Lennar construction delays

We signed our contract on February 4th, 2018, for lot 461 in the waterside pointe community in Groveland. We were told that our home would be completed in 6-7months by our sales agent. As of today it has yet to be started despite several emails from the sales agent, Diana Douglas telling us otherwise. The entire process is becoming very frustrating. On 6/8/18 we were told we were on the start report for the following week. 6/12/18-we had our meet the builder meeting with Jesse Hart, and were told the lot had been staked. Which after doing a drive by it hadn't been, and still hasn't. 7/6/18- we received yet another email stating the lot was set to be scraped and framed on July 9th. We went by on July 21/18 and still nothing has been started. Aug 1st-the permit was finally picked up and the lot scraped. Our builder we met with has since left. We've never been told that information, or who we have as a builder now. The whole process has been ridiculous. What's even more frustrating is the fact that only a couple spec homes had been plotted when we signed, yet almost all of them have been started. Ours should have been started before any of those. Now, there's no way our home will be ready by November. We were told October, November at the latest we would be in. Most likely it will now be next year. The communication and accuracy of the information thus far has been far from reliable. We just want to be informed and be given honest answers on why there has been such a delay and when we can expect our home to be started. Hopefully you can assist us. I would never recommend cal-Atlantic/ Lennar to anyone who is looking to build.

Well, we are now into December and our home is still no where near being completed. They give excuses of high turnover in their construction managers, how’s that my problem? They can complete homes in other nearby subdivisions and start new subdivisions, yet our construction is delayed. I will be surprised if our home is completed by February, which is a year from our contract sign date. To top it off, I keep getting emails that this tile is discontinued you need to pick a new one.. seriously? Why did we spend hours in the design center picking what we wanted if it wasn’t going to be ordered? Of course stuff will be discontinued in a year..stay away from Lennar, save yourself the headache.

Lennar refund of deposit

I would like to express how disappointed I am of my experience as a first time buyer with Lennar. On January 2018, I went to the Lennar site at Storey Park. We loved everything that was being offered so we decided we wanted that to be our home. This was our first time even inquiring about houses, we had no experience whatsoever. So we start to the process and Mrs. Natalia Morales sends us the contract and she advised us that it has to be signed that same day and we have to pay the deposit money as soon as possible. My husband was only making $11/hr at that time but we advised Natalia that by February he was getting a promotion, so we were advised to sign the contract, pay the deposit and wait until the promotion so we can start the loan process with Eagle, while they knew it could take more than 30 days, they STILL advised us to complete everything and wait fir the promotion. The told us not to worry because with the raise, we'd definitely quality. My husband got his raised and we started the process, keeping in mind we already signed the contract and paid the deposit. Months passed by and Eagle Mortgage was taking a long time to finally approved. In May, Eagle DISAPPROVED the loan because my husband is hired by an agency and not by the company directly. The only way to get approved is if my husband gets hired with the company; we tried to have the company hire him directly but no success. We can't force a company to hire an employee. Everybody was aware of this since the beginning, Natalia, Eagle, the Realtor, everyone knew my husband was hired by the agency since day one. When I contact Natalia, she advised that the deposit money cant be returned, that it can only be returned within 30 days after signing the contract. But the contract says that if we as buyer provides a disapproval letter within the the mortgage period, then the deposit should be returned. It doesn't specify the amount of time that "Mortgage Period" is. Now I am left with no home and no deposit money. I think customer care and service failed this time. I think it would've been professional from Natalia to advised us that deposit can only be returned within 30 days after signing the contract, since it is not clearly stated in there, that way I would've waited at least until my husband got the raise to sign the contract or to start giving deposit money. I would love someone to take a look on my case and at least to consider refunding us our money.

Lennar purchasing a lennar home

Purchasing at Travata, Castillo.

Sales person Karen, didnt know the zip code, never got back to me.

Could not create a loan account with Bob Armstrong. Both times it said incorrect email or password, I am sure it is a software glitch.

Vintage design assigned a appointment 10 miles away, in haevy traffic 15 and 91 highway, when there was a center 2 miles away.

I think the main problem is customer service, Travata use to be Cal Atlantic, Lennar took over, but its the same idiots working. I have bee in the workplace for 47 years so I understand lazy, inefficient employees. I am a Vietnam Veteran, servred my country, Civil Servant for the City of LA for 47 years, ready to retire in my Retirement home at Travata, and this is the kind of service I get?

Lennar I need my money back and my approval letter

We canceled our buying process with lennar yesterday here in jacksonville "montevilla" nobody in this office were competent to help us. With a 640 score they said we couldn't buy it, we have a walk through date, we paid down payment... We re done with this conpany. We should have looked at the reviews before starting working with lennar. Awful reviews. I need my money back like now. Theres no reason to take more than a week. Please resolve this or u guys are goin to have another lawsuit against u guys.[protected] nick dakuginow/nina visali

Lennar home repair

Hello,

I would like to file a complaint/request for repair regarding some items that were not properly done in my home when built. There is a hole in my roof! There are water stains in the garage, the wall needs to be removed and checked for mold. I'd like this documented and repaired prior to the expiration of my one year warranty.

I have reached out to the CM and our neighborhood Forman to assist with the repairs without a response. We also have several areas that have become separated at the drywall seams where continually enough shackled was not used to conceal the seam.

Please advise.

Just moved into Oxford Square in August and many issues have not been resolved. Before settlement, they were eager to say that Lennar Customer Care would be able to help get things addressed quickly. Well this was not true, I have reached out to them on multiple occasions and no one has even responded to say they are working on it. This is very disappointing for a builder that I considered one of the best. We spend a lot of hard earned money to purchase a home, the least I expect from Lennar is for you to honor your word. If issues are not resolved soon, we will have to seek further action to help get things addressed.

Lennar lennar construction quality - 80+ construction defects and they just ignore homeowners

I would never recommend Lennar to anyone. It's the one thing in my life I wish I could have changed. It's been a nightmare that has been going on for almost five years, but will try and summarize some of it below. In January 2012, I contracted with WCI Communities (now Lennar) to build a dream home in the Westshore Yacht Club neighborhood located in Tampa, FL.

At the time, I could have absolutely no idea of the nightmare I was about to walk into and one that continues with no end in sight.

The total estimated cost to repair all the Lennar construction defects is nearly $300, 000, which includes extensive mold remediation throughout the new construction home. Although the builder acknowledged the construction issues, the senior executives I was working with eventually went silent and ignored all Lennar home warranty requests and repairs.

The issues involve electrical issues, HVAC problems, mold exposure, structural defects, water intrusion/damage, metal corrosion and environmental concerns.

I still have more than 80+ ongoing construction defects. Lennar has inspected them all, agreed to make the repairs and then just became silent. I have all the communications organized, including call logs and emails. If you look at social media posts, I am far from the only one that Lennar just suddenly goes silent on when so many serious issues are presented.

After several inspections and meetings (including the District President at my home), they have just stopped communicating, even after admitting that the construction was not done correctly and agreeing to many of the disputed repairs. My belief - just as with the old builder - is the home is not only beyond repair, but the issues go well outside of just my home.

All anyone wants to do is keep inspecting and then they become silent. After the last meeting, they were supposed to send an updated issues sheet (I have a detailed spreadsheet dating back to 2014 that lists all the construction issues along with each response as it went from builder, builder's inside legal, builder's outside legal and now Lennar), but have not received that or a response. The last time I heard from the three executives was in June 2016.

I had since heard from another Lennar executive about replacing two improperly installed and defective A/C units, but again just stopped hearing from them. That seems to be what they do. Again, I have all the communications and call logs to show this.

MOLD & ENVIRONMENTAL ISSUES
They witnessed mold in many places and continue to do nothing and let me live here. My plumbing and metals in confined spaces (even the oven) are corroding. The initial suspicion was Chinese drywall, but since it is suspected that something subterraneous is coming into the homes. There was a factory here and land remediation was not completed (that was confirmed by the DEP and EPC).

For example, none of my ceiling fans work in either the main house or guest retreat. Upon one of their inspections, they found that the insides of the fans were rusted and corroded with no signs of water damage around. There are no signs of rusting or corroding outside of the fans or appliances.

Water intrusion has happened and they determined it was improperly installed roof flashing as well as A/C units that have flooded and caused mold because they weren't installed correctly. Yet they continue to let it happen. I've had over two dozen air conditioner malfunctions in just over four years.

My health continues to decline. More importantly, my quality of life and work have greatly diminished as I work out of my home.

My life has completely changed since I moved here and nothing is changing. Every aspect of my life - health, emotional, financial, career, relationships - has been greatly impacted in the last four years. The stress alone - taking the potential environmental factors out of it - as you can imagine has been great and taken its toll in so many ways.

I've wanted to sell my Lennar home and get the equity out, but again - I can't even list it. That's not my fault. I have continued to be cooperative for almost FIVE years but nothing is getting done. Buyers beware and do your homework. Lennar is not a good company to do business with at all.

Lennar complaint/ lennar altair

I took my buyer Hong Wei to this community on 1/18/18 and also registered my buyer. I had the registration card as well. And I also emailed the buyer's bank statement, pre-qualify letter to Sales Lourdes on 1/23/2018. But I found my buyer bought the house in the same community with another agent names David Ren from Realty One Group who refund money to the buyer on 1/28/2018. They used my buyer's husband name Jun Fang to buy the house first, then add his wife's name Hong Wei on 1/31/2018. But unfortunately my buyer's husband Jun Fang wasn't in US during this time. We can provide husband Jun Fang US travel history which can check online. So base on Lennar's policy, which agent took the client to the community first and registered client, who will get the commission. I request lennar to transfer this transaction to my company ASAP to avoid the legal action. I'm Lennar's VIP agent, has been sold more than 10 lennar homes last year. This is how Lennar treat their VIP agent? I need the someone to help me to solve this issue ASAP. Otherwise I will take legal action to maintain my right. Thanks.

Lennar lennar refused to take care of incorrectly installed ac unit

We purchased our new home in August 2013. AC Unit had a leak in August 2016 and flooded the guest bedroom. Lennar claimed it's the AC Company's issue and refused to take care of it. Of course, AC company (Bayonet Plumbing and Heating) refused to address the issue either. AC unit leaked again in August 2017 and flooded the bedroom. My contractor confirmed AC Unit was installed incorrectly. (air handler) is tilted to left side. Furthermore, whenever drain line gets clogged, water will drip out of drain pan causing flooding (twice already). Again, Lennar refused to take of the issue and claimed that the property is out of warranty. I will never purchase another Lennar home

Lennar Missing kitchen cabinet doors

First of all I cannot understand the thinking of changing details in a home after you have selected the home from the sample? You move into your new home and it is not the same as the day you signed on the dotted line? I purchased the Berkeley Model as many of my neighbors also have. All with the same complaint of eliminating doors in the kitchen for selves. One lucky neighbor two houses down got the Contractor to get and install the doors. My next door neighbor and myself were not so lucky! The gentleman next door got so upset purchased the doors from a local lumber yard and paid to have them installed. IT IS JUST NOT RIGHT OR LEGAL TO CHANGE DETAILS ON A HOME DESIGN AFTER YOU SIGN ON THE DOTTED LINE!

To whom it may concern:
I am in a process of purchasing a house at Lennar- Windsor Square community, Brighton Model specifically 5855 Castle Vale Court Las Vegas Nevada 89113 however I am very upset with the outside color of the house and the kind/type of counter granite that they placed in.
It started with the outside color of the house, Mr Victor Clark- the agent called me to choose the outside color of the house which I was COMPLIANT and went ahead to their office myself and did CHOOSE and SIGNED a paperwork regarding the outside color of the house. Only to find out they placed a different color of the outside house. They did not inform me in any way that the color I wanted was no longer available or no longer possible to be placed. They just went ahead and painted it with different color and without letting me know. When I found out they just tell me that HOA did not approved / choose different color instead. How come I wasn’t been informed ahead of time and how come he asked me to signed and choose the color if HOA will have the decision to make changes? I am very disappointed on this. Then they were telling me they cant do changes of it.
We had our first walk thru yesterday, 4/25/17, I noticed that the COUNTER GRANITE was different kind/ type from what I saw from the model home which was a standard one, and it wasn’t even the same kind/type as the granite on the kitchen or backsplash. I specifically chose the kind of granite that was in the model to match with my white cabinets. Victor does explained to me that there will be variances on the stones but not I don’t expect this kind of variances because how come the backsplash granite that they placed in the house has the correct kind/type but totally different from the kind or type of counter granite that they placed? I don’t know if they replaced it with some kind of less expensive or whatever. I was attracted to buy the house due to the kind of the counter granite that they have in the model and that’s why I choose it. Now Iam very very upset and disappointed on the outcome. The costumer care that Victor provides is terrible, he even gives us an option that if we don’t like it we can just buy a house on a different location coz there are some other buyers who wants the house and that we lose whatever deposit I have made—that is not an option that I should be leading to. I AM NOT THE ONE WHO MADE THESE MISTAKES HERE!. I have been compliant with everything with regards to this house. I know what I choose. I need action on this! SHOULD I CALL BBB to take action on this?

Lennar The wood floor in my foyer

Lennar relace my front door after it was inspected by them and determined that lennar was responsible to replace the door. The inspector was shown the damage to the wood floor. After the door was replace tim wood, lennar representer informed me that he would get back to me, inference to the floor. That was back in june 2016. The front door was the cause of my problem for several years . It was after complaints were made to my association, condo windward harbor that action was finally resolved by lennar, reference to the front door.The floor in my foyer was damaged because of the front door and this was reported in june of 2016. I had this taking care of once before, this door problem was going on over several years, so ihad paid for flooring on my own. Now it was the responsibility of lennar to resolved this problem. Lennar Home

We moved into our home 16 months ago. The home is 12 years old. A couple of months ago I noticed a spot on the celling in our garage near our hot water heater. I had various service technicians out to determine the root cause as the spot slowly grew larger. Ultimately, three plumbers determined that upon installing the water pipes when the home was first built by Lennar, the builder created a bad solder joint that has been slowly leaking for 12 YEARS. There was no evidence until just a few months ago as the water pipe is behind drywall in the ceiling. There would have been no way to inspect for this flaw for the same reason.

For 12 YEARS water has been leaking onto a gas line that is now very corroded and likely to burst at any time. When I called Lennar, they stated that the law does not hold them accountable to do anything and, therefore, "you are on your own." Lennar said that I would have had to find the issue sooner for them to be obligated to remedy the issue and since they are not obligated by the law, they will not address it. There is the law and there are ethics. This is not an ethical company...they poorly soldered the water pipes, placed the water pipe just above a gas line, and take no responsibility for their poor workmanship, even when human lives are at risk. Lennar CREATED a safety issue and does not claim otherwise. However, the company flippantly responded “you are on your own.”

The law is there to provide "must do" guidelines. However, any decent, ethical company will take care of its customers and recipients of its product/services, especially when lives are at risk. Lennar is not limited to the law. But, the company chooses to only adhere to the law. VERY RISKY to buy a Lennar home as they do not do right by their customers even when a gas pipe could burst any minute due to poor workmanship from the time of build. Hidden safety issues should be the responsibility of the builder. How could a home owner know of the issues, until it is too late.

To make things worse, the Lennar representative who finally called me back said that he is simply a “pee-on” and has no authority anyway. “I can’t help you anyway.” Then he hung up on me. Why even have that person respond to my inquiry? It is a joke to Lennar that their poor workmanship could result in a gas line bursting.
I request that Lennar fix the issue, which is life threatening and was hidden or reimburse me for the $$ that will need to be spent to bring my house back to code and safety.

Lennar Warranty service single family home

I purchased a home in Tampa, Florida a year and three months ago, first do not purchase your dream home with Ryland homes because your dream will turn to worst nightmare, believe me I'm going through as i'm writing.

July 2015 purchase our dream home and this is our first home built to our liking. closing was delayed but did not complain because wanted to be perfect when moving in but what a unpleasant surprise, many listed to be corrected were just covered up to look like they fixed it what a sly people and then requesting service through warranty service department, they must have known this will happen because they were ignoring my email after email and phone calls were ignored texting goes but no reply and if I do get through to a person reply is will address issues but if they do anything it takes them forever to resolve and one issue Standing water front of the drive way, major one is one year and three months old they have not give me a timeline as of yesterday but recent issue they were ignoring for few months which is master bathroom shower floor is buckling and seal is broke at the bottom of the wall, finally got connected with a person while engaged in conversation some rude guy jumped in and tells me not to use the shower until plumber calls him, my question was did you order a work ticket to plumber that's when he's tongue got stuck in his big mouth. first of all it was few months ago I have reported and other is how will plumber know my problem if they did not issue a work ticket to them. she cut in and told me she will call plumber out right away when I mentioned legal action could be possible. when plumber came out to assessed the issue I was surprise how extensive fix will be and I called while plumber was still there, she was surprise as well as I and now I'm afraid this issue is going to be like other issue I'm having trouble them getting to it. please somebody out there who could resolve these issues help...

Lennar intimidating sale counselor ms. heather issac and 23 big problems of house

Sale counselor Ms. Heather Issac talks to us in an intimidating way after we paid money. The new townhouse has 23 problems based on professional inspection. My husband and I closed/purchased our townhouse on May 31st, 2016. After we moved in, we have found that the stairs cannot be walked on because of nails, the windows cannot be opened because of no screens, the bathroom cannot be used because of pipe breakdown and molds. After we told Ryland and Calatlantic the problems, they ignored us. Until we complained on BBB, they began to come and repair problems in an inefficient way. Last week and just this afternoon, their sales counselor Ms. Heather humiliated and bluffed us through emails and verbal languages.

Lennar Poor quality no care attitude

I would not recommend buying a home from Lennar Homes in Tampa. I have had nothing but problems from the time I agreed to purchase a townhome in Meadow Pointe North to now (6 months later). The sales consultant was only there to get the sale. After signing all necessary paperwork for the purchase, I did not hear from her except when I called her about problems I was having with the realtor that she set me up with, Exit Realty to help me with a lease buyout. He was not informative and frankly in my opinion a liar. The only thing he did was write one check to my management company and collected over $2, 000.00 commission; nonetheless, he was never available to answer any questions that I had throughout the process. He was supposed to inform my leasing office of our move out date and obtain the final buy out amount; however, since he kept informing me everything was fine and not to worry about it, I took it upon myself to contact the leasing office myself about a month later and make sure they were aware of the move. To my surprise, the leasing office had not been notified and because of that, we were responsible for another month of rent in addition to concessions we had received upon signing the initial lease. As a result, the realtor informed me that I would now have to come up with the extra month’s rent and concessions, even though he was the one who made the mistake and didn’t notify the appropriate personnel in a timely matter. Also, multiple times he told me he had dropped the check off at the front office; however, when I called the office to confirm, this was not the case. There was no communication from him at all. Moving on to the next problem with my experience with Lennar, I had to sign that there were no problems with the unit at the walk through the night before my closing, not to mention I only had a one day notice of the closing date. I went in to the closing by myself with no realtor, sales consultant, or title company representative. The only person there was an outsourced notary to go over the financing papers. Needless to say, I had many problems in the home that needed corrected before the closing. For example, I had very squeaky upstairs floor boards, toilets bubbling when the washer was draining, sewer gas coming from underneath the sinks, broken tile in the downstairs floor, caulking not thoroughly completed, grout missing, concrete uneven on the lanai which was in turn holding rain water, a light on the downstairs bedroom fan not working, etc. Additionally, I was told that Lennar would have the house cleaned before moving in, which of course was not done. There were footprints tracked through the downstairs living room and dust from construction all throughout the home. To make matters worse, after signing all of the paperwork, I was informed they did not have the keys to my home. Instead they were left at the office forcing me to take time off of work two days later to pick them up at the model home. Upon moving in, I went online to apply for the homestead exemption for my real estate taxes. While doing so I discovered the personnel had recorded my title in the wrong county. Not only did they make the mistake but I was responsible for either taking the paperwork back to downtown Tampa, taking off of work, to have them re-do it or take the paperwork myself to the correct county and have the deed corrected. At this point I decided that I had enough, so I took it to Pasco County myself, costing me $50.00 to record it. I called the title company and of course they did not care about the cost, time, or inconvenience for their mistake. I should have been re-imbursed at least for the cost but I got the same mentality as Lennar and I quickly realized they were not going to make it right. Now 6 months later, my toilet is still bubbling, my shower floor is cracking, the smoke alarm goes off every time I cook something in the oven, there is a crack in the concrete on the back porch, we have no street sign so the residents can be found (i.e., friends, family, food delivery, etc.), the community is all torn up from the unprofessional workers not caring and leaving their food wrappers, empty bottles, and cans all over the community. The parking lot is torn up, concrete stoppers have been run over and destroyed, and the sidewalks are already cracking and turning orange. Apparently our well water does not have the correct filtration system or the sidewalks would not be turning orange. With that being said, it makes you wonder the harmful effects it has on the people drinking it and using it to wash their clothing, let alone the pipes in our new homes? The entry to the community is also in desperate need of pressure washing, the white fence is green, the community sign is dirty and the gates only work 2 days a week. Unfortunately, I am not the only one have problems. Multiple other residents are complaining about having no gutters causing the foundation to wash out around their doors, mildew forming around their windows and stone pillars on their front porches, lanais that are not level and holding water, squeaky floors, as well as concrete footprints of some sort left on their tile and cannot be removed. The townhomes were built with no craftsmanship, cheap material and workers that do not care what type of end product they are producing. I have been in the construction business myself for over thirty years and have never seen a company do such poor quality work and hire the most unprofessional workers. After all, I was leaving the community one day and there was a worker parked in front of an unfinished building displaying a huge rebel flag. What kind of message does that give to the current and future residents of Meadow Pointe North? Those are the types of workers Lennar hires and I would have to say that is very disappointing.

Lennar Horrible Builder!

Ryland Homes is a total farce of a company! I warn you to stay away if you know what is good for you. My partner and I contracted to build a home in the NW area in the Bristle Falls community which I will give that it has awesome views and beautiful homes. Those are the only two things going for this community as the superintendents are responsible for overseeing five communities and are therefore only there few and far between. The contractors do whatever they feel like doing since no one is watching there work. This was evidenced by two homes that closed in the neighborhood and finding out from the new owners that one had to have the walls ripped out since none of the cable outlets in the home worked and the other had to have the front yard dug up as they left the cap on the sewer line and it was not connected to the main line at the street so everytime the water was turned on or a toilet flushed it would back up into the house. As if this wasn't enough to make us run screaming, we found out that the street behind where we had opted to build did not get the main electrical line installed so houses on that street were unable to be hooked to the main line for electric service until they put in the line.

Above are the quality issues that we heard about but Ryland Mortgage is a joke! Bob will tell you that everything is fine and then make every excuse to "kill" the our mortgage and also makes mountains out of mole hills. He causes a lot more stress that necessary and has the attitude of "buy or not, I don't care."

The Design Center is another joke with this company, I have experience with other builders and their design consultants but these take the cake for stressful people to work with. We wanted to put in two pre-wires for speakers on the roof deck and this took over three weeks as they kept having to contact the low voltage guy to find out the cost. I supplied electrical maps showing where we wanted the location of the speakers to be as well as the term point at least three times. Finally, when I was ready to give up they all of sudden had the information. This was the same process with camera pre-wires and a simple thing took almost a month to get an answer. These are options that I would expect other customers have inquired about so why was this info not readily available? We were told that the wiring has to be priced out per square foot as it is run and they did not know how much wire would be needed, really? You can go to most any other builder in the valley and get a price for a speaker pre-wire but not with Ryland as these are considered "special request" items.

Needless to say, I could go on all night so I am just going to warn you to stay away from Ryland as they build subpar homes and the fact that we "walked away" from almost $8000 dollars in Earnest Money and Options deposits should tell you how bad it truly was. Yes, thats right as they would not refund any of our deposits since we walked away and the house wasn't even beyond slab at this point.

We have moved on to another builder in the valley that has awesome reviews from their previous customers as well as current ones.

If you choose to build with Ryland, be careful and watch EVERYTHING as it is being done and don't let them BS you with answers. Needless to say, we will never again consider a Ryland Home!

Lennar Poor quality

To make short I bought my home in 4/1/2015 in mays landing Nj.
After twenty days I had a major leak from the bathroom, after two month mold in the ceiling caused by a different leak in the main bathroom
After 75 days another leak caused by the poor quality of tiles and grout. Now I have a big opening in the ceiling, damaged tiles, damage kitchen floor and some cabinet is damaged.
My cconclusion that,

Lennar build  expansive houses with very poor materials and subcontractors. I just wonder where the state of new jersey and why do they allow them to work. I have pictures and videos but it's a waist of time and The only reason I a writing this is to save a hard working family from making the same mistake I did.

Lennar AC

I have been fighting with the AC company that services Lennar in Bay River Colony "Big Tex AC" for almost two months. My home is less than 8 months old and my AC isn't working properly. I figured when I spent over 200K on a home I would get quality service and products. My home will NOT cool below 77 upstairs and 75 downstairs. The response I get from the Lennar Rep is give Big Tex a chance to fix it. They have been to my home 5 times now and nothing is fixed. They will not admit it but the AC unit that is installed is obviously to SMALL to cool our home. This is still an on going battle. So for over 200K I have a house with an AC that won't cool, poor warranty service rom both Lennar and Big Tex AC.

my friend bought home 10/28/2019, ac not cooling at 5/25/2020. they came fixed and cut wall and ceiling. don't know when will be come back to fixing wall and ceiling. do not give extra warranty for ac within one year.

You are not the only one - we spent nearly 450K on a what we thought was a well build home to find out they put in cheep products to installing some of the weakest appliance and central units that drain the consumers $. We had already called the AC serve people three times.

Lennar Rusted Bathtub

We chose a Lennar home and were fairly happy with our purchase. They compensated us when we woke up to a waterfall in the downstairs den when a nail that had pierced a water pipe upstairs rusted out. It took almost a year and rebricking our bay window to finally realize the flashing was installed upside down. Instead of channeling water away from the house and window, it was channeling it into the wall and inside the house. Mr. Stuart Miller was even aware of the issues we were having! There was discussion that they would purchase our home back from us or move us to another community that was still building.
Within that first year, on one of the many times that the construction manager and a Lennar VP came out, I showed them one of the upstairs bathtubs. It was continually stained. They had the audacity to tell me that I wasn't cleaning it well enough - I had a dirty tub. I was a good customer and said ok and thought maybe I should be doing more. Over the next couple of years, I noticed the surface of the tub was getting thinner and thinner (and I was using the correct cleaners.) Then all of my kids moved out and I started showering in there . I realized that the tub wasn't draining properly. There was always water standing in the tub after a bath or shower. I contacted Lennar since it was very apparent now that the tub was installed incorrectly AND that Mike Crisco (construction manager) and the VP (have to look up his name) didn't take the time to explore the issue or they simply lied to me. At ten years, this tub had a rusted bottom. I haven't resurfaced it or replaced it yet because I think Lennar should!
We should have moved into our house in April 1999 but because of the weather and city permits it was August 1999. They were behind and rushing to get the last few homes on our block finished. They took my dining room fixture and put it in next door so that house could close!
Our forever house has been a fair house maybe even a good house - but we've had lots of issues that Lennar management just swept under the rug. There were issues with our construction manager and the way he ran things and management and ownership didn't right his wrongs.

I wonder how some of their homes go through inspection. There are no students in alignment with stand requirements. The internal layout seems like it was designed by an amacher, how is it possible to put a cable outlet near a wall where only the bed could go due to a closet on the left side of room, sliding doors in the center and the room door opening into the right side. They use cheep wood for their 2 floor frames. Their workers even know how Lennar cheats the consumer out of what they are buying, no wonder they are the on of the leading builders in America. If you don't know how about homes engineering, I could sincerely suggest you find a quality builder and put your money somewhere you get the quality of what you pay for...
