Holiday Inn Club Vacations Incorporated Hotel Stay

We got offered a deal at a hotel as long as we attended a timeshare presentation. We showed up for our presentation and they didn't let us attend because mine and my partners IDS didn't match. That was never explained to us to begin with and then since we couldn't attend they charged us full price for the hotel. Don't let these people fool you they just want to take your money if I could give them a 0 zero star review I would

Holiday Inn Club Vacations Incorporated Avoid at all costs!

Avoid at all costs! I purchased the 4 day/3 night package for $199, agreeing to attend a 2 hour presentation at which time I would be refunded the full amount. Before purchasing, I was informed that I had 18 months to book my stay, and was also promised that the stay would be at the resort property in a 2 bedroom/2 bathroom villa, at no additional charge. I was further told that since I was a valued Platinum Elite IHG member that I would be able to get a free upgrade at the time of booking (additional night stay, show tickets, dinner comp, etc). I made careful notes of everything discussed on the call, and against my better judgment agreed to purchase the 4 day/3 night stay. A few months later, I get an email stating my package is set to expire, so I call in to explain that I was told I had 18 months to use, however, the representative I spoke with simply stated that was not accurate and I would need to pay $39 for an extension. After arguing with the lady on the phone for quite a while, they finally agreed to waive the fee, however this was only the beginning of lies I was told. Fast forward to the next spring when I am ready to book my stay, the agent i am working with informs me that my stay is not at the resort property, rather is at a local Best Western motel and the only way to stay at the resort probably is to pay another $200 (or more depending on the dates). I informed the agent that this was not what I was promised and urged him to go back and review the call log to verify, but he simply responded by saying the resort is reserved for paying customers. Finally, I inquired about getting an additional night stay as a Platimum Elite member (also as promised), but the agent laughed and said they didn't get to be such a successful company by giving things away for free. Simply put, this company will flat out lie and say whatever they need to go get you to purchase the package, but will not follow through on any of it. AVOID!

Holiday Inn sales reps lied to us about the reality of this ownership program. For example, I was told that I could easily rent out the timeshare to help cover the costs but that has never happened. They said that our cost would be consistent but the fees associated keep going up and up making it harder to afford this obligation. I have even seen many people trying to give their timeshare away for FREE to avoid to the rising costs of ownership. I am furious that paid thousands of dollars for something that can't even be given away! This was a horrible decision that I was misled and heavily pressured into making. I have made many attempts to get this corrected with Holiday Inn but they simply say no and to pay my obligation. They completely deny what I was told but it seems many others have been told the same thing.. It seems Holiday Inn are the manipulators here not the thousands of UNSATISFIED owners.

Holiday Inn has burned us too many times. We have gotten into something we wish we never would have. Due to Covid, we couldn't use the points that we have. We couldn't travel during that time. It seems as if Holiday Inn was in the clouds and not realizing how the world was going. When Covid slowed down, we were never able to book at their locations. This is just the tip of the iceberg with them. There is so much they don't tell you until you're stuck. We reached out to them and they haven't been very open to doing the right thing. They need to cancel this contract and give us our money back. Wouldn't you think that's fair for not being able to even use the thing? Be careful in the timeshare world.

This company is a complete scam. They operate as one with the broken record responses. We purchased our timeshare a few years back. The sales lady made a number of promises. We explained that we are a military family, planning trips a year out isn't something we can do. She guaranteed us along with not 1 but 2 "sales managers" that with our points as long as we made the reservation within 30 days regardless of the time of year we were "golden". We'd have absolutely no issues getting in Orange Lake. They said that's a perk of being a member. Turns out that's a complete lie. We were told that carrying points over is as easy as a click of a button at no charge. That's a lie. They attach a $199 fee to carry over points not used. Points we couldn't use because we couldn't find dates within our travel timeframe. The points that we were promised would get us a vacation anytime of the year, seems to always be 50k-60k points short each time. To "rent" points to make up the difference would be an additional $660 on top of the thousands already paid. Now we are paying on a timeshare we can't use and maintenance fees for property we aren't at. Stay as far away from the scam sales pitches and fake promises.

Absolute scam. Sales rep made a bunch of claims about the ease & usefulness of owning a Holiday Inn Club timeshare. This has been nothing be a loss of money with absolutely no services provided. When you need assistance expect to wait on the phone line AT LEAST an hour. I tried to book one vacation, and after finally getting thru to their representatives, they told me I could not book a vacation because some of my points have expired. When purchasing I was told that points never expired and I could save points in order to book a larger party in the future. W e have had nothing but stress,frustration & anger since being sucked in, and we can't wait to hire lawyers to get away from ...cannot do it fast enough.

Lies Lies and more Lies. We bought our time share through HICV about 4 years ago. We told them we wanted to be able to travel international and all that... We were told we would be able to do so with what we purchased. A year later and a member update told us that we indeed DID NOT have international travel. They went to management and we had to fill out a form stated (essentially) that we were lied to by our sales person and that we would agree to purchase a new timeshare with the international (interval) - it cost us an additional $20K. almost 3 years later and we NEVER can seem to get the signature room we paid into when we want one where we want it. The one time we were able to get a signature room for dates we wanted I called 13 months in advance and had to get management approval since apparently I am only allowed to book 9 months out. We unfortunately got COViD and had to cancel. We don't normally know we can travel that far in advance... Any time I even have tried to book out in advance everything is always sold out. I want to sell this timeshare and was given a company from them to go through.. had to pay $600 to list it and still haven't been able to sell the darn thing for what I still owe (took out a loan on my dang 401K for this) I think HICV should buy back any timeshare that they sell to us.. Even if they bought it for what I have left to pay, they still would make tons of money, because they would end up selling it at a higher rate AND they already have gotten $30+k out of me (if they paid we back what I still own - about $23K). I am separated now and don't have the extra income, paying a maintenance fee and membership fee every year for something I can't use... and if i move my points to IGH, I still have to pay a fee per 100K points to move them so they don't expire on me and that is IF i remember to move them - since they don't remind you or anything. Completely ridiculous and I feel I have lost out on so much money.

I joined HICV in 2021. The convenience offered and the level of detail in explaining the program was a huge draw for me. With my busy schedule, I figured this would provide great travel/vacation options, until I run into a payment issue a few months in that was handled so poorly, it made me pause. The customer service experience made me deeply regret joining HICV. I hadn't even received any billing statements. Later, it dawned on me that the methods HICV used to reach me indicated a lack of transparency that should have been disclosed during the sales pitch. Equally concerning, my bank flagged payments to HICV as suspicious activity. I tried setting up automatic payments myself via the payments site and through a different bank but realized I could only do this by calling into customer service. As a consumer, I don't understand why I can't set this up myself. This also contradicted the convenience of the program that was communicated during the sales pitch. Considering all the calls placed regarding offers, etc., when calls are related to account issues, the reps should be clear about that in their messaging. Moreover, in a day and age when spammers are getting creative daily, masked calls from HICV begs the question why there's a need to appear as something other than HICV, and if there's a reason for this, communicate it with customers during the onboarding process. From a collections perspective I get it, but for a new customer, I can't think of a faster way to lose trust. I pay all my bills on time and like to have control over how I make the payments. I have all my other payments on autopay but the trust I had with HICV is gone. Worse, their main and payment sites are not secure. I'd been unable to make a payment for weeks because the link wouldn't open. The convenience that was communicated to me is completely lacking. I now find myself stuck making payments on something that I have no intention of using or recommending.

Holiday Inn and their employees have no issue with extorting money from their clients. Our headache began when we were invited to attend a meeting with their sales staff in Orlando. We thought that the $200 we were promised was worth the 2 hours of our time that they asked for. Instead, we were forced to stay for over 5 hours of continuous pressure to make a purchase. Every time we asked to leave, we were told that if we did, we would not be eligible for the $200 "gift", plus the staff had taken our IDs, so there was no way we could leave. No matter how many times we said that we could not afford to make this kind of purchase or that our children were waiting, they DID NOT STOP. To make all this worse, we were told that the maintenance fees would be a set amount and would never change, but they go up every year! To date, we have had a 68% increase in these fees, and it never ends! We cannot rent it out as promised, it has no value, and the availability and booking process is so complicated that we cannot even use it. Do not get me started on their terrible customer service! I wish that we had never heard of these people. Stay as far away as you can!

My relationship started with Holiday Inn Vacation Club is probably pretty "stereotypical", while vacationing with my family, I fell into the "just one-hour" presentation, a hard-core sales pitch. Four years later, I've never been able to use my timeshare and I am doing nothing but paying more fees than ever. From the get-go, they hit me with fees that were never disclosed and still have not been explained. A lot of these fees are for maintenance to a timeshare I don't get to use due to a lack of availability. It was never explained to me that even if I didn't use the timeshare, I would still have to pay the maintenance fee. To make matters worse, this maintenance fee keeps going up every year! I have paid thousands in maintenance fees since I was manipulated into purchasing this timeshare in 2018. It is cruel that Holiday Inn Vacation Club manipulated and lied to me into making this purchase and that I should continue paying, especially after everything that was sold to me has proven to be a mountain of lies. I don't think that I should continue paying thousands of dollars a year due to a grift run by a greedy corporation that trains its employees to deceive, pressure, and bully customers into purchasing timeshares. I've paid more than $8,000 for ZERO vacations, I don't think so!

BUYER BEWARE! I received a call stating I was "selected" for a 4 day/3 night vacation for $249, all I had to do was sit through a "virtual tour" of the property. When I hesitated on it, they reduced the price to $199, saying I'd get a cash refund of $199 after I sat through the "tour". This first representative stated that there were no blackout dates when booking the stay, but that there would be an additional fee of $29 per night for premium dates, such as Labor Day weekend, but was told I would ONLY need to pay the $29 additional, NO other taxes or fees above that and the additional amount would be paid upon arrival. They took the $199 payment and then I was transferred to someone else to book the dates. After being on hold for over 30 min., the call disconnected. I called back and the second representative said that I would need to pay the additional $29 per night ($87 total) THAT DAY to reserve the dates we wanted. The second representative said the $87 was fully refundable if we cancelled our trip. At that point, I asked for a full refund of the $199. The representative then offered an additional $50 cash back at the end of the tour, making them now "lose money" on this vacation package. I asked for an updated confirmation email late that evening with the new cash back amount of $249 because of the first person's lies. Received new confirmation email but the refund amount was $199, not the $249 I was promised. Having realized I have now been LIED TO TWICE, I requested a full refund the next morning. I received a response saying my request has been denied, even though I was LIED to at least TWICE by this organization. Do they really think I would invest a dime with them after all the misrepresentation over the "virtual tour"?! I have YET to receive the promised refund of $87 as well! Scammers, thieves and liars! Don't waste your time or money! Believe it that I will share my HORRIBLE experience with HICV on repeat! Calling my attorney.

I stayed in an IHG hotel that I was impressed by so I joined their membership club. This led to a cold call today from Holiday Inn Vacation Club in Orlando. I took the call out of respect for IHG and the agent there transfered me to HICV in Orlando. After the initial chit chat and transition to sales, I tried to politely explain that I would never purchase a vacation club/timeshare membership. The agent became sarcastic, nasty and kept going. I told her I thought this call was polite at the start but now it's negative worthy of a complaint and she said go ahead and complain. I repeated that there was zero chance about purchasing anything and she said that when never mentioned purchasing anything and in the next sentence said I could book a 4 day trip and something about $249. Stopped her there again and I told her I didn't want to hang up on her and she ignored me saying she was going to finish her offer and I could hang up if I wanted to. She started back up and I knew she would ignore me no matter what. I know this stuff happens but I didn't think one arm of an organization would have such callous disregard for the entity I had done business with previously (IHG) and treat prospects so disrespectfully. Honestly it's depressing that this type of business strategy exists and this person is quite comfortable and good at resorting to pure negativity and nastiness when prospects are trying to respectfully decline an offer. No thank you. Never. Hope I can stomach going back to the awesome property (IHG Chattanooga) that led to this.

This is a horrible company to get involved with. First they will offer you a $200 gift card to go to an hour presentation (It will not be an hour, it took the whole afternoon. Then after the tour, they take you to a room and pressure sell you and call different people in if you do not agree to buy. They finally worked us down and we agreed to buy in at the lowest level. We then were taken to an office where we met with an officer who walked us through the documents to sign. We went ahead and signed. After doing some research and reading others experiences, I decided it to cancel. Do they tell you how to cancel when you sign? Nope. The instructions are buried in the contract documents. I finally found the address and mailed my letter to cancel my contract. That was back in October. After over a month of no response, I decide to call. I get bounced around departments until I get forwarded to the Quality Assurance at Orange Lake in Kissimmee Florida. When I call all I get is the voicemail and no one has ever called back even after I left one. Given that they have not responded to my letter and are not returning my calls, I am convinced that they are simply ignoring me in the hopes that I will just give up and keep paying. Avoid them at all costs.

Having previously had good experiences with Holiday Inn hotels, we thought this would be a reputable company and good experience. ABSOLUTELY NOT. This has been nothing be a loss of money with absolutely no services provided. We tried to book one vacation, and after calling their representatives, they told my wife they couldn't find out membership and directed her to IHG instead and told her she'd have to book out of pocket, with no use of our membership points. This has been nothing but stress & guilt since being sucked in, and we can't get away from it fast enough.

DO NOT BUY HOLIDAY IN CLUB VACATION TIME SHARE ITS A SCAMM! Its a waist of money! We bought and initial 50k points. They made it seem like the best investment ever. Its not no way to actually book anything. All the dates and times are apparently booked by grandfathered members. But if you want to pay out of pocket they will gladly take your money. You can never book anything. We financed this because we are a family of five. So we thought this was a great investment to save money on all the family vacations. Turns out we just *** it all away. Then we went back for a member meeting. We wanted to say NO because of our experience already. They would not take no for an answer we were there for 8 hours back and fourth saying no and they kept digging until we gave in and upgraded. The finance manager assured us we can call with any questions and book what we needed and we try but never pans out. This is a major scam they pray on the families that don't have money and are on a fixed budget. Worst experience ever. Nobody ever helps. They make it seem like the best vacation package so easy. So many locations to go to and still have not ever been able to book a vacation with the holiday in club vacation club. IF YOU GO SAY NO! They just keep getting you with yearly maintenance. I would not mind paying maintenance if it was something I could actually enjoy. Now with out fixed income I have to try to hire a lawyer to get out of this horrible position I put my family in. Monthly payments that could actually go to a real vacation not the dream they trying to sell you. And when you ask them to buy it back they say no it is yours forever until you pay it of then they tell you that you can relinquish the shares and only then you will no longer be accountable for the maintenance fees. So no I have to pay over 20k to holiday in just because they got me to believe in their product. Its all lies its a way to generate income for their lavish resort. Worst thing I have ever done!

Holiday Inn Club Vacations Incorporated I have been dealing/booking with IHG for many years

I have been dealing/booking with IHG for many years. I have been a Spire Elite rewards member for many years. So, when I got an offer to come and look at a property for a timeshare I was interested. The deal sounded good while we were there. They gave us a lot of information. Some misleading after reading the contract. Yes, once I got home I read the contract and did some math. That left me with questions that had I known what ii know now I never would had agreed to buy. I called my sales consultant and the Quality assurance person that did the paperwork with use. I left messages. No one ever call me back. The contract stated I had ten days to send in a cancelation letter, giving them the benefit of doubt, I waited to the last day to cancel thinking someone would call to talk to me about my concerns. I signed on November 28 and sent my letter on Dec 10, 2021. I continued to try and contact them. Finally, after leaving a massage that I would be starting to look for a lawyer, the quality assurance department responded with a number for customer service. Customer service just forwarded me from one department to the next. I finally got someone to open a case #. Ten days right. Wrong, I have been told that I was two days off because they count the weekend in those days. They did not mean business days. This is a company that I have done millions in business with. Not the honorable company I thought them to be. Buyer beware! They will throw a lot of information at you and make thinks sound great. Read the entire contract before you sign anything and do the math. You will not be giving your children a property. You will be giving them a bill. A high bill based on the yearly increases. I have filed a complaint with the attorney general. I am also in the process of getting a lawyer now to fight this. I will now be spending more money and time to get out of something that should have been cancel based on the letter I sent in. Learn from my experience.

TOTAL SCAM! STAY AWAY! Received a phone call from IHG saying since I was a Diamond elite member there's a vacation club special I should take advantage of. It was $250 for a 5 day/4 night vacation at one of several IHG locations to choose from and all I had to do was sit through a 2 hour presentation and then get reimbursed the $250. Thought sure, why not? Sounds good! Turns out this was a big, big mistake. I chose the Cocoa Beach location. Should have known something was fishy when they had me stay at an old run down Holiday Inn Express and not the actual resort that was pictured when I signed up for my presentation. It then went from bad to worse when my wife and I arrived for the presentation and were told that we were disqualified from the presentation because we're not currently employed (we're both self employed and work project to project so were in between projects and could do this trip which I purchased) This was never communicated to me when I bought this vacation package. They couldn't answer any of my questions and instead gave me a piece of paper with a phone number to call. Then my credit card ( which I used to purchase the package 8 months ago) was then unauthorizedly charged for $475. Now I'm out for $725 to stay at a run down old Holiday Inn Express that I would have never stayed at in the first place! I'm also a Diamond Elite member ( spent a lot of nights and money with IHG throughout the year) and IHG credit card holder. I will now not stay at any IHG properties from now on and will be canceling my card too.

We have been loyal customers with Holiday Inn Club Vacations for 10+years, and IHG reward members for 12+years. I am not normally one to write a review good or bad. But after reading some of these reviews, I am not the only one that seems I have been sold a bill of goods. We were told when we purchased this "vacation experience" that it would be the easiest way to spend time away from home. Far from it! I have tried to book weeks numerous times and have been told everything is full. The long weekends we did book, always cost more than my points, not to mention the constant hounding from their associates asking for us to buy more options from the minute we walk in to the time we leave. Then there is the bill issue. Every year it seems that the bills increase for this, that, and whatever. There is nothing more frustrating than paying for things they say you "own" but cannot use. Now, I understand that we signed up for this, that is 100% a fact. But my wish is for anyone that reads this review, please make sure you do your homework and do not fall for the bill of goods they try to sell you. It is definitely not worth anything close to what you will pay for the remainder of your life. The good news here is I am getting good leads on how to get out of this mess, but going forward, I will definitely speak my mind on this company going forward.

Someone tell me why we have a contract with Holiday Inn but cannot use it to take vacations? Let me explain: I have a monthly mortgage payment and an annual maintenance fee payment but have to go into my pocket for additional fees whenever we take a vacation. I was told they would assist me in renting out my property for additional income...what they really mean is they will give you the phone number to an expensive advertising agency to assist you which leads to more money out of pocket. They tell you the maintenance fee won't increase, but they have every year. They promised Holiday Inn will buy this back - but they won't, that was one of the primary reasons we purchased. Lastly, they tell you this is a sound real estate investment - I totally disagree...it's nothing more than debt. Why do people buy Holiday Inn timeshare? I believe the only explanation is the salespeople intentionally overvalue the product, lie to hardworking people about availability, tack on an endless amount of fees without disclosure and use unethical and dishonest practices to convince people to buy.  Could you imagine how many timeshares would be sold if they told the truth? LOL, zero, zip, nada!

Don't waste your money, don't believe the lies, don't even give Holiday Inn Vacations the time of day! My wife and I have been stuck in this timeshare nightmare since 2019 and it's made the prospect of vacationing miserable. All the promises made were false. Every reason we bought into HICV turned out to be bogus. The contract signing is designed to hide the lies told by sales. Each time, we were sped through the process with no clue what we were really signing because we trusted what the "experts" told us. Unfortunately, we do not own real estate as we were told. They also said the value would go up and the timeshare would be easy to sell. NOPE! I've looked online and people are unloading their timeshares for a single dollar! We haven't even been able to use it since there's such limited availability. We have essentially been throwing money at a company for nothing. Worse yet, they won't cancel our contract!

The finance manager assured us we can call with any questions and book what we needed and we try but never pans out. This is a major scam they pray on the families that don't have money and are on a fixed budget. Worst experience ever. Nobody ever helps. They make it seem like the best vacation package so easy. So many locations to go to and still have not ever been able to book a vacation with the holiday in club vacation club. IF YOU GO SAY NO! They just keep getting you with yearly maintenance. I would not mind paying maintenance if it was something I could actually enjoy. Now with out fixed income I have to try to hire a lawyer to get out of this horrible position I put my family in. Monthly payments that could actually go to a real vacation not the dream they trying to sell you. And when you ask them to buy it back they say no it is yours forever until you pay it of then they tell you that you can relinquish the shares and only then you will no longer be accountable for the maintenance fees. So no I have to pay over 20k to holiday in just because they got me to believe in their product. Its all lies its a way to generate income for their lavish resort. Worst thing I have ever done!

We accepted to purchase a 200,000 point package from Holiday Inn Vacation Club on 07/09 during our stay at the Holiday Inn Club Vacations Villages Resort in Flint, TX and gave a down payment of $8,035.00. When we were asked what the reasons for deciding to purchase were, we literally wrote: Value, Vacation Options, and Presentation. And honestly, we felt that we were making the right choice. When I was specifically asked by the sales representative what was the most important thing for me, I answered "transparency". However, once we left, and I actually had the time to go through the contract and read all the different clauses that the contract entailed, I was no longer interested in continuing with the contract. I am not going to list everything that made me change my mind, I think other reviewers have done a pretty good job on doing that. All I want to emphasize is that by law, you have the right to cancel your contract and get your money back. Just make sure that you do it during the rescission period, it will be written in your contract (find it), but you will have to act fast and follow directions to the dot. With that said, on 7/10, we went back to the sales office and hand delivered our cancellation letter because it was a weekend. Needless to say that they were trying to convince us not to do it and offered lower price packages, but we did not change our mind. So we turned in our letter and had them sign as received and dated, then they said the cancellation process may take about 30 days. CAUTION*** Do not take their word for it. We additionally, mailed another cancellation letter to the corporate office and included a copy of the letter that we turned in on-site in Flint, TX. Also, make sure that you pay extra to mail it next day and via certified mail with a return receipt to have hard copy proof that you mailed on time. Also sign-up for text notification from the USPS office so that you can know the exact time it was delivered to the corporate office. Now we are on the waiting phase, we got confirmation by USPS that our letter was delivered to the corporate office on 07/14 (within our cancellation period). Today, 7/15, I called the corporate office but with no luck. But we will not give up, we will be patient. We know we did everything correctly to cancel and expect to receive our refund for $8,035.00.

On April 17th, my wife and I attended a sales seminar with the Holiday Inn Resort group at the Myrtle Beach, South Beach location. We agreed to attend the seminar with no intention of purchasing anything. The agreement was to attend an hour and thirty-minute demonstration of the property and how to become a member of the Holiday Inn Club. After two hours of listening to the demonstration, the salesperson began his pitch for us to join. I politely told them that we respectfully decline and only attended this seminar for the $199 promised. This did not set well so he started asking questions like, "why did you waist our time" and "you are missing a great opportunity". Again, we respectfully declined and again, the salesperson was bothered. He then brings in his immediate supervisor who offers us drinks and begins his sales pitch on the Holiday Inn Vacation Club. Offered to give us an additional 100,000 Holiday Inn Vacation Club points. He went on and on about how this is an opportunity that they do not offer to others. That seemed untrue to me so again, we respectfully declined the offer. At this point, we are the only people left in the building and the site director comes over to try his sales pitch. The three salesmen were all big men and were overly aggressive in their sales approach. At this point, we are at the three-hour mark so I said, "just sign us up for your cheapest plan so we can leave as our kids are at the hotel alone". As we were going through the paperwork, they began to attempt to sale us a bigger package. I declined and even told them the only reason I am purchasing this package is so we can leave. We had questions about availability at the Myrtle Beach location and the Gatlinburg Tennessee location. The salesperson pulled up both locations and said there were multiple openings available for that week. We have attempted now for two years on multiple occasions to book a vacation at either location and there is never an opening. Furthermore, even with Covid 19 restrictions in place, Holiday Inn first said they would carry over our points but then I get mail stating that we lost the points because we did not use them before January 1. My question is, "how can you use your points when most locations are shut down for Covid-19 or every time we called before, nothing was available". We have made all payments on time but feel this is a scam now and simply WANT OUT!

On September 5th, my wife and I purchased a Holiday Club Vacation Property and Traditional Club Membership package at Orange Lake Resort in Orlando, FL. for a total cost of $21,192.88 (Membership ID #*** - Contract #***). On the day of the purchase we were told by the sales agent, Malika, that by purchasing this package, all of our vacation needs would be resolved for life. Upon arriving home and beginning our search for vacation locations, we found this not to be true. For the last three months we have been trying to make reservations to go to a beach location and it has been a futile effort as every search results in "Accommodations not available" regardless of the dates we enter. The website search engine will not show us availability. It requires us to enter requested dates one at a time and wait for the search engine to respond with the "Accommodations not available" instead of showing a full calendar of when there would be availability.

On December 31st we attended an Orientation Getaway at South Beach Resort in Myrtle Beach, SC. Our main purpose for attending this seminar was to find out why we cannot find availability for our vacations. At that time, we were told by the sales agent Nichole and sales manager Mike that we would need to upgrade our membership to "Signature Prime Platinum" level at an additional cost of $13,500 (which we did not purchase) in order to make this product we purchased work. We also searched for availability as a NON-MEMBER and found more than enough availability in ALL locations. This proves to us that THERE IS availability, but we are blocked from making reservations.

We believed in the Holiday Inn brand and believed that we were buying a good product. We purchased in good faith based upon what our sales representative told us. There was never any mention of a flaw in availability with the package we purchased. If this was explained to us at the time of purchase (the way Nichole at Myrtle Beach explained it to us) we would probably not have made a purchase investing $36k. At no time was it ever explained to us that this lower level package we purchased could give us reservation availability problems.

At this point we are very frustrated, infuriated and full of buyer's remorse. We are requesting a response from Holiday Inn Club Vacations as soon as possible on how this situation can be corrected. We left a voicemail and sent an email to the sales manager (Jose) and the quality assurance department with no response.

Holiday Inn club Vacations misrepresented themselves, had private information about myself, and fraudulently promised goods that they didn't deliver. Holiday Inn Club Vacations contacted me in the summer 2021, to sell me on a timeshare. They offered me a deal to stay in a hotel of my choosing for $249 for 3 nights. I did not believe them to be legitimate so I asked them who they were, restating "Holiday Inn Club Vacations", which contrary to their name as I later found out, has nothing to do with the IHG owned "Holiday Inn". I asked them to verify account information such as relevant and legitimate IHG personal information, not limited to but including rewards points, address, name and account history. They proceeded to give me said information correctly, and accurately. In the state of California, where they are contacting me, there are privacy rules and restrictions. Knowing this I felt that I had verified authenticity of who they were since I already have business dealings with Holiday Inn, by IHG. "Active military IHG is base hotel" They proceeded to sell me the stay, in which I verified the location and place, which was Orlando at the They stated that confirmation of my travel dates and time would be sent within a few days. But some places would be sold out due to COVID and Informed them I did not no when I was going to be able to travel to My active military duty status. I received the email 3 days later confirming the purchase, date and time, but received a time widow when i has to take the trip when i Explained to the sales rep that i didn't know if i was going to be able to travel the designated day that was pre-arranged verbal contract we had made, I reached out to discuss the change, and was rerouted, reached voicemails, left voicemails and messages to no avail. Once I finally got a hold of someone, they would not change the my Order only extended to Jan 2023, "stating that the transaction I made was for "Specific travel date essentially calling me a liar to my face. Bait and switch tactics have no place in our society for good business practices. I informed them I would not be staying at that hotel, and I would not have gone through them if I were to. I asked for a refund but was rejected. The date came and passed and we did not go to the fraudulently sold trip, and they billed me an additional $299 for not showing. Good business practices are essential for day to day operations of our society, and bait and switch tactics, misleading representation, privacy infringement or theft, and fraudulent sales are not part of what could ever be considered as "good business practices". If am I not refunded the original charges, I will pursue litigation, at their expense because our society as a whole would be better off if they did not exist. And the sad part i sending this From outside the continental USA ... because i told them i was military and i don't know if i can make your window for the vacation

On March 26, husband and I were driving to a vacation. We ALWAYS stay at IHG hotels (usually Staybridge) on our way to our VRBO housing accommodations, and after making a reservation I was asked to listen to a 10 minute spiel for a vacation getaway. Simply listening to the spiel would add bonus points to my account.

Well...
We listened to the Holiday Inn Club deal, and I was to receive my bonus points. When asked why we would not partake at the end of the spiel, I shared that I am a school principal and we can only vacation twice per year due to the school schedule. Sadly, our vacations were booked for the next two years (VRBO homes already rented).

The gentleman put us on hold a VIOLA! They had a BETTER deal than the original offer! Now it was CHEAPER, and due to our status with IHG, and they were giving us an EXTREME deal that simply "no one gets!" Well, if it sounds too good to be true, it usually is. We should have walked, but we did not. The terms we agreed to:
A. NO expiration. Can be used in 15 years! 1-2-3 bedroom suites! NO EXTRA FEES!
B. Only $199 for this AMAZING deal!

We were told we would receive all of this in an email (as I asked for this in writing) in 24 hours. Email never came, except the email that shared they had billed $199.00 to my card. No terms or conditions, nothing. I tried to email them several days later, only to get a bounce back that the site would be unavailable for a short period in early April. OK, so I waited...and assumed that all was well. Out of sight, out of mind. This is IHG/Holiday Inn, and they are reputable, right? NOT SO MUCH!

On 4/13 I received an email with a reminder that my "offer" expired in 2022. WOAH! Not what we agreed to, so I immediately called and was told they NEVER extend such an offer. Well, interesting that two highly educated people (husband is a lawyer) took the call in the car on bluetooth, so we are both wrong? Nice try.

So, I suggest they simply refund my money. This call (over 90 minutes in duration) had me speaking to multiple people as my "refund period" had expired. At the end of the call (and after threatening legal action), I was told they would call me back within 3 business days with a solution, which would probably allow a refund. End of story, right?

After waiting 3 weeks for this call, I called again on 5/10. This time I received the employees name (Judy) and ID number (***). After 18 times of asking for a supervisor (YES, 18!) she finally stated they would refund my money. I still wanted a supervisor, as I was beyond upset with this scam. If I was not this tenacious, they would have had my money without a refund. Judy put me on hold for over 20 minutes, and finally came back stating "they are too busy, but I can connect you to the hospitality team". I asked if this hospitality team is considered supervisory, Judy stated they were not. I declined and asked to continue holding and was promptly "disconnected".

Judy promised me my refund in 5-7 days. I am guessing this will not be my last contact as I am fairly certain I will need to remind them to refund my money a few more times. As I see it, this "promotion" cost me not only $199.00 which I am hoping to get back, but also HOURS in phone calls trying to get the terms, trying to connect with a supervisor, and trying to get a refund or get what was promised.

BUYER BEWARE. This is a SCAM and the dishonestly of this "company" is unconscionable.

Please just read the reviews and take it for what it is. This is by far the shadiest company I have ever dealt with. Aside from the pushy sales tactics, the salesmen have no problem straight up lying to you. In my case, my wife and I decided to sit down after the presentation to just see what they had to offer. We decided that we did not think it would be a good decision at that time. We were concerned that if anything should happen financially, we wouldn't be able to make the payments. The salesman assured us that we could exit the timeshare at any point if it became to much to handle. For the most part, everything was good to go for the first year. Fast forward to the following year, we tried to schedule a vacation and we wanted a unit by the water park. I should mention that we were told that they only allow a small amount of non-owners to stay there so that there is always units available for owners year round. Low and behold our first time trying to use the time share, there were no units available where we wanted. Still extremely aggravated, we chose to stay in the closest village to the water park that we could get (which was literally on the opposite side of the community). We arrive to check in and are offered free tickets for the water slides along with a few other perks, we just had to sit through a short presentation to get the updates on what had changed since our last visit. Once again, we were pressured into buying more points. This time we were told that due to our level of membership which was the bottom of the barrel, we were missing out on certain benefits that was promised during our first purchase. And if we didn't at least buy a few more points, we would loose the rate at which we were supposedly locked in at meaning if we wanted to buy more time in the future rather than right then, we would have to pay the going rates at that time. Back to the first purchase, one of the "perks" was that at anytime in the future, we could buy more time at the same rate as our original contract. I have since learned that a timeshare is unlike owning a house, there is no appreciation or depreciation, it was simply a lie to pressure us into our second contract. At any rate, life went on and of course, kicked us in the rear. We were now at the point where we could no longer afford the timeshare. I called our point of contact, the guy who closed on our contract. He did not answer and did not return our calls. I then started to research how to exit my timeshare, remember that was our biggest concern and we were told that we could exit any time we needed. With no help from the office, I found their exit program that's called Horizons by Holiday Inn. I called and explained my situation, all to find out that I did not qualify for their program. I was told that to qualify, one must have the timeshare paid off fully. So basically their program is you pay the timeshare off, then you can give it back to them for free to sell to another unsuspecting consumer. Currently, I am so much worse off than I could have ever imagined, to the point where I will most likely have to file bankruptcy. It is ashamed that things played out like they did. Orange Lake Resorts was a fun place for my family to spend our vacations at and we have a lot of great memories from there but the way that Holiday Inn conducts business is far from professional and borderline criminal in my opinion. Please take it for what it is, do your own research and don't get caught up in their lies.

As a Platinum Elite member of Holiday Inn (IHG), I received an offer to select a 3 night vacation for 1 of 6 locations for just ~$250. This was a great deal - too good to be true - But with a catch: I had to attend a 2 hour meeting, which they called a "tour of the resort". I knew at the time that this was where they were going to try to sell me something. I went ahead with it, and about 2 months later, I booked my trip a month in advance: Disney World for Halloween! Leading up to my trip, I had various emails reminding me of the trip, requesting that I confirm my trip, and mentioning "Timeshare". Through these emails, I became aware of what they were going to try to sell me on the "tour". No problem. I will listen honestly, consider their offer, enjoy my vacation. Well, that was my plan. Back in the initial conversation, time share was never mentioned. I did ask about transportation from the resort I would be staying at and the various Disney parks. I was told with affirmative that I could rely on shuttle transportation from the resort to each of the parks and would not need to rent a car. With this information, I was able to budget the trip without the expense of a rental vehicle or parking prices at the parks. The day before we flew to Orlando, I called IGH with concerns about my arrival time and my check-in time: My flight landed at 11am, but check-in was scheduled for 6pm. IGH told me I would have to call the Orange Lake Resort directly to request early check-in and they provided me the phone number. While asking about early check-in, on a whim, I also asked about the availability of shuttle transports to the Disney parks. I was informed that they have no shuttles what-so-ever to any of the parks; That if I wished to leave Orange Lake property, I would have to rely on personal transportation, public transportation, or ride-share. I now had to find last-minute rental car arrangements on Halloween weekend in Disney territory. I ended up paying double what early booking prices would have been and blowing up my budget before the trip even began. As for the time share speech. Well, it went exactly as expected. My wife and I were offered coffee and muffins and introduced to a salesman who claimed to be a realtor. He asked us about our financial situation through various subtle or indirect questions, showed us a 45 minute movie in a theater room, drove us to the central building on the property (the one overlooking the lazy river and principal amenities), and took us up to a penthouse that looked nothing like the place we were staying in. I knew what he was showing me was a unicorn, as the place looked better than my own home. Imagine the movie where people stay in these unbelievable penthouses with 6 rooms and fully decorated and stocked. He tole me of the private chef which would come in to cook all of our meals. I knew this was just for show. Once finished in the dream suite, we returned to the movie theater room and discussed prices and how the time share worked. He explained it to my satisfaction, and I was interested to buy, but I am not the type to buy anything without first studying the contract in detail. He told me he could not give me the contract until I was a buyer, meaning after I purchased. I told him that would not work for me, and he quickly switched in his supervisor. His supervisor made me a better offer, but still without a contract to read. I again told him that I would not sign anything until I have reviewed the contract. He then walked me to a donations box near the exit with a photo of a sad hungry little girl on it and asked me if I wanted to donate. He didn't just walk by and point, and as he lead us out he stopped here and waited for us to make a donation. We just stared at him. After an awkward 2 minutes, he regretfully turned around and continued to lead us to the counter where we were to receive $100 for attending the meeting. The rest of the stay was fantastic. We all had a great time. One night we got back from Disney early (Animal Kingdom day) and decided to explore the resort. We did the lazy river, enjoyed the hot tubs, etc. While at the hot tubs, we met other "owners" and spoke to them about their experiences with the timeshare. One of them has been an owner for like 20 years, while another was on their first stay as an owner. This made for a good spread of experiences. Of all of the owners, they all loved it. None of them had any negative input. This chance encounter put me more into the mind of considering buying the timeshare. Today I looked at the Complaintsboard.com for information but found nothing but negatives. Short of having the contract to review for myself, I find this information valuable. I have given 3 stars. Note that I am currently not an owner, nor do I have any experience as being one. If not for the mis-information I was given on the shuttle transportation, I would have rated at 4 stars, and if not for the obvious sleazy tactics of the dream suite and the donations box, then I would have given a 5 star.

If I could do Zero stars I would. On Saturday 11/20 we had a New owner orientation schedule for 8am. Back in August we purchased 30,000 points for $106 a month. That was doable with our budget, we declined several times and we finally gave in at the $106 a month. All though after we purchased we had so much trouble, because we were told. We could use our points for hotels etc.. well that was not so true. We would have to have lots of points just to get a hotel. We were not able to use them at all. I was disappointed because at the time of purchasing we were told all these great things about purchasing points, but not told that the 30,000 points really don't get you anything. We were also told wait until January we can get our other 30,000 points and we would have a total of 60,000 points, which would get us to Hawaii on a 8 day all-inclusive resort. That sounded fantastic! My hubs and I was excited. I received a call from HH and asked if I wanted to go to a new owner orientation, pay $199 and I will get that back in cash after the new owner orientation presentation. I excepted that, who wouldn't? I called and put in for my birthday week and invited my family from Chicago, they have a share at Paradise point, so we stayed with them for 2 days and then we went to ours for 3 days 11/19/22. This was so embarrassing. We walk in and there was greasy pans of old bacon grease in the oven. Used old soap stuck to the shower seat (handicap accessible). Paint chipped off everywhere, washer didn't work. Not only that, it was roach infested. I called right away, spoke with the front desk. They sent out a worker with a can of raid. I told him he would need more than a can. The roaches were coming in and out of the dishwasher. The bathroom was infested, my family left and stayed in a hotel. It was disgusting. Saturday at 8am 11/20 we met at the preview center Richard our salesman. He went over questions, I explained my concerns. Showed him pictures of the roaches, let him know how embarrassed we were. The place they put us in was nothing like the place we wanted to purchase back in August. The condo we stayed in August was nice, clean and relaxing. I was humiliated. After speaking to Richard, he wanted to get us upgraded. We declined several times. We told him that we are expecting a new grandbaby, new car and 2 college tuitions. He kept insisting that 30,000 points were not much to do anything, unless there are specials going on. He tried to sale us thousands more points, which we definitely declined and didn't have $3,500 to put down. We kept declining. He told us about him and his wife, his family. He worked at other places he really likes HHC. He asked what was holding us back, he asked us more questions on what we like to do where do we see ourselves. We told him truthfully financially we couldn't do it. We have everything budgeted. He said what could we afford, we stated to him what we pay now $106. He kept saying hold on let me see what I can do. We kept declining. Then he said what if we trade yours for 60,000 points and we can keep your monthly the same. My hubby and I looked at each other and said yes. He then said let me see what I can do. His manager came out and showed us this paper that he has inventory that is 60,000 points all the specks for a little more than what we pay now. He said word for word " YOU WILL NOT HAVE THE DEED AT THE CURRENT RESORT YOU WILL HAVE IT AT ANTOHER RESORT" then he said you don't ever have to go to that resort, they just have to deed it there. I said " I have my first payment due on my current points in a few days he said don't worry about that, you will not have a payment until January 2022. He animated that he will be taking our deed and replacing it with another deed at 60,000 points as he pulled the current information of points that we bought in august and laid down the new upgraded document. I told him let me and hubby talk about it. They both left and Richard came back and said, I couldn't get you at $106 but I got you at $124 how is that? I said that is just a little bit more than what we was going to pay, I think we can do that yes. I kept saying so we do not have to pay this current points. He said NO, don't worry about that he will take care of it. He said again let me get with my manager. He came back the manager was busy, but at that time it was back to the concerns of our current stay, he asked I write a statement of what happened with my stay there and the roaches. He said he was so sorry and that my birthday should have been better. He wanted to make sure he could compensate something, so he got us $50 dining gift cards. My hubs had T-time and it was getting closer to noon. Mind you we been there since 8 declining and declining the upgrade, but then he sold us. His words was "trading" our old deed for a new bigger deed at another deeded property. I mentioned again, what about the current points, he said WORD FOR WORD! As we were walking to QA (it's what $106 he said? I said yes sir. He then said I will take care of it, he said use that money to go to a nice birthday dinner. My hubs had to leave he had people waiting on him, so they go pull him off the deed and say he can sign later. I thought that was odd, but you hope that everyone knows what they were doing right? We would of never purchased 2 deeds, if we were told that we had to keep the current and buy another one. You may do that all the time like you stated in our phone call, but that is not what we were told. I sat in Laura's office signing away thinking this was a traded deed and we would have no payments until Jan 2022. There was 6 hours of conversation, of what they may have thought it was willing and dealing. I feel it was deceiving and lying to get a sale and take advantage of people that do not know how the system works. We explained over and over we could not do over what we currently have. I mean from 8a-1p we stressed that to Richard, his supervisor and everyone that we spoke to regarding these points. It's like they go back in that office and say let's get together and say this and make them think this. This is how I am feeling right now, very humiliated and deceived. I realized all this when I started getting calls from HHC stating I owe $106. I kept telling them no it was traded, they stated it must not be in the system yet. I kept getting these calls and telling them the same thing. Finally got a call that was threatening to put it on my credit because I am almost 30 days past due. I finally said what is going on? The lady was helpful and her words was they messed up the contract, because they didn't trade your deeds you have 2 deeds. I do not and did not purchase 2 deeds. I was told that we were trading out our current deed for another deed that was in inventory for 60,000 points. I need to know why we were deceived and lied to. In reality what we thought we were signing was a traded deed from 30,000 points to 60,000. Why would he state the word "trade" if it was two deeds? Why would he say what can we "afford monthly"? if we told him we were comfortable with the payment we are paying now $106. Not double that! I feel like we were lied too, and you all know it. I get a call back from our sales rep Richard. He states its an impasse. Can not get you out of it, just refinance or put it in with your mortgage. Also stated that I am the liar. This is horrible do not go to this company.

Holiday Inn Club Vacations Incorporated We need our timeshare contract canceled emmediately.

We are not sure what else to do about this timeshare contract. We can't seem to get the help we need from anyone at this company. We have had nothing but trouble since we purchased it. We were given lots of information during a long four to five-hour presentation, but they failed to give us the real details of what we would be in store for. We have never received any of the discounts promised to us and we haven't been able to book any vacations. This is not the investment we were expecting and now we can't seem to get anyone from the company to settle this. We would like to have this entire timeshare contract canceled and would appreciate our money back. This is not something you want to throw your money into because it does not work in your favor.

We decided to choose Orlando because we haven't been there in several years. My family and I usually travel and stay in a home *** or we choose to stay in suites. I've stayed in some nice resorts in Orlando (and went to a timeshare presentation once at Wyndham-very nice with a full kitchen and living room), so I was hoping this would be similar and was excited to visit their resort. Well - after several email prompts to use this package before it expired, I tried to make a reservation and first - no one would answer the phones or call us back. So I finally decided to use the online feature. It made me select different options for a stay, but I don't have a lot of time off, so I chose a second option even though it wasn't a great option for me. My understanding was someone from the team would call me. Nope. They just booked the reservation so it lands in the middle of my stay - meaning I am going to have to stay in 3 different places! At least, I thought, we would only have to stay a couple nights on either side in a hotel. But then - I am now looking at my reservation and the HI&Suites says "standard room." So I went to the website to see what it looks like and you guessed it - It's a standard hotel and the rate of the hotel is about $100 per night...MEANING I basically am not getting anything for free. I paid almost full price for my hotel room. They scheduled a tour with us at 10:30 AM - so good luck actually doing anything that day other than the tour. Then - they have us checking out on THANKSGIVING DAY! What the heck are we going to do in between having to leave there and checking into another place. I was sold a resort experience and now I am going to be crammed in a hotel - no 3 hotels; homeless on Thanksgiving Day. Even if I was interested in buying their timeshare, I'm in such a bad mood about it, I wouldn't!

I bought ownership through Holiday Inn Club Vacations. My presentation was only supposed to be 90 minutes, it took 5 hours. We only agreed to go to the presentation because we were given the 7 night, 8 day stay at a resort through resortcerts.com. We did end up buying in at 200,000 club points. During the presentation, they were talking about Westgate being bad and not to buy into their timeshare, ect. When we were closing, we were trying to hurry because we were there on vacation with friends and they were already waiting on us for hours. The closing advisor guy, Felipe gave us a free 3 night, 4 day stay because of the inconvenience of being there for much longer than we were supposed to be. A week goes by, we get our gift certificate for the 7 night, 8 day stay...all the hotels are Westgate resorts! I call Felipe and explain that I don't really want to stay at any Westgate hotels which is why I spent almost $40,000 with Holiday Inn and he understands and says he will get it switched over to a stay at Orange Lakes in Kissimmee. It's been 2 months and still have not received that free stay I was guaranteed and I also never received the 3 night, 4 day stay. Felipe said it was called a jumpstart thing and they charge me $200 and I get the money back when I check in but when I call to book it, I don't get any money back. I have to pay $299. EVERYTHING that I was supposed to receive for going to the presentation, I never got and now nobody returns my calls, voicemails, emails, etc. I feel like I was scammed by Holiday Inn Club Vacations.

Folio Number*** IHG sold me a Vacation Club package for $149. I was told that the location where I would be housed usually has a resort fee charge but that I would not have to pay any resort fees, given this time of year. (I believed the representative because with it being October I thought the summer vacation season was over.) However, when I arrived at the hotel below I was charged $38. 57 X 4 nights, exceeding the agreed upon $149 charge. Holiday Inn Resort Orlando Lake Buena Vista 13351 State Road 535 Orlando, FL When I arrived at the mandatory tour at the location below I told the representatives about the problem. They told me I needed to call a number they handed me on a piece of paper: [protected]. When I called that number the Representative assured me that at the end of the tour I would receive the reward points and $100 cash. After I finished the tour, the tour representatives carried on that they didn't know anything about that promise so I would need to talk to someone else but not them. We have been trying to relinquish our timeshare ownership with Holiday Inn Club Vacations since June . We have requested a Deed in Lieu of Foreclosure or any document that would officially terminate our timeshare ownership multiple times. We have written numerous letters to Holiday Inn Club Vacations advising them that we no longer want the timeshare ownership yet their monthly harassment attempts to collect a debt causes us a significant amount of undue stress. We want Holiday Inn Club Vacations to take their collateral back as satisfaction in full of the debt considered owed. The timeshare ownership holds no actual value, Holiday Inn Club Vacations is not "out" any money, and we fully understand that no refunds will be given. They can have the ownership and all monies paid thus far as liquidated damages.

I am writing today to express my concerns with Holiday Inn and the timeshares I have. For a while now, I have been contacting the company since 2019 asking for a way out. Each time I send an email or letter, I never get a response. When I call, it's always the same answer: Sell the timeshare to someone else or pay it off and then they will discuss canceling my membership. One person told me to stop making payments and it will go into foreclosure which will ruin my credit. I have been current on my payments this far despite our family tragedy and Holiday Inn won't cut me a break. I have explained many times my financial situation is not what it used to be and that I am not able to afford to keep paying for this when the family does not use it. My wife, ***, passed away and she was the one who did all of our reservations and booking for the family. My kids have no interest in the timeshare nor do I have the spark I did to go on any vacations without *** anymore. We took a few vacations and they were always disappointing. There were always issues with our rooms every single time, whether it was broken essential appliances including lights, no elevator/laundry room, the amenities were not there that were described to us, the update meetings were said to only last 90 minutes but we spent our entire day there each time, and the drives to the locations took a lot longer than what they had on their maps. Everything was talked up to be much more than what it really was and it's just not worth the hassle, my time or money. We have enough stress on our plates and want out and would like my money returned to me that I continue to empty into their pockets in fear of foreclosure and credit damage.

As you can see from the enclosed correspondence to them, we have not gone on a single resort vacation in the past 5 years, as we tried to explain our circumstances to them during our tormenting 6 hour ordeal of a presentation that was to last no more than 60-90 minutes! For the past 5 years, they have been withdrawing $189.00 per month at 16%+ interest (at the time we were told it was going to be 3% interest). In addition there have been an ongoing slew of charges, condo fees, maintenance fees, points renewing fees, etc., etc. Always something! This has been nothing of a scam. Every time we called, we either had to pay more to take a 3 day vacation, upgrade, not availability, not enough points, Hurricane Katrina, etc., etc., We feel that we have been taken advantage because of our age and our daughter's tragic cancer diagnosis which we told the salesman at the time of his presentation. Our daughter was at MD Anderson Cancer Center at the time we went and took our 3 grandchildren so they can visit ***. Little did we know we were being taken for. After the 6 hour ordeal (we had promised our grandchildren a trip to *** World), the park was closing by the time we got there and we were leaving the next day. The salesman did not seem to care but kept on pressuring us to make a decision and telling my husband to think of his family and demeaning him. We are asking for an entire refund of all our monies taken so far seeing that we were coerced into making a decision that we had no time to think through, made fraudulent claims to coerce us and using high pressure sales tactics. l feel we were taken advantage because of our emotional state of our daughter's cancer which we disclosed to the salesman, being held in a room with nothing to eat and worrying about our grandchildren being left alone in a strange hotel room along with verbal put downs Please, we need your help on this matter..

After completing a phone booking for a Holiday Inn Express & Suites on Sep-27-2022, I was automatically transferred to their promotions team and stayed on the line because I was told that listening to the promotion would give me 500 IHG Rewards points. I was offered a $249 4 day, 3 night promo package said to only be available for Platinum Elite members. During the call, I verified with the Holiday Inn Club Vacations agent that I would be able to cancel and/or make changes later on and was told that yes, I could, and that my $249 was for a refundable deposit. After hanging up I got a transaction confirmation email for a $249 payment. I had already decided I would not be using the promo package as my personal schedule wouldn't allow me to take advantage of it within the allotted timeframe, but I also noticed the fine print at the bottom of the email saying that the "material is being used for the purpose of soliciting the sale of timeshare interests." I have absolutely no interest in timeshares. I called the number provided and spoke with Salem to get a refund, but was told that in order to get one, I would have to book and travel anyway because it's done in person. This is not my understanding of what a refundable deposit is. She said I could email guestrelations@holidayinnclub and request to change the terms of agreement (the terms weren't even provided in writing until after payment was already processed) and upon sending a message, I got an automatic response that someone would look into it and get back within 7-10 business days, but that's at least 7-10 days I'm out $249. I book almost exclusively with IHG for both business and personal travel and am upset that HICV uses such misleading tactics at all, but especially with loyal customers. It makes me hesitant to ever book Holiday Inn again. Since this transaction was completed less than 24 hours ago and I've tried all other provided communication methods, I would like a full refund of $249 as a resolution.

This has not been the case and I can see now that this company took advantage of me and my lack of knowledge as it pertains to timeshare ownership. Holiday Inn has conned me out of my money and given me a product that cannot be used the way their sales team described it to me. This is RIDICULOUS and we are extremely disappointed with Holiday Inn and we do not wish this upon anybody. We are approaching the end of the year and their is still uncertainty as to when we can travel again. The CDC just issued a grave warning against holiday travel this season. It is unfair to hold my money hostage in the hopes of making a sale. I am contacting you regarding our reservation. Last year 11/17 we purchased a getaway with the hopes of celebrating our 24th anniversary at one of your resorts in August . Unfortunately, world events took an extreme turn for the worse. We are requesting a refund simply because it is still unsafe to travel. We did speak to someone over the phone and was told our deposit is non refundable if we do not attend the 90 minute sales pitch. The policy in place is based on a pre pandemic world. Now that we are all living through this current disaster it is highly unethical to force us to travel when cases are still spiking up. The option that was suggested is postponing 6 months. Guess what? That is not an option either because the pandemic has effected both my job as well as my husbands. My income alone has been slashed to the point that we may not even fall into the required income bracket anymore. We really wanted to make this work and in the future when things get better, we would consider booking again. We are requesting a refund because we are just not able to travel at this time. When you really think about it, if we were to come and listen to the sales pitch, do you really think we would want to buy from you knowing that we were forced to come? Do you really think that we would want to tell all our friends to come buy as well? Not likely. That would be a waste of that salesperson's time when it would be more profitable and productive talking to someone who is in a better situation than us. Due to the current conditions we definitely would not be purchasing anything for one, our income has been drastically reduced and that would not be smart. And second, we are totally not in a good head space to make that type of decision anytime soon. Your sales person would just be perfecting their sales pitch on us. I purchased a timeshare in 2019. In 2020 my payments were "pushed back" and my loan started over (says the timeshare company). After making every payment for 3 years, my original loan $27000+ is now up to $28000+. I have called the timeshare company over the corse of a year and asked for an itemized transaction list showing all of my payments and how they are applied and all of their charges, fees, penalties etc. Each and every time I call, I am put on hold and given the run around for why they can't and they don't have it. These calls are over an hour every single time. Finally with each call, they promise to send it but they never do. They send an excel spreadsheet of a payment SCHEDULE. Meaning, what I am supposed to pay and then what my balance will be. This company will no give me an explanation of new charges over the phone or in writing. I need to know how my balance has only increased over the last three years. I am not able to get this information from the company no matter how many times I call or how many people I am transferred to. Every other creditor I have sends this information to me each month. Holiday Inn Vacation Club sends me a bill each month with the amount due. It does not include what my balance is or any other information at all. Please help me sort out this out, they are impossible to deal with. I have refused to pay the company any more money until they can tell me what I am being charged for because it feels like a scam. How can I pay for three years and my balance increases? My credit is now being affected. Please help me sort out this out, they are impossible to deal with.

Recently I inquired about receiving a deed in lieu from Holiday Inn for my timeshare contracts that we are not using due to the deceitful nature of the company and also because of the lies the representatives thought would persuade my decision to spend my money. I was sent a letter denying my request knowing that they CAN provide a deed in lieu (I've done my research). Before I could even respond, I received a deed in lieu for ONE contract (the newest one). Why would they deny me all together then send paperwork for one right after? What about the other two contracts? The one they provided release paperwork for was not paid off. Our remaining contracts are completely paid off and I'm not understanding the process. Wouldn't it make sense to cancel a paid off contract vs. one that is not paid off? Holiday would potentially gain more money that way. They could resale the contracts and keep the profit they made off of my payments, but instead they are playing games with me handling this situation all wrong and backwards in my opinion. Time told me that Holiday Inn cannot be trusted. From the start, I was told this timeshare would be a tax deduction, I could bank all my points every year to save up for a vacation of my choice anytime, the maintenance fees are increasing (which was never disclosed), during COVID travel was halted globally but we still were required to pay the fees, and to top it all off we were basically forced to buy into another contract. The representatives said we were required to upgrade from our paid off contracts or our timeshare membership and benefits would become invalid. Why sell us an invalid membership? I have asked twice to cancel our remaining contracts that are PAID whether it was via deed in lieu or mutual release or whatever has to be done and was told there was no way out. We are through with Holiday Inn. The stress is keeping me up at night. Is there really nothing that can be done? Am I trapped in this fraud scheme for life?

We purchased a timeshare in July with Holiday Inn at Orange Lake and it was literally the day after when we realized how insanely manipulated we were by their sales team. Not only is it impossible to afford this, we were lied to about what we could afford and where it would take us. The Manager said that it is really a good program that u can used it anytime u want for vacation. The points that they sold me I can't even have a full week anywhere. The hotel they say that you can switch is like $300 to $400 per night. There is hardly inventory for most dates. I felt that their sales guys manipulated me into purchasing this timeshare when that know the issues that it brings. They showed me a book of places where I can go but when I tried to book a vacation none of the places were available. We want this canceled. We hope that you can help us with this. I Haven't Been Able To Get Caught Up And Pay Due To Not Working In 6 Months. I Don't Feel Comfortable Talking On The Phone. They Do Not Help Me Out. This Is A Very Tough Subject Honestly. We Have Not Been Able To Use The Timeshare Because It Is Either Make The Mortgage Or Make A Reservation. Thats Not Including Trying To Pay All The Fees Every Year On The Property And Not To Mention The Taxes. Honestly Any Time I Wanted To Book It No Matter Where I Would Make My Reservation Would Always Be Booked Up At Least A Year In Advance. We Were Told That We Should Have No Problem Booking Any Time During The Year Where Ever We Wanted To Go There Should Always Be Something Available. Another Issue I Have With Holiday Inn Is That After The Sale They Would Go Out Of Their Way To Make Me Feel Like Crap When Calling Me On The Phone. They Would Call At Least One A Month From The Sales Department Offering Me A Wonderful Stay At A Great Price. When I Explain To Them I Don't Have The Money Its Either Book The Stay Or Pay The Mortgage The Only Response Is This Is The Last Time We Are Going To Call And Make You A Offer If You Refuse It. I Explained How It Made Me Feel When They Said That As I Would Love To Book But They Could Care Less As I Was Just A Number To Them. Like I Was Just A Number When Signing My Contract. Also I Understand That It Is There Job To Collect The Monies Owed To The Property But They Put It In Overdrive. For Three Years I Always, Always Paid The Mortgage Payment Never Missed One But The Fee I Get Charged Every Year I Sometimes Can't Make Because It's A Lot Of Money Owed On Top Of The Mortgage. Some Years Its Just The Ownership Fee I Believe It's Called But Then Other Years It's The Ownership Fee And Taxes And Property Fees. So Those Have Sometimes Taken Me Months To Pay Off. But As I Slowly Pay Them Off They Hit Me With A 50.00 Late Fee A Month But I Still Tried To Pay As Soon As Possible. I Have Not Been Able To Get Caught Up And Pay Due To Not Working In 6 Months Under The Current Pandemic And I Don't Feel Comfortable Talking On The Phone As They Are Always Rude And Looking Out For Themselves And Finding A Way To Make A Payment Work In Their Favor Even If I Dont Have The Money And Making Me Feel Like A Piece Of Crap If I Can't Pay Them. I Have Tried To Do My Part With Holiday Inn Club Resorts And Even When I Try To Get Out Of This Timeshare They Do Not Help Me.

I purchased a package in March 50000 club points. I was told the points could be used in RCI without extra fees so I could travel wherever I needed. I just tried to use it as I need to travel for my business. There are $269 fees for exchanging anywhere! The reason I purchased was to make things more affordable. This isn't more affordable at all and I need a full refund of my purchase. I tried reaching out to Robert T, the real estate agent who sold to me. I called customer service and was directed to their horizons program. I was on the phone for over an hour and a half to be told these three options- Gift the package (no one else will want a fraudulently sold timeshare) Sell through their program (I was deceived and haven't used anything so I need a full refund) Forfeit the whole thing (NO, I need all my money back) I need a full refund or I will involve legal counsel for fraud.

My father purchased a timeshare at the Desert Club Las Vegas location with Summer Bay. In 2008, when Desert Club took over they changed the deed from floating week to week 36 without any notification. My father has passed and my sister and I are trying to transfer the deed to our names. We questioned the week 36 on the deed and what happened to the season 3 floating week that was originally purchased. No response to our emails and when I called all the guy could tell me is it is on the deed from 2008 and he has no other information and can not give me anyone else to contact for the information. As you can see in the exhibit A attachment of the deed signed by my parents in 2007 and filed 3/19 that this timeshare was not a fixed week.

Prior to the COVID shutdown in 2020, I purchased one of the vacation club's packages to tour their resort. Unfortunately, I was unable to use it due to issues of my own. I chalked up the loss. Earlier this week I received a call requesting to survey me about my experiences with IHG in exchange, I would receive 500 reward points.I was then transferred off to someone intent on selling me the same package I had already purchased...promising the sun, moon, and stars that I was already promised. When I explained what happened previously and that I had effectively lost the money that I had already spent and I was unwilling to do that again he became belligerent. I ended the call, as being harassed in the middle of a workday is not my cup of tea. However, I was never granted the reward points promised for the initial survey.

On August 6, I contacted my local *** hotel to reserve a room for the night and had selected to be transferred to the brief survey after my call ended. After booking my room, I was told by the local hotel employee to "Please hold, I will transfer your call now" with no further explanation. After I got transferred, an employee from the Holiday Inn Club Vacation answered the call. I was confused about the transfer since I had never dealt with a survey managed by a person. The HICV employee soon started to ask how my experience with the booking was and then went on to say along the lines of "we are holding a special for new members who sign up for our *** Loyalty rewards program since we are approaching a million members." And then, I was told I can stay at any of the select "resorts" in certain cities for two rooms and four nights for $100 (I will get a $150 refund upon my arrival at the resort of my selection). I was hesitant, so the HICV employee offered me a full refund upon arrival. I felt this was too good to be true, but I was made to believe that I was one of a few lucky chosen ones since I signed up for the *** Loyalty rewards program. I, unfortunately, paid the $249 on the call. After doing more research and looking at the email from the HICV, I realized this is no special offer; instead, it is to solicit for the HICV timeshare. I was not made aware of any timeshare or going to any special presentation to use this offer. During the call, I was made to believe that I was speaking to an employee of the *** (executive corporate, survey, or loyalty line) and not HICV, which is not affiliated with the ***. I am a young person and really see no use for timeshare. I am please asking to be refunded the $249 that I paid. Thank you.

Holiday Inn club Vacations misrepresented themselves, had private information about myself, and fraudulently promised goods that they didn't deliver. Holiday Inn Club Vacations contacted me on the morning of July 3rd, to sell me on a timeshare. They offered me a deal to stay in a hotel of my choosing for $249 for 3 nights. I did not believe them to be legitimate so I asked them who they were, restating "Holiday Inn Club Vacations", which contrary to their name as I later found out, has nothing to do with the IHG owned "Holiday Inn". I asked them to verify account information such as relevant and legitimate IHG personal information, not limited to but including rewards points, address, name and account history. They proceeded to give me said information correctly, and accurately. In the state of California, where they are contacting me, there are privacy rules and restrictions. Knowing this I felt that I had verified authenticity of who they were since I already have business dealings with Holiday Inn, owned and operated as stated, by IHG. They proceeded to sell me the stay, in which I verified the location and place, which was Lake Tahoe, at the Montbleu resort and casino. They stated that confirmation of my travel dates and time would be sent within a few days. I received the email 3 days later confirming the purchase, date and time, but received a different hotel, the "David Walley Resort." As this was not the pre-arranged verbal contract we had made, I reached out to discuss the change, and was rerouted, reached voicemails, left voicemails and messages to no avail. Once I finally got a hold of someone, they would not change the location, stating that the transaction I made was for "David Walley's Resort", essentially calling me a liar to my face. Bait and switch tactics have no place in our society for good business practices. I informed them I would not be staying at that hotel, and I would not have gone through them if I were to. I asked for a refund but was rejected. The date came and passed and we did not go to the fraudulently sold hotel, and they billed me an additional $99 for not showing. Good business practices are essential for day to day operations of our society, and bait and switch tactics, misleading representation, privacy infringement or theft, and fraudulent sales are not part of what could ever be considered as "good business practices". If am I not refunded the original charges, I will pursue litigation, at their expense because our society as a whole would be better off if they did not exist.

We attended an information session at the Holiday Inn Club Vacation at Orange Lake Resort, while staying there for a week on an RCI exchange. We had absolutely no intention of purchasing additional timeshare weeks/points, since we already had RCI weeks' timeshares at the Massanutten Resort and the Vistana Resort, an RCI points timeshare at Vacation Villages at Parkway and an Exploria Expos time share at Summer Bay. Certainly, three weeks of timeshare in Orlando was already more than enough. Our Sales Representative #XXXXX was very nice. He understood that we were just coming to hear the pitch, but not particularly interested in purchasing. We toured some of the larger units at the Resort, which were quite beautiful, as is the resort in general. He asked about the timeshares that we had and told us that we could convert the RCI weeks to Holiday Inn Club Vacations (HIVC) points (provided that we paid our maintenance fees at least 10 months in advance and banked them through RCI with the intention of using them in the Holiday lnn Club Vacation group), and he told us that the 92,500 RCI points that we had through Vacation Villages annually could also be used at the Holiday Inn Club Vacations. That, in fact, the RCI points were equal to two for one points in the Holiday Inn Club Vacations. We would have plenty of points to book whatever we desired through Holiday Inn. We were interested in Marco Island and using the travel feature available through HICV, where you can use points to book vacations in the IHG family throughout the world. Points that remained unused, could be carried forward indenitely in an IHG account and saved to book a larger trip. He spoke about his trip to Paris to the Intercontinental that he had booked with his points and showed us photos. We started thinking that this might be a way to really use the RCI points that we already owned and that this would permit us greater flexibility in booking accommodations in the northern New Jersey/southern NY area where we have family. We are avid travelers and believed that we would really be able to make the timeshares that we already owned work for us. We were told that we would have a dedicated travel planner assigned to us and that from that point forward we could book all our travel, regardless of whether it was RCI travel or HICV travel, through the one travel agent. The salespeople ruined our finances. We wrote them a letter and they have NEVER responded since September. This is bull and we need this settled. Our contract #XXXXXXX We are starting from the beginning to show you the pattern of behavior by the sales people throughout the years. Our experiences and pressures. In 2017, we went to a Holiday Inn Express in Myrtle Beach. We did not own a timeshare at the time so this was all new to us. They took us around and we told them that we only travel in the summer months when the kids are off school. (June, July, and August). The representative assured us that would not be a problem. Small talk led us to 90,000 points for $15,000. He also shared that with IHG and RCI systems, we could exchange for hotels and we would see a huge savings. 5 hours later we signed the papers and they gave us Orlando as our home resort with week #50. (December?) We just talked to him about how we vacation in the summer and he said that would not effect our vacationing. We were excited when we left. A few months later we went back and they told us we must attend a meeting again. When she tried to sell us a package for $40,000, we said no, she became very rude and we left. All the negativity she spewed about our ownership we would work out. Over the next 1 1/2 years we traveld to South Beach and Orlando. It was a struggle to find what we wanted when we wanted. Each visit they said that we needed to attend a meeting, buy more points and our ownership was terrible. We refused. So, in July , we went to South Beach. We agreed to this meeting since we were having so many problems. We had given the timeshare 2 years to prove its worth. Of course the salesman was eager to make things right. He offered us more points to solve our issues. We did remind him that it was not the points that we had it was Holiday Inn's availability and the promises made by the sales staff. 180,000 points was the answer. He also suggested that we move our deed to South Beach for week number 48. Again, we questioned that and he had the same reply. It was not big deal and would not affect our travel. We thought this man was truly helping us and we agreed to spend another $17,000. We are still in the same boat with not being able to get the summer months where we wanted to go. In the fall of 2019 we started looking for the summer of 2020. Nothing was available in the summer months where we wanted to go. We settled for Cape Canaveral for 5 days and only one of our children were able to make it because Holiday Inn did not have the times we needed. Once again, we were approached to go to a meeting. We said no. In the past three years, we also transferred points to IHG and there were fees and the points lost value. In addition, all the bonus points that we were given over the years we were never able to use because there was no availability.

Holiday Inn Club Vacations Incorporated I am requesting these foreclosures be removed from our credit

I am requesting these foreclosures be removed from our credit. We never received a response back to our deedback request or anything. The original date of purchase was 8/31, it was on 9/17 that they upgrade us to Platinum member. They apologized for not explaining the Timeshare thoroughly the first time. Kenza A, Quality Assurance Officer, told me that this would give me availability of accessing the Timeshare and resolve all the issue I was having. I was not able to successfully make reservations even after this upgrade. Below you will find the complaints that I sent over to the timeshare to have my timeshare cancelled. 1. I have personal knowledge of the facts stated herein, and if called upon as a witness, I could testify competently thereto. 2. I was not fully explained to how the cancellation process would work if I wanted to get out of my contract with the timeshare. I was not aware to the fact that the original yearly maintenance fee had the possibility of changing as the years went on, that was never disclosed during the meeting of buying my timeshare. 3. My presentation was only supposed to be about 90 mins long and then we would be free to leave as soon as that time was up. The presentation went on for 6 hours more than scheduled, the extension was mainly spent having the sales representative pushing me to sign the contract, ignoring my declines and apprehension, and feeding me false information about the conditions of the purchase, of which the only reason I agreed to the purchase was all based around the false information I was given. 4. On my initial purchase, the Timeshare was not what I expected, nor was the availability consistent to what was explained to me. When I went to access the timeshare it was never available and I had to settle for a different resort which was not acceptable. 5. They apologized for not explaining the Timeshare thoroughly. So they upgrade me to a Platinum member. Kenza A, Quality Assurance Officer, told me that this would give me availability of accessing the Timeshares and resolve all the issues I was having. Even after the upgrade, I was not able to successfully make reservations to the timeshare. I feel that the promises and statements, they made were not accurate. 6. When I expressed to my sales representative that this was something that I really couldn't afford. My husband is a 100% disabled veteran, he then proceeded to tell me that he wanted to make things right and that he would make it affordable for me. And after 7 hours I was wore down, tired and hungry. 7. After being there nearly 7 hours the signing was a point and sign fashion. The demeanor of the Sales person was simply sign it, read it later, it's just the usual stuff and if I had any question to give him a call. We were tired and hungry due to my husband's disabilities and only had snacks available during the 7 hour period.

On January 18 my wife and I attended a sales presentation by Holiday Inn Club Vacations on buying a time share through them. The presentation was to last 90 minutes but ended up being approximately 5 hours. As we were going through the presentation by Amine D we mentioned that we were RCI members also. He mentioned that we could exchange our weeks for points and I asked him if he was sure of this. He asked for our RCI resort name and he checked on this and said yes we could as our resort would allow this. Myself and my wife asked several times through the presentation to confirm we could change our weeks into points and each time he said yes. The number of weeks we have would convert to approximately 183,000 points he said , which we would get each year in January. He did mention we would have to buy into their time share with the minimum of 45,000 points at $10,000.00. My wife and i discussed this proposal and decided we would purchase a time share through them, again confirming the ability of changing our weeks into points. He confirmed again that we could. This would give us approximately 228,000 points each year. He did say that to get the 45,000 points he would need to get with his manager to get this approval, as he said he was not suppose to mention it to us as it was to low of an offer that he was allowed to do. The manager came to the table where we asked the question about converting our weeks into points, she asked Amine to confirm that we could and he did. Again stating that we could. With this she mentioned that we could get 50,000 points for $11,000.00 We decided to go ahead and go through with the purchase of 50,000 points. We met with Lamar D the quality assurance officer to sign loan papers and receive the paper work for the title. We asked him; I believe, the question about changing our weeks into points and believe he said yes. On or about February 7, we were able to finish paying off the the loan and the other fees with it. It was paid via a credit card with a total amount of $12,493.75, plus a $100.00 deposit on January 18. On February 9 we were welcomed; via email, to the Holiday Inn Club Vacations and and set up our on-line access. I did this on Monday February 10 by calling there 877 phone number. I did ask about converting our weeks into points and was transferred to another person. They said I needed to get into contact with RCI and get a letter of acknowledgement proving we have weeks available to use. Then get this confirmation to them I did this and RCI said that I needed to contact my home resort to set up a points account. I contacted my home resort, Nicole (mgr) said that they are a weeks resort and are unable to convert our weeks to points. She suggested to call RCI to see what could be done, and if no resolution to give her a call back. I did so and she said she would get with her liaison to see what could be done and said she would get back to me. I called her on Thursday February 20 where she said that it is not possible to convert our weeks to points. We have felt that we have been mislead in the purchase of this time share package through Holiday Inn Club Vacations.

Holiday Inn Club Vacations Incorporated I am in an active dispute against Holiday Inn / Orange Lake for violating my consumer rights and misrepresenting the timeshare

I am in an active dispute against Holiday Inn / Orange Lake for violating my consumer rights and misrepresenting the timeshare. I purchased a timeshare with Orange Lake Resorts. I made this purchase in Lee, Massachusetts. The associated contract number is XXXXXXX. I have been in active dispute with Orange Lake Resorts since January and have yet to receive any relief options or sympathy for how Orange Lake Resorts has wronged me. I have given Orange Lake Resorts ample opportunities to resolve this issue without having to involve outside parties but it's now at the point where I need assistance. The following statements were issued to the Federal Trade Commission and to Orange Lake Resorts countless times. Please be aware of each aspect of concern related to my cancellation request. In the four years that I have owned this timeshare I have only been able to use it less than a handful of times and those times were never during my assigned time. I have tried making many more reservations that were unsuccessful. When I would try to book reservations I would be informed that I could upgrade my contract to gain more reservation power. I was under the impression that the contract I had already purchased would gain me enough access to vacation easier like I was promised but clearly it did not. I was led to believe that I would be able to sell the timeshare for a profit. This is one of the many misrepresentations that occurred at the point of sale because there is no real resell market for timeshares; they are being sold on eBay for less than $1. The cancelation process was never explained to me at the point of sale or during the closing of the contract. In fact, I was informed that all sales would be final. I was not informed that my maintenance fee would be subject to change/increase. I repeatedly expressed that I was not interested in purchasing a timeshare but the representative did not care about what I wanted. Each time I said no the representative applied more and more pressure trying to convince me that I did in fact want and that I could make it work financially. The representative kept saying that the deal being offered was a one time deal only and had to be accepted that day or never at all. I wasn't even allowed to leave to think things over or do any research. This type of sales tactic made me feel extremely pressured into making a decision that I had already repeatedly expressed I did not want to make. During the closing and signing of the documents, I was led in a point and sign fashion and was made to believe that I did not need to read over each page. I was told that unless I switched and upgraded my contract, the original contract would be worthless and I would lose all the money that I put towards that contract. I was forced into this upgrade contract under circumstances that weren't true. I am on a fixed income now and cannot keep paying for something that I cannot. I am seeking the release from my timeshare obligations because the agreement was not honored, it was then altered, communication is poor and I was made to believe that my original contract was worth nothing when that wasn't even the case. Its clear that I entered into this contract under many false and deceitful pretenses; therefore this contract is not valid or enforceable.

I was extremely duped into something already in a vulnerable state after wife passing. To whom it may concern, I received a call, after my wife passed away, from the Silver Leaf Resort in Tyler TX. My wife owned 2 paid in full timeshares with them and they asked me to come to an owner update meeting. Since I wasn't on the ownership, I decided to go to see how I could get rid of them since they were of no use to me or our children because we couldn't afford them. The person on the phone offered me a fuel card for $120 as a reward for coming to the owner update. It seemed like things were going to start turning for the better. Boy was I wrong. It was explained to me that the meeting would be only an hour or two. That was a lie. After sitting in the meeting/sales pitch for over 6 hours, that's when I received the fuel card. During the meeting, I asked a sales rep how I could get rid of the properties and I explained why. I'm a 100% disabled veteran with PTSD and a heart condition. Evidently, that didn't matter. They explained to me that the properties were an investment and that I could resell or rent the timeshare for a profit, since I'm unable to travel as much as I used to. During the meeting, they were consistently trying to sell me another timeshare and I kept telling them "NO", but that didn't help. The sales rep would just get a manager to try to convince me to purchase. In total, I believe I talked to 4 different managers during the 6+hrs I was there and they were relentless in pushing me to buy when all I wanted was to get rid of the 2 properties that I already had. At this point, I was getting very upset. They said they would be able to give me a huge credit for the properties, as long as I signed NOW. I felt trapped with having a loan payment of over $150 and a monthly maintenance fee of nearly $100 for something that I'll never use. After I left the owner update/sales pitch, I was mentally and physically exhausted. I was pressured into purchasing another timeshare through the constant battery of sales people and managers that were being brought to me during the meeting. The Silver Leaf Resort The Villages in Flint, TX. was packed with sales people, all trying to get a sale. I folded to the pressure and purchased at the Silver Leaf Seaside Resort in Galveston, TX. They told me that I could use the timeshare as a tax deduction and if at any time I wanted to get rid of it, to call them back. Unfortunately, they would never respond to any of my calls or complaints. I was just looking for clarity on how to get rid of the property and was greeted with silence. I spoke with Linton Williams and was told that I could call and that they would be able to take the timeshare back at anytime. So I called and left numerous messages but got no response. I feel like I have been let down and lied to by the people I was supposed to trust during this transition. Their misrepresentation regarding the credit for and the selling/renting of the timeshare is very disheartening, to say the least. The high-pressure sales tactics remind me of an interrogation, constantly trying to get me to say yes when all I am saying is NO. All I am asking for is help to let me out of my contract #MXXXXXXXX. The lies I have been told about the reselling/renting or the properties, I feel, are totally deceptive and purposeful in nature. -

please review our statement below regarding the lies we were told at a Holiday Inn presentation. My wife *** and I have been members of Holiday Inn club vacations for a little over two years. On our first visit to a Holiday Inn vacation site in South Carolina, we were told and advanced the meeting will take approximately one hour. Instead we spent half a day with an extremely pushy salesman who promised us more than what could be delivered. For example, the annual maintenance fees would never go up and it has year after year. Our points would not expire nor did he tell us there would be additional fees every time you tried to use our ownership. We ended up purchasing 100,000 points every other year. Then, we travel to Virginia for the sole purpose, or so we were told, to learn how to use our points effectively. Instead, we were herded in like cattle for another sales meeting with a saleswoman. As a matter of fact, to prevent us from getting lunch on our own where we could discuss this matter more fully and privately, she provided us with food while we continued to be convinced by her, as to why we needed to buy more. Finally after approximately seven hours, we relented. She was advised that I have Parkinson's disease (advanced) and she used this to her advantage.We were assured by them that we would be able to refinance the loan with our bank due to the high interest rate, when in fact no bank would touch it! It was so disappointing to find out that we were locked in this rate for the term of this loan. Another example of the lies we experienced is the accommodations we were shown by the sales women were not the actual accommodations you get. We were further advised that the package we originally purchased was no longer available, therefore we had an opportunity to upgrade to "better" accommodations when in fact the accommodations were no different. If this was such a "great deal" as promised by the sales team, the holiday inn club will be more than happy to fully cancel our contract so they can sell it to others . We never even got the opportunity to read the contract. Instead, we were given a verbal summary by the sales and closing team. It was like they didn't want us to read through it. We were told by the salesman this is an investment to leave to our children or possibly sell in the future. We relied on the quality of the name Holiday Inn to our detriment. I've listed some more of the significant issues that we have with Holiday Inn and the entire sales experience: We were pressured to buy from the moment we walked in the door Every time we use the facilities we are forced to endure another sales pitch just to get a parking pass. Which forces us to go without an option. Every time we use this ownership we are offered cash if we will endure another sales session just to upgrade again. Once we completed the purchase, we made arrangements, pursuant to their mail out promotion and assurance from the sales team that we will be taught how to use our points to our advantage. Nothing is further from the truth. In short, every contract we have had with Holiday Inn Club has been pushy sales representatives that just want us to buy more from them. This has a chilling effect on our desire to use our points but if we don't, we lose them - contrary to what we were told! We were never informed we would be charged just to roll over the points we had in possession We were also told that the salesman was not a commission sales rep, but merely a representative advising us as owners what our best options were. This whole ownership has been truly confusing from the beginning. There are so many little tactics your company uses to manipulate us as buyers. This is completely dishonest and unacceptable. We would like to have our last purchase canceled and removed since this purchase was sold to us in better interest of your sales representative not in our best interest. We were told one thing and it wasn't the truth. *** and

The contract upgrade my late wife and I purchased at Cape Caribe Resorts in Cape Canaveral, Florida is no longer wanted, needed, or affordable There aren't any words to explain the loss of a loved one. You feel you're living two lives. One is where you pretend everything is alright and the other is where your heart silently screams in pain. The loss of my beloved wife *** is a painful and constant reminder of an absence I can never fill. Her loss leaves me without any desire to use the timeshare and has threatened my finances. I am in my 70's and her income allowed us financial security to travel. Without her income, I find it impossible to pay all my bills. I'm also hoping this letter will find its way to someone who can answer many controversial statements made by their sales representatives. Dishonesty was the trend during our original purchase at the Smoky Mountain Resort in Gatlinburg, Tennessee, and the subsequent upgrade at Cape Caribe Resort in Cape Canaveral, Florida. We were enjoying retirement and the freedom to travel and were looking to spending a vacation in the Smoky Mountains near Gatlinburg. I found a moderately priced resort for 3-days at $60 per night. The price was contingent on us attending a short presentation and there was no mention of the name Holiday Inn or Orange Lake Resorts. We were transported by bus to the Smoky Mountain Resort in Gatlinburg for what would be no more than a one-hour presentation. *** was skeptical, but I thought it would be ok if we looked into the specifics. They made it seem as if we would not be locked into a single location, in this case, the Desert Club Resort in Las Vegas. They also led us to believe we could vacation at several destinations they offered, or we could exchange our points and stay at properties owned by other companies. We were assured the points could also be used for hotel stays, airfare, and cruises. After being convinced this offer would not limit us to one location and we had access to destinations beyond what Holiday Inn Club Vacations offered, we agreed to buy the timeshare for $41,567.00. We put $4,389.00 down and financed $39,513.00 for a term of 10 years or 120 payments. It left us with monthly payments of $653. We thought the price was quite high for senior citizens. The process took over 5 hours and we were tired and hungry when the transaction was finally completed. We did not ask detailed questions because we trusted the Holiday Inn brand and thought everything had been explained to us honestly. Unfortunately that wasn't true. We faced many challenges and issues trying to book reservations online, although we were promised booking accommodations would be simple. We decided to use our Holiday Inn Club Vacation package immediately and booked reservations at Cape Caribe Resorts in Cape Canaveral, Florida. Upon checking in, the staff pretty much demanded that we attend a sales review orientation meeting at 9 am the next morning. The salesman seemed very lackadaisical and near the end of the process, he invited his manager over to move the proceedings forward. His manager did all of the talking after joining us and finally made us an offer that seemed appealing. *** was again skeptical because of the issues we had regarding our purchase in Tennessee. Our upgrade would be going from traditional 199,000 points to preferred 300,000 annual points. We thought the monthly mortgage increase from $653 to $1014 was something we could handle at that time, but we didn't realize the loan amount would increase by $30,000 because it wasn't explained to us properly. They simply said the increase in points would open up more vacation opportunities and we could exchange our points with RCI and convert them for stays around the world. They pointed out that other members were investing in additional timeshare plans, but they didn't explain we would be renewing our financial obligations for an additional ten years or that the upgrade would cost us $120,000 over that time.
