Mattamy Homes New Home Builder

We have a new house built by Mattamy homes and have been in it 8 months. The quality of their materials and workmanship is very poor and the homes are overpriced considering they do not come with much and you have to upgrade most things that many builders include. The wood used for framing of the house was in poor condition and the concrete slab has numerous cracked areas a few weeks into it. This concerned us and when we tried to cancel the contract after seeing the quality of what we were getting and the response that "you will lose your $42, 000 if you did cancel."
We closed, and in a short period of time the home has had numerous cracks on 3 sides of the house. They have been sealed and painted already which is very sad and the house looks terrible now on the outside. I paid for 39 LED lights to be installed in the house and 9 of them have already died. That's 23% of the lighting that needed to be replaced. If they make an appointment with you to fix items in the house you will sit there and wait and no one shows up. I got tired of using a flashlight in my pantry, so I bought new lights and installed them myself. I would not recommend Mattamy Homes to anyone looking for a new home. There are many other higher quality builders for less money and your home won't look like it's falling apart like ours does now

Mattamy Homes community pool and Amenity center

Hi, to whom it may concern I have purchased a townhouse in jacksonville fl, wells creek community and I was told that the pool would be built in 0ctober of 2020 after I moved in they changed the date till 2022 now I found out the they told people that moved in last year that the pool would be finished last year but never happened I am talking to my neighbors and there is alot of us in this community that were told a lie from your company we do not appreciate this lies and you keep changing the dates. This is bad for business and we are gonna be forced to take further actions regarding this problem we want our pool built before 2022 it was promised to us and we want it on the date that was promised to us and not 2 years from now on. So if anyone that works there cares about their customers happiness it would contact me to discuss this further we want a meeting with the bosses.

Mattamy Homes 2007 home problems to this day.

We bought Mattamy 12 years ago since it was suppose to be "the best" builder. I will tell you just few of many things we found at the first inspection and immediately after moving in. Right after entering the house there was rain falling from the celling apparently from faulty plumbing in the bathroom above. We moved in the late February during cold days. Furnace was working fine but my daughter was complaining that it is cold in her room. I went to the basement and discovered that there were two pipes missing from the vents leading to the bedroom above on the second floor's two vents. There where parts 0ver 10 ft. missing from each pipe. The floors are crackling everywhere like in the 300 year old house. The basement started leaking following year and I was told that my insurance from Mattamy covers only "structural" problems so I guess it would be in case the roof caved in or one of the walls collapsed. One more thing, my porch was done in such way that it leaned towards the house so after every rain I had a lake in front of my main door. They "fixed it and you can see on the results on the pictures. Today (12 years after) I decided to finish the basement and went downstairs to figure out where and how to position the bathroom since Mattamy "gracefully" provided me with raw piping. To my horror I discovered that the toilet downpipe is only 10" from other pipes sticking from the floor while I need over 12" from the wall to install a toilet. Thank you Mattamy. This house cost me over half a million dollars 12 years ago. I know it is to late now but I want to warn other people. Before you sign final papers take time to inspect every inch of the house, touch, move everything that is suppose to be solid, use level, measuring tape, bang with your fist and have yours eyes open. Take hours or a day to inspect every detail, make a list and make them do it decent job because like you see they just want to use you to get the money for nothing. Have no mercy.
I wish one day I have enough money to build my own home.

Mattamy Homes poor quality cabinets

We were not happy with the quality of the cabinets installed in the home. Poor wood, material and paint came off easily. Mattamy homes blamed it on steam from the stove and water build up. It is hard to believe that this can be blamed on steam or water with in a year of living in the home. Cabinets are made to use not for show homes only. Never had this experience with other builders or cabinets before.
Requested several times for this issue to be resolved, and the warranty dept just kept blaming us rather than accepting responsibility or to help to fix the problem.

Mattamy Homes layout - design

something happened permits are delayed- sorry can't start building yet - we wait and wait.
Finally everything is approved let's get started we meet with the builder. Remember as owners we have decided and know that we picked a specific Model and design and exactly where everything is going to go.
The Mattamy Home Representative and builder show the plans: property lines the lot then - it's not a big deal but we are flipping you house everything your porch that you had on the left will be on the right and just imagine it it's no big deal. I ask could I get a layout because we decide where where a lot of designs even outlets go. They tell you just no they don't just imagine it really you just spend thousands of dollars and they don't provide when Tim sure they do this frequently. This is poor customer service in my book.

Mattamy Homes warranty service

Extremely poor warranty service! Air conditioner has been broken down in hot summer for more than 3 weeks and still not fixed! Technicians do not come at scheduled appointment time and do not give earlier notice. Calls are not being answered. RUDE attitude from all of the representatives at the warranty office. Do not ever buy any property from this company!

Mattamy Homes brand new house built by mattamy homes

I just purchased a house from you mattamy homes on january 24, 2019 with price of $731, 756.00 on lot 14, 111 wannamaker crescent, cambridge but the area is totally un-liveable!
1). It's severe dangerous to live in the house since all different kind of trucks, bulldozers, forklifts, concrete mixer trucks, loaders, front loaders, you name it, everywhere on the front and both side of my house. Image, if a child plays outside!
2). There is muddy road, drive way! Residents in the area could not walk totally at all!
3). It's 100% construction site not ready for living. Basically, it's construction site / area not for living!
4). The back yard of house is like a dump site with all the construction garbage.
5). Poor quality of finish.
Above these above effects and more, I request for compensation of this dangerous and very poor living environment.

Because these environment, I couldn't move in the house and would request compensate the damage/loss.

Mattamy Homes house

It pains me to write this review as buying/building a new home should be an exciting and enjoyable experience. My wife and I have built 5 new homes thus far and Unfortunatly our experience with Mattamy Homes has been nothing short of miserable. To be fair our experience with the sales team was great. Claudia, our rep was amazing, helpful, and even empathetic through the process.

From the time we signed the contract to the start of construction things moved relatively quickly. Construction started and we began to see that the superintendents were either not paying attention, had too many homes on their plate, or just didn't care. Kevin was our super and by the time we got to the end of construction had to insist that he was no longer welcome on our property. Kevin is a "yes" man and as he had a friendly demeanor and talks the talk, his follow through and overall care of the construction process was terrible at best. We caught this individual slandering my wife and I behind our backs to other contractors working in our home. Very disrespectful and unprofessional to say the least. We were thankfully at the property daily and were basically overseeing the construction of our own home. We caught numerous issues and had to bring to Kevin's attention.

Our home was rushed by 2 weeks to hit Mattamy's fiscal year end. The day we showed up for our final walk through there were about 15 workers in the home frantically rushing to finish drywall, paint, electric, appliance installation, clean, garage door openers, amongst other things. We had no choice per our contract but to go ahead and close on this home that was in no way ready to be closed on let alone lived in. This was 5/30/2018.

The next 30 days we were doing our own improvements to our home and had given the builder this time to make things right and make our home livable. We were patient and amicable through this process. Needless to say very few things on our lunch list were complete when we reluctantly had to move in on July 4th. After multiple emails going unanswered to anyone and everyone including the president, Vice President, abd head of construction for Arizona we filed a formal complaint with the registrar of Contractor's. We went through our job site inspection and the ROC sided with us and demanded that our list be completed. After taking several more days off work to wait for contractors most of our list was completed.

Our customer service rep who was now handling our house was john. Wouldn't you know john is also a yes man who was great at promising, and now just great at ignoring calls and emails. We still have 2 garage doors that take 3-5 attempts to open and sound like they are coming off the tracks when they do open. We have a tub that takes literally 2 hours to drain and has since day 1. We have concrete and mortar on our windows in front from when they had to tear all of the stone off the front of the house. We still have paint and drywall issues. We just got a letter stating that they I installed the wrong ac unit and air handler.

To make a long story short we spent over 500k for a house that in my experience is very very poorly built. I filed my second ROC complaint today just in an attempt to get Mattamy to follow through. Do your research, read the reviews. This builder is terrible and based on what I am now reading online won't be around too long.

Mattamy Homes being ignored by the builder regarding a leaking roof, which they already repaired once.

Approximately 2 years after we took possession, we noticed a leak above the master bedroom closet door frame. I had always noticed a rough spot on the door frame when dusting, but I thought it was just sloppy finish work that we would fix when we repaint.
After a few days of heavy rain, the water started to drip on to the carpet. We contacted the builder who was trying to say due to the high winds, it was an "Act of God" which they are not responsible for. Hammam. My husband persisted, they agreed to have someone come and inspect it. They then repaired the issue (so we were told), fixed the drywall and repainted.
A few months later, after another round of weeks with heavy rains I noticed a spot in the master ensuite ceiling. This indicates to us the original issue was not resolved.

August 2018, we contacted Mattamy Homes again. They replied saying they would have someone come over to inspect the issue once the rains stopped. Here we are well into October, the problem in the ceiling is much larger and much move visible since we have had quite a bit of rain over the past few months. Mattamy Homes has ignored all our subsequent email requests.

We were one of the last few units Mattamy Homes completed in this phase of Blackstone Village in Ottawa, and not the only ones to have issues of some sort.

Winter is coming, and I fear the issue will only get worse, my bathroom ceiling will fall in and then where will we be? Not to mention what will happen during the spring thaw!

If I were to purchase a new roof even on an old home, I would have a 15-20-year guarantee. So why then am I sitting in a house that is less than 2.5 years old with a leaking roof and no one willing to fix the issue!

Houses are not cheap. This company is worth billions! There are so many complaints online from various parts of Ontario - why are they allowed to continue building. And why are they not being held accountable for their subpar workmanship! I don't understand.

Mattamy Homes work

A week before closing day we met with the contractor that was showing us around for inspection. The whole looked extremly dirty, paint was not even the same whites used on walls, coffee stains on the door, scratches everywhere on upgraded doors it was horrible! We spoke about it and he said it will be all fixed. Day of possession the house looked even worst! You are giving keys to a new family that just paid half a million dollars for this house with coffee stains and very very dirty floors! Doors that we're not fixed. I am so angry and frustrated with this company I did not expect this at all. Forgot to mention the carpet we got for upstairs was not done correctly some spots we're coming off! Inspection was not done nothing was done. They put a gift bag in the home! Behind the gift bag was paint on the granite lol! How ignorant is this...

Mattamy Homes delays poor customer service

Purchased a new detached home in Caledon summer 2015 from Mattamy formerly Monarch homes we asked for July 2016 closing and were told they choose the closing date so it was scheduled for May 2016. We had an existing house to sell and we sold with a closing at same time May 2016. Our purchaser would not extend. Mattamy gave us a firm closing date in May 2016 and they postponed 3 times in the same month at the same time a strike started and lasted 6 weeks . They postponed again to end of August due to the strike which was over June 15. Having no place to go family of 4 we have struggled having to rent at 2 places and our goods in storage and having to use movers twice the costs are mounting.
In the past 3 months $10, 000 and it's not over. We're not entitled to any compensation Tarion does not cover delays due to strikes.
After the strike was over Mattamy said the're allowed 20 days to re-schedule a new closing date per Tarion.

Mattamy Homes audio video bridge not installed correctly.

The builder offers an audio video bridge to hide the cable between your audio/
video equipment and your TV and they charge $475 for that. In my master bedroom they installed one and the TV power outlet is way off to one side away from the bed (and right across the window) and if i hung my TV there I will have always keep my head turned. If i moved the TV the cable will be seen. They wont move the outlet or install another one near or behind here my TV goes. In the pic my TV goes to the left of the cable outlet because thats where my bed ends. This is on the 2nd floor and installing an electric outlet shouldnt be a big deal. No matter what they must fix the mess up or refund the cost.

...Just wanted to add this...if u look at the pic you will notice that if I hung my 32"
TV on the left side where the TV is supposed to go, the cable outlet (and the power outlet both) will show but I am concealing the cable outlet by going for a much much bigger TV...still the power outlet will show up. Apparently they did not use their common sense... the audio video guy and the electrician had 0 coordination.

Mattamy Homes seizure of down payment

1- Mattamy Homes Ottawa started the sales for a new site in Orleans (Summerside) in late September 2010.

2- Given that I have been saving for the down payment for a new house and waiting for Mattamy's new site in Orleans, I was the second customer in line when they
opened the doors to their sales office in Orleans on Saturday at 07:00 AM.

3- On the first day of the commencement of sales, I purchased and signed a sales agreement for lot number 30 for closing on May 2012.

4- The required down payment was $25, 000.00. I paid the first two cheques to a total of $15, 000.00 (copies of cashed cheques are available)

5- Before the cashing of the third (final) cheque dated for December 2010, I communicated with Mattamy to explain a difficult situation I was going through
and I ensured their understanding and acceptance to hold off the remaining payment until March 2011. I also ensured Mattamy's customer services
understanding that I will not be available/accessible until March 2011. -Copies of communication with Mattamy's customer services representative are
available and will be presented to Court.

6- Later, when I contacted Mattamy again, a different customer services representative indicated to me that Mattamy decided to re-sell my lot after
Mattamy's lawyer decision to annul my purchase agreement - contrary to my last communication and agreement with Mattamy's customer services - and forfeit my life savings money ($15, 000.00) which I have already paid to Mattamy.

7- Then I was informed that Mattamy has resold the same lot to another buyer at a higher price within weeks after annulling my agreement.

8- I am now left empty-handed, I lost my life savings and lost the house I intended to purchase. I lost $15, 000.00 to this big corporation (Mattamy) because Mattamy seized my $15, 000.00, did not honour their customer services' agreement with me to hold off the last payment and furthermore, they are refusing to return my
$15, 000.00 down payment.

9- I ask Mattamy Homes to return my $15, 000.00 life savings down payment.

If you couldn't meet the $25, 000.00 complete downpayment in the time period given by Mattamy (last payment for December 1st), then you shouldn't have agreed to buy the house in the first place.

After signing a contract, you can't just tell them they have to "wait" for the third payment until you're ready to pay them.

Recently bought a home from Mattamy and was explained that after 7 days from the signing of the contract, if my financing falls through (for the whole deposit, in your case $25, 000), they will keep whatever portions thereof.

Since you didn't back out within 7 days of the contract signing, you're out the $15K.

Mattamy Homes rip off

I filled out a private loan with Mattamy Financial Services . I was told that I was accepted 100% by the financial instiution. Iwas told in order to secure the loan I would have to western union $750 plus $66 dollars it cost to send the money over. I completed the task and was told I would recieve my Loan direct deposit with in that same day. That never happend. I was told to send $600 more in order to complete the loan. At this time i stated that I no longer wont the loan and asked for a refund.

I see they have removed their site e-mail will no longer go through. They are definitely a Fraud. So sorry it looks like no of us will receive our refund. how can people so that? Please if anyone deceide to do this, do not send anyboady any money, they are just going to change their name and try again. Shame on you

I think we were all frauded I hope people read this and it does not happen to anyone else. It was my whole paycheck now I have creditors down my back. I have complain to the Better Business Bureau in New York but the mail have been sent back to them. I'am sorry to say I think we all lost our money. Sorry for you guys I hope allturn out well. The girl name I was dealing with was Tamara Lynn Extention 29, everything seem so formal I even checked the BB nothing until lately. Shame on them!

The same thing happened to me. When I told them I wanted a refund they told me it would take 15-30 business days. It has been almost 30 days now and I called them to see what the status was and now the 800 number seems to be disconnected. I have also sent many emails and they do not respond. I think the next step is file a complaint with the Attorney General's Office in New York. We really need to do something about this! They are stealing money from people who don't have it to give to begin with.

The same thing happen to me. Do not deal with these people further more they do nto even have a phone so you can call them I have sent many e-mail wioth no avail. I'm single mom, they disconnected my power. i hope we do get our refund, i do not know how they can do business like this I even checked the better Business Bureau now all of a sudden there are complaints

Mattamy Homes poor quality workmanship

I would like to warn anyone interested in a Mattamy home in the Half Moon Bay development in Barrhaven, Ottawa that the quality is something to be aware of. I purchased a home in April of 2009 and have been fighting with them for 9 months now to repair the house.

The list of problem goes as follows,

1) Siding- all siding on the house has been replced as they did a horrendous job. ANyone who knows about siding instalation would be surprised to hear that they used a nail gun to affix the siding to the house. This created a wavy look that required replacement.

2) Foundation-During the building process they failed to protect the ground against frost and as a result the foundation cracked.

3) Concrete on basement floor- They poored the foundation after building the structural walls in the basement and did not put any barrier between the wood and the concrete. This building code violation resulted in the cutting away the floor, repooring that concrete and then rebuilding the walls. The problem with this is that they removed my basement door and did not cover anything when they used their quick cut saw. The result was a thick layer of cement dust throughout my house that they didn't clean up for over a month.

4)Stairs- the basement stairs were not to code and had to be rebuilt. It is amazing that the city building inpsector could not have caught this. I assume that there must be a cozy relationship between the city of Ottawa and Mattamy.

5) Fireplace- The fireplace did not work for 10 months.

6) Framing- They framed the back half of my house impropperly and had to come back and redo it. This put me out of my house for 4 weeks and they only compensated me for 2 weeks worth of accomodations.

7)Windows- 5 windows were installed out of place and two were installed impropperly and without any kind of insulation. One window in the kitchen was actually installed partially behind the kitchen cabinet.

8) Tiles- I had a major problem with tile cracking in my kitchen and foyer. They have since been replaced, but the problem was to the tune of about 20 tiles out of about 50.

9) Damage to my house contents- The painters painted part of a brand new leather couch set and have refused to clean them. They also damaged the felt on my pool table.

10) Paint- The house was painted so poorly as to inspire the comment from the Vice-president that he is embarrassed about the quality of the job and that the whole house should be repainted. Unfortunately, I did not get that in writing and they have decided that they would not repaint the house. It didn't matter they only put on one coat or that they missed large sections of the house.

11) drywall- The drywall job in this house was horrendous. The mudding and taping was roorly done to say the least. They have have repaired most of it, but it has been months and they never paint the patches they leave.

12) insulation- They forgot to insulate an exterior wall of the master bedroom. They took 10 months to get this completed. It appreaed on my PDI and they refused to do anything about it until the carpet had frozen over with ice.

12) Tiles- They put the wrong tiles in the mater bathroom and another bathroom and refuse to replace them.

13) Roof vents- They forgot to vent part of the roof.

There are a tun more things that were wrong with my house and the quality of the employees is horrible.They will not do anything unless it is sent via e-mail or registered mail. Today they lost the entire file for my house. Therefore putting us right back at the beginning of the process again.

If you are planning on purchasing a Mattamy home in the Barrhaven area be warned that they do not stand by the quality of their workmanship. At least my house isn't sinking like some of the others.

We bought a Mattamy Prebuilt property in a cage-like environment with 10 minutes to sign a 50-page contract back in March 2017. The doors were locked with a security guard at the door. Preventing people from entering or exiting unless you were leaving for good or going to get a checkbook.
We bought the property for $2, 030, 000 after all upgrades. It is closing on October 3rd. (the closing dates have been pushed back twice so far from the original closing date of Aug 19th, 2018. Once by Mattamy and once by us.
Upon appraisal by the banks, we found out Mattamy is selling an identical house for $1, 400, 000 with almost identical upgrades. Please see the MLS Listing.
This identical house that is being sold is located less than 10 houses from the house we bought. The listing agent of this property, Jas Sidhu has confirmed in writing the following. (This property was listed on 16th Sep 2018 by the listing brokerage and seller is the builder (Mattamy). This property is brand-new never lived home. I have another property available as new builds and closing is in January 2019 for the price of $1, 385, 999 from a similar builder. If you are interested, I can send you more info.)

We have paid $200K deposit. However, we don't want to hypothetically loose another $400K by going ahead with the deal. Mattamy had us get a pre-approval of the mortgage as a part of the agreement. Mattamy's promise of a 2 Million Dollar property in exchange for 2 Million Dollars is a promise that is short lived by both parties. Mattamy, who promised a 2 million dollar property is selling the identical property a stone throw away for 30% less while expecting the banks and my self to hold our side of the bargain.

The bank's appraisal of our house is also affected by Mattamy listing an identical property for a fraction of the price. Banks have refused to honor the pre-approvals and financing is not possible unless we were to come up with the difference in the actual value of the house.

I am in the electronics business and the way I see it is if I were to promise someone that I will deliver this a $2000 phone with all kinds features and technology on a set date. In exchange, I would collect 20% deposit from the customer and when its time to deliver, I offer them a phone that has the technology value of a $1400 device and to top that off I am selling the identical device to others for $1400. Can I expect to not get sued and collect my $1800 from the original buyer since I got them to sign a 50-page contract?
Just because I had the privilege of using the customer's $200 deposit to finance my R&D and a legitimate contract doesn't make my contract and transaction any less fraudulent than that of Mattamy's.

I have also been in touch with the Mayor of Oakville Mr. Rob Burton regarding this matter. He was introduced to this matter by a journalist covering this situation . Mayor Burton made me aware that during a meeting with Mattamy's executives, he was told that they have helped some of the clients in the Preserve with price adjustments. On the contrary, I had a conversation with Jameel Madhany from Lerners Law who is representing several clients in the Preserve and Jameel says that's a bunch of baloney and none of his clients have been offered any help.

I have also been in touch with a buyer from Mattamy's Queens Common development in Whitby by the name of Astrid.
Astrid house was reduced from $775, 000 to $700, 000 as a result of Mattamy's decision to reduce the price on a 2nd phase development. If Mattamy acknowledges the need to reduce a price for the original buyer because they need to sell identical properties in the same development for less, it's righteous for them to do the same in my case.

In several conversations with Mattamy's representatives, we were told Mattamy has more than 600 houses to release in the Preserve community. However, they continue to hold the land and develop the properties at a snail's pace to drive up a pseudo demand. The potential argument that Mattamy didn't have enough resources to build at any faster pace would be a lie as several contractors including framers were all laid off about 6 months ago as a part of Mattamy's monopoly strategy to create more demand and drive up or maintain their desired price.

Mattamy's potential argument that based on the contract they have spent close to $2, 000, 000 to develop my house would also be a total lie. Building a house Today cost anywhere between $140 to $200 per square feet based on the quality of finish. The quality of finish as per our PDI was sub-par and couldn't have cost more the $150/sqf. At this rate, our 3730 Square foot house wouldn't have cost much more than $559, 500. Add the cost of the property bought in bulk is approximately $15, 000 per 4000 SQF (45*90 lot size) Square feet or $1.5 Million for 400, 000 Square feet . That's approximately $3.75/SQF for the land and let's keep in mind Mattamy who have purchased 100's of thousands of acres of lands neglected to buy certain lots as such in the link provided is probably because the price isn't good enough for Mattamy. These numbers explain why they can sell a $2, 000, 000 property for $1, 400, 000 and still make a handsome profit.

We had our PDI Appointment on September 12th 2018 for our brand new $2, 025, 000 home which, we had purchased from Mattamy back in December 2017. When we arrived at the PDI, we were disappointed that there were no countertops and a few doors missing.
As we did our PDI walk thru, we found hundreds of issues. The quality of finish was despicable. Here is a list of some of the unacceptable tradesmanship we discovered during our PDI.

Baseboard, trim and shoe-mould nail holes were not filled
Numerous baseboards or shoe moulds were not fastened completely to the wall and were hanging loose
Baseboards was painted without being sanded where they were filled in
dap was not applied along all the joints and where the baseboard meets the wall leaving a crack like gap along the top of the baseboard throughout the whole house
the baseboard and shoe molding joints were very poorly joint and installed
the trims around the windows and doors were extremely poorly installed and finished (not sanded properly, holes weren’t filled in properly and painted without any sanding leaving bumps everywhere)
some doors were poorly painted, one particular door was full of bubbles and requires to be completely sanded down and repainted or replaced
we found several places on the window jams and trims where there were large holes that anyone with half an eye sight would be able to notice and address
the ceiling drywall work was very poor and the joints were not taped and sanded down properly leaving an amature finish
the shoemoulds in several location were unevenly installed leaving an unpleasant gap between the floor and the shoemold
some walls were painted in two different tone of paint and some walls had places that wasn't sanded yet painted, and patches that were neither sanded or painted at all
the fire place was installed unprofessionally leaving a big inconsistent gap around it. It was also not sitting flush with the wall on the right side and sitting flush on the left side. The builder said this was the finish and they were not expecting a trim work around it.

Several scratches on cabinet were also evident -more proof that poorly qualified trades were involved in the construction of this home
the drywall work in some room were so poorly done where some parts were not sanded properly leaving lumps and bumps on the wall

When you buy a brand new property for 2 million dollars and the properly doesn't have a decent lot size, an adequate curb appeal nor a professional finish, this comes to show how much maximizing the margin means to Mattamy and the builder vs the need for delivering a quality product to the consumer.

These kind of construction work and finishing work is arguably the worst finish we have seen for a brand new home or even a renovated home out of the hundreds of houses we have visited and dozens for houses we have renovated or remodeled.

Our appraiser had to be paid additional fees for having to come back a second time as the countertops are required to be installed before the appraisal can be completed. This means a second paid visit by the appraiser is required next week on or after the 17th once countertops are installed . The Appraiser will then required a few more days to complete and submit the report to the banks and the banks will further require a few days to complete the funding. We demand the closing date be pushed back an adequate amount of time. Therefor, Mattamy has necessary amount of time to fix all the mistakes that were indicated and that there is enough time given between a completed home and the closing date so that the appraisal and funding can be done harmoniously.

As you are aware we have spent ove $100, 000 just in upgrades and $1, 925, 000 on this new built home by Mattamy. We expect nothing but a pristine finish from a pioneer in the development business. It is a shame that Mattamy would use such incompetent contractors to do finishing work. It's absolutely discreditable that this kind of finish would be considered acceptable by the builder and Mattamy. I have been in the renovation and remodeling business for the past 2 years and training new employees to do finish work and we have never delivered this quality of finish to any of our clients. It is not acceptable that Mattamy’s $2 Million dollar build has a hideous size lot and joke of a size backyard and to top it all off it would try to cut cost by hiring contractors that haven't got a clue what they are doing. This is absolutely not acceptable and will not be tolerated.

In addition to the extension of the closing date, we require another PDI/walk thru with proper lighting, where we will be inspecting everything we indicated to be fixed, repaired or replaced to a professional standard as per our original PDI. Given the quality of your contractors’ workmanship and lack of attention given by the builder and Mattamy; we suggest you do expect us to find more flaws and unacceptable finishes that will also need to be addressed by Mattamy and the builder. I suggest this second PDI/Walk thru be booked as soon as possible as I do not want to take the keys or close until you have done your job before you collect your balance payment. I understand there are warranties provided by Mattamy and Tarion. This is a warranty service that takes upto 3 months to reconcile problems that come to our attention once we have moved in. The unequivocal poor work done by unqualified carpenters, unqualified tapers and painters are not to be considered warranty work and are the obligations of Mattamy and the builder to complete to a professional standards before closing.

ALL, we are approaching two years...still have outstanding deficiencies, still have lack of support, still have a lack of care! I agree that they make sure you sign every document to protect their liability and ensure they get their money but then they turn off. Every other month I've had an issue with my home and is tiring. There are a huge number of people that are not happy but nothing seems to stop them. They do not build to quality and I've had tradesmen tell me that they are told to build for speed and have no care for building to code/spec. I would love for Mattamy to respond and sort out my home deficiencies once and for all. They should be investigated!

Horrible service, horrible unqualified contractors. They come in to do simple jobs and makes things worse more times than not. Wobbling bannisters, poorly cut tiles, bad painting, curved quarter rounds, curved walls (but they are all up to code according to mattamy). You basically have to argue or tell them to go f themselves to get anything done. It's a joke really. One guy put all his weight on my staircase and swung down my stairs as he was leaving. We have 4 patio stones in front of the front step and one is wobbling and the guy just breaks out his glue gun. Anything that doesn't involve their glue gun or caulking gun is too advanced for them to fix. It's a joke really

This is a letter we sent out back in 2014, apart from replacing existing problem windows at a cost (which most of have failed again) they did nothing else for us. They REALLY don't care!

RE: Mattamy Hawthorne Village Vista Phase 1A, Milton, Ontario – Decora Windows Quality Concerns

Dear Mr. Gilgan,

On behalf of 17 homeowners, we are writing to advise you of the deficiencies that we have been experiencing with the windows installed in our homes by Decora Windows, a company contracted through Mattamy. Currently, we are aware of 17 households that have defective windows plus another 4 where the owners have verbally expressed similar problems.

Background

Our homes were to be installed with “Energy Star Qualified Low E Argon (with insulated spacer) windows as per Schedule ‘A’ of the contracts. We have since noticed two major problems related to these windows, occurring at many homes from this development: first, condensation between windowpanes; and second, a significant amount of condensation on the inside of our windows.

The first issue, condensation between windowpanes, is a major disappointment. Many homes from this development are exhibiting this failure, suggesting that the quality and installation of our windows are of poorer quality than what was advertised to purchasers. Windows should not demonstrate such deficiencies in this short timeframe unless the quality and/or installation have been compromised. Further, it is discouraging to know that the window company contracted to provide and install these windows has since gone out of business and cannot fulfill their commitment to their workmanship and product.

As for the second issue, regarding condensation on the inside of our windows – we have noticed that the amount of condensation is not only excessive, it continues to increase each year. This suggests that the insulation of these windows continues to decline. To be clear, the amount of condensation is not minimal, rather it is excessive to the point that windows need to be wiped dry every morning with a towel in order to avoid water from pooling on the sills and overflowing.

Lack of Support

Up until a few days ago, other divisions of Mattamy had refused to assist us. Several of us have been ignored and emails have gone unanswered. Further, one of the undersigned parties explained:

“We had one window lose its seal about this time last year. My husband contacted the warranty office and we were told that we were out of luck, that we would have to contact TruFix, and that it would be full retail value for the repair. We sat on it as we were not happy with the response we got from Mattamy or TruFix: “Elusive about warranty on the replacement pane, did not want to drive to Milton, etc...”

Mr. Walter Oliveira, Mattamy’s Warranty Service Manager contacted one of us on April 2nd via phone and left a message. Then, unannounced, he showed up at their front door later that evening. As his visit was in the middle of dinner, he was asked to return the following day.

On April 3rd, Mr. Oliveira advised that Mattamy would replace the defective windows with an added cost. (A $60 service fee and a replacement cost of $20 per window for labour.) He advised that Mattamy will not offer any coverage for windows that become defective after 5 years.
He also advised that homeowners who paid the $60 last year but still have problems will have to pay the service fee a second time. He also advised that each homeowner should contact the Warranty Office either by phone or email. Many of us have already done so.

Proposed Resolution is Unsatisfactory

We, the undersigned, believe that Mattamy’s offer is unsatisfactory for the following reasons:

1. The significant number of windows exhibiting this failure demonstrates that there is a major flaw with the windows (or installation) in this development. Several windows in many homes are experiencing this failure and, as such, it is clear that is not a minor issue. (As a parallel for your consideration – in the transit industry, there is a standard fleet defect policy that states that any component that fails within the warranty period on 20% of the vehicles in a production run will have that problem repaired for the whole fleet, defective or not.) In relating this to our situation, the fleet in this case is Phase 1 build, and of the forty (40) homes that we canvassed fifty percent (50%) of the homes have this problem amounting to one hundred and one (101) windows.

2. ENERGY STAR® QUALIFIED LOW E ARGON windows, part of our ENERGY STAR® QUALIFIED HOME should last longer than 5 years,

3. There should be no cost to repair defective items, particularly those under warranty. If a car fails during the warranty period, it is repaired free of charge. For those windows being fixed a second time, it is disappointing and shocking that Mattamy would expect payment twice, let alone once.

4. The 5-year period will lapse this year and given the magnitude of the problem (and that it has already reoccurred in some homes), this needs to be addressed holistically rather than not selectively. We feel that all windows in these houses should be replaced. For many of us, this is the largest investment that we will ever make and we frankly expected better. Timely and fair resolution of this problem could be the difference between satisfaction and (extreme) dissatisfaction with Mattamy. Many homebuyers purchase ‘new’ with the expectation that window replacement is not a cost that needs to be incurred for 10-15 years.

Expectation of Appropriate Resolution

We hope and trust that you are able to stand by your commitment of excellence in the quality of work, products and the creation of the homeowner experience that Mattamy promotes. Although Mattamy’s immediate attachment to this community has concluded, Mattamy’s reputation continues as each home receives a new owner. Attached, you will find a list of homes, the corresponding homeowners, and a number of pictures of the deficiencies for your review. There are currently a total of one hundred and one (101) deficient windows.

I also recently purchased a home from mattamy on april 6th 2017 in Aurora Ontario.
I am having all the same problems as everyone else. In summary they force you to move in while the home is not ready.
Then they lie about fixing all your deficiencies. They installed a high efficiency hot eater tank that they know is defective and needs modifications which they are not willing to pay for.
Their customer service is not in existence, you cant reach anyone .
It is incredible that they are allowed to function.
They know they can get away with it.
We should do a class action suit against them and talk to our government representative to see what can be done.

Mattamy Homes poor quality ceramic tile installation

The pictures below are of one of my kitchen floor tiles. As you can see in the picture, there is absolutely NO cement/glue attached to the tile. This means the cement/glue was already too dry when the installer laid the tiles and the only thing holding the tile in place was the grout. This is probably the worst tile installation I have ever seen or even heard about. Now I have to remove all the grout to check for more loose tiles, lift the tiles and remove the old cement/glue (that was suppose to hold the tile down to begin with), reinstall the tiles properly. I have a couple tiles that are cracked now due to this problem and have to remove tiles from under the fridge or from in the laundry room to get a match. These tiles are no longer available from the manufacturer. What a bloody hassle to fix the mess caused by a poor quality install by the Mattamy tiler. This problem exists throughout the kitchen, hall & foyer.

I purchase in Bentley Green Deland, FL in February 2018. The entire ceramic floor is not leveled. kitchen, family room and both bathrooms. There are dips and wider grout lines in many areas. The shower floor has crackers within grout lines. I have been complaining and still waiting on repairs.

Mattamy lied to us when we purchased our homes they promised to build a pool in our community in jacksonville florida. wells creek now it has been 2 years since they started building and keep pushing the date forward for another two years they are liers don't buy the house in the community they suck and they lie be careful

We have lived in our Mattamy Home Castlebrooke/Concord, North Carolina home for 8 months...the vinyl siding on the back of our home has buckled and is wavy on two separate sections..we haven't had our year inspection...we were told to submit warranty repair list through the Mattamy.com homeowner..warranty section...which we did. We listed the vinyl siding problem and were contacted by the Mattamy Homes Warranty Manager. He stated that the vinyl siding is not covered under the warranty and that when we purchased our new home this information was given to us. We were informed that if the vinyl siding heats to over 160 degrees it will melt or warp. This doesn't mean, according to Mattamy Homes, that the vinyl siding is defective. The Warranty Manager did state that if we purchased full screens for the windows (our expense) they would fix/repair/replace the wavy, buckled siding. We are in the beginning of July 2016...our home closed escrow the end of August 2915. Clearly this is a problem that is not uncommon...the reflection from the windows when hit by the sun causes the temperature to exceed 160 degrees...they can't say which homes this will happen to (we are told) therefore they will continue to use vinyl siding as it is a durable siding and is not a defective material. The Mattamy Homes Manager stated this happened to his own home, as well. As a new homeowner, I am bewildered that a large company/builder such as Mattamy Homes would continue to use a product that they know has the chance of not holding up. We were told that they truly care about their homeowners; however, vinyl siding is not covered under the Warranty and were referred to read what we signed when we purchased our new home. Arbitration was mentioned, as well. We our Senior Citizens (both close to 70) we do not want a battle and do not want to file a formal complaint with BBB or go to Arbitration with Mattamy Homes. It just seems wrong that we have no other recourse. Posting this comment is a way to ventilate a little of the frustration that we are experiencing. We live in a Mattamy home in Charlotte North Carolina and we have lived in our home for two and a half years. We have experienced multiple problems throughout the entire Selling, building and closing process. With continued problems on obvious warranty issues. Our house was in construction for approximately nine months. The sales rep nor the project manager knew of the elevation or revision of the blueprints that we were using at the time. They gave us wrong information the whole time the home was in construction phase. We were not shown up topography map or given any of the information that was asked for during the process. It was kind of just make it up as you go so to speak. Our floors were put down before the painting was completed and the four major trim work was done. Our floors all hardwood throughout the first floor were never covered with paper so they were in very poor condition before we even moved in. This was all brought up during our presettlement inspection of course we were promised as all of the others of that everything would be fixed in a timely manner. Here we are going into our third year living in the home was still major dissatisfaction. We have had major water issues in our back yard as well as the front yard, to the point where it is killing all of our plants from water damage. Our house is basically sitting on a piece of clay and they have just put the plants in the clay pots and there is no where for the water to go. The excavation was not done properly from the very beginning, our house was built too low. We tried on numerous occasions, before the houses around us were even built, for them to re- excavate so we did not have this issue. They ignored our complaints as well as the survey that we paid for out of pocket. After continued complaining they finally had it resurveyed whereas upon further investigating they found that the house was in fact built too low. I am a former Ryan Homes employee of 10 years. I am very knowledgeable in the whole home building process. I told them over and over again of our major complaints and I was just ignored. This has been the worst customer service I have ever experienced In my life! I tried to get ahold of Peter Gilgan with no such luck. My husband wrote to him on Linkdin because, that was the only place we could find a direct email to him. We have tried to get his personal contacts through Mattamy homes and they have refused to give it to us. We have gone through several project managers as well as 3 regional presidents, they cannot seem to keep the employees because, they have very poor business practices. We are beside ourselves with the many flaws in our home! We have no further choices but to contact an attorney, as at this point we would like to get our home fixed and simply sell it. That's because it comes with such bad memories. The solutions they have come up with to fix the yard is to put big drain boxes in the middle of the grassy backyard, 3 to be exact. A very close and personal friend who is a realtor does not want to list our home because it would be too much of an objective for her to deal with if we do the proposed corrections. I hope somehow this finds its way to Peter Gilgan and that he will contact us and hopefully resolve these matters out of court. My husband has worked for the government all of his life, served in the US Army for 12 years, and has continued his career within the federal government.he is looked upon as a man of high integrity and fairness. we take pride in the fact that we are good people and don't try to get something for nothing. We are only looking to have done what should have been done long ago.

My husband wrote to him on Linkton because that was the only place we could find a direct email to him. We have gone through several project managers as well as 3 regional presidents, they cannot seem to keep the employees because, they have very poor business practices. We are beside ourselves with the many flaws in our home! We have no further choices but to contact an attorney, as at this point we would like to get our home fixed and simply sell it. That's because it comes with such bad memories. The solutions they have come up with to fix the yard is to put big drain boxes in the middle of the grassy backyard, 3 to be exact. A very close and personal friend who is a realtor does not want to list our home because it would be too much of an objective for her to deal with if we do the proposed corrections. I hope somehow this finds its way to Peter Gilgan and that he will contact us and hopefully resolve these matters out of court. My husband has worked for the government all of his life, served in the US Army for 12 years, and has continued his career within the federal government.he is looked upon as a man of high integrity and fairness. we take pride in the fact that we are good people and don't try to get something for nothing. We are only looking to have done what should have been done long ago.

We moved into a Mattamy build house in April with Architectural defects.
Mattamy build this house with revision 3 of the design with flaw, even when the framing crew reported the issues, Mattamy office told these framers to do what they need it to do - finish the house.

House had to go through Major structural repair by lifting up the house using a jack life from the basement and from the main floor.

We had to live through a construction zone and I found this hidden message written on top of my kitchen cabinet
"DONT FUKIN CARE!"

Anyone that has purchased a Mattamy Home in the Twin Cities area has probably closed the purchase with DCA Title. Some of you may know that it is illegal for them to force you to use that title company. You have a right to choose a title company by law! The law is there in order to have a 3rd party process the paperwork to protect both sides of the transaction. DCA Title was not properly processing the closing statement. We challenged it and found ourselves getting additional money back (significant sum to make it well worth our couple of minutes to request it). This could be a huge class-action lawsuit... Still pondering if we should pursue that.

We built quite recently with Mattamy Homes in Airdrie and they are no different than any other builder out there. We listened to the propaganda about how their president was disappointed about a home he had built by another builder so he started Mattamy so he could build "quality homes". Well, to describe it best, we got a mobile home with granite countertops and hardwood flooring.

Mattamy's showhomes are impecable. The finishing is perfect and every detail is covered. The crews who built them paid attention to detail and there are VERY few visible flaws. What we got is a completely different story. There is at least one paint stain in every carpeted room in our house, paint on every carpeted stair except two. The furnace vent is pointing up so rain collects in it and pours into the basement every time it rains. They mortared the fireplace sconces into the fireplace so they can NEVER be removed or even adjusted for that matter and one of them is not even level. Our wood railing was touched up with yes, a JIFFY MARKER!

Wrong tile was installed in the shower in the owner's suite bathroom floor, they didn't measure the wall sconce placement to make sure they lined up with the placement of the two sinks in the bathroom counter and since it's granite, they now say it can't be changed. The didn't put the correct taps on the soaker tub, completely omitting the hand held shower that we paid for.

The grout in the shower comes off it you touch it, there are holes in the grout lines all along the base of the bathroom cabinets, as in no grout or silicone at all! The grout was not properly cleaned off the tiles on the shower walls so you see the dark grey marks all over.

I could go on for hours: paint marks on the ceiling, paint marks on the wood cabinets, chunks of paint skin stuck to the walls all over the house, they forgot to put the second coat of paint on one wall, missing base boards etc.

If you buy a Mattamy home, you must be prepared to visit the site EVERY week or they will cut corners like crazy. Their roofers punched holes in our roof with their hammers to strap their equipment to it and they were going to simply shingle right over the 6 inch diameter holes if we hadn't caught them!

They put a window in the wrong place and tried to tell us it was "code" until we pushed the issue. Be prepared also to fight for a long time to get the touch ups done after you move in. They don't phone you back, they make promises about "sending my guy right over" and never show up. Email me if you want photos of what Mattamy's clowns do to your home. You will be doing a lot of touch ups and corrections yourself if you want it done right after you move in. Two points above that are ABSOLUTELY accurate: first, unprofessional, lazy crews who constantly cut corners and second, you have to ride Mattamy like a rented mule to get anything corrected - we are STILL fighting with them and they haven't come out even ONCE to correct anything, let alone give us some left over paint so we can do the work ourselves.

We are currently a home owner in their brand new community in Airdrie, Alberta. We were going to build another smaller home from them for my siblings and the financing did not go through. My 5K deposit had gone through and they would not give me back my money. Oh, also, I have recommended them to my 2 close friends and bought homes from them. I didn't even get any referral money and now they want to keep my deposit. That is so greedy of them! No wonder now they can't build in Chestermere, Alberta because of some issues with the town. What goes around comes around!

When I decided to build with Mattamy I was excited - their customer service was amazing and they seemed to really care about the quality of the home! Soon after closing on my new home in the Summers Walk subdivision in Davidson, I realized what they said they stood for was not true or accurate. Since closing on my home I have had issues with the electrical, the wood floors, and a number of other items. Mattamy has turned a blind eye. The most shocking is the wood floors - which are poor quality - and which they refuse to fix. Do NOT be tricked by their up-front service - because once you buy from them the trick is over and you are left with a home with which they do not stand by!

Mattamy does suck !
They lied to us about a number of items they were going to do on our home. I would never buy a house from them again. They disregard any respect for environmental issues. No, or late in installing, environmental barriers. Dirty crews. They can not seem to find the garbage can when they throw out their garbage.
Just an unprofessional group.

Mattamy Homes poor insulation!

Upon moving into our new home in march we were blinded by the fact we are now moving in yes their was still a lot of work to be done because our home was vandalized. We were assure these problems would be fix. 3 days later the door bell rings and it turns out to be the insulation guys tell me we have no insulation in our attic i told them this must be a mistake for we have just moved in he assured me we needed insulation and proved it to me by opening the attack and showed me that 60% of the insulation had blown out. The blew some more in. I believe that would be the end of it. This took place in march of 2005 now almost 3 years later i had to call an independent contractor to rectify the problem. I brought this to mattamy homes attention and the choose to come out and inspect the work they told me excellent job but they will not take responsibility for not doing the job right in the first place.

I will never buy another home from this builder for they don't listen. for on many occasions i told them the house is cold and my children were suffering from nose bleeds do to the excess use of the furnace. Also the quality of insulation was the poorest of quality the stove exhaust was also backwards creating cold drafts in the home.

I must say i very disappointed by their treatment of me and my family.

Bad experience with them I deposited almost 300,000 then my father passed away and I missed the last payment.Recession is all in canada but they didn’t understand my situation and sold my house and I need my money back because that was my savings for whole life nobody helping me and I broke down. Mattamy has been brutal to deal with. I've had all the windows and doors in my house leak and my basement flood. They're never organized and consistently miss their own deadlines. Avoid this builder at all costs.

Mattamy is the word builder or business I ever has seen in Canada. In Salisbury, Brampton they took extra 50, 000 from customers and did not give any upgrade.There customer care, CEO and entire management is careless.I am not writing this because I dont like but after all they take our hard earned money for no reason.I swear to God and Mother Nature, never buy Mattamy homes.They are useless, better live on residential apartment inspite of Mattamy homes.They will trick you one or another way.

We just signed up a contract with mattamy, and we already see some problem with the house, the patio floor have already a long crack i asked the agent and told me its normal:) which i doubt so i will address that with the builder, the roof is uneven and some of the bedroom door ( thanks to my 1 year old baby)don't latch, the patio door is cheap that it wont even lock smoothly the screen is already tore ants already build a house in the garage where they have the foundation all of these was already addressed to them and yet they still haven't fix it.. i love the floor plan of the house so hopefully they will fix our problem before closing. i know all builders will have same issues just like above comments but heard a lot of good reviews from mattamy homes owner in jacksonville so keeping our finger crossed that we wont be affected as bad as the people here

It's a shame that mattamy hires brutal contractors that stand you up every single time they say they're coming to fix it. We've been in our Ottawa Ontario mattamy home for a year now and our basement leaked from day 1. Mattamy fixed the leak right away but their contractor has yet to insulate a full section of our basement. We've been stood up 5 or 6 times.
Our livingroom ceiling has leaked and everytime someone comes to fix it they tell us, it's not a job for them and someone else will cone fix it. It has never happened because if if we aren't stood up they certainly keep sending the wrong ' department'.
Our home is extremely cold. We're paying extremely high heating bills every month.
Our dryer vent ducts are completely useless. There is a severe problem with accumulation of lint in clumps and clumps which is building up behind the laundry room wall all the way through the attic. This is a serious fire hazard. I've read all these problems from others as well. Mattamy has great service and seem to answer our calls but they send contractors that are so horrible and are defamating their reputation. Mattamy is not helping by telling their customers that it isn't their fault and there is nothing they can do. They're responsible for who they have to represent them as a sub contractor.
Stay away if you want to avoid disaster.

Mattamy once was a good builder, but since they started hiring unexperienced contractors to work on their behalf their service and quality of their workmanship has gone down the drain. They need to hire the right contractors to get their service level up again. I would not advise anyone to purchase a home from Mattamy based on my experience.
