Accurate Group was used by my bank to appraise my home. Their lackluster efforts produced an appraised value that was several thousand less than the tax value. How does that happen? They used comps from production-built junk.

We applied for a HELCO through ***, Branch ID 4730. They hired Accurate Group to do the home appraisal, which Edward M completed on 6/29. I am filing a complaint for big mistakes and wrong information on a home appraisal for a HELCO, which messed up the loan amount offered. Mr. M appraised our house for $730,000, when we think it's worth $900,000. (Just so you know, the middle unit of our 3 unit condo (which has the same floorplan and identical features as ours) sold in August for $870,000.) Mistakes or bad things in the appraisal include, but not only: A. Using the following comps for our property (which is 1,137 SQ feet, 3 bed, 2 full baths): 1. Sold: 10/27; 3bd, 1.5ba 2. Sold: 5/3; 2bd, 1ba 3. Sold: 3/5; 3bd, 1ba B. Saying that the kitchen and baths hadn't been updated in the last 15 years when the whole building inside was completely renovated and turned into condos in 2015/2016.

The Accurate company (Morgan *** in SC) did an appraisal for my house for Regions Bank on 3/14. The report was inaccurate and the appraiser was lazy and did not verify the information in the report. This was not just my opinion, it was not based on accurate facts. He did not use the correct neighborhood and chose older sales instead of the more recent ones, even though there were many close recent purchases. In fact, there was a comparable sale in the same neighborhood less than 1 month old that he failed to include. All the facts about the neighborhood were inaccurate because he did not select the correct neighborhood. His report on the market was also incorrect. Examples of wrong information include the built-up percent, housing trends, market trend, time on market, and age and price for low/high/predominant information for the neighborhood. I had a desk appraisal from 3 months earlier for a refinance, and this appraisal was 15% lower due to the inaccuracies and laziness in not verifying the facts. I will be filing a complaint with the state as well.
