I am writing to formally escalate a series of unresolved warranty and maintenance issues regarding my home in the Flagstone subdivision, where I closed on January 14, 2026, and moved in on January 19, 2026.
Despite making a significant financial investment—including $15,900 in down payment funds and $2,500 in earnest money—my experience with Lennar’s warranty service has been deeply disappointing. Since moving in, I have submitted approximately nine work orders. While minor issues were handled, major items reported in late April 2026 remain unresolved due to severe negligence and premature close-outs by local staff.
I am requesting your immediate corporate intervention on the following matters:
Severe Driveway Degradation, Discoloration, and Cracking (April Work Order): A work order submitted in late April regarding my driveway was closed out by our former representative, Wes, without any work being done. As shown in attached photographs, a driveway that is barely 7 months old exhibits severe, systemic issues:
Extensive Staining & Discoloration: Heavy dark brown and rusty-tan staining streaks across multiple main slabs, looking decades old.
Structural Cracking & Joint Deterioration: Cracks are running through the slab sections, and the edges along the expansion joints are visibly crumbling, spalling, and breaking away.
Mismatched Pouring/Finishing: The edges and borders show patchy, uneven grey-and-tan discoloration compared to adjacent concrete.
A cosmetic power wash or stain remover will not fix structural cracking, failing joints, or mineral bleed through the concrete matrix. I require a qualified concrete specialist to conduct a formal assessment and schedule a full repair or replacement.
Unfinished Living/Dining Room Ceiling Texture (April Work Order): Following initial drywall repairs, contractors failed to re-apply the matching ceiling texture. As a result, the ceiling across my main open living and dining area remains patchy, with smooth sections sitting next to textured sections. Wes inspected this issue in person, agreed the work was unacceptable, but closed the ticket without scheduling the fix.
Safety Hazard, Abandoned Job Site & Professional Misconduct (Electrical Outlets): Yesterday, an inexperienced 20-year-old technician was dispatched to repair live electrical outlets that were left unhooked during construction. The 20-year-old worker displayed unprofessional conduct, making frequent personal calls using heavy profanity inside my home. Furthermore, he was blatantly underqualified, relying on a FaceTime video call with his father to guide him on how to wire live outlets. Rather than completing the job, he informed me that he had an errand to run and left my home, leaving live electrical outlets open, exposed, and completely unfinished.
Request for Action: Due to this ongoing pattern of neglect, I request that Wes be permanently removed as the warranty representative for my home and prohibited from returning to my property.
I request a written response within two business days confirming:
An immediate date and time for a licensed, master electrician to safely complete the exposed outlet wiring abandoned by the previous technician.
An inspection date with a corporate or senior field supervisor to address the permanent remediation of the driveway and completion of the ceiling texture.
