DAMAC Properties Unethical behaviour of staff and company

Good Morning. I did an investment with Damac, in November 2019, when I came to Dubai for my 25th wedding anniversary (That was my first time in Dubai). which was froth with a lot of irregularities. We met a salesman for Damac, Mohamed Moussa at the shopping mall and he persuaded my husband and me to take a ride to their office. Our assumption was just to see what they had to offer. I was made to sign a contract when I was taken to their office. I was there for over 8 hours and was not allowed to go out expect to take a pee. I told them that I did not have the funds to pay for this investment until I sell an inherited property in Nigeria. The salesperson said it is ok and that I have nothing to worry about. I also asked that if I am unable to complete the purchase, what happens to my money, I was told that any money I have paid can be converted to buy another property within the Damac portfolio. The salesman, Mohamed and the Manager, Radwa said they did the same for a client, a Mr Jeremy. They phoned the man and asked him to confirm if they did help him to convert to another property, and he answered affirmatively. They collected 15,000 Dirham as deposit form us. The next day, they came to pick me and my husband up from our hotel, we were held there again for several hours and another 5,000 Dirham taken off us for this contract. Making a total of 20,000 Dirham. We travelled back to London. In January, I cleared my life savings of equivalent to 340,000 Dirham with the salesman, Mohamed, introducing me to a company in Nigeria that had a business and an account in Dubai to pay to and the cash od 340,000 Dirham was to be transferred to Damac. A day after he collected the money, he called me and said the discount of 5% promotion and 4% discount for Dubai land registration will not be given to me, if I did not pay him his agent fee of 6,000 Dirham. (The discount will be a total of 40,000 Dirham). I queried that and he said that is the way Damac operated. That if Damac would have to pay him his commission, they will not give me the discounts. So he took 6,000 Dirham off the 340,000 Dirham and paid in 334,000 Dirham. I have already sent an email to Damac and the sales Manager, Radwa, asking them that they should acknowledge the 340,000 Dirham I sent. He told me to resent another email and say I sent in total 334,000 Dirham and he will make sure the discount is applied to my investment, which I did. He then forwarded the discount paper and hand wrote on the discount in the PDF he sent to me. This was now 340,000 Dirham I had paid. The payment of 340,000 Dirham was supposed to cover payments till November 2020, to allow me time to sell of the inheritance property. As soon as Damac got the money, I received another payment invoice different from the one I got at the signing of the contract, detailing that I will need to start repaying in June 2020. I panicked and called Mohamed. He said I should not worry that I already have payments made. In March, I received an email and a phone call chasing for instalment. Mohamed intervened and said it was a small issue in logistics between the accounts department and sales department. In April, I got another chase stating they have not seen my payment. I called the sales manager, Radwa, and requested if I could cancel as I was already getting jittery about the whole transaction. I only get chases for instalments and no one responds to my emails. In June I got another chase, and on the e#1st of July, I got an email that my account was been cancelled due to lack of payment, which was untrue. Then I started getting calls chasing for payment. I called the sales Manger, she did not reply back, Mohamed was away to Egypt. A month after in August, on the day they said I needed to pay an outstanding of 24,000 Dirham, I have a heart attack and was hospitalised. A month after that, I had a suspected mild stroke and the pressure was too much and my entire life savings was struck in Damac.
When I came out of the hospital, I wrote to Damac that I wanted to cancel the contract as it was wrongly sold to me. I explained all that happened sent my hospital reports to confirm my health issues and that I lost my job in June, my sisters are refusing to sell the inherited property and I do not know what to do. I did not get any reply for a while. I was told the mail will be sent to their management team and a reply sent to me. Mohamed called me and begged me not to put in him trouble, that he is willing to refund my 6,000 Dirham. That was when I realised that the 6,000 Dirham he took off my money was not official money. He tricked me to take that money off me. Despite me informing them by email of my situation, no one in their managerial team has called or contacted me. I only received emails and called from a salesperson.

My entire life savings is with Damac, I told them of my financial situation when I first went to their office and I was advised to go ahead by Mohamed and Radwa; and that I could always use any money I had paid at least to a turn of 300,000 Dirham to get another property with them. Hence my paying in 340,000 Dirham. What do I do, I want to cancel this contract as it was done under duress and trickery and collect my money back and the sales people penalised for false promises and selling of this investment under trickery and destroying my health in the process. I have always been a healthy person with no health concerns. Please I need help.

DAMAC Properties Apartment leakage

I'm the tenant for Lake View 2405 apartment
For 1 month I have requested a maintenance to solve the leakage issue in the apartment until now the issue has not been solved and the damage become unsafe to live in the apartment. I renewed my contract for 1 more year and I'm not feeling safe in the apartment. The maintenance team are not able to solve the issue their not equipped to do the work I need an immediate solution to this issue and the proper team who can provide the safety for me to stay in the apartment

DAMAC Properties eoi refund

Dear,

The last year 2019 we visited Damac office in Jeddah Saudi Arabia.

We paid EOI 20, 000 DHM's dated 20/10/2019 and myself and my partner travelled subsequently to Dubai for site visits.

Unfortunately, the deal was not finalized in the office and we were told by the sales representative in Jeddah that Refund can be applied.

We were already informed that Damac will charge ~1700 Dhms per person for visit arrangments and the balance will be refunded to us.

I have been following from a year DAMAC sales representative name Syed Quadri but every time he comes up with the different story.

I request that please process the refund smoothly in the same account from where the payment was initiated after adjusting 2 people visit arrangement fees.I am attaching the EOI receipt confirmation for your reference

DAMAC Properties Refund of expression of interest

I am Sanjeet and I have paid 20, 000AED toward expression of interest upon commitment of Damac Sales Director Mr. Haris and Sale person Mr.Ranjeet.

During visit to exclusive event on 22.08.2020, I have given the indicative price of 1.25 mAED for 4 BHK and same was quoted on 24.08.2020 as 1.6 mAED basis which I decided to put request for refund of "Expression of Interest"

Not happy with the service.
Applied for refund since 1 month.25.08.2020.
Still not got the refund.
Mailed 5-6 times to customer care and no response from customer care as well as from none of Sales representative.

No update.
Since 26 days my 20000 aed is stuck.
Bad service and my wise decision not to buy property through Damac
I am planning to lodge with DLD and police complaint now

Good day Sanjeet, I can feel your frustration.. I had the same issue.. refund for 'expression of interest' filed on 16/08/2021 some small actioned made by AYS but refund still awaited till now. Did somehow now received your refund?

Yes their agents are very pushy and aggressive. Massive turn-off. DAMAC bosses must review this kind of approach. They will lose more clients than gain. On Nov 7, 2020 we went to DAMAC Hills during an open house. Felt harassed by their aggressive agents. Even asked AED 40K from me as "expression of interest" for a 800sqf 1-BHK unit. One agent whom they said is with finance team even pulled a drama that another client waiting inside the meeting room wants the same unit so I better decide instantly. Such desperation it's pathetic. I got so turned off I don't even want to consider DAMAC when buying a property.

DAMAC Properties Careless from the customer care team

The customer care team in Damac is ignoring our complaint and refusing to solve our problems.

Attached pictures witness the careless from the team.

Damac wronged me when they put an illegal fine on me through the security.

I have submitted many of complaints to the customer team, but I discover the carelessness from them.

I am chasing them since 1 month but no one care!

DAMAC Properties Parking fine

Dear,
Hope this email finds you well.
Kindly note that I am a resident in Damac Ghalia - JVC.
I have a complaint regarding a parking fine I have received of a value of AED 400 from Dubai Police issued by the security guy in the building.
The fine was already paid by my company since the car belongs to them and the amount will be deducted from my salary!

I checked with security, he told me that the fine was issued because I have parked my car beside the building. while I actually have been parking my car there for more than 8 months! So why only now I received that fine!
There is no sign prohibiting the parking there, I have seen and still do many cars every day parking in the same place.Also, No one informed me that the parking there is not allowed and I didn't even receive a warning message before the fine which is supposed to happen prior issuing the fine and only in the case I don't obey to the warning you have the right to issue the fine.
So, how am I supposed to know that it is illegal to use that parking and whose fault is that?!

حتى حدث تأخير في نسب الانجاز طرفكم وعدم تناسب نسبة الدفع مع نسب الانجاز وتم التفاق على جدولة الدفعات المتبقية ..بنسبة 20%
على ان ادفع 10% في مارس 2020 والاخري في شهر 6 او 7 2020 هذا اخر وضع مع المندوب - عنتر -
هذا وانا متضرر بسبب تاخركم في التسليم واضطراري لدفع ايجارات لعدم تمكني من السكن والانتقال للوحدة المتفق على تسليمها في فبراير 2020 .

DAMAC Properties mishandling our co owners association

Many of us owners of The Piazza, a residential complex built by DAMAC in Lusail City, Doha, Qatar are now enraged on how DAMAC and it's subsidiary company named LOAMS are still keeping a tight grip on out property's common area management despite completing the project and handing over the units to us thier buyers some five years ago. They continue to do the following atrocities up to this day such as:

1. They never had the moral decency to explain us the fine prints of the co owners constitution so biased to their favour that they hastily made us sign at the time of our purchase almost a decade ago;

2. They convened our supposed Co owners association foe us to run our common area upkeep but they never ever gave us the actual control to do so;

3. Negligence of their obligations as specified in the constitution that's already even favourable to them;

4. No Annual General Assembly meeting or special meeting between them and us homeowners has been held for the past 2 years now;

5. Our Owners Representative is mostly not being taken seriously by them and is rarely being made privy to vital operations of the supposed association;

6. Using a lame legal excuse of our association not yet being a legal entity, they refused to give us a directory of all of our other fellow unit owners hence the required 25% members of our association for us to be able to call for an official meeting to make them answer for their wrongdoings was never met and more so most of our fellow owners therefore cannot be notified by our Owners Representative about critical issues that need to be decided on, what their rights and entitlements are, and what their legal options are;

7. DAMAC employees actually operate LOAMS with substandard competence and diligence not acceptable to our expectations;

8. All service charges, master community charges, reserve funds, individual unit utility charges (water, electricity & district cooling bills) and deficit recovery charges from previous unapproved budgets are still being issued under a single ledger system and even NOT in the name of the Co Owners Association as it should be, but in the name of DAMAC and are being collected by LOAMS with all payments made to DAMAC's bank account only;

9. They do not transparently indicate the rate for our normal service charges and the master community charges separately and still do not separate the billing for individual utility charges from the statement of service charges to us the owners which should not be case as we the landlords should not be held liable towards the various payment attitudes towards utility bills of our tenants that we cannot control;

10. No proper detailed audit report or verifiable justifications of past budgets especially deficits, detailed financial statements and liabilities has ever been made by them to all of us owners;

11. Budgets are not prepared on time and it's corresponding service charges are already being billed to us even before these are scrutinized by our Owners Representative and worst, are not being subjected to ratification by the majority of owners in any general meeting called for such purpose as mandated by the constitution;

12. Excess security deposits mostly four times the actual requirement paid by us unit owners during the time of hand-over are yet to be returned by them nor has any accounting of such monies has ever been made to us for the past 4 years;

Considering that no constructive dialogue in the many pending issues has ever happened between us owners and DAMAC / LOAMS with them continually being evasive and non-responsive towards our issues at hand, we are now more annoyed than ever.

DAMAC must revise the venal & imperious co owners constitution so biased to their favour and must stop their oppression against us by giving us our freedom as they should have done a long time ago or at least for them to start serving us decently and professionally for them to earn our trust and maybe, just maybe we might retain them or any of their applicable subsidiaries to serve as one of our service providers for as long as they fairly the due process of tenders.

We bought a property in Qatar, and we actually prefer to run our co owners association in a decent & proper manner wherein our rights and interests are best served by a company in Qatar without any foreign control especially from an oppressive foreign entity.

It's time for DAMAC to either shape up or ship out before we start we entertaining the notion that their continued disservice to us is part of their base country's economic aggravation against Qatar.

DAMAC Properties Internet

There is no internet connection in Damac Tenora. And these guys are asking to stay at home, dont go out for work.

How can we stay at home and do work without internet.

Etisalat is ready to give the connection for last one year and Damac is not giving them the clearance

DAMAC Properties No internet fibre

For the past two years tenants have been complaining about lack of internet fiber connectivity. When contacted with the Internet service providers we were informed that building has to internal infrastructural their optic cable wiring is done. At this era, it seems like totally disconnected from the world without internet connection. relentless following up and complaining yield no results and all pleas are unheard. in Current situation, 90% have to work from home and lack of fixed internet connection is a major issue we all are facing.

DAMAC Properties Maintenance parking. Trash bins

I was in shock when I saw the condition of the parking walls. There is no trash bins, emissions is everywhere. Very bad smell. There is no maintenance for the walls.
Each floor corridors are not clean. Garbage always full of trash. Water liking should be fixed.
When I visited to complain to the management office in building B, their attitude was very bad, unrespectful. The manager doesn't know how to talk with a lady.
The manager (Indian) let me to feel I am guest in his house and he can create for me problem if I complain.
Instead of resolving the problems they always try to create a problems.

DAMAC Properties Noisy neighbour

Hi, I live in damac ghalia, JVC and I have my neighbour infront of me playing very lound music every single day and night, I triend talking to him more than once to tell him that this is very hard for me and he closes it for one day and thats it. I wish I can have a solution for this because I can not sleep at night or rest after my work during the day.

DAMAC Properties Disconnection of water

The situation of disconnecting water every once in a while is ridiculous, we have received for the tenth time a notification of disconnecting the water from 9:00 AM to 03:00 PM yet not only that but also they are not being honest with the timing since it 05:40 already and no water!
We need a permanent solution for this repeated issue !

DAMAC Properties Hygiene in pool area female toilets

Afternoon.
I am living in Damac Ghalia JVC.

I have alredy complained and to customer service and to facilities manager from Damac Ghalia bit noone didnt react.
1.From JULY 2019 in female toalet on pool area hand wash dispanzer IS NOT WORKING.
At least, if management couldnt.orhanize someone to repair, what is unbelivable, they could provide, at least hand soap.
This ia realy very shame for one building such as Ghalia. To leave tenance withoit basic hygiene item in toalet.
2. Also from last summer speakers on the pool area is not working, as life guard said he alredy complained aboit this but without reaction.

Kindly react and arrange someone who will be dedicated and react for these basic complaines like this.

DAMAC Properties Building access

There is a very bad habbit brought by the building administrators from their country: they fail to inform tenants in a proper way of any changes. Then they force entering the building, blocking access cards, lying that it got old, was deactivated coz of outstanding fees, which owners didn't pay, etc. Question here, why should tenants deal with this? When by law even the renting documents are a responsibility of the flat owner, not tenants. But still, cards are being blocked and you cannot activate it. Terrible administration

Yes I hate this system, I would say cheap system!They block your card even if landlord didn’t pay service charge, But that’s not my issue I pay rent on time!They lock the doors even If your contract is going to end!One week before they will lock it!By law they have no rights to lock my door!Cause I’m paying rent, paying my bills and They have worst reception on earth!They shout for any reason

DAMAC Properties I have not received the refund owed to me for the deposit of an apartment for the value of €20,000

My name is Tania Adebiyi and I'm from the UK. I made a request to Dubai land department through one of your business development manager called Ahmed for a refund of €20, 000. This was approved a week ago by Dubai land department and the only thing left to do was for Damac to transfer this money to my bank account. At present I am still waiting for this money to come through to me when it was said it will take maximum 2 to 3 days. It has been a week now and I urgently need this money to travel to Dubai in Christmas and also to pay for my car which will be taken away if I don't pay. I am extremely distressed and unhappy about the service offered to me by Damac properties, as this is a matter of urgency and it has been taken lightly.

DAMAC Properties Paramount

I bought my apartment for 1 million USD and now the price is half of it. Paramount has cancelled and Damac is not letting me rent it out. I need my money back. Firstly it took 6 years to get the keys and the quality what was shown to me is not what I received.
Nobody answers my questions at the crm which and the sales manager never replies to my phone's and messages.

We are suffering in this building!!! More than 2 weeks and they are unable to solve the shutdown and disconnecting of water problem!!! Everyday they are disconnecting the water for more than half day. I am relay disappointed and I am regretting that I came to live in this building. I am in Ghalia since Sep-19, since that time till now I couldn't remember one single day I satisfied in this building.

DAMAC Properties damac properties - disgusting introduction

My experience was as a potential investor.

The DAMAC group recently came to Dallas Texas and presented themselves as a premier developer in Dubai with over 44 properties to choose from. What was very compelling was the map they had at this exhibition. The property they showed me within my price point was Okaya. The arrogance came when I met Othman Abbalah- business development manager. Something about his entire conversation didn't sit right. He gave no specifics on return/yield. I asked Specific questions regarding completion- NO answer. I asked Specifically about future development around the community- NO answer. I asked About other amenities on the community-NO answer. Everything was vague which sent up too many red flags. He wasn't personable, very off putting attitude. I'm actually IN real estate so building relationships and showing some type of enthusiasm is important and key to a buyers interest level, ESPECIALLY mine. Any investment Is a risk, however based on this thread it's quite evident I dodged A HUGE bullet. I'm seeing things about sexual misconduct, unethical practices, repossessions? Project delays? Yea NO❌ Stay away from this developer if you are in the market to invest. Looks like my intuition about this encounter was spot on❗️
