Budget Suites of America Management and staff going against their own policies

I have seen maintenance on the premises doing drugs with the residents and if the staff don't like you they'll make it to where tenants are forced to move.

I was lied to when moving in. Was told by the management that they had no problem with us working on our vehicles as long as we used the back wall where no one parked. Now being told we can't work on vehicles and that our vehicles need to be moved.

They are rude to selective tenants and only professional when its to their liking. I've requested maintenance on the microwave and was told 3 times that I'm supposedly on the top of the list for a new one as the one in my unit is broken with screws sticking out.

People leave their trash outside their units for weeks. I had my trash sitting outside my door not even 30 minutes and I get sited. That's not right. They have illegal dogs here and drugs and they don't say nothing to those people yet when one of those dogs tries to attack another neighbor or their dog that person that got harmed is told it was their fault.

Budget Suites of America Manager very rude staff rude

When I complain about maintenance problems they act like it was my fault and they got mad cuz I put roach and mouse traps in there they said they weren't allowed. And then I left and they would never give me my refund I lost out on about 685$

Budget Suites of America Marcus the manager screamed at me

Marcus got mad because I told him that there was roaches coming out of the walls then he proceeded to charge at me and called me a c***.
And I tried to complain to the manager but turns out he is the manager and he is very creepy he keeps staring at me when I would go to the store and I'm fat.

Budget Suites of America Marcus manager very rude

Yes I complain about rats in the apartment and the AC was broken and the toilet was clogged I talked to Marcus and he told me to go to hell he was so rude and told me that that's the way it is and nothing's going to change and told me it's better off if I leave so we left cuz I was so scared of him cuz he's creepy and weird.

Budget Suites of America Lied told my mom to not put me on the lease cuz my background

My mom helped me and my girlfriend get a room there and the person that was working there told her to not put us on the lease because of our background and so she just put it in her name and we did this a few months earlier too and next thing you know Marcus the manager comes up and says that we have to leave because we're not on the lease and would not give us a refund and we lost that on about $300 worth of food and about $300 worth of rent and we're homeless for two weeks because of this and he was very rude and this is the location in Lewisville and there are rats don't go there

Budget Suites of America Over pay refund

I was moving in with the help of a couple friends. One of these friends caused the property to ask me to leave. I guess he didn't get what he may have wanted from me at that time which led to him driving my truck into my parked Honda civic. I could've used help with calling 911 BC he'd taken it and no one called or offered? I was so upset, hurt, and confused at to what just happened. And the property manager didn't help or show any concern or sympathy for my safety.
The deposit i understand but the weeks paid ahead.? I apologize for the incident tho i had no control over it only ask to please help me with this. I am homeless now and could really use it. Bless you and thank you for your time.

Budget Suites of America Refund policy

I moved into the Budget Suites on Forest and 635 in Dallas two weeks ago and had to move out last night due to the roach infestation. I repeatedly asked for a refund after paying $691 for the 1st week and $396 for the 2nd; only to be "waited out". This was an inhumane living condition. I didn't want seeing roaches normal for my kids. I would never stay there again.

Budget Suites of America Unethical behavior/harassment

To whom it may concern,
I have lived here for roughly 7 years. I just recently transferred to another unit on the property. I was living in a one bedroom for about 4 years in the last apartment. This is my 3rd apartment on this property. I needed more space since I run my business out of my home and my son needs somewhere to stay when he visits.
I took the leap and finally got the 3rd floor corner apartment I wanted. I was not time for me to pay rent but, I went ahead and paid for the new place (deposits and all) and began to move in the day I received the keys.
Three days after moving by myself from the second floor in the back, to the front 3rd floor, I was told I couldn't be here because I have something on my background. First of all, they already knew about it. Second, it's from 2003! It's so old it does matter. Third, there is no such thing as a background check in any of the paperwork. The paper (that I actually never signed) is called a "crime addendum". It actually states that the listed crimes can not be committed while on property. Which in short means do not get in trouble while you live here. I never have. Fourth, I have already paid, signed, and received the keys, AND moved in so there is legally nothing anyone can do at this point. Even is brought to court the judge would not show favor to Budget Suites of Texas.
I wish this was the only complaint I have but, it does not stop there. Since moving in, I have lost power, everything in my fridge went bad along with my injections that I have to take (each one costing $676.87). There are 4 in my fridge that still doesn't work. I have been here a week. The door has fallen off of my fridge which I have pictures for. Both of my a/c units went out. One is on the one in my bedroom does not work. I was told the compressor does not work and they never returned. I have no hot water. So I can't even properly clean my dishes or even myself. It has literally been something every single day for a week now. It is still continuing.
I have not been able to rest or even get my business set up so I can continue to pay for this place because it has been non stop problems. I need to be reimbursed for everything I have lost.
In my previous apartment, the subflooring in the bathroom is rotted and I have dealt with that the whole time I was in there along with the nasty blue carpet and roaches from downstairs tenants that refuse to clean their place and are not required to. So I had to spend hundreds of dollars on roach sprays to try and kill them.
I have been more than patient but my patience has run out. Please contact me as soon as you read this. I am tired of being threatened when I have done nothing wrong. Plus I am owed a lot of money.

Budget Suites of America Refundable deposit

We paid the deposit and rent but never moved into the apartment and we were advised that the full deposit of $150 would be sent by mail but only received a check for $100 I called spoke with William the manager of the property and he advised that we were lucky we got the $100 I asked for Explanation if we never moved in why we weren't we weren't reimbursed the full deposit and no answer was given I believe we just got taken for the $50 Clean up Fee and there was nothing to clean up since we did not move into the room

Budget Suites of America Personal property loss

Look, just don't stay here. Don't stay at this location unless you have thousands of dollars to pay an attorney for a lawsuit. There's a lot to say about the facility, which is dangerous, but we suffered a loss of our pets which made life a nightmare. Which cannot be resolved without going to court. The owner has made no apology nor return of our dogs, which we were pressured to surrender. Intimidating, scary. Awful. Just be careful and stay away from the office staff and don't say anything to any of them that could cause you to be victimized. I am without help and the person who did this to me has no compassion. Keep your animals in a secure place. Not just from the owner! By the way. There are no corridor or facility cameras. Only in the office. Not good.

Budget Suites of America Infested!

The property is completly infested with chiggers they got on my dog and then to me and now im stuck here.. They have randomly ran back round checks on my visitors making them uncomfortable they with hold my mail.. There is a security guard who continues to badger me like where am I going who is in my room why would I be out at night.. Etc etc.. Now its come to the point im being bitten up by these bugs chiggers or what ever ive been have a allergic reaction to spent $400 in medicine and not counting doctor visits.. And for my pet had to get shampoo for his itchy problem as well..

Budget Suites of America Run down apartment - no change

I am living over a year at the budget suites at wynn rd las vegas. From the beginning big problems. The ac dripped on the carpet all the time. The bathroom sink fixture handle broken and all dirty. Everywhere paint spatters. Tub super dirty and scratched rough surface. All tables, nightstand, dresser stained and scratched. Side of dining table - partly missing. Over painted with pink paint! Mattress has holes.
Maintenance changed ac to one from another apartment. Said about bathroom. He can't fix it. It's too old. It would have to be exchanged. Since I was with a broken hip in a wheelchair I said: for the moment it's ok. I can handle it. But it has to be exchanged. Never happened!
A short while ago, there was a flood from the toilet reservoir on the 3rd floor. Tons of water cane running down my walls, entrance door and window. I was told that until tuesday everything will be painted... Never happened. I called twice. No reaction. Electric lines started to make trouble. Also the telephone line. I asked them to take the furniture out. Especially nightstand and dresser fell apart
With the water came ringworm fungus. My husband has since over 40 years his own carpet cleaning business. And I had 24 years my own medical practice. We knew what to do / and started. 8 days ago tv stopped working. I thought it's the remote. And bought new batteries. Still not working. Exchange of it took them almost 3 days. Saturday tv was declared broken. Monday evening: still no tv. Even so they said in the morning that they will exchange it with one from another apartment. Maintenance guy already gone.
I paid and pay way too much rent for that! I am a patient person, but now even I reached the end of my patience.

Budget Suites of America Budget Suites - UNSAFE & UNSANITARY

I am writing on behalf of myself, Donna and my family - Texas residents who reside at a local Budget Suites. The following information I am submitting is in regard to Budget Suites and a series of incidences in which I feel should be not only highlighted but with actions taken.

On March 6, 2020 - I emailed management with several concerns, one expressively pertaining to the mold in my unit. According to Texas law, a place of residence is responsible for the upkeep of sanitary conditions; however, mold is a repeated offense in many units. As I addressed this concern in my email - I stated the following,

"Mold Concern: I was also addressed about the mold that grows in the window seals. This is the second unit I've been in, and as far as I can remember - the units themselves are prone to grow thick mold. We were told to clean this ourselves with bleach. However, to my understanding that should be the responsibility of professional staff here. It was well noted also that we were trying to keep the mold and mildew controlled in the shower tiles, along with the fact that the shower tiles are weak and breaking. I have two concerns: a) If it's the responsibility of the property to maintain sanitary and livable conditions (required by law) and it's understood that because of the structure of the complex (the position of the air conditioner as stated by management) mold is inevitably going to grow - why is it not a mandatory concern for maintenance each month? b) Secondly, bleach is just as hazardous to respiratory health as mold is; we use toxic-free cleaning supplies therefore IF you decide to take responsibility for the mold problem at hand - please give notice enough for us to vacate the unit so that we are not placed in the atmosphere of toxic chemicals. If fumes will be present for longer than 8 hours, (and therefore hazardous to our health) please make accommodations in regards to our housing options. Thank you in advance."

I did not receive any response to this email; note - I have several emails that I have sent over the past few months and management has never responded directly to the email - instead, I have received a phone call or an unannounced visit to the apartment unit.

On this day, March 6, 2020, at approximately 5:51 pm - I received a missed call and then voicemail from manager Scott Sharr, to return his phone call. I returned his phone call in anticipation of a response to my email. Instead, Sharr informed me that their maintenance man had entered the apartment unit - without prior permission - to "treat the mold" and my family's pet companion, Noah, "escaped." He continued his statement by saying that Noah was chased after and then ultimately hit by a car. My husband and I were minutes away from the complex and rushed home. When we made it, our companion dog was laid in their chair, in a t-shirt with blood on it. He was unresponsive. There was not a call to the police or any help for Noah, which as far as I know - that is not the proper response to a hit and run involving an animal, especially a domesticated one.

I am seeking exposure to this incident for many reasons. Over the past several months, I have made contact with local and regional offices concerning customer service and management issues. To date, I have no response for anyone other than the office manager at the site. Besides the mold infestation in several apartment units, and likely all of them, we have experienced harassment, threats, and even had our doors unlawfully locked!

I feel as though the property managers feel completely alleviated from responsibility, and as a result of their negligence and disregard for our civil rights as residents, my family (husband and three children) and extended family (mother in law, father in law, and brother in law) are grieving the loss of a what we considered a family member at the expense of Budget Suites. Scott Sharr verbally said that they (Budget Suites) have the right to enter our unit whenever they desire. I asked him to provide me with the policy on paper as proof and his only response was that he would find it. However, this is not the policy that we signed and have initials on. Further than that, we asked to see the footage from their cameras to verify the account of what happened to Noah and were instantly denied. We were told it would need to be requested by the manager himself.

My children are in emotional distress and hurting severely; showing extreme signs of post-traumatic stress and grief. As homeschooled children, Noah was a part of their morning and daily routine. He was, in their eyes, their protector, their brother, their friend. They are now uncomfortable in the home that my husband and I have tried to provide for them, in tears even walking to the door to enter because they won't hear Noah's alerting bark. As parents, we are concerned with our safety here and the lack of respect and responsibility to respect our privacy. What if my two daughters would have been home upon forced entry and the maintenance had caused harm to them? What if my private property had been stolen? There was no excuse to enter into the apartment and per the email - I specifically stated a request to be notified.

These managers and this company have a comfortable attitude in neglecting their responsibilities for safe and sanitary conditions. Not only that, for six months, I went without a fully working stove, and have documented proof of that. Just as well, a bordering neighbor requested a new carpet and was accommodated almost immediately. The business advertises a laundry facility, however, the washers do not clean the clothes, and the dryers do not fully work. We have been forced for months to simply choose to travel an extra ten minutes to have well-working laundry machines. When directed to be reimbursed, many residents do not see this reimbursement - which is a rip off because the machines are not free! These are simple, yet significant examples of the magnitude of this problem and why I feel as though awareness needs to be made to this establishment. Though we are grieving severely at the loss of our companion Noah, we want to make sure no other family suffers what we feel at this moment. No other family should have to endure what we are enduring!

For this cause, I am requesting that this company receive an investigation for its unlawful practices and refusal to provide safe and sanitary conditions for its residents.

Budget Suites of America Why does one budget suites does not accept rent assistance and the other budget suites down the street does?

How I was unfairly treated and was left to feel humiliated and homeless. I was laid off on December 5th 2019 sadly I had to use my savings and even when I was late had to pay the $25 a day which in most cases was an extra $50-$175 this carried on until January 24th 2020 in which I had used the last of my savings and went to Charitable Organizations to ask for help with my rent. I was Lucky and Blessed to have two Organizations help me with my rent and get myself back to my feet the first check from Salvation Army of $263 my rent weekly was $263.98 it was given given to the Manager Ken who was at time very annoyed by my rent being not only a little late again but even giving him paperwork to fill out for the $1, 000+ Payment from Tarrent County Housing which would not only get my caught up but even ahead with rent I did this all within the second week of my rent being due and made sure if these Charities do pay places like Budget Suites because in my quest to finding rent assistance most of the Organizations did not pay what they considered Hotels. On January 27th at 9am I get a call from Ken the manager informing me he is going forward with the Eviction due to he wasn't convinced about any of this being true (even though I gave him the name and phone number of the advocate who is handling the rent assistance and to not avail Ken would just mock me and say why didn't I save money to pay my rent and I wouldn't be in this unfortunate situation. One week before my court date Adrian one of the other managers (very good man and when he spoke to me it wasn't condescending). Informed me they are going to accept the first check and waiting for the second payment from other organization just to have Ken tell me the next day Budget Suites will not be accepting anything due to changed policies. I end up having to move out and I was told by a friend that the other Budget Suites down the street will accept my rent assistance because it was not a part of Budget Suites of America Corporate. I did call the other Budget Suites and explained my situation they assured me they will accept my rent assistance but the organization will have to change the address from Budget Suites on 2770 N 360 Highway to Budget Suites on 1050 N 360 Highway. I moved out on February 27th and was going to move right in the other when I got there I was greeted with We did get the check but Unfortunately Mr Nieto we just looked at our system and we saw your eviction in your record (Lies, it would not show in any systems yet) I am not proud to say I lost it! I was confused and worse my spirit was broken...Why was this so Stressful?...either Budget Suites is judgmental and Racist or I am the most unlucky person because either way I am Homless and I lost my assistance and would have to reapply...I did hired to work at a Company that was just across the street from my residence I had been evicted from...for the first time I wasn't going to have to walk miles to work...Now I am looking for a way to get to work...I am in my 50's and moved from California trying to start over...All I want is to have someone from Budget Suites of America Corporate to explain and help me understand? or admit to their wrong and Apologize...I lived in unpleasant conditions like if I didn't plug my sinks or bathtub These huge water bugs would climb out and every time my wife came to visit me with her service dog her dog would get infested with fleas and she would be bitten so bad she got sick come to discover the rug was infested with them we were told their were cat fleas and I was awakened by the fire alarm high pitch sound that pierced into my head giving me a bad headache because it took 20 mins for the maintenance (don't blame them) to come and fix the problem...and having to wipe black mold from your windows sealant once a week couldn't be healthy at all...and last but not least I when Management says they have to do their monthly maintenance checklist and fumigation...they just look at the air conditioner change the filter then press fire alarm if that never see but once someone came and fumigate along with a letter saying we owe them money for the upgrade microwave we weren't charged...compliments from Ken the Manager...

Budget Suites of America Treatment from manager

The manager at the Mesa, Az location is not respectful at all. He treats all of the residents like they are scum from the bottom of his shoe. When you ask him a simple question he gives nothing but attitude toward you and talks down to you as if he can just toss you out on the streets and not give a [censored]. I don't appreciate the way he confronts situations and the way he handles them. He should not have a job working with people as customer service and especially as a manager of a residence. People live in this place as there homes. They should not feel in fear that they are going to be kicked out by talking back to this man who treats them like they are less of a human being. This is not the kind of person that you should be hiring as a high up of a residency. He never talks to anyone with any respect. He will continue finding ways to harass residence. Especially when you are a resident who does nothing wrong, has no noise complaints, does not do drugs, pays their rent, doesn't complain and especially ones that have animals that are service that do not make noise. I don't make this complaints to just be looked over and not evaluate him. He is way too disrespectful. And I understand that it is a residency and it needs to be maintained but not in a manner of disrespect. I am tired of being talked to like I am five years old from a grown man. Specially when I am doing nothing but talking to him with respect. Please look further into this employee because he is not making this business look at all good. People want to feel like they can come to this place to help but when you have a manager who is rude and disrespectful to long-term residents it's going to cause problems with people. Specially when I am doing nothing but talking to him with respect. Please look further into this employee because he is not making this business look at all good. Budget Suites of America front desk *altonie* (african american lady)

I am still a tenant here and fear of any problems if I go deep in detail. She is VERY cruel, has no patience, and she isn't accommodating what so ever! The guy that works alongside her had to talk over her and accomadate me because she was being so rude and this was twice that he had to do that! I overlooked it the first time due to me being extremely tired and just wanting to lay down but the second time I can not turn a blind eye to! She wasnt even going to check me in because she was about to get off and told me that there wasn't anymore rooms. The guy butted in and said, "it's ok I will do it." She really needs to be talked to. Thanks in advance.

Budget Suites of America customer service

I have called the office countess time over a course of a year and complained about the noise upstairs. The person living above me is an employee of this facility. So when I call the front office I get "I will text her". Which just further pisses her off and she gets louder. I have sent several emails to sanantonio@budgetsuites.com and I have gotten zero response. I just sat on hold for 24 minutes and 25 seconds. Gayle is the one who put me on hold. She hung up on me exactly at that time. She just picked it up and hung up. I confronted David and he told me while I was on hold that while I was on hold she had 3 people in the office at the time. First of all is it protocol to just leave your customers on hold that long? Second, should you be answering the phone in between? Third hanging up without even speaking to me? Something needs to be done. I am so tired of this bull. I pay full price for my place and I have been here for 4 years and dealt with the price hike several times. I am told to remove things from my windows from the front of my place but the same rules do not apply to their employees. I have had to deal with her confronting me aggressively in front of my place and in front of the front office. I have even been told the my folding chairs in front of my house are a fire hazard when in fact they break zero codes. I have called the Fire Chief, Building Code inspector and others. They all say the same thing. my chairs do not break any laws or regulations. Yet I went along with it but my upstairs neighbor can do what they want. I need someone to call me [protected]

Budget Suites of America television issue and internet services

Let me start by saying: At first, customer service was superb and everything went well. Until we had an issue with the television wouldn't stay connected to the provided remote. We requested to have the television swapped to the standard 32 HDTV because we were paying for the 32 inches but had an old 28 tv that wasn't HDTV. They didn't swap the television and we couldn't change the television from the buttons on the tv set. We paid up for a month and the General Manager Marc gave us 5 internet codes to make up for paying for a month. That was great. However, not even a week later, the internet stop working. So we were not able to use the codes. We keep going to the front office complaining about it. Kerry the Assistant Manager told me not to use the codes and he doesn't know when the internet technician is going to fix the problem. Not only did he said that, but he also said that the internet doesn't work for our building which is building D. The lack of concern to fix the Internet issues is a disgrace and it has caused me an inconvenience with my online school. I want this resolved to have proper Internet services. With the tv, I had it removed by the hotel and purchased my own, which caused me to spend more money.

Budget Suites of America mold in my wall when it rains it goes through my window and on my air conditioning

They have tore the half left side of wall apart but never came back to fix why it's leaking water ever time it rains. It's been 3 months or so of this problem they keep telling me the manager that when the weather permits them to fix it they will but they have not I either want them to fix this right or give me 4 months worth of my rent to them in cash so I can move away from this place this is ridiculous

Budget Suites of America Living problems

These places are a disgusting cesspool! I stayed here... got Bed bugs after 7 months. All my neighbors had them for months. (not surprisingly after everyone had been complaining) The exterminators told them to remove the couch 3 times and they never did! (this was 8 moths ago) I saw roaches my first night here. The kids here are rachet, ghetto, and disgusting as well. This place is dodgy and just HORRIBLE! Do not stay here! Please God do not stay here! I almost was attacked by 3 men I didn't know for no reason! I had to give them one star but they deserve a negative review. Just disgusting. Absolutely horrible.
