Associated Asset Management A poorly managed company

A poorly managed company. HOAs should avoid this company. Poor management and oversight cost our homeowners and HOA tens of thousands of dollars in fence repairs and damage.

They are criminals that charge for items in your dues that NEVER happen in the community. They use a canned group of charges without actually doing a review of items your community does or does not have. They need to be audited for fraud.

Associated Asset Management This company does not do the services that we pay for

This company does not do the services that we pay for. Our neighborhood pays for a splash pad that looks like it has been left abounded for years. We get the same response each time waiting on a budget for repairs. Waiting to get fixed until it cools down. We also have a large playground next to the splash pad where the plastic slide is barely hanging on to the bolts. The stairs are falling apart. Both of these are a safety hazard and all we get is no reports of anyone being hurt. Where is our money going!? It is disappointing.

Associated Asset Management This is a horrible HOA

This is a horrible HOA. They towed my truck and said it is my responsibility due to the new policy. I have never received new policy and I am renting. They should have been send mail to all mailboxes in the community instead they said it is the owner responsibility to share the information which I understand but they should have step up and do what they are paid to do. Also they told everyone not to put recycle bin by the AC unit now everyone doing it but they didn't care about that, they only care about towing your property. I wouldn't even give one start, NO STAR.

Associated Asset Management Such a shady management company

Such a shady management company. Shady. They ignore you. Until you are backed into a corner to have to pay it. They came onto my property and removed the smallest tree. And wanted to charge me for it. I was not notified bc they emailed us. And it went to junk. For something as serious as coming into my property taking a tree, and then charging me for it is absurd. And criminal. Im selling my house and have to pay the charge, late fees, and funnily enough, their atty *** I called the atty and he never called me back. So they just dont respond and thats how they get away with crooked stuff like stealing trees.

Associated Asset Management I have owned my home for only 1 yr

I have owned my home for only 1 yr. And have my home in the market for sale to stop this. HOA from abusing us. They are a nightmare. They have charged me close to 600 in a 1 month basis when the assessment fee was only for ***. They have requested for me to remove bulk trash during a time frame that i had the right to have it out. My Neighbors were not asked the same. They left it there until it was picked up. This HIA charged me even for 3 things that were not of my property and although they removed the negative inquiry on my portal they did not remove those fees. I am just nervous and feel intimidated by them. Feel rejected, unwanted I. This neighbourhood and unsafe because of them.

Associated Asset Management This is one of the worst hoa companies I ever lived in

This is one of the worst hoa companies I ever lived in. Make them mad and you are on their hit list. You will get a violation letter and a fine. The area looks like a used car lot because they allow everyone to park on the side on the road, because the board doesnt allow anyone to park on the crushed gravel because they think its landscaping my deed states rv driveway they say its landscaping. So i get a violation letter for parking on my property. Had to pay for a landscaper over the holidays to install new bushes and a tree because of the new landscaping ccrs the board decided to implement Had to pull up all my aloe plants because they thought they were weeds. Kept getting violation letters until i pulled them up.HOA stands for home owners association not board owners association. The board and hoa management works for us not the other way around.

Associated Asset Management I have written many letters to our HOA manager in the *** and still see the same issues

I have written many letters to our HOA manager in the *** and still see the same issues. I see that AAM management team is to provide the expert level of care necessary to not only meet, but exceed the expectations of your entire community. It is my responsibility to keep my yard free, neat and clean, not so much this management co. There are weed in the property along walking paths, our lawns are full of weeds from over watering and parts of the lawns have rotted. The bushes are overgrown and encroach on the people walking on the sidewalks in Sunflower. If, I dont take care of my property and receive a friendly reminder letter,if the problem is not fixed I am fined until I repair whatever is necessary. Maybe AAM ,the management team for Sunflower should be held to those very same standards. I am tired of having to address these issues.

Associated Asset Management I would have given AAM negative stars if it were possible

I would have given AAM negative stars if it were possible. They began managing here last August, community is 25-30 years old. The following February they decided to change the Ccr's, including landscape which was included with new build, mailing a 2 week notice postcard. No pre-notice, no signatures apparently by homeowners were needed on the new Ccr's, and if you wanted to know what the changes were you had to get them online yourself. Ridiculous! Oh and they just increased the dues and one of the fountains is running a nice swamp green, perimeter walls are in serious need of repair and paint. The greenbelt wall has big blocks of unmatched paint slopped over the grafitti and the greenbelt is full of dog poop! This is a "do as we say and never mind what we're doing" company that is rude, condescending, and unreasonable, harrassing some homeowners while obviously exempting others.

Associated Asset Management This property management company is poorly ran and very unprofessional

This property management company is poorly ran and very unprofessional. In the Crosspointe community, public areas are rarely kept clean and poorly maintained. However, if there is one weed in your yard you are fined over night. In addition, I worked for months to put in a architectural submission for an extended driveway. I was denied several times, yet over a dozen neighbors put in the exact same extension I requested during this time. I even worked with the property manager on why this was such an issue. In the end, I was approved, but I had to make changes. After give the property manager almost 18 homes that had the exact extended driveway I submitted, I was told too bad and that they would look to enforce my specific driveway by legal means. With so many people in the community having what I requested, I can't help but feel discriminated against. They have also started simply fining me for anything they can, which again feels vindictive. I've asked my next door neighbor if they are fined for weeds (which they have in their yard), they told me they have not been. I would never recommend this company and their lack of leadership and oversight is appalling when they use their status to carryout what appears to be discriminatory actions against a handful of homeowners.

Associated Asset Management Agree with the individuals posting below

Agree with the individuals posting below. AAM is most inept and ineffective. There are 599 homes in our association meaning that to obtain quorum need 60 homeowners to attend the annual meeting. According to AAM, 53 homeowners met quorum. Can't do simple math. The website is out of date. Resident forums not showing any activity since 2018. No real meeting minutes since 2015. Slow to acknowledge payments. Our HOA has a pool. Problems of course on the weekends with its use. AAM not responsive -- it is not an emergency. There is no enforcement of the covenants. In spite of meeting and after meeting with the property manager, nothing changes. We have had people with Christmas lights hanging off their property. People who can bother to rake their leaves. Trash collected in pick-up trucks. Work vehicles parked in driveways. Poultry in back yards. Fences that are falling over. Weeds. AAC requests are cumbersome. Garage sales prevalent in spite of covenants limiting residents to 1 per year. Garages have been renovated into living areas. Home businesses are readily apparent. Used motor oil down the sides of houses. Parking all over the map. Trash cans stored in front yards. Utility trailers and RVs. I could find a violate of every single one of the covenants in just the five blocks it takes me to exit the neighborhood. No follow-up on contracts as lights have been out for some time, landscaping is failing, snow fencing still erected... Failed to implement measures to abide by pandemic rules as levied by our governor. Most definitely regret my association with this company.

Associated Asset Management AAM was the management company for our HOA until 'owners' took over the new subdivision

AAM was the management company for our HOA until 'owners' took over the new subdivision. Since then, it has gone downhill repeatedly and continues. Our 2nd property still has them as one of two management companies (a Condo, not single family) development. The other management company collects and controls the fees and dues; and monitors the community well-being. Unfortunately, if residents are unhappy they blame AAM, inappropriately. Most of the reviews I see are due to people who do not understand the difference between the board they elect and the management company.; blaming the management company when the board and/or the CC&Rs are the issue. Moreover, it is clear, most have no idea how other HOAs run, based on their comments. NONE of the HOAs I know have waived or deferred maintenance or fees; it is necessary to be consistent with the upkeep or the entire community will be degraded, affecting not only home values, but safety. The rules are not written by the board OR management company... and were put in place before the first home ever built. They are an agreement between the City and thehdeveloper... to which those who 'move in' are bound to abide... lest they should not be there. If there are issues; they need to go to meetings, document and express them for solutions... not just complain. I have dealt with AAM personnel on numerous occassions, always with great results. If there is a 'bad 'apple' , I am sure they can be addressed. But most residents and complaints I see here, and in other areas, are just people who do not like an HOA. If they had the management company(ies) we have had over the past 5 years, they would LOVE to get AAM back.

Associated Asset Management Poor business practice, bad customer service - *** and *** is very slow responding to

Poor business practice, bad customer service - *** and *** is very slow responding to customers, even for matters due to their own mistakes. I moved in new Pulte home with landscaping done quickly. But the AAM HOA rep. kept sending me notices for not starting landscaping - five months after it was done. When I called them, there was always a long wait with answering machine. And it took them weeks before someone would call back. No apology was ever made.By end of last year, I made HOA payment in quick response to AAM's email billing, 2 weeks before the due date - with an AAM Receipt, and following the exact email instruction with accurate bank information using website AAM provided. However, 3 months later, AAM sent me a letter indicating that the required payment was not received (and Late, of course). I called them right away, detailing how payment done. And I was willing to show them all the information related. And these are what followed:-They did not want to hear my communication, yet insisting that I was the only one at fault -They said they did not have the record of the billing email - but they insisted that the payment method I used was incorrect (the method AAM provided), even after I stated that I followed AAM's payment instructions -The AAM letter attached a payment slip with one payment address. Yet the AAM person on the phone told me another payment address that is nowhere to be found in the letter. And the person insisted that the address on the slip was incorrect I was basically confused and frustrated by the unpleasant and non-constructive experience with AAM. How could a company be this dysfunctional? Why AAM's representative kept saying "no idea" about what had been done by AAM - including email, payment instruction, and valid address, etc.?It is understandable that sometimes things could happen - but NOT in such an continuously inconsistent way!

Beginning in March, My roof leaked during a storm. I followed the correct channels. Submitted emergency repair request, no one called or responded. I called a roofing company myself to stop the leak. I then tried again to contact AAM property manager, April Nemeth, for repayment of the exterior repair. For months I continued to send emails and left several...

Associated Asset Management AAM PROPERTY MANAGEMENT HOA

AAM PROPERTY MANAGEMENT HOA... filed an erroneous lien on our property. It was confirmed that they sent notice to a PO Box (which we have never owned). The MANAGEMENT company failed to mail information to our property address and then put a lien on the property. Not only do we have a lien release we have a small claims petition showing they had removed due to THEIR error. We are in the process of refinancing our home and the same lien appears. Customer service is clueless qnd apparently they COVER UP whoever is "in charge".

I have a reoccurring issue with billing, that was resolved 6 months ago, regarding the billing of my *** fees. Upon closing of my house the builder/closing firm paid fees covering the full year. Once I received a *** stating that I owed I called AAM and all fees were taken care of and I had a credit for $125 (confirmed by *** 1/11/2022). For this years *** I am once again being charged for a new home fee and was informed, by ***, that my credit of $125 was voided in the system. The *** raised their fees this year and I was expecting to pay $125, factoring in my credit, for the semi-annual dues. Upon calling to resolve the issue I encountered a frustrated customer service that would not expound beyond the charge sheet I was looking at via their app. After contacting ***, the *** representative for my community, he confirmed that my credits were voided and could not assist until accountants confirmed why credits were voided. Requesting my credits be reinstated and this companys Complaintsboard.com rating be lowered. I have informed my neighborhood and they have expressed interest in filing Complaintsboard.com complaints against to *** due to frivolous charges they are receiving.

These folks increased the *** charges from 140 dollars to 144 dollars. If you do research on their spending, I believe that you will find that they don't do anything and still charge our community so much. Anyways, this is not the topic of complaint currently. Here's my complaint: They recently increased the *** charges from 140 to *** so regarding unpaid eight dollars for the 2 months because I was still paying 140 dollars, I believe. I paid eight dollars online and changed my automatic billing to 144 dollars each month. Now, today is 2/26/2022, I received a *** for twelve dollars. This is insanity. I have started paying 144 now and I paid the remaining 8 dollars for the last two months. What are they doing seriously? Who are these people?Have some shame, also show us what you do each month, how you contribute to our community. Why do you charge us so much money? Where is the money going?

fees were changed in the year of 2022. I was not notified that I had to manually change the fees on their hosted payment provider. When I called, i am now being charged an additional $100 for a "shortage of fees" in the year of 2021, that the *** neglected to notify me of. I feel like this is a deceptive act or practice, as specified by UDAAP. The late reminder notice provided me a few of $186.04, but they are now trying to charge me $360.02.

Associated Asset Management This company manages HOA in my community

This company manages HOA in my community. This HOA has targeted me and my family due to a handshake deal they made with my neighbors. I receive unlawful, guideline violating citations to move my vehicle to allow my neighbor to use my house for their personal parking garage. And they retaliate when I bring it up. I have zero options. Pay them money off the books, pay their fines (lose house if I do not) or move my property in favor of the neighbor's property. Wildly inconsistent enforcement, different standards for different people and OBVSIOUS favoritism, all provable on a daily basis. They don't even try to hide it and I, as well as other residence, are helpless. We pay or we move.

This our HOA AAM , we pay our dues and abide by the rules that they inforce by driving by our homes taking pictures of any violation small or large and we as homeowners follow and abide by then and pay our dues for services they do not honor. Our main residential park is is poor condition which is hazardous with damaged equipment and flooring/ concrete. Our splash pad has low water pressure, broken equipment that children have already been hurt on and for the past 3 years promises were made to fix yet nothing.they raise dues yearly claiming its for cost of improvements yet none happen for our community. I have sent several emails and get responses that they are working on it and yet it still the same , been here for years. They are negligent but are all about taking our hard earned money and not about our concerns or well being of our community which we pay the HOA fees to have a well maintained community that they manage but only seem interested in collecting the fees from us.

Associated Asset Management In March my roof started leaking

In March my roof started leaking. I had notified the HOA and ever since they have been dragging their feet. Here we are almost 6 months later and my roof is still not replaced nor temporarily fixed until final resolution. They've made promises to replace the roof and that was over a month ago. I have all of the dates and correspondences available upon request. I have told them I am getting a lawyer because the HOA says they are not responsible for the interior damages but at this point my health is at risk due to their negligence and I cannot repair the interior until the exterior is fixed. The interior is only getting worse due to them putting off the repair so long allowing mold, etc. to form and damage more of my home. This needs to be resolved.

Associated Asset Management I live in the Tramonto Phoenix area and have been a victim of selective enforcement by *** on several occasions

I live in the Tramonto Phoenix area and have been a victim of selective enforcement by *** on several occasions. *** has targeted me for such things as having a garage sale and parking and has knowing let other tenants do the same violation. Even after speaking to *** about the parking, she was very rude and unprofessional, I let her know about other tenants that are doing the same parking violation and she did not care and has continued to let the other tenants park in the visitor parking nightly but when my vehicle was parked next to theirs it was ticketed. I spoke to *** Dawn's supervisor and she said that *** is not the one that tickets the vehicles, it is a private security company that does, the tickets are sent to *** and she sends out the notices in which I asked why am I the only one that is being ticketed? There are residents that park in the same spot every day and night and she said maybe you should think about moving? Wow really?

Associated Asset Management I am a resident with this company as our Hoa management

I am a resident with this company as our Hoa management. Our community has never looked so bad since the last few years, we pay a decent amount of just under $300 a quarter for sad green belts that are not kept up, weeds growing throughout and yet we get a few measly weeds in our yard and get a citation. Seems to be a greedy company that doesnt use the residents money for proper spending. Our community has a splash pad that looks abandoned and apparently it has a generous budget yearly to be kept clean and yet it is a hazard to have children play there, not to mention the play ground equipment is rusted and falling apart. This hoa has to be spending the money elsewhere that no residents seem to see benefits the community. Or they must be keeping it. The community is close to being turned over to the community and it seems as they have tried their best to avoid spending or fixing anything for the better of the community. Where is the money we pay going! There are so many issues.

Associated Asset Management The *** ran by AAM has been grossly mismanaged!

The *** ran by AAM has been grossly mismanaged! Our board members have not been proactive in the maintenance of our common areas as outlined by THEIR own policy! Article X in our CC&R's 10.1.3 Our community park is broken down. A slide has been boarded and caution taped off since APRIL! the protective coating on our park is MELTING and exposing hot metal and who knows what else. Our splash pad flooring is disintegrating and bare. Exposed shards of rust in the splash pad to name a few. In our Reserve Study the has not been updated since 2014 the life span of our splash pad flooring is 10 years. It was placed in 2008. It is 3 YEARS past its life span. This is just one example of their negligence in maintaining our neighborhood. There have been 0 responses to my emails to the community manager as well as VP of the West Valley I have sent my pictures and complaints to. There has been YEARS of complaints about the Appalling appearance with blanket statement replies!

Associated Asset Management This company has someone continuously driving around and harassing our family with multiple fines and online pictures

This company has someone continuously driving around and harassing our family with multiple fines and online pictures. I initially reached out and contacted *** whose name was on all of the fines/complaints on May 29th about an initial complaint and this person never answers emails or phone calls. I have disputed the fines and they insist on us paying them without the in person hearing that we asked for. We had a pool built and some contractors used our side gate. As a result, our gravel became worn over the course of the project (December to the end of May/beginning of June). They hit us with a fine even though I reached out to say that we could not get the gravel done before then because the project was ongoing due to Covid. Now we get hit with an on the spot fine for parking on the gravel even though we moved our vehicle. Again, no contact from the *** to our inquiry as to: 1. An in person hearing 2. The name and address of the person constantly stalking our home

Associated Asset Management Since buying into the development in 2017, there have been repeated issues with regards to visitor parking, full trash dumpsters and tenants/

Since buying into the development in 2017, there have been repeated issues with regards to visitor parking, full trash dumpsters and tenants/residents not following our CCR's. I've complained to both the management company, as well as the Surprise Police Department with regards to noise & unruly neighbors - but am told to "file a complaint online and contact the police". I know for a fact, many in our development will not file a complaint on a neighbor (with the HOA) because the person is notified WHO turned them in. This has resulted in retaliation and confrontation between neighbors - mostly renters vs. owners. These unresolved issues are frustrating because we pay a lot in dues and I feel I have no support from our HOA with regards to our CCR's. We all live here, and therefore, we should all abide by the same rules. Also - many of our trees & plants have died because of lack of water. It is clearly visible which plants/trees are receiving water and which ones are not. I wanted to do a walk thru/drive thru the development with Susan, but was advised she is not able to meet with anyone due to covid. I reached out to our area manager Kim, in December, however I received a call back from Susan, our property manager. This is after I specifically stated I did not want a call back from Susan. Kim did return my call over the holidays; I left her a message 1/5 and have not received a return call as of yet.

Associated Asset Management Have been wanting to add a casita to our backyard

Have been wanting to add a casita to our backyard. Have reached out to the HOA twice both times they advised me to get plans drawn up and submitted to their architectural committee for review. After paying for the design and plans I submitted them to the HOA on September 15th. I received a VM from the assistant that said I would be required to get permits from the city before the HOA would look at the plans. I refused to get permits due to the nature that the cost in excess of $3500 and if the HOA denied the casita I would be out the $3500 for permits as well as the $1000 I had already paid for the plan design. Based on the HOA CC&R's the time the HOA had to decide was 60 days from the date of receipt of the plans. I received the letter of denial on November 19th. 65 days from the original date of receipt with a denial based on a partial sentence in the CC&R's. The rest of the sentence explained unless written approval by the architectural committee. I have since reached out firstly by email and gave 10 business days for an explanation for the failure to comply with their guidelines the HOA had set forth. When I did not receive an answer I then sent a Certified letter by mail with a Signature receipt to the HOA on December 17th with the same 10 business day request for a response. It has now been 13 business days since receipt of the letter and no response. I have all documents that I have sent along with the VM urging me to get permits prior to approval. The next step if not resolved will be going to the ADRE and having them deal with the issue.

Associated Asset Management The community has had issues with the landscaping for 5 years now

The community has had issues with the landscaping for 5 years now. Nothing had been done. AAM has totally ignored the community request to keep up the landscaping in our neighborhood. Last Aug we had a meeting it was mentioned in the meeting this issues. I also send some pictures to *** and he totally ignored all the pictures of overgrown weeds, plants for now regarding the overgrown bushes, weeds, other plants. Also all the dead trees, dead plants and until nothing happened.AAM literally ignoring the community, We also requested AAM to fix the streets 3 to 4 inches cracks and nothin happened. Also requested speed bumps so people will slow driving by, specially when kids are playing on the streets. We were told last August that the manager of AAM that oversee Vista *** HOA (***) that he was talking to *** , but until nothing is happening. We were so tired and disgusted the way we were being treated by AAM. My complaint had been going on for 5 yrs now. We do not know what to do ,I had sent a text *** regarding the overgrown and dry plants. The dried plant was so overwhelming it could create a fire. If someone will drop a lighted cigarette or deliberate we will have a big fire with casualties. Can you imagine if there is fire in the community? It will burn a lot of homes, people. This is my last resource to maybe they will comply. The AAM HOA themselves are the one not following the guidelines of the CC&R policy of the *** If this is not resolve the Vista *** community will not have a choice but to file a lawsuit against AAM.We pay our *** for $80 a month. Where does AAM HOA spend our *** if AAM are not willing to spend money to pay landscaping company. We also requested to change the *** because the employees of the landscaping are so lazy to do their work. Time and time again our community has ask AAM (***-manage)r for Vista *** but nothing happened.
