Has very rude employees that modify your mortgage as they see fit even though a modification plan is in place. Their left hand never knows what their right hand is doing. Make many mistakes in overcharges to their benefit and will not remove them even though you show proof. Insist on keeping Insurance checks made out in their name and mortgagee. Find...

Mr. Cooper escrow theft

I got sold in 2008 to Nationstar, who I never even heard of and I'm sorry I ever did. It' s been nothing but a ongoing nightmare since Feb 2008. Their title company was to cut a check per my closing for the 1st half of my house taxes. Nationstar was to pay the 2nd half. But Fiserv(the title co.) sent the wrong amount and it got kicked back. They said nothing and did nothing. When Nationstar tried to pay the 2nd half it got kicked back because the first half was never paid. Now neither company said nothing and did nothing. In August 2008 I got a letter from the town my taxes were deliquent and a lein was being placed on my property in Sept.2008. I took an entire day off from work and spent it on the phone between Nationstar, the Town, the County and Fiserv. I found out Fiserv still had the check it had never been cashed. I was in contact with Jeffrey of Nationstar Escrow. I told him Fiserv had the check, gave him the contact there I had spoken too and the check number. He said it would be taken care of, no problem. A few weeks later I called the town, they said everything was paid and there was no lien. Everythings good right? WRONG! It seems Jeffery and Nationstar took out an advance of money from First American (who holds the escrow monies). They took basically an unauthorized loan on my mortgage for $7000.00 in Aug 2008. I found this out 8 months later in April 2009. How? I had just made the April payment online. My account appeared perfectly normal on the statements. There was no inkling of what they had done until I received a letter on April 6, 2009 that my next payment (in 3 weeks for May 2009) would be an additional $700.00 a month to payback the advance they took out 8 months earlier to cover the tax money they lost. I went NUTS. That was Saturday and all was closed. Again Monday I took off from work and called them. Needless to say, they told me they would file a dispute it could take 30 day...then 90 days... it has now passed 6 months and they still have not gotten back a single dime of my money. I have been working with a woman named Theresa Pointer in Escrow, but she has suddenly disappeared in the last month (they said she's been out sick). Now I have Tom in Escrow and Fiserv contacts with the Research Department of Randy Foyer and Kathy Kinkerk. Not only can they not get the money back from Fiserv (I even sent them an entire packet of papers certified registered mail w/signature required) with a copy of the page from my mortgage that shows what should have happened, but they themselves cannot find the money they should be holding for what should have been the second half of the taxes. But they said "Don't worry about that yet, we have to get the Fiserv money back first." The original tax bill and what they ended up paying, of course, were different amounts because of the interest and penalties that accrued after they paid it also. I have refused to pay them ANY of the extra amount since May, because I believe they are thieves and con-artists and I will not pay on money for an unauthorized loan they took out because they are incompetent. So now they keep saying my payments are behind, they put each payment into a holding account until it adds up to what they want it to be. I call them 3-4 times a week. They call me 2-3 times A DAY 7 DAYS A WEEK. They send me threatening letters about foreclosure, and remodification of my loan. I get phone calls from all these departments- Customer Service, Collections, Foreclosure, Research and Escrow. I am on the automatic dialer so they call me everyday including Saturday and Sunday when they are closed, besides the live operators. It starts at 8 am and goes till 9 pm. This for the last 5 months.. They threaten me constantly. I even had a supervisor hang up on me during one phone call because of my attitude toward her (this was on a third phone call of one day from them after about 4 months of this crap) She didn't like my tone or attitude and wouldn't be spoken to "in that manner" and when and if I calmed down and adjusted my attitude I could call back to speak to them..with that she hung up on me. So 6 months and still waiting for them to find my money...it's the worst nightmare scenario. I would never have imagined this happening to me. All my bills are paid on time..but my credit is now in the CRAPPER because of this..because, of course, they are report me as being deliquent to the credit bureaus. I cannot even refinance through another bank just to get away from them because of all the damage they have done to my credit. I can't sleep and have nightmares, I don't know what to do anymore. :(

1) Housing Discrimination - by disability
2) Mortgage Fraud
3) Wrongful Foreclosures - and they are representing Fannie Mae? Who is using taxpayers money to "disqualify" people illegally and mis-represent the "making home affordable" program. OBAMA's FAILURE
4) wrongful and misrepresentation of the Making Home Affordable Program by both Nationstar Mortage - Specifically David Cardenas and Michael Graham of NationStar and Fannie Mae.

Yes, they made us pay flood insurance when FEMA sent them documents saying we were no longer in the flood plane. Our attorney is handleing this now.

Mr. Cooper unfair practice - closing fees

My daughter purchased a home out of foreclosure. The bank that owned the property was nationstar mortgage out of texas. My daughter and her fiancée made an offer for the full asking price with no conditions or inspections. They accepted the house "as is". 12 weeks later they are still trying to get the final closing paper work from nation star. 1 day before the scheduled closing they still had not provide all of the required documents to constitute an accepted sales contract. This is after my daughter was forced to sign an addendum agreeing to pay $195 a day for each day the closing was delayed. Because we did not have all of the paper work back from northstar the rural housing department could not process the final loan approval. At the end of the day prior to the schedule closing we received the final paper work but it was too late to close the next day. We had to delay a week while the final loan approval was process. At closing one week later, they refused to sign the closing papers unless we paid a $1095 late fee. It was their fault the closing was delayed. Our lender has negotiated a reduced late fee, but we still had to pay one. They told us they had a back up offer on the table and we either paid or forget the deal and they would keep the earnest money. We have our fingers crossed that now that we have agreed to pay this extortion money we can complete the closing.

Update - My daughter received the final paper work and the closing is official. I had mis-stated the fee they wanted to charge. it was $150/day, not $195/day. They wanted a total of $1050. We negotiated a reduced fee of $300.

I feel your pain. We were atempting a short sale in which they were the mortgage holder. We made and bid ans thought things were moving. The arbitrator came back and said there was a certain number the title company had to have to make the sale. So we increased our bid to meet the arbitrators number. One strange thing happened that I have never heard of or had happen before, they would not process my bid unless I filed a loan applicaiton with them. Of course this means they will and did check my credit. Nationstar finally made an official counter offer. The arbitraitor they wer using raised our initial bid by 13K, and after they received my loan application, Natiostar jacked up the price on the home another 13K! That was 26K above what the home was listed for with the realtor and put the cost at the price of brand new homes in the area! Incidentally, I was infomred by the bank I had actually planned to use that the new price was right at the limit of what I would be able to borrow based on my credit. Coincidence, I THINK NOT!

I had a mortgage with Flagstar Bank that was just recently sold to Nationstar Mortgage LLC. While attempting to pay it online, I discovered that Nationstar charges for me paying on my loan in any other way than US snail mail or automated payment! Web pay is $6.95 and phone pay is $9.95!!! Ridiculous, do not use Nationstar as they are completely ripping...

Mr. Cooper poor service, late or no statements

Nationstar is simply the most disorganised poorly operated mortgage company. GMAC sold our loan to them and the frequently dont send statements. their website doesn't work so we have been forced to pay with Western Union. It is criminal that a mortgage company can operate this way

When I first came to Nationstar I was told that they would help me with my credit score would go up. I had hurt my back and was off work but still payed my mortgage on time. But because I had been off work I had some credit cards that had went bad so i wanteted to fix them so all I wanted to do was do a equilty loan well they really stuck it to me because now I still have cards coming after me they even used my husbans wrong social security number they said they would fix it but there is no way they did that because they are still coming after us and I asked well could we have paid off someone elses bills they said oh no but if we did not do that then why are we getting collections from ten years ago I think in need to file a laysuit when my husbun lost his job they said they would work with us but at this rate we will be living in our car I know I have payed late but i have two girls in collage and three kids home I work and so does he and at 10% we are hurting I hate paying 400 thousand for a 80 thousand home one person told me one thing and someone else told me something else but you know what I stil have the phone conversantion so looks like court for me

Mr. Cooper Save Your Money

As I read all of he complaints on website after website I see helpless homeowners going through the same thing I have been going though for a year. We tried to get a modification a year ago and have been getting the runaround ever since. There is always something new they need or some clerical error somewhere. We finally got around to our 3 "good faith" payments with the promise of a deal after the third. They didn’t contact us with a new deal so on the fourth month we made the same payment just to have it denied then get a letter saying we were missing some info that we and our lawyers have provided on several occasions. I then call them and am told by the person on the phone that it is no big deal we just have to get them the info and start this payment process started again then re submit our info to see if we can get it approved, but we have to hurry because our sale date is a week away! This is after a year of giving them all our financials and letters and insurance info (always missing something keeping us from being able to modify) and the harassing calls. It’s a scam to milk as much out of you until you give up and leave your home. I have a friend dealing with them and he is on his second set of good faith payments and they have not contacted him after the last payment yet again. My advice is save your money and get out. It’s not worth the headaches, sleepless nights, ulcers, and stress on your family, trust me!

(((FOR POSTER ABOVE))) Mica, without going into details, ie personal info, I did contact them in December of 08 and talked directly to them without a lawyer/or other 3rd party. Had a negotiator for 3 months until she flat out told me she wasn't able to help because she had to take 250 defaulted loans ahead of my loan mod. This is when I decided that I was going to have to default as well to get there attention. Once the notice of default arrived, I had already setup a lawyer to handle this from here on out...Ya know what, ya kinda sound rude with your comment anyways, pretty much like the customer service for the lenders..hmm anyone else smell a SHILL!

The 3 month trial period is a scam………..PLEASE if you are in desperation, do not pay anyone for anything. I can’t stress this over the internet but if you search for loan mods that are going or went through they are lies. Not just mine and I’m still in one right now, but hundreds that have had the time to tell the American people about the fraud by sending this. Here is a hint: you send 1200 for the 3 month trial every month: part goes to taxes, part to home insurance and the rest is in their pocket….not towards your mortgage. PLEASE SAVE YOUR MONEY AND DO NOT SPEND YOUR SAVINGS!

PS. I canceled the check before they are getting' my 3rd month trial payment. Class action is what I do believe is what would be needed in this whole foreclosure scheme/SCAM!

Mr. Cooper 10 months trying to get modification

I started last October trying to get a modicationof our mortgage. My husband fishes for lobster and that's when the price of lobster started falling, drastically and I was trying to be proactive, you know, asking for help before we totally ran out of money. I filed paperwork, sent them copies of newspaper articles documenting the millions of dollars being lost across the entire Maine lobster industry...no luck. THEN-my husband was diagnosed with Stage 111 colon cancer in early March of '09 and told he would not work the rest of the year. I began calling Nationstar in earnest once he was diagnosed, wrote them a hardship letter. I've had Nationstar reps laugh at me on the phone because I wanted a modification using my income alone, I've had them promise to talk to their Manager and call me back (never heard from them) and in May I enlisted the help of a free HUD-certified mortgage counselor. Then the nasty phone calls started..."you shouldn't have involved a third party; it's more to your advantage to work with us one-on-one". Then about a month ago the Mortgage Counselor emailed me with the news that the mod was going to go through at a very affordable payment that I could qualify for using my income alone! Yeah! WRONG-I never got any paperwork and in the meantime the numbers kept changing..."by the way, Nationstar is going to want an additional $500/mo to escrow for your taxes and insurance" ($6, 000/year when together those 2 amounts are half of that?). Eight days ago we were told that the modification paperwork had been finished a month ago, the Nationstar rep would reprint them and I would have them in one week. Yesterday was one week. When the Mortgage Counselor called the rep to ask where is the paperwork, the rep told her that my income did not qualify for "the government program" and that I would have to start over again from scratch. Ooh-I am so frustrated. Does anyone have any suggestions of what else I can or should do?

Mame respectfully ----- I been through and still in so much of something simliar...I pray for you!
I can tell you NOW that you need an attorney - try Lone Star Legal Aid, also call A.C.O.R.N. then call your Senator, Congressman, etc. BUT YOU NEED AN ATTORNEY, it takes months to get a pro-bono attorney.

The health related issues and the laws might describe a "discrimination" of fair housing based on disability. Your story also has hints of wrong-doing in other areas. Consider filing a complaint with H.U.D. if your situation fits discrimination. Who did you deal with? Was it David Cardenas, or was the supervisor Michael Graham?

Your situation and timing is dire...I hope I helped you some. Are they telling you that they will NOT foreclose on you, but did? That is called "wrongful foreclosure", at that point you have to file a "title dispute" in federal district court prior to any eviction hearing. Also Conduct a Forensic Audit of your loan and subpoena all phone recorded conversations from them to help prove your case. Research that statue as it pertains to the American Home Recovery act of 2009. Did they offer you "principle foregiveness"? Also write to Senator Kay Baily Hutchinson, and see if you are able to file a complaint with the Department of Justice! Have you considered a Class Action Lawsuit?

Mr. Cooper FRAUD

I've been trying to resolve my issue with AHL for a year now. All they do is give the run around. You never speak with the same person. Back in February I contacted HUD to assist me. To their dismay AHL gave them the run around also. Finally my REAL Lender contacted me through my HUD Representative. Come to find out AHL never put in their records the contact number of either myself nor my HUD representative. Long story short, AHL is acting as the Lender (which they are NOT). They will do all they can to get you out of your home and not tell the truth to your actual lender. Recently the US Treasury Dept agreed to give AHL 7oo milllion dollars to assist those who needed it. However, because AHL has chosen not assist those in need, the government has pulled back the amount to 400 million.

Please everyone reading this, contact your State Attorney Generals Office and file a complaint. Then call the U.S. Treasury Dept to file a complaint as well. People are loosing their homes needlessly!

Aurora has also done the same thing to me. I have contacted my local congressman, both state senators, department of commerce and us treasury. I will be gathering and sending my info to my state attorney general. I am working with my local HUD rep to hopefully resolve this issue. They too advised me to contact many of the people I have already contacted. I would love to take these jerks to court! I know of at least 2 other people who would also love to do the same thing. Aurora Loans has done the same kind of thing to me. Aurora agreed to a forebearcance agreement with me, I made payments on time as per the agreement andf Aurora then foreclosed on my house anyway. They gave no explanation and will not take my calls as to why they foreclosed even when they had cashed 6 monthly payments that were made on time. I had paid the 6/09 payment and Aurora foreclosed on me on June 15th...a full week AFTER they cashed the 6/09 payment. I too would love to sue Aurora in a class action suit and I wonder if anyone else has had a similar experience. my email is kkumetat@hotmail.com.

Mr. Cooper false delinquent notices

I have been reading all the complaints regarding nationstar mortgage. My gmac loan was also sold to this company and all I have had is trouble. I have received two late notices this month and I have never missed a payment yet. One customer service person told me "your account is fine, don't worry about the notices" she could not however tell me why they were sent out at all. I have spent many days and an average of 20 minutes waiting for a person to answer the phone; many times they never answer. Today after 40 minutes I finally gave up.
I am ready to have an investigative report done on this company, I plan to report to my congressional representatives and I would like gmac to have to have some responsibility since they have put their customers in harms way by selling mortgages to this company.

GMAC sent my mortgage for loan modification. It has been a nightmare every since. Go to www. consumeraffairs.com and read all the horror stories about NationStar mortgage. My home insurance is current with GMAC and NationStar said I have to pay an extra 126.00 because my insurance had lasped. My atty called NationStar and they lied an said my insurance had lasped in order to charge me a higher rate.

My loan modification has been through good faith agreement four times. I completed the first one and made the first payment on the second, third one they said was sent in error and the fourth one which I am paying now has put me back to the original amount with GMAC. from a fixed rate to a variable over a five year period. i was told my taxes and PMI would be included now they saying it's not so I owe them that money too.

I was current with my payments. I only needed to miss one note on the end. I was told by GMAC to become delquelent this is the only way I couldmiss a note and not worry about catching it up later. Therefore, I followed their instruction. Now I am in a great big mess.

No, it is unacceptable that a firm sends out multiple erroneous notices to its customers saying they're late when they are not. I have autopay for god's sake. I dont need the heart attack in the middle of the month for no reason. What we have here is this; a clear sign of mismanagement of a business its internal business practices and operations. WE ARE THE PAYING CUSTOMERS and so we deserve a coherent administration of our mortgage loans and better quality of customer service. Wake up bobbieb cowboy, this aint just a rodeo. We live in an age of almost complete automation, and it better be damn straight or the firm doesnt deserve my business.

Gee, maybe if you people would stop ### and notice that there are numerous people that received the notices, just MAYBE it would dawn on you that it was an error. Also, what else do you want the person to say to you, you ARE behind when you're not? come one people, lets think logically...if you pay on time, you have an actual monthly statement showing you current, then maybe it was a mistake. I was treated very kindly when I spoke with Nationstar and was told it was an error and I'd be getting 1-3 of the notices. Okay, tough mistake, but again, it was a mistake. How many years are you people losing off of your lives for your negativity. I sure hope nobody in your lives make mistakes because apparently you refuse to let it go

Mr. Cooper harrassment false notices

Our mortgage was sold to this company by gmac who we had for many years with no trouble. We constantly get past due statements from them when we have paid them and on time on line and the funds are there with them. Now they say they don't have money in escrow for our taxes and they have over 1200 dollars more than the taxes due in escrow. We get idiots on the phone telling us to ignore these statements and they don't know a thing. Additionally you cannot get through to them. As I type this I have been on hold now for 24 minutes. They play a recording saying to ignore letters received if payment has been made. I guess they know how dumb they are. I wonder if this can help. Where can I make a formal complaint where someone cares and can go after these people for the fraud and dishonest practices they perform.

Our account was sold to NationStar in October 2009 and we were immediately sent notices that our account was $4000 behind. We had never missed a payment with Flagstar. We called to find out who they were as we were not even aware that our account was sold to a new company (I was hoping it was a cruel joke). We wanted clarification why and how they decided our account was $4000 behind and they said not to worry to go ahead and continue to pay our usual payment as they still did not have all of the documents in order from our old mortgage company (we continued to pay our $1981 payment). Finally, in December of 2009 Nationstar sent us our mortgage statement and our payments went from $1981 to over $2600 a month. I called and asked what was going on and they explained that taxes went up (they actually had just gone down) and I would have to deal with the escrow department. I spoke to the escrow department and they said that Flagstar did not handle their accounting properly and so in order for Nationstar to feel comfortable they upped our escrow account. Prior to Nationstar we always received $1500 a year back from our escrow account because there was always an excess amount of money left over. Not knowing what to do we payed the new amount until we became extremely frustrated. Realizing with the mortgage, HOA fees, and utilities we were a slave to our house and it wasn't worth the nearly $3000 month we were spending to stay in our very modest house. Finally, in November 2010 we decided to stop making payments and short sale the house... This was after asking to begin the loan modification process and paper was never sent. We had several offers and our realtor found that the all cash offer was best. She submitted the offer to the bank and they refused the offer 1 week before they scheduled the auction and said that they did not want to convert the paperwork from the realtor? Not exactly sure what that meant, the meaning could have been lost in translation. I have been told by a real estate lawyer that banks would rather a house go to auction because it zero's out an account and then they can sell the house and it appears as a profit to wall street. On the bank's books the short sale would have appeared as a $170, 000 loss. The house went to auction on Monday and did not sell as they were asking the original $330, 000. The house has gone back to Fannie Mae and we have been offered $2090 for the cash for keys and a move out date in 2 weeks. Nationstar is practicing predatory lending. We chose to let the house go instead of fight and lose more money and make this our life's mission for year(s). However, once the dust has settled I will indeed begin the complaint process with the state attorney general and who ever else needs to know.

We are having the same issue with Nationstar and our escrow account. We had GMAC and our mortgage was unfortuantely sold to Nationstar in 2008. Our passed few statements have increased by about $250 each month. They are saying we didn't pay enough into escrow in 2007 when I have the receipts to prove we did. They didn't even have our account in 2007. They are saying we were short almost $1000 that year which is untrue. Even if we were, an extra $250 each month is $3000 which is ridiculous! When we called, they said they needed 10 days to perform a tax evaluation. Its been almost 30 days and they say they are still "working on it." We can see that our escrow account has more than enough money it to pay taxes for the entire year and the year has just begun! We have even called our Town Clerk to verify that our taxes have not increased.We can barely afford to pay our mortgage now. There is no getting through to them. Even faxed copies of all proof of payments doesn't sink into them. I would like to know the education backgrounds on these so called "tax evaluators."

I would be the first to sign up for a class action lawsuit against Nationstar Mortgage. I have a fixed rate and my insurance didnot go up one dollar this year but I was told that my escrow account is 850.00 dollars short from last year causing my monthly payments to go up over 100.00 every month.The year before that it also went up 200.00 without any explanation why. When I inquired how that could be right I was given the run around and I still have not gotten a satisfactory answer.I didnot have one problem with GMAC and I have had nothing but higher mortgages with no real reason why, late notices when I have never paid late, and incompetent customer service people. I got sold in 2008 to Nationstar, who I never even heard of and I'm sorry I ever did. It' s been nothing but a ongoing nightmare since Feb 2008. Their title company was to cut a check per my closing for the 1st half of my house taxes. Nationstar was to pay the 2nd half. But Fiserv(the title co.) sent the wrong amount and it got kicked back. They said nothing and did nothing. When Nationstar tried to pay the 2nd half it got kicked back because the first half was never paid. Now neither company said nothing and did nothing. In August 2008 I got a letter from the town my taxes were deliquent and a lein was being placed on my property in Sept.2008. I took an entire day off from work and spent it on the phone between Nationstar, the Town, the County and Fiserv. I found out Fiserv still had the check it had never been cashed. I was in contact with Jeffrey of Nationstar Escrow. I told him Fiserv had the check, gave him the contact there I had spoken too and the check number. He said it would be taken care of, no problem. A few weeks later I called the town, they said everything was paid and there was no lien. Everythings good right? WRONG! It seems Jeffery and Nationstar took out an advance of money from First American (who holds the escrow monies). They took basically an unauthorized loan on my mortgage for $7000.00 in Aug 2008. I found this out 8 months later in April 2009. How? I had just made the April payment online. My account appeared perfectly normal on the statements. There was no inkling of what they had done until I received a letter on April 6, 2009 that my next payment (in 3 weeks for May 2009) would be an additional $700.00 a month to payback the advance they took out 8 months earlier to cover the tax money they lost. I went NUTS. That was Saturday and all was closed. Again Monday I took off from work and called them. Needless to say, they told me they would file a dispute it could take 30 day...then 90 days... it has now passed 6 months and they still have not gotten back a single dime of my money. I have been working with a woman named Theresa Pointer in Escrow, but she has suddenly disappeared in the last month (they said she's been out sick). Now I have Tom in Escrow and Fiserv contacts with the Research Department of Randy Foyer and Kathy Kinkerk. Not only can they not get the money back from Fiserv (I even sent them an entire packet of papers certified registered mail w/signature required) with a copy of the page from my mortgage that shows what should have happened, but they themselves cannot find the money they should be holding for what should have been the second half of the taxes. But they said "Don't worry about that yet, we have to get the Fiserv money back first." The original tax bill and what they ended up paying, of course, were different amounts because of the interest and penalties that accrued after they paid it also. I have refused to pay them ANY of the extra amount since May, because I believe they are thieves and con-artists and I will not pay on money for an unauthorized loan they took out because they are incompetent. So now they keep saying my payments are behind, they put each payment into a holding account until it adds up to what they want it to be. I call them 3-4 times a week. They call me 2-3 times A DAY 7 DAYS A WEEK. They send me threatening letters about foreclosure, and remodification of my loan. I get phone calls from all these departments- Customer Service, Collections, Foreclosure, Research and Escrow. I am on the automatic dialer so they call me everyday including Saturday and Sunday when they are closed, besides the live operators. It starts at 8 am and goes till 9 pm. This for the last 5 months.. They threaten me constantly. I even had a supervisor hang up on me during one phone call because of my attitude toward her (this was on a third phone call of one day from them after about 4 months of this crap) She didn't like my tone or attitude and wouldn't be spoken to "in that manner" and when and if I calmed down and adjusted my attitude I could call back to speak to them..with that she hung up on me. So 6 months and still waiting for them to find my money...it's the worst nightmare scenario. I would never have imagined this happening to me. All my bills are paid on time..but my credit is now in the CRAPPER because of this..because, of course, they are report me as being deliquent to the credit bureaus. I cannot even refinance through another bank just to get away from them because of all the damage they have done to my credit. I can't sleep and have nightmares, I don't know what to do anymore. :(

We are SOOO with you guys on this! Our mortgage was with GMAC also and sold to this fraudulent piece of S$%& company Nationstar. We deal with the same thing month after month. They are also charging us our annual taxes, which are to be taken out once per year (at $1300) and this stupid company is taking it out twice a year and they upped our mortgage by $1200. last year and another $840. this year... claiming that it is for extra PMI that is necessary. Now how the heck can your PMI go up when our homes are depreciating in value because of the government.
And just try to refinance through another company... they don't even want to touch your mortgage after listening to what you are dealing with with this company.
I would LOVE for some of us to come forward and file a class action lawsuit against this company. At this point they owe us thousands of dollars.
I refuse to call them any longer, because every time I do... more harrassing letters come in the mail. So my husband does all the calling, and it's usually a few times per week. Only to be talked in circles some BS story on why they are still "working" on our situation. Every time he actually gets through to someone he keeps getting told that they should have a resolution in 30 days. That's pretty funny being that he has been calling them with complaints for over 6 months now and still nothing.
I would NEVER recommend this company, not even to my worst enemy! I am trying to have faith that something good is going to come out of all of this headache and frustration that we are dealing with every single day.

Thank you for your complaint, Karen, it is sad but a relief to know that I am not alone in this nightmare. I, too, was sold to Nationstar by GMAC. I just received, on July 27, 2009 a letter from their "foreclosure prevention" department (dated July 24th) that they have not yet received my payment which is not due until August 1, 2009. The ironic part is that I did not receive my monthly statement until July 25th. Plus, according to my statement, a late fee would not be imposed until August 18th. I also find it amazing that my statement is dated July 15th and it takes 1o days to receive, however, the late notice only takes 3 days to reach my mailbox.
I have never made a late payment to this company, even though during the first four months with them I never even received a paper statement (backlogged paperwork, they claimed). It wasn't until I threatened to hire an attorney that my paper statements began to arrive (but in a timeframe that would never allow the payment to reach them by the due date) I have repeatedly requested to receive my statements in a timely manner but this request has fallen on deaf ears.
In addition, earlier this year, they sent me notices that claimed I had to "increase" my insurance coverage to match the amount of my loan - thank God I have an honest insurance agent who told me that I most certainly did not have to do this and that my coverage was more than adequate. She also told me that their tactics are illegal. My greatest concern is how many people have been "scared" into purchasing additional insurance through these tactics.
Finally, I noticed that in Wakulla County, Florida - according to the foreclosure notices in the Wakulla Times newspaper - that at least 80% of the foreclosure notices involve Nationstar Mortgage. I obviously am not the only person contending with this nightmare of a company. I am going to complain to our state attorney general but I can't help but wonder, isn't there an attorney out there who has the ability and the moxy to go after these vampires? Clearly, there are enough victims for a respectable class-action case.

Last week received notice from Nationstar that my homeowners insurance had not been paid--WRONG! GMAC sold my loan to Nationstar and this mortgage company is the worst company I have ever seen. Now today I get a notice saying that I am delinquent for July through September. Hell, August & September are not even here yet and yes, my July payment was made on time and my check cleared my bank. Now they are threatening foreclosure! Something must be done about these people. Oh, and they have called me so many times wanting me to refinance to the point of being a nuisance. I would not refinance with Nationstar if the rate was 2%. Anybody have any ideas how to shut them down?

they have been driving me to where i filed bankrucpty and now they write to the court saying i am 4 or 5 months behind paying mortage payments then alway s have to lose a day of work to go to court its soo crazy they have been doing this to me for years and i can not deal with it any more i want to sue them and it seems like i can not get a attorney to take the case i want to file it but i need more then one person . nationstar which was centex, ameriquest they change the name all the time i am at wits end heading to court with them again in jan 2011 for the same thing, , , i am in nj sej

You may want to see if you can file a classaction lawsuit. Check with your state bar for attorneys that specialize in this type of litigation. It will be tough but we need to send a message to the financial institutions.

I never had a problem with my mortgage until Flagstar Bank sold my mortgage to this sham of a company. My original letter stated the mortgage was sold. I never received an account number until after the 1st of October - when my mortgage was due! Then they said they would transfer my automatic payments - which they did not. Now they are saying I am delinquent on Oct and Nov and I am getting forclosure letters! This is terrifying to me and so unfair that these incompetent jerks have ruined my credit and now are threatening to take my house.

What's really fun is that while they state you can pay your "back payments" online the Western Union option doesn't allow you to do so unless you use their "other" option. Not only has my mortgage been sold to a bunch of incompetents, they possess technology for payment that was obsolete in early 2001.

I'm in Arizona, BTW.

My mortgage was just transferred from Flagstar to Nationstar and from what I'm reading on here, I don't think I'm going to be happy with it! I already set up my online acct. with Nationstar, and there is no info there except my name loan number address etc. Only way to pay online is with Western Union, which would cost 6.95 for the cheapest. That's just not right, I'm a senior citizen, retired who relies on my SS and a few other funds, which are deposted at different times to my checking acct. so cannot set up an autopay. My taxes and insurance are also escrowed and I see on here that that is a problem with them too, I am now so scared of what can go wrong here! I now have an Oct. pymt due. But their website says there are no documents associated with my loan no. and if I were to mail it to them, wondering if they would know where to credit it to?

I received the same notices of deliquent or no payment received by Nationstar when I have never missed a payment. I too had a GMAC mortgage that was sold to Nationstar. I have spent more than an hour waiting for a customer service rep and no one has ever answered. Once I did get a person on the phone who said, "Don't worry, your account is fine" I could not however get an answer as to why I was receiving late notices.

I have considered reporting to a news investigative reporter. All former GMAC customers should demand GMAC resolve it because they sold the mortgages. Their customers should not suffer at the hands of such a bad mortgage company.

I'm willing to go with some kind of class action against this company because sadly I don't know if any individual can get anywhere. DGammans

Last year my loan was sold to Nationstar by GMAC. They have to be the most terrible mortgage company I have dealt with.
Just yesterday I received a delinquency notice dated July 24, 2009 and the first line of the letter was: “Our records indicate that your monthly mortgage installment which was due on August 1, 2009 in the amount of (amount withheld) has not been received.”
I have contacted them via email inquiring as to how I could be receiving missed payment notices for dates that have yet to occur. Are they assuming my intent to be delinquint or do they have some sort of crystal ball or time machine.

My loan was originally sold to Aurora Bank (another horrible company, and glad they are out of business). In July Nationstar took over my mortgage. I had a re-payment plan with Aurora Bank and had made all my payments are per specified in the agreement. In July I submitted my payment to Nationstar as per my agreement & the payment was returned. According to Nationstar my account was in default and they started foreclosure proceedings against me without any notification. When I contacted them they had "tacked on" an additional $3, 700.00 in fees that they wanted me to pay. I contacted a lawyer who read my original agreement with Aurora Bank and he informed Nationstar that I was not in default and that they started foreclosure proceedings illegally. It has now been 5 months & no one from the Nationstar legal department will respond to my attorney's letters. I have the money to bring my loan up to current however no one at Nationstar will speak with me or accept my payments. I think it is crazy that I am willing to pay them what is owed, but they won't get off their ### and accept the funds. They must have more money than they know what to do with.

Just submitted my application for HAMP on 10/25/11 with Bank of America. Submitted all the extensive paper work. Fed Ex back to Bank of America on 11/1/11. Low and behold Bank of America sold my loan to Nationstar, Dallas Texas, Interesting that Bank of American sold the loan 24 hours after I called for the application. Now it sounds like our nightmare starts with Nationstar.

My escrow payment changed in 7/11 and i was short on my payment. They called me to tell me this, so i sent the balance over the phone. The rep said I was all squared up and I adjusted the next auto payment to reflect the new amoount. (so far so good) Then i start getting late charges. I called them and they all give a "this isn't making any sense" statement to me. They adjusted the payments and I continued to get the automated, "call us, its important" call.
I call them back and it continues. Next rep gives the same, it doesnt make sense" speal and it "gets fixed".

Now they are saying I owe late fees from july and it was still on the books. Of he 5 calls made to them, none of them said I owe the money and now I do... this is really screwed up. The supervisor "Tommy" told me that the reps don't have to tell me that I owe money. You would think that they would want to get it if owed...

I've had nothing but problems also with Nationstar since my loan was sold to them from GMAC. You have to be very careful when they send you the interest paid amount at year end for tax reporting. My amount was wrong by over 1900.00 and that's a lot of unreported interest. I had to obtain an attorney for the amount to be corrected so I would be able to file my taxes. In addition when you make an online payment and still have to pay an additional $6.95 you will give them the confirmation number that its been paid and the horrible customer service people will still call you DAILY without checking your records. I got a call 4 days straight and after checking my account they will only say they are sorry...and I will still get a call the next day. How absolutely stupid is that! I no longer answer the phone when I see the number when I know that talking to them makes no difference and I know my monthly payment has been made.

These bottom feeders tried to place escrow on the contract and they finally stopped the horassment for that issue now its something else they pulled from the air. They reported to the credit bureau fraudulantly and now I'm ready to go to the mat with these crooks. Ayear ago they were "Centex " I'm curious why they had to change their name.Don't tell me Obama supports this pack of low lifes. Nationstar my goal in life is to make you change your name again.

OMG! I have had nothing but Hel_, from Nationstar Mtg. ever since my loan was sold to them also in Dec of 2008. Constant letters and phone calls. I am so stressed that I have called the State offices of Financial Affairs for the state of Fla. Today they explained that I need to put my complaint in writing and mail it to their division. Include all copies of letters and late notices and that they will investigate. The only problem w/that is if I am the only person fifling a complaint w/my state office then nothing will evolve. I urge all of you to do the same. Contact your state attorney generals office, ask to speak to the State of ____? Office of Financial Regulations. And make the move to file the complaint. I am having the same difficulty with this mortgage company. They bought it from GMAC late 2008 and I have had nothing but 'errors' with them. I received a letter dated July 22, stating my monthly payment had not been received. I also received a cancellation notice from my homeowners insurance company due to non-payment. Then I received the letter, dated July 24, 2009 that "as of Sept 1, 2009" my loan was past due and provided me a list of 'solutions' to bring my account current! Then I received a Loan Statement, notifying me that $66.78 was due and on the same sheet, it shows a credit of $572! I did speak with them this morning and the letters were sent 'in error'; however, little explanation was given on the amount due or how it came about. They were more than happy to fix it. To say the least, I am on the phone today trying to re-finance my mortage with some other company!

It was a computer error.

Just spoke with customer service and got a nice apology. I almost feel sorry for them. They sent out hundreds of thousands of late payment notices in July based on not yet receiving mortgage payments for September 2009 - because of a computer error. I'd be willing to bet that there's been a few programmers added to the Texas unemployment rolls this week...

More than likely it's some sort of colossal screw-up. They probably sent out a lot of these - that would explain all the phone lines being busy. My actual statement indicated my account is fine so I doubt this is affecting anyone's credit. I don't know about a lawsuit but is does speak to some horrible business practices.

The letter you mention (that I rec'd also) could also be an attempt by Nationstar to scare people into some sort of modification program at terms more favorable to Nationstar (and far less favorable to us). I currently have a low interest fixed rate loan sold to Nationstar by GMAC.

Though getting a letter from the 'Foreclosure Prevention' department is very unsettling I don't think a mortgage company can foreclose on a property when the account is current and has been paid on time. I'll resume trying to contact them about it tomorrow. Hopefully there will be a good explanation. But if not I'll scan the letter and have it online and sent to major media outlets in a jiffy.

Me too! Yesterday I received a notice that my bank account was debited for my July payment. Today I received a notice that it was overdue AND a letter dated July 24th stating that my Sept 1 payment and August 1 payment are overdue. That letter was from the FORECLOSURE department. This company is a mess and it is only going to negatively effect our credit. Can you say class action lawsuit!

Nationstar Mortgage is calling me at work and asking if I want to schedule my monthly payment in advance. It is only October and they want me to pay for November. The Customer Service rep then advised me that she was attempting to collect a debt and I stopped her and said no you are not you are trying to collect in advance. My husband and I owned a business and it went bankrupt and I have had to deal with people like this ever since. I am not complaining I am just stating that being referred to as subprime makes me feel like a second class citizen. I have paid all my bills on time before and after the company failure. I do not think a company should be allowed to pursue you for payments due in the future. I informed the young lady that I realized the housing mkt was in deep trouble but to not call me to try and get paid in advance.

to all these complaint pages where we languish in the hopes that you are paying attention.
Why did you let the mortgage companies (the criminals) run amuck with our money(which they think is their money) unmonotered? the money should have gone to 1 goverment agency(homeoweners could have applyed there) then involved the mortgage company and the goverment agency could have monitored the process. unfortunetley what we now have is a new way for the mortgage comps to friggle with the money again, they have by the millions in lengthly process, higher intrest rates, charging late fees while you are making the modifyed payments.then when you finally get the loan they add all the made up late fees and the the modified payments get the new lable of partial payments and this all added up to over 3000.00that they added to the end of my loan . making my 225000 loan into 228000 loan

A few weeks later I called the town, they said everything was paid and there was no lien. Everythings good right? WRONG! It seems Jeffery and Nationstar took out an advance of money from First American (who holds the escrow monies). They took basically an unauthorized loan on my mortgage for $7000.00 in Aug 2008. I found this out 8 months later in April 2009. How? I had just made the April payment online. My account appeared perfectly normal on the statements. There was no inkling of what they had done until I received a letter on April 6, 2009 that my next payment (in 3 weeks for May 2009) would be an additional $700.00 a month to payback the advance they took out 8 months earlier to cover the tax money they lost. I went NUTS. That was Saturday and all was closed. Again Monday I took off from work and called them. Needless to say, they told me they would file a dispute it could take 30 day...then 90 days... it has now passed 6 months and they still have not gotten back a single dime of my money. I have been working with a woman named Theresa Pointer in Escrow, but she has suddenly disappeared in the last month (they said she's been out sick). Now I have Tom in Escrow and Fiserv contacts with the Research Department of Randy Foyer and Kathy Kinkerk. Not only can they not get the money back from Fiserv (I even sent them an entire packet of papers certified registered mail w/signature required) with a copy of the page from my mortgage that shows what should have happened, but they themselves cannot find the money they should be holding for what should have been the second half of the taxes. But they said "Don't worry about that yet, we have to get the Fiserv money back first." The original tax bill and what they ended up paying, of course, were different amounts because of the interest and penalties that accrued after they paid it also. I have refused to pay them ANY of the extra amount since May, because I believe they are thieves and con-artists and I will not pay on money for an unauthorized loan they took out because they are incompetent. So now they keep saying my payments are behind, they put each payment into a holding account until it adds up to what they want it to be. I call them 3-4 times a week. They call me 2-3 times A DAY 7 DAYS A WEEK. They send me threatening letters about foreclosure, and remodification of my loan. I get phone calls from all these departments- Customer Service, Collections, Foreclosure, Research and Escrow. I am on the automatic dialer so they call me everyday including Saturday and Sunday when they are closed, besides the live operators. It starts at 8 am and goes till 9 pm. This for the last 5 months.. They threaten me constantly. I even had a supervisor hang up on me during one phone call because of my attitude toward her (this was on a third phone call of one day from them after about 4 months of this crap) She didn't like my tone or attitude and wouldn't be spoken to "in that manner" and when and if I calmed down and adjusted my attitude I could call back to speak to them..with that she hung up on me. So 6 months and still waiting for them to find my money...it's the worst nightmare scenario. I would never have imagined this happening to me. All my bills are paid on time..but my credit is now in the CRAPPER because of this..because, of course, they are report me as being deliquent to the credit bureaus. I cannot even refinance through another bank just to get away from them because of all the damage they have done to my credit. I can't sleep and have nightmares, I don't know what to do anymore. :(

Mr. Cooper home modification

I would also like to know if there is any class action lawsuits on nationstar... My husband and I also applied for a home modification and all they did for us was give us the same monthly mortgage, they said well look at the good side of this modification you don't have to pay the last 5 payments up front they just put it back to the principal... They said to get rid of my car payment and toy hauler ($900.00) total. I told them we purchased these things way before we bought the house its not like we in over our heads, modification is to help the people not the "lenders only" what they offered us was a $50.00 less payment. I explained to them, the economy is really bad right now for us my husbands income went down (40%) , my income by 15% (Ca state worker) (Sucks).
I explain to them I cant turn these items back to the companies because they will not get what is worth for our vehicles and send the rest of the bill to us or put a lien against our home so either way we are "screwed"!
All they can say is well get rid of stuff so you can afford your home, and your only other option is short sale and foreclosure! They are so rude and nasty they act like they are paying your bills for us! Anyways this is just a short brief story about our experience with those idiots at nationstar...
We have been dealing with them since feb, 2009 we did go to them in oct, 2008 when my husband let them know we would be needing help because that's when we really started to have financial issues... Please let me know if you have heard or read anything about these thieves...

Mr. Cooper crooked company

We have had several problems with Nationstar but this latest one takes the cake. Due to the economy we had no choice but to ask for a loan modification until we could get back on our feet and get things straightened out. And at first that seemed to be the ticket. The agent told us at first that with a loan modification an escrow account had to be attached. However, my husband explained that we had already paid our taxes for the year and we already were making our insurance payments and didn't want an escrow account. She came back and said well, that would be fine she could still do the modification without the escrow being attached. We had to come up with like $700.00 to do the modification to begin with and sign and have notirized a document and fax it back to her. The first payment on the new plan went just fine but by the second payment they were saying I was behind on my escrow account! I have spoke to the woman who did the loan modification who says she no longer works in that department, my husband and I have spoke with countless customer service representatives and representatives in the escrow department all of whom keep telling us that they will have to put a research out on it and get back with us in ten days. Although I told the girl today it would not even take me ten days to find my copy. I could mail her a copy of my documents today showing that we did not sign any escrow papers! Is there not anything you can do to these people. I am fixing to find out if an attorney can straigten this out. I am tired of the harrassing phone calls. But, I am here to warn all STAY AWAY FROM NATIONSTAR!

Our mortgage was sold to Nationstar by GMAC in 2008. We requested a loan modification and were approved; however, we could never get the approval in writing. We made the first modified payment and before the 2nd payment was due, we received a letter from Nationstar stating that apparently we were not interested in the modification plan. We called daily for nearly 2 weeks before the 2nd payment was due requesting that we receive something in writing. The customer service agent told us NOT TO CALL AGAIN. We decided to cease making the payments because Foreclosure Notices continued to be posted on our property. The foreclosure sale date was July 5, 2011. We moved from our home just prior to that. Moving forward in time, on October 14, 2011, we received the written modification package from Nationstar. It was dated October 10, 2011. The property was transfered out of our names and into the bank's name in July, 2011. I don't understand their problem. Do they really think that we or any of the other consumers that their malpractice has affected are this STUPID? I really wish there was an ear that would hear these complaints and do something about them!

My Mortgage was sold to Nationstar. I recieved one notice of how much my montly payments would be. I called and got set up for a loan modification and was accepted. Now a few months down the road I get a letter stating that my house was "sold in a foreclosure sale in January and that I have until March 15 to get out. " I have not recieved not one notice stating that my house was going to be sold. Now I don' t know what I am going to do. I have no where to go. I can't believe I lost my home in foreclosure without any notice.

We are having issues with NAtionstar also. We did get behind and that is our fault but in December we sent them $6900 and in January we sent an additional $2800 and that is what they showed as "to bring your account contractually current" it had the $2800. So we paid all of it. And now for February they are saying this " to bring your account contractually current: $2100". We have paid almost $10, 000 to get it straight and the original amount was only like $6, 000. I called them today and they can't even figure it out! She has to research it and call me back...that is scary. And they say our payment went from $863 to $1, 007. I think something needs to be done to these people. They should not be able to get away with this. And I don't care if it's an attorney general or senator or governor or even the President, someone needs to do something. And as far as I'm concerned, they should have to give the people their houses paid in full just for all the crap they have put everyone through! But of course, I am owed over $80, 000 in back child support and no one will do anything about that either, so I don't see anyone helping on this either!

I got sold in 2008 to Nationstar, who I never even heard of and I'm sorry I ever did. It' s been nothing but a ongoing nightmare since Feb 2008. Their title company was to cut a check per my closing for the 1st half of my house taxes. Nationstar was to pay the 2nd half. But Fiserv(the title co.) sent the wrong amount and it got kicked back. They said nothing and did nothing. When Nationstar tried to pay the 2nd half it got kicked back because the first half was never paid. Now neither company said nothing and did nothing. In August 2008 I got a letter from the town my taxes were deliquent and a lein was being placed on my property in Sept.2008. I took an entire day off from work and spent it on the phone between Nationstar, the Town, the County and Fiserv. I found out Fiserv still had the check it had never been cashed. I was in contact with Jeffrey of Nationstar Escrow. I told him Fiserv had the check, gave him the contact there I had spoken too and the check number. He said it would be taken care of, no problem. Without getting into the details of how Aurora Loan Services is using Predatory Lending tactics with numerous items that is a direct violation of the Truth in Lending Act *and* the Fair Credit Act. I have read through all 54 postings here and there is a common theme... class action lawsuit. Well I've spent the entire day trying to do as such. For this to take place the FTC told me to have everyone I've spoken with or read complaints from about Aurora Loan Services to contact them. fax the Federal Trade Commision [protected] if they receive enough complaints they will investigate companies like Aurora Loan Services and GMAC don't let them get away from ripping off us hard working American. Fax inforamtion daily, bombard the FTC with complaints to draw attention to what is happening with these companies, if we stand together we can make a change! stay strong folks, we are not victims of the system and deserve to own the American Dream of home ownership! I was also told by the FTC that if enough complaints are filed they will investigate, hopefully in my lifetime. I have huge issues with their Aurora loans imcomptent customer service! I have requested an audit of my account repeatedly and have yet to see that. I continue to fax my requests to [protected] everyone, fax mass letters and keep for records. Let's sue this company! and GMAC they are all hiding behind the Truth in Lending Act/Regulation Z the Bank of the Federal Reserve is to thank for that fiasco, they "reserve the right to freeze heloc/equity lines AFTER REAFFIRMATION no reinstatement options, an no access to available funds, i found that out when i requested checks for withdrawal. Where is the "good faith" on there part, how can they say the terms stay the same after reaffirmation and then freeze the account. make them produce original loan documents THEY are responsible for that, how can they forclose on a mortgage when they don't even own the loan documents! DO I HERE CLASS ACTION LAWSUIT ANYONE!

I read your comments and agree with you. Due to the economy I am like many homeowners facing foreclosure and sheriff's sale. I have tried 2 times to modify my loan but was refused both times. A sheriff's sale was scheduled for 8/20/10 at 10 am. One week prior I notified Aurora and their attorney that it had been discovered that according to Ohio law the mortgage signed by my wife was defective and that we plan to proceed with an affirmative defense to prevent my wife's interest in the property to stand. Miraculously the evening before the sheriff's sale the sale was stopped. Since 8/19/2010 we have not heard from Aurora and their intentions.

I am 61 years old and could qualify for a reverse mortgage in March 2011. I asked them to consider reducing the principal amount so that I could pay off part of the amount but again no response.

I urge everyone reading this blog to check their loan closing documents which may contain many violations which I found.

Once again my husband and I are consumers that have an Aurora Loan Servicing complaint.

We received our Loan Modification from ALS and this is our scenerio;
We have been dealing with them for over a year now.

Here's their agreement in documents that we have to sign and sent back notorized within 5 days;

starting Aug 1st, 2010 the amt payable under this new note is $196, 044 consisting of unpaid amts to them.

$41, 000 of the new principle balance shall be deferred principle balance and no payments or interest with be made to this amt.

The new principle balance will be $155, 044 with be according to the schedule listed below, with the new interest bearing payment scheduled for Sept 1.
The new maturity date with be Aug, 2050. Now we have a 40 year mortgage with the following loan modification schedule;

1-5 yrs @ 2%
6 yr @ 3%
7 yr @ 4%
8-40 yrs @4.25%

Deferred principle balance of 41, 000 is still owed under the note by the earliest of a) if sold or tranfer of property, b) the date of entire interest bearing principle balance is paid off or, c) the new maturity date of 40 yrs.

With our modification package is a document drafted and needing notory is a 'Notice of No Oral Agreements" and 'Error and Omissions/Compliance Agreement' and 'Attorney Selection Notice.'

Who are the attorney's starting this Classaction Lawsuit that is willing to help the consumers with this company? We want justice too!

Aurora Loan Services LLC may have deceived homeowners into “workout agreements” that gave them false hope of avoiding a default on their mortgages, according to a new lawsuit These “workout agreements” allegedly duped homeowners into paying tens of thousands of dollars for months on end while the company purported to work on their behalf to secure loan modifications.

I got the run-around also. We've been working on a Loan Modification since November. Was denied, then approved in April. While waiting on new paperwork, they kept asking for more of the same docs. They lost our submitted docs. We were told "Your home will not be sold" during review for Obama's HAMP program. They LIED; They sold it anyway (TO THEMSELVES). Then we received a letter stating that we were denied a modification because the property was already sold.

I've been dealing with trying to get a modification from Aurora for over a year. They originally agreed to a modification of $1200 per month under the Obama plan. We made every payment during the trial period on time. The three month trial turned into six months. When we finally heard from them, they decided we no longer qualified and wanted us to pay $2800 per month! My financial representative had me refile for modification and after several months I was offered $2600 a month, but there version of a modification was not changing my interest rate and leaving me with a higher payment than I had started with. Now I don't know what's going to happen. They don't seem to want to help work with homeowners to help keep them in their homes. I am so tired of dealing with this company. They are clearly unfair, my second mortgage was quickly settled with GMAC... they were great. chela_559@yahoo.com

MY MORTGAGE HAS JUST BEEN SOLD TO AURORA AND MY MORTGAGE IS ALMOST 2 MONTHS BEHIND BUT I WILL BE ABLE TO PAY THOSE TWO MONTHS AT THE END OF AUGUST (THIS MONTH) WITH LATE FEES AS WELL. THE HORROR STORIES I HAVE READ AND UNBELIEVABLE AND I NEED KNOW ANYONE...IS THERE SOMETHING I CAN DO TO NOT END UP LOSING MY HOME TO THESE PEOPLE SINCE I WILL HAVE THE FULL AMOUNT AT THE END OF THE MONTH...IF IN THE EVENT THEY TRY TO TAKE MY HOME BEFORE THE END OF THE MONTH...I WILL DEFINITELY COME BACK TO THIS COMMENT SECTION AND SIGN UP FOR THE CLASS ACTION SUIT! Aurora made payment plans we made payments they never did anything. Now they denied our loan modification just because they did not receive our papers which we faxed.

Today received sale date notice and they are not willing to help me.

Please help us save this home we do not want to lose our home.

Mr. Cooper late statements & insurance scam

Our mortgage was sold to nationstar by GMAC last fall. Their statements have been late since day one. We are receiving them about 3 to 4 days before due. When I called I was told to go online & could get a statement there to mail earlier if I wished. The problem is those aren't posted till about a week before due date either. I am very meticulous about bills, write them out at the 1st of the month. This causes me a lot of headache trying to keep track of it but even worse they tried the insurance scam of claiming we didn't have flood so they purchased for us. Our policy was prepaid & renewed until Sept. 09. When I called they claimed they had received a letter canceling the policy, couldn't tell me from whom though. Keeping an eye on this company, so far they are mostly a pain in the butt but I know I have to watch it with them.

My wife is losing her home because of fraudulent practices by Nationstar mortgage. They are crooked they lie and they have a dirty judge pushing the paperwork through the courts, without proof of anything getting sent by certified mail. They paid for insurance and her taxes and triggered escrow illegally. She had Insurance on the house, she also pai her property taxes. This company is run by thieves. If you have a mortgage with them I would suggest refinancing with another company, before they steal your house. And of course we can't afford a lawyer to fight them. We're caught in a vicious cycle with them. CROOKS!

I was also a customer of GMAC until the beginning of this year. I had chosen GMAC because they were helpful in getting our Construstion-Perm loan in place and throughout the building process. Now, somehow I have become one of the unfortunate souls whose mortgage was sold to Nationstar.

At the end of 2008, I rec'd a Escrow Analysis statement from GMAC that reflected a $55 decrease on my monthly payment. After Nationstar took over, about 2 months into our new business relationship, I paid the "new" payment amount, but started getting calls from Nationstar. They tell me that my March payment was short (mind you, we are now into April) so it hasn't been posted as being paid. My money was sitting in limbo for a month while I tried to get any information on how my payment increased $125/month above the "new" amount that GMAC reported to me just last December. Nationstar told me that GMAC didn't evaluate my escrow properly. But I know for a fact that my taxes and insurance went down for this year, as I receive a copy of the statements as well.

After calling them and talking to customer "service" and escrow dept, I requested that they send me their evaluation of the escrow. I have requested this info 5 TIMES! I have tried to be a thorn in their sides for months, but still they have not faxed or mailed the breakdown to me, even now. However, when I called today to discuss a different matter, the CS rep told me that my payments were lower than the original amount reported to me by GMAC in December. But now, I have accrued late charges from the fact that I refused to pay the full payments NS said I owed monthly (I was only paying the same amount that I had been paying GMAC). Isn't that some funny business?

I have spoken to a real estate attorney, but he said that the company basically has rights to do whatever they want with your mortgage, with the exception of adjusting your principal or interest rate. But I guess that they can increase your payments, even to exorbitant amounts, via your escrow. Or, like my case, raise it when they feel like it; and when you become a thorn, drop it back down. This is shady business practices. I didn't sign up for this crap!

Mr. Cooper terrible sub-prime nightmare

I've had two mortgages with GMAC for years. I have never had a single problem with GMAC. GMAC sold a ton of mortgages to Nationstar Mortgage, one of my mortgages being one of them sold. I cannot express how afraid and discouraged I am with Nationstar.

I've already spent two months worrying about my mortgage because Nationstar could not tell me for sure wether or not my payments were posted to my account. "Call back in a month" is not an acceptable answer when I asked if payment was posted to my account.

Questions about escrow - forget it. Don't even go there, as I had to explain what an escrow even is to the customer rep.

First, there is no easy way to pay them. They offer some Western Union web pay options and pay by phone options, but the cheapest is $6.95! I get fearful, because if a company can't even setup an honest way to pay them, what else can you expect?

It's a frightful feeling, especially in these times, that my homestead is in the hands of these clowns.

Also a former GMAC/Homecomings mortgage holder. You have to know how ridiculous this company is. I received a letter that I construed as scolding and borderline harassment. It was dated 7/24/09 and stated they had not yet received our payment due on 8/1/09. I thought, these people have to be kidding, what kind of stupidity is this? That letter, by the way, was both written and received prior to the due date. And, my statment came the same day, so how did they expect I would have already paid that? Especially, as noted by the previous poster, they have no free way to pay online and since I am unwilling to pay extra for the benefit of having them take my money, they can wait for my check. I cannot believe that they would waste postage sending me a letter that they have not received my payment before it is even due. I pay my bills and do not welcome this kind of stupid harassment. Avoid this company if you can, I would like to refi away from it as soon as we can.

Nation Star took over my mortgage account from GMAC a few monthes ago and raised my payment $80 a month. Im trying to understand it all before a file a small claims suit against them. Its mind boggling! And they are a lying nightmare with the loan modifications but that is a whole other story.

so I researched respa law.
looked at what GMAC escrow handling
and nation star just says they have the right to cusion it more than gmac it. They try to say GMAC never cusioned it but I recieved a refund with them so there was more cusion than was needed...

Im frustrated and cant afford the extra payments.

Mr. Cooper predatory lending practices

Nationstar mortgage's decpetive lending practices, loan modifications, and customer service sacams can be seen all over the internet, I am just one of many who personally sufferered, and am losing my home due to thie "loan modification" scam, adding unneccsary insurance, late fees, other fees that just appear, and no one can tell you what they are for. I could write a book about all they have done, including, when they were trying to call me, called my friend (who I guess I listed on my mortgage application) to try to get a hold of me, but then told my friend I needed to call her (the customer service agent) back because she wanted to offer me a job, acting like she was calling for a job reference. Also, after doing a loan modification, a month later getting a re-newed bill amount 2 times higher than what we had agreed on for the "modified amount", beacuse they decided to escrow our taxes, which we had been paying through the county. And, telling me, after calling the :hope now" program, and they referred me back to Nationstar, nationstar told me they "were not participating in this program". Like I said, I can go on and on, but I beleive that most of what they've done is either illegal, or unethical, probably both. Feel free to contact me [protected]@aol.com

Nationstar will promise you a modification, then take it back and add all kind of fees. When you can't pay the fees, then they send you foreclosure papers. They even went so far as to post it for sale in the paper. My realtor saw it in the paper and called me, that's how I knew vand was able to get it back. Now three to four years later, the same thing. They didn't get it the first time so now they are trying to get it again. I put a lot of work into it my house. I have equity in my house and it is not upside down.

In the same boat as everyone else. Suntrust sold to Nationstar, we were approved for a loan mod through suntrust and Nationstar refuses to help. It's been 3 1/2 years and we are still in our home and have been in "foreclosure" for almost a year and 1/2. They haven't recorded our payments since June of 2010, and we are currently $27, 000 behind in their misc fees/etc. They have not applied any of our money to our loan and we are locked out of our online account. Get a lawyer and FIGHT!

I aslo was taken in with this modifcation crap. My mortgage was with Sun trust which was sold to Nation Star. I started this modifaction 3 1/2 years ago with Sun Trust when my fiance was laid off and noticed how i was falling behind. Needless to say 3 years of trying to be modified pay this pay that in which nothing was applied to the loan.Then It was sold to Nation Star so all over again it starts fill this out file this so on and so on till they stop taking the payments only to find out I owe 28 months of payments according to statements but when I Call I owe 15 months.Now I am finally on a trial peroid in which my payment is $73.00 less then the original mortgage which I can afford - NOT - according to them I have to pay double payments cause of the lengh of time.Cool huh every 2 weeks i get a notice from them now I'm schuled for an Estate Sale and you know what my trial payment didn't even begin.

Well I have to agree with everyone here. They are a company that doesn't pay contractors who do work on homes they are involved with. I've been trying to collect well over $2000 for work that was completed over three months ago.
Next step is filing a complaint with the BBB, state attorney general and state real estate commission against this company and the realtor who ordered the work!
Just a quick warning. If you want to get ripped off then do work and deal with this company. If not, RUN very fast the other direction as quickly as possible!

We too are having a problem with Nationstar mortgage.Our payment has tripled since our modification loan. Our original payment was $231.00@ month and now it is $685.00 @ month. We are trying to get it paid off soon. My husband said something should be done about Nationstar. We are thinking about hiring an attorney to check into our paperwork and payment history. We ask for a payment history back in 1999, I asked for a payoff schedule of august 2011. They sent it to us. They claimed that our escrow increased. They also forced our insurance and taxes on our mortgage payment, even though we were paying our own insurance and property taxes. Something IS rotten in Texas.

Nationstar is contacting my Kids about my loan. they write me letters, yet told my Kids I am deceased. i don't understand why they write letters to my Children and my Deceased husbands Sister. I contacted them. Told them of my situation due to the loss of My Husband's income. I am not DEAD!

Nationstar does what ever they can to get you in their web then they throw you to the wolfs! They lie lie lie about everything! They are rude and stupid people! No one there knows what is going on with anything! Upper management is worse and the big boss won't even asknowledge any letters or emails that you send he's a real [censor]! And if you get a modification with them, when you sign it you sign away all your rights to sue them! The woman we had lied about the income on the application, she doubled it and added some! We didn't find it out untill 6 months later then Nationstar was like uhhhh uhhhh uhhhh we are going to have to send your file to upper management and they did nothing! They stole my house, my mom lived in it for 58 yrs and she is 90! They didn't care, they would not work with us nothing! And we got the last laugh on Nationstar, they started our house for sale at $570, 000 and it just sold a year later for only $341, 000 They ate it!
Anyone and everyone with a problem with Nationstar needs to write to their attorney general!

If ANYBODY on here actually knew what they were talking about when it comes to mortgages then you might actually have a chance when its comes to trying to file a class action lawsuit. Ive been in the mortgage industry for years even before this horrible downfall were all going thru. What nobody realizes that inorder to get a Modification on your loan you have to be in a certain delquency status, in return you will also receive those credit hits because you are behind. There is no guarentee that you will get a modification because if they could give that promise then everybody that has a home would fall behind and try and swindle the Mortgage companies. Most people think that because they are financially strugling that they deserve some sort of help. Well this is the real word and you need to all grow up and act like the adults we are. In the old days if you fell 3 months behind they would kick you out of your home no if, ands, or buts. Now what i recommend you do if your looking for help contact Nationstar find a rep that you like and is willing to help you like i have and they will be straight forward and honest with you if you can reciprocate the same.

Mr. Cooper Terrible everything

Our mortgage was sold to Aurora Home Loans several years ago. Until our financial situation changed drastically we never had any issues or reasons to contact Aurora. However, since we have experienced loss of income, medical issues, college tuition assistance for youngest son and husband's company's biggest client filing bankruptcy, we decided to contact Aurora for help with refinancing or a loan modification program. For the most part the employees I have dealt with have been civil but they do have a person named Mike who is insufferable, insulting and confrontational. I have told him I will NOT have a conversation with him again. One thing we have experienced with Aurora that I do think is a big ripoff is this so called investors fee. In November of 2008 I called our mortgage payment in and the girl who was supposed to handle it...didn't. They call us in December claiming we were 30 days past due. Until that time I didn't know what had happened. This Mike person proceeds to scream and yell and deny the girl did anything wrong. I told him play the recording back. I knew differently. They finally fixed it and Aurora sent us a letter saying they would correct the credit information they had previously sent to the credit bureaus. One of their many 'scams' is supposedly the investor, according to them, believes our account to be in jeopardy so he makes a cursory inspection of our house and charges us. Are you kidding me? Our account as of this date is not past due and Aurora is not on the list of approved mortgage companies for Hope. The fact that we all have mortgages with a company who is not Fannie Mae or Freddie Mac backed instead by investors, who by the way had their hand out with the government, makes it problematical because they do not have to do as President Obama has dictated. We are trying to get out of a mortgage with Aurora so we contacted LendingTree.com. They are nice and helpful but all we got from them was a referral to US Mortgage. The guy who called from there is only interested in convincing us to use this law firm to represent us with Aurora on a loan modification. Most of these predators are after the buck...that is it. Aurora did tell us not to bother with them because they could not do anything we couldn't do. I believe that and we don't have the money to do it anyway. We were told the process of loan modification takes up to 60 days on a first come, first serve basis. It is pretty sad when you have to be behind on your mortgage to get a break. We aren't yet but we could be if something catastrophic happens. I will join any and everyone in taking this company to task.

I have completed all the payments on 2 work-out programs only to find out I was denied.

The first work out program I was $4137.69 behind and keep in mind my payments are $1330. so I started the workout program paid a lump sum of $2758.46 and 5 additional payments of $1900 on time and sent priority mail with tracking. Aurora sent a letter requesting more information for review of my file, “NOTE” the date on the letter was 20 days before I got it and stated in the letter I had 15 days to respond to them with the information requested. Be aware this happened with all of there time sensitive letters. I called the day I got the letter and my file had been denied and closed and could not be reopened because it was incomplete. Nothing I could do to get the modification However I could start a NEW 6 mo temporary 6 mo work out program at $1400 and they would review my file after I made all the payments. This time I Wired all the payments ONTIME from my bank submitted all the requested information more that once to avoid the same problem as the first time. After the 5th payment they the same thing happened DENIED! Incomplete file closed. And they also sent me a letter that I was DENIED because I can’t afford the payments. Yes folks two different letter DENIED for 2 different reasons.

I call them again again again, I did not state how many time I called them in this complaint because it would be way to long for you to read. Just trust me I talked to them a lot never getting the same answer twice and they yell at me and say things like “if you would have made your payments you would not be talking to us” Yelling! Not very pleasant
Now this has taken a year and now if I was to pay a sum to get current it would be over $10, 000. go back and do the math or better yet tell me how to do their math. Point being here is the “Aurora making homes Impossible” is criminal.

Now the only thing I can do is another Temporary work out program and they will review it after 6 payments. Remember I was denied because I could not afford the payment $1400 based on my income. So I told them my girlfriend had move in and our house hold income had doubled. I asked if we could use her income. They said we could ONLY IF SHE WOULD BECOME PERSONALY LIABLE ON THE LOAN. WTF so I went thru the phone interview AGAIN with the new income numbers. Remember 2X or double my income and they say I cant afford $1400. guess what the new payment would be? $3300! for 6 months then they would review my file for a modification because it’s a temporary payment. Holly crap I cant afford $1400 now its $3300 and I need a new cell phone because I broke it. By the way I just got served my foreclosure notice last night. Looks like I loose.
