I applied for this place back in march of this year and was approved but have had nothing but problems when I got the place I explained that I was moving out of state and I was having surgery. I was told by rema to send only the deposit until I give them a date Mrs Deborah Wilson called me and harassed me before surgery to send 3720.00 which I couldn’t send so I had to have my sister send this money while I’m in pain in the hospital call after call after call my money has been been accounted for on my lease it has it starting 3/28/23 in the portal it has my deposit as 2038.00 and I was told that was too much for the last 2 mo the I’m trying to find out where has my money went to and I was told today because we didn’t move I here Until April 18 that I’m owed 1651.00 I want my money we have a portal ledger that has my payments starting in may they should have put towards my rent but theses people have pissed me and my fiancé off and we are tired of it and charging me for transfer of electric when I was trying to get it setup while I was in the hospital recovering but couldn’t get the information when I finally get here they tell me this was supposed to be done ahead of time smh and charging me a fee when it was there fault I’m seeking a lawyer for this we are not purchasing anything from this property period please don’t come here they don’t know what they are doing in the office it took them 2 months to fix items that should have been fixed before the move in.

Refund
I applied for lot #162 on 06/24/23. I called today to check on the status of my application and was told by the woman in the office my application was denied because when I applied that the lot had already been taking. Meaning it wasnt available to apply for to begin with. Note: NOWHERE on the website does it state to call to check if that lot was available. It says available. As a matter of fact it STILL says it is available. (See photos). I asked for their corporate number and was transferred to the manager, Patrick. Who refused to give me the number. Upon bringing this up you would think the right thing to do would be refunded me & my family's money back. Nope! After going back and forth over the matter for about 5 minutes he then states "you wouldn't have gotten it anyways. Your application was denied." Today's date is 06/27/2023 and lot #162 is STILL showing available. Meaning they are still taking applications for a already taken lot. Please note the photos of the availability of the lot I screen shot are from today's date. Still showing available. I also attached screen shots of my application and my confirmation of payment email from the 24th. The lot wasn't available on the 24th so I want my application money refunded. Please help.

Keeping the community clean (grand blanc crossing)
My complaint would be that, if your going to have a dog, you have to be mindful and clean up after your dog. I go on a daily walk and I have to watch where I step because there is dog poo on the sidewalk and in the grass. Also I have a friend that got chanced by a pit-bull on one occasion and another kind of dog on a different day. I love my walks but people in the community have to be cleaner and not leave their yard looking dirty and nasty. For instance: leaving kids toys and bikes etc. on their lawn, garbage cans, and actual garbage on their lawn. Once last thing, not mowing your lawn. That's terrible. Yes Community is giving us an opportunity to have a clean and decent place to live here in Grand Blanc. I love it here Where I live. I just hope it doesn't get like those other nasty/dirty mobile home parks that I've seen before. I really hope to see a cleaner nicer Grand Blanc Crossing. Thank you Yes Community.

Security deposit return
Former address 154 Mockingbird Ave, Ft. Pierce Fl. 34982, purchased a home and moved out 3/24/23. Returned keys to office 3/24/23, lease up 3/31/23. Received letter stating I would be refunded $1300.00. Still have not received the check. 1st I was told a check was cut 4/13/23, did not receive. Called again to inquire and was told to wait 45 days. Called 5/26/23 and was told office mgr. out for surgery and Amanda would reach out to another person to help her with resolving the issue. No check, they have my forwarding address on file so that's not the problem. Called today 6/5/23 and was told I would receive a phone call from Amanda with an update for check status. NO call, it has been over 60 days, no resolution. I would never live in a Yes community again.

Security Guard harassment. Complaint sent 5-7-2023 @ 9:40 P.M.
I believe this may have been retaliation for my complaining on the towing of my vehicle on 5-3-2023. On Friday 5-5-2023 early morning, the elderly guard on duty was peaking with his hands cupped on my driver's side window. I rolled down my window to see him with a camera taking my picture. I asked him, could I help you, he started hollering for me to get out of my vehicle. I told him no that I live in this park. He said he did not care, that I was not to sleep in my car. I was reading my E-Mails. He then said he was going to call the sheriff and have me arrested for trespassing. I told him to go ahead. Now I'm an old combat seriously wounded veteran. I suffer with extreme PTSD and many other problems; I do not need this. Be it retaliation, which I believe it to be, from the management of River Bay Mobil Home Park in my life.
Desired outcome: I want a response and an apology, from the security guard company and River Bay Mobil Home Park management, plus the assist in selling this mobile home I live in so as I can get out of this HELL hole of a place.
James Downey (Mike), May 3, 2023, between 12 midnight and 6 A.M. Parked my truck in the parking lot beside a huge boxed in truck, there were no parking spots between the white lines, due to all the construction trailers car trailers and other vehicles that where not to be parked in the lot, I had a V.A. at 9:30 with my heart surgent to have an ablation done on my heart to correct A-Fib. I went at 6 A.M. to go to the V.A., just to find my truck had been towed. Called the office at 9 A.M. when they opened, to be told that even Thow I was in the parking lot I was still wrongfully parked, and it would cost me $176.78. I talked to the office, and they said yes there is a problem with overflow parking, and they were going to resolved it. however, I would have to pay the impound fees. Within a couple of hours that same morning I was told that the Manager told the towing company not to take any more vehicles out of the parking lot. I asked for the return of my money and was told to forget it. It took me almost a year to set this up with my heart surgent to now having to start all over. I have pictures of vehicles that are not to be parked in the parking lot.

Ah yes the problem is is that we we were being harassed by our next door neighbor who spies on everything and takes pictures and complains all the time everybody knows including the office and the maintenance people well anyway she came to us and said we needed to lay concrete well when we bought the place they told us we had extra parking because alongside our driveway which looks nice it's gravel and bordered nicely well because the lady across the street was laughing about everything and we caught her going around her house her daughter taking pictures and call her going through our garbage can on our ring cameras so my wife called corporate and then I guess you guys called Shana Thomas the manager here in plant City at the yes community at Parkwood estates well we got a I got a phone call while I was out shopping from Shana and she said she didn't like it that my wife called corporate and I said okay I won't have it again I'll have my wife when I get home call and apologize so when I got home we went out on the porch and we have a ring security system which is activated by voice movement it has infrared and everything we have two cameras at a doorbell which has three in it well we had it on speaker phone and when my wife called to apologize to her she got threatened said well if you guys want to go to corporate I'll just start finding you guys well now I have two different things I had a thing left on my door about clutter behind my shed and there's no clutter because we received a thing before if you could remove remove your grills behind the house if possible so I have a smoke or out there a picnic table and a few pieces of wood okay so I left Shane a few emails about that and left a few messages to ask her to call me well now she emails my wife and said she was out on sick leave it seems like she's always out of the office but anyway she said oh no as long as it looks nice back there it's not that but you have a piece of plywood leaning up against your shed so now it's changed there's two different stories it's not leaning there it's painted agreeable gray and even if it wasn't there you couldn't see anything behind my house but it was put there and I have border to go around to put a running rose bush so now I have two different stories of why she wants to find us but this goes in fruition when she threatened my wife which was all caught on the ring camera and I've done been to code enforcement court and it is a security system and it is allowed and she threatened my wife and said if we didn't do what she wanted that she would just start finding us finding us well now I guess he's doing it but we have two different stories of what she wants to find us about so anyway I I would appreciate it if you guys would give us a call back we even have a signed copy of the rules and regulation when we moved in here and it doesn't say anything about laying concrete it just says do not park on grass and I would appreciate if you guys would call me because the last time that my wife called I guess Shane got a call and that's when we got threatened my name is David Cannon I live at 217 Fiji Palm Lane plant City Florida my phone number is [protected]

Yes mobile home community
Purchased a used Mobile Home from a Yes Community Park in Indianapolis Indiana from a RealEstate firm and had trouble with mover getting it moved by March 31,2023 so I had to change movers and he lied about getting it moved. The Real Estate lady and myself were on the phone with the Park Office on March 23,2023 and we told them I was looking at getting it moved, and asked if it wasn’t moved by the 31st would I pay another month lot rent and the lady said we Will prorate it, Well the mover didn’t move it and it is now April 24,2023 and I find out today , Oh we went to Court on the 17th and you owe us $1,009.40 before You can move it ! Because we got an eviction against you! That’s wrong from HELL!
Desired outcome: Remove eviction and give me a chance to get it moved and pay lot rent
All this was done because the original seller did not follow protocol and inform park he was selling .
Now on April 25,2023 I talked to Valleybrook Park Manager and she said I had to give a weeks notice before I could move home and I said I gave you a notice on March 23,2023 and she said, but you didn’t move it , No because I come to find out the mover blowed up his truck and she said, “I’m not going to argue with you “

I moved out of Leonard Gardens in Grand Rapids, MI in March. Yes Communities has been charging someone in the park's lot rent to my bank account since I have left. Once in March ($668) and once in April ($666). I know that it was not an error to do with my moving out because the entire time I was there that was never my lot rent amount. I am unable to reach anyone, the office is dark and no one is answering their phone. In the meantime my account is extremely overdrawn and I am unable to pay the rent in my new home until this is resolved and I am refunded!
At one time I had been e-mailed another residents lease agreement to fill out and complete with all of their personal information.
Desired outcome: Full refund and an explanation as to why my bank account is being used to pay someone's else's rent.
Snow removal of streets in president park grand forks nd
I have complained to the park management about the poor manner in which the snow has been removed from the streets in the President Park Grand Forks ND.
When you compare the removal of the snow at the Columbia Heights in Grand Forks ND. Which have the same maintenance personnel and equipment. See attached pictures. Even the 4-wheel drive trucks and SUV have driven through these ruts a very slow speed. The ruts are so depth that they could damage the underpinnings of cars. We have had to deal with this issue for a number of years. I am retired and can't afford to pay for damage to my car. I am not so sure that it is the maintenance people fault or the managers that direct them. All I am asking for is that the street get clean in the President Park as good as they are in Columbia Heights. Meeting out cars or truck on these streets is very dangerous. We are about to get a large snowstorm and I request last week to has the streets clean up. Check with the park manager as I requested this via e-mail and in person.
Desired outcome: Please clean the street in the President Park as good as the street in Columbia Heights. This is for the safety of the people in President Parks. Many of us are older and time to time the ambulance needs to come into the park to help us.
Horrible management
Since we have moved into this community it has been one problem after another. We moved in on 10/1/22. The skirting for our trailer was done done until December. After several requests to Amy Jackson, the community manager. She is not at work most of the time so catching her to talk to her about a problem is near impossible. There is a woman named Gina that works in the office but all she does is tell you to call Amy who is never at work. So after my water/sewer bill quadrupled in price and no-one at the office could tell me why. I was then sent to Tammie Braxton, the regional manager, for help. She talks a really good game. I even received an email from her with a "personal promise" to address these problems. That was a month ago, nothing has been fixed. This is by far, the worst management I've ever dealt with in my life. They treat people as if they owe them something for renting there. Gina actually said to me "I was really nice to you when you moved in". As if it's a favor and not a job. To date, my yard has been flooded with standing water approximately half of the time. There was 2"-3" inches of standing water at both doors. I asked Amy Jackson, the community manager for pavers to walk across so we wouldn't have to walk through water that was high enough the cover our shoes; she said sorry for the inconvenience. The people in this community are good people, they are just being constantly harassed by the management.
Desired outcome: For people to just do their jobs. For the maintenance to actually fix something the right time the first time.
I have had wild animals under my trailer since I moved in this past September. There is actually a feral cat that lives under my trailer that has chased us on the porch of our home. The maintenance man came and closed the trailer except for a side of the steps. Just big enough to create a "Taj Ma Hal" under my home for the all the wild animals there. We have received threats of eviction from Amy Jackson, the community manager, for a computer glitch due to her not posting the rent on time. Instead of taking care of this through her accounting department for the credit, she tried to bully me into paying a $35 charge. To the point of leaving a letter of intent to evict on my door. After I called her boss, the charge mysteriously disappear and I was told to disregard the letter. There are constant billing issues that no-one in the office can answer. They do not know what the charges on the invoices are. And cannot answer any questions about them. The management team acts as if this is a slum and they are the slum lords. It's that bad.
Rent increase
They increased monthly site rent $50 for 2023 WHAT DO THEY PROVIDE?
1. They don't salt icy roads
2. Maintenance doesn't pick up dead critters unless you call
3. They don't maintain their own property sites as they require tenants to do
4. They do not maintain the pond - overgrown, smells,
5. They don't spray for mosquitoes because of the pond.
6. They don't fix potholes throughout the park.
7. They do not follow their own rules for tenants with lots full of whatever.,
Desired outcome: Handle the issues listed in a timely manner.
Monthly billing process relating to lease agreement
I have been requesting a new lease since October 2022. In January you charged me an addition al $50.00 because I did not have a new signed lease on file. As a result of filing a complain the the complaints board you sent me a lease application whic I promptly completed aand se t to you. You responded bysending me an email stating it was completed. However this months statement again charged me the extra $50.00. I have been a resident for over 20 years. I have always paid on time and have never had these problems before

Maintenance and my dog
I have rented from here until they told me I had to buy the trailer. I have my original lease showing that my dog which is a Huskey was not on the list of dogs not allowed and is my support animal. The Maintenace man just wanted to argue with me and told me I would have to be evicted if I didn't get rid of my dog. He was rude and wouldn't give me information on what I would need to do and just walked away.
Desired outcome: My dog is not aggressive breed and I would like to keep her. She is 12 yrs old and has no where else to go.. She is my support animal... I need to keep her
None of the community guidelines are enforced. Residents are running the park.
Me and MANY residents have complained to the office (If you can catch somebody in the office at all) on many issues going on here for the last several years. Phase 1 is rundown and downright nasty. Phase 2 is going to look like phase 1 within a year. Complaints never seen to get resolved. When we call the office to complain about noise, traffic or whatever, they say call the police but when you call the police, they say its private property and to contact the office. Just a few obious issues... Abandoned cars parked in streets. Houses with 4+ familys living there. (I know of one house with 20 people living there.) Loud modified muscle cars and trucks waking everybody up all hours of the day and night and speeding in the streets. Some houses having 7+ cars (one house has 15) parked nightly. There is a water park that isnt working. Large dogs running all over the place not to mention the poop. Aparently no vetting is going on when they let people move in as there are several sex registered people living here. (You can look it up). This is just a small list. I lived here before YES took over and is was a beautiful place. Since they took over, its been falling apart. I dont mind rent going up but we want something in return, like a nice and safe place to live. I challenge anybody at corporate with authority to grab a copy of your own guidelines and walk your own property.
Desired outcome: I just want a nice neighrhood to live, like it used to be. Fix the issues because the park is falling apart.
Difference between the amount on the January statement and the amount paid
I have called the office and they never return the call. I do not know how much more suscint I can bef. I resceived my January 1st statement stating owed 676.? and when I went into the rsident renyal portal, I was charged $50.00 more than what was noted on the monthly statment for January. As these documents were produced by either your office or the Misty Winds officeI do not understand the need for me to reproduce these documts

Parking in front of my home
12-30-2022 This evening and many other times. My name James Downey I live in River Bay mobile Home Park Lot 295. My two Sons come by to stop in for a while, they call me and say there is nowhere to park in front of my home. I go out and the neighbor at 320 next door to me has once again parked in front of my home and 3 vehicles are parked out front one across the front of my home leaving no place for my sons to park. He has a driveway for 2 vehicles and for 2 vehicles in front of his home. once again, no cars parked in his driveway. A message went out a few months telling people not to park in front of a person's home. This guy fells he can do whatever he wishes. I have called the office and made them aware of what is going on, but I do not receive a return call from them at all. As I understand it this guy at 320 is a very good friend of the park manager. On top of this they took my trash can that was out on the edge of the road in front of my home where now the car is parked. I need someone that has some bite in them to put a stop to this, so far no one seems to have that ability.
Desired outcome: 1. I would appreciate a response. 2. Someone that can put aside their friendship and do the job of having the rules obeyed.
Security Deposit Refund
I was told on 11/15/22 that my security deposit refund would take 30 days, it is now 12/29/22. She said it would come from corporate. It has been 45 days I still have received it. I want my refund now and I need to pay bills. I have contacted the company multiple times and no one has responded. I need my money now. It should be overnighted to me.

We moved into yes communities 5 years ago and purchased our manufactured home. The Office Manager her at the community Assaulted our 14 year old son. We filed charges and I keep trying to reach out to Corperate through emails, calls to resident relations with no response back. All I was asking is for a resolution to this issue (she should not still be working here) and a resolution to know Yes Communities would protect us from possible retaliation so we were secure to know our home we are remodeling was safe.
My son was taking trash from us remodeling our bathroom to the community dumpsters and we had never been told by any previous manager not since we have issues getting bulk trash pickup. The maintainance guys stopped him and said the office manager was going to fine/charge us $100. They told him to go to the office and take it up with her. Once he was there he put me on speaker phone. We got into a verbal altercation on his speaker phone. She told me to find a truck and haul our stuff off the property and pay to take it to a dump. Are you serious. We pay good .money here and should be able to use what's on property. As soon as I said then send out a notice or put a sign up for your residents to see. The office manager grabbed my son's phone to hang up on me, yelled at him to get out of the office and as he was walking out she shoved him. He tripped over the rug/carpet into the door. I did call the sheriff's on her. He was not injured.
I would just like to know Yes Communities resolution and have their support against future possibility of retaliation. I don't understand why they can't speak to you and support their residents when something like this happens.
In my lease it does not say we aren't allowed to use the big dumpsters. It does say to contact them for bulk in which manager doesn't reply.
Desired outcome: To know a resolution, she shouldn't still be working here and to know we as Valued Residents they say in fliers are protected against things like this.
