Adams Homes of Northwest Florida Terrible warranty department

My fiance' and I bought a new Adams home in Grand Oak Preserve in Parrish FL.

We LOVE our house and the neighborhood couldn't be any better. We had a great experience up until our wall began leaking when it rains.

Take my advice, If you decide to buy an Adams home anywhere, make sure you get a very thorough home inspection done before closing because it's impossible to get any warranty work done! the date today is 1/3/24 and I've been trying since October 2022 to get a leaking 2nd story wall fixed! I've contacted their warranty person, Doris M. Mojica and get nothing but blown off. She stopped answering my emails altogether. I moved up the ladder to Tim Williams September 2022. He was appalled that it had taken so long to get results. He set an appointment with Tibbits Lumber for October 26th to remove the siding from my house and fix the leak. They never showed. I called them and they said they had to call Tim to set another appointment. I also called Tim. He said he'd reschedule the appointment and then I never heard from him or anyone again.

My 2nd story wall has been leaking during every rain storm for almost a year and a half. It makes me wonder what kind of mold is growing in the walls and floor

Recommendation: Make sure you get a thorough home inspection done

My wife and I purchased a new home in the Lakewood Cottages community in Pensacola, FL from Adams Homes and had a great experience. The sales and production team were great with communicating with us, and the office team ensured everything during construction, at closing, and after was handled with professionalism. The home itself is perfect for what we wanted; new, low maintenance, great area, and affordable. I'd highly recommend Adams Homes for my friends and family looking in the area.

The house we purchased wasn't ready as required on the day we were to move in. We had issues with the plumbing for almost 6 months before they finally fixed it. The paint that is inside is as cheap is as can be, and will wipe off easily. The insulation wasn't completely added in the attic and that took over a year, and threats with legal actions, to get done.

Buyer Beware - Do not Trust warranty Adams Homes is an untrustworthy company. They do not manage the trades that are building your home. The trade they hire is the cheapest labor force available. The trade will skimp on everything they can. 1 screw in a toilet paper holder that will be mounted directly under your towel rack. 1 screw in a toilet seat so when you sit you have a chance to slide completely off the toilet. They will sever irrigation lines and hide it under sod and then claim it isn't warranty work because it is erosion when it is a line that was hidden because the worker knew what he did wrong. When putting carpet down in the house they do not clean the floor prior to putting down the carpet and there is no such thing as a pad between the carpet and the cement floor. This builder should be avoided - Which someone would have written this so I could have read it before I got into this house by them Warranty department will not respond and will delay as long as possible. Fort Pierce Waterstone community is mismanaged and should be avoided. If you purchased and are waiting forfeit the $1000 and run away and go elsewhere. They are going to give you the raw deal and if you want 2 weeks notice for a closing date to get your life in order - That cots extra for them to track a house they are building. How does that work? Ask yourself that question. How can they not know when something they are building be done.

Adams Homes does not stand by their work. I have had so many issues with them, and the warranty department will not even consider coming out. I have had significant damage to my home from the roof leaking, along with other issues. Very shoddy work, do not recommend buying a home from Adams.

We paid the deposit in November . We were told permits would be submitted the first week of December. Come to find out that the permits were not submitted until February. Have been asking for progress updates and I keep getting the same story. The last bit of information was that the lot was on the calendar to be cleared, but she did could not give me a date. That was three weeks ago. The lot has still not been cleared. Our realtor called Rowena to ask about cancellation and ramifications. Never received a call. I emailed her asking about the deposit and cancellation. My realtor did the same. The response received was cancellation submitted to management. We asked what the ramifications were and if we would get the deposit back IF we cancelled. At this point, I am okay with it being cancelled. Her attitude shows how little they care about our business. It has been nine months since we paid the deposit and nothing has been done. We were told two to three months for permits and then around 4 months to build. Well after nine months, we are not better off. Terrible company. Terrible customer service.

Buyers beware in purchasing a home with Adams Homes. Our experience with this builder has been awful. We gave a deposit in November and everything seem to be going smoothly. I put a deposit of $1000 on a new construction property in Fort Pierce with Adams Homes and they decided to sell my property to someone else and will not refund my deposit. They suggested I pick a different property after I requested my refund back because the 4 bedroom home I wanted was now not available. Good luck trusting this company.

I am under contract in Pepper Tree development, located in Wildwood, FL, beginning in October . I am very troubled over the lack of progress on my home. I was quoted 3 months for permits, 4 months to build, totaling 7 months, approximately. Today marks 5 months in the process, and nothing has been done but the land being leveled. Foundation is not even poured. I would think homes under contract would take priority over spec homes being built in the neighborhood that aren't even sold yet.

Adams Homes of Northwest Florida The warranty manager *** has been a nightmare

The warranty manager *** has been a nightmare. Any issue with our home he will say it's not an issue and won't even send anyone to come look at anything or he will say someone did come when they didn't. Super disrespectful towards women. It has been nothing but a fight to get anything fixed. The only thing they have fixed so far was a roof leak but it took so long to get it fixed there's now water damage in the walls which apparently they don't cover.

We had a great experience with Adams Homes. We built in Parrish, FL, and signed our contract in August . We were well aware of the supply chain issues and labor shortages amid the pandemic which caused a slower than normal build time. The sales team and superintendent communicated with us throughout the build which helped us manage our expectations. We upgraded a few items like flooring, stone on the exterior, and cabinets. We are loving our house - moved in 3 months ago!

Adams Homes of Northwest Florida On February 3,2021, I had signed a contract with Adams homes to build a new home in Crestview, Florida

On February 3,2021, I had signed a contract with Adams homes to build a new home in Crestview, Florida. The closing date is supposed to be in September/October timeframe. They have started my foundation but that wasn't until June after I had to put up a fuss about it. On August 4 I called the closing coordinator she apologized and told me that they would continue working on it the following day. I did go out there to check and they were working on it. The worker/superintendent saw me there and to make me even more mad, I believe he cracked my foundation on purpose so because of that I was told by the realtor that the work would be put on hold for another three weeks. I noticed that when I looked at other peoples foundations they were fine, but by coincidence mine is the only one that's cracked?. On August 20,2021 I went to the corporate office in Milton Florida, and spoke with the closing coordinator, the building manager, and few other people. The closing date is now pushed back to February/March 2022. Now I'm five months behind everyone else's property is being built but mine. I was excited about getting a new home but now I'm just frustrated and mad.

Adams Homes of Northwest Florida We closed on our house 12/31 with Adams Homes

We closed on our house 12/31 with Adams Homes. By far the worst customer service experienced. Of course when we closed/moved in, the sod was brand new and should require time to grow as grass. However, it has now been 10 months since the sod was laid, and the entire area on top of the septic is not growing/completely dead. There was not soil/dirt laid, it's completely sand leaving it almost impossible to walk on. Adams has been contacted and refuses to fix this issue. This is one of many issues we have, but this one is the undoubtedly the worst.

To whom it may concern, There is a very deep hole forming underneath my driveway and the ground beneath the grass next to the driveway is beginning to sink. I had previously placed a complaint with Adams Homes about this matter before my closing on June 25th and they attempted to fix it. Shortly after my closing, the issue arose again and Adams Home warranty department replied by sending out a landscaper who showed up through the soil back in the hole and scattered grass seeds and assured me that the seeds would fix the issue "which is completely ridiculous" that same day a brief rain fell and all the seeds and soil ran out of the hole and it became deeper. After my closing, I was told by the Adams Homes Warranty Department to file a complaint with the city of Port Saint Lucie which I did and the city cleaned out the Swell in front of my home and informed me that Adams home graded the front of my yard with loose sand which will continue to fail.

Refusal or unwilling to complete home repairs less than 30 days of closing. I sent an email to Adams Homes on January 10 requesting repairs to a new home in which I closed December 30. This email contained attachments of pictures. These pictures are in a file called "warrantyitemsforrepairtracyjenkins" in the attached compressed file. There was no response. I sent another email on January 21. No response. A few days later, I called Adams Homes at XXX-XXX-XXXX and was transferred to the warranty department. The gentleman who answered said he was aware of my request and he was "trying to line things up." A few days later, I was contacted by the irrigation repairman (XXX) XXX-XXXX and a mutually agreed upon date and time was set. He showed up and completed the repair. I then received a call from the electrician (XXX) XXX-XXXX. The text message with the electrician is contained in the attached file. He set dates and times, but he never showed up or responded to phone calls. The painter left paint on the flooring, as I think the interior was painted after the flooring was installed. I will take care of this problem with the interior, but they need to clean up the white paint they left on the gray rear patio. I am asking that Adams Homes address the electrical issue with the attic light, the flapping exhaust fans and the loose shingle. Additionally, Adams Homes need to pick up the extra window they left, along with a thick roll of construction documents.

We signed papers in April to build a house with Adam's Homes, we didn't close on our house until July. We were told 8-10 months to build it. Throughout the whole year and 3 month process, I received no updates, no phone calls, no communications at all from my sales person or anyone from Adam's Homes unless I called or texted them. I sent them texts and phone calls of complaints about numerous lack of craftsmanship things that were wrong and they ignored it, so by the end of it all I was disgusted and just wanted it to be over. On our walk through there were numerous things still wrong and they said they'd have them fixed. A week later on our final walk through the paint needed touch up everywhere. They agreed to purchase us a gallon of each color paint interior and exterior if we could just close that day. It's 2 months later and still no paint, no phone calls, no response, nothing from them. We want our paint so we can finish what they didn't!

Adams Homes of Northwest Florida We bought a brand new home from Adams Homes on 12/10

We bought a brand new home from Adams Homes on 12/10. Three months later we have erosion issues in the back yard. The rain washed away parts of the backyard and now our septic tank pipes are exposed. As it continues to rain we have more and more sink holes in the yard. We are still within our warranty but Adams Homes said its erosion and that is not covered under the warranty. We disagree. The problems in the yard are because Adams Homes did not survey the land properly, lay down the dirt and let it sit, and they did not install proper drainage so now we have a problem. We are not the only house experiencing this issue. Our next door neighbors have the same problem, and Adams Homes laid dirt down four times and each time the rain washed it away. We would like a permanent solution to the erosion problem caused by Adams improper installation or lack of a drainage system. Proper drainage needs to be installed on the street so the water doesn't run into our yards. See attached pics.

Adams Homes of Northwest Florida We bought our home on March 12th this year and experienced alot of problems with the builder, Adam's Homes

We bought our home on March 12th this year and experienced alot of problems with the builder, Adam's Homes. Once we moved into the home, the garage floor began cracking tremendously, the moisture was in the foundation wall, and the walls on the garage started to crack. My master bedroom ceiling began cracking and the paint started falling off the ceiling in another room. We had a foundation company to come in and look at the garage. He stated, "It needed to be fix because it will worsen, and it was not poured correctly". The warranty coordinator would pick and choose what emails to repsond to. The production manager and his assistant, Rodney Williams, came to inspect the garage and were very rude and condescending. The told us that they would not fix the crack until it got worse, even though it met the criteria of 1/4 inch. Rodney disrespected Disabled Veteran my father-in-law and when my wife began to explain her concerns Rodney verbally assaulted her and put his finger in her face.

Adams Homes of Northwest Florida I entered into contract with Adams homes with a contingency on the sale of my home

I entered into contract with Adams homes with a contingency on the sale of my home. I was obligated to put my house on the market in 30 days. I obliged and my house sold quick. I pushed closing out 60 days with post occupancy. Adams homes e-mailed me and set up final walk through and closing. 20 minutes prior to my final walkthrough they called to cancel. They called me 12 hours prior to closing to tell me that was postponed a week. I had to do everything i could to get someome for my family to stay. For my second closing they postponed 12 hours prior again, but this time they could provide me no date. So now i am having to struggle again finding somewhere for my children to live while they take their time not be able to close a house. I know closing on a house is stressful but they hace made it way beyond stressfull by not know when they will be done and not giving me adequate time to find a place for my family. I will never recommend anyone to them and wonder how many other families they let struggle because they do not know how to get a job complete.

Adams Homes of Northwest Florida I am having a continuing problem with my master bath shower enclosure

I am having a continuing problem with my master bath shower enclosure. Currently, I am in the process of my fifth repair on the damaged enclosure and the house is just 16 months old. I have been told by Adams Homes that the shower enclosure is under a lifetime warranty with the manufacturer. However, I am extremely frustrated that the unit continues to have the same problem. I find Adams Homes at fault as the unit was damaged when it was installed. When the drain was originally installed it was cut to high. As the shower unit was installed the installers forced the unit down onto the drain, thus causing the fiberglass surrounding the drain to crack and weaken. A repair was made prior to closing, then within the first few months of my living in the home, then again this spring and again at this time. No repair is going to fix this unit as it is structurally damaged due to improper installation. Lifetime warranty, yes, but having to make a claim every few months is ridiculous. This enclosure is beyond regular repair and needs to be replaced. Adams Homes needs to accept their role in this problem and pay for a new shower enclosure. Otherwise I will be filing a ComplaintsBoard.com complaint every time I have to call for a repair. This is the same statement I made when I filed a ComplaintsBoard.com claim in August this year, claim number ComplaintsBoard.com CASE#: [protected]. Other industries, like the auto industry, stand behind their work and will declare a car a lemon after continued repairs. Adams Homes needs to step up and do the same - replace this defective unit.

Adams Homes of Northwest Florida Adams Homes put a different color brick on our home that is contractually not what we asked for

Adams Homes put a different color brick on our home that is contractually not what we asked for. We are having problems getting the issue corrected. My name is *** and I am a disabled Veteran. I am in the process of building a home in Crestview, FL. We chose a specific type of brick for our home, which is included in our contract. However, several weeks ago on Jan 10, we noticed the bricks on the home were a different color. We contacted our real estate agent the same day, whom contacted the sales representative for Adams Homes, *** On Jan 11, we were informed by our real estate agent that Adams Homes stated that the manufacturer said to "give it a few days and the bricks will lighten up". We waited a few days yet the brick didn't lighten up. At that time, the builders continued to finish bricking the whole home, despite our concerns. Over the past few weeks, the Adams Homes representatives and our real estate agent agreed that the brick on the home was clearly a different color than the color stated in our contract. Adams Homes representatives stated, "the color we chose comes in different variants from dark to light"; however, we were not told this information when we chose the color and this is not listed in our contract. We have tried to work with the builders regarding providing us with some sort of compensation for the error they made and we informed them of the issues before they finished the entire house but they proceeded. However, on Jan 23, we were informed by our real estate agent that *** stated, "the builders can't do anything regarding the brick at this point". At this point, on 25 Jan, our real estate agent was in out in contact with the brick manufacturer, whom stated that the brick could be stained but due to it having the wrong brick and mortar, there was *** guarantees that we would get the desired outcome we wanted. Therefore, it would be a HUGE gamble going that route. Due to this development, we asked if they could compensate us with a fence for their mistake and we were informed that on today, 1 Feb, *** stated, "It was for sure not going to happen. Reason being is that lumber prices have actually doubled as of late and they are not even doing fences for people who want to pay for them. Like they're not doing fences at all. For anyone". We tried to offer a resolution for their mistake and was not successful. As a disabled veteran and a military family, I'm extremely dissatisfied with the service I'm receiving from Adams Homes with this situation and do not feel valued as a customer.

Adams Homes of Northwest Florida I am building a new home with Adams Homes in Hickory Ridge, Cocoa, Florida

I am building a new home with Adams Homes in Hickory Ridge, Cocoa, Florida. When I contracted with the company I paid an additional $6,100.00 for upgraded tile throughout the whole home except the bedrooms. I purchased additional upgrades, such as granite and gray cabinets. All of the selections I made were in the gray family (carpet, tile color, cabinets, granite). in fact the color of the tile is Gris, meaning gray (the exact tile is Pedra 2 - Gris). I stop by the site on occasion to see the home, on one such occasion (May 19) the tile had been installed. When looking at the work, I noticed the grout was a terra cota/brown color, with gray tile. The color of the grout was in complete contrast to the tile itself and noticeably stood out. I immediately stopped our sales agent and asked about the color of grout. She said all grout was light in color and it must have just been laid that day and would lighten. But she said she would look into it. I went back the next day and the grout was the same color, brown - not any lighter. I stopped by the office again the next day (May 20th) and she agreed that the grout was brown and dark and should have been light gray. She also stated that there is another home in the community where gray tile was used with gray grout. I explained that the grout was not acceptable and needed to be replaced. She said she understood and would contact her regional manager. The next day (May 21st) she called saying the manager would stop by the following day (May 22nd) to look at the tile. In her conversation she said her manager told her that if we are that unhappy with the grout, there is no reason why they should be forced to live with it. I didn't receive any communication on Friday, so I reached out to our sales person via email. She replied back "management would not make any changes to the tile." No further explanation was given. Needless to say, that I am not only unhappy with the poor workmanship, but the way this situation has been handled. The lack of communication and customer service is despicable. I don't even know the name of the regional manager, nor have I had any opportunity to speak with him/her. This person is some random person passing judgement on a home that I am spending over $242,000 for without any direct contact with the purchaser. At no time was the purchaser's consideration taken, just the bottom line for the company. They are in the business of building homes and should be offering a quality product that the customer is happy with. We didn't even have the opportunity to choose the grout color, someone else did that for us, without any concern for the color pallet of the home. The state of the current tile makes the home look cheap and your eye can't help but be drawn to the brown grout lines rather than the beauty of the tile itself. Right now, I am very unhappy with my purchase.Product_Or_Service: Home builder
