I was a tenant with Darwin Property Management and followed all lease rules, paid my rent on time, and was preparing to renew for a third year. Unfortunately, my experience took a turn due to Darwin’s mishandling of an HOA violation.
An HOA notice for pressure washing the exterior of the home was issued in January 2025 but was not received by Darwin until June due to their change of address. Once it was discovered, the issue had already been corrected within 24 hours—before I was even notified there was a problem.
The property manager initially admitted the issue was not my fault and temporarily removed the HOA fine. However, the charge later reappeared when rent was due, and I was told the property owner decided I was responsible anyway. This contradicted what I was previously told and ignored the fact that the delay was caused by Darwin’s internal issue—not tenant negligence.
While I was not formally evicted, the situation was handled in a way that implied eviction could occur, which pressured me into moving out to protect my credit. Darwin does not consistently follow its own contracts or policies, and my experience showed a lack of accountability and tenant advocacy.
I would not recommend Darwin Property Management.
