TAM Residential Late fee, eviction filing fee, renters legal inability fee

1. The office staffs (before the time) in early Dec failed to put a note on my profile that i would be away until 11 Jan. It was advised by the pervious assistant manager.

2. No autopay or adv check payment option was presented to me by anyone from the office before I left the country.

3. The rental portal did not work while I was overseas. I sent an email to the pervious assistant manager and reported it. I did not get any feedback and thought the office might have extension xmas and new year holiday. Note, I did not know at the time, there was a site management team changed.

4. I only received a system generated late payment reminder on the 15 Jan, there was no other emails before hand.

5. The very next day morning on 12th Jan upon I returned from overseas on 11th night, I engaged with the assistant manager. I was going to make the payment at her office on the spot prior to any enquire. The account had been locked and she didn't know why on the day (only showing late fee and notice fee without the eviction filing fee). It was until the following Monday, the eviction filling fee appeared on my account and then she knew. In my opinion, if she knew this was the case, she might be able to advise the team not to proceed with the eviction filing on the 12th as per the notice stated.

6. The office had failed to notice me by email the notice of vacancy was placed inside my apartment. It was confirmed by the staff and in front of the assistant manager, this would be the normal company process on top of what is written on the contract and there was no record on my account to show the office had do so.

7. The assistant manager and staff initially refused to accept my check at the office on 1st Feb as they advised me they were not allow to talk to me at all, but only to the property manager. It was until I started recording the video (as court evidence) that the office didn't want to accept my check and only then the assistant manager engaged him on the phone for consent to accept the check.

8. The engaged attorney should not issue a separated court notice to my child who is a minor 6 years old. They did not do their due diligence.

9. Completely lack of response from the senior operation management team and the property manager until now 2 days after the court date, there was not even a notice or email from him and the office advise me the court case was dismissed by the engaged attorney on 2nd of Feb. My son and I wasted the morning of 13 Feb waiting at the court for nothing. In additional, I from day one willingly wanted to work out a disposition from the property manager, i got silent from him.

If i was able to get a response from the office and/or the office on any of the above, the additional cost could be minimized, hence I am here to dispute these costs.

In addition, I got charged many months of renters legal inability. As I did have my rental issuance in place in file with the office at the beginning of lease, i shall not get hit the monthly $14 from the office due to the management of change. I was happy to in cooperated with the office instruction and re provide the proof of insurance to the new request portal which I did recently this month. However, I cannot see where from the contract i need to aware of the additional month fee.

Desired outcome: dispute the costs, as they did not acknowledge they also have fault on their ends.

TAM Residential My ceiling in my dinning room has been leaking for two weeks now

My ceiling in my dinning room has been leaking for two weeks now. The first day when it was just a small crack I asked someone to come fix it I was told "we have other things to do." Now the leak has spread to my bedroom and living room and all the spots are brown and almost mold. I am five months pregnant and I can not be around anything like that. Every time I contact the office I am being told the work order is closed but no one has came and done anything to fix the problem. The leak in my room has spread so far out it is now leaking on my bed. When someone came and just looked at it I was told there would be someone to just come and paint over it. TAM Residential The Woods At 5 Mile Creek advised mr over a month ago that my deposit would be sent via mail

The Woods At 5 Mile Creek advised mr over a month ago that my deposit would be sent via mail. More than 30 days has since then passed. I visited your property the beginning of March and was advised my application was being cancelled due to not being able verify my employment and I was advised a request to have my deposit returned to me was placed. 30 days has since then passed and I have reached out and left numerous messages for the community that has gone unanswered. I am making a final request that someone reach out to me regarding the status of my funds being sent via mail. A complaint is being filed with both corporate and the ComplaintsBoard.com today. I believe that nearly 40 days with no response is bith unacceptable and unprofessional.

TAM Residential Topaz asserts management took over management of my complex on 5/19

Topaz asserts management took over management of my complex on 5/19. I'm on Hosing voucher program through Dallas Housing Authority. On 6/1 I paid my portion of the rent and on 6/2 I paid a portion of my electric bill. This complex has not gotten a electric bill for May or June, I was suggested by manager to pay something on electric. On the 4th of June I received a 3 day eviction notice. I was told that the Section 8 payments have not been posted yet and to ignore the notice, the notice was from the corp. office. It is now 6/23 I am getting texts and emails that I owe money. WHICH I DO NOT,except electric bill. This is every day. I have asked in the office about a time frame and i was told to ignore them and they would call me in when all has been resolved. I tried to contact Topaz office and talk to Jessica W, she never called me back. I have contacted my case worker and HUD office and put in a complaint.

TAM Residential Tenant complaint that has been ongoing

Tenant complaint that has been ongoing. I am a senior citizen who has lived at 1621Rockwater Blvd North Little Rock, Arkansas for 7 years. November 24 I informed management about some concerning reoccurrence incidences with the courtesy officer/policeman that was making me feel unsafe. December 3 the courtesy officer/policeman parking space was changed. The incidents continued and made me feel unsafe. January 4,2021 I contacted the Police Internal Affairs. February / 2021 I began having problems with both tenants on each side of me who are males, and this was highly unusual because I have never had any problems before with tenants. I have continuously informed management about the ongoing incidence which makes me unsafe in and out of my apartment and I have called the police. April 5, I called Topaz Asset and was informed someone would be contacting in a few days. I have not heard back from Topaz Asset.

TAM Residential Hello my name is John Doe, I live at 1234 Main Street

Hello my name is John, I live at 1234 Dr. in Austin, TX since August . The property has a mailbox for each tenant with a key for access. The mailbox was in bad condition when I moved in. The USPS has requested repairs to the mailbox soon or they will stop mail delivery here. At the end of 2020, the management decided to build a new mailbox for tenants. As of today, the new mailbox is still unfinished. Tenants must go to the USPS daily to get mail, waiting 2 to 4 hours. I've spoken with leasing management about this, and was told the USPS must repair it due to vandalism. The local Postal Service management says my property management must repair the old mailbox or finish the new one. It's not fair!

I am at Rancho Luna Apartments in Robstown Texas I have had issues with my AC for several months My name is *** I am at Rancho de luna Apartments in Robstown Texas I have had issues with my AC for several months they had a maintenance individual my knowledge he never checked it I believe he either quit or was fired they've been hired somebody else he has clean the coils and the unit works for several hours but in the evening around 4 or 5 p.m. the temperature gets goes to 78 degrees and the outside temperature is 90 degrees I have explained this to the property manager (lisa) he stated that everything was fine the new maintenance guy did show me the temperatures and again it was good for several hours and it shot up again I'm having to use a dehumidifier have all the fans running temperature does not drop down till after 10 p.m. the maintenance individual did state that my ceiling was very hot I am not looking for any type of monetary reimbursement I have paid through the end of April my lease ends June 7th all I'm asking is to be let out early I may be out by the middle of April and the company is welcome to keep the rest of the money and my deposit per Lisa my only options are pretty much just to pay the entire Bill and then I'm welcome to leave again I have been having issues for several months this is not the beginning and I had I believe I have been very patient I understand that they are trying and I appreciate it however it still has not resolved the issue

For almost three years I've had my living room window cracked from the painters and sense thanksgiving my dishwasher hasn't worked. My work orders keep being marked complete when they are not. And I have a lot of mold from the upstairs flood. They just put bleach water on it.
