I rented a property in Kissimmee from June 2024 to July 1st, 2025, through Home River group. While renting the property, I had multiple problems from the start. First there was a major water leak the day of move in from the first floor all the way down to the second floor where the master bedroom was, this was not fixed for almost a month, and they simply just painted the ceiling and of course that did NOT stop the mold that came later and made me SICK. NEXT, I noticed an infestation of roaches and bugs, some under the sink, some in the bedrooms. There was also an entire BEEHIVE and bees coming into the house. This issue was eventually resolved after complaining multiple times the company does not answer emails for phone calls AT ALL.
Next the sliding door of the Master bathroom was not probably aligned when placed in so there was flooding and constant bugs and roaches coming in at night while I was sleeping. I hired Massey pest control from the moment i moved in $100 a MONTH OUT of my own pocket. Moving on to the yard, which was full of bones (from a dog I guess), trash, and sharps and wires. Also, the entire yard was so overgrown with bushes and weeds I had to pay money out of pocket to fix it.
The pool I was told later was the responsibility of the tenants, the day of move in was dirty, the tile in the pool was moldy and the water was green. I spent over $2000 of my own money cleaning and maintaining that pool and also lawn care and maintance.
I moved out July 1st (still no communication from the property manager) let her know I got the house cleaned professionally and left all the keys at the front door. I reached back out about the $2,450 security deposit and did not get an answer until a month later. Imagine my surprise when I was told not only am I not getting my $2,450 security deposit back but that I owe them $144.21 for cleaning the AC unit? The AC was not even working when I moved in, it had a huge leak and the mechanic who fixed it told me it looked like it was never cleaned since being built. I changed the filter with my OWN money, the company claimed they would send me filters and never sent any out.
I tried reaching out and got a lot of invoices claiming they spent $1,000 cleaning the pool (which based on the pool invoice it was not that much) and also charging me for lawn maintenance when the lawn was NOT maintained prior to move in.
I showed images of the before and after I started my lease of the lawn. The manager is now saying she will drop the $144 but will not give me my $2,450 security deposit back. I have been speaking to an attorney and I am taking legal action and taking this to small claims court. This company and the Senior property manager Ann Barrasso is a SCAMMER. She will gladly pocket and take money from tenants with no reasoning. She does not communicate or answer phone calls. When the hurricane happen there was a giant willow tree branch that fell on top of another branch on top of the roof, if the supporting branch snaps the entire roof would have been damaged, I sent her multiple emails with pictures asking for someone to take care of it. Nobody came out and I had to pay someone out of my OWN Pocket to take care of it. the screen to the patio was also damaged and nobody contacted or reached out after the hurricane. Like I stated this company is a scam, they will not help, I never even actually met the property manager cause she never once checked on the property or any of the issues I discovered while living at the house. I always paid my $2,550 a month rent on time, never late for anything, took care of the property and cleaned up the yard, house and pool while living at the property. If no resolution can be made through the company i will be going to small claims court.
