Worst custumer service
I cannot believe we have to wait so long to get an answer by them, i already payed everything i was behind, and now we were late again, so they don't let me make a payment, only with loss mitigation department witch never answer the phone, they think we have them time to wait all that long...
Also, it's been a week we submited our new insurance, and there's no news about that, they haven't sent the payment to them yet...
Then you email them and nothing

I have never in 20 plus years of home ownership not been able too talk to my mortgage servicer! What kind of company will not answer the phone? ALL DAY. You waste a hr waiting press 1 for a call back after capitulation. No call back all day. That's actually alarming to me. I will be looking to exit this situation in the next year or so I can't handle people getting the really simple low vibrational stuff so wrong! I wouldn't recommend to another veteran or just a living person. Definitely will be sharing this with the multiple vet groups I deal with.

Needed an endorsement on an insurance check and [censored]s had me on hold for over 2 hours and when I had my place held in line I get a call back when I am at work like 6 hours later and of course miss the call. What kind of [censored]s run this place in their customer service. The hold times are beyond frustrating. Still have not been able to contact these idiots

Scam for mortgage insurance policy. We are already covered scamming us for a policy and money to them.
They bought out our Mortgage. We just purchased a home. So. They sent us a letter stated. We had no Hazard Insurance on our home. Which. Is Not correct. We had to have the Correct Home Insurance to be able to purchase our home. When in fact we do. The letter stated. IF we didn't correct the issue. They would put abpolicy in place and charge us. The amount of our Mortgage payment. If we didn't contact them. Took forever. 4 calls to get someone who only wants to repeat what the letter states. They were given our Insurace Company. Phone number. She assures us. We are Covered. Now if the try this scam. To steal. From us. We are not having that happen. They bought the loan. We did not choose them. And. They sent a letter. With incorrect information. And planned to charge us. A home payment for it. We have a year of home insurance. We had too. Or we wouldn't have closed on our home.
Desired outcome: Get the policy. And information from Insurance Companies before sending. Threatening letters.

Worst lender ever
After only a few months into my loan this company jacked up my monthly payment $400 extra and double charged me for insurance. When I tried to call and have the insurance taken care of they were supposed to call the insurance company and have it handled because I couldn't do it they never did which almost cost me my house. Do not refinance with this company or get a loan from them at all.

They assured me that it would be fully funded, but as it turns out, I was right. Recently, they contacted me in early 2021 about refinancing again. I said I would like to see written offers and options. I did NOT agree to refinance with them again until my previous concerns were addressed. On March 2nd, I received a call from a mobile notary wanting to come to my house and close on my loan even though I was completely unaware of it and did not agree to it at all. When I refused, I was contacted by Village Capital. I again addressed my concerns about the previous loan from 2020 as well as the fact that I had yet to agree with anything concerning any potential new loan. I was also in contact with them by email during March and the last I heard from the company was on March 11th when I was informed by them that they would be working on it. Since I hadn't heard anything from them in three weeks, I reached out four days ago and have yet to hear anything from them. There seems to be internal communication issues with Village Capital and an overall lack of professionalism and competency.
I just recently did a refinance with Village Capital and it was relatively easy. Hiram was a pleasure to work with an answered all my questions in a timely manner. I have been with Village Capital for a few years now and really enjoy their customer service.
I have been working with Jonathan Ashley And Tyler Clemmens since October 2022 while assuming a previous clients loan. Jonathan has been nothing but helpful, accommodating and extremely responsive. He even responded to questions and concerns outside of business hours and business days. We were able to assume our new loan in a short period of time even through the holiday season with bank closures. Jonathan not only made time for my questions but took calls from my agent and attorney on a regular basis for clarification. Absolutely white glove service from the entire Village Capital team. Tyler is Jonathans assistant and he was able to carry the process through the very end. He was also extremely responsive and he was able to reach upper management when the timeline was getting off track (due to holiday bank closures). Both of them were able to get our assumable loan executed on time even though the sellers side was extremely hostile and tormented this team 24/7! This teams professionalism and customer service is above par and the absolute best in the business.
Was put on for basically dure to loosing job over covid they waited until a week befor payment were to resume to tell me o ur va forbarice has ended so u have to come up with 5000 or we can set u up to make payment of 1170 a month when my previous payments were 813 a month and now they want to drag there feet to get me the documents will be getting legal advice because thisnis ridiculous

HORRIBLE! ONLY OUT FOR YOUR MONEY! LIARS! I was in the process of refinancing my home when I received a phone call from this company. They offered their services and stated that Because I'm a veteran they wouldn't need to run my credit.. FIRST LIE! I did a little research and some things weren't so good as any other company but wasn't bad enough to steer me away.. A manager by the name of Jonathan A is the biggest LIAR EVER! My credit score dropped 60 points because he failed to send over the payoff to my current lender by the end of July . I had been calling him since the beginning of July to ensure I was in the clear to avoid this from happening. He assured me numerous times the money would be sent to the lender before so I wouldn't get hit on my credit report 2ND LIE! He sent the money on August 3rd which the company has records of. I reached out for help and my calls are all ignored emails ignored and texts ignored! He said on September 3rd he would send me the confirmation that the money was sent in July so I can get this over turned! 3RD LIE! To this day September 11th I have not received anything and still I have been reaching out and being ignored. I will now begin the legal process! Stay away from this company! TRYST YOUR INSTINCTS

Disabled veterans and veterans stay away
Disabled veterans and veterans stay away. I am 100% disabled combat vet and am moving. My closing date is in 5 days. They will not send you a loan payoff letter under 7 days. This effected my health, anxiety, and cost me money I don't have. I explained to village capital and investment that I was directed the day of to submit a payoff request so my family could move. There is nothing they will do to help you. They will repeat over and over it takes min 7 days. Doesn't matter if your disabled or if you use a VA loan. They don't call you back either you have to call over two hours just to get a hold of a manager to request an expidited loan payoff letter. This mortgage company has cause me money and overwhelming stress. I would recommend not to use them. Especially if you a a veteran. The national law is a max of 7 days, this is true. However, this could not have been avoided. If someone is purchasing your house and the a person from a title company goes on vacation and informs you 6 days before closing that you need to request a payoff statement from village capital you are out of luck. You apparently have to wait 7 days no matter if you are quick to provide everything on your part. If one person drops the ball or is late at communicating Village Capital WILL NOT help you. Way to serve those who have served for them.
This company is a dump. Bought our house and the mortgage company sold our loan to them and its been a disaster ever since. We had an insurance claim taken out from storm damage. After changing our check 7 times due to the two companies both not agreeing to cancel. They make you send the entire check to them since they have interest in your home. Make it a long drawn out process to collect payments for the contractors that complete the work on your house to get paid. Most of their customer service are very rude and act like they are the ones that own your house with the company. Will do everything in my power to move my loan to another company. Ill do my part to make sure they arent collecting interest on my home to keep this s*** business thriving. Hopefully more people follow suit. Once their pockets take a hit maybe they will change their terrible business practices and out better customer service reps in place.
I can't thank Village Capital Enough, especially ***.. We had some hurdles along the way, and he went over everything with us within a timely manner, I ask alot of questions, and he would always reply back in a phone call or email, and it was always the same day he would usually contact us back. *** went above and beyond for , and we can't thank him enough! Once again we are so thankful to have worked with *** during our loan process.
They sent us a check for a overpayment then the check bounced, we had a service charge at our bank also. They blamed us and our bank plus we never got compensation for what they did.
Their statements and payment coupons state that a bill is to be mailed to ***, . However once there the payment is not posted there, but sent to ***. This is where things are posted to an account. This is why people are getting late fees, even if they are paying on time. Per Village Capital, this is their policy. However, it takes an additional week to post due to this policy causing their consumers to pay the late fee. How is this not illegal?

This was my 2nd refi with them and BOTH experiences were nearly identical. Terrible customer service and SLOPPY/DISHONEST WORK! When you contact them, you never know if they are going to respond or not. Often times, I would have to text, email and call multiple people in order to get any response regarding my refi. You never seem to get contact info for anyone above the loan originator. They are knowingly dishonest in regard to the time frame of the refi. (I was told originally 6 weeks and it took 14 weeks! (From November -March . The only reason it was done by then is because I had the fortitude to contact FHA on my own, at a number I found on my own, and guide the Village people through the errors which needed to be rectified. Their comment was, "How did you do that?" while I was on the phone with FHA. The FHA rep just laughed and asked that I not include the Village people in on the call as they would only confuse the matter. I requested a specific amount from my equity and when I finally closed the amount was nearly 10% less than we agreed upon. I was told that the 2 payments I would not have was figured in. I didn't ask them to make financial decisions for me, just refi my house and give me the amount I requested! This was my 9th closing in my lifetime and by far the sloppiest. STAY AWAY FROM THE VILLAGE PEOPLE!
Extremely satisfied with *** from Village Capital. His team was very helpful, patient and always available when I had a question. Although it took longer then expected which were due to things out of their control they still got me to closing at a decent time. And they got me more money back for my cash out refinance and a lower interest rate then the previous mortgage company that I was working with.
I have a problem with them not coming to the phone because of long hold times and you pick the option for a call back no one calls you back and they are not open on Saturday to take care of business that is poor customer service
My mortgage was sold to Village Capital three months ago. The password keeps failing and I cannot get a password reset email even though I got a user id email. It costs $10 to pay by phone but free to pay online. Conicidence? Sat on hold for an hr with customer service so I opted to dial 1 and have them call me back without losing my place in line. That was three hrs ago and I have not received a call. Frustrating to say the least.

I canceled the transactions after being left hanging for closing once they changed the date the day before, then two days later the closer was suppose to show up and never did. I called the number on my paperwork and they never heard of me or the closing address. I contacted Village Capital and they supposedly were sending emails to find out why but no responses. I simply told them to cancel the entire thing. I then received an email a few days later stating they could do a different date about two weeks out. I replied with stating that I did not want to deal with them anymore and again requested they cancel it.
I then got a different company to do the refi and am happy with those terms, they needed to request a transfer form from Village Capital and I signed the document. The day after that request I get an email message from Trevor of Village Capital asking me who was I dealing with and what were they offering me and that I needed to call ASAP. I called him and he was very condescending and basically laughing at my request to not interact with me any longer and basically accused the other company of lying. I found him to be very harrassing and hung up I then sent him as well as his supervisor and email to no longer communicate with me and to just send the other company the request they asked for. How unprofessional!

Poor communication and organization skills! I started a cash out refinance with the company, end of April 2022. Jake informed me it would be done within 30 days so I did not have to worry about making my house payment. Jake quits first of June and then I have been reassigned to Jayden. He's a little better but never can he tell me a closing date nor does he or Emma tell me at one time what all documents are missing. Each day I have to ask for the status and do they need other documents, which they always say "yes". This goes on until today 6/29/2022. On today Emma calls and states she needs to see my June mortgage payment and I tell her that I did not pay May nor June due to I was advised to hold off. So Emma tells me that my loan will have to be closed. Although I did pay both payments on today, I was told because it shows I am 30 days behind. Although this was THEIR FAULT (Jake worked for them at the time and advised me), I am being penalized! I have never been late on a house note in the 3 years I have lived here and never in the 7 years I rented. They would NOT give me a Supervisor to speak with nor would Emma try to work with me. Jayden will not even give me a call back. Now I lose my deposits on the upgrades I was going to use the money for at this point. Because I only have my income and am a single female veteran, this is not what or how I expect to be treated for the country I depended. So very sad that they do not take responsibility for their mistake!

I was referred to Village capital by my realtor for a streamline refi. The process began and I was told we could skip 2 months of mortgage payments. Closing date was set for 2/14. Once the notary showed up and we completed our documents the paperwork was supposedly faxed to the company. 10 days later I was still receiving communication from my old mortgage company asking for payment. Now village capital told us to cancel our February payment bc the refi would be completed. I called and spoke to Trevor on 2/25 who informed me the pay off had been sent to the old mortgage company, not to pay and he assured me it would not affect our credit with a late payment. On February 28 I received another email from the mortgage company saying our payment was late and when I logged on to the account we still had an active account with our mortgage company. On Monday March 1, We immediately called Trevor at Village capital and he told me that our paperwork was not received from FedEx despite the notary faxing the information. Trevor then began to tell me that our credit would be impacted as our old mortgage company will report a 30 day late since our paperwork was not received. We immediately spoke to the supervisor and told them to cancel the refi. I called our mortgage company explained everything that happened with this company and after getting caught up on our mortgage payments we successfully were able to get our late fees waived and thankfully they had not reported to the credit Bureau.

Veterans and home loan seekers BEWARE. I have a VA loan through Village Capital and they are far and away the WORST. I recieved a call from VC with their concern that they had not recieved my mortgage payment. 1. I provided documentation (from chase bank) that the payment was issued and sent a week before payment was due. 2. Had certifed mail from USPS confirming it was delivered to the PO box BEFORE the due date. I had contacted VC about the situation. They told me that inspite of me issuing a payment, confirming it was sent, and also confirming it was delivered before the mortgage payment was due, they insisted that they fine me $50 for a late fee. I asked what I should do, as I did not have enough in my savings to make two mortgage payments, they told me to hang tight and that they would be contacting me with next steps. Inspite of having used chase bank to issue checks without issue for 20 years, this is the SECOND time in less than a year that Village Capital has given me greif over losing my checks. Their "next steps" call was a threat to pay THAT DAY or they would report me to the credit bureau. Because "thats the contract I signed". As a Veteran, I don't like my livleyhood being thretended for something that has been proven by Chase, and the USPS as not my problem. This company does not respect customers, veterans, or human beings. I haven't used VC for very long, but it's been increasingly unprofessional and shady. Do not use this service, do not do business with these people.

I approached Village Capital from one of their mails and after 3 failed attempts at an FHA refinance. By the time I got to Village Capital, and William I I was frustrated with false advertisement from the previous mortgage companies that I had reached out to.
William provided me with the information and options I required; and most importantly, with the program and solution Village Capital had advertised in their mail. I was able to close with a lower interest rate and savings. I achieved my goals and was really happy that I did not give in to the previous misleading mortgage companies. I did see questionable reviews about Village Capital that raised concerns; however, my experience was and excellent one
I was happy that Village Capital provided a means for me to make electronic payments online as well; those capabilities are important to me. I got my refinance, a lower rate, a payment holiday and a lower monthly payment. All the items I had been shopping for as far back as 8 months prior.
My 4 stars are not related to William's efforts, he was great, but more towards Village Capital and the use of notary visiting my home to sign documents. I would have preferred electronic signatures in general, but more so in the middle of a pandemic; where a single personal encounter may be life changing to say the least (the notary and I did in fact social distance outside on my deck, seated opposites sides of a table). For that reason, my experience with Village Capital is 4 and not 5 stars.

During which time, we have experienced nurmerous issues with the handling of our inquiries and the response time of a follow up call, emails and payoff requests. We have made numerous calls with zero resolutions and this type of service has cost me money and time. First issue, Village Capital paid our taxes late after the refinance and we have now received penalties and are in default due to their error. I have made calls to follow up on this issue with a response from Village Capital that they will look into it and call us back, Still NO CALL BACK regarding it. We are now selling our home and their turn around to complete a payoff is 7 business days. They don't offer a Rush option and when you request a payoff it takes them 48 hours to respond to the request. We were closing in 5 days and they REFUSED to HELP, eventhough it caused our family to be without a home and holding up our purchase on our new home. We also have made general inquires from their website and I still haven't received a response, when i call to check on it they advise me those inquiries also take up to 7 business days. However, when i spoke with someone else at Village Capital they told me 48-72 hours. What makes things worse is they don't advise their customers of the turning times on their inquires or payoff requests. In my opinion this very poor business practice and not a good way to treat a Veteran who has serviced this country proudly with no questions asked. BEWARE, this isn't company isn't here to serve our veterans.

I received a flyer in the mail a while back offering to refinance my mortgage basically with no qualifying required on the "FHA Streamline" program. I made the call, and after a short prescreen, I was transferred to Stephen K. He explained the program to me, and after a little negotiation, I was offered the refi at 2.99%. My current mortgage was at 4%, and I was barely two years in.
This all seemed a little sketchy to me at first, so I told Stephen to send me the docs, and I would look them over. In the meantime, I did my own research on VCI, and I was not excited about the reviews I received. However, after talking to a couple of brokers I know, who looked over the paperwork I received from Stephen, they advised me that everything in the docs looked above board.
I decided to go through with the refi, and I have to say that Stephen K stayed in touch with me throughout the whole process. He knew I was apprehensive, but the more I worked with him, the more comfortable I became. Everything that I was told happened pretty much exactly the way I was told it would. There was no credit qualification, no income verification, and the process was actually very smooth.
From beginning to end, the process took about three weeks total. I lowered my interest rate 1.01% saving me over 69K in interest, I was able to skip two months of house payments, and my new payment is almost $300.00 less than what I was paying before. Furthermore, I never had to leave my house. They personally brought all the closing documents to my home for me to sign.
There are always those cases where small problems/setback will occur. However, that was not the case in my experience working with Village Capital & Investments. I would highly recommend them as well as Stephen ***. They were great to work with.

THE WORST. If I could leave 0 stars I would. PLEASE READ the other comments below for real insights into this terrible company.
I have been trying to resolve the same issue for over a MONTH.
Village Capital incorrectly states that my April payment was returned due to insufficient funds. The payment was drafted and is clearly reflected in the statements I've provided. No such payment was ever returned to my bank AND my balance was still more than enough to cover the payment even AFTER the charge. (Which means at no point were there 'insufficient funds') I even set up a conference call (on top of providing 2 months of bank statements) between the bank reps and Village Capital confirming as much, only to be told I'd get a call back later. The call back (days later) was simply someone telling me they needed bank statements that I already provided (again)...
I don't understand how after sending irrefutable evidence that the payment was never returned to me, I'm still spending hours on the phone with them and basically starting from scratch every call. Customer service is poor to say the least, ZERO protections/contingencies in the event of an error for customers, and internal communication doesn't seem to exist.
I've now sent the same information...to the same department...3 times and made no progress to a resolution. I've asked for a special call from someone, a different department to talk to, ANYTHING that prioritizes my case before another credit ding! Apparently, there aren't any other avenues to explore meaning the customer is out of luck.
Instead they tack on the late fees and reported to the CREDIT BUREAU that my payment was LATE. I was assured they would not charge me fees or report this given the erroneous nature of the incident which was a complete falsehood. Now I'm on hold with them again after getting hung up on.

Well. Am engaged in my second refinance with Village Capitol. This refinance started, roughly four months ago and is still ongoing. The officer that I am working with is named Ralph. I attempt to call/contact Ralph periodically (4 times a month), but never receive call back or even a text. I last talked with Ralph over a month ago and learned that I am not obligated to pay my next two mortgage payments as I am currently refinancing. Next month I should begin mortgage payments but I haven't heard anything from Ralph in a VERY long time.
I'd receive text messages from Village Capital, informing that I am late with mortgage payments - I'd give a call to understand what is going on but then the agent will tell me that I can ignore the late fee(s) and such as I am currently engaged in a refinance. A few days ago, I received a pamphlet in the mail with information on how to avoid foreclosure. I became extremely upset and gave Ralph a call but the phone call rang directly to his voicemail (as always - I'd leave a message but I'd never receive a call back).
I learned today that I must pay last two months mortgage, also, my refinance is now voided as I missed the last two payments.
This is very bad business as I'd follow the directions of the 'professionals,' at Village Capitol, but come to find out - the 'professionals haven't any idea of what they're talking about. This is ruined my LIFE.
I was told the Ralph would be reprimanded but all of this time put in was a total waste as my refinance is now voided!

To whom it may concern, I currently have a va home financed with village capital. I decided to call about refinancing with cash back. I promptly received a call from Matthew H ( loan officer). I explained to him what I wanted to do. Matthew let me explain everything in a very professional manner. He let me speak without interruption, and then explained what he could do for me. I liked what his plan of action was so I decided to continue with starting the loan process. At this point I should add that I am a 100% service connected veteran with ptsd and would need someone with patience to help me. At this point he introduced me to Jeasica Moriarty (loan officer assistant). So, now both Matthew and Jeasica gave me their contact information as well as their personal cell numbers. I was really feeling comfortable with village capital and Matthew and Jeasica. As we continued through the process of the loan both Matthew and Jessica kept me updated on everything. Matthew, even at one point came up with a different plan of action for me that would suit me better. I was feeling very good at this point. I should mention even little details at this point because these two are that professional. They always referred to me as mr f***. Well, I've been dealing with Matthew and Jessica for awhile now and we are almost to the point of closing on the loan. I've probably made numerous unnecessary calls to both of them just because of my disability I'm like that. But never once did any text, call or email go unanswered or for that matter made me wait for their response at all. I can't say enough good things about village capital and these 2. I want to say thank you to both Matthew and Jessica for their kindness and helpfulness. To.conclude, I want to say especially if you're a veteran or a person who needs extra attention through the process of financing or refinancing their home that they not just go with village capital, but specifically ask for Matthew and Jessica to help them through the process, and I'm definitely going to spread the word through the military community about village capital and Matthew and Jessica. So, I'm ending with in my opinion it would be in your best interest, when financing or refinancing that you let these 2 work with you even if you have to wait for them. I'd like to start off my complaint about customer service. It is the worst they never answer. You wait on hold for 30 minutes to over a hour before someone answers. They then can't fix your problem they just pass ypu on to someone else and your on hold again. So my problem started in March my husband was getting new car insurance and told Allstate we would bundle but 2 hours later when he told me that I said call them back and say no we don't want to bundle she said okay ill change that. We called our insurance we already had to tell them if someone contacts them to cancel we don't want to they noted that. We called Village Capital to tell them if Allstate tries to take over our mortgage insurance we don't want them we want to stay with Travelers. So we never signed anything for switching insurances but Allstate contacted Village Capital and Village capital put in their system that Travelers was cancelled so our mortgage went from 1087 to 1367 because the premium difference. I called them explained to them I had insurance with Travelers which was never canceled. I had to send proof of insurance I did several times to 3 different emails they kept giving me finally they got proof of insurance. They said we will fix it. I have had to call back so many times we are now in July! I had to pay the extra amount for my mortgage in order for the escrow team to reevaluate my escrow account. I was told to email the escrow team asking them to rewrite the escrow account. So I did and nothing happened I had to call back. Finally they rewrote the escrow account and my payment went down to 30 dollars more than the original payment apparently something changed with my premium for insurance. So current payment is 1119.00 so I was told I would be refunded my extra 250 I paid for the difference on the escrow account. Still not refunded also asked them to drop the late fees given this whole mess is there fault and they still haven't fixed everything. So I'm still waiting on my money to pay June's mortgage payment. I have had so much stress dealing with this whole situation. It's screwing with my credit because we couldn't pay 1367 for two months. They also haven't fixed my mortgage statement so I'm trying to refinance with someone else and I'm sure that'll be a problem. I'm at a loss. I can't get a hold of these people. I've called and hit 1 for a call back the last 3 days no one calls back and I can't sit on hold for a hour. Do not use these people. I've asked for someone above the supervisor at the call center there is no one else I can talk to apparently. I don't know what to do other than get a Lawyer at this point.

29 of January 2024. 9:40P.M I am trying to make late mortgage payments and current mortgage payments and mitigation department put me hold almost 2 hour. If I don't pay both mortgage payments I will have serious issues on my account. I don't know what to do. They probably blame me for late mortgage payments will affect on my credit score. I have sent multiple emails and have been left on enter so hold when I call. I have an insurance check that needs to be endorsed by the mortgage company so I can get repairs done to my house. Refund of late of fees and misappropriation of mortgage payments
I have had a mortgage with Village Capital for two years and for those two years they have not corrected my address. I have spoken to them several times and I have even referenced the closing documents to prove what my address has always been. This address issue became a serious issue in May 2022. My mortgage payment is paid by BOA Bill Pay the same time every month and has never been late. However, because Village capital never changed my address even after being notified in 2021 and stating they changed it; I never received my escrow projection letter informing me that my monthly payment would be increasing in May of 2022. Village capital received and processed my normal payment of $1138.37 on May 3, 2022. They then charged a $50.47 late fee on May 16th, because the monthly payment had increased to $1261.74 and therefore was short $123.37. Again, they never changed my address and therefore I never knew my payment increased that month. They contacted me via phone around May 20th stating that my payment was past due. I stated that's not true and put them on hold to get the information from the bank and informed them of the date the check was cashed. The agent then took some time and rephrased her statement saying that my payment is short. I then asked why it was short and that's when I was informed that I have new payment amount. She was rude and went on this rant about how I was notified in March. After going back and forth it was discovered that they sent the information to the wrong address. After this was discovered she stated she would refunding the fee. I made the additional $123.37 that same day and it was processed May 25th. I received a statement the next month and the fee was not refunded. I called several times and it was never refunded. Then randomly in August Village capital did some reversals of my actual full mortgage payment. They then reapplied the payment but shorted it $26.05. They literally took $26.05 of my payment for themselves.
Village capital owes me $50.47 for a late fee, $26.05 that wasn't applied to my payment, and interest charged as the result of these funds not being applied to my principal in June 2022.
This address and escrow analysis continues to be an issue 2 years later. Not only have I been robbed of $76.52 plus interest, but this year in 2023 they have sent me a fraudulent statement requesting over payment. But never notified me of the error once they discovered it. I also did not receive an analysis statement this year either, and they still do not have my address correct.
Desired outcome: reprocess all payments correctly or make a principal payment to my account totaling $76.52 plus the missed interest reduction.

I have been a customer of Village Capital for the past 5 months, as I refinanced my mortgage with your company. I have made three payments via *** bill pay on the 2nd of each month and my payments have been late every month. I have been paying bills through *** nearly 25 years and my payments have never been late. *** has confirmed that they process the bill pay request on the 2nd of each month. I have been charged a late fee for the past two months, with only on fee being waived. I called Village Capital several times this month to ensure my payment had been received and I was told as of the 15th of December, it had not. I spoke with Jorge ID# ***, a collections manager, who was rude and unprofessional on December 16th. He said the issue is not with Village Capital but with *** bill pay. I offered to make a payment over the phone to avoid another late fee, but he refused to take my payment using my checking account debit card. He said the payment could only be made via my checking account routing information. I told him I would call back later that day to make the payment. I called back around 5:30 P.M. to make the payment and was on hold for over 30 minutes and chose the call back option to hold my place in line. I did not receive a call back. I called again at 6:35 and was on hold well after 7:00 when the office had closed. This is unacceptable. I believe your company is not processing payments in a timely manner to charge customers late fees. I called Village Capital this morning and found out my payment just posted on December 21, nineteen days after *** processed the bill pay. I have currently signed up for direct payment through Village Capital to avoid any additional late fees. I am requesting the late fees be rescinded. #[protected]

I made mortgage payments on time and was told I would NOT receive a late fee when I called. They had not received many mortgage payments because the post office was slow and a lot of people were out for the holidays. I did in fact receive a late fee even though I sent the funds before they were due. They processed 3 checks sent individually on Fridays (3 weeks in a row) at the same time and blamed the post office. And they are refusing to remove the late fee. This happens every year about the time of the hr holidays. They dont have people working and use the mail as an excuse to not process payments on time. My bank told me the payments were in fact delivered on time.

This company ran my credit on 12/8. I was promised to skip payments on my mortgage refinance. I told them that I wouldn't be able to stop a payment or do anything because my loan was already taken out on 12/3 long before we started the process of trying to actually get a loan in place you still have to pay the old mortgage company. I signed a loan on 12/24. When I realized I hadn't got both of my payments and hadn't got a check for it I tried calling these three. They wouldn't answer for over a month. I finally got a hold of Jeff T was screamed at me like I was a 2 year old child and told me he didn't care about my problem. Those were his exact words. Just wanted to say again I was supposed to stop payment on a check before they even had a loan in place. The phone officer didn't want to listen to me at all. My guess is because they got more commission if I didn't get another free payment. I also tried reporting him to customer service and explaining my problem with him customer service was very rude and hung up the phone on me as well I'm assuming these are normal business practices for them. The loan guarantor has a huge lack of communication with its customers. A check returned because it was scheduled from the wrong account last November, 2022. A fee was charged and to my understanding and I had to call in about my payment. When calling, different representatives assisted me with scheduling a payment. So I sent 2 payments and village capital accepts one but not the other claiming my account was restricted to *** only. This caused me to fall behind on my mortgage payment accumulating another late fee because I wasnt informed of this prior to January 26, 2023. I cant even log into my account and no one will assist me with resetting my password. If I had been notified I could have taken action sooner.

I did not know this immediately because my payments were set up in allotment form, that had been running uninterrupted since November ***. When notified of this I called *** I took care of the discrepancy, and was reinstated January the following year, I contacted the mortgage company and set up payment arrangements to become current. my payments were ***, we agreed I would pay $3000.00, a month, until current. I made the first payment in February, no problems, in March, I set the payments to be taken out on the first of each month, In a allotment ,by my bank. On the first the payment went out as per my direction, but later was returned to my account. I called my bank for to find out why, ...I was told the mortgage company refused the payment. I called them to inquire why, the mortgage company, told me, not to worry I was covered under the Cares ACT, I did not know what this was, had not asked for it. So I continued for several months calling the them trying to pay. I was put oh hold, for hours at least two, I was hung up on. They did not talk to me, until I retained a Chapter 13 lawyer, I was told they wanted me to do a loan modification. I had already done six, to no avail. The first three they said they did not get. I did one more by email, and two sent through *** until I told them how I sent them and gave them the tracking number. They denied these also I was told I sent them to the wrong address. I replied I sent them where the directions said to, they denied it, said my hardship happened before march . I was not aware of the stipulations of hardship, for I still had not applied for the Cares ACT,I applied for loan modification, because of my hardship. that happened during the height of the holiday season. During this time they reported negatively on my credit. Making it impossible to refinance although I have over 200,00.00 in equity

I contacted Village Capital on Friday, 12/30/2022 @ 5:45 pm , to see about having my automatic withdrawal temporarily discontinued. I first attempted online but their online system says my information is incorrect and when I request to reset my password an email with the link is never received. I called multiple times once holding for 1 hour and 11 mins. An incompetent employee came on the line and when I explained I needed to discontinue the automatic payment he said he was going to get someone to help me. He put me on hold and came back a few minutes later. He verified my information and while doing so I mentioned how I could not get the online system to work. He said he would look into it and put me on hold again. I held for more than an additional 2 hours before realizing it was past their business hours. I called again this morning 12/31/2022 at 10:10 am. I held for 1 hour and 45 mins when the phone eventually hung up without me ever being able to speak to an anyone. I need this withdrawal stopped due to being in between jobs and I will not have a pay check for a few weeks. I am aware that I will incur a late fee, however, the fact that I cannot reach anyone will cause me to incur several overdraft fees and late payments for other things that need to be paid as well. Its disappointing that many complaints have been made regarding Village Capital and they continue to hire incompetent people and refuse to fix an online system allowing customers to handle their situations independently. Its an unfair practice that companies sell our loans to mortgage companies without our say so.
My husband and I have our mortgage with Village Capital Investment located in ***. Last month when I logged in to make my December mortgage payment I got prompted to change my password so I did. I made my payment successfully wrote my new password down and then here I am January 1st attempting to make my mortgage payment and it says my password is invalid. This is the second time there system has logged me out and I don't have access to my loan. I also have tried emailing, and calling and you simply sit in silence and no one ever answers. I have my mortgage with Village Capital. I always make my payment online. Every two or three months they " upgrade " their system, and then I am not able to login. They have to deactivate my online account, and I have to re-enroll. Every time I call them, the wait time is horrible. Tonight I held for 2hrs and 8 minutes, only to be hung up on. I have tried their automatic call back, and they never call back. I have never had a company make it so hard to make a payment online. I don't do an ACH because most months I try to send extra to principal. I think they need a new IT team if they can't figure out how to do upgrades without kicking everyone out of their account. I pay everything online, and have NEVER had this problem with any other company.

Please help! Ive been working directly with *** as well as his manager *** for months now (since August) to refinance my mortgage loan. I was told to pay off credit cards, submit documents proving payments, and then promised 100% this is all that was needed and my loan would be serviced immediately. It wasn't. I was told by ***, I didn't have to pay my mortgage for September, as everything was great on their end ( I have proof). This was a lie. Called the center and I'm greeted with aloof and apathy; I've asked to speak to a manager, ***, was extremely defensive and promised the right channels would be in touch. It's been weeks yet no reciprocity! Not only am I not receiving proper correspondence, my paperwork is being mis-managed. Documents are not being filed properly and sometimes they are completely lost. I'm having to re-send information over and over again. My loan is not being serviced properly! In Mid to late Oct I contacted the loss mitigation department of Village Capital to assist in getting my VA Mortgage pushed out a could months to help with the increase of the Escrow as when I refinanced they stated that the payment would not increate for 4 years as I was specific to let them know that is what happened with our previous mortgage company.As I was going over the loss mitigation application I was told by the rep that the account would not incur any late fees during the process nor would I get any late payment notifications.During the application state I should that my account was assets a late fee for both Oct and Nov. of 116 each month and that I also received calls and letters stating my account was past due.
My loan was transferred in July this year, and they have yet to get my payment applied correctly first time. I have been able to work with them to get it corrected in all instances up until the Nov 1st payment which I have been trying to get the to corrected since Nov 3rd. I spoken with them at least ten times since that date, and I documented my last 7 calls to them. Prior to these tracked calls there were at least 3 previous calls trying to correct the misplacement of my payment. Here is the situation:After many misapplication of funds, everything was correct with my Nov payment, except that VC&I erroneously put $873.91 into my escrow instead of applying it to my principal. I have spoken to ***', ***, ***, ***, ***, and *** (and 3 or 4 of them more than once) in the last month and have not been able to get them to move my money from my escrow account (which is over-funded) to my principal. In the meantime, I am paying interest on a principal balance that is nearly $900 to high. Today I spoke with *** again and she told me all she can do is send an email to cashiering to request the changes. That will make the same email that cashiering has received for the 6th time since Nov 11th. I decided enough is enough and am reporting them to everyone who will take a report.
I did a refinance with Village Capital to get a lower interest payment. I was to have 1 month with no payment. Because I was on autopay their computer "did an auto populate". That caused a chain reaction of overdraft fees, return check penalties over a period of 1 month that caused me over $800 in penalty fees. It took Village Capital 3 weeks to refund part of the money and then *** I cancelled autopay and set up bill pay and they got their payment every month on time. What they never told me that every month for the entire time I was paying on time that I (according to them) I was continually paying one month behind every month even though my bank statement shows timely payments every month. Then I tried to do a refinance through another lender but Village Capital already reported my payment being late every month thereby destroying my credit and my ability to get refinanced. They kept telling me that *** payment was overdue when in fact my bank statement showed the *** payment was paid and showed me the check. What eventually happened was the said I was overdue $7950 in payments. They and the VA said to apply for mortgage assistance. I did, was accepted and met compliance. Then they sent paperwork to me by Fed Ex that needed to be filled out, notarized and sent back by a certain date. The paperwork from *** was never handed to me but was under a chair beside a door. It was over a week before I found it. I talked to a person at Village Capital in the evening and she asked a supervisor if I could scan the documents and send a pdf of them She told me yes. I asked for the specific e-mail address to send the pdf to but she never provided. I sent the package back *** next day but Village Capital informed me that the date was too late and they cancelled the mortgage relief and now they are threatening a foreclosure.
Since June, I have requested several representatives of Village Capital Mortgage toOn December 13, 2022, and I submitted my mortgage payment of $2,955.00 through the Village Capital Mortgage website. On their website, I can only see the last four digits of my bank account. Looking at that is correct. On December 19, 2022, I received a telephone call from one of Village Capital's representatives stating the return of my payment and that I had been charged a late fee. When I look at my bank account, I can see that the funds are still there. I asked the representative to tell me which account number she saw. The representative helped me to know the account number on their website; however, I need help to correct it on my end. Likewise, I need help fixing it on your website. My mortgage being returned and charged a late fee would not have occurred if the past four to five employees had stated they removed the incorrect account number. But it was not. Due to this, I would like the late fee deducted and my mortgage to be shown as paid on time.

He promoted a refinance at a lower rate, I agreed to a refinance but only if for 15 yr fixed. He called me back said I was qualified and we would do the FHA refinance for 3.5 interest rate. A few weeks later he contacted me to sign some paperwork, signed on 09/17. A few weeks later he called said we were about ready to close to hold my October mortgage payment. End of October first of November comes around I have been calling Jared every week with no reply. I call a general refinance number instead of Jareds extension I get an answer. Explain Jared is not returning calls and I have received no mail or email from him. The next day Jared calls me. I'm so sorry he says, We have been swamped with this Covid and people off work. I say ok, but I'm over 30 days past due now and November payment is due. He says just hold them both we are closing we have all your documentation in. OK now it's 2 weeks in November I start calling him again. Nothing. No return phone calls nothing. It's approaching December, I have mortgage loan dept calling about my payments. OK I mail my October payment November 27th, Then I mail November payment December 3rd. I will mail my December payment on December 17th. I used the first payment to pay off a credit card, my bad. Check my payment records, my payment has not only been on time every month but I also have paid extra towards my principal. I do not appreciate being treated like this. Unless Jared died from Covid or was Fired (which he should be) I expect someone to call and apologize, and to remove the late pays turned in on my credit. What kind of company is Village Capitol, that you would ignore your customers, and deliberately cause them to fall behind on their installment payment. John *** , loan officer , lied to me in order to get me to sign contract. I got a letter from village capital, about refinancing my home through the VA. I called & talked to loan officer Steven ***. we talked about interest rate and monthy payment, he stated he could lower my monthy payment close to 70 dollars, I said ok. couple of weeks later i got the papers . he had my new interest rate at3.99% instead of 2.99% liked we talked about. my previous rate was 4.65, and he had my new payment at 661 dollars a month. iwas curently paying 672 dollars a month. This was not worth it to me, so i called him and canceled. About an hour later loan officer John *** called, said he was in a better position to give me a better deal.this is a VA refinance, so all fees and escrow was to be included(Ikept stating my payments had to stay down close to 600 a month.) So he came up with 2.99% and a payment of 617 a month , i said ok. Iowed 89,647, I refinanced 92,131, so there was no out of poket expence for me. all fees and escrow was suppose to be included. I made my first payment Dec 1st 2019, now 5 months later, they sent me aletter saying my escrow is 1,020.41 short, the escrow figured in my payments is right 216.95 a month.in order to keep my payments close to 600 a month, John *** lied to me. The first loan officer,(Steven *** had my closing cost figured right at, 3,862. John *** my loan officer figured a thousand dollars short in order to keep my payments low. Ive called customer service, they said i needed to talk to my loan officer, so they sent him an email asking him to call me. Never heard from him, so i called again plus 5 more times ,The last time i called, I talked Danielle,customer service, on April 9th , She talked to john ***, she said, that John said he only supervised the loan, that is a lie , he delt with me during the whole loan process beginning to end. I then asked this Danielle how i can file a complaint, she said she could do it, and that i should here somthing within 24 to 48 hours. its 7 days later and i still havent heard anything. I have to pay 708 dollars a month for a year. this just isnt right.

Failed to timely process refinance of mortgage resulting in significant lose of financial savings totaling at nearly $300 per month. Village Capital loan officer Stephen K failed to properly review and submit my VA refinance for funding resulting in a lose of final percentage rate of 1.75 % over the life of the 30-year loan. Details as follows: In or around the middle of January , K contacted me regarding a VA refinance at a rate of 1.75%. That being a significant saving, I agreed. We were scheduled to sign on February 4th, when a couple of days prior, he contacted me and said he miscalculated the waiting period and I would have to sign towards the end of the month. A date was set for February 27th. On or around February 25th, I contacted Village Capital to inform them I might not be able to sign on the 27th but I was not for sure. Likewise, I informed the notary and she said she'd be ready if I called. On the morning of the 27th I contacted the notary and scheduled the signing for early afternoon; the closing was completed as agreed. I followed up with Village capital on March 2, letting K's assistant, Jordan, know everything was done. On March 5, I was contacted by another notary saying he was coming to my home on March 6th to complete the closing. I informed him that I had already completed the closing, he was insistent but I told him that no one from the mortgage company told me anything; therefore, I would not be signing anything. I kept looking at my account and I wasn't seeing an update. I finally called Village Captial to find out that my paperwork was just sitting there. I kept getting the runaround until I spoke to K, who said I signed the March paperwork with the February date. I told him, I never signed in March. He sent me the file and then he said, you are right somone put a March coversheet on the February signing. By then I was told it was too late to fund, I then told him, it is your fault and not mine and you need to submit a letter of lateness and get this pushed through. In addition, I want something in writing with signatures stating that you all will be taking full responsibility. K offered me a higher percentage as rates had gone up and I told him "no." I emailed the loan department supervisor, who did not respond either. I turned down opportunities to refinance with other companies, which I regret. This is most definitely unethical business practice and Village Capital should be investigated, held responsible and required to make me whole.

Village Capital is REDLINING at the lender stage of the refinance process and will not close my case, so that I can be served my another lender! Village Capital was not able to process my refinance application to do my 1st home buyers' loan (2nd mortgage). I moved on to the next mortgage brokerage firm/lender that would be able to process my refinance with my 1st home buyers' loan (2nd mortgage) attached. In order for that firm to move forward, they need Village Capital to CLOSE out the case number/file they have open under my name. I have emailed, text and called Village Capital multiple times starting January 22nd - see list below. When I did speak with someone from Village Capital on the phone, they said I needed to have my case with them transferred to the new firm/lender. However, the new firm/lender said they did not need a case transfer, as they already had a new case opened for me under their lender ID. They said all Village Capital had to do is close their open case. As of today, February 1st, Village Capital as not closed my case, as they cannot service my application (which they both called me and sent me a letter stating that). Village Capital is holding up my refinance with the new firm/lender. I would like Village Capital to close my case with immediately and stop the Redlining. January 22 - emailed Eli at Village Capital - *** and info at Village Capitial [protected]@villagecapital.com to close my case - no response. January 22 - text Eli at [protected] to close my case - no response. January 25th - Eli text back and stated that I should email [protected]@villagecapital.com January 25th - emailed case transfer at [protected]@villagecapital.com and [protected]@villagecapital.com January 25th - Ammon or Morgan called me to explain to me that I need to have my case transferred. I called my new firm/lender while on the phone with her and they confirmed that Village capital just need to close the case they had open. She said they would close the case. January 29th - I called and emailed my new firm/lender that they confirmed on the phone the cause was not closed. January 29th - I sent and email again to [protected]@villagecapital.com, [protected]@villagecaptial.com, [protected]@villagecapital.com. ToMartin *** replied and stated that they don't close cases at that email address. January 29th - I text Eli and he apologized said the case should be closed, then text back and said the case should be transferred - we I replied with no and repeated that the case needs to be closed not transferred, Eli replied with "Its not open with us. I'm not sure who you should call". I replied for further explanation and Eli never replied. February 1st - the new firm/lender confirmed my cause is still open.

Village capital has made several mistakes with my escrow account and erroneously reported me as late to the credit bureaus. I purchased a home in October with *** as an FHA loan. I did an FHA streamline refinance in October . The refinance company, Village Capital, has done several inappropriate things: 1. They did not pay my homeowner's insurance. I repeatedly reached out to them to warn that it would be cancelled. It was cancelled and they put in much more expensive force place insurance. I had to fight with my HOI company and Village Capital to get my original HOI reinstated. I paid for it out of my own pocket. Village Capital said they would refund the forced place insurance, but I am unsure if this has happened. Village capital paid my original policy once it was reinstated and the HOI company refunded me my payment amount. 2. Village Capital did an escrow analysis in February and increased my payment by $400. They were unable to tell me where this shortage had come from despite over 15 phone calls and emails. This is when I discovered the force placed insurance. First, I was told the force placed insurance was the reason for the escrow shortage. Once this was resolved and refunded I believed that the shortage would be corrected, but a shortage remained. I filed a Consumer Financial Protection Bureau Complaint in July . In their response to this complaint I received a second answer to my questions about the shortage. They said the escrow shortage was due to a mistake made by the settlement company. According to Village Capital, the settlement company forgot to include the city of Salisbury tax. Their revised escrow analysis for May still did not make mathematical sense, so I kept pushing for answers and making my original payment of $1,248.88 until the discrepancy was identified and explained. They just completed a second escrow analysis and have come up with a new payment amount, although I'm not sure what new information they have obtained since the last escrow analysis. 3. I lost my job due to Covid and had to relocate. In July I was a week away from closing on a new home in my new location when everything came to a crashing halt. Village Capital reported me as late on my mortgage in July. This came as a shock to me as I had been diligently making my payments on the original amount while I was waiting for answers to the escrow account errors. I had repeatedly discussed with Village Capital representatives on the phone my concerns regarding their late payment notices, and I was instructed to "not worry" about the late notices as long as I continued making my original payment. This is why I was shocked to see this hit my credit report. They have reported me as late for the months of July and October. I have submitted disputes with all the credit bureaus and Village capital refuses to correct the late payment status.

We were told that when we refinance our home we would be able to skip two payments. After the refinance was complete, that was not the case. We were approached in May regarding the opportunity to refinance our home. The information provided by Joshua K. by refinancing we would be able to skip two payments. We closed on our refinance on June 24. By that time we had already made our June mortgage payment. We were told that payment would be refunded and that we did not need to make a payment in July. My husband was told that we would receive the refund within 30 days. I began to send emails to Joshua K and his assistant Hiram N. to inquire about the refund starting on July 14. The response from Joshua "Unfortunately, it looks like this loan was set up to have that payment apply directly to the loan balance of the loan instead.. So this will not be refunded back to you, I am sorry for any inconvenience that may cause. Looks like an oversight by our processor, it did apply directly to your loan however." This is not what we were told prior to signing loan documents, nor do we have any proof that the funds were applied to the principal loan balance. I immediately replied to the email stating my disappointment with this process and how unacceptable this was because we were told something different and we felt misled. Joshua K. responded that he would see if there was anything he could do and get back with me. I received no further response from him from July 15-July 20 when I inquired again. In his response on July 20, he stated he was out sick and will follow up on my request. July 21, I emailed again, no response from him. No further response until I CALLED on July 24 and spoke with Hiram N. Hiram told me that Joshua was still out sick but he would try to reach out to him. He further explained that since our loan was done internally the processor used the current payoff on the loan to process it and therefore, there was not enough time for the refund to be processed because that payoff included the payment but Joshua was in communication with a supervisor to see what could be done. I did not receive any further communication until this morning when I emailed Joshua and Hiram and received the following response "I spoke to my supervisor after speaking with you on Friday. I also sent Joshua a message to see if there is a possible resolution. My supervisor, who is also Joshua's supervisor as well, informed me that there is nothing that can be done in this situation. I apologize for the miscommunication on our end. Due to FHA regulations, we can only allow you to skip payments for the month you sing the closing documents as well as the following month. We hoped for a different outcome but it does appear that nothing Joshua or myself can do." This is UNACCEPTABLE! I asked him to speak with his supervisor and received this response "Any questions or concerns will have to be addressed by Joshua or myself. The regulations Village Capital have in place prevents me from giving out that information." So not only can they tell you anything, you cannot speak with anyone higher than a processor level.

Village Capital is my current mortgage company. I was seeking to refinance my home during COVID to receive a lower rate and payment. Village Capital advertised lower rates during COVID through the streamline refinance option. I refinanced with them early 2020 with no problem. However when the interest rates dropped during COVID, I wanted to take advantage of the lower rates to lower my payment. I was initially contacted by them in July by Matthew H. I decided to go ahead with the refinance option. It would have helped me save a little under $100/month. In addition, I requested a change to my deed. After working with several people (who contacted me since July ), I want to mention that the refinance still has not been completed. I have been put off for months and made endless promise that "next month", we will close. Only to add that the "new month", turned into another month or two or three, etc... I provided them with all of the requested documents to so many people (Levi, Allison, Harrison, Elicia, etc..) and they continue to put my file on the back burner. I am afraid that after 7 months, the interest rates will change. I was contacted by so many other mortgage companies, but I wanted to use Village Capital because of the first refinance in Jan, 2020. In January, I closed successfully and my payment was reduced. The current situation is a nightmare. I am so disappointed in the way they handled my file and the countless times that I contacted them. I left so many messages and seldom received a call back. I had to call them at least twice a day before the called me back on the 2nd or 3rd day later. I received calls from so many people (loan officer/loan officer assistants) but nobody helped me complete the process. I was promised that I would close in January, but now I am going into February. I was told that there was a delay with my deed/title due to a snow storm. But it definitely was not snowing in July, August, September and October. I was given numerous reasons and I was contacted by people who asked me for the same information over and over again. I provided everything that they needed with no hesitation or delay. I asked for another loan officer in November. I wanted a more competent team to work on my file. But that never happened. I asked to speak to a supervisor in November. But that never happened. I was told that we are closing in January, so hold off on paying my Jan mortgage. Let me add that since I been in this home (2014), I Never was late on my mortgage. I held off on my mortgage as Harrison requested. I received a call from Elicia requested the same information I gave Levi in October. She mentioned that we have until 1/26 to close so don't pay the mortgage. At this time, I received 2 separate text communications from Village Capital referring to my Jan payment and has added late fees to it. I held the payment ONLY because the incompetent loan department requested that I did. I have made my Jan payment and have decided that it is time for me to shop around for another mortgage banker who can deliver results and provide better customer service. I am so disappointed that I wasted 7 months trying to give this company a chance to deliver the reduced rate option that I have turned down by other reputable companies. I was promised so many things and nothing happened.

Left many messages, No communication I received a flyer in the mail end of March advertising streamline refinance with Village Capital. I made contact with Carl who talked to me about what Village Capital would offer based on my information. I decided to go with Village Capital refinance and problems started arising immediately. I was handed off to his assistant, Rosie, and instructed what documentation was needed to continue the process in order to close. When I received electronic application two pieces of information were incorrect. They had the year the house was build 1984 when it was actually built in 2004, as well as the street listed as *** when it is ***. I notified Carl immediately and was told this would be fixed. The process went forward and because I live in one state and the other party on the mortgage lives in another two dates were selected for signing and finalizing closing docs. Both sets of Docs were signed on April 7 & 8 2020 by close of business. I had been told due to timing of refinance there could possibly be a late fee attached to the payoff balance for April payment because the late fee would be assessed on April 17 and this process should be completed on/around April 20. I was told however this would not affect my credit and Village Capital would be paying the late fee, if any. April 20 came and went and I had not heard any information. On April 29 I received a late fee notification from my previous/current lender, not Village Capital. I called and left a message with Carl regarding my concerns and asking for a call back for information on where in the process we were. The message was after hours on the 29th so I did not expect a call back until the next business day of April 30,2020. I received a call from Rosie the morning of April 30 at 1012am. Rosie spoke to me about needing to have me on the line while she gets the payoff quote from the current lender because the payoff had previously been denied. This was the first I had heard about this. I stayed on the line and Rosie collected the information and was told she would have the current payoff within 2-4 hours. Rosie explained she would contact me after she received this. I did not receive any phone call. I called at 836am May 1 and then again at 348pm asking for a call back due to my concerns about where in the process things were and my fear of the mortgage being 30 days late and being reported to credit agencies. I have never had a late payment on the mortgage and was concerned this would happen and negatively affect my credit. I did not receive any phone call back. I then called again, due to the weekend, on Monday May 4 both to Rosie at 1053am and Carl at 1054am leaving another message asking for a call back and once again voicing my concern over where in the process we were. Still at this point May 7 I have still not received any communication regarding where in the process I am, No communication regarding if the loan has been paid off, No communication regarding requested paperwork which had been signed April 7 & 8 2020, No communication of new payment information, No communication what so ever. I have made several attempts at phone calls asking for a call back and nothing has been responded to.

Unprofessionalism, not following through with the refinance, and not returning e-mails or phone calls. To whom it may concern: I was contacted on June 16 via e-mail by James B. The e-mail stated that he had been trying to contact me about refinancing my home. I respond to the email and began the process for the refinance. Mr. K asked me to send copies of my utility bills so I did. Then I received another e-mail asking me to sign a few documents, I completed that as well.Mr. K told me that he wanted to close by the end of June to ensure that our payments would be deferred for July and August. I received a phone call a week later from someone Eli, he wanted to go over our documents and make sure I turned everything in. Eli told me that I should receive a call on July 3rd to finalize everything. Eli also stated that my July and August payment would be deferred. I never received the phone call on July 3rd. I started receiving phone calls from Village Capital stating that I had missed a payment. I told them that I was refinancing so they said they would note my account. I reached out to Eli again and he assured me that someone would be calling to finalize everything to close on the refinance. Again no one ever called. On August 7th, I received a call from a man named Harrison. Harrison wanted to follow up and see if I was still interested with refinancing my home and I told him yes. He said, great and told me that he would call me if he needed any additional information. On August 11th, I received seven text messages from a lady named Crystal. She claimed to be working for Village Capital and wanted to assist with helping with the refinancing process. She asked me for utility bills and I told her that I had sent everything to Mr. K. She told me that she reached out to Mr. K via e-mail and telephone and that he hadn't responded to anything. August 13th Harrison called and stated that he heard I was trying to contact him. I told him that I wanted to know what was going on. He stated that someone was supposed to call me on August 14th at 4pm to close on the refinance. Again no one called. I received numerous letters from Village Capital stating that my mortgage was two months behind. A few days after that I received an alert from my credit report that my mortgage was behind and my credit score dropped by 20 points. I called Village Capital to file a complaint, I spoke with Kat a supervisor from the call center. She took my complaint and told me that someone from the corporate office would call me within 24 to 48 hours. No one called so I called to file another complaint and spoke with Lexi another supervisor. She took my complaint again and told me that someone would call me within 24 to 48 hours. I still haven't heard anything from any supervisors or the corporate office. I have also called and left B, Crystal, and Eli voicemails and no one has called me back. I don't appreciate this at all. I was perfectly fine before Mr. K reached out to me about refinancing my home. I have been lied to numerous times and now my credit has been affected by this. The fact that they won't return e-mails or phone calls it tells me that they don't care about there customers or messing up our credit. This is the most unprofessional company that I've ever dealt with. I don't want to hear anymore apologies, I want some action to be taken against all of the people listed above. This is not right and it's not fair either. I am very angry and hurt by everything I've been put through the past two months.

I had a contract to refinance in April
I had a contract to refinance in April. I developed a relationship with a previous employee who left. The actual refinance experience was terrible. Back in October I was researching refinance options and was contacted by Chandler of Village Capital. Chandler and I developed a business relationship and he was working really hard to see if he could get my husband and I refinanced. We couldn't get refinanced intially because we had a 30-day late on our record. He told me to contact him again in February after my loan had seasoned. So, I told him I would. I started calling him in January and did not receive any calls back. So, I left numerous messages. Finally, I said that's not like Chandler so I called the main number for the company and eventually was connected to Bradley ***. I later found out Chandler had left the company, so I was really sad not to be able to work with him. The correspondence that Bradley initially sent me said his title was a manager, so, I thought well I'm in good hands. I explained to him that I was initially dealing with Chandler and that Chandler said he could get my rate down to 3.5%, but I had to call back around this time. He said he didn't know if that was something he could still do because the market was changing, but he was going to try his best to get my rate as close to 3.5% as possible. I told him that I understood and that was good enough for me. We started the refinance process and I sent in all of the paperwork requested as soon as possible. Initally, the process was going really smoothly. I was introduced to the loan processor and from that point on I had no contact with Bradley and was unaware of what was going on. I would ask questions through text message and she would respond to the best of her ability. Anytime I asked a question she would say I think it's such and such. So, I was never comfortable with the answers. I starting receiving a lot of paperwork in the mail, but I wasn't sure what my next steps were supposed to be. I had spoken to Bradley that one time and he said he was going to try and get my loan as close to 3.5% as possible, but the paperwork said that my loan was 4.5%. He never spoke to me about the rate, he never informed me of anything. While this was happening, I had another company reach out to me to refinance my loan. I expressed to them that I was already in the process of refinancing. I was asked what my interest rate was and was told that my rate was way too high for the current market and to allow them to compete. This company was able to get my rate to 3.75%. I couldn't believe it, because I had developed such a respect for Village Capital because of Chandler. So, once I got the new rate I contacted Bradley and let him know that I was canceling the loan. Once he got my email he then started corresponding with me. He sent me an email that said let them compete at 3.5%. My jaw dropped. I sent him an email and said that I didn't understand, that was the initial rate that he was supposedly working hard to get me, or that's what I thought. (see attachment) I said I was a little leary now about the company because of the way things had gone. I told him that I had my mind set to go with Village Capital because of the relationship that I had built with Chandler; but now I did not trust the company. I told him in order to rebuild trust I needed communication and needed to understand why I didn't get the 3.5% rate initially and I never heard from him again. Mind you when I first sent him the message and let him know that we were canceling he responded right away. This left me to believe that this company isn't trustworthy; so I wanted to make sure that no one else was treated the way I was treated or done the way I was done.
