LoanCare They don't care.

As a debt collector, they only care about if you are paying them, but in my opinion, they shouldn't be making everything so difficult.
I am desperately trying to send in the information for the assistance program but they are not helpful AT ALL. Ever single time I call (which has been about 7 times now) I am missing a document and when I ask if there is anything else they say nope you're all set that's it! Or they give me incorrect information about where to sign. They will never call and tell me that I'm missing something or something was missing a signature I have to call and find out on my own. I am in a time crunch for a foreclosure so this is already hard enough I don't know why they are doing this to me during one of the most stressful times of my life.

Recommendation: anyone else

LoanCare Utterly incompetent and unforgivable experience with loancare mortgage servicing – a nightmare beyond description

Dear LoanCare,

I write this not only as an infuriated customer but also as someone emotionally, mentally, and financially exhausted by the reprehensible treatment you call “customer service.” This isn’t just bad service—it’s negligence, fraud, and cruelty on a scale I struggle to put into words. I sincerely hope this message spreads far and wide so others can see the horrors your organization has inflicted on countless individuals, myself included.

Since inheriting the responsibility for my deceased mother’s mortgage, I have endured nothing but chaos, discrimination, and exploitation at the hands of your incompetent, heartless staff. From the moment I tried to notify you of my mother’s passing, you threw every obstacle imaginable to prevent me from doing what should have been simple: making timely payments.

You denied multiple payments I submitted. You gave ridiculous excuses—claiming documents were blurry or missing, despite me sending them over SIX times. Even after clearing probate and providing every requested legal document, you refused to acknowledge my ownership. Instead, you erroneously listed my mentally disabled brother as executor, despite his complete inability to communicate or manage financial matters. Attempts to assist him on the phone were met with disrespect and outright discrimination—you hung up on us, claiming I was "guiding him." How dare you.

When you finally accepted payments, you set up an auto-debit plan only to tell me four months later that your financial institution suddenly did not accept mine. As if this incompetence wasn’t enough, when I made a Western Union payment (an instant transfer), it magically “disappeared” on your end—yet another payment lost in your bottomless pit of mistakes. With no fault of my own, you forced my account into foreclosure despite my best efforts to comply with your ever-changing, arbitrary demands.

To make matters worse, when I requested loss mitigation, you insulted me by saying you needed my deceased mother’s signature—three years after her passing—despite already having the death certificate and legal documents on file. How is this anything but gross incompetence and fraud? I’ve spent hours—recorded phone calls—being transferred in circles and denied the right to simply make my payments without harassment or obstruction.

And let’s not forget the way you withheld statements. I know many others share this exact frustration—waiting for months or even years to get accurate mortgage information. Instead, you charge unwarranted fees, raid escrow accounts without permission, and create financial chaos for families already grieving, struggling, or fighting to stay afloat. Your actions are the epitome of predatory, unethical behavior.

I’ve lost more than $6,000 through your mishandling, paid over $11,000 to a probate lawyer just to have the right to speak with you, and endured emotional stress beyond anything I imagined. In a time when I should have been grieving and focusing on my disabled brother’s care, I’ve been trapped in an endless nightmare created by your failures.

I demand accountability. I demand that my mortgage account be immediately corrected and that I be allowed to make monthly payments without further issue. You have repeatedly denied me basic human decency and discriminated against a disabled family member, which is unforgivable. This is not just bad customer service—it is systemic cruelty.

To anyone reading this, avoid LoanCare at all costs. If you value your time, your money, and your sanity, take your business elsewhere. This company operates with zero regard for their customers' well-being and has no hesitation in placing people in financial ruin through incompetence, negligence, and deceit. I pray every night that LoanCare receives the justice it so richly deserves for the torment it inflicts on innocent people.

Enough is enough.

Recommendation: Do everything you can to not get these pieces of crap to handle your loan. They will screw you.

LoanCare Refunding unclaimed money

My mother passed away in October of 2019. We checked in the state controller’s website and it shows 2 separate postings for my mom. We spoke to someone at LoanCare. We were instructed to send Mom’s info, death certificate, will showing that I am the heir and a picture of my drivers license. Two days later they sent an email saying that they couldn’t find anything. If they would just look at the state controller website, they would see their name.

Claimed loss: 2 separate claims each over $1000

Desired outcome: Checks to be sent to me

LoanCare Mortgage servicing

It started in August 2023, when I switched Banks from Wells Fargo to Bank of America. I called Loan Care and said not to draft the payment because I did not receive my extra pay (it was held until the next pay period), and my $1500 State check was held for 10 days by Bank of America, due to a clearing house problem on their end! They attempted to draft the payment anyway twice and both times I paid fees. I called them and said I would make two payments in August, one on the 17th and one on the 30th. I used Bank of America to pay my bills and it showed processed for both payments. I got sick and did not think anything about it, and assumed the mortgage was finally up to date, even though I had a negative 30 days on my credit bureau, that was not my fault entirely. I then received a phone call from Unity Bank to inform me Loan Care got hacked. I explained that two payments were processed to make sure they were applied. The mortgage officer said it should be fine. I heard nothing until a notice came in November that I owe 2 loan payments plus fees because the payments never came and now I am 60 days late. I called my mortgage officer in a panic and they said at least make one payment before the 1st so you are not 90 days late. I called Loan Care and this is where I was treaty so poorly by someone who talked down to me and would not listen to my circumstance. I said I can pay 2500.00 right now but they suspended me from using on line servicing due to 2 returned payments. I was in a panic, since it was right before the July 1st holiday. Very snippy she said go get a cashier check and then overnight it at the post office. I spent the entire day doing this task in a panic. Finally I went to the post office, for them to tell me that due to the weekend and then holiday of Monday, it will not get to them until January 2, 2024. I just stood there and cried, knowing that I will now be 90 days past due on the 2nd. She could have helped me but instead did not listen to a word of what I have gone through or my circumstances. I was going to move in the near future but now my life is ruined because I cannot get a mortgage. My credit score due to this went in the toilet after paying everything perfect. I now received a letter that I owe 3500 due to another payment coming due and all the fees. I took a pension loan and through Bank of America sent them the money to make the account current. It says processed but once again it is not showing so I called them and got little interest and said she does not know what to tell me. Wait to see on Monday if it is processed. I called Bank of America and they said it was processed but then put back in the account which was confusing but never heard anything. I have the records that show processed and that Bank of America have a clearing house glitch and my 1500.00 check on them was held for 10 days, but they did not care. I asked for a supervisor and was on hold so long that I hung up and cried.

Claimed loss: $400 in fees when they could have not put the payment through twice.

Desired outcome: I do not care about the fees, it is water under the bridge. I would like an apology of how I was treated and a solution to my credit, since I cannot even refinance let along buy another home.

LoanCare Mortgage not crediting payments sent

Loancare Lakeview sent letter from their attorney saying that they were filing foreclosure paperwork. The checks were mailed and Loancare stated they never received them. I finally sent a email asking what I needed to do to keep my house and not a response. Filled out several applications for modifications and forebeance and nothing. They act like I did not send them any information. Every time I called them I would get the runaround of what I needed. Very frustrating because this has been going to for years not knowing what was happening. Also I was not notified of any data breach either. They are a terrible company. They have caused so many issues and they cheat and rob people.

Claimed loss: Monthly payments not being received or found and applied to my account. Not knowing what is going to. Unable to access or make payment online. This all has caused me to get behind on my payments.

Desired outcome: Reinstate my past due account balance and let me start paying online. Take care of any notifications or issues with my home going to be foreclosed on.

LoanCare Mortgage payment / online payment

I attempted to pay my monthly mortgage this morning, only to be given an error message three times on the website. I then called the 800 number and paid through that with a confirmation number. Hours later, I received three emails confirming the three error payments, essentially charging me FOUR times for one monthly payment. Tried calling the phone number over 20 times just to hear "no agents available." Tried emailing just to get a "email not monitored" message. At this point, I'm just being robbed of three extra monthly payments because nobody can pick up the phone and the website is completely broken. I am likely going to look into legal action due to the three extra charges for payment.

LoanCare My mortgage - cannot get a human being on the phone

Hello - I have been trying to get in touch with this mortgage company for the last 24 hours. I cannot get a human being and keep getting a message stating if you are calling within business hours and getting this message we apologize for the delay. If you are getting this message after hours, please call back on the next business day eastern time 8am - 5pm. Than it disconnects every time and no matter what prompt I pick, cannot get a human being. I made a payment on the website yesterday and it kept saying error so I assummed it didn't go through. I than see in my email, 5 different confirmations that they got the payment which will result in almost $11,000 - this cannot happen - I need to make sure that only one payment is going to post and I cannot get a human being!

Desired outcome: HAVE A HUMAN ANSWER A PHONE AND TO MAKE SURE THAT THE PAYMENT ONLY POSTS ONCE AND HONESTLY FOR ALL THE AGRAVATION, THEY SHOULD COMPENSATE SOMEHOW.

LoanCare Loancare website/portal to pay your mortgage.

This is a complete loss of executive confidence, your site was compromised, and no one can make any payments etc, your total responsibility is a disgrace to the public! and its customers. I can assure you complaints are being forward to the FEDS and Regulators as they should. The lack of communication, direction and support is pathetic, all senior executives should be fired!

You let all these customers down by not giving the proper support when your site went offline for week plus... Once I have the opportunity to sell, I will never use your company or affiliates.

Your executives and the decisions made by them has resulted in what happened.

D. Hicks

R. Tovar

Desired outcome: Remove Executives from their responsibilities and replace with people know what they're doing.

LoanCare Unable to pay mortgage & website down

Today is November 29 and I have been trying to pay my mortgage since Nov. 22nd through the Lakeview LoanCare Website, but it has been down. I have even tried calling and the message center only says select option 5 to speak with a representative and when doing so it puts you on hold then hangs up.

I am not sure what the problem is but I do not expect to be charged a late fee for a mortgage payment I have been trying to pay for week. I have not received a phone call, text message or email informing me of what is going on.

Something needs to be done to inform myself and other mortgagees of what is happening with our personal information and mortgage status.

LoanCare Payment service/customer service

I've been trying to pay my mortgage for a week now. My first attempt was on Nov 22nd paying online and the website returned a 404 not found error. I assumed the website was down for maintenance and went to bed thinking I'd pay in the morning.

The next morning I had the same issue. Couldn't access the online portal. So I tried calling them and hot an automated message saying the can't access their systems to service accounts and please call back later. This is still the case as of today 11/29/2023. Thus is due on the 1st and I find it ridiculous that we've been given virtually zero guidance on what to do, how this could effect us, or even what data of ours has been compromised. Do these ransomers have my social now? Do they have my bank information? I'm in a tough spot in life already and this could potentially ruin me. I'm losing sleep over this every night hoping that I'll get some information the next day but still...nothing changes.

Companies have an obligation to protect our sensitive information. Especially Companies like this that refuse to be paid with a debit card and make us provide direct bank account access with information that's A LOT more sensitive. They have not protected this info and, in fact, won't even give us the information necessary to act to protect our own information.

Claimed loss: We will see...

Desired outcome: Guidance on what was compromised and what steps should be taken to protect myself. Maybe stop requiring bank account numbers. Debit cards are much easier to replace than the checking account. It's also easier to cut off thieves access to

LoanCare Payment Website

I have tried logging onto Lakeview LoanCare payment website since last week 11/22/23. I've called customer service on Friday 11/24/23, and they can't access anything and have no information, so they're useless, they couldn't tell me if we we're going to be charged late fees, if this isn't resolved before my payment due date. I've tried sending an email today 11/27/23, and that is also not being monitored now. We have not received notification regarding issues and when all this will be resolved. Need contact information to send certified overnight payment but I can't get any help.

LoanCare Escrow account with loancare

I purchased my home on June 10, 2021. Loancare purchased the loan in August 2021. I received a delinquent notice from Harris County Property tax office early August so I called the tax office immediately and they said that loancare paid the taxes. but they were late. so I called Loancare and asked 5 people WHY? were any taxes paid from my account LATE? no one could give me an answer. then I received a letter on August 23, 2023 from Loancare stating my escrow account was negative $6466.99 and my mortgage payments were increasing over 700. 00 a month. I called Loancare and no one could help me and they assigned me a case worker and case number. after researching and investigating this (which is what Loancare should have done) I was told by HC Tax (Property) office is Loancare never made 2021 or 2022 tax payments and just made them on July 31, 2023 along with School and Water taxes. which were paid late as well. after filing a complaint with RESPA and CFPB, their response included false statements, contradictory, and inaccurate statements, and amounts and at the end of their letter they said they ran another escrow statement and now I was 7500.00 negative!

Claimed loss: I've been investigating this ever since August, I have lost wages, been to see a doctor for stress related stomach issues, now i have to hire an attorney they will not answer my calls...

Desired outcome: I want my loan restructed, i want the late penalty and attorney fees waived and for them to take responsibility for late payments to tax offices. I WOULD LIKE TO REQUEST THEY SELL MY LOAN TO A REPUTABLE MORTGAGE COMPANY

LoanCare I'd like to the company to reach out to me so that, I may make my mortgage payment.

Hello, I've been trying to pay my mortgage for Nov, since November the 20th.

Yes, I know its late after the 15th, I'll will have to pay a late fee. However, since last Thursday there has been know way to pay my mortgage. Typically, I pay using the LoanCare mobile app. The app as of Wednesday Nov 22nd has been down. I went to LoanCare website, the website is down. I called LoanCare customer service to pay, but an answering service comes on saying "due to security issues an agent isn't available". I've been with LoanCare for (3) years this has never happened. On Wednesday evening, Nov 22, st, I finally was able to get someone on the phone. I was told systems were down and that - I could not make a payment because they have no way to accept the payment. The rep. stated that the system should be up by Monday, the 27th.

Today, is Monday and I still cannot make my mortgage payment via the mobile app. The website is still down (saying error). No-one is answering at LoanCare. This is so frustrating because I'm trying to pay my mortgage and I'm unable to - I do not want to be penalized.

Desired outcome: Also, that it not be reported to the credit bureau, if this company neglects to restore platforms for me to pay in the sufficient time frame.

LoanCare Mortgage

I had refinanced w a small company that then sold to these two companies apparently. I was in the process of refinancing and I came down w Covid on Thanksgiving day 2021. Mind you I had never missed a payment on anything in my life and my credit report showed that to be true. But I got deathly sick and was put on short term disability and I am single so no one was taking care of my finances for the 6 weeks I was off. When I began to feel better I reached out to them about my missed payment and they were the only one that would not work w me. They refused to go forward w my refi even though I was down to just signing the papers when I got sick. I also have proof I was on off work and on disability at the time. Since then they have ruined my credit. Say I owe them money in which I had an accountant look over and he agreed nothing they say or do makes sense. They have close to $700 of my overage from last years escrow account plus 600-900 in unapplied money. They are also charging me PMI but even on their website it states I do not have PMI insurance on my loan. I had to homeowner claims this year & I am stuck unable to get my home repaired due to they want me to sign the checks and send them in the reg mail to a post office bx of their, which I will not do since they are frauds. Also they have it in their by laws that insurance company's must only put the homeowner and their company on the checks .. They will not allow me to add the restoration company or the company doing the work on the check. The list goes on and on as to the poor business ethicacy these two companies have. They have several class action lawsuits going on right now and the BBB has nothing but horrible reviews and peoples story that are so similar to mine. These two companies MUST BE STOPPED

LoanCare Home loan

I received a Debt Validation Letter, dated September 10th and received on September 20th that I missed payments in August and September of this year. Both payments were made within the grace period.

After talking with customer service, I was told my payment had been increased in August and notification was sent and my payments in August was delinquent by $78.50 dollars. Iwas also told that my August payment was not credited until September. I dispute ever receiving notice of an increase in my payment. On the letter sent to me the Itemized items listed as overdue add up to $2,203.87.

Of this amount $2200 was paid. The balance due, $3.87 was paid with the September payment which was also made within the grace period. Any other unlisted charges and a late fee of $47.27 were also made.

A report was also made to the credit bureaus and my credit score has been adversely affected.

Desired outcome: First, I expect a correction be made with all the credit agencies. Second, I want an explanation as to why my mortgage payment was increased.

LoanCare Escrow refund

I received a letter several weeks ago from LoanCare stating that a check for an overage in my escrow account was sent years ago! LoanCare sold my mortgage to NationStar in 2021. I filled out the paper provided for them to resend the check and have not received it yet. That they would hold on to my refund for years, then contact me via mail to say they refunded me an overage in my escrow account, ask me to return a form, and then still not send the refund seems unconscionable.

Desired outcome: I would like my refund for the $281.00 overage.

LoanCare LOANCARE LLC Mortgage

I was not quite 30 days late with a loancare mortgage, they called me and I said that I would make the payment before the end of the month. Then the Loancare representative offered to set up a payment plan "to help catch me up". but they did not disclose that by taking their assistance it would push me beyond 30 days late and they will immediately report it(which they did). They failed to disclose this information even after I specifically asked about the effects of their plan, I, unfortunately, didn't realize that if you are offered their assistance and pay as agreed, they still will declare you in default . They sent me a letter (postmarked the day I went into default) that basically said "they may report this", but it was too late at that point. I was told later by another representative that I will get a late payment on my credt report for each of the months of their "assistance plan". She literally she said to my wife "why did you take this plan you, shouldnt have listened to him"(paraphrased) I promptly got caught up, but my credit report tanked anyway.

To make matters worse, (after I complained time and time again) I suddenly noticed that the late payments were removed (for 2 months), so I literally thought it was resolved. Then, on the 3rd month, they are reporting me as 1 late payment and when questioned "they do not know why this happened", they say they never removed it.

They Failed to disclose pertinent information in a timely manner that I needed to make an informed decision even when I specifically asked for it. I would never have taken their plan if a truthful and complete answer to my very specific question was given. Countless interactions with them never helped as you can't speak to the decison maker who could rectify this situation. I had promised to make the payment, and was going to make the payment until "assistance" was offered and my questions of the effects were not disclosed to me when I asked for them.

Desired outcome: permanently remove the negative reporting to credit bureas and all other negative affects associated with me taking the assistance plan.
