Ryan Homes Basement leaking. Again

Our home is 11 years old (Ryan homes). Home warranty for leakage is one year. The company line is shrinkage is common and these type of leaks are acceptable. I was told they didn't waterproof basements until 2009. (Company line was that this was industry standard at the time)

This is our 4th wall repair.

I have the same issue. I am the original owner since 2003. I had this leak in the basement where it would leak from the top plate (pressure treated lumber) sitting on top of the concrete foundation whenever it rains hard and long. I contacted Ryan Customer Service Center a few years ago and received useless information/help. I am now trying to find someone (contractor) to fix this nightmare. Do you have any other suggestions?

Ryan Homes Blind siding

My wife and I picked the color Autumn Beige for our siding from the key chain swatch inside the model home. Indoors, Autumn Beige looked like a really nice color. However, when it was put on our house the story was different.

At first my wife and I looked at the color and couldn't quite put our finger on what was wrong. We discussed the color being off and looking pink, but we thought that maybe it was the sun or our UV ray sunglasses. Surely this couldn't be a pink color! Well, we went to see the house at different times of day and still the color was off. A couple of family members and friends made comments about the house looking pink, pink-peachy, and salmon. We were like...yeah, we think so, too!

We complained to our PM and sales rep. The PM's suggestion was to get the key chain swatch and put it up to the house. Well, when the swatch is placed directly on the siding it looks like the Autumn Beige that we chose, but step back just a few paces and you see pink.

We soon found out from searching the net that this is not the first time that Ryan has had complaints about this color. We found the Dillon's blog and few other postings citing the same situation with the pinkish, peachy undertones of the siding. The Dillon's situation happened in Summer 2011 and here it is March 2012 and Ryan Homes still hasn't rectified the problem with this color. Fortunately the Dillon's siding was changed but unfortunately, they had to pay a nominal fee. We were told that Ryan Homes would pay half of the charge to remove and replace the siding and that we would be responsible for the other half. This is unacceptable! Ryan Homes should not expect us to pay a fee for an issue that they were made aware of last summer.
It was rumored (from the Dillon blog) that Ryan Homes was supposed to either remove the Autumn Beige from the siding choices and/or issue a disclaimer to customers to view the color on an actual house before choosing. Obviously, this didn't happen in our case.

We are routing this issue throughout the management chain for Ryan Homes and I am hopeful that we will come to a resolution to our liking. We are paying a lot of money for this house and we should be happy about building our dream home!

My advice to all of those individuals who are getting ready to build your house - select your siding color by going to visit an actual house with that color and preferably on a sunny day. If you can't visit a house, take the swatches outside and view in the natural light because the color may be off in the artificial light. Still, if possible visit a house. The samples are so small that if we had viewed them outside, I don't believe that we would have been able to see the pink hue in the Autumn Beige swatch.

Ryan Homes There are holes and cracks everywhere

Ryan Homes, NVR Mortgage and Developer Eric Hedrick did engage in deceptive sales practices when I purchased my home on January 09, 2008. I purchased a house from Ryan Homes and NVR Mortgage with the stated agreement that Ryan Homes would control every aspect of construction.

After closing on January 09 2008, I started noticing drainage and irrigation problems. I made several complaints to a Ryan agent Brandon to no avail. In May 2009, the problem worsened due to improper grading, constant heavy rains and a faulty irrigation system. I spoke with county officials and they advised me to write a formal complaint to the Builder whom I thought at that time was Ryan Homes.

Moreover, at that time the county official did apprise me that Eric Hedrick was the Builder. I have been dealing with Ryan Homes for almost two years and at no point did they ever disclose that Eric Hedrick was the Builder/Developer. As a matter of fact, Mr. Eric Hedrick has been acting as our property manager since 2007.

Subsequently, I discovered by way of investigation of county records that Ryan Homes was subcontracted by local developer Eric Hedrick to build the house only. I and other consumers were not informed or made aware of at anytime of this relationship or business agreement. I sent a formal complaint to Ryan Homes/NVR Mortgage and Eric Hedrick on June 26, 2009. As of date there has been no response.

Additionally, I made a complaint to the BBB on September 19, 2009, still waiting for a response from Ryan Homes/NVR Mortgage. I spoke with BBB on October 30, 2009. The BBB representative stated that she spoke with a C Bertling on October 12 2009, and he assured her that a response would ensue. As of date no response. Subsequently, two additional letters were sent including one from the President of the BBB.

Consequently, Developer Eric Hedrick through his careless and irresponsible actions has caused the diminishing of our property values. The worked performed by the Developer could at best be described as negligent. As homeowners, we were told by Ryan sales representative Sandy Bowers that there would be fencing throughout the community to ensure privacy and security. Unfortunately, this and many other promises were not fulfilled.

Our streets, sidewalks and homes were left with red clay debris. Eric Hedrick nor Ryan Homes even bothered to clean up the community before they left. The HOA has come out of pocket 3400 dollars just to clean the sidewalks and driveways. However, the sidewalks and streets look the same because the red clay was so baked on. Mr. Hedrick admitted on Aug 12 2009 during a HOA meeting that the pressure washing was not done but deflected the blame to Ryan Homes.

The concrete work is very shoddy; there are holes and cracks everywhere. One neighbor's patio collapsed and the Developer blamed it on the homeowner's actions. I paid about 225, 000 dollars for my home and I am sickened by the steady decline in property value. I expect a major homebuilder such as Ryan Homes to act responsibly and with a genuine regard for their consumers. We bought in good faith and I expect them to act in good faith.

Ryan Homes Shoddy work

We bought a Ryan Home as a spec home in 2007. The original owners backed out at the last second. We thought this was great, we got a new home for a decent price. They were smart, because we have had issues ever since!. When you buy a brand new home you don't expect to have to start fixing things right out of the gate'. We have had several cracks in our basement walls allowing water to get into the basement/. We are told this is from the house "settling", . However, my parents built a house 20 years ago (not a Ryan Home) and have never had this issue.. Also, our AC is already leaking which we found out is from a damaged coil, which we're told is most likely from when it was installed, so someone had damaged it putting in it! The drain in the basement that the washer uses to dispose of water was blocked because someone had backed into the PVC pipe in the driveway, cracked it, allowing pieces of pipe to clog the drain!. This also resulted in a basement full of water;. The windows are drafty and things in general are just falling apart!

Ryan Homes Misled me on amenities

I bought a Ryan Home near Williamsburg, Va. summer of 2006, to be built by August, 2007. They made their deadline...barely.

My complaint is that to "trigger" the sale of the home, the Ryan Homes sales person told us not to build a 3 car garage because, "We have a place to park boats". It's 2011 and there certainly is no place to park boats. Other lame promises: "We will have a swimming pool and a swim team". We FINALLY got a pool in 2010, but it's not configured for a swim team. They also told me the pond in front of our home would "have a fountain in it with nice landscaping around it." It was ALWAYS designated as a "dry pond" we found out later.

Ryan Homes You get what you pay for

Ryan home is a low coast builder ever thing they use from cheap materials to very cheap labor thats y they sell homes for so cheap a good builder cant compete with them. thats y there homes fall apart . build the same kind of house you have with a good builder it will coast you more but you wont have any problems and the value will always go up verses trying to get your money back or even lose money so be smart and god bless and if you do build with ryan keep your eyes open from start to finish of construction and make sure theres a good inspector on the job inspecting every thing.

Ryan Homes Poor workmanship and no quality control

Will just state the facts:

House not centered on foundation.

Every wall had at least four major flaws.

Driveway had to be replaced.

Spacing issue’s with wood floors.

Upgraded cabinets are of same quality of stock items.

Project Manager had no knowledge of construction.

75% of the windows had to the drywall removed and replace because of curves.

Tapping and mudding is the worst I’ve seen. You can see every tape line in the ceilings.

Lighting fixture had very large hole behind them, I guess if you don’t see it’s not a mistake.

All the walls bow.

Have been the house a year and 2 months and still finding issue. Ryan has so called fixed some issue, but will quickly bring out the housing code's to say, well in with in 1/2 in.

I would recommend, if you are going to have a house build don't. Find one that is a least 25 years old and fix it up. At least when you paint a wall the line will straight between the wall and ceiling.

we had to replace both the sewer and water mains..I know, we were told that the house settled, ok, given that, our house is 12yrs old and we just repaired the water main..we would have never known there was problem, thx to CPW, they saw such a rise in our water usage and contacted us with the problem...It took us almost 2 mths to find the problem!
Our 2nd floor air unit stopped working in 2004(3yrs after purchasing the home! Since 2004 we have paid several HTG/AC contractors to repair our problem(leaking valve) 2010 one contractor that had been to our house over several years said he could no longer repair the leaks! Our only option was replace the 2nd floor unit and eventually replace the main floor unit. I am not pleased with this house..it is no longer a home but a "Money Pit" and it needs to stop now!
I have other complaints such as leaking roof, wrong color appliances..etc. I will surely share my woes to anyone that is willing to help solve my problems and make this a happy home!

Ryan Homes Betrayed

We bought our Ryan Quartermaine townhouse in late 2008. We had given Ryan intent in Dec 2007. They promised us in the 8 month intern while our home was being built that it would 'never' go down in price and that each unit they built after ours they would sell for an additional 1K above our price. They promised us they would never undersell us. They said they would never pull out or leave us hanging.

Well, after we moved in, they promptly started building cheap 2 story town houses for 100K less than our 3 story. Something they had promised they would never do as well. Then the pull out completely of the development and have left it unfinished. The roads aren't done. The units aren't built. The 'pond' is a waste cess pool. And to top it off, they are selling their trashed model with the following ad on Zillow:

'Can you believe over $60, 000 below original price and never lived in.Plus $2, 000 toward closing cost. Innovative townhome was once the model for Townhomes at Ayrsley. Sunny gourmet kitchen has maple cabinets & hardwood floors, large breakfast bar, tray ceiling in dining room, built-in sound system Upper level has 2 owner's suites with walk-in closets.Lower rec. room could be a media room, office.'

We feel betrayed, and used. They took our money and ran. We are almost 100K under water with no relief in sight, and I have lost my job and am up all night with worry. I was told my old employer found out I was underwater and in debt and fired me. We can't afford the NVR mortgage now that they sold us on. We have tried calling the government but they have not helped us. NVR says they sold our mortgage one week after we signed. BOA/Countrywide is not willing to help us at all. We have requested loan modification, with no help. Making Homes Affordable is a joke!

Please help us. We are not sure where to turn and suicidial ideation has creeped into our depressed lives.

Call the Office of the Attorney General of North Carolina. You will probably be directed to write a letter as well.
I also purchased with Ryan in late 2008 and have had misery ever since. I contacted the Maryland Attorney General's office and it helped. Check out Ryanhomesnightmare.com and Ryanhomesnightmare2.com . My story is the later.

I'm not certain that the A.G. O. will be able to help you with the financial issues, but maybe they could lead you in the right direction. It's good to let the A.G.O. know what builders like Ryan are doing to people. In my case, Ryan responded very quickly once the A.G.O. became involved.

Ryan Homes Doesn't care about customers

These people saw me coming a mile away. I was vulnerable and they used it. It was very very apparent that I could not afford to buy a home, however, these * needed the sale so bad that they didn't care. After I was denied by nvr they wanted me to go to lender after lender, meanwhile my credit is only getting worse and worse. It took the threat of my lights to be turned off, and the threat of eviction for me to stop the purchase of this home. After borrowing money over and over again, i'm still in the hole and fighting to get my money returned that they were well aware I had no business giving up. This company has no care for anyone at all, if they did, they would have told me up front instead of telling me I could afford it only to deny me later... Don't trust them, they put the pretty and personable people out front for a reason.

Once you buy from ryan home then they wont come to fix the home issue. DO NOT buy overall. they have hundreds reason not to do the screwed up job by cheap workers.

Ryan Homes Health problems, birth defecrs, auto immune disease

In 1977 I purchased a new home built Ryan homes. I had new Urrea formaldehyde insulation in the walls and was not disclosed to me that it was dangerous. We sold the home in 1978 and I have an auto immune disease as well as my wife has twoauto immune diseases. My son had several birth defects and after reading what Urrea Formaldehyde can do to the human body and the suffering my whole family has gone through because of the long term exposure to these chemicals made me file this complaint. I would like any information on moving foreward with a law suit.

Ryan Homes Bait and switch

We are in the process of buying a Ryan Home and we feel duped. When we first went in to look at lots we were told we could build any model on any lot. We picked a lot and even put down a deposit to hold that lot. We were then told that we could not build our model on that lot because it would look odd and yield too many steps. Now this being a rear load garage home and the garage being on the basement level I expected a few steps. I figured that the main factor in the number of steps would be the difference in elevation between the road in front of and behind the home. If the road behind the home sat lower then that would yield fewer steps in front. We were told that we could not build the model that we wanted on the lot we picked because of steps the pad and because it would look odd. This was after being told initially that we could build any model on any lot. The number was about 10. We then went to another much smaller lot and were told that the model we picked would sit better on that lot and that it would yield fewer steps. I contacted the sales person and stated that the I did not see how the new lot would yield fewer steps, but I was assured that once the pad went down and they started filling the land it would work out better. We went through a month long process of taking time off to pick out all of the options. We came to the pre-construction meeting and found out that the lot we were forced into would yield 16 to 17 steps. That is almost double what was unacceptable on the original lot we picked, but they were willing to build it on the current lot with that number of steps to the front entrance. So now we were mad and tried to work with the sales person to get something worked out. The first thing they tried to do was to talk us into an even smaller lot which was our least favorite choice to begin with. We threatened to pull out of the contract and are currently waiting to see if they can place us on the lot next to the original one we picked out. It seems that we were baited and switched and really misled. I would appreciate any advice on how to deal with this situation. We really like the community and the model of home and it would break my wife's heart to walk away, but if they will not allow us to build on an acceptable lot I think I will have to walk away. C

Ryan Homes Stay away

They have new constuction in Hardyston nj, and their is never no agents their to show the homes even thou the sign says some one should be their! The seem to hire realtors from hours away, not good work ethics, lazy no show agents! We liked the homes but can never get in to view them. Called a local realtor and he was nice enough to come and try to help us, but was unable to reach an agent, the office told him they dont give their cell#s out, Ryan homes should have hired him, so we are moving on, you stink!

Some things to think about before you build a Ryan Home...yes, they're inexpensive...but as my 85 year old father still says to this day... "You get what you pay for! " In this case it's true...

I've noticed in their model...They had a "name brand" furnace in their basement...my neighbors and myself have "generic" models in our homes...They claim, in order to keep the cost of their homes as low as they are, they purchase from different suppliers to get the best deal...This example was also noticed with their toilets and a pedestal sink...In the model they showed Crane brand toilets, they tried to install Mansfield toilets and a pedestal sink in my home, which is a lesser grade product...I refused to take the Mansfield product...they then installed the Crane brand after they gave me a hard time...They'll show you one thing in a model, then give you something else in your home! Watch out!...

Bad ventilation system concerning the heating and cooling of various rooms...Some rooms are hot...some are freezing...especially on the second floor...All of my neighbors complained about this issue...

When they were building the house, I noticed they will not put anything that is unnecessary into the construction of the house...If it meets "code", that's where they stop...I wanted "Tyvek" house wrap installed on the outside of my home, I was even willing to pay extra for the product...They refused to install it stating it wasn't required by code in our area...

My basement leaked, along with half the other Ryan Homes in our section of the development...Stonebridge Creek in Avon, Ohio...the is a development where Ryan Homes moved into when the housing market went South, to offer an inferior product, at a greatly reduced cost compared to the other homes in the neighborhood...If you do build with Ryan Homes, expect to deal with the problems, and a million excuses why you shouldn't be concerned and never have the issues resolved in the long run...

Which leads me to my biggest issue...My Ryan Home driveway was discolored a blackish gray from an incorrect mixture of calcium when it was poured...a six inch "bubble" resulted at the end of the driveway along with chipping on the surface in various areas about the size of a quarter in about thirty different areas...You could hear and feel the difference in hardness between the correctly poured light colored areas of concrete, and the dark gray areas by scratching a piece of metal along the surface..After having nine various Ryan Managers out...they said they won't replace the driveway...Pick up the Ryan Home Home Owners Booklet, which is a blue booklet...It covers every imaginable situation or problem that may occur to a home, it states they will make repairs at their "discretion" for about 70 percent of the issues that are in the booklet...Which means, they will come up with a million reasons why its not their fault, then, they won't fix the problem...That's how they cover their butt!

You may be tempted by the price, attractive sales reps., and special offers to lure you in...Do your homework...talk to Ryan homeowners...Remember my experience...Then go to plan "B"...Build with some one other than Ryan Homes...

My driveway is crumbling as well. We moved in in December when it was cold and snowy, so we never even had the chance to seal the driveway. And it's funny because NONE of the other houses on our street have flaky driveways. Which must mean they did something different (wrong) when they poured ours. We're still going through "the process" with the warranty office, but their first answer was that it's not covered. We WILL be taking them to court if the entire driveway is not replaced.

Agree with going your homework. Where to start? NVR losing paperwork and asking for employers letterhead re: the odds of you getting bonuses and for how much, confirming that you will not have structures in your yard and ending up with a water meter and gas shut-off, told your home is the only one w/o a site premium and finding out others did not as well, not telling you that the home next to you is to be built 13' from your driveway, not telling you that your A/C and service lines could have been moved to the opposite side of your home, not telling you until walk-through that you cannot put anything in the attic as it will void your structural warranty, no hurry to do grading actually, no hurry to do anything after you sign the PA, etc. Do your home work folks or you'll regret it.

Ryan Homes Scam and cheating

Ryan homes, a name you can trust. Hah! New to the USA and the housing market we researched and found that in our area oh Ohio Ryan had the least complaints. We signed up and moved on 31st Dec. The house was nowhere near complete. The building inspector would not pass the house on completion day until 5pm. We had nowhere to live after giving up our apt and were sat in the truck outside the house all day. Furniture being delivered had to be left on the driveway. The fridge was even still in the box in the garage while they finished the kitchen.

That was the beginning. After moving in we found so many faults that we had builders in every day for a month.

Nothing major we thought at the time but lots of annoyances. Ceilings not put into cupboards, vents drywalled over or rooms not vented at all. Furnace in roof space the wrong way round so we were expected to crawl around it to change filters. AC units that had not been connected when it came time to use them. Holes in floors that had been carpeted over. Windows that leaked, Garden that kept subsiding in rain. A window put where they should have been a floor to ceiling stone fireplace, which we actually prefer now!

And, the icing on the cake, when I had the back garden surveyed to estimate for landscaping I was told that the driveway had been poured onto the next door plot. We had to have the whole driveway dug up and moved 12 feet over thereby losing most of our front lawn and we are still fighting in court for compensation. If you look at the house from the front, it looks symmetrical but look closer and you can see that the shutters on one window are narrower. On asking the builder he told us that the house had been poured incorrectly and that the front is off center. Nothing can be done about it now but we have lost 2 feet of dining room. Again, still being fought in court.

To be fair to Ryan, their project manager at the time for our sub division did ensure that the majority of the faults were corrected in a timely manner, but for a house bought for over $500, 000.00 it is a mess.

I would never buy a new house from anyone ever again in this country after this experience. Pre packed on a low loader like flat packed furniture with workers who are not time served and then a mortgage which is over the top and cannot be refinanced because of the recession, we are left with a white elephant that is lovely to look at, but a nightmare to live in.

Ryan Homes Awful experience

We were looking for a Single Family Home in Kirkpactrick Farms, Aldie VA.When we had made our mind to buy the house, we started negotiating the price but we were told that unless we are willing to sign the contract, they will not negotiate on the price. For them, negotiating on price before entering into a contract was shear wastage of time. The exact words they mentioned were " If you are looking for *** price then its wastage of your and our time.If you're willing to sign the contract, only then we will talk about the price." The way they communicated was so impolite and uncivil that we had to leave their premises there and then.

So Beware of the unpolished and poor staff of ryan homes.

Ryan Homes Beware

Ryan Homes a Name You Cannot trust! For far too long I have waited in the wings while my Significant Other, has posted technical details of our Builder’s defect, a home built by Ryan homes. I have never stepped up to the limelight to expose the emotional devastations of what living through this is like.

I thought it would consume me, but watching Ryan feast on their wealth with no regard for the lives of those that trusted them to build them a safe secure home, this is an insidious injustice that simply mustn't be allowed to continue to families all around the United States.

This is not some hypothetical of what it would be like, this is what really happened in our lives as a direct result of Ryan Homes building me a home with a hidden defect that would eventually develop into 7 different kinds of toxic molds, and usher in illness, financial devastation and losses to this day, we are far from recovery. Some parts our lives now just gone, lost in the aftermath forever.

Those happy with their current Ryan Homes, God Bless you, count your blessings, but don’t even bother to comment to me about complaining. This is not about complaining. This is about culpability and reckless abandonment from a Builder my Father entrusted right before we lost him unexpectedly, to build me my first home, so he would have peace of mind that I would have a home if anything should happen to him.

An Honored American Veteran who served our country in Wars, and worked in Washington in the Intelligence of the Pentagon. He passed away just a few weeks before the construction was completed. I thought this was one grace, this place, this builder, this haven. I had no clue the nightmare Ryan would deliver in it’s wake.

I even called them, sent packages of pictures the defect had resulted in, only to be told that they were so wealthy, with a large team of multi billion dollar Lawyers, that I could just try and see if I could do anything to them. No offers for assistance. Just a corrupt consciousness Home builder, as is in our particular case, and many others who write our website that have had awful experiences with Ryan Homes looking to use for any help we can offer them. A conglomerate hoarding their riches, their greed for wealth, no conscious reaching for more, turning a deliberate blind eye to the defective homes, and lives left to recover from ruins anyway they could find without their assistance.

My home insurance company at the time, said because of the defect in the construction of the home, they had no obligations to intervene, 3 renovations later with no assistance we sit in the aftermath of once a financially secure, debt free life, still sorting through boxes of stuff from a temporary apt we had to rent being so ill being exposed to toxins the defect introduced. We did all of the renovations by ourselves with masks on, no one helped. Now being back in our home, we are in prayer and starting to analyze how to start over, it’s not like we are in our twenties anymore.

Negligent Home Builders need to be accountable! I am sure there are some authentic and honest earnest Builders out there, but Ryan can't fit those shoes. It’s reprehensible that they get to live lives of wealth and jet setting, and we are left to unscramble the rubix cube our lives have become from buying a Home from them.

Ryan Homes a name you can trust- that’s their slogan- yeah well I did, and my life will never be the same. Our website has details and pics for those interested, just type Ryan Homes into your search engine and you will see our site on our nightmare in recovery.

Absolutely the worst home I have ever owned. Cheap fixtures, poor trim, barely acceptable construction methods, I can go on and on.

My house is poorly insulated (bare minimum)my gas bill is crazy in the winter.

No wall is straight they had to redo everything.

The plumbing doesn't line and nothing is normal stuff you can get a supply store so repairs are a lot of fun.

You must have a home inspection done and make sure they fix everything before you move in or you will get stuck.

Their warranty people break and damage things when they come in to make warranty repairs.

It has been a nightmare dealing with these people. The sales people lied about everything including trim and appliance upgrades .

Do yourself a favor and don't buy from Ryan Homes

Ryan Homes First time home buyer without realtor

I hope you are reading this message before you signed the purchase contract. If you are one of the victims, I just want to say I understand you pain. If you are a stubborn victim, I can only say: someone had to tell you so.

Admit it, if you are considered buying a house from Ryan homes - you are looking for a bargain.

But do you know a house is also an investment. When you invest, you look for quality stuff. This is financially.

It is also a place you live everyday. Do you want to see an eyesore everyday?

My sister told me that she Realtor told her that the quality of houses built by Ryan Homes is not good, low quality. Stubborn me, I ignore her (when making the most important investment financially and emotionally in my life.)

This is the lesson I learned after signing a contract with Ryan Homes (but luckily for me, I "wakes up" in time to cancel the signed contract - it was a close call):

My advice for home buyer is:

Don't waive any of your rights when signing a contract.

(Let me ask you this, if they are a quality builder, would they have asked to you waive your rights, especially those related to the quality of the house. You need a legal recourse when thing goes haywire.)

Don't sign the contract without a lawyer or realtor reviewing.

Don't accept any verbal promises. If they can't put it down in written form, they probably will not be able to delivery the promise. Plus, it avoid miscommunication.

Do this:

If you have any concerns, ask them to put it down on the contract. If they are unwilling to do it, it probably means "NO" to your concern.

After touring one of the unit Ryan Homes is building,

I pity the guy who is going to live there. There is an eyesore in the kitchen - the ugly cabinet - for a house someone paid for $200k - 270k!

My question for you and myself is that: Are you really saving money?

Let's say one out of hundred (I fear one out of three - is the true figure) is going to face this quality issue - how do you know you won't be the one!

I tell myself this: There are many houses out there. Really.

After this dreadful house buying experience, I found a new motto:

If you want to find a friend who is selling you a house, get a dog.

P/S:

You are in control not them. You don't need to use their financing - just tell them you want to same discount but can stay with other lenders or you walk.

Forget the "Must finance with XXX". You can dictate the terms - don't let they fool you. You are the consumer.

We are in the begining process of purchasing one of the Ryan homes in delaware. Most of the complaints that we've read soo far is a building problem as far as the leaks are concerned. The mortgage reps quoting one price and at closing they quote another price which made one person go into foreclosure. There is little to no supervision with the actual people working within the house.
The salesreps are very inviting and informative... they're doing their job. I would wait a while before buying one of these homes...this is our first home that will be built and I really don't want a nightmare home built with our hard earned money. If there are any other people who heave had a bad deal, please feel free to post your comments...we haven't really heard of anything in Delaware...but if soo please post it. We are days away from purchasing a home in Smyna, Delaware.

Ryan Homes Don't buy, don't believe!

Bought a Home from Ryan Homes and was sold a community with a pool, clubhouse, ball-fields, ponds etc. to be completed by summer of 2007.

Here are the sorry excuses to date. Don't Buy a Ryan Home unless you get all this written into your contract. Don't believe anything said unless it is written into your contract. You may want to start reading from the bottom as they are attached email part.

Thank you for taking the time to respond to the information I have provided. I have spoken with Mr. Zanella and reviewed your purchase file. The only factual information regarding the sale of your property is the Purchase Agreement and the documents associated with the sale. I would ask you to review the following pieces of information. If you have misplaced any of these, please feel free to contact me, and I can provide new copies:

Public Offering Statement; The Declaration of Covenants, Conditions and Restrictions for Archer's Rock: Please review these documents. They were prepared by the community developer to provide a framework for many of the things you have mentioned. These documents make clear who the responsible party will be with regard to amenities. It also provides information about dues and assessments. These were both provided at the time the Purchase Agreement was written. The Public Offering statement allowed a period of 15 days for you to review them and decide whether or not you wished to continue with the purchase process. You had the right at that time to cancel the agreement and receive a full refund.

Purchase Agreement: The Purchase Agreement is the agreement you have with Ryan Homes. The agreement provides an instrument of fact so there can be no mis-communication or mis-representation. Please review paragraphs 1(b) with regard to representations about the community. Additionally, please review paragraph 16.

It is very clear about oral representations and states that all things considered to be binding must be written into the Purchase Agreement.

Please do not misunderstand why I used the term "Anticipated" with regard to the amenities. The language in the Public Offering statement is similar. Therefore, it would not be appropriate for me to use definitive language about a process the homebuilder does not control.

Ryan Homes does not have a practice associated with the re-purchase of a home. I am the correct person with whom to communicate with about the matter. If you review the information from the documents referenced above and have any questions, please do not hesitate to contact me.

Again, if you have misplaced or require new copies with your signature, please let me know, and I will make them available.

This is not what I was sold! Your salesperson did not tell us the truth as I asked these specific questions prior to purchase. I was told, along with other people in the community that these amenities had been pre-paid for by Ryan and Centex and that there would be no delays and no raise raises in HOA fees; as you now are talking about. I would not of purchased this home if this was going to happen. My questions to the salesperson were very direct and he responded with very direct answers. I would like you to purchase my house back and allow me to move my family into a community that will have the amenities we are looking for today-not in the coming years. If you do not have the authority to rectify this-please forward my request to a representative who does. Ryan Homes should do the right thing and make this right. I will be sure to share your letter with every perspective home-buyer as they enter your model this weekend so that they don't find themselves in the same position I am in. The fact that you talk about "anticipated" amenities as your written advertisements clearly states the fact the community is going to have these amenities shows the intent to mis-lead perspective buyers.

I received the email from Ms. Starnes about your inquiry as to the timing of amenities at Archer's Rock. I will attempt to provide the best information I have at my disposal.

You are correct--Archer's Rock is intended to be a planned community.
It will include many amenities. It is anticipated that a pool, pool house, community center and other amenities will adorn the community as it develops. In most planned communities, the timing of amenities is determined by the number of homes settled. This is because maintenance of amenities is supported by the dues homeowners pay to the management company. These dues pay for things such as utility bills, lifeguard salaries, pool opening/winterization, etc.
Therefore, the fewer homes that share the cost of maintenance, the higher the dues will be.

In new communities, the developer will provide projected dates for amenities based upon what they expect the sales and settled home pace to be. Any dates you have been provided thus far were just that--Projections. As many of us are aware, we are in a housing market that has slowed over the past year. This, unfortunately may change the projected dates for the amenities to be completed.

In speaking with the developer for Archer's Rock, I have determined that they are in the initial stages of acquiring bids for some of the amenities. Once they understand the costs associated with the amenities, they will determine if the current homeowner base can support them. They may choose to stage the amenities to get them started. For example, they may construct the pool, but wait to construct other amenities. Again, it is based upon the number of residents and the costs involved.

I hope this information helps answer your questions. As the developer gains more perspective on timing and delivery, they will share the information with Chris and our staff. We will be sure to let you know whatever we learn.

I have talked with Chris and have not received a straight answer. I was sold a "planned community". During the purchase, prior to contract Chris said "the community center plans and pool would be submitted to Berkley County for approval be the end of January and that the pool part would most likely not be open summer 2006 but definitely by the following summer." I also told Chris that if I did not get a satisfactory response that "I would start parking my car in front of the model with a sign with his quotes."

His response was that "your not allowed to park on the street and I will have your car towed." I guess as people come to the model this weekend I could just hold my sign up with quotes from Chris and then call the HOA tow company to tow any visitors to the model who park on the street (most have been). I just believe I should receive what I was sold.

I have a lizard up in my attic because there was a hole big enough for one to come in! There is one problem after another! A major water problem near the foundation of my villa because their drains aren’t working. I am so disgusted!

The landscape company put straw grass seed in my backyard by the pond and then removed it but left my connected neighbors yard with the straw grass seed. I would like it replaced.

My project manager is horrible… Waits a week before responding to me. Now is telling me my closing date will be way later than the contract estimate is… not acceptable!I know things are taking longer and I built my current house when Covid started and it was only delayed 6 weeks!

Moved in a town home 7 months ago. Siding has been damaged either by ongoing construction or lawn maintenance. Called Customer Care who indicated that Ryan is not responsible and it isnt covered under their warranty. The Customer Care representative was not only unhelpful but extremely casual.

There is collusion between NVR Mortgage, Ryan Homes, NVR Settlement and the appraiser! We paid NVR Mortgage to represent us, not Ryan Homes. Also they made numerous mistakes.

March of 2018 we had a nor'easter come thru and blew down chimney and siding on the house. I contacted their service center and was told we were out of warranty and had to contact the insurance company. The house construction was poorly done (CHIMNEY). WORST HOME builder EVER.

Every year since 2004 we have had roof singles missing and had to be replaced, recently we had to replace the whole front of our roof. We had so many singles missing that caused leaks in our foyer. We need compensation for all the poor installation for the roof by Ryan Homes, NVR
