Hometown America Property management

Hello...

I'm in need of help. Urgently.

I am currently a resident of Hometown America Jurupa Hills Cascade.

My concern is with management. They are impossible to deal with. They WILL NOT cooperate in any way. They will not answer phone calls. Will not answer the door, when you can clearly hear them inside.

Long story short, we have been served a 7 day notice stating my son is an "Unauthorized guest". I don't understand this as he has lived here from day one when we moved in. 17 years ago. And he is also my caregiver as I'm recovering from cancer and I'm fully disabled.

Claimed loss: My son has now lost over 3 days of work because of this. And we've had to install video cameras around our home now.

Desired outcome: To please leave us alone. We pay out rent every month. On time. We're quiet. And we're just trying to survive. We don't bother anyone.I can't handle the harassment.

Hometown America Management is very rude and disrespectful

Hello, today I had a really experience with the manager named Crystal here in Jurupa hills cascade, she’s claiming we have an outstanding balance and we are just trying to figure out from what months because we’ve made our payments. All she said was “ what’s there to know, you have a balance and you pay it” on our last conversation she didn’t even let me talk and hung up on me. We’ve gone in person to resolve it and either she’s not there, the office is closed, or “ they’ll get back to us”. We’ve called and left voicemails and we don’t hear back from them. We want to resolve this problem but the manager is the one who isn’t responding or is very rude and disrespectful. Honestly we feel like there was some error from the previous manager and something happen with our payments.

Hometown America Drains we have a on going problem

Our problem is we are in Australia, as American living here I thought it was great when we moved here we live at Breamer waters in Ipswich Queenland Australia one of the place you acquired here. We have been in negotiations with the local management but nothing is being done. They say they do not have the resources or money to complete and restore this property? I don’t have the money to do it myself as I’m a Viet Nam veteran on a small pension we have tried to get help from your company here but to no success they keep telling us they don’t have enough funds? Could you please advise me on how we can fix this problem?

Hometown America Did not finish the job and covered it up.

had crawlspace done because the walls we not screwed to the foundation . Not my fault. Then they did not hook up the sump pump discharge. They covered up the pipe so it looked right . We payed 6500.00 dollars to fix it Now they want me to hook it up. The pipe is full of dirty an stones. It should by back the way they found it. Now they want to to pay to hook it up. That's not right. Thank you for your time No it runs all over the yard.

Desired outcome: I would like it hooked back up right the way it was.

Hometown America Neighbors are hoarders

I have made numerous complaints about my neighbors yard and trash. I have complained for 10 years! How is this allowed to go on without resolution? I am trying to sell this house and have lost out on 2 sales because of this situation. I have pictures from years of trying to get results but when I return for the winter nothing has changed and no person in this park follows up to make sure there is compliance over time. Only when I come here and complain!

Hometown America My home I purchased from Hometown America in 2008.

I have a complaint to submit about a 2006 new home I purchased from hometown america in 2008. I live in parkwood communities in wildwood, florida and at that time hometown america owned this community. How and to whom do I submit my complaint. I spoke with a neighbor in my community who also happened to be one of the maintenace guys for parkwood when I purchased this home from hometown america. He told me very disturbing information about my home. I want to talk to someone about this matter. My email is [protected]@outlook.com and my phone number is [protected].

I am requesting Reimbursement of me having to purchase a new air conditioner after only five years of purchasing the new home. Also, recently had my water heater replaced and was told the water heater was a reburnished until that was installed improperly along with the wattage of the circuit breaker not being up to code and never inspected.

Hometown America Park Manager not complying with fire code in Mesa, Az.

I have contacted the office in Crescent Run several times about this issue.

She will not get involved with the safety of our community.

There are people parking their RV's on the street overnight (for several days).

This is a clear violation of our fire code.

We had an emergency vehicle here at 3am on April 11.2023.

This is very unsafe for all concerned.

Desired outcome: We need a new park manager who will enforce the park rules.

Hometown America Water bill

I moved into Monterey Oaks in May 2008. I was grandfathered into the water and I haven’t had to pay the water bill for 15 years. Since January, they have been charging me for water, which I think is unfair because I was grandfathered into the water in 2008. I want to know if this is ok for them to now start charging for water. I have not signed a new lease since then (2008) I am low income and with the extra charges this has been devastating to me.

Hometown America Pinelake Gardens and Estates Mgmt threats and harassment

I have been disabled since 2010 and live on SSA/SSI limited income. My partner also receives SSI every month. The park manager sent out a letter to all residents who are on SSI and tried to explain his reasons for increasing the lot rent for the current year by almost 9%. He stated that since the stores and gas stations are doing it, he can do it too.

Also, We are being threatened by Hometown America Pinelake Gardens and Estates management. They have told us that they would be taking our house by EMINENT DOMAIN and EVICTING US if we don't pay the lot rent of $650 for Jan 2023. I have been renting and reimbursing Jeffrey Marquise, the owner, for the full amount of the lot rent every month for the last 6 years. I also paid him in full for January 2023 lot rent even though he died on December 17, 2023 because I knew Pinelake always withdrew on the 5th of the month. I also have been reimbursing him for the water bill for the last 6 years the same way. My payment to Jeffrey was always made by using Zelle directly from my bank account to his. The January 2023 payment was accepted by his Chase Bank account although at the time I didn't know that his account had already been locked by Chase due to some attempt by outside hackers to access a number of accounts including his. Jeffrey had no will or assigned a power of attorney to anybody before he died. We have applied for leaseholder status but have been turned down by the management because of poor credit rating even after sending them documentation that we can easily afford to pay from our social security income plus other income from my and my partners' side businesses. We now own the house since paying off our owner contracted sales agreement in Dec 2022. Due to the threats we have placed our home for sale last week and are looking to move away from Pinelake. Do we have any recourse in this matter of their threats and harassment?

Desired outcome: Apology and payment for our house that's for sale now of $119,000

Hometown America Racist neighbors parking in my yard

After Hurricane Ian, I was understandable as there was destruction everywhere. I am fed up and tired of the blatant disrespect. These racist neighbors who live on Pandora Circle have the caucasity to think my yard is their personal parking lot, wrong. They DO NOT pay my lot rent therefore they DO NOT dictate anything in my yard and it's the fake entitlement for me, I didn't give them permission and they didn't ask. While they have 2 White neighbors beside them, they don't park in their yards. I live across the street from them and my house is the only yard they do this too. Are you getting the picture yet? I may be Black but they got the wrong Woman on the wrong day and that's damn everyday! I DO NOT PARK MY OWN CAR ON MY GRASS. They have killed their grass from permanently parking 1 car on it, tire marks that are ruining their side yard from the repeated trips back a forth from their pick-up truck and I would hate to see the damage to their backyard. Their car has been parked in my yard from 1/25 to 1/26/2023 and 2/1 to today 2/3/2023. My Veteran Father raised my not to take ANYONE'S BS. If their car isn't moved from my yard I will take matters into my own hands and escalate this and have it towed immediately at their cost. If they want to park in my yard they will need to pay the lot rent. If there is any damage done to my yard you will need to bill THEM. Enough is enough. Pictures attached.

Desired outcome: A formal written letter to them. Investigate the damages done by them and bill them accordingly.

Hometown America Construction in Tanglewood, Sebring Florida

A home on lot 1137 had to be torn down because of water damage. That was over two years ago. Since the house was removed the lot has become a sand and weed pit. Blowing sand all over the neighbors lots/homes and washing out into the street. There are trash and materials beginning to accumulate on the lot. HTA placed a replacement home on the lot in September but they haven't finished putting in most of the necessary items, like driveway, carport, sod, etc. It is an eyesore, does not meet local code for how the lot should have a silt fence and the road in front of the lot is continuously covered in sad.

Desired outcome: Finish the home or sod the lot and put in a silt fence, clean up the trash and mow the lawn in the back of the lot.

Hometown America Ed snipe address 33481 daisy street lewes delaware in angola beach and estates

I have been calling leaving uptrend messages about the rat and mice infestation next door to my home! Inside of the home has holes throughout the flooring and rodents are entering leaving droppings all through the dwelling! The back section of the residence is falling in and there is mold throughout the entire home! My second complaint is with John Jeffy he also resides Daisy Street he is a Felon who has a Hardy collection of guns throughout his home but here’s what really upset me Mr. Jeffy is a major drug dealer and the drug traffickers at his house makes me feel as if I am residing in the slums! And then last but not least Laura and Bill who reside right next door are using balloons which is heroine and they consume percacets daily like it was candy! I have resided here for eight years and I have had enough of this type of behavior existing in our development! Hometown America Abhorrent rent increase

Oak Tree Ranch in Ramona CA just increased our rent by 7.6%. Wow, wish I was getting that kind of pay raise.

That brings us to $1230/mo. Plus we pay property taxes. That along with the mortgage makes affordability a challenge.

HTA is only concerned with profit and nothing else. They even increased the rent during the pandemic when other companies, like auto insurance reduced their rates, and when so many people lost their jobs.

Hometown America Drainage ditch Fairways Mays Landing NJ

Hello,

I am writing you in regards to a landscape and drainage issue on your Fairways property in Mays

Landing, New Jersey. The development has had a drainage issue and had sent an engineer out to survey

the property and implement a drainage solution. The new drainage system however is poor and dangerous

in its design. The drainage system has been placed between my home and two of my adjacent neighbors,

creating very steep drops in the landscapes just steps from our back doors. This is a 55 and older

community as you know. I myself am 82 and walk with a cane and my neighbors are close in age, one

being in a wheel chair. This creates a serious potential for fall and injury, not only to us but to those that

tend to the landscape. The drainage pipe being so close to the homes also poses a health risk and breeding

ground for mosquitos. I have tried to express these concerns with the engineer from Mill Brook

Engineering and also the property manager at Fairways, Daniel Lyons, but my concerns were not heard or

addressed, despite that even the construction crew that was installing the new drainage system felt that a

better design could have been made. I am writing because I feel that this is an important matter for the

safety of the community and hope for further discussion so that a resolution can be found before someone

gets hurt.

Hometown America General Upkeep at HTA OAK POINT inMiddleboro,MA

We have only been here 5 years but Oak Point continues to erode. Even when a"project" is completed, its done on the cheap and doesn't last. To spell out ALL the issues would take more than I can write here, but I will start with a few-

We bought a new house and from the get go ,literally everything was wrong because HTA NEVER READ THE INSTALLATION MANUAL. The UPPER and LOWER joining sections had 6-8 bolts where over 30 should be. MAJOR screw up. We had Many more issues but thats how we started life here. Most repairs took over 3 YEARS! NOW to the present, if any home office person would like to actually do a walk around with me , we could discuss HOW many things are getting worse. I understand budgets ,p&l's, cost of maintenance, PMs, etc , better than most due to my career in Aerospace, but many of the repairs would actually SAVE you money. I doubt anyone has gone through Kaizen, 6 Sigma, or simple process mapping to review opportunities to improve what is becoming a trailer park atmosphere. A few very simple examples are we have had issues with the recycle trash since 2017. Its still an issue. Why?

The central mailbox door is rusted badly. Replace it. It doesn't cost much and that building is literally seen by every one weekly if not daily. Most of the cosmetic fixes can be done by the in house maintenance team.

5 windows in the indoor pool have been fogged since before we moved here. Still not replaced. Its like going to a cheap motel pool.

I do want to state that the Manager, Eric, is a nice guy and does what he can, however, considering we were told and sold on the fact tha tOak Point was the "jewel" of HTA , it does not look it.

Desired outcome: My desired outcome is to do that walk around I mentioned and actually DOCUMENT the issues we find. Only then would you understand.

Hometown America A written statement stating that I never belittled or bullied her in any manner

I would like to file a complaint about being slandered by the community Manager of country view Estates in Tiverton in Rhode Island I went to the office to resolve a problem I’m having with a neighbors dog that is located in my backyard that constantly barks when I mean constantly I mean on and on and on and on and on I was told when I moved here that you cannot leave your pet unattended in your yard this dog is out in the backyard all hours of the day constantly barking on and on and on and on did I mention at the dog box I was also told that we were not allowed to have fences in our backyard this person has the backyard fenced in I went to Duff to resolve this matter in a decent way this was on a Monday in June I told him to get back to me and let me know how she makes out I haven’t heard from her so on the following Friday I paid her a visit when she was in our office I located her out gardening I asked her how she made out with my issue and she accused me of belittling her and bullying her never never not once have I ever disrespected this lady in the smallest amount I was startled I went back to my car to leave after telling her I didn’t appreciate your making these accusations I was stunned that she would pull that crap she also told me to stay out of the office I gave her some history at as to what has gone on at my neighbors home including having chickens in the shed feeding stray cats that come over and sleep on my porch feeding pigeons and the constant barking of a dog on and on and on imagine that it barks on and on and on and on I have talked to numerous residents here at countryview And they have told me about the room interactions they have had with her I contacted Kyle the clown numerous times with emails explaining the situation with no reply I would like the president of the company to contact me because I’m not dealing with him

Hometown America Meter reading at the oaks of Weymouth

The head of maintenance refused to read 5 birch court meter when Bob has never had a problem in 17 years with the meter reading, turns out the next day when Bob called the office and asked the guy to come back and show him the problem the man did not want to bend over and an argument ensued with the head of maintenance saying VERY LOUD that's not my job slamming the door to his truck and speeding off. The lady in charge of the office came out and looked at it and told Bob it's fine and he doesn't have to do anything with the meter. This guy is never nice and to scream at any person in here is totally uncalled for especially in the morning.

Hometown America Property Maintenance/Customer Service

I live at Oak Point in Middleboro, MA. This is one of the most worst aesthectically maintained properties I have ever seen.

I moved from a private residence so that I would not have to maintain a lawn or worry about trash pick-up (never a given). But the major item is lawn and landscaping maintenance. Starting the 2nd or 3rd week in May, I have to e-mail the Property Manager every week because the lawn is not being mowed.

I have a dog who eats grass and it is a feeding frenzy when I try to walk her. Then she gets sick.

I have tried contact the corporate office in Chicago to no avail.

I am no amateur at this. I have 35 years in residential and commercial lending and I am extremely knowledgeable regarding real estate and property management. This is not a good representation of how it is supposed to be done.
