Wilhoit Properties Very unprofessional

Very unprofessional. Sketchy rental property management. Require deposit before being approved and they cash your deposit and if denied, it takes up to 30 days to return instead of returning money order.

As a previous tenant, I wouldn't recommend anyone to rent at the wilhoit properties due to the amount of money charged and they aren't responsible for anything. No security assistance, per corporate call the local authorities if your car gets broken in. If there are any safety issues you're on your own. The charge after your move is ridiculous, $400. They want that amount and they weren't providing no type of courtesy to you or your family. This is a complex for senior citizens and individuals with disabilities and had drug activity in the area, people walking around your apartment all times of the night and not enough lighting, plus the rent goes up. Blinds cost 25 dollars to be replaced and they don't pay for anything. these people robbed me not once but twice. Corporate office stated my apartment was dirty and yes I didn't clean because I didn't have a chance to but nothing wasn't damaged. Its the least after being taken advantaged of by this company. Anyone with any sense better think twice not unless you are desperate because corporations like this are out for only one thing, money. We've had better service previously and at least management cared about and knew there people. To companies like this, its numbers and money and that's the sad part. We are already faced with the reality that there aren't many affordable places to live and this doesn't make it any easier. Bless whoever goes into this complex.

Wilhoit Properties Multiple times I have called maintenance & received no call back

Multiple times I have called maintenance & received no call back. I have no hot water and I guess me and my daughter is suppose to go to work without being clean!? These people get funded, this is not okay. This has happened before where maintenance has not responded. Mind you I have already spoken on issues that still have not been addressed!

My name is ***. I live in the Avalon Apartments in Brownfield, Texas. I have been asking the manager, ***, for repairs since February. There are bugs all over my apartment and the apartment has never been sprayed. I believe that they are roaches and bed bugs. I have a 6 month old son living with me and this is a health hazard. I cannot believe the service I have gotten from ***. If this cannot be fixed within 7 business days, I will have no resort but to get a lawyer and file a claim with the Justice of the Peace for a violation of our renter's contract.

I was told I needed to call the office to be sure they would be there to put myself on the waitlist for a home that they manage. Whenever I showed up the leasing agent was there. She was very rude and made me feel like she was a very unkind and unprofessional person. I asked her what all needed to be done and when I need to be here to be added to the list she basically stated just your ID and I said well you are here and I am here can you just go ahead and add me to the list she refused to very unprofessional will not even rent and get a penny of my money to a company like that

I have lived at Huntington Falls for a year, we have had repair request after repair request only for nothing to be done. Management and maintenance are a joke, they are very rude an don't honor our state laws. my apartment has been filled with bugs aince day 1, rhwy won't spray, we have a lot of illegal, non marijuana drug activity going on, but they want to evict people who have a medical card, but allow the crack house to continue to operate. my dishwasher doesn't drain, my garbage disposal doesn't work and thwy are aware of the problems, but refuse to fix them. Rent is also increasing amidst the COVID pandemic.

Our move out experience at the end of August from Park Ridge of *** ended in disappointment when we were charged $400 to remove a sofa and boxes of food - which management classified as trash AFTER we had made arrangements to leave both with assurances from management that the sofa would be disposed of and the food donated. We would have taken the food to a local food bank, but were assured it would go to local college students that would be happy to get it. SO VERY VERY disappointed after making specific arrangements before leaving. This community was our home for over 4 years, so sad to have it end this way.

Wilhoit Properties I am a Tenant at *** in ***

I am a Tenant at *** in ***. My name is ***. I have a serious complaint. I have went 5 days without Hot Water in my home. I have a 7 year old child who is currently sick because of the cold baths that we been taking. The landlord and maintenance man dont seem like they have a care in the world. The maintenance man has told me that he doesnt know what to do and he has done all he can do, I dont think its fair at all. I am a single parent paying all this money for rent and me and my son have to wake up everyday and take cold baths. I have reached out to the landlord and I begged her crying and asking her can she please switch me to another apartment the landlord response was No. The landlord doesnt seem to care at all. I am currently 6 months pregnant and I dont need this stress at all but these past 5 days with no hot water has stressed me and Im having a breakdown. Can someone please reach out and have this issue resolved.

Wilhoit Properties This will be a long review

This will be a long review. I am Living at one of their properties in Foley, AL. Was harassed by a neighbor, brought it to the Property Manager, she did nothing, except join in on the harassment. So I took it to their customer service, who gave me the Regional Managers email. In talking to her, I found out that she stands by her property manager even though she broke so many of their own rules and policies, which I have video proof of. Their idea of customer service is to push the complainants out of their properties. They keep the absolute worst property managers in the business, they don't do pest control, they use maintenance requests and their maintenance guy to do inspections without the property manager present. The maintenance guy also waits until you aren't there to fill maintenance requests. The property manager and maintenance listen through doors and peak through windows and will not be fired despite being called out on this and escalated to the Regional Manager and customer service team.

The customer service is a negative 0. I have been trying to do the right thing and make formal complaint and call regarding my new property manager. Long story short she has now went as low as trying to illegally evict me with a two day notice and its not for paying my rent late either,( I have never paid late in 3 years) it is for failing to renew a lease which is a bold face lie my lease was signed fully by me on 07/15. She is literally evicting a perfectly good tenant because she does not know how to professionally speak with her tenants. My daughter missed a few spots on the lease on 07/22 and instead of her asking politely for her to come in again. This is how she handled it by putting an illegal notice on my door. Im starting to see why she acts this way its because she is allowed too. I have reached out to her boss and still have not heard back. I was told by the operator to send a second email. ( I guess you have to hound to simply get a call back) I have already left over three VM for a simple call back. No one here even seems to care that I'm being evicted today over nothing...

I currently live in *** apts and this by far has been the worst experience of my life. I have only been here since July and I have a list of things that are wrong in my unit alone. Lets start with the manager who is very disrespectful rude racist and just doesnt care. Corporate doesnt either. Also I have spiders roaches lady bugs all living in my air vent in my bed that are coming through a whole thats in the roof from the raccoons pulling the pieces of roofing off. Also no ac no heat no hot water or the water is ***. I have had to call the police 3 times because some kids attacked my son one time with a knife was lied to by corporate about sending a letter to residents to watch their kids nothing was sent. I also sent management video footage of kids beating on my door and just ringing my doorbell. Was told there is nothing they can do about it. Wash area was flooded due to the hot water heater leaking I had to pay out of my own pocket to have a plumber come in the middle of the night and get all the water up and stop it from leaking because we have no emergency maintenance. Was told that I couldnt be reimbursed for paying the plumber. Also my stove is a fire hazard that sparks every time you cut it on was told by the manager until it goes out there is nothing they can do about it. I have been in my apartment since Thursday without ac I have 3 kids one who has seizures and nose bleeds was told by management on Saturday I had too day and they would try to send someone. Raccoons live in the ceilings and crawl in the vents you can hear and see them was told we dont have pest control. The property is management by someone who doesnt care who goes home to working water and clean property who probably has all the fixings to run their house properly. We are solely money to this company they dont care about their tenants I see why people are moving out at the rate they are. This property should be condemned the office people are the worst and corporate just lies to you no one cares they just want the rent moneys.

Wilhoit Properties I've lived here since you all opened the apartments

I've lived here since you all opened the apartments. My neighbor right about me makes so much noise that I'm very restless. I've complained to my landlord and have also provided recordings of how loud they are. They have 2 noise complaints, when I complained again about the noise she would not issue a 3rd noise complaint, i'm aware that a 3rd complaint means eviction for them. My landlord stated that she called them in the office and notified them of the noise, i'm not sure how that went being that I still hear the banging. I asked my landlord for corporate number because she told me they can take it to the next step, I've called and left several voicemails to corporate and months have went by and no one still has not called me back. Landlord said that it is now out of her hands that whatever corporate decides to do she will go by that, i'm not sure why the 3rd noise complaint was not issued. I can't sleep and i've just just had surgery and it's awful living here. Her son comforted me and his mother and I had words, they told me that my landlord told them that i said they were selling drugs and i did not tell my landlord that. i'm not sure if they have an agreement but i could careless I just want peace in my own home.

A den of fraudsters and robbers. I was a former tenant of their apartment complex in Greenbrier, Arkansas. I signed a 30 day notice of moving out on June 28, but the manager forced me to pay "rent" for July and so I moved out on July 31. I was then unlawfully harassed by both Wilhoit Properties and then by their debt collector "dogs" at ***L, claiming that I did not pay the termination of lease fee, this is FALSE. On June 28 I informed the manager that I wished to vacate the apartment by June 30. He said that I could not because it would not give 30 days notice, but according to the Lease contract, a Special Provision states that: All 30 day notices will take effect on the first day of the month for which it is issued. In effect I DID give 30 days notice for the month of JUNE. The manager clearly was trying to steal more money from me, he even unlawfully confiscated my Security Deposit of $200.00. Therefore, the "rent" I paid WAS my termination fee, however the termination fee according to the lease was $425.00, I was forced to pay $495-500.00, that is $70.00 that I was defrauded of by the manager and Wilhoit Properties, ON TOP of the $200.00 that the manager defrauded me of. Therefore I owe neither Wilhoit Properties or Hunter Warfield Inc. anything whatsoever, and in fact Wilhoit Properties owes me $270.00 in refunds, both for the Security Deposit and the difference in rent/termination fee.

After meeting with the manager at *** operated by Wilholt numerous times which required me to drive from *** to *** I was initially told I was approved for apartment *** after being asked to pay off a debt on my credit and sign multiple affidavits because they are a tax credit credit property. After the 4th trip I was asked to pay the required $200 deposit which I did. After returning to Salisbury and packing as I had lost my home in Salisbury because the land was sold I was notified I was denied the apartment because of income. This was in Feb 2022. It is now late April and I still have not received my refundable $200 deposit. There has been excuse after excuse and no return on my phone calls or no answer.

Wilhoit Properties We moved out of the apartment complex *** at Lakewest in Dallas, TX

We moved out of the apartment complex *** at Lakewest in Dallas, TX. It is owned by Wilhoit Properties. We provided a $300 deposit at the start of our lease. According to the lease this would be refunded. We moved out in December. We fulfilled our lease, gave proper notice that we were not going to renew the lease, cleaned the apartment, and returned all keys. We were told by the property manager that the refund check would be sent to her at the office in 2 to 3 weeks. After 6 weeks of not hearing that the check was ready to be picked up, I began attempting to call the office. There is never anyone there to answer the phone. After another week went by I decided to text the property manager. She then informed me that there was a balance on our account and we won't get the refund. That is not possible because we paid our rent on time every month. I attempted to call the corporate office and was dismissed. The operator told me that I was only ALLOWED to speak with the property manager. But that I could also call the collections agency they use. I called the agency and we do not have a balance due or anything in collections. I can not get anyone at the office or corporate office to answer my calls. I do not understand why we would not be given the deposit money back or why we would have a balance which could end up on our credit report. My numerous calls has gone ignored and unanswered.

I have been without lights since 2/27 due to a bad meter jaw. CenterPoint has identified the issues and advise this has to be fix by the property. I have alerted the property which has advise me they are unable to have an electrician come out until 3/1. I have a bed -ridden husband who relies on medicine, oxygen and bandages to be change and plus its cold. The service I have been getting from your company is horrible. I have been having issues with the lights in my apt. since I moved in., which is over a year ago. I haven't made several complaints. I have made several emergency calls to maintenance. At this point I'm not even sure what options I have. Center point has charge me 109.00 just to tell me its the apt complex issue.

Though the corded inexpensive blinds in our units are no longer available, we are being told we have to absorb the cost to upgrade our mini blinds to the new cordless style that cost approximately 4x the ones that need replaced. According to my lease the office should replace mini blinds as long as they are not abused. Ours were here when we moved in Oct 31sr 2012. I would like Without to replace our cheap blinds with upgrades, then if we damage them due to abuse we would replace, but having your tenants upgrade the units is wrong.

I live in the big spring location in apartment 214. I am currently looking in to moving into a different property. My realtor that i am using contacted the manager, ***, about my rental history. Shelly told her that i skipped out in December and that i no longer reside there and that i pay my rent with checks that bounce. I STILL currently reside in apartment 214. I haven't gone anywhere and i am current on my rent. I pay with money orders that come from my bank. my bank would not give me said money order if those funds were not in my account. The manager gave out false information and i am needing her to clear that up. However, she will NOT answer the phone. She will NOT call me back and she will NOT unlock the door at the office to be spoken to in person! This is absolutely ridiculous! DO NOT LIE ON MY NAME.

False Innacurate Final Account statement. Due to Covid 19 I had to move out of my apartment of 11years. Lease was up End of May . I moved out on May 1st. I keptnin communications with the office Assnt Manager Laticia Diaz. I gave 30 day notice on April 1at 2020 and several emails stating due to Covid19 and Being a Licensed Massage Therapist I was not able to work. I spoke to Laticia several times and was told i was Ok and that they werent sire of what they were going to do with tenants who couldn't pay rent. However I spoke with her several times and expressed I wanted to avoid EXACTLY WHAT THEY DID. I have recvd a bill for over 3,900. 11 years and you charge me for replacing blinds and cleaning. Are yoi serious. You charged me ocwr 3,500 is fees for moving out 30days prior to my lease being up DUE TO COVID19. You also lied and said I "SKIPPED WITHOUT NOTICE" THAT IS A LIE. I HAVE EMAILS AND COPY OF 30DAY NOTICE I PUT IN DROP BOX DUE TO OFFICE WAS CLOSED. I CANNOT BELIEVE YOU LIED AND TRYING TO GET OVER 3900 FROM ME AS A 11YEAR YEAR TENANT WHEN THIS COVID 19 PANDEMIC. KARMA IS GOING TO GET ALL OF YOU FOR LYING and trying to screw my credit up. I DON'T HAVE ONE BAD REMARK ON MY CREDIT AND YOU GUYS MESSED WITH THE RIGHT ONE. YOU HIRED A LIAR AND THIEF. I spoke to a woman who never followed up with me from corp. When we spoke she had no intent of helping me and said she doesnt favortize anyone. After 11 years you should be showing me some respect and empathize. Not assume I did something wrong.

Yup was told the same thing at Claremont projects. And they are liars, they are all liars. You want to talk bugs, hell the roaches I had could have held your pets hostage. I couldn't walk down the hallway at night without stepping on them crunch crunch it would be. They jumped in my gravy doing the back stroke. I had to throw away the whole pan. I had to cook on my back porch for three months. You wouldn't believe the day I moved in the dryer had about 50 pounds of roaches in the dryer. I had them pull it out immediately. They closed the community room so me and my neighbor couldn't sleep in it because we had roaches so bad. They jumped on me while I was in the shower, they climb on me when I'm sleeping, the company was on the toilet and a roach crawled across the bathroom floor, and they were having orgies in my walls. They rented me this apartment without letting me see it first. And then they never sprayed for months. I even called the main office and they still didn't spray. Nobody came out here. I had to fight them off myself at my own expense. It took me about 5 months to completely get rid of them no thanks to Melinda Hoats and Whilhoit Properties.

I have lived here for 8 years and am scared to move out because I was the first and only tenant to live here so any damages, they are going to charge me out the [censored].

did you have to pay the $3900? Did they charge for all the carpets? I actually burnt the counters in the kitchen. I am scared to know how much that will cost. Or how my living room floor will cost since it got a rip in it. I guess the only way to move is when the lease ends.

I asked for them to come and spray for bugs. I was told they would spray my apartment in October. The exterminator never showed up. Then the manager told me she didn't have me on the list. She again told me they would be there in November and no one still has not sprayed the apartment. I have left messages repeatedly. There has been no response. The tenants are repeatedly complaining. This is a senior community. The doors are left open after hours. On door has been broken for two months or so. The bugs are horrible and I'm not the only one complaining. I pay a lot of rent. More than a lot of the tenants in the building. The dogs urinate on the floor. It's unsanitary. I had to call and exterminator to come out to spray. There is still a problem. They'll be here again for the 3rd time. The exterminator they have is doing a lousy job, if he shows up at all.

Hello, I am trying to reach out to someone who would be able to help me, I just recently moved out of an apartment called ***, who is owned Wilhoit properties Inc., I was living there for 3 or more years and just moved out on 9/2, I received a letter from the apartment complex stating that I owe extra charges for moving out of the apartment. In the letter it stated there were extra charges that came to a total of $539.00, the first charge was $60.00 for cleaning, $115.00 for paint interior, and $364.00 for replacement of carpet, now to me I believe that some of these charges they are charging me is high. I don't understand why the apartment complex feels the need to be charging me these outrageous charges. I also had put down a security deposit if $250.00 to take care of anything that they need to clean, fix or replace, but know they want to charge me out extra charges and have to pay out of pocket is which is insanfe, they already kept my $250.00 deposit, now the apartment complex is saying I owe them $288.00 more, to be honest with you that is very high to charge extra for someone that has been living there for 3 1/2 years that kept the apartment up to date, didn't damaged anything. I left the apartment in good shape, I cleaned the bathrooms, I l cleaned the refrigerator, the store inside and on top, we cleaned the walls, we vacuumed, we did everything in our might to clean the best we can, they want to charge me an extra $288.00 for any extra cleaning or removal of the carpet when I know they have to have people come in and clean and they have to remove the carpet anyways for new residents. I tried to speak with the manger at the apartment complex, her name is ***, and at first she wouldn't even try to help me, she keep saying that this is what the charges came out to and that would be the final amount I owe. I got in touch with the Wilhoit Properties and was trying to resolve this matter and no one was helping either. I keep trying to see I could possible dispute these charges, and all I was told was Wilhoit Properties would file a dispute but it would have to be up to the manager at the apartment complex to say yes or no about the charges. Well once I got a hold of the manager at the apartments, she would not budge, she keep telling me this is what I owe, I told her I don't think this is right and feel like I am getting taken advantage of because this is outrageous chargers that I owe. She finally told she would be able to lower the price to $195.00 and will stand firm on this amount, but at first she explained to me she was not able to lower any amount of the charges I owe, and then she now said she could lower the cost. So that gets me to believe she is able to work with but still wants me to pay for the $195.00 and I explained to her this too much and don't think this is fair. The letter from the apartment complex is stating that I have 14 days from the letter that was sent to pay it and if not it will be sent over to the collection agency, how is this right. How do they expect someone to dish out $195.00 all at once, before they try send if of to a collection agency, and then aren't they supposed to give you more time than 14 days, see I don't think they are being fair at all, this just doesn't sound right. I tried reaching out to reaching out to the regional manager but the person I spoke with from Wilhoit Properties, is telling me that the regional manager will not be able to get to me right away and it could take up to a couple of weeks, how are you not able to get in touch with someone until a few weeks later if the person has a concern. If a regional manager has to take 2 or 3 weeks to get back to someone then that shows me they are not taking care of any issues people have with Wilhoit Properties. I really need some help here and I feel like no one is taking the time out to help. I reached out to Complaintsboard.com to see if I can get something done here, needing some help on this extra charge. I would really appreciate it if someone could reach out to me to help me solve this matter. Thank you.
