Manager charged me $612 for a problem they have not fixed yet.. they said I have a stopped up sink but it’s not stopped up for water to overflow the moment they were in the sprinkler room replacing pipes

As of March 2022...

...If you're in urgent need of a short-term place to stay (i.e., fewer than four weeks), the Dallas Budget Suites of America on Stemmons might work for you...

...BUT...

...Please do yourself a favor, however, and at least glance over the "pros & cons" towards the end of this diatribe before making a decision.

Here's the essential bottom line:

One- and two-bedroom suites are available (although trying to get into one of the elusive two-bedroom floor plans is a ridiculously difficult proposition—they are almost never vacant).

As of April 2021*, a typical, first week outlay, for a standard one-bedroom suite, runs approximately $440. This includes a (ostensibly refundable at checkout) deposit of $150** (although all these dollar amounts are subject to change), about $45 or so in taxes, and $245 for the actual suite. So the first week is the most expensive.

For the subsequent second through fourth weeks, with taxes, you'll pay roughly $280/week for the one-bedroom suite. If you stay at least four to five weeks, the rate drops to about $245/week (barring any hotel-imposed hikes) and stays there until checkout. Any taxes paid during your first four to five weeks are then refunded to you in check form about six to eight weeks later as, in Texas at least, after a month-long stay, you're considered more of a "tenant" than a short-term guest--and hotel taxes don't apply to "renters," I guess. Generally, the tax refund check is in the $180-195 range for a one-bedroom and can either be mailed to you (if you've checked out), or be held at the front desk for you to pick up in person***.

PLEASE NOTE:

* INFLATION and BUDGET SUITES have seen to it that these prices/rates are laughably outdated and are most likely 25-50% higher than they were in April 2021.  And, yes, I know—it sucks a hairy one.

** PLEASE DO NOT count on your deposit being refunded. Why? I am unaware of ANYONE who has received their deposit back, despite many leaving suites in pristine, or BETTER, condition than when they checked in. We've lived here for five years. Not saying it's right or fair—but it just never happens. If someone has experienced otherwise, I'd love to be corrected.

*** You CAN count on your taxes being refunded. Just not very fast, as the refund "comes from corporate," according to the Stemmons' Budget Suites office staff.  They AIN'T lyin' about THAT.  Expect to wait WEEKS for that refund check...so it's best to NOT be in a hurry for it.

Speaking of "renting," when checking in, you (and any other adults in your party) will be asked to complete background check consent forms and a somewhat lengthy lease packet. While you're working on the lease agreement paperwork, the hotel staff will run background checks on any adult guests.

Bad characters circumvent this by getting someone who CAN pass the background check to get a room for them. They then move in, make themselves comfortable, and proceed to make other guests' lives a miserable living hell, so be forewarned.

There is unarmed security "on patrol" (sleeping in the laundry room, basically), but the Budget Suites office staff, at this location, advises guests to call the Dallas Police Department (911, in other words) for any security issues/concerns occurring after-hours.

Pros and cons…

“Cons” include:

-- RAMPANT CRIME, risk to life & property high.

-- ALWAYS loud.  ALWAYS.

-- Stair access to suites only, no elevators & no dollies/carts available.

-- No dishwashers in kitchens.

-- Housekeeping, linens/towels & toiletries NOT provided.

-- As of January 2019, guest access to fast, FREE, high-quality Ethernet service was replaced with slow, unreliable Wi-Fi. Guests now PAY $8.50 per week, per device, to play "Connectivity Roulette."

-- Parking is scarce.

-- Laundry room closes at midnight (not open 24 hours). Many washers & dryers are inoperable & not marked as such. Good luck.

-- Maintenance response times & quality of work have noticeably deteriorated, regardless of the job complexity.

-- Sharp rise in neighbors with "behavioral issues."  Open-air drug & prostitution sales.

-- Nickeled & dimed for optional "rentals": TV ($10/week), microwave ($5/week) & access to (crappy) Wi-Fi ($8.50/week).

“Pros” include:

-- Fully-furnished apartments.

-- On-site laundry building.

-- Easy access to DART bus line.

-- Kitchen includes full-size stove & fridge.

-- Phone, Wi-Fi and & cable TV offered.

-- No worry about electric, water, gas & trash bills—it's included in one weekly rate.

So—let's review...

It's important to bear in mind that it IS a BUDGET Suites we're talking about—not the Waldorf Astoria—so realistic expectations, a sense of humor and an "adventurous" spirit will be your friends, if you're seriously considering a stay here.

This said, let me make very sure that there's no confusion and you're aware the quality of your stay will be very contingent on the following:

a.) Your ability to reliably cover ever-increasing, inflation-driven rate hikes on time, EVERY time...

b.) Your tolerance for customer service in the "underperforming" range—delivered by low-morale, oft-beleaguered, poorly managed and rapidly-turned-over staff...

c.) The courtesy, decency and concienciousness of fellow guests (again, the emphasis here is on keeping your expectations realistic—which is to say low. VERY, very low), and...

d.) Your comfort-level with:

° Neighbors sharing music (deafening, sub-woofer-rattling, 24/7 and inescapable)...

° "Alternate lifestyle activities" (open-air solicitation of prostitution and illicit drugs, wanton acts of vandalism, theft, harassment and assault)...

° The ubiquitous practice of herbal medicine and the preparation of traditional, cultural and "ethnic" foods  (invasive and eye-wateringly powerful cheap skunk weed and rancid cooking odors—capable of penetrating walls and floors—and, again, 24/7) and, finally...

° The near-total indifference/inaction of on-site security personnel.

Overall final conclusion: The benefits, sadly, don't outweigh the negatives at this location these days. Many only consider the Stemmons' Budget Suites as a last-ditch alternative to literal homelessness on the streets. And this really is the truth. I wish it wasn't.

I AM serious, yes.

I have been staying at the budget suites on empire and stemmons freeway over a year now and the last few month I've had my cars tag with tow warning 8 times over the smallest thing like low tire pressure and also saying my vehicle wasnt registered now its expired registration it's a holiday weekend I cant do anything about it and they are going to tow my vehicle tomorrow the manager is rude and abrasive toward me never messes with the other vehicles in the parking lot that dont run dont have plates registration has been out for years but continuously at least once a week I have tow warning on my vehicle this is ridiculous when it's cold the tire pleasure drops I dont think my car should be towed for that I'm having to park my vehicle somewhere else in fear they are going to tow one again

There is this women by the name of Theresa at the front desk she don't like me so I went to get my packages and instead of looking at the other packages she picks up 1 and says nope I sent my wife down there and she gave it to her I find that discrimination we had 2 packages I got the others she is very rude and she told me out of the blue one day I need to learn how to park when there was a stake poking out by my tire so if I would have drove any more over I would have busted my tire and she just don't care

My Daughter Shawnte' was at a Budget Suites of America. She called with a distress to come save her and a man from her past was in her home, and she was able to get a "Help" to me. I sent her father to Arizona from California to save my daughter. We had the office help open the door. We are leaving 2 days early from pre-paid stay. The place in Arizona will not give her $270 deposit back. I am outraged. The guy left and then came back and stole my daughters car. Cops are on the look out for him. This place is horrible. DO NOT STAY HERE. Anthony is one of the Managers, and should be fired. My daughter was being held without her permission. The guy that broke in is a criminal, and had her held as captive. Cops do have a report.

Have lived there for 1 yr. I point with all the rules my rent is always on time it was always really I have brought my own furniture and I complied with the rules I gave them a two weeks notice completely clean the whole apartment gave them instructions updated my new address so that I can get my refund money back I was told it would take up to 8 weeks to get it back and I never never got my refund back I was lied to it it is now October and I still have not got my money and it is hard to get ahold of anybody I would like to hear from somebody like this resolved before I have to go file a lawsuit with my lawyers

We were waiting on our refund check back from our taxes we overpaid . It was mailed out to Apparently three times from your corporate office 6/26/21 was our last day that we stayed there and it's been since then we've been waiting on a refund check I need to get this resolved as soon as possible my number is [protected] Timothy Yaws thank you

I left my room at 1028 in perfect order, there were some cans of food and some sheets on the bed I planned to pick up, but they said it was too late, I don't think $150 security deposit compensates for that when I cam around at 12:30 PM on the day I had already checked out at 10:30 am.
Yet.. they took my security deposit, and more the GSR Adam, told me I would get nothing back, and threatened me, in saying that he would have come over and dealt with me, whatever that means. I felt threatened, and intimidated, and I will never rent there again, but I expect my security deposit, as nothing was damaged nor nothing missing from the room which I also cleaned before I left. I intend to take this further, legally.
Mr Adam, threatened me and I felt scared.
I would like to have my security deposit refunded, thank you.

Moved to South Cove Apartments in 2017, have dealt with cock roaches, bed bugs! Improper protocol of management! Employees negligence, in that they gave my mail to other tenants and vice versa! I complained to Corporate, they did nothing! 1 occurrence, another tenant opened my husbands mail, with his SSN on it! Federal offense! New occurrence, Our Harley was involved in a hit & run, on July 22 2021, by a tenant, while we were away in Utah, for a family emergency! We finally returned home late on July 30 2021, went in office on July 31 2021, to give apartment, a heads up, that we will be filing a police report! And that we would be in Monday, to get all logs, information and evidence for report, as we have a primary suspect! Jon, a temp Assistant Manager was there, along with employee- Marcella! Jon was very short, with myself & my husband, when we just went into give heads up! We then excited building, as we saw the vehicle, of which is primary suspect in the hit & run of our Harley Davidson! I took pictures of plate and truck, my husband went back into inform Jon, that the suspects truck was outside! Jon became belligerent, harassed my husband, and yelled at me to take a picture of the mask mandate on the door! Jon engaged for a 3rd time, by then coming out of the building, yelling, cussing, and harassing us, while we were taking pictures & video of primary suspects vehicle! Advise, 1 we just got back from Utah, dealing with a Domestic Violence against my daughter, family emergency, was unaware of the ridiculous mask mandate, and 2, I cannot wear a mask due to a Medical condition! In Which I am protected under the Privacy Act of 1974! So then approximately 1 hour later, I remembered that I had given South Cove authorization to run my cc for rent, in case I was not back from Utah in time to physically pay rent! Over the phone, so I went back in office, to make sure they disposed of document, as I do not trust them, as far as I could spit them, as they are and have been very shady in my opinion! I tried to comply with wearing a Face diaper over my mouth, but cannot wear it over my nose! Medical condition, at which time! John or Jon! Temp Assistant Manager Violated my Constitutional Rights, Defamation of Character, Harassed, belittled me and Assaulted me! Then to make matters worse Budget Suites of America sent a [censored] in my opinion out by the name of Dieson Hines, he stated he was with Customer Service, another lie, his title is Senior Inspector Officer for Corporate, he came out Monday to investigate, and is now with holding information of report, etc to me. Also Management and or employees of South Cove Apartments touched our Harley Davidson, removed cover, stood it up, put cover in our apartment, and now our license plate is also missing along with damage to Motorcycle! I have pictures and video of all of my evidence and will be filing report and charges with dmv, police, & insurance! I also hold South Cove Apartments! 1525 Fremont Street Las Vegas Nevada 89101! Budget Suites of America Corporation! & Bigelow Holding Company SC Responsible for all wrong doings, harassment, Defamation of Character, Assault, Violation of my Constitutional Rights, damages to our 2004 Harley Davidson Dyno-Glider! My uncles have been at budget suites on paradise & twain without air conditioning for almost 2weeks now, they both are in their 70's (age wise)... One of whom was just released from hospital for heat stroke last week... Ive been to the office to report this ussue several times.. Still nothing is being fone.. Keep in mind the temperature in vegas gets up to 130 degrees... Its been 122+ degrees for a month now... Paying rent on time every month... This is hurtful, outrageous, & a disgrace, please help

I have seen maintenance on the premises doing drugs with the residents and if the staff don't like you they'll make it to where tenants are forced to move.

I was lied to when moving in. Was told by the management that they had no problem with us working on our vehicles as long as we used the back wall where no one parked. Now being told we can't work on vehicles and that our vehicles need to be moved.

They are rude to selective tenants and only professional when its to their liking. I've requested maintenance on the microwave and was told 3 times that I'm supposedly on the top of the list for a new one as the one in my unit is broken with screws sticking out.

People leave their trash outside their units for weeks. I had my trash sitting outside my door not even 30 minutes and I get sited. That's not right. They have illegal dogs here and drugs and they don't say nothing to those people yet when one of those dogs tries to attack another neighbor or their dog that person that got harmed is told it was their fault.
