D.R. Horton Shoddy tile repairs in master bathroom shower

We purchased the home in 2018. The repairs to the master bathroom shower were done after the one-year walk through. Nearly 2 years ago I noticed grout was washing away, there was black mold accumulation underneath the clear sealant and some outside tile sections were improperly installed. The warranty dept. basically told me it wasn't structural damage so it was not covered. I submitted photos and even had a contractor submit detailed information on damage that may be forthcoming.

Desired outcome: I need the necessary repairs done that they failed to do after 2 attempts!

D.R. Horton AC

I purchase my home on May 2021, and my AC broke the company who installed the AC was rude. I decide to go to another AC company, AC had a internal leak. The labor was going to be 1500 no guarantee that will fix the air just only a diagnostic to seal the possible leak. I needed to purchase a whole brand-new unit. I think the original AC company should run a diagnostic and DR Horton help if the unit was defective by any change. Now my outlets turning off still dealing with the situation.

Desired outcome: I will like DR Horton to have a better warranty coverage

D.R. Horton Home’s siding and gutters.

The builder, D.R. Horton, has not replaced the faulty siding and gutters on my home. The contractors they previously sent did not do the job correctly.

I submitted the second Repair Request on 10/4/2022 for siding coming of house again. Gutters are noticeably crooked.

D.R. Horton Drawer guide pulled out of cabinet, Toilet paper holder pulled off wall

My warrantee has run out, However you were suppose to repair this drawer guide while the house was still under warrantee. It has been scheduled several times now and yet it still hasn't been repaired . If your not going to do the repair say so and I'll pay someone to come in and repair it.

D.R. Horton Refund

Hi,

I cancelled 1 Zinnia Ct. , Palm Coast about a month ago due to timing changes on when I could move in. As of today, I did not receive my $1500 deposit. We needed a reliable date. I am 73 years old and need stability.

I am a disabled Vietnam combat vet. This action is not favorable to DR Horton's public image. Sadly I had been living in a (35 Palermo Lane) DR Horton home and enjoyed it. We wanted a larger house.

Please refund my deposit.

If I need to go public, I will with a letter to the Palm Coast Observer.

DR Horton has refunded in the past. This action is a double standard.

Please do the right thing so that I can once again have a positive image. Is it worth $1500 for negative publicity? DR Horton sells plenty of homes in Palm Coast which is flooded with vets

D.R. Horton Lot not graded correct.

Goodmorning,

My name is [edited] and I live at [edited]. I purchased and moved into the house July 26, 2022 and during my initial walk through with DR Horton I brought up the issue that our back yard is not graded correctly. My husband, who is a civil engineer that designs stormwater systems for subdivisions, pulled the plans and stormwater report for the development and reviewed the documents. He spoke with the Engineer of Record (Matt Parker, P.E.) and confirmed that the lot was not graded correctly.

Our yard backs up to the retention pond in the center of the site and is supposed to drain directly into the pond. Instead, our yard drains down into existing grade where the trees were not removed during construction and is met by a 1.5' berm that prevents the water from flowing directly into the pond. We have spoken with Austin Barrett and Jace Findley several times about this issue, but there has been no progress on our yard over the past 3 months. The solution to the problem is to remove the trees that were left behind during construction, remove the sod, raise and regrade the yard to slope directly from our back porch into the pond, and restabilize the yard with sod. We have received a signed and sealed Amended Stormwater Certification from the EOR that states what needs to be done to the yard in order for the stormwater certification to be valid. The only issue is you cannot regrade one yard because the yard will then flood the neighbors. DR Horton will need to fix the grading of all 5 lots that are adjacent to the retention pond so that all 5 yards will flow directly into the pond without flooding the house next door. If the grading is not fixed and we clear/sod the yard ourselves, then the yard will most likely begin to flood during rain events since it does not properly drain to the pond.

The solution is simple, but we have been brushed to the side for the past 3 months. We were originally told DR Horton would fix the issue and it would not take long, but we have seen zero progress and Jace Findley is now saying he does not know when, or if, the yard will be done. We will be welcoming our first child sometime in the next few weeks and we are hoping to at least have this project under way when she gets here.

D.R. Horton Septic System

I have had numerus warranty claims in since early January in regards to our Septic System and leach field and zero resolution as of October. I have sent emails to customer service and do not even get a response or any kind of update. They have recognized the issue but have done absolutely nothing. Over half of my backyard is useless do to this continuing issue.

Desired outcome: I just want it fixed.

D.R. Horton Very poor customer service!

I had put a deposit on a new home to be done in a few months, paying cash

all cash fr my home... They told me that if someone came along with money

then can take my house. they gave me 2 days to get my house sold...

I lost that home and I was very upset !

They had never deposited my $7,000 check for over 2.5 weeks.

SO, I moved my money out from my checking when I advise them I - of course could not give them what they wanted until like 3 - 4 weeks..

The next day they deposited my check. And cost me $ 29 NSF

They thought I would wait like over 3-4 weeks or longer to get my money !

I was lied 5 times by Christe Morgan that I would get a call back and

finally, I asked for her number-- Sandra called her 3 times and never got a

call back... Can you BELIEVE A MILLION DOLLAR COMPANY CAN T

DO THE RIGHT THING... AND WOULD BE LIKE THIS !

D.R. Horton SouthGrove

I shopped several of their properties. Some had things others didn’t but it was never clear that the one I have a contract on would not have ceiling fans, which are standard in every other be home. They refuse to budge on this and I’ll have to spend $1000 to have their electrician install two fans. I’m not allowed to hire my own electrician without coding the warranty. I can not find anything in writing that states this.

They moved my closing date from 10/28/22 to 11/19/22 without telling me and gave no reason. I have a 60 day notice at my complex to get out of my lease. DR Horton told me to give that notice when the cabinets arrived I gave it once they were installed. We’ve asked multiple times about the change and gotten no response other than they will get back with me.

There was a quality issue with the siding that they dismissed before it passed inspection.

That did not inspire any confidence in their quality or communication. The lack of communication about the delay in closing is concerning because I may be forced to sign even though the house is not up to my approval. They have basically said that I can cancel but they’ll keep my $5k earnest money. They have all the power and are being bullies with that.

Desired outcome: There need to give me a firm closing date and the house in good shape and they need to give be this information immediately. If they continue to delay, they can pay the increased rent at my apartment.

D.R. Horton Yard not graded, ZERO effort to slope to our property line

Our property line is approx. 20 yards further than where Dr. Horton abrupted stopped, they left a severe drop-off. No sloping, No grading, no reason why not. Neighbors with the same issue are having to pay the Dr. Horton subcontractor $4K+ to bring in fill and finish the job. The fill actually belongs to Dr. Horton, but the local builders don't mind letting a sub sell it to homeowners “as long as it's on Sunday and after hours". Seems shady, why are the contractor relationships more important than the home buyer’s satisfaction? Why should they be allowed to fleece homeowners for jobs left undone by their daytime crews?

Desired outcome: Dr. Horton regional leadership/management should send someone out to see what’s happening at the local level, I think they would be shocked and appalled.

D.R. Horton Workmanship around front door.

We moved into our home in Seacrest Pines in Barnegat NJ on August 31, 2022. About a month prior we noticed the workmanship on molding surrounding the front door was very poor. The decorative portion on the top of the door is much too short. The material on the sides and top of the door do not match and it was held together with 2 vertical pieces of siding. To say the least, this does not look favorable on the builder.

We have spoken to several people from Sales to the construction manager and they just keep passing it off to another person.

The second issue is the microwave. A damaged microwave was installed. The control panel protrudes from the side of the microwave. We were told by two inspectors, one from DRHorton and our private inspector that the microwave needs to be replaced. DRHorton did nothing to rectify this.

Desired outcome: We would like to have this molding around the front door be repaired as it is on the model home.We would like the microwave be replaced.

D.R. Horton Warranty Services-Floor Tiles

On June 18, 2021, I filed a warranty request for the repair of 15 Cracked tiles located in the walkway areas of the 3rd & 4th bedroom and the Kitchen area by the refrigerator.

July 2021, Mr. Joseph Marmolejos arranged for the delivery of replacement tiles.

5/11 Tiles replaced. New tiles darker than the others

9/22. Mr. Marmilejos sees the color difference and agrees the color is very noticeable. However, his position is that this was a courtesy repair.

Desired outcome: Design team to come up with a reasonable repair or redesign that would soften the tile's extreme color difference.

D.R. Horton 11- month warranty

I have submitted my 11 month warranty request twice and nothing has been done. I was contacted by CeCe Echols telling me that Dustin would be contacting my, he has not! My initial submission was done in July, it is September and I still have not been contacted by him or the suppliers to correct my issues submitted! I have contacted the manager over the warranty department Hope Palmer, and she has not responded. It appears they do not honor there 11-month warranty request for the shoddy work that was done! There are others in my neighborhood that are also being ignored by the warranty department.

Desired outcome: Honor the 11-month warranty submission and corect the issues that I have submitted.

D.R. Horton My quality of my home

I moved into my home in February 2022 after waiting an entire year. At that time it was explained that based on shortages etc they would make things right. Since that time all I have gotten are false promises and more issues.

Back on 3/28 an email was sent to Andrea L Salgado and corporate customer care about the issues. I explained that my home was incomplete with stucco problems and concrete cracks my kitchen island was not completed properly.

On July 8 2022 another email was sent to Corporate Customer Care with a BBB complaint attached with the following items

Paint not matching in multiple rooms

Cracked concrete in my driveway

Cracked foundation in my courtyard

Island construction not completed properly

Drains cracked in the courtyard not completed correctly

Stucco not completed on the outside of the home

Exposed metal from stucco not being completed

I was promised by the builder that these items completed

At that point, someone came out, and again promises were made.

On July 13 my air conditioner went out and I could not get anyone on the phone to help me as it was Friday evening and an email was sent to Jenna Lynn Poole I was displaced from my home and had to get a hotel for my family for 4 days was a huge issue. I had to be reimbursed for $710.62 for the rooms that did not cover my meals. Chas Roberts came out and a faulty switch was installed. Again another example of bad craftsmanship.

On July 15 another email was sent to [protected]@drhorton & Jenna Lyn Poole letting them know that another scheduled appointment had fallen through.

On August 19th another email was sent to [protected]@drhorton & Jenna Lyn Poole letting them know that the drywall guy who came out could not fix my island as there is no metal plate behind the pipes it was forgotten during installation that same day and could not complete the work. I have heard nothing for DrHorton since,

On September 7 I sent an email of dissatisfaction again. The items that I still have pending are.

Cracked concrete in my driveway

Cracked foundation in my courtyard

Island construction not completed properly

Drains cracked in the courtyard not completed correctly

Stucco not completed on the outside of the home

No Caulking on my front door

Cracking now on my walls

Desired outcome: Fix my home and make my monthly house payments until all items are fixed

D.R. Horton Fixing flaws in new home purchased Dec 2021. Poor follow-up and poor resolution of fixing flaws in craftsmanship.

I have had an issue with the flooring in my main hallways since I took ownership of my $1.8 million home in Morgan Hill, CA. The flooring has too much give and is bulging in different places. They have come out to fix it 3 times already and is still not "satisfactory"...especially for a $1.8M home! As I am writing to you the baseboards haven't even been replaced yet since the last time (3rd time) they came to "fix" the floor and it's been 58 days since then and several emails to customer service! Follow-up has been poor. The flooring issue is the main issue but overall the workmanship and craftsmanship is quite poor and substandard especially for a house of this price. I have a list of all the dissatisfied issues since my move-in if you are so interested. I truly regret buying a D R Horton house and it definitely does not feel like a "home."

I am a doctor and I can tell you if i treated my patients with the same level of "craftsmanship" as D R Horton built my house, I would be sued and my license revoked. I am extremely disappointed in the purchase of this home and I will never buy or suggest anyone to buy a D R Horton house in the future.

D.R. Horton Home in Tamarron

It has been the worst experience. I would not recommends D.R Horton to anyone and if I can go back, I would not have made this home purchase. The home quality is so poor. In addition, during closing they provided us the survey which we signed. However, while having pool estimates, reps told us our backyard fence is not on our property. When we contacted DR Horton, DHI mortgage, and the inspection company, and notified them no one disclosed that our fence is 4ft off our property, they basically said well too bad and we will just move it to your property. This is unethical And inappropriate as we were never made aware.

Currently, we are in a process of a lawsuit.

In addition, doors are made out of cardboard and already chipping, nail holes are showing in my entire indoor, nails are falling from ceiling, holes in walls that weren’t even completed, chipped concrete, my backyard door was put incorrect, almost causing it to fall, in addition to the ceiling and walls that were finished properly and the wood could have collapsed, and more and more. When I told warranty, they said this is all cosmetics. Bring in another professional which told me that the foundation is basically collapsing. Showing me the details. Please stay far away from Tamarron area and any DR Horton homes

D.R. Horton Excessive Delays

I went under contract for a new DR Horton Build in January 2022 with an estimated closing time frame of March-April 2022, per builder agent. The builder agent was difficult to get information from and we were not given a closing date until end of June. This was set for July 8th. The builder continued to delay the closing citing "supply chain issues". However, I had to keep "babysitting" the builder by calling the agent, project supervisors, and headquarters. Less than forty eight hours before a scheduled closing date of August 5th, the builder agent notified us that the closing would be delayed due to a "missing dishwasher". After calling for more information, it turns out she was not being entirely forthcoming and that in fact the house was missing TWELVE windows. This was relayed to us less than two days before scheduled closing. I persisted for two weeks to have windows located and installed. When I tried to get closing rescheduled, DR Horton finally set a date TWO WEEKS out because they were unprepared and did NOT pass certificate of occupancy. DR Horton's delays caused my rate lock to expire, and I was charged a daily fee by my lender to maintain my interest rate. Despite negotiating using my realtor, DR Horton refused to compensate me for my four month construction delay, NOR pay for the rate lock fees incurred due to DR Horton's inability to plan accordingly for their homes to be completed in a timely fashion. The home was finally completed and closed mid-August, which was four months after the scheduled completion date. It is nearly impossible to contact anyone from this builder, and the representatives are unresponsive and unsympathetic. I was told to "look on the bright side" because I would "be in my new house soon" and "it's not our fault, it's how the world is right now". I warn anyone against EVER working with DR Horton to build a home. I strongly advise caution, and to select another builder. If you are a respectful person wanting to buy a home, AVOID

Hello

I'm Paula Liner. I just purchased a home from DR Horton. I closed on this property August 5, 2022. I moved into this house on August 12, 2022. I have been trying to speak with the Contract Supervisor Shanon Thomas and Salesperson Ronnie Sanford. I have sent several email regarding the water not flooding from the side of my house. It just make puddles of water that have been setting in the front of the air conditioner since I did my firs walk throw in July. The water is still just sitting. One person said it was the sprinkler system. I have had the sprinkler system turned off for the last week. And the water is still puddling up along the fence line.

In addition to that I placed my clothes in the master bedroom closet and the whole break in half and pulled away from the wall.

Desired outcome: Closet repair and fix the flow of water on the side of my house.

D.R. Horton Water Service - 11462 Leann Ct. Ocean Springs MS

When we closed on our house 7/19 we were told that the all certificates had been approved and that the house had passed all inspections. When we went to get our water turned to my mother's name per the instructions at closing, we were told that we did not have a final water certificate and that they would contact AJ at D. R. Horton to get it take care of. We also let AJ know that there had been an issue and that they had said they would contact him. AJ said he would follow up and let us know when it was taken care of so we could turn the water to our name. We have checked back multiple times (the last time we checked was through Jessica Friday 8/12) and still have heard nothing until today when someone at D. R. Horton just called the water company and told them to turn the water off. So now my 80 year old mother is in the house with no water and had heard nothing at all from AJ. Since the water was just turned off we can't get to the office in time today to get it back on. This is not acceptable and extremely poor customer service.

Desired outcome: I would like for her to get an apology and for service to be turned back on until she can get to the water company again.

D.R. Horton Drywall Holes

So we had our warranty walk back in April of 2022. They did come out for our paint and drywall. We recently found a hole in our drywall beside the cabinet above the refrigerator. It was covered up by the extension of the cabinet. We just found this when my young daughter asked me to pull the refrigerator out to get something. She stood behind the refrigerator and by the wall under the cabinets and said mother look at the holes in the wall. I put in a warranty claim and was denied because it was past our warranty. I would have never seen the bad job that was done for the cabinets and dry unless my daughter saw it. I was told that they won’t fix it because we are out of warranty. This issue is Dr. Horton’s fault. We didn’t expect to buy a new house with this many issues.

Desired outcome: I want this issue to be fixed.
