WARNING !. In our neighborhood there are scores of homes with severe drainage, all have been in contact with SD, hardly any had a satisfactory response. In the attached pictures you can see the result of poor drainage in the black slime and mud. I have made several complaints but I am told this is perfect. We are looking into how to do a neighborhood public information blitz on social media and review platforms. I am looking to get a university study to see if there are dangerous micororganisms in the sludge. Look at the photo, SD says this is perfect drainage. For some reason the builders and the warranty group are PASSIONATE about protecting the jerk landscaper for some reason (?).
WARNING 2. Our HOA bylaws are written initially by SD and managment is turned over to a Management company. The bylaws (written by SD) allows them to sell to investors who put the homes in rental. University studies conclude that rentals destroys property values. Emperical evidence demonstrates this fact consisetntly. Some buyers were told there was a 10% cap on investment rentals, that is not true. We are at around 30% rentals. Every police car we have had in the hood here I have see was at a rental property. Every rental is poorly maintained. We have have a couple of move outs based on the quality of the renters. Property values are not growing here.
FYI, there are scores off complaints on landscaping and drainage in this development, all pretty much addressed only with lip service.
In many of my reviews so far I have extended an invitation to SD to come walk over the hood with me, no comment so far.
Recommendation: Look long and hard before comitting, make sure you have a lot with narural drainge and hope the substandard landscaper does not screw that up for you. Know with certainty the rental policies and ask for any claims of caps in writing, or better, ask to see that cap in the HOA bylaws. If I had it to do over, you could not run me down in a racecar to sell me another SD home. The house is OK, but the sorry landscaping and rental policy makes my home a bad investment.
