be reporting my dissatisfied experience with the better business bureau.

Lordon Management customer service-

I have only been a homeowner for 5 months and have been going through plumbing and air conditioning issues in my home. I have reached out to Danielle at the Covina office twice for assistance in these matters. She has been the most terrible person I have ever worked with and very unprofessional. Both times that I have talked to her, she has given me the worst attitude and talks very mean to me. The last time I contacted her on August 8, 2019, she was so rude and her tone was not inviting. I explained to her that as a homeowner that pays their HOA dues, I shouldn't have to talk to someone that is so mean, when I'm actually just looking for help and direction. I already complained to her supervisor which obviously didn't help because she still is the same way a month later. I was simply calling for help and I got nothing but attitude. I shouldn't have to deal with this type of service when I call Lordon. I think she should either change her attitude or find another line of business because clearly she's not people person.
